- 0:05Welcome to the Remodel Report, brought to you
- 0:08by USA Cabinet Store. I am Chris. Today, one
- 0:11question. What does it cost to finish a basement?
- 0:14Jessica is here with the numbers. Jessica, give
- 0:18us the short answer. The national average is
- 0:21about $32 ,000 and most projects land between
- 0:24$15 ,000 and $75 ,000, according to Angie. With
- 0:29a contractor doing the whole job, plan on about
- 0:32$25 to $40 a square foot for a basic finish.
- 0:35$40 to $75 for mid -range and $75 to $100 or
- 0:39more for high -end. Those are block renovations
- 0:43ranges from July. Online I see $7 a square foot
- 0:46and I see $150. Which one is right? Both. For
- 0:51different jobs. The $7 to $23 figure is what
- 0:55Angie's own table labels as a half -finished
- 0:57basement. Home guide prices can tractor work
- 1:01at $30 to $50. and the cost versus value report
- 1:04models a basement with a wet bar and a full bath
- 1:07at $52 ,000, which is about $81 a square foot.
- 1:12So the low numbers are partial or do -it -yourself
- 1:15jobs. The high numbers are full finishes with
- 1:18plumbing. Location matters, too. The cost versus
- 1:22value data puts the Middle Atlantic region, which
- 1:24includes New Jersey, about 17 % above the national
- 1:28figure, and the region that includes Tennessee,
- 1:30about 15 % below. Okay, I have a thousand square
- 1:34feet. What do I budget? About $25 ,000 to $40
- 1:38,000 for a basic finish, $40 ,000 to $75 ,000
- 1:41for mid -range with a bathroom, and $75 ,000
- 1:44to $100 ,000 or more for high -end. $1 ,500 square
- 1:48feet is about $37 ,500 to $60 ,000 basic and
- 1:52$60 ,000 to $112 ,500 mid -range. One warning.
- 1:58Small basements cost more per square foot because
- 2:00an egress window a panel upgrade, a bathroom
- 2:04and heating cost about the same in 500 square
- 2:06feet as in 1 ,500. One homeowner on Reddit spent
- 2:10about $80 ,000 on 500 square feet with all four.
- 2:15And if my basement is already finished, just
- 2:17dated? Then it is a remodel, not a finish. Angie
- 2:22puts remodels of already finished basements at
- 2:24about $20 ,000 on average, with most between
- 2:27$4 ,200 and $45 ,000. Taking out old finishes
- 2:31adds 10 to 20 percent for demolition and disposal.
- 2:35And if the old finish is from before 2000, block
- 2:37renovation adds another 15 to 20 percent for
- 2:40electrical, smoke detection, and egress updates.
- 2:44So what should I decide first? The rooms. Extra
- 2:47drywall and carpet move the total a few thousand
- 2:49dollars. A bathroom moves it five figures. A
- 2:53new full bathroom in a basement costs about 10
- 2:56to 25 thousand dollars. If the drains are not
- 2:59already there, the slab gets cut and fixtures
- 3:02below the sewer line need an ejector pump. So
- 3:05ask where the main drain is before you place
- 3:07the bathroom. A wet bar runs about $6 ,000 to
- 3:10$22 ,500. What costs do people forget? The ones
- 3:15before the finishes. First, water. Typical waterproofing
- 3:19runs about $2 ,400 to $8 ,200 and a sump pump
- 3:23about $800 to $1 ,500. Fix it before the walls
- 3:27go up. One homeowner's finish came to $40 ,000
- 3:30and closer to $55 once they added drain tile
- 3:33and two sump pumps. Second, radon. The EPA says
- 3:38to test before you convert a basement and again
- 3:41after. A mitigation system runs about $800 to
- 3:44$1 ,300. Third, ceiling height. If the ceiling
- 3:48is too low for code, lowering the floor can cost
- 3:51$50 to $100 a square foot. What about permits
- 3:54and code? Pull a permit. Finishing a basement
- 3:58creates living space, so the code applies. The
- 4:01newest model code is the 2024 International Residential
- 4:04Code, and most of the states we work in still
- 4:07use the 2018 or 2021 edition. The main items
- 4:11are ceiling heights, smoke and carbon monoxide
- 4:14alarms, protected outlets, and egress windows.
- 4:17You need an egress window for every new basement
- 4:19bedroom at about $2 ,700 to $5 ,900 each. Can
- 4:24I save money doing it myself? Yes. Home Guide
- 4:28puts a do -it -yourself finish at $10 ,000 to
- 4:30$30 ,000. One homeowner did 700 square feet with
- 4:34a laundry room and a half bath for about $10
- 4:36,000 to $15 ,000 in materials. Most people do
- 4:39the framing, drywall, paint, and floors themselves,
- 4:43and hire out the plumbing, new circuits, and
- 4:45egress cuts. And still pull the permit. Whichever
- 4:48way you go, keep 10 % to 20 % of the budget aside
- 4:51for surprises. Does a finished basement pay you
- 4:54back when you sell? Partly. The cost versus value
- 4:58report says a basement remodel recoups about
- 5:0171 % of its cost nationally. In the regions that
- 5:04cover our states, that runs from about 63 to
- 5:0777%. One more thing. Appraisers do not count
- 5:12a basement in above -grade square footage. It
- 5:15is valued on its own line. So finish a basement
- 5:17for the years you will use it. Give me the three
- 5:20things to remember. One, fix the water first.
- 5:24Two, Write the room list before you measure.
- 5:28Three, pull the permit. Simple. The full guide
- 5:32with cost tables by size, room, and state is

- 5:38consultation ends with a 3D layout of your basement
- 5:41and an itemized estimate. We have 13 showrooms
