- 0:24Speaker 1: three fifty four hundred. Matt, how are you doing this morning?
- 0:27Speaker 2: Doing good? How are you doing, Sean?
- 0:28Speaker 1: I'm doing really well. Are we in full swing? We
- 0:30Speaker 1: are just getting ramped.
- 0:31Speaker 2: Up right now. I mean we're we're practically full sprint here.
- 0:34Speaker 1: Okay, Well, thank you for taking time because I know
- 0:37Speaker 1: that obviously we get into this time of year it
- 0:40Speaker 1: is really really busy for the folks at Rock Realty,
- 0:43Speaker 1: and it's great to have you in studio this morning.
- 0:45Speaker 1: We're talking about some important stuff about things like building
- 0:49Speaker 1: equity in your home and other areas to know when
- 0:52Speaker 1: it comes to getting ready, is it time to move
- 0:54Speaker 1: making those decisions you want to join that market. It's
- 0:57Speaker 1: a good time to be talking with Matt and the
- 0:59Speaker 1: team at Rock Realty. We're gonna get that and just
- 1:01Speaker 1: a moment. A couple of things I mentioned the website
- 1:03Speaker 1: rock Wisconsin dot com. That's oro ock Wisconsin dot com.
- 1:07Speaker 1: Great starting point, great website. There also the website Rocklistings
- 1:11Speaker 1: dot com. That's Rocklistings dot com. As well as another
- 1:14Speaker 1: great website we've been talking about if you're looking to
- 1:16Speaker 1: buy Wisconsin buyeragent dot com. That's Wisconsin buyer agent dot com.
- 1:22Speaker 1: All singular Wisconsin buyer agent dot com. Nice website and
- 1:25Speaker 1: gets know the buyer's agents at Rockrealty a little profile,
- 1:29Speaker 1: see a picture of them, learn a little bit more
- 1:31Speaker 1: about them, and of course set up a conversation. If
- 1:33Speaker 1: you want to interview your agent, your buyer agent, you
- 1:36Speaker 1: can do that right online. Set that up at Wisconsin
- 1:38Speaker 1: buyer agent dot com. And before we get to the
- 1:41Speaker 1: feature listening this week's conversation, I want to ask you
- 1:43Speaker 1: about that website, Matt. It's got to be wildly popular
- 1:46Speaker 1: right now. As I remember a couple of months ago
- 1:49Speaker 1: when you first unveiled this site, I thought, oh, this
- 1:51Speaker 1: is kind of cool. But the more I've thought about it,
- 1:53Speaker 1: and the more times I've seen it and talked with
- 1:55Speaker 1: people about it as well, it's a stroke of genius.
- 1:58Speaker 1: It's really a really a great idea. Are you the
- 2:01Speaker 1: only ones doing this? This is a rock realty? This
- 2:04Speaker 1: is your exclusive, isn't it?
- 2:05Speaker 3: Yeah?
- 2:05Speaker 2: I mean I have nothing exactly like this. Yeah. I
- 2:08Speaker 2: think that it's an.
- 2:10Speaker 3: Advantage to be able to get to know your agent
- 2:13Speaker 3: prior to having to make a decision. I know who
- 2:15Speaker 3: they'll be right, so, you know, most of the real
- 2:19Speaker 3: state sphere is focused on the listings, and I thought, yeah,
- 2:22Speaker 3: if we had a website where you could see the
- 2:25Speaker 3: different agents, see what their their personal life's like, see
- 2:28Speaker 3: where they're located, see what means most to them, I
- 2:32Speaker 3: think it's Yeah, it's a good chance to make an
- 2:34Speaker 3: educated decision on who's going to represent you.
- 2:36Speaker 1: Is that one of the mistakes you see people making
- 2:38Speaker 1: sometimes is not doing that that upfront? I mean, because
- 2:41Speaker 1: it's exciting buying a home is massively exciting, Yeah, and
- 2:45Speaker 1: kind of forgetting that you really want to make sure
- 2:48Speaker 1: that you're picking the right agent for you. Is that
- 2:50Speaker 1: a mistake you often see and is that part of
- 2:52Speaker 1: why you created the website? Well, I think.
- 2:54Speaker 3: It's definitely something that's missed for people that don't have
- 2:57Speaker 3: an established agent already.
- 2:59Speaker 2: I think that they go in.
