- 0:25[SPEAKER_00]: land investing and building on your own from the ground up is super safe because if you're buying land, you bought it from a county.
- 0:32[SPEAKER_00]: You don't have to work if you can self sustain.
- 0:35[SPEAKER_00]: If you got land, you got your house, you got your farm for food, you got shelter, you have your own ecosystem to where you're not enslaved to go and work for someone.

- 2:16[SPEAKER_02]: The greatest money mindset show on the planet.
- 2:20[SPEAKER_02]: Today, we're talking about one of the most overlooked wealth strategies in America and it's been hiding in plain sight.
- 2:28[SPEAKER_02]: It's called land ownership.
- 2:30[SPEAKER_02]: While most people are chasing deals, everyone else can see.
- 2:34[SPEAKER_02]: Today's guest has built his career by teaching people how to spot opportunities before the market does.
- 2:42[SPEAKER_02]: From acquiring vacant lands to developing, thriving communities, he's helped thousands of everyday people turn ownership into generation of wealth as the founder of the land bank university.
- 2:54[SPEAKER_02]: He's educated more than 3,000 investors,
- 2:58[SPEAKER_02]: The nationally recognized let's build Birmingham movement and help hundreds of family take their first step into a real estate ownership.
- 3:08[SPEAKER_02]: His mission is simple but powerful.
- 3:10[SPEAKER_02]: The liberation of African Americans has always been through land ownership.
- 3:17[SPEAKER_02]: If you've ever wanted to know how to build wealth from the ground up, literally you won't
- 3:24[SPEAKER_02]: want to miss this conversation.
- 3:26[SPEAKER_02]: We have my brother Charles Newton in the building.
- 3:30[SPEAKER_02]: Last.
- 3:30[SPEAKER_02]: Let's go.
- 3:31[SPEAKER_02]: Oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh, oh
- 3:45[SPEAKER_02]: But since then, man, you, like, I mean, when we first connecting you was doing some amazing things, but since then, you really, like, have, you know, been doing helping thousands of people, built in generational wealth, you've been talking a lot about the liberation of our people through land ownership.
- 4:04[SPEAKER_02]: And I want to talk about all of that.
- 4:06[SPEAKER_02]: But for those who don't know, right?
- 4:08[SPEAKER_02]: They might not know you.
- 4:09[SPEAKER_02]: Who is Charles Newton?
- 4:11[SPEAKER_00]: Man, I love that intro, bro.
- 4:13[SPEAKER_00]: Like, like, I could use that to wake me up in the morning.
- 4:16[SPEAKER_00]: And I will have a much more productive day just thinking about the accomplishments.
- 4:21[SPEAKER_00]: But I'm, I'm Charles, I'm a, a family man first, right?
- 4:25[SPEAKER_00]: A father of two first.
- 4:28[SPEAKER_00]: And then I'm a real estate developer that's made it from the lowest part of New York City.
- 4:34[SPEAKER_00]: And then I turned around.
- 4:35[SPEAKER_00]: And,
- 4:36[SPEAKER_00]: felt a found passion and fulfillment and helping other people.
- 4:40[SPEAKER_02]: Yeah.
- 4:41[SPEAKER_02]: Yeah.
- 4:42[SPEAKER_02]: Where did you get, talk a little bit about where you got your, your blood from real estate?
- 4:47[SPEAKER_02]: You said you, you know, you come from New York City.
- 4:50[SPEAKER_02]: You know, you, you, you come from money and come from money.
- 4:53[SPEAKER_00]: No, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no, no
- 5:06[SPEAKER_00]: like my older brother would go a little up north to Eden wall and play him and his crew start getting violent and fighting too much when they wasn't there I was there so I'm like oh no.
- 5:17[SPEAKER_00]: Now let me get up.
- 5:18[SPEAKER_00]: So they're not end up going playing basketball in the valley and really just my upbringing cut my teeth there through basketball got a scholarship to college.
- 5:28[SPEAKER_00]: of private P.W.I.
- 5:30[SPEAKER_00]: will say, and that's where I think separated me from the traditional kid in New York City who like nurture versus nature, right?
- 5:41[SPEAKER_00]: The environment is going to dictate, but I got put into a different environment by a grace of God who gave me some height and some talent.
- 5:48[SPEAKER_00]: Yeah.
- 5:49[SPEAKER_00]: And I was able to just learn, learn financial literacy in a different way.
- 5:55[SPEAKER_00]: But in college, my freshman year in college, I came back home to do my taxes.
- 5:59[SPEAKER_00]: I had to sign up for my taxes.
- 6:01[SPEAKER_00]: As soon as I went away to school, bro, my brother, who I loved early and my mom's rest, RIP mom, bro, they bought a house in my name.
- 6:12[SPEAKER_00]: Wow, they bought a three-bedroom house to a Hunts Point, 1915 Brian Avenue in my name.
- 6:21[SPEAKER_00]: So I come back home to do my taxes, right?
- 6:23[SPEAKER_00]: And then like, yeah, Charles, you could leave for this park.
- 6:26[SPEAKER_00]: And I'm like, what's your mean, like, let me see, you know, what's going on?
- 6:30[SPEAKER_00]: What's this tax thing about?
- 6:31[SPEAKER_02]: Yeah.
- 6:31[SPEAKER_00]: Because I don't, you know, 19 years old, I don't know much about that stuff.
- 6:35[SPEAKER_00]: So now I saw the number on the tax statement, $48,000, and then I seen that it came from Section 8.
- 6:42[SPEAKER_00]: And I was like, like, two things.
- 6:45[SPEAKER_00]: One, I was like, he don't do no work and you'll be working.
- 6:49[SPEAKER_00]: How y'all make $48,000, right?
- 6:52[SPEAKER_00]: And then the second thing I'm like, wait, which I made $40,000, right?
- 6:56[SPEAKER_00]: There's a three family and I think the total for the year was something like that.
- 7:01[SPEAKER_02]: Yeah.
- 7:01[SPEAKER_00]: So I was intrigued.
- 7:03[SPEAKER_00]: I was like, all right, so we can make money.
- 7:07[SPEAKER_00]: Like the money was made in my name and I know the money was made without a lot of work being done.
- 7:13[SPEAKER_02]: Yeah.
- 7:14[SPEAKER_00]: So that's where I just got the desire and got introduced to real estate.
- 7:19[SPEAKER_00]: Wow.
- 7:20[SPEAKER_00]: I was going to school honestly to be a teacher because my family has teachers in it, right?
- 7:26[SPEAKER_00]: My two sisters were teachers.
- 7:28[SPEAKER_00]: My aunts and uncles taught.
- 7:31[SPEAKER_00]: And the only reason I was doing that is because
- 7:34[SPEAKER_00]: You get out early, like 233 o'clock and then you have the whole summer's off.
- 7:40[SPEAKER_00]: So I'm like, yeah, this sound really cool.
- 7:42[SPEAKER_00]: Like I could do this because I'll be free.
- 7:44[SPEAKER_00]: I could be outside, right?
- 7:46[SPEAKER_00]: Us growing up.
- 7:46[SPEAKER_00]: We always wanted to be outside.
- 7:48[SPEAKER_00]: That's good.
- 7:49[SPEAKER_00]: Very different from today.
- 7:50[SPEAKER_00]: Those kids are always inside, but um, yeah.
- 7:53[SPEAKER_00]: So that's why I learned about it.
- 7:55[SPEAKER_00]: And as soon as I graduated college, I bought my first house, which was like a fixer rubber on home street, right around the corner from Ju-Man.
- 8:05[SPEAKER_00]: I don't know if you've come across the Ju-Man.
- 8:08[SPEAKER_00]: Well, yeah, right around the corner from Ju-Man, and me and my two friends put on money together.
- 8:12[SPEAKER_00]: I have 50% that I have 25, and I got in the game.
- 8:16[SPEAKER_02]: Nice, nice.
- 8:17[SPEAKER_02]: You know, fast forward, right?
- 8:19[SPEAKER_02]: You, when I first met you,
- 8:25[SPEAKER_02]: Yeah, and I think, you know, like that.
- 8:28[SPEAKER_02]: For me, at the time, it's like, man, this is like the best-capped secret for those who don't know like what is the land bank and why is that one of the easiest ways to build wealth in real estate?
- 8:38[SPEAKER_00]: So land banks are public entities who sole purpose is to turn vacant properties or problem properties into properties of productive use.
- 8:47[SPEAKER_00]: So they'll take the houses that don't sell or the properties that don't sell through the tax auctions and they sell them for super low prices and the benefit to the land bank
- 8:58[SPEAKER_00]: off their books because it's not producing any money and into someone's hands that agrees to renovate the property bring it back to productive use and of course they're going to pay taxes it's going to increase the property values because once you do that less vacant properties the property values go up and more renovated houses right more density will increase property values as well.
- 9:23[SPEAKER_00]: So I still buy, I always buy properties through land banks.
