- 0:00SPEAKER_00: Hey everybody, I'm Connor McIver.
- 0:01SPEAKER_00: Connor with Honor.
- 0:02SPEAKER_00: Welcome to another installment of how I search for my real estate buyers and how I give them the best advantage possible.
- 0:09SPEAKER_00: You had did watch video hopefully on talking about how I search for properties in the multiple listing service, how is that how I look at the value, how I find out if they have any special things like assessments or mellaros, so my buyers go out, you know, being as armed as possible when they're looking at the residents.
- 0:25SPEAKER_00: Now let's talk about when we're getting to the property itself, proximity to shopping, walkability score if if that's something that you're looking for, or if you're unable to walk, you know, what's the comfort level on getting from point A to point B, depending on where that house is located.
- 0:42SPEAKER_00: So I'm looking at things like that as well.
- 0:44SPEAKER_00: But once we get to the residence on the exterior of the home, I'm looking for is it a zero lot line residence?
- 0:51SPEAKER_00: And what that means is basically is one of the walls of a neighboring residence part of your backyard.
- 0:56SPEAKER_00: So that's kind of an access issue.
- 0:58SPEAKER_00: So if somebody has an issue within this particular wall, it happens to be located in your backyard, but again, the access point's going to be from your backyard if they have to get into that wall.
- 1:10SPEAKER_00: Is that going to be something you're going to like as a buyer?
- 1:12SPEAKER_00: Very small things like that.
- 1:13SPEAKER_00: How does the house fit within that neighborhood?
- 1:16SPEAKER_00: What's the upkeep like?
- 1:17SPEAKER_00: How are the other houses in the neighborhood in comparison to the one that you may be buying that we're showing?
- 1:23SPEAKER_00: These are very important things.
- 1:24SPEAKER_00: What's that curb appeal look like?
- 1:26SPEAKER_00: Is there something that could be done to the exterior of this home to bring it even higher in value?
- 1:33SPEAKER_00: And that could help you as a real estate buyer.
- 1:36SPEAKER_00: And as far as location goes, on the exterior of the home, are there high frequency power lines that might be something to be concerned about?
- 1:44SPEAKER_00: Or are they not?
- 1:45SPEAKER_00: Are they far enough away?
- 1:46SPEAKER_00: Are they really close?
- 1:47SPEAKER_00: Again, these are things that we look at or I look at for my real estate buyers when we start to look at properties.
- 1:53SPEAKER_00: And also, what's that parking situation?
- 1:56SPEAKER_00: Because some people that are purchasing properties, they're not thinking about the parking long term, but they like to entertain, or maybe they like to have family over, or maybe they just like to have a lot of friends, or maybe, well, maybe they don't care.
- 2:09SPEAKER_00: But at the end of the day, it's good to think about those things because if you do entertain and you're having a whole lot of people over, and parking's a mile and a half away in some small eight-vehicle cluster lot, that probably doesn't help.
- 2:22SPEAKER_00: So I look at that also and I talk it through with all my real estate buyers so they kind of know my mindset.
- 2:28SPEAKER_00: And it also brings up a lot of things that they haven't considered.
- 2:31SPEAKER_00: I'm Connor McIver, Connor with Honor with Realty One Group Success here in Valencia, California, and I'll share with you more.
- 2:38SPEAKER_00: Save my number, you never know when you'll need it.