- 3:01Speaker 3: They get excited by the pictures, they click a button
- 3:04Speaker 3: online and all of a sudden they're randomly assigned to
- 3:07Speaker 3: one agent, multiple agents there, maybe their phones blowing up,
- 3:10Speaker 3: and this allows them to kind of take back control
- 3:13Speaker 3: a bit, allows them to make a decision prior to
- 3:16Speaker 3: going out and seeing those houses and make sure they
- 3:18Speaker 3: have the right fit and the right person on their side.
- 3:20Speaker 3: So yeah, I think it's something that's missed quite often,
- 3:23Speaker 3: and yeah, I think it's going to be a popular website.
- 3:25Speaker 1: It's a great tool and great resource. If you are
- 3:27Speaker 1: looking to buy a home, start at Wisconsin Buyeragent dot com.
- 3:31Speaker 1: That's Wisconsin buyer agent dot com. Maybe we're driving over
- 3:34Speaker 1: the weekend, saw a beautiful house you'd like to take
- 3:36Speaker 1: a look at. Make sure you set up with a
- 3:38Speaker 1: buyer agent and of course they can arrange getting you
- 3:41Speaker 1: that's showing and all that other great stuff. Again that website,
- 3:43Speaker 1: Wisconsin Buyeragent dot com. Of course, with Rock Real Team Matt,
- 3:46Speaker 1: this week we are going to be talking about if
- 3:49Speaker 1: it's time moving, some of the things to think about,
- 3:50Speaker 1: whether it's time to do it, and of course are
- 3:53Speaker 1: you looking for maybe a bigger home or desirable location.
- 3:56Speaker 1: We'll get to that in just a moment, but first,
- 3:58Speaker 1: speaking of bigger homes, more desirable locations, and it doesn't
- 4:01Speaker 1: get much more desirable. And I'm massively biased.
- 4:04Speaker 2: You're a little partially a little, just a little bit.
- 4:07Speaker 1: You've got a great house, a big house down in Edgerton, Wisconsin.
- 4:12Speaker 1: Let's talk a little bit about about this property and
- 4:15Speaker 1: about this home. It's a really nice looking, big place.
- 4:19Speaker 2: Yeah.
- 4:19Speaker 3: I mean it's down by the Indian Ford area. If
- 4:22Speaker 3: anybody who knows where that is just a very kind
- 4:25Speaker 3: of rural scenic spot. Yeah, I think, you know, it's
- 4:29Speaker 3: close to everything, but you don't feel like you're near
- 4:33Speaker 3: any big city. Right by the river there, the Rock
- 4:36Speaker 3: River runs literally across the street, so it's you know,
- 4:40Speaker 3: it's got views of the Rock River and it's a
- 4:43Speaker 3: four zero zero four West Riverside Drive and Edgerton. It's
- 4:48Speaker 3: currently listed for three hundred and eighty nine thousand, brand
- 4:51Speaker 3: new listing just hit the market and for anybody looking
- 4:55Speaker 3: for you know, a lot of space. Yeah, this thing
- 4:57Speaker 3: has five bedrooms, you know, and looking and do it further,
- 5:01Speaker 3: you know, it's all the bedrooms are above grade, so
- 5:04Speaker 3: you don't have bedrooms in the basement. It's five bedrooms
- 5:06Speaker 3: four four upstairs. And the nice thing is they do
- 5:10Speaker 3: have one main floor bedroom just in case you're not
- 5:12Speaker 3: looking to have stairs to get to your to your bed.
- 5:15Speaker 1: Yes, it's at you mentioned that five bedrooms. Has got
- 5:19Speaker 1: a lot of square footage twenty six hundred square foot
- 5:22Speaker 1: again right, hence hence the address Riverside Drive in Edgerton.
- 5:28Speaker 1: It's a newer home two thousand and three. Again, you
- 5:30Speaker 1: can check that out online rock Wisconsin dot com. That's
- 5:34Speaker 1: Rock Wisconsin dot com. Lindsey is the agent. If you
- 5:37Speaker 1: are looking for a beautiful home, maybe you're looking for
- 5:39Speaker 1: a little bit of space, other great opportunities with this
- 5:42Speaker 1: as well. Again, you can call Lindsay. You're telephone number
- 5:44Speaker 1: six O eight nine three one seventy eight sixty three.
- 5:48Speaker 1: That's six oh eights nine three, one seventy eight sixty three.
