- 2:53Meek's realty Thor making his debut. Rich, you're you're an old veteran.
- 2:57You've done this one other time before, so thanks for being here many Yeah,
- 3:00thanks for having us. We're glad to be here. Couldn't do anything
- 3:01about our Pittsburgh Penguins though, we could not make the push into the playoffs.
- 3:06I was wrong about that and you know, it just is what it
- 3:08is. Next season, we'll be here before you know. Thore Meeks is
- 3:12also here from Meeks realle Thor, good boarding, Welcome to the show.
- 3:14How are you. I'm great, happy to be here, Thank you for
- 3:16being here today. Thank you to your heavenly stars above the both of your
- 3:21in real estate and not in media, because it's not a good day to
- 3:23be in media yesterday. Thorne understood, not at all. And we'll have
- 3:28a little bit more on that a little bit later on. But you guys
- 3:30are going to talk about the real estate markets and Rich, as I said,
- 3:34i've had you on the show before, Thor, you're a new cover.
- 3:37Give us though, Thord, let me start with you. Give us
- 3:38a little bit of your background. We know about this guy over here,
- 3:42but tell us a little bit about your background. How you get into this
- 3:44whole thing. Yeah, sure, so I kind of been around the real
- 3:46estate business for a lot of my adult life, have had the opportunity to
- 3:52look at it in a few different lenses and continue to progress that and you
- 3:58know, learn every day. So everything from um, you know, acquisition
- 4:01and investment to development as well as brokerage and property management now, so we
- 4:06kind of cover every basis we possibly can and know the market and try to
- 4:10keep that thumb on there and how are things in the markets right now?
- 4:14I know, rich I touched on a little bit last month that it changes
- 4:16on a month to month slash day to day basis. How are things in
- 4:19the market right now? You know, we look at it in a few
- 4:20different capacities. One, we have to look at it from a commercial perspective,
- 4:24So what is the commercial market doing? I like that. I like
- 4:27that market. It's very very warm still, so it's um, you know,
- 4:31we see a very high volume of interest in real estate in the commercial
- 4:36aspect and then residentially Richards want to hit on a little bit, but you
- 4:40know, residentially, we it's still a seller's market. So most people don't
- 4:44realize that with the interest rates where they are, but it's it's definitely a
- 4:46seller's market. Rich, let's talk about the sellers. Um, it seems
- 4:49like, you know, when we talk about real estate, we focus so
- 4:51much on buyers. But without without sellers, there would be no buyers.
- 4:57It's a basic definition of the way the things work. You You folks are
- 5:00regularly work with people who want to put their properties on the market talking about
- 5:04that. Yeah, for sure, And Thor's absolutely right. It is still
- 5:08a sellers market there. You know, we a couple of years ago,
- 5:11during the height of the pandemic, the sellers were getting whatever they wanted over
- 5:14asking price. It did cool off a little bit toward the midsummer and late
- 5:17fall of last year as the rates went up. Um, you know,
- 5:21we're still it's still an inventory problem. And I don't you know. The
- 5:26rub is is that a lot of the sellers would like to get out of
- 5:28you know, take advantage of the sellers market, get their equity out.
- 5:31But then where do they go? You know? So you know, currently,
- 5:34and I checked before I came on the show this morning, there are
- 5:39four hundred and sixty five active listings currently out of a think of eleven counties
- 5:45in what areas. That's eleven counties all throughout the ur Canavas Border realtors four
- 5:48four, sixty five or sixty five and eleven counties. Yeah, and you
- 5:53can see if you look at these drilled down a little bit, you'll see
- 5:56probably fifty or so that are high end numbers that have been there for a
- 5:59long time. And then they'll see fifty or so that are low end numbers
- 6:01they've been there for a long time. So really the actual number is less
- 6:05than that. And then you know, so, here's what happened. In
- 6:08the last seven days. We had ninety two active listings. Okay, so
- 6:13they went new listings in the last seven days in the same eleven counties.
- 6:16They're ninety three pending properties in the same timeframe. Wow, we make no
- 6:20gain because they're just aren't enough. How homes come into the market. We
- 6:25need sellers to move their property. I mean that's amazing to me. I
- 6:29mean that you you that it's that it's so gone are the days and I
- 6:32know real estate of cyclical guys, but I mean gone are the days when
- 6:36when a house or a piece of commercial property or whatever, let's just focus
- 6:41on residential for right now, sit there with a sign in front that says
- 6:44for sale. I mean, now it's like the old joke. I'm an
- 6:46old realtor friend of mine, not Rich, A different friend of mine used
- 6:49to say that every time somebody takes their curtains down in Tay's Valley to wash
- 6:54them, somebody's calling. To think of it, they're selling their house.