- 9:27[SPEAKER_00]: Of course, they're extremely inexpensive, but we've also started buying through different areas.
- 9:34[SPEAKER_00]: So that's spread from what a lot in Detroit cut my teeth there.
- 9:39[SPEAKER_00]: The New York land banks like the Greater Syracuse land bank of New York.
- 9:43[SPEAKER_00]: and then Birmingham's land bank was just so efficient and the infrastructure there was so good.
- 9:48[SPEAKER_00]: I got into building because I was able to acquire 300 pieces of land from Birmingham.
- 9:54[SPEAKER_00]: I got into building and saw how safe it was because when you build a house, you deal with contractors but not in the traditional sense.
- 10:04[SPEAKER_00]: You don't have to give a deposit.
- 10:07[SPEAKER_00]: When you're building a house, if they're going to do the foundation, they do the foundation, it gets inspected by the city inspectors, making sure that it's done right, and then you pay.
- 10:16[SPEAKER_00]: Then you go on to the next and you can take draws from the bank, but they only pay after the work is completed and inspected by the city official and the bank, then they'll pay.
- 10:27[SPEAKER_00]: So it's so much safer than doing like renovations.
- 10:29[SPEAKER_02]: Wow, wow, wow, wow, wow, and then you said like it's like relatively inexpensive.
- 10:37[SPEAKER_02]: Because you rich, so So my goal and I say this all the time.
- 10:43[SPEAKER_00]: I find no Pride and making rich people richer my pride comes from helping people that
- 10:51[SPEAKER_00]: our poor helping people that just don't know a way to make money.
- 10:55[SPEAKER_00]: So through land banks, Birmingham, Lampank has land under $4,000.
- 11:02[SPEAKER_00]: I'm a designated developer in the city of Birmingham as well, licensed developer in the state of Alabama.
- 11:09[SPEAKER_00]: Um, the Alabama Department of Revenue, you can buy property under $1,000.
- 11:13[SPEAKER_00]: Wow.
- 11:15[SPEAKER_02]: And, and, and in front there, what is like, if let's say somebody doesn't know how they've never been in real estate before, they go to a land bank, they get a property for between anywhere from $1,000 to $4,000, uh, what, what is their next step?
- 11:31[SPEAKER_02]: Are they just selling it?
- 11:34[SPEAKER_02]: Are they trying to fix it?
- 11:35[SPEAKER_02]: Like are they buying it?
- 11:36[SPEAKER_02]: Hold on.
- 11:37[SPEAKER_00]: So that's what the conference is about, yeah.
- 11:40[SPEAKER_00]: I'm doing this my second annual conference, let's build Birmingham shout out to Birmingham in the city for supporting my endeavors there because I'm not from Birmingham.
- 11:50[SPEAKER_00]: So they really embrace me with open arms and we make sure we include them and everything that we do, the people of Birmingham.
- 11:59[SPEAKER_00]: But I teach people how to pick the property right through an acronym called Africa.
- 12:05[SPEAKER_00]: I teach people how to purchase it because sometimes we do have to get a little creative, even to get a couple thousand dollars, right?
- 12:11[SPEAKER_00]: So we teach that part and then profit from it.
- 12:14[SPEAKER_00]: So you can do, you can sell your land on land.com, which is like the truly in Zillow of for land.
- 12:22[SPEAKER_00]: Your land sells daily.
- 12:24[SPEAKER_00]: We sell multitudes of land on land.com.
- 12:28[SPEAKER_00]: So I teach people how to sell it, and we do a lot of simple practices, right?
- 12:33[SPEAKER_00]: You can build on it, you can sell it, building on it, we've opened, unlicensed group homes, so I have two unlicensed group homes where I house veterans.
- 12:43[SPEAKER_00]: And it's super simple.
- 12:44[SPEAKER_00]: I got them from the Veterans Hospital, there's a social work and a placing, placement department there so they easily pay to house veterans.
- 12:54[SPEAKER_00]: So we teach stuff like that.
- 12:55[SPEAKER_00]: But on a very simple side, you can sell until you get enough money to eventually build.
- 13:00[SPEAKER_00]: That's what I want people ultimately to do.
- 13:03[SPEAKER_00]: But if you don't have enough money, you can do things like buy your land and sell it.
- 13:07[SPEAKER_00]: Here's a quick way to sell land and create monthly income.
- 13:12[SPEAKER_00]: Let's say you buy a piece of land for a thousand dollars.
- 13:15[SPEAKER_00]: You can sell it on seller financing meaning for less say ten thousand dollars.
- 13:20[SPEAKER_00]: You don't have to sell it to someone who has the entire ten thousand dollars.
- 13:25[SPEAKER_00]: You can sell it for a down payment of less say five hundred dollars and then you can finance people five hundred dollars a month to purchase your land.
- 13:33[SPEAKER_00]: You only pay the thousand dollars for it.
- 13:35[SPEAKER_00]: In the event they don't pay you
- 13:37[SPEAKER_00]: Um, you don't give them the deed anyway because it's not fully paid off.
- 13:41[SPEAKER_00]: So you get to retain the ownership of the property and you can also just resell it again to someone else.
- 13:46[SPEAKER_00]: So that makes it super safe where protects our people.
- 13:49[SPEAKER_02]: Yeah.
- 13:49[SPEAKER_00]: Worst case scenario, we still have the land.
- 13:52[SPEAKER_00]: So there's a lot of ways that people can make money.
- 13:55[SPEAKER_00]: One of the things I like most and what are the things that we're doing on tour.
- 13:59[SPEAKER_00]: is truck parking lots, so I have two pieces of land that are located in commercial and industrial areas.
- 14:07[SPEAKER_00]: They happen to be right next to the exit of a highway.
- 14:10[SPEAKER_00]: One, the second is right next to a current truck parking lot.
- 14:16[SPEAKER_00]: So we get the overflow business from there, and then Birmingham houses the Coca-Cola Distribution Center.
- 14:22[SPEAKER_00]: So as long as you got land there, distribution centers close to a highway exit,
- 14:27[SPEAKER_00]: that's safe and well lit.
- 14:29[SPEAKER_00]: You can make up to $300 a month from for just listing your land on truckpark and club dot com super simple it we're not going to make anybody rich but if you just think like like.
- 14:43[SPEAKER_00]: How would $300 change somebody's life, right?
- 14:47[SPEAKER_00]: That could pay a phone bill, maybe some insurance.
- 14:50[SPEAKER_00]: Then if you had $200 a month, really does start to impact people in ways where you don't have to work a second job, right?
- 15:00[SPEAKER_00]: You don't gotta leave the kids at home to go make money.
- 15:02[SPEAKER_00]: You don't have to get up early, stay up late, to try to make extra income.
- 15:06[SPEAKER_00]: You can almost automate it a little bit.
- 15:08[SPEAKER_02]: Right.
- 15:08[SPEAKER_02]: Right.
- 15:09[SPEAKER_02]: Yeah.
- 15:09[SPEAKER_02]: So, you know, one of the things that I hear you say or heard you say a couple of signs which intrigued me is that how it's safe, right?
- 15:20[SPEAKER_02]: Yeah.
- 15:21[SPEAKER_02]: One of the biggest issues that I've heard
- 15:24[SPEAKER_02]: You know, people's first time investing in real estate even people who invest in real estate is like, you know, you got it once you find good people, you got to stick with them right because 100 like real estate is one of those places that or one of those entities where people trying to take advantage, right, but but talk a little bit about like the safety factor, if you will of like you said you hold on to the deed like this thing that that that make it.
- 15:51[SPEAKER_02]: not as risky because the B. investment has a risk, but not as risky as a traditional real estate.
- 15:55[SPEAKER_00]: So unfortunately the nasty part of real estate, right?
- 15:59[SPEAKER_00]: And Dr. Omar talked about this.
- 16:00[SPEAKER_00]: He got ripped off by our people and building his school.
- 16:05[SPEAKER_00]: And like, it's unfortunate, but some people that some contractors, they use their licenses or their jobs or their skills as a come up.
- 16:17[SPEAKER_00]: multiple people have been ripped off by contractors, right?
- 16:20[SPEAKER_00]: So I got out of the fix and flip game, just because in that game, you have to actually pay the person upfront, typically a 50% deposit, 25% deposit, if they're nice and cool, but you're almost at their mercy for them to finish the work, do it ethically, not overcharge you, right?
- 16:39[SPEAKER_00]: Not say, I didn't see this in this, I didn't see what was behind the wall.
- 16:43[SPEAKER_00]: It's more money, right?
- 16:45[SPEAKER_00]: land investing and building on your own from the ground up is super safe because if you're buying land you bought it from a county you bought it from a land bank you bought it from a tax sale you actually bought it from the county most trustworthy trustable right I'm source to purchase land from the second piece when you build like I said if if you are building and you're borrowing money to build
- 17:10[SPEAKER_00]: The bank is not going to pay that contractor until they do their work.