- 5:52Speaker 1: Ask Lindsay to see this beautiful house in Edgerton. Again,
- 5:55Speaker 1: it's at four thousand and four West Riverside Driving and
- 5:59Speaker 1: drive in Edge and we'll talk a little bit more
- 6:01Speaker 1: about the house coming up a little bit later on
- 6:04Speaker 1: the program. Meantime, if you want to see it, online.
- 6:06Speaker 1: You can also head on over to rock Wisconsin dot com.
- 6:08Speaker 1: That's Rock R O c K Wisconsin dot com. Questions
- 6:13Speaker 1: folks often have about is now the time to sell
- 6:16Speaker 1: and list my home? Is now the time for us
- 6:18Speaker 1: to move on? Maybe it's your moving up looking for
- 6:20Speaker 1: a five bedroom home, I know, the perfect one for you.
- 6:23Speaker 1: Maybe you're looking to go smaller, Maybe you're looking to
- 6:25Speaker 1: do the condo thing, or maybe getting one of those
- 6:28Speaker 1: smaller homes. I'm starting to see new ones popping up
- 6:31Speaker 1: all over the place. There are some questions that folks
- 6:34Speaker 1: should be asking themselves, aren't there, Matt.
- 6:36Speaker 3: Yeah, yeah, there's a few main questions. You know, it's
- 6:39Speaker 3: an interesting decision. You know, most of the time, those
- 6:43Speaker 3: that own a home are you know, at least looking
- 6:46Speaker 3: and shopping for homes even though they're really not technically
- 6:48Speaker 3: in the market, right, So at what point, you know,
- 6:51Speaker 3: is it a good idea to pull that trigger and
- 6:54Speaker 3: you know, go through that change and make that big move.
- 6:58Speaker 1: And we're going to work our way through some of
- 6:59Speaker 1: the some of the factors in it, and obviously a
- 7:01Speaker 1: big one is if you built equity, if you built
- 7:04Speaker 1: up substantial equity in your current home, definitely something to
- 7:07Speaker 1: be thinking about.
- 7:08Speaker 2: Isn't it.
- 7:08Speaker 3: Matt, Yeah, I'd say that's a pretty big factor, right.
- 7:11Speaker 3: A lot of people have built up equity just because
- 7:13Speaker 3: the market's gone up for so many years, you know,
- 7:15Speaker 3: the last ten years, a little little more than ten
- 7:18Speaker 3: years really, and so there is some substantial equity built there.
- 7:22Speaker 3: You know, if people have taken out helocks and kind
- 7:25Speaker 3: of already taken advantage of that equity, you know, maybe
- 7:28Speaker 3: it means they wait a little bit before they make
- 7:31Speaker 3: a move, But there's a lot of people there that
- 7:34Speaker 3: have built up equity and could kind of take advantage
- 7:37Speaker 3: of that by making a move.
- 7:39Speaker 1: And you think about you mentioned kind of what home
- 7:42Speaker 1: values have done over the past. It's been a while.
- 7:45Speaker 1: I mean, they're they're they're going up and up and up,
- 7:47Speaker 1: and I think sometimes folks who haven't investigated that for
- 7:50Speaker 1: a while will be pleasantly surprised at their houses value
- 7:53Speaker 1: and then what kind of buying power that ultimately gets
- 7:56Speaker 1: them if they are looking to list and then looking
- 7:59Speaker 1: to buy as els. We talked this morning with Matt
- 8:01Speaker 1: Heytman of Rockrealty the website Rock Wisconsin dot com. That's
- 8:04Speaker 1: r O c K Wisconsin dot com. I don't know
- 8:07Speaker 1: if this is the biggest factor, but this next one
- 8:09Speaker 1: seems to me to be like a huge one, which
- 8:11Speaker 1: is family dynamics change, kids, kids grow up, kids move out,
- 8:15Speaker 1: kids come along, expecting children, all that stuff. I mean
- 8:19Speaker 1: that kind of those that family makeup really affects the
- 8:23Speaker 1: type of home you're going to live in, doesn't it.
- 8:25Speaker 2: Yeah, yeah, I would agree.
