- 0:04Welcome back to the Remodel Report, the show
- 0:07where we break down what it really takes to remodel
- 0:09your kitchen and bath. I'm Chris. Today we're
- 0:13heading to Northern Virginia to talk about turnkey
- 0:16kitchen remodeling in Fairfax County. What it
- 0:19is, what it costs, and how long it actually takes.
- 0:23And as always, I've got Jessica with me. Hey
- 0:26Chris, happy to be here. And this is a great
- 0:29topic, because turnkey is one of those words
- 0:31people hear a lot without really knowing what
- 0:33it means. The short version is this. One company
- 0:36handles the whole project from the first design
- 0:39meeting to the final walkthrough. Design, permits,
- 0:43demolition, construction, installation and cleanup
- 0:47all under one contract with one project manager
- 0:50as your single point of contact. And Fairfax
- 0:53County is a market where that matters. Median
- 0:56home values are around $708 ,000 and about a
- 0:59quarter of the homes were built before 1970.
- 1:02So there are a lot of kitchens that need real
- 1:04modernization. Okay, so before we get into the
- 1:07turnkey side, let's talk about the problem. What
- 1:10usually goes wrong with a traditional kitchen
- 1:12remodel? The biggest issue is that the homeowner
- 1:15quietly becomes the project manager. You hire
- 1:18one contractor for cabinets, another for countertops,
- 1:21a third for electrical, a fourth for plumbing,
- 1:24and suddenly you're the one coordinating everybody.
- 1:27And the sequencing problems are very predictable.
- 1:30The cabinet installer shows up before the electrician
- 1:32has finished the wiring. The countertop fabricator
- 1:35can't template until the cabinets are in, which
- 1:37adds weeks. Materials arrive at the wrong time
- 1:40with nowhere to store them. And when something
- 1:43slips, everyone points at someone else. The National
- 1:46Association of Home Builders reports that homeowner
- 1:49-managed remodels frequently run 40 to 60 percent
- 1:52past their original timeline. That sounds painfully
- 1:55familiar, so how does Turnkey fix that? It comes
- 1:57down to single -source accountability. A dedicated
- 2:00project manager coordinates every trade, manages
- 2:04the schedule, times the material orders, handles
- 2:07the permits and inspections, and gives you a
- 2:09weekly progress update. With USA Cabinet Store,
- 2:13that covers cabinets, countertops, appliances,
- 2:16plumbing, electrical, flooring, lighting, and
- 2:19the finishing touches. So instead of five or
- 2:22ten phone calls a day, you have one person who
- 2:25owns the whole thing. Let's walk through the
- 2:27actual process. What happens step by step? There
- 2:30are five phases. Phase one is the design consultation,
- 2:34about one to two weeks. The design team comes
- 2:37to your home, measures the space, and talks through
- 2:40how you cook, how you entertain, your storage
- 2:43needs, and your budget. A lot of Fairfax homeowners
- 2:47ask for oversized islands, coffee stations, wine
- 2:50storage, and smart home features. Phase two is
- 2:54design development. about two weeks, and that's
- 2:56where you get detailed 3D renderings of the finished
- 2:59kitchen and pick your materials. Things like
- 3:02white oak cabinets, quartz or granite countertops,
- 3:05and designer backsplash tile. And then comes
- 3:07the waiting game with the cabinets, right? Right.
- 3:11Phase three is pre -construction and cabinet
- 3:13lead time, roughly two to nine weeks. The team
- 3:17pulls the permits through Fairfax County Land
- 3:19Development Services. So building permits for
- 3:21structural work? electrical permits for new circuits,
- 3:25plumbing permits for fixture changes, and HVSE
- 3:28permits for ventilation. Your cabinets go into
- 3:31production the moment you sign off on the final
- 3:33design. Stock lines take about two to five weeks,
- 3:37semi -custom about five to nine weeks, and the
- 3:40nice part is that permit review usually finishes
- 3:43while the cabinets are being built. That overlap
- 3:45is smart. So once everything arrives, how long
- 3:49is the crew actually in the house? Phase four.