- 17:15[SPEAKER_00]: So to build a house, you dig the footing and then you do the foundation.
- 17:19[SPEAKER_00]: There's an inspection there.
- 17:21[SPEAKER_00]: Once they pass that inspection, then it gets paid.
- 17:24[SPEAKER_00]: Then you do the framing.
- 17:25[SPEAKER_00]: Once that framing is done, proper nails, good lumber, it passes, then you pay.
- 17:31[SPEAKER_00]: So you theoretically can't get ripped off and build it.
- 17:35[SPEAKER_00]: But I like most about building is you only gonna pay labor and material.
- 17:40[SPEAKER_00]: So a house that sells for $500, you really might only pay $35,400,000.
- 17:45[SPEAKER_00]: So you're already, you have built an equity, right?
- 17:49[SPEAKER_00]: You have a house that's worth $500,000.
- 17:52[SPEAKER_00]: You actually have the tangible product without being ripped off.
- 17:56[SPEAKER_02]: Yeah, yeah, no, I love that.
- 17:57[SPEAKER_00]: So that's building and then land.
- 18:01[SPEAKER_00]: Like for selling land, vacant taxes on vacant land are really inexpensive.
- 18:07[SPEAKER_00]: I have land that I'm the taxes are like $50 a year.
- 18:10[SPEAKER_00]: Wow.
- 18:11[SPEAKER_00]: If you sell it, it's a clean sale.
- 18:14[SPEAKER_00]: You don't sign the deed over until it's sold until you get paid for it.
- 18:18[SPEAKER_00]: So there's safety built in and there.
- 18:20[SPEAKER_00]: And if you're seller financing it to someone, you don't give them the deed until it's paid off completely.
- 18:25[SPEAKER_00]: So like for single mothers for busy entrepreneur like it's an investment that you don't have to take a ton of time watching so closely.
- 18:35[SPEAKER_00]: You can actually safely invest in this so many levels and layers parameters of protection that is really hard to get ripped off doing it that.
- 18:42[SPEAKER_02]: Yeah, and I love that because I feel like you know when you think about wealth,
- 18:48[SPEAKER_02]: uh, specifically here in America, um, real estate is the the number one, uh, wealth driver, right?
- 18:56[SPEAKER_02]: I don't know any, uh, multi-millionaires, billionaires who don't, in some way, shook from a fashion and that's doing real estate, right?
- 19:05[SPEAKER_02]: And so it's helping to build wealth.
- 19:08[SPEAKER_02]: When I think about, um, the, the, you know, the wealth gap in America, right?
- 19:14[SPEAKER_02]: have stats like by 2030, I think, on 2056, the network of the black community is going to be zero over the whole East things, they say whatever, but at the end of the day, we have the knowledge if you will of real estate and real estate.
- 19:31[SPEAKER_02]: You know, was the thing that they kind of held against us, right?
- 19:35[SPEAKER_02]: When you think about after slavery was gone and when you think about redlining and
- 19:41[SPEAKER_02]: You often say that the liberation of African-American has always been to land ownership.
- 19:48[SPEAKER_02]: What experiences led you to that, believe?
- 19:52[SPEAKER_00]: history.
- 19:53[SPEAKER_00]: So right after the Civil War, they knew our reward was, was 40 acres in a mill.
- 20:01[SPEAKER_00]: Yeah.
- 20:01[SPEAKER_00]: It was land.
- 20:02[SPEAKER_02]: Yeah.
- 20:03[SPEAKER_00]: I think it was General Sherman, who promised, that's called the broken promise historically, 40 acres in a mill.
- 20:10[SPEAKER_00]: They knew that would give us our freedom.
- 20:12[SPEAKER_02]: Yeah.
- 20:13[SPEAKER_00]: You don't have to work if you can self-sustained.
- 20:16[SPEAKER_00]: If you got land, you got your house, you got your farm for food, you got shelter, you have your own ecosystem to where you're not enslaved to go into work for someone.
- 20:28[SPEAKER_00]: Capitalism came in now, people have to go work for money.
- 20:32[SPEAKER_00]: You have to work for money to live.
- 20:35[SPEAKER_00]: Freedom, our freedom's always been tied to land ownership.
- 20:39[SPEAKER_00]: Now, I wrote a book, Let's Build Birmingham, the 14% rule, years after the Civil War, we owned 14%, even though that promise was broken, we owned 14% to 19%, which is like 19 million acres of land.
- 20:57[SPEAKER_00]: All of the available and affordable land, we actually owned it.
- 21:00[SPEAKER_00]: We ended up losing it through the events like,
- 21:05[SPEAKER_00]: rosewood.
- 21:06[SPEAKER_00]: What happened in Oklahoma, right?
- 21:08[SPEAKER_00]: They're taking it.
- 21:08[SPEAKER_00]: They're redlining it.
- 21:09[SPEAKER_00]: Discrimination, air's property.
- 21:11[SPEAKER_00]: We didn't properly pass it down the right way.
- 21:14[SPEAKER_00]: We didn't believe in the trust and will system.
- 21:17[SPEAKER_00]: So we never did it.
- 21:18[SPEAKER_00]: And then our properties got lost.
- 21:20[SPEAKER_00]: But if you just think about it,
- 21:23[SPEAKER_00]: if we own our homes, right?
- 21:25[SPEAKER_00]: And we don't have to work and subscribe to going to make money and paying rent every single month.
- 21:34[SPEAKER_00]: We're freed.
- 21:35[SPEAKER_00]: But if we don't own, right?
- 21:38[SPEAKER_00]: And if
- 21:40[SPEAKER_00]: Wall Street buys up, let's just say, for example, because this is actually happening.
- 21:44[SPEAKER_00]: Wall Street buys up an entire community and only decides to rent, making that economy or that community a forever-renter economy.
- 21:55[SPEAKER_00]: We're enslaved.
- 21:56[SPEAKER_00]: We can't, there is no freedom.
- 21:59[SPEAKER_00]: So I say it all the time.
- 22:01[SPEAKER_00]: Black people's liberation is always gonna be tied to ownership.
- 22:09[SPEAKER_00]: at rates like these, like we, it's in front of us to take, right?
- 22:14[SPEAKER_00]: It's our, it's our, I'm gonna say civic duty to take it and buy, it's our obligation to our ancestors to buy it.
- 22:22[SPEAKER_00]: If not, we're gonna be enslaved to working every day.
- 22:25[SPEAKER_00]: And then what makes it worse, AI is here.
- 22:28[SPEAKER_00]: Right.
- 22:29[SPEAKER_00]: So now we have less jobs.
- 22:32[SPEAKER_00]: we don't own as much as we should, and it's really gonna cause like a big problem for us to where we're gonna be forced to do things.
- 22:42[SPEAKER_00]: Poor people are gonna be forced to do to serve rich people for a living.
- 22:46[SPEAKER_02]: Wow.
- 22:47[SPEAKER_02]: We see it happening every day.
- 22:48[SPEAKER_02]: Yeah, yeah, yeah, yeah.
- 22:50[SPEAKER_02]: So if I hear you correctly,
- 22:54[SPEAKER_02]: There's an urgency for us for our people to get into real estate, to buy assets, to protect ourselves from the lack of jobs, because even to this point when you think about the lack of jobs or the people losing jobs, I'm talking about at the high-espectrum, I'm talking about no diploma, to bachelor's, to master's, to doctor degrees, like everybody.
- 23:19[SPEAKER_00]: Yeah, Amazon just launched telehealth, right?
- 23:23[SPEAKER_00]: That's Amazon whatever industry Amazon it's white with you out right Amazon just launched it out like doctors are losing everywhere along the spectrum chat GPT is saving law firms and Claude is saving law firms countless hours of research Yeah, they they now need less attorneys to review documents and like it's changing faster than it ever has
- 23:48[SPEAKER_00]: if we don't own where we live, if we don't learn how to build our own properties, right, if we don't learn how to self-sustaining to an extent, we're going to be subject to whatever they tell us that we need to do.
- 24:02[SPEAKER_00]: Wow.
- 24:03[SPEAKER_00]: As you, as you have climbed the ladder of success, right, and just let me know if you agree.
- 24:08[SPEAKER_02]: Yeah.
- 24:09[SPEAKER_00]: You have seen or have paid people
- 24:13[SPEAKER_00]: to do things to serve you as a wealthy person that may not have existed before.
- 24:18[SPEAKER_00]: Sure, that's what I was saying.
- 24:19[SPEAKER_02]: Yeah, yeah.
- 24:20[SPEAKER_00]: Uber eats, right?
- 24:22[SPEAKER_00]: We're paying people to go pick up off food and deliver, right?
- 24:25[SPEAKER_00]: There's so many things that it's just like the rich, the people that know how to make money and have it.
- 24:31[SPEAKER_02]: Right.
- 24:32[SPEAKER_00]: You'll be fine.