- 8:26Speaker 3: I would say it's the most common reason, right whether
- 8:30Speaker 3: or not. Let's say you're recently married and you moved
- 8:33Speaker 3: into a small condo, and but you're you're ready or
- 8:37Speaker 3: expecting to increase the family size by one or two digits. Yeah, yeah,
- 8:44Speaker 3: I mean, that's that's obviously a big one. And you know,
- 8:47Speaker 3: the kids situation definitely has a very pinching, pinching effect
- 8:54Speaker 3: when you have a smaller square footage. When you have
- 8:57Speaker 3: when you're putting the crib in the same bedroom as yours,
- 9:00Speaker 3: you know, and they're running around all over you, it's
- 9:02Speaker 3: easy to want to move up. And you know, likewise,
- 9:06Speaker 3: you know, let's say that your kids have grown up, right,
- 9:09Speaker 3: and let's say this year, the last of the kids'
- 9:12Speaker 3: plans to graduate high school. You know, the other one
- 9:15Speaker 3: or two have gone off to college. You know, at
- 9:17Speaker 3: that point you're you're sitting in this large home and
- 9:20Speaker 3: you're thinking, this is a lot to clean. You know,
- 9:24Speaker 3: So it goes both ways, and it's definitely I would
- 9:28Speaker 3: say that one of the biggest motivating factors for people
- 9:31Speaker 3: is whether or not they need a smaller home or
- 9:33Speaker 3: a larger home. The majority of the time it's they're
- 9:35Speaker 3: looking to expand, but there comes times when when you
- 9:38Speaker 3: definitely want to kind of reduce the size and make
- 9:42Speaker 3: your life a little bit easier.
- 9:44Speaker 1: Yeah, I think about cost, cost to the time to clean,
- 9:48Speaker 1: cost to heat, all those things. Do we see people
- 9:50Speaker 1: too as they maybe as they become empty nesters, looking
- 9:54Speaker 1: maybe for a little bit more land, maybe less home,
- 9:56Speaker 1: but but more acreage. I think that's that seems to
- 9:59Speaker 1: me to be something as you get older and opportunities
- 10:02Speaker 1: present themselves that seems to be a very desirable thing,
- 10:04Speaker 1: is just to have acreage space to for nothing, if
- 10:08Speaker 1: it just to get away from the road.
- 10:10Speaker 2: I mean, I would say it goes both ways.
- 10:12Speaker 3: You know, there's some that would prefer to get into
- 10:15Speaker 3: a condo, have the you know, the association fees pay
- 10:20Speaker 3: for a lot of the maintenance and the the upkeep right,
- 10:23Speaker 3: maybe get out and walk more and have things more
- 10:26Speaker 3: within walking distance to to where they can just you know,
- 10:30Speaker 3: either hole up in the condo or head out to
- 10:32Speaker 3: dinner across the street.
- 10:34Speaker 2: Right. So there's that.
- 10:34Speaker 3: There's that group, and then the other group are those
- 10:37Speaker 3: that I would say not necessarily acreage, but a scenic view, right.
- 10:41Speaker 3: So maybe that means it's a small little plot of
- 10:45Speaker 3: land but surrounded by farm right, or or a home
- 10:48Speaker 3: like Riverside, where you know, you've you've got a house
- 10:52Speaker 3: that's that doesn't have a huge lot, but it's surrounded
- 10:55Speaker 3: by nature and right across the streets of river. So
- 10:57Speaker 3: you know that that allows people not to have to
- 10:59Speaker 3: necessarily maintain the the you know, the yard and the grass,
- 11:03Speaker 3: but still have that feel of being out in the country.
- 11:05Speaker 1: Really good perspective. It's funny when you mentioned that that
- 11:07Speaker 1: house the featured listing this week on Riverside, before I
- 11:10Speaker 1: even realized where it was. You could tell whatever it
- 11:13Speaker 1: was facing from that first picture was clearly something you
- 11:15Speaker 1: wanted to see. Because the front of this house, by
- 11:17Speaker 1: the way, as we're talking about this week's featured listings
- 11:20Speaker 1: on Riverside Drive, in front of this house is windows,
- 11:23Speaker 1: a lot of windows, like like they're looking at something.
- 11:26Speaker 1: There's got to be something cool to cry and then
- 11:27Speaker 1: you read you're like, oh yeah, you're right there from
- 11:29Speaker 1: the water. Talking this morning with Matt Heyman of Rockrealty
- 11:31Speaker 1: Online Rock Wisconsin dot com. That's r O c K
- 11:34Speaker 1: Wisconsin dot com. Talking this week about some of the
- 11:37Speaker 1: questions and some of the things that come up that
- 11:39Speaker 1: may make you think, you know what, it's time to
- 11:41Speaker 1: time to take that next step when it comes to
- 11:43Speaker 1: home ownership, whether it's moving up to a bigger home,
- 11:47Speaker 1: maybe it's simplifying things and getting maybe that that great
- 11:51Speaker 1: view or that great condo that has all those great amenities.