- 3:52Construction and installation runs about 6 to
- 3:5510 weeks on site for a mid -range remodel. Demolition
- 3:58first, then any structural changes, then rough
- 4:01-in for electrical, plumbing and ventilation.
- 4:05Cabinets go in, then countertop templating, fabrication
- 4:08and installation, then backsplash tile, flooring
- 4:12and finally appliances, fixtures, lighting and
- 4:15hardware, with daily cleanup along the way. Phase
- 4:195 is the final walkthrough. where you go through
- 4:21a punch list together and get your warranty paperwork
- 4:24and care instructions. To put the on -site time
- 4:27in context, a cosmetic update is usually two
- 4:30to four weeks, a mid -range remodel six to 10
- 4:33weeks, and a major renovation with structural
- 4:35changes 12 to 20 weeks or more. Okay, the question
- 4:39everyone is waiting for. What does this cost
- 4:42in Fairfax? The average cost of a kitchen remodel
- 4:45in Fairfax and the rest of Northern Virginia
- 4:47is about $75 ,000. which is roughly twice the
- 4:51national average of $27 ,000 into $35 ,000. Breaking
- 4:57that down, a minor cosmetic update runs about
- 4:59$25 ,000 to $45 ,000. A mid -range remodel with
- 5:04semi -custom cabinets, quartz countertops, and
- 5:07quality appliances runs about $45 ,000 to $95
- 5:11,000. And high -end work, which you see a lot
- 5:14in McLean, Great Falls, and premium rest -in
- 5:17-homes, runs about $95 ,000 to $150 ,000 for
- 5:21a full -gut renovation and $150 ,000 to $300
- 5:25,000 or more for luxury projects. Where does
- 5:29all that money actually go? Cabinets and storage
- 5:32are the biggest single line, usually 30 to 40
- 5:34percent of the budget. Labor and project management
- 5:37run about 20 to 35 percent on cosmetic jobs and
- 5:4135 to 50 percent on full remodels that move plumbing,
- 5:45gas, or electrical. Appliances and ventilation
- 5:48are about 10 to 20 percent. Countertops about
- 5:5110 to 15 percent. And flooring, lighting, fixtures,
- 5:56backsplash and paint make up the rest. A couple
- 6:00of smart budgeting moves. Keeping your existing
- 6:03layout can save somewhere around $8 ,000 to $15
- 6:05,000 because moving plumbing and gas lines gets
- 6:09expensive fast. And always set aside a 10 to
- 6:1220 percent contingency. especially in older Fairfax
- 6:16homes where you might open a wall and find outdated
- 6:18wiring that needs a code update. A common rule
- 6:21of thumb is to budget 5 to 15 percent of your
- 6:24home's value. Let's talk return on investment.
- 6:28Is a kitchen remodel worth it if you're thinking
- 6:29about resale? It depends a lot on the scope.
- 6:33According to the 2025 cost versus value report,
- 6:37a minor kitchen remodel recoups about 101 to
- 6:40113 percent of its cost. that's 101 % in the
- 6:44Washington DC market, which includes Fairfax
- 6:47County and 113 % nationally. A major mid -range
- 6:52remodel recoups about 49 to 51 % and an upscale
- 6:56remodel about 32 to 36%. So the bigger projects
- 7:01are really about how you want to live, while
- 7:03the smaller refresh is the one that tends to
- 7:05pay for itself at sale. So if I'm planning to
- 7:07sell soon, should I remodel first? If your kitchen
- 7:11still has original cabinets from the 1970s to
- 7:14the 1990s, worn laminate counters, and dated
- 7:17appliances, a minor to mid -range update will
- 7:20likely help you sell faster, and for more. But
- 7:24if the kitchen was updated in the last 10 to
- 7:2615 years, you're usually better off with a deep,
- 7:29clean, fresh paint, new hardware, and professional
- 7:31staging. And it's always worth talking to a local
- 7:34agent who knows your specific neighborhood. How
- 7:37are most Fairfax homeowners paying for these
- 7:39projects? Home equity is the most popular route
- 7:42because Fairfax homes carry a lot of it. The
- 7:45guide lists home equity loans at roughly 7 to
- 7:4812 percent APR with fixed rates, home equity
- 7:51lines of credit with variable rates and flexible
- 7:53draws, and cash out refinancing when it makes
- 7:56sense for your mortgage. Personal loans from
- 7:58about $3 ,000 to $100 ,000 run roughly 6 .74
- 8:03to 36 percent APR, depending on credit. and contractor
- 8:07financing programs run around 7 .99 to 20%. Rates
- 8:12move, so check current offers before you commit.