- 24:33[SPEAKER_00]: The poor are going to.
- 24:36[SPEAKER_00]: It's only going to be two sides.
- 24:37[SPEAKER_00]: It's going to be rich and poor.
- 24:38[SPEAKER_00]: Middle class is going to be done.
- 24:39[SPEAKER_02]: Yeah.
- 24:40[SPEAKER_00]: The poor are going to have to serve the rich, which is basically a form of slavery.
- 24:48[SPEAKER_02]: Unfortunately, it is.
- 24:51[SPEAKER_02]: I think this time, it doesn't necessarily have a color.
- 24:55[SPEAKER_02]: No, it's a class, you know, it's a class thing.
- 24:57[SPEAKER_00]: Yeah.
- 24:57[SPEAKER_00]: Yeah.
- 24:58[SPEAKER_00]: Yeah.
- 24:58[SPEAKER_00]: Yeah.
- 24:58[SPEAKER_00]: And, and
- 24:59[SPEAKER_00]: Again, it's going to be just green and white, it's going to be money versus the halves versus the halve not, which in a lot of countries historically, that's what it's been.
- 25:11[SPEAKER_00]: And in some countries that aren't that haven't caught up to America, it's still the halves versus the halve not.
- 25:19[SPEAKER_02]: You've taught over 3,000 students in, you know, laying mag University, what's the difference between a student who actually bill wealth and those who stay stuck in the education mode?
- 25:32[SPEAKER_00]: they're making money, they're leaving jobs.
- 25:34[SPEAKER_00]: I have people that are making like $8,000 a month through land sales, through land acquisition.
- 25:41[SPEAKER_00]: I have team members that are building houses now.
- 25:44[SPEAKER_02]: Yeah.
- 25:45[SPEAKER_00]: I teach in a way where I'm so passionate, we actually send messages out before a class for you to get to class.
- 25:52[SPEAKER_02]: It's like way like, like, getting hit as money's too easy, right?
- 25:56[SPEAKER_00]: They know how to make money.
- 25:58[SPEAKER_00]: outside of what they were taught in school and finding an academic institution, outside of what they do for their lit for a living, they know how to now make money in a different way.
- 26:08[SPEAKER_00]: So what protects them is if they lost their job, which nobody safe, right?
- 26:13[SPEAKER_00]: Everybody who has a job, worries around things, given to Christmas about them, pink slips coming up in the beginning of the year, Q1, you laugh because you don't drive like that, though, it's a fact.
- 26:24[SPEAKER_00]: Nobody safe, everybody has a fact.
- 26:26[SPEAKER_00]: it happened.
- 26:27[SPEAKER_00]: So I teach people like, hey, start to build something that you can do from your phone, you can do from home without taking a lot of your time for that just in case scenario that happens.
- 26:38[SPEAKER_02]: Yeah.
- 26:39[SPEAKER_02]: Yeah.
- 26:39[SPEAKER_02]: So talk a little bit about, let's build Birmingham.
- 26:43[SPEAKER_02]: You know, you, you want more than a thousand investors and helped over 500 people acquire land.
- 26:50[SPEAKER_02]: While Birmingham
- 26:52[SPEAKER_00]: the infrastructure so that now the sense of urgency we we need a city we need to start having cities that we could call our own and keep us our own.
- 27:02[SPEAKER_00]: I'm being a New Yorker right you know brooks parts of Brooklyn aren't hours anymore right and those houses were super cheap parts of Harlem is in hours anymore the brownstone's used to be a dollar.
- 27:15[SPEAKER_00]: Um, we need to start insulating, we need to start building together.
- 27:19[SPEAKER_00]: We need to start building communities together where we can self-sustained.
- 27:24[SPEAKER_00]: Because it's, I don't think it's far away, right?
- 27:28[SPEAKER_00]: I know, you know, future, see it, right?
- 27:32[SPEAKER_00]: I don't think it's far away to where it hits the fan to where, because those servant jobs, like those driver jobs, they're going away too.
- 27:43[SPEAKER_00]: And Miami, they have little boxes that I've never seen that, right?
- 27:47[SPEAKER_00]: They got way more sort of Uber driver industry is going away from tech.
- 27:51[SPEAKER_02]: Yeah.
- 27:51[SPEAKER_00]: The food delivery systems going away through tech.
- 27:54[SPEAKER_00]: There's restaurants that machines cook your food.
- 27:56[SPEAKER_00]: It's going to be
- 27:59[SPEAKER_00]: like some really dark times for the people that know how to make money will be the brighter date brightest days they've ever seen before those that don't it will be dark yeah so Birmingham has the so use that answered why now there's a sense of urgency we have to act now yeah
- 28:15[SPEAKER_00]: Birmingham has the infrastructure to build quickly.
- 28:19[SPEAKER_00]: You can buy properties very quickly there and from a building perspective, the infrastructure is as Trump tight, shout out to Mayor Rand Woodfin for keeping Birmingham so tight.
- 28:31[SPEAKER_00]: And what I mean by that is when I want to when I'm building a house and I want temporary power before we build the install a temple, they come out in a day.
- 28:41[SPEAKER_00]: same day sometimes when it's time to turn the water on when the plumbing is done and we want to plug You know connect the water.
- 28:48[SPEAKER_00]: They come out the same day the same thing with the electric the gas The infrastructure is so solid and Birmingham wants to be great Birmingham is a smaller city.
- 28:59[SPEAKER_00]: It's close.
- 29:00[SPEAKER_00]: It's close net
- 29:02[SPEAKER_00]: And they want to bring back the days of old where it was once a beautiful city.
- 29:08[SPEAKER_00]: There's a lot of vacant properties, a lot of vacant land, and they're basically giving it away for us to rebuild and just bring back the culture of it.
- 29:18[SPEAKER_02]: Yeah, what's the, what's the, um, the demographic of Birmingham?
- 29:22[SPEAKER_02]: Is it majority African American majority African American, I have to look at 100%.
- 29:26[SPEAKER_02]: Okay.
- 29:26[SPEAKER_00]: Yeah, I would say without being completely accurate 80 to 85% African American.
- 29:34[SPEAKER_02]: Wow.
- 29:34[SPEAKER_00]: Wow.
- 29:35[SPEAKER_02]: And so when you say, you know, let's build Birmingham and getting our people liberated if you will, that's the great place to start.
- 29:48[SPEAKER_00]: That's a that's the great place.
- 29:51[SPEAKER_00]: I feel like we have like it's it's it's moldable.
- 29:55[SPEAKER_00]: It's buildable.
- 29:56[SPEAKER_00]: Yeah.
- 29:56[SPEAKER_00]: Atlanta real estate is priceier.
- 29:59[SPEAKER_00]: Not everybody can come into Atlanta and do it.
- 30:02[SPEAKER_00]: But anybody can go into Birmingham by land and start to build there.
- 30:07[SPEAKER_02]: Yeah, I love it.
- 30:10[SPEAKER_02]: If somebody wanted to duplicate what you're doing in another city, what what ingredients would you, would you have to, would have to be in place first?
- 30:19[SPEAKER_00]: You just need to find out how, how does the city disposition the vacant land that they have?
- 30:26[SPEAKER_00]: The vacant land and vacant properties.
- 30:28[SPEAKER_00]: Every city either does a tax lien sale, meaning
- 30:33[SPEAKER_00]: someone died, for example, someone died and didn't properly hand down that property.
- 30:41[SPEAKER_00]: So no one knows how to pay the taxes.
- 30:43[SPEAKER_00]: They didn't pay the taxes and the tax that lost through the county.
- 30:48[SPEAKER_00]: So if you don't pay your taxes, eventually the county's going to put a tax lien on your property, then eventually they're going to own it.
- 30:55[SPEAKER_00]: Once they own it, we want to find how do they disposition it?
- 31:02[SPEAKER_00]: Do they have a land bank like where do those properties go oftentimes it could be a tax for closure auction so you just need to find like how do y'all get rid of the properties that you guys own and take back the vacant land that dilapidated build how do y'all get rid of those so once you find that out you find out how do you acquire from there what do you need to do to get clear title and then it's open city you're going to sell for profit to where you get enough to start to build or you just start to build.
- 31:30[SPEAKER_02]: And I think one of the beauties of buying from, you know, the land bank or even buying from, you know, you know, people who their main business, the asset that they own, that's not their main business, right, and so the city doesn't want to be a landlord, right.
- 31:48[SPEAKER_02]: And so if they have these vacant lots to have these properties, they want to.
- 31:52[SPEAKER_02]: make money off of it and so we're going to want to get off of this that they can make.
- 31:57[SPEAKER_02]: Yeah.
- 31:58[SPEAKER_02]: Yeah.
- 31:58[SPEAKER_00]: And then you just got to think every city wants so every mayor of every city wants to do good financially.
- 32:07[SPEAKER_00]: They want to improve the city for the next election or for their own initial desires, right?