- 11:54Speaker 1: For a lot of folks, financial things change. You know,
- 11:56Speaker 1: you'll work longer, you make more money. We started off
- 12:00Speaker 1: talking about some of that equity in your current home
- 12:02Speaker 1: that could really open up some some opportunities that may
- 12:06Speaker 1: not have been there when you originally bought your current home.
- 12:09Speaker 1: It really worth exploring, isn't it.
- 12:11Speaker 2: Yeah.
- 12:12Speaker 3: Yeah, if you've been working at your job for five
- 12:15Speaker 3: or six years and you suddenly get that big promotion,
- 12:18Speaker 3: you know the U and sometimes you know, with multiple incomes,
- 12:22Speaker 3: you could have two different raises or promotions in the
- 12:24Speaker 3: same household and things completely change, right or you know,
- 12:28Speaker 3: a big thing is obviously switching jobs. Let's say you
- 12:32Speaker 3: get hired somewhere else at a higher amount. You know
- 12:35Speaker 3: that Obviously, when you have more expendable income, you could
- 12:38Speaker 3: choose exactly how you want to spend it. Some decide to,
- 12:41Speaker 3: you know, spend it on just the experiences, and others think, hey,
- 12:45Speaker 3: you know, why not finally get that house that we've
- 12:47Speaker 3: been talking about that does actually, you know, fit all
- 12:50Speaker 3: the things that we want, versus just staying here and.
- 12:53Speaker 2: Going on more trips.
- 12:54Speaker 3: It's it's different for everybody, right, I guess With this
- 12:58Speaker 3: question in mind, it's also so important to kind of
- 13:01Speaker 3: mention relocation. You know, that's a big deal. Now most
- 13:05Speaker 3: often you don't have a lot of choice in that
- 13:06Speaker 3: one though, if you're getting relocated to a completely different city,
- 13:10Speaker 3: completely different state, you know, it's kind of been taken
- 13:12Speaker 3: out of your hands. But regardless, it's those big life
- 13:15Speaker 3: changes that can you know, either force you or make
- 13:18Speaker 3: you think about moving.
- 13:19Speaker 1: Are you able to help folks who are relocating? Obviously
- 13:22Speaker 1: you can definitely help them list their currentel Definitely, do
- 13:24Speaker 1: you guys have connections with Let's say I'm moving to
- 13:26Speaker 1: let's go, I'm going to Phoenix. Would you be able
- 13:30Speaker 1: to help me find a real estate agent in Phoenix
- 13:33Speaker 1: that might be able to put me in touch with
- 13:35Speaker 1: for helping me purchase. Yeah.
- 13:36Speaker 3: We actually have a nationwide network of realtors where you know,
- 13:40Speaker 3: they've been kind of vetted and qualified to make sure
- 13:43Speaker 3: that the best realtors are part of this network. So
- 13:45Speaker 3: whenever we have you know, friends, family clients that are
- 13:48Speaker 3: looking to move out of state or even let's say
- 13:51Speaker 3: just down to Illinois or you know, up north really far,
- 13:54Speaker 3: you know, we have that ability to get them in
- 13:56Speaker 3: touch with a really good realtor.
- 13:58Speaker 2: So that's helped a lot on both sides it.
- 14:00Speaker 3: So we can help them on the Wisconsin portion of
- 14:02Speaker 3: the side of it, whether it's buying or selling, but
- 14:05Speaker 3: then be confident in knowing they're going to get taken
- 14:07Speaker 3: care of on the other side.
- 14:08Speaker 1: Really great stuff this week from Matt Heytman of Rock
- 14:11Speaker 1: Realty Online Rock Wisconsin dot com. That's our o c
- 14:14Speaker 1: K Wisconsin dot com. I remember the reason when we
- 14:17Speaker 1: bought our house. One of the reasons we were looking
- 14:19Speaker 1: for a home as we starting a family, and I
- 14:22Speaker 1: remember coming to the house that we ended up buying
- 14:26Speaker 1: and you could hear the kids at the school across
- 14:28Speaker 1: the road. Perfect ideal, all the schools right there. Obviously,
- 14:32Speaker 1: as my son gets older, maybe those school bells may
- 14:36Speaker 1: not be as may not be as enticing to me.