- 8:16Now the fun part, what are Fairfax Kitchen's
- 8:18actually looking like right now? The all -white
- 8:20kitchen is fading. In NKBA research, 76 % of
- 8:25homeowners said they prefer green kitchen elements.
- 8:2863 % chose blue accents. 59 % picked white oak
- 8:33cabinetry. and only 29 % still prefer a classic
- 8:36white kitchen. In Fairfax, we're seeing sage
- 8:40green cabinets with brass hardware, white oak
- 8:43with matte black fixtures, warm grays as the
- 8:46new white, forest green islands with neutral
- 8:49perimeter cabinets, and navy blue paired with
- 8:52marble. Quartz with warm veining is still the
- 8:55top countertop, granite is coming back, and soapstone
- 8:59is popular with buyers who want something distinctive.
- 9:03Readed details and rounded cabinet corners add
- 9:06texture, and 87 % of homeowners want their pantry
- 9:09hidden behind cabinet doors. And on the cabinets
- 9:12themselves, how do people choose between stock,
- 9:15semi -custom, and custom? Stock cabinets run
- 9:18about $100 to $300 per linear foot, with limited
- 9:22sizes but quick availability. Semi -custom runs
- 9:25about $200 to $650 per linear foot and is the
- 9:29most popular choice in Fairfax. because you get
- 9:32lots of styles, finishes, and sizes without full
- 9:35custom pricing. Custom starts around $500 and
- 9:38goes to $1 ,500 or more per linear foot for unique
- 9:42layouts and high -end homes. And one practical
- 9:46note, yes, most families stay in the house during
- 9:49the remodel. Set up a temporary kitchen in another
- 9:53room with a microwave, a coffee maker, and a
- 9:55mini -fridge and plan on a few weeks of takeout
- 9:58and grilling. What are homeowners saying after
- 10:00going through it? The reviews keep coming back
- 10:03to the same themes. Paul Towler said several
- 10:06contractors couldn't meet his family's schedule,
- 10:09and what won him over was a manager who showed
- 10:11up early, was honest about pricing, and suggested
- 10:14better materials than the ones he had in mind.
- 10:17Derek Morgan received several kitchen redesign
- 10:20plans within a week and ended up with solid wood
- 10:22cabinets and a granite countertop. And Will Russell
- 10:25mentioned the cabinetry arrived neatly packaged
- 10:28without a scratch and the install went quickly.
- 10:30Honest pricing, good material advice, and careful
- 10:33installers, that's the pattern. Love it, so let's
- 10:36wrap up. Give us the key takeaways. Five things
- 10:39to remember. One, turnkey means one company,
- 10:43one contract, and one project manager from design
- 10:46to walk through. Two, the average kitchen remodel
- 10:49in Fairfax runs about $75 ,000, with mid -range
- 10:53projects between $45 ,000 and $95 ,000. Three,
- 10:58plan for two stages of time. about two to four
- 11:01weeks of design and permitting plus cabinet lead
- 11:03time, then six to ten weeks on site for a mid
- 11:06-range job. Four, minor remodels give the strongest
- 11:10resale return, roughly 101 to 113 percent. And
- 11:15five, keep your layout if you can and hold a
- 11:1810 to 20 percent contingency. Great stuff, Jessica.