- 32:15[SPEAKER_00]: So I became mayor because I want to improve vacant land.
- 32:18[SPEAKER_00]: I want to decrease.
- 32:19[SPEAKER_00]: So those metrics hit a lot better when you say, hey, we had 8,000 pieces of vacant land.
- 32:26[SPEAKER_00]: We now have 6,000 since I've been there.
- 32:28[SPEAKER_00]: Crime was 12% now it's 10%.
- 32:32[SPEAKER_00]: We used to generate
- 32:35[SPEAKER_00]: 18 million dollars a year now because we sold those properties with collecting more tax now we're generating 22 million dollars right it helps to city property values increase so if there's less vacant properties there's more occupied properties properties about property values will increase and when property value increases
- 32:56[SPEAKER_00]: there's more money through tax to pay law enforcement which tends to fight crime crime tends to decrease as property values increase henceforth the more affluent neighborhoods have less crime right that's the reason there's more this more funding to fund the safety and security of the neighborhood
- 33:16[SPEAKER_02]: Wow, and it's funny because I never really like looked at that like because a lot of times you saw I think a whole land bank and I'm a bill generation of wealth, but there's also that benefit that goes back as reciprocals.
- 33:28[SPEAKER_02]: And not only you're doing well for you and your family, but you're giving back to that community, if you will.
- 33:35[SPEAKER_02]: A lot of people are afraid of real estate, right?
- 33:38[SPEAKER_02]: Then afraid to take the first step.
- 33:40[SPEAKER_02]: What's one belief about real estate investing that
- 33:47[SPEAKER_00]: Well, I like that question, bro.
- 33:49[SPEAKER_00]: That's a good one.
- 33:51[SPEAKER_00]: What's one thing?
- 33:52[SPEAKER_00]: I think that's wrong, but keeps getting being repeated.
- 33:54[SPEAKER_00]: Yep.
- 33:55[SPEAKER_00]: The burst strategy.
- 33:56[SPEAKER_00]: The burst strategy is trash.
- 33:59[SPEAKER_00]: They are selling the same product over and over and over again.
- 34:05[SPEAKER_00]: and thinking that because property values increased that you could do a value add to these properties.
- 34:12[SPEAKER_00]: So here's what happens.
- 34:14[SPEAKER_00]: And when we think about real estate, when we think about the richest people in real estate, they're all developers, right?
- 34:21[SPEAKER_00]: It's their developers.
- 34:23[SPEAKER_00]: You hear the word developers, developers are the individuals that build from the ground up.
- 34:27[SPEAKER_00]: They are developing the property.
- 34:30[SPEAKER_00]: The birth strategy and fix and flip is that product being flipped multiple times.
- 34:36[SPEAKER_00]: So I build it for 400,000, I sell it for 500,000.
- 34:41[SPEAKER_00]: The value goes up to five, 60.
- 34:43[SPEAKER_00]: Someone else comes in, buys that property, and they think they're going to put new windows, paint, or whatever, at five, 60 now, because that's what it's worth, and they're now going to make more money and charge more and rent.
- 35:01[SPEAKER_00]: Rent and tenants doesn't always happen like that.
- 35:04[SPEAKER_00]: There's loss of vacancy.
- 35:05[SPEAKER_00]: There's people that don't pay.
- 35:07[SPEAKER_00]: There are multiple things like capital expenditures where a roof might leak.
- 35:13[SPEAKER_00]: You might have to replace a roof.
- 35:14[SPEAKER_00]: So you're losing all your profit, but you're maxed out financially to that on property.
- 35:20[SPEAKER_00]: So that burst strategy is trash, fixing flips are trash.
- 35:24[SPEAKER_00]: You're buying like recycled property all over again.
- 35:30[SPEAKER_00]: the true wealth and real estate is um development is building from the ground up and just just just jog your mind jog your memory and just think the richest people in real estate are developers.
- 35:44[SPEAKER_00]: They don't have 40,000 doors because that's trash, that's not it.
- 35:50[SPEAKER_00]: You think dumb people's right.
- 35:52[SPEAKER_00]: He's not not gonna do it.
- 35:53[SPEAKER_00]: He's like, hey, I know you owe me rent.
- 35:54[SPEAKER_00]: They're not doing that.
- 35:56[SPEAKER_00]: That's not it.
- 35:59[SPEAKER_00]: stepped on reproduced recycled trash in real estate.
- 36:03[SPEAKER_00]: You have to learn how to build.
- 36:06[SPEAKER_00]: You only pay labor materials when you build.
- 36:08[SPEAKER_00]: You're going to pay the electrician, the HVAT guy, the carpenter, the concrete people.
- 36:15[SPEAKER_00]: And then you buy the land.
- 36:18[SPEAKER_00]: You pay the labor and the materials.
- 36:20[SPEAKER_00]: The value whenever you build,
- 36:22[SPEAKER_00]: is always gonna be higher.
- 36:25[SPEAKER_00]: The equity is always gonna be built and when you build from the ground up.
- 36:29[SPEAKER_02]: Yeah, yeah, not love that.
- 36:31[SPEAKER_02]: We clipping that up.
- 36:32[SPEAKER_02]: That's gonna viral because you're gonna go comfort you in the comments me.
- 36:35[SPEAKER_02]: Yeah.
- 36:36[SPEAKER_02]: No, oh, my girl.
- 36:37[SPEAKER_02]: Oh, my birthday, go, come after you.
- 36:40[SPEAKER_00]: Hey, we ain't seen no burp, people are here.
- 36:42[SPEAKER_00]: We ain't seen no, I got 300 doors.
- 36:45[SPEAKER_00]: People are here in the wild, bro.
- 36:48[SPEAKER_00]: As the economy goes, so what are you things going to happen when people get laid off and fired you got 400 doors not even people got laid off Not even people going through hard times.
- 36:56[SPEAKER_00]: Not even people fired.
- 36:58[SPEAKER_00]: So now you bought the property you pulled out all the money.
- 37:01[SPEAKER_00]: So there's no room for error.
- 37:03[SPEAKER_00]: There's no room for
- 37:04[SPEAKER_02]: door three and four out of that four unit not to pay you're done right now you taking from this house to pay the mortgage on this one he really just shuffling money yeah yeah um do you think right with that said you think America's entering one of the greatest land buying opportunities of our generation or are we already too late
- 37:24[SPEAKER_00]: Oh, so lamb buying has always been around.
- 37:28[SPEAKER_00]: It's always been here.
- 37:29[SPEAKER_02]: Yeah.
- 37:30[SPEAKER_00]: However, our people are not hip to it.
- 37:33[SPEAKER_00]: Yeah.
- 37:34[SPEAKER_00]: We're getting there.
- 37:35[SPEAKER_00]: But when you think about it, you think Warren Buffett, you think Chavezos, they're buying land, they're buying farms.
- 37:41[SPEAKER_00]: Bill Gates is going.
- 37:43[SPEAKER_00]: Bill Gates is going crazy.
- 37:45[SPEAKER_00]: I hate to say, but I'm scared to talk about the people as what I'm going to do with you.
- 37:49[SPEAKER_00]: Bro, they're getting approval to have genetically
- 37:54[SPEAKER_00]: farms on their land.
- 37:56[SPEAKER_00]: So now they're producing our our produce.
- 37:59[SPEAKER_00]: Wow, that's what they're buying you for, right?
- 38:02[SPEAKER_00]: So they're there for seeing they see the value in it and what I want us to do is I want us to see the value I want us to start to not this far, but I want us to start to self-sustained to an extent or at least be prepared to or in a position to self-sustained because if we have to
- 38:22[SPEAKER_00]: Like we need to be equipped.
- 38:24[SPEAKER_00]: Yeah, or we're going to be working back on the farms.
- 38:27[SPEAKER_00]: Yeah.
- 38:27[SPEAKER_00]: Yeah.
- 38:27[SPEAKER_02]: Yeah.
- 38:28[SPEAKER_02]: And you know, with what you're building in Birmingham.
- 38:34[SPEAKER_02]: And you have the conference coming up.
- 38:35[SPEAKER_02]: So let's talk about that, right, because I think that you know,
- 38:39[SPEAKER_02]: Like the thousands of people you've helped the city, you know, being behind you, but like what is the, what is the impact, what, what can people expect.
- 38:50[SPEAKER_02]: We don't want to go to the event.
- 38:52[SPEAKER_00]: So at the conference day one Friday, we're going to do property tour.
- 38:56[SPEAKER_00]: So it's so impactful.
- 38:59[SPEAKER_00]: the having people on land, right?
- 39:02[SPEAKER_00]: The inner city people don't really get an opportunity to be on land and just like see what it is.
- 39:09[SPEAKER_00]: And you can start to see the imaginations going and everybody will say, well, I would do this.
- 39:14[SPEAKER_00]: I would do, right?
- 39:15[SPEAKER_00]: So I want people to see it through property tours.