- 14:39Speaker 1: Maybe somebody else may want to move on. But neighborhoods change,
- 14:42Speaker 1: don't they, And desires for what you want out of
- 14:44Speaker 1: a neighborhood change, don't they.
- 14:45Speaker 3: Yeah, I mean, you can outgrow a neighborhood, right, And
- 14:49Speaker 3: it's an interesting concept.
- 14:50Speaker 2: And you know I've experienced at firsthand.
- 14:52Speaker 3: You know, we had been in a neighborhood that at
- 14:56Speaker 3: one point didn't have kind of the same age demographics
- 14:59Speaker 3: that we have, right, which I mean is fine. But
- 15:01Speaker 3: you know, if you're if you're looking to, you know,
- 15:04Speaker 3: be good friends with the neighbors. It does help with
- 15:06Speaker 3: they're similar age, right, And when you have young kids,
- 15:08Speaker 3: having young kids in the neighborhoods important. But as they
- 15:11Speaker 3: grow older, sometimes maybe it's better to go somewhere a
- 15:13Speaker 3: little more quiet without having to worry about running over
- 15:16Speaker 3: bicycles when you back out of the garage.
- 15:18Speaker 1: Yes, for sure. And one of the great things to
- 15:20Speaker 1: do about that is I do know if you if
- 15:23Speaker 1: let's say you had that house that you raised the
- 15:25Speaker 1: kids and the family end near the school. Uh, there
- 15:27Speaker 1: are a lot of people just waiting to buy that home.
- 15:30Speaker 2: Absolutely, yeah, for sure.
- 15:32Speaker 1: As we talked this morning with Matt Heypman, of course,
- 15:34Speaker 1: Matt comes to us from Rockrealty. The website Rock Wisconsin
- 15:37Speaker 1: dot com. That's r O C K Wisconsin dot com.
- 15:40Speaker 1: Tellph number six O eight six seven three fifty four hundred.
- 15:43Speaker 1: That's six oh eight six seven three fifty four hundred.
- 15:46Speaker 1: Speaking of phones and phone numbers, you probably got a
- 15:48Speaker 1: smart smart phone, whether it's an Android or an Apple.
- 15:51Speaker 1: They do have an app for Rockrealty. Just go to
- 15:54Speaker 1: MLS dot rocks slash app. That's MLS dot rocks slash
- 15:59Speaker 1: app and you get of course, uh link there to
- 16:01Speaker 1: download the Rock Realty app again their website Rock Wisconsin
- 16:05Speaker 1: dot com. We're gonna continue our conversation that we'll talk
- 16:07Speaker 1: a little bit more about some of the considerations when
- 16:09Speaker 1: it comes to maybe listing your home and why folks
- 16:12Speaker 1: decide it's time to maybe go up or get we
- 16:14Speaker 1: get something bigger, maybe get something a little more small.
- 16:17Speaker 1: Also the importance of the current markets and interest rates
- 16:20Speaker 1: on that decision. We're gonna get the details from that,
- 16:22Speaker 1: and we'll do that next as Ask the Experts with
- 16:24Speaker 1: Rockrealty continues right here in thirteen ten w ib A.
- 16:31Speaker 1: Let's just ask the experts with Rockrealty online Rock Wisconsin
- 16:35Speaker 1: dot com. That's R O c K Wisconsin dot com.
- 16:38Speaker 1: Hanging out with that. Heymen of Rock Realty. You mentioned
- 16:41Speaker 1: the website rock Wisconsin dot com. I met yourself one
- 16:43Speaker 1: number six O eight six seven three fifty four hundred.
- 16:45Speaker 1: That's six eight six seven three fifty harder. We're going
- 16:48Speaker 1: to talk about this week's featured listing in just a moment. Also,
- 16:51Speaker 1: some really cool stuff when it comes to Rocklistings dot
- 16:54Speaker 1: Com missed program from a couple of weeks ago. We'll
- 16:56Speaker 1: get you an update on some of the really cool
- 16:58Speaker 1: things they're doing at Rockrealty. Right now, though, we're talking
- 17:01Speaker 1: with Matt about some of the things that to consider
- 17:03Speaker 1: if you're thinking about maybe moving up moving on listing,
- 17:08Speaker 1: some of the reasons why folks may may want to
- 17:10Speaker 1: explore that option, or why folks have in the past,
- 17:13Speaker 1: what has led them to decide, Hey, you know, it's
- 17:15Speaker 1: probably a good time to list. And sometimes we're just confined.
