- Ben: Morning and welcome to your short-term rental bulletin. Incredibly apt given that I am currently in Barcelona and that is the subject for today because Barcelona is not waiting around for 2028. Enforcement is already defining the market. The authorities here are maintaining a steady pressure on short-term rentals as the city moves toward its plan to eliminate all tourist apartments by 2028. Well there's no brand new rule this week. Inspection spines and listing removals continue to shake the market in real time. The 2028 phase out covering roughly 10,000 licensed units has already shifted operator behavior and investors are reassessing some hosts are exiting and others are pivoting to mid or long term rentals. Platforms are also under ongoing scrutiny to ensure only licensed listings remain visible. This is what pre-enforcement looks like. The regulation is still years away at this point, but the impact is happening now. Cities don't wait for deadlines, they start tightening early. Watch Barcelona closely, I think, because this could be a blueprint of what happens not only in the rest of Spain, but in other cities in Europe. That is your short-term mental update. I'll see you tomorrow.