- 39:18[SPEAKER_00]: We learn.
- 39:19[SPEAKER_00]: by being like we learn by hands on a lot of times.
- 39:23[SPEAKER_00]: Yeah.
- 39:23[SPEAKER_00]: So we got property tours on Friday where I'm going to take them to land that I'm developing, take them to land that team members are developing because I don't want them to think that they can't do it and that regular people can't do it.
- 39:37[SPEAKER_00]: So people other people that are building are going to show their developments.
- 39:40[SPEAKER_00]: I'm going to take them to the group homes that I have to show them how easy and how rewarding that
- 39:47[SPEAKER_00]: Bro, I house three people that were formally homeless and their testimonies and conviction in the belief of what I do is so powerful.
- 39:58[SPEAKER_00]: They've told me Charles with, if had it not been for you building this house, I would still be homeless and not have a place to live.
- 40:05[SPEAKER_00]: So I want them to see that.
- 40:07[SPEAKER_00]: I want them to really understand like this is not just about you.
- 40:11[SPEAKER_02]: Yeah.
- 40:12[SPEAKER_00]: You can make money from real estate, but you can profit from it.
- 40:15[SPEAKER_00]: You can have purpose in it as well.
- 40:17[SPEAKER_02]: Yeah.
- 40:18[SPEAKER_00]: So we got my truck parking lot.
- 40:20[SPEAKER_00]: I want them to see that.
- 40:21[SPEAKER_00]: That could hold like.
- 40:23[SPEAKER_00]: probably a thousand people on its own.
- 40:25[SPEAKER_00]: I love that and it produces easily three to six hundred dollars a month.
- 40:30[SPEAKER_00]: I'm so proud of it, bro.
- 40:32[SPEAKER_00]: So we're going to see my truck parking look, truck parking lot, new development, group homes, Airbnb, and then we're going to, um, so we'll all be together.
- 40:42[SPEAKER_00]: My contractor will be there.
- 40:44[SPEAKER_00]: Just my whole team will be there, readily accessible and available.
- 40:49[SPEAKER_00]: To build relationships with people.
- 40:51[SPEAKER_00]: Yeah, then I'm just gonna have and so then there's a party, right?
- 40:54[SPEAKER_00]: We got you know we got to have some fun, right?
- 40:57[SPEAKER_00]: We got to have some fun so Friday night There's a party at this place called a denim on seven super cool spot shout out to the owners of denim on seven.
- 41:05[SPEAKER_00]: Yeah We're gonna party and we want to really get to know each other and what I want to happen is
- 41:12[SPEAKER_00]: I want relationships to be built.
- 41:14[SPEAKER_00]: I want the lender to actually know and understand, let's just say, Miss Smith, who wants to build a group home because she grew up in a foster home, and she aged out and didn't have anywhere to go.
- 41:27[SPEAKER_00]: I want lenders to understand her story.
- 41:30[SPEAKER_00]: It's a lot different when you spend the day with someone, you party with them.
- 41:37[SPEAKER_00]: And then you call them the next day, right?
- 41:39[SPEAKER_00]: It's so much, oh, this is Ms. Smith.
- 41:41[SPEAKER_00]: Let me get something, may not go right, Ms. Smith's profile, it's like, hey, can we make a concession or an exception for Ms. Smith because I really want to help her?
- 41:52[SPEAKER_02]: Yeah.
- 41:52[SPEAKER_00]: So the relationship building.
- 41:53[SPEAKER_00]: And then the day of the conference, we have all the people that you need to be successful at vendor booths at the conference.
- 42:03[SPEAKER_00]: So I'm going to teach
- 42:05[SPEAKER_00]: My lenders are going to speak.
- 42:07[SPEAKER_00]: The contractors are going to speak.
- 42:09[SPEAKER_00]: I'm literally opening up everybody that I use to be successful in real estate to everybody that's there because I can't I can't just tell you what to do.
- 42:20[SPEAKER_00]: And then leave you out there to go do it on your own because we won't do it.
- 42:23[SPEAKER_00]: But if I give you like call John you know John right call John for the trouble and this is a big thing that I don't talk a lot about.
- 42:35[SPEAKER_00]: us as people doing trust creating a trust yeah so we're going to have a vendor there in a booth there for trust my estate builder dot com is the least expensive website where our people can go build a can go start a trust and why that's so important is because when we lost our properties a lot of times we lost them because we didn't
- 42:57[SPEAKER_00]: Properly implement the succession planning somebody died in the family.
- 43:02[SPEAKER_00]: It wasn't left to anybody It went back to the state.
- 43:06[SPEAKER_00]: It went back to the county.
- 43:07[SPEAKER_00]: Yeah, we come back in town.
- 43:09[SPEAKER_00]: Hey, what happened to grandma's house What happened to such and such?
- 43:12[SPEAKER_00]: It's not there anymore.
- 43:13[SPEAKER_00]: Somebody else owns it.
- 43:14[SPEAKER_00]: Yeah, because they just didn't hand it down properly
- 43:17[SPEAKER_00]: We know our people.
- 43:18[SPEAKER_00]: This is the saddest part about what we do when somebody dies.
- 43:24[SPEAKER_00]: And it's for brothers and sisters.
- 43:26[SPEAKER_00]: It's going to be a fight.
- 43:28[SPEAKER_02]: They fighting for you.
- 43:29[SPEAKER_00]: It's going to go to probate court as much as they were nice and loving the grandma and moms and then they all took pictures every Christmas.
- 43:37[SPEAKER_00]: when the sea dies, the fight breaks out, right?
- 43:42[SPEAKER_00]: So it's extremely important for us to properly hand, in addition to all the tax benefits, and we properly hand those properties down for future generations going forward.
- 43:53[SPEAKER_00]: There is no fight, there's no contesting.
- 43:56[SPEAKER_00]: Um, a revocable trust.
- 43:58[SPEAKER_00]: Yeah.
- 43:58[SPEAKER_00]: It is what it is.
- 43:59[SPEAKER_00]: You the name does a beneficiary or you're not or you're named with your percentage or you're not that was what she wanted or he some some of us had grandfather.
- 44:09[SPEAKER_00]: I have a grandfather, but some of us did and you kind of get an an a trust.
- 44:15[SPEAKER_00]: You get to pass down what you own, what you fought for and what you work for, the way you want to.
- 44:22[SPEAKER_02]: Yeah.
- 44:22[SPEAKER_02]: Yeah.
- 44:24[SPEAKER_02]: Do you think, though, like even even with now when I think about like young people, majority of young people are.
- 44:33[SPEAKER_02]: They want to be content creators.
- 44:35[SPEAKER_02]: They don't want to, you know, they don't want to start businesses or do the traditional thing.
- 44:45[SPEAKER_02]: land development land bank making it cool exposure.
- 44:50[SPEAKER_00]: Yeah, it's like we have to find a way to make it cool Concentrated.
- 45:00[SPEAKER_00]: I don't knock by the way, like when we I think it was it is what university just made it this first right?
- 45:15[SPEAKER_00]: There's a universally that made content creation.
- 45:19[SPEAKER_00]: I don't think I'm a major.
- 45:20[SPEAKER_00]: Yeah.
- 45:22[SPEAKER_00]: I love it, finally, because I think it was.
- 45:26[SPEAKER_00]: Man, who's the, oh, I think it's an old Brian or old Larry, the guy on the chart and Kevin or Louie Kevin or Louie, Kevin or Louie, you said content creation is the highest, one of the highest paid industries now.
- 45:38[SPEAKER_02]: Yeah.
- 45:38[SPEAKER_00]: So yeah, that's a smart move.
- 45:39[SPEAKER_00]: We have to do that.
- 45:41[SPEAKER_00]: But let's let's let's we just got to find a way to make it cool.
- 45:45[SPEAKER_00]: Yeah.
- 45:45[SPEAKER_00]: We've got to get them to understand like you're creating content on property that's owned by somebody, you're renting studios.
- 45:52[SPEAKER_00]: We need to own our own studios.
- 45:53[SPEAKER_00]: We need to build
- 45:55[SPEAKER_00]: We need to learn it because it is like the forever producing asset that won't go backwards.
- 46:03[SPEAKER_02]: Yeah, yeah, and then also like talk a little bit about that, right?
- 46:08[SPEAKER_02]: Like, you know,
- 46:11[SPEAKER_02]: because one of the things I want to do also is that even when you have your event or other events like that, that this is not just, this is a family thing, the family should come out, the family should be buying property, the family should be teaching the kids about buying properties, all that stuff because at the end of the day, if all of that is being done,
- 46:37[SPEAKER_02]: even being a content creator.
- 46:39[SPEAKER_02]: You don't have to worry about the basics.
- 46:41[SPEAKER_02]: You don't have to worry about how you're going to bring, you know, you know, bring ends meet like create that I said that everybody's going to need that you're going to build off of and then so that way you could do content creation and peace.