- 17:20Speaker 1: You know. We were talking earlier about maybe getting smaller.
- 17:23Speaker 1: Sometimes you want to go bigger, and unfortunately, Matt, there's
- 17:26Speaker 1: just no way to get bigger with the current situation,
- 17:29Speaker 1: with the current configuration, with the current lot.
- 17:31Speaker 2: Yeah, yeah, that's true.
- 17:32Speaker 3: And it all depends on the house, you know, whether
- 17:34Speaker 3: or not you have a finished basement, whether not you
- 17:37Speaker 3: have a nice flat yard in the back to add
- 17:41Speaker 3: an addition, right, I know, three years ago we had considered,
- 17:45Speaker 3: all right, if we want a little more space, what
- 17:47Speaker 3: do we do, you know, and we kind of weigh
- 17:49Speaker 3: our options, and we said, well, we love the location.
- 17:52Speaker 2: We love the layout. I call it the three l's right.
- 17:55Speaker 3: You got your your location, your a lot in your layout, right, and.
- 18:00Speaker 1: We loved all of those.
- 18:01Speaker 3: We just needed more space, but we had an unfinished basement.
- 18:03Speaker 3: So we also really enjoyed the neighborhood and enjoyed the neighbors,
- 18:06Speaker 3: so we decided to remodel the basement instead. So it's
- 18:09Speaker 3: just one of those options you have to consider, and
- 18:11Speaker 3: everybody kind of does, and they go back and forth
- 18:13Speaker 3: between they're remodeling or just buying new or buying a
- 18:17Speaker 3: different one that has everything done. And yeah, it's interesting
- 18:20Speaker 3: to see what everybody chooses in the end. So a
- 18:22Speaker 3: lot of people choose to move, others decide to remodel.
- 18:25Speaker 1: By the way, I know we've talked in the past
- 18:26Speaker 1: about some of the things that are often desirable for
- 18:30Speaker 1: listing homes. Is a finished basement. Is that a popular
- 18:34Speaker 1: thing to have as far as you're going to be
- 18:36Speaker 1: listing your home. If you've got a finished basement, A
- 18:38Speaker 1: lot of folks are looking for that type of space.
- 18:41Speaker 3: It's funny how it varies in states, you know, because
- 18:44Speaker 3: here it's a huge deal, right if you have the
- 18:46Speaker 3: finish basement, this extra kind of wreck room, you know,
- 18:50Speaker 3: man or she cave. Right, it's it's a big deal.
- 18:55Speaker 3: It's that escape that you can get away from the
- 18:57Speaker 3: hustle and bustle that's happening on like the main floor.
- 19:00Speaker 3: But other areas, the finish basements are just unheard of
- 19:03Speaker 3: or non existent, like in Florida, right, you just have
- 19:05Speaker 3: a slab.
- 19:05Speaker 2: Right, But around here it's a big deal.
- 19:08Speaker 1: That is that it's a it's a cool thing to
- 19:10Speaker 1: I know, a lot of folks look into doing those
- 19:12Speaker 1: type of things and Matt One of the other things,
- 19:15Speaker 1: speaking of different markets in different areas around the country,
- 19:18Speaker 1: I know, obviously here in southern Wisconsin it's been a
- 19:21Speaker 1: very good market, I mean a really really solid market,
- 19:24Speaker 1: and that of course causes any any market condition. People
- 19:29Speaker 1: need to think about that, whether it's whether it's hot
- 19:31Speaker 1: like it is or wherever. However, you really want to
- 19:35Speaker 1: make sure you're comfortable moving in the in the current
- 19:37Speaker 1: environment of things, don't you.
- 19:38Speaker 3: Yeah, I mean comfort level is important. I think that
- 19:41Speaker 3: if things are too hot or too crazy on the downside,
- 19:45Speaker 3: it's always shocking and it just leaves you unable to
- 19:47Speaker 3: make a decision. The nice thing about the Madison area,
- 19:51Speaker 3: and that kind of flows to its extremities unto the
- 19:53Speaker 3: Dells and down to Janesville, Bloyd even is that there's
- 19:57Speaker 3: staples there, there's the government, the capital, there's the hospitals,
- 20:02Speaker 3: there's the University of Wisconsin. And it's this stable employment
- 20:07Speaker 3: that really has made for less up and down swings.
- 20:11Speaker 2: Like other markets that you see, like a Florida area.
- 20:14Speaker 3: Or you know, Phoenix, things like that, they're just they
- 20:17Speaker 3: have larger swings than we do. So it's it's made
- 20:20Speaker 3: for a better environment to make decisions speaking of things
- 20:23Speaker 3: that can that can fluctuate interest rates, and that is
- 20:25Speaker 3: something that is it's an important part of the decision.
- 20:28Speaker 1: Although I I this is me speaking. I'm not going
- 20:31Speaker 1: to put words in anybody's mouth. Sometimes I think we,
- 20:34Speaker 1: especially historically, we tend to dwell too much on interest rates.
- 20:38Speaker 1: But it is certainly something that you need to need
- 20:41Speaker 1: to be thinking about, isn't it.
- 20:42Speaker 3: Yeah, absolutely, And it's it's probably the biggest thing that's
- 20:46Speaker 3: keeping people on the fence right now. It's been the
- 20:48Speaker 3: hot topic since twenty twenty three. In the last couple
- 20:50Speaker 3: of years now, people are starting to getting accustomed to,
- 20:53Speaker 3: you know, their interest rates starting with a six, right
- 20:55Speaker 3: and sometimes a seven.
- 20:57Speaker 2: You know.
- 20:57Speaker 3: What I like to attribute to is obviously we've spoken
- 21:00Speaker 3: before about you know, in the future, you can always
- 21:02Speaker 3: refinance if the if the rates come down. But you
- 21:05Speaker 3: know how I like to view it as this, like
- 21:07Speaker 3: we're all working harder to kind of have a better
- 21:09Speaker 3: quality of life, right, and so if you've gotten to
- 21:12Speaker 3: the point in your career, in your life where you
- 21:15Speaker 3: know that hard work has has made some more income
- 21:18Speaker 3: for you, and regardless if you're having to pay a
- 21:21Speaker 3: little bit more that's what you were working for, for
- 21:23Speaker 3: a better quality of life.
- 21:24Speaker 2: So if you can find a house.
- 21:25Speaker 3: That's going to, you know, make a significant impact on
- 21:27Speaker 3: your family and on your on your home life, why
- 21:30Speaker 3: not make that move.
- 21:31Speaker 1: That is a really good guidance, a really good perspective
- 21:33Speaker 1: this morning from Matt Heytman of Rock Realty Online Rock

- 22:03Speaker 1: spaced out. I'm like I've spaced out. I'm like I
- 22:06Speaker 1: was telling you, I'm seeing there. I'm seeing there's stuff
- 22:09Speaker 1: around town quite a bit. Now let's talk about the
- 22:12Speaker 1: partnership and kind of the deal right now for folks
- 22:14Speaker 1: that are working with Rock Realty and you guys are
- 22:16Speaker 1: making the.
- 22:17Speaker 2: Move a little yeah, you know, it's exciting.
- 22:19Speaker 3: We've seen a lot of interest, a lot of people
- 22:22Speaker 3: really being drawn towards it and totally space out. Will

- 22:30Speaker 3: side of your house where you know you have a
- 22:31Speaker 3: nice flat, you know, piece of ground and you know
- 22:34Speaker 3: they're sixteen foot twenty foot in length.
- 22:36Speaker 2: So they're very large.
- 22:37Speaker 3: They're you know, almost brand new these units. Because it's
- 22:40Speaker 3: a newer company, it's locally based out of Edgeton, and
- 22:43Speaker 3: so we partnered with them and we are offering that
- 22:47Speaker 3: as a service. That's included for you know, people that

- 23:05Speaker 3: as a feature and a bonus. And people are really
- 23:08Speaker 3: liking it.

- 23:47Speaker 1: thing that I that I started, I kind of dig
- 23:49Speaker 1: into the more of the details. Matt fireplace, large kitchen,
- 23:53Speaker 1: it's got. This thing's got a lot of really really
- 23:56Speaker 1: nice not just the space, but it's really nice, nicely
- 23:59Speaker 1: put together as well as far as amenities.
- 24:01Speaker 3: Yeah, yeah, and under four hundred thousand. So hard to