- 46:55[SPEAKER_00]: I just thought about some, right?
- 46:57[SPEAKER_00]: Yeah.
- 46:57[SPEAKER_02]: Yeah.
- 46:57[SPEAKER_00]: Well, at the.
- 46:59[SPEAKER_00]: Can I do like a little promo code or something?
- 47:01[SPEAKER_00]: All right, so if you're serious about changing your financial future and you want to be a part of what we're doing go to Let's build Birmingham dot com as soon as I leave here tonight
- 47:12[SPEAKER_00]: I'm going to do a promo code.
- 47:14[SPEAKER_00]: We're going to call it vault VAULT that will allow you a plus one ticket to bring your kid to bring a family member.
- 47:23[SPEAKER_00]: I love that.
- 47:24[SPEAKER_00]: Yeah.
- 47:25[SPEAKER_00]: I just thought you know, we get our creators, I just thought about that.
- 47:31[SPEAKER_00]: Use the word vault and you'll be allowed to bring a plus one, bring your family, bring a kid.
- 47:36[SPEAKER_00]: And I love that because that's important, right?
- 47:41[SPEAKER_02]: I think that when you look at the stats, the stats say generational wealth usually ends at the third generation, right?
- 47:48[SPEAKER_02]: Because the first generation gets it, right?
- 47:50[SPEAKER_02]: And then they don't teach their kids.
- 47:53[SPEAKER_02]: And then they give them everything.
- 47:54[SPEAKER_02]: And then by the third generation, it's always like, I love what you're doing with your son, right?
- 47:58[SPEAKER_02]: Who's doing day trading, right?
- 48:00[SPEAKER_02]: Like that.
- 48:01[SPEAKER_02]: So he's learning
- 48:03[SPEAKER_02]: how to make money right his you know how to invest in things that nature so that way generation of wealth is not just giving money is giving knowledge.
- 48:11[SPEAKER_00]: He he watched me and my progression in this space.
- 48:15[SPEAKER_00]: Yeah and shout out to him trading with Kay.
- 48:18[SPEAKER_00]: Yeah.
- 48:18[SPEAKER_00]: Let's play.
- 48:19[SPEAKER_00]: No, no, no, I'm not shameless.
- 48:20[SPEAKER_00]: No, it's my son, but let's play with Kay.
- 48:24[SPEAKER_00]: We got a great way to shake our man.
- 48:26[SPEAKER_00]: You're going to love it.
- 48:27[SPEAKER_00]: You're going to think this is like a
- 48:31[SPEAKER_02]: to all the scholarship basketball athlete at Tugaloo College, Mississippi.
- 48:35[SPEAKER_02]: Nice.
- 48:36[SPEAKER_00]: Nice.
- 48:37[SPEAKER_00]: He learned through watching me real estate and how to teach online and he asked to teach in my community because he's making money and he's like, hey dad, if you're a peep, if you have people that don't have money,
- 48:52[SPEAKER_00]: that could use like $500 to $1,000, I could help them.
- 48:57[SPEAKER_00]: So we let him come in and teach and man that thing took off.
- 49:01[SPEAKER_00]: Took off like crazy, but here's what's important to learn.
- 49:04[SPEAKER_00]: So he grew up with money, he grew up with my credit cards, right?
- 49:08[SPEAKER_00]: He didn't really understand the concept.
- 49:10[SPEAKER_00]: Now that he's 20, I'm realizing he didn't understand
- 49:13[SPEAKER_00]: swiping and tapping is real money that I went out and earned so he started to make his own money bro that first back he blew straight through it so I'm like you know I sent you like $70,000 over the past such and such right he's like yeah I blew the bag wow and I was like all right
- 49:43[SPEAKER_00]: But I'm like, you now understand the value of buying a $300 property selling it for $3,000 and collecting $300 a month.
- 49:54[SPEAKER_00]: If you do that over 10 properties, you're getting $3,000 a month.
- 49:59[SPEAKER_00]: the kid like he just blew the bag right completely humble humble kid when he blew it on experiences right he's front row at the jacel concert and uh at the vibe he he gave I mean at the kick as he has sent a right he first night front row all experiences broke
- 50:17[SPEAKER_00]: This is like off topic, he quote unquote took care of his body, like LeBron did over the summer.
- 50:25[SPEAKER_00]: So lifetime fitness, he has a trainer for his lower and a trainer for his upper.
- 50:33[SPEAKER_00]: I'm like, what, but to his credit, right?
- 50:36[SPEAKER_00]: I'm not knocking him to his credit.
- 50:39[SPEAKER_00]: It's ludicate to his credit.
- 50:41[SPEAKER_00]: You know, they bring you back to school early.
- 50:43[SPEAKER_02]: He didn't get injured.
- 50:45[SPEAKER_00]: So we talk about blowing the bag and he's like, yeah, that a lot of players getting injured out here.
- 50:49[SPEAKER_00]: But you know, I took care of my body.
- 50:52[SPEAKER_00]: So what, you know, he's like, I'm good every day.
- 50:54[SPEAKER_00]: I'm like, first to practice, Gensh, I'm early.
- 50:57[SPEAKER_00]: I'm late.
- 50:57[SPEAKER_00]: I'm stretching after.
- 50:58[SPEAKER_00]: So, it's ludicate, but he like, come on, bro.
- 51:03[SPEAKER_00]: Like, like, you don't need to train this, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if it's you, if
- 51:29[SPEAKER_00]: You got your kid that you see as your kid your whole inside the house there that identity when they get outside the house, there's totally different identity.
- 51:38[SPEAKER_00]: Right.
- 51:38[SPEAKER_00]: So it's extremely important that we teach our kids how to invest whatever money they have to make it work for them and grow, because you can't just spend money, right?
- 51:50[SPEAKER_00]: There's no forever paying thing, it just doesn't work like that.
- 51:54[SPEAKER_00]: You have to invest it and have it reproduce for you.
- 51:58[SPEAKER_02]: Yeah, so I appreciate that that all for because definitely I need you out of take advantage of that bringing kids teach them how to change their relationship with money.
- 52:08[SPEAKER_02]: You know that that's been usually my like that that's like ever since I became a financial educator that's been what I've been saying I say listen you need to learn how to change your relationship with money instead of working hard for money money needs to work hard for you.
- 52:22[SPEAKER_02]: And I don't know a better way than real estate and investing in a market.
- 52:27[SPEAKER_01]: Those are the top two places where you can change your relationship with money instead of working hard for money, money needs to work hard for you.
- 52:35[SPEAKER_02]: When you think about your legacy 20 years from now, when people talk about Charles Newton, what do you hope they say you built beyond buildings?
- 52:44[SPEAKER_00]: I want to be the guy that the grandkids of today's parents and grandkids of the kids today because we have a subset in our community.
- 52:52[SPEAKER_00]: We call them the young deeds.
- 52:54[SPEAKER_00]: Those are like our 25 and under.
- 52:57[SPEAKER_00]: We got a nice group of them that are making money every, um,
- 53:01[SPEAKER_00]: Every month through land sales they're cooking shout out to no limits fry kid name a lean He's up to like $10,000 a month and recurring income recover revenue that he makes or shout out to him My legacy.
- 53:14[SPEAKER_00]: I wanted to just be Charles Newton is the guy that taught me how to buy land Charles known as the guy that taught my mother or my father or my uncle Yeah, Charles known as the guy that got us into it
- 53:27[SPEAKER_00]: Yeah, it's not going to be a piece of real estate.
- 53:30[SPEAKER_00]: It's not going to be money.
- 53:32[SPEAKER_00]: My legacy is the people that I'm impacting.
- 53:36[SPEAKER_02]: Yeah.
- 53:36[SPEAKER_00]: That's the legacy.
- 53:37[SPEAKER_00]: Yeah.
- 53:38[SPEAKER_00]: And I'm super proud to be able to have impacted so many people.
- 53:42[SPEAKER_02]: Yeah.
- 53:56[SPEAKER_00]: multi-family in an A class community.
- 53:59[SPEAKER_00]: Okay, explain.
- 54:01[SPEAKER_00]: A class property.
- 54:02[SPEAKER_00]: So they're ranked.
- 54:03[SPEAKER_00]: The hood is D. Yeah.
- 54:05[SPEAKER_00]: A little bit out of the hood is C. B is nice, but right outside of the downtown.
- 54:11[SPEAKER_00]: Yeah.
- 54:12[SPEAKER_00]: Class A is downtown.
- 54:13[SPEAKER_00]: Yeah.
- 54:13[SPEAKER_00]: A class properties.
- 54:15[SPEAKER_00]: You can charge the most as much as you want for rent.
- 54:17[SPEAKER_00]: Yeah.
- 54:18[SPEAKER_00]: The higher the better because people with money will pay.
- 54:21[SPEAKER_00]: They want the exclusivity.
- 54:22[SPEAKER_02]: Yeah.
- 54:23[SPEAKER_00]: They care about their credit so they don't default on rent just as much as they do on the lower and the lower end.
- 54:28[SPEAKER_00]: They pay their card and phone.
- 54:30[SPEAKER_00]: They pay everything else before the rent.
- 54:31[SPEAKER_02]: Yeah.
- 54:32[SPEAKER_00]: Often times it'll be a program that pays the rent if they lose that program.
- 54:36[SPEAKER_00]: You lose rent.
- 54:36[SPEAKER_00]: Yeah.
- 54:37[SPEAKER_00]: So A class multi family like a like a skyscraper.
- 54:41[SPEAKER_00]: Right.
- 54:42[SPEAKER_00]: Like us to owns one of us to own something like that without really putting our name on it.
- 54:50[SPEAKER_00]: People going in and paying the highest amount of rent that they do in that area is dreamy not love that buy and hold or develop and sell.
- 55:06[SPEAKER_00]: And he's like, well, you get these people by and hold and develop and sell.
- 55:12[SPEAKER_00]: Yeah.
- 55:12[SPEAKER_00]: It's like long-term short both will make you rich.
- 55:15[SPEAKER_00]: Yeah.
- 55:15[SPEAKER_00]: I'm going to say by and hold because the income to me as well, cash is rich.
- 55:21[SPEAKER_00]: Creating income as well creating like that revenue as well.
- 55:25[SPEAKER_00]: Yeah, but but like don't do not get it Conf do not get it confused the developers are getting rich out here That's a fact you again when it doesn't matter so the materials cost the same at home depot and lows Whether you're doing a luxury home, right?
- 55:44[SPEAKER_00]: And though they're getting them stuff that stuff from China too, it looks good, but it's from China.
- 55:48[SPEAKER_00]: It doesn't matter which from it's cheap.
- 55:50[SPEAKER_00]: It could be less expensive.
- 55:52[SPEAKER_00]: So there are people that may pay a million dollars in labor and material and sell it for four million dollars.
- 55:59[SPEAKER_00]: That's why I really thought about that because you really can't come up developing this building in selling.
- 56:05[SPEAKER_02]: Yeah, yeah, best.
- 56:06[SPEAKER_00]: The real wealth is buying and holding and building a portfolio, but if you could build that portfolio from the ground up, if you could build and hold, I would take building hold, love it, love it.
- 56:18[SPEAKER_02]: Best city people are sleeping on.
- 56:21[SPEAKER_02]: Oh, Birmingham, Alabama, 100%, yeah, yeah, yeah, was one book every aspiring developer should read.
- 56:27[SPEAKER_02]: Think and grow rich.
- 56:29[SPEAKER_02]: One wealth habit you never compromise on.
- 56:39[SPEAKER_00]: Stay away from credit.
- 56:40[SPEAKER_02]: Hmm.
- 56:41[SPEAKER_00]: Stay away from credit.
- 56:42[SPEAKER_00]: Stay away from the high interest credit.
- 56:43[SPEAKER_00]: Yeah, stay away from credit card credit cards.
- 56:45[SPEAKER_02]: It's poison double.
- 56:47[SPEAKER_00]: You're going to pay yeah entrances that if I entrances to the devil that's like You some that we kind of a good creative the coin freight entrances to double like you want to pay a hundred dollars for something But if you got a 17% interest credit card you pay a one 17.
- 57:03[SPEAKER_00]: Yeah
- 57:04[SPEAKER_02]: Right.
- 57:04[SPEAKER_00]: And then if you don't pay it off in that year, right, you pay in 1.34.
- 57:08[SPEAKER_00]: Yeah.
- 57:09[SPEAKER_00]: It is the devil.
- 57:10[SPEAKER_00]: It will drain you.
- 57:11[SPEAKER_00]: You will be forever working to pay that $100 product off.
- 57:16[SPEAKER_00]: Yeah.
- 57:17[SPEAKER_02]: Yeah.
- 57:17[SPEAKER_02]: Finish this sentence.
- 57:18[SPEAKER_02]: Ownership is freedom.
- 57:21[SPEAKER_02]: Love that.
- 57:22[SPEAKER_02]: Love that.
- 57:22[SPEAKER_02]: Is there anything in this episode that I did not ask?
- 57:25[SPEAKER_02]: Any question that you're like, yo, Ash, I wish you would ask me this or any gems that you
- 57:34[SPEAKER_00]: Mmm, don't sell grandma's house.
- 57:38[SPEAKER_00]: Stop selling grandma's house for that cash.
- 57:41[SPEAKER_02]: I had another guest that said, sell grandma's house and sell the goat.
- 57:44[SPEAKER_02]: They lied to you.
- 57:45[SPEAKER_02]: So we could buy some of my brother-in-law to a brother-in-law.
- 57:48[SPEAKER_02]: Oh no, storm is my guy.
- 57:49[SPEAKER_02]: I always thought it was like, yo, sell grandma's house, but his rationale, his rationale around that was that a lot of those properties are becoming overvalued if you were here.
- 58:04[SPEAKER_02]: And so while people want them,
- 58:08[SPEAKER_02]: So yeah, so you could take that money in vessels while we on storm leader.
- 58:11[SPEAKER_00]: I fell over New York I hope storm by properties in sagging on Michigan for $300
- 58:22[SPEAKER_00]: Then he double back and called me said, see, help me sell him.
- 58:26[SPEAKER_00]: He sold him for $3,000.
- 58:28[SPEAKER_00]: Warley Roy, comment in the comments right now.
- 58:32[SPEAKER_00]: And thank us both, right?
- 58:35[SPEAKER_00]: So we start one of the same page, man.
- 58:37[SPEAKER_00]: But no, we can't sell grandma's house to do like grandma.
- 58:40[SPEAKER_00]: I grew up in grandma's house.
- 58:42[SPEAKER_02]: Yeah.
- 58:42[SPEAKER_00]: My mom's fell on hard times.
- 58:44[SPEAKER_00]: My uncle fell on hard times.
- 58:45[SPEAKER_00]: Everybody had to go back to grandma's house.
- 58:47[SPEAKER_02]: Yeah.
- 58:47[SPEAKER_00]: Right.
- 58:48[SPEAKER_00]: And then it became 13 of us in a one family house, which was the funnest times in my life.
- 58:52[SPEAKER_02]: Yeah.
- 58:52[SPEAKER_00]: No money cousins around family the most fun.
- 58:56[SPEAKER_00]: We so grandma's house where we're going to fall back to where we're going to go.
- 58:59[SPEAKER_00]: We so grandma's house.
- 59:01[SPEAKER_00]: We cannot build community anymore.
- 59:04[SPEAKER_00]: Everybody got to go live somewhere else.
- 59:06[SPEAKER_00]: Yeah.
- 59:06[SPEAKER_00]: And that's kind of pulling our community apart the fact that we don't live like dropping the kids off at moms is starting not to be a thing anymore because people have to go live somewhere else.
- 59:18[SPEAKER_00]: Right dropping the kids off at grandma grandma raised the kids for the last.
- 59:22[SPEAKER_00]: forever, right?
- 59:23[SPEAKER_00]: Grammys are the nucleus of the family.
- 59:26[SPEAKER_00]: We need to just recreate and continue that tradition where our kids now can get the same morals and values that gramma and grandpa instilled in us.
- 59:37[SPEAKER_00]: That's not happening anymore.
- 59:38[SPEAKER_00]: That's why our younger generation are doing things that we just don't understand, right?
- 59:45[SPEAKER_00]: Don't sell gramma's house.
- 59:47[SPEAKER_02]: Don't leave Roy.
- 59:48[SPEAKER_02]: Take that comment back because I made you
- 59:52[SPEAKER_02]: $3,000.
- 59:55[SPEAKER_02]: But it's funny because I did, you don't have one of my other guests.
- 1:00:01[SPEAKER_02]: That's why shout to Delphine Bryant.
- 1:00:03[SPEAKER_02]: She talked about the same thing development, but she talked about buying land.
- 1:00:08[SPEAKER_02]: and building a compound.
- 1:00:10[SPEAKER_02]: So what is, what is the my show grandma's house took that money?
- 1:00:14[SPEAKER_02]: But acres of land and now the family could build properties, multi-generational properties on that compound.
- 1:00:23[SPEAKER_00]: I'm with it, but when they sell grandma's house bro, they'll be squandering that back.
- 1:00:26[SPEAKER_00]: That's a fact.
- 1:00:28[SPEAKER_00]: You know how it is when people run into that money.
- 1:00:30[SPEAKER_00]: They go crazy, they go crazy, they go crazy, they're going to go buy everything they didn't have.
- 1:00:35[SPEAKER_00]: And then that compound don't get built.
- 1:00:37[SPEAKER_02]: But yeah, I don't sell grandma's house.
- 1:00:39[SPEAKER_00]: Thank you, bro.