- 6:56Yeah, pretty accurate. That's a pretty accurate. Yeah. We're talking to
- 6:59Rich che client the realtor cliented author Meeks from Meeks Realty about the real estate
- 7:02market in the area. It's fascinating stuff to me. So overall, how
- 7:05are the inventories looking? And you mentioned commercial. There's a lot of things
- 7:11you know, going on to Putnham County right now, specifically the Charleston too,
- 7:13but I want to focus on Putnham County just for a moment because it's
- 7:15where you guys are based. Rich and I touched on this last time.
- 7:18You know, with new Core coming in, we're seeing all of these people.
- 7:21It's almost like the nineteen nineties all over again. That's when Putnham County
- 7:26really exploded, with the late eighties to early to mid nineties, a little
- 7:29bit of a slowdown a little bit, and now it's it's all busting wide
- 7:32open again. In Tay's Valley and Malta Putnam County. Sure it is.
- 7:36It truly is, and you couldn't be more correct about that. So we're
- 7:40seeing, you know, we need We're going to be fortunate enough to have
- 7:44our Putnam County Development Authority conductive study to tell us what kind of housing we
- 7:49actually need to be able to solidify the demand, and it's going to be
- 7:54a big number. I think where we're going to run into an issue is
- 7:57obviously being able to build those and develop those communities and properties and not overprice
- 8:03ourselves out in the market. So that's that's going to be one task.
- 8:05And then also, you know, having new core coming in, not only
- 8:09are they going to be bringing folks that want to live in Putnam County live
- 8:13in in the valley, they're also going to be bringing you know, subsidiary
- 8:18markets of commercial property that need to be able to function and deliver them product
- 8:22to do what they need to do. So I think it's gonna be a
- 8:26really nice thing that happens all throughout the valley and we'll see it here very
- 8:30soon. Bigley Pigley Wiggley Hotline is three or four three four five fifty eight
- 8:33fifty eight, or you can text this fruit farm as he text three or
- 8:35four nine three five five zero zero A. These guys got the headphones on,
- 8:39are ready to go for you. I've got about five or six minutes
- 8:41left. If you have any questions or comments for them, you're welcome to
- 8:43ask. I understand and Rich you can certainly explain this better than I can.
- 8:48That the government change their their tiers or for loans, What exactly does
- 8:54that mean and what are those changes? Well, I'm definitely not the expert
- 9:00that you want to talk to your local lender. I can give you a
- 9:01couple of referrals a friend of ours, Eric Smith, who's one of our
- 9:05chamber members, who really can go into detail about that. But you know,
- 9:07the gist of it is that the government added a tier to the top
- 9:11end for it used to be from seven from a credit score seven forty or
- 9:15more got the same tier pricing. So there is a cost that it's associated
- 9:18with getting a loan, and that cost for those people who are seven forty
- 9:22or higher. Was that number whatever, that one percent of whatever it is,
- 9:26And then now they've added it's a seven sixty so or seven eighty rather
- 9:31so seven eighty or higher gets that cost. But then they also change the
- 9:35bottom and if I get this wrong, Thor knows this. As we've discussed
- 9:39this in the office yesterday. They changed the bottom with they're actually giving those
- 9:41folks with you know, not as strong as a credit score. They're giving
- 9:46them an actual break and a credit on that loan. So it's almost can
- 9:52be construed as a as a incentive to have a lower credit score. That's
- 9:56the way that I look at it. You know, hey, look,
- 9:58you're you're almost getting rewarded to have less of our credit score, um and
- 10:03taking a hit on the top end. So so why the change? I
- 10:05mean, explain, explain, to explain to the total novices like I am,
- 10:09exactly what makes these changes happen. That's where I think you need to
- 10:13call somebody other than me. That's that pig right. We had, you
- 10:16know, Eric Smith and the Gateway team came to our board office last week
- 10:20and did an education. We call those lunch and learns at the board.
- 10:24They did a great job. That was one of the questions for the whole
- 10:26Gateway team, like why the change? They simply just don't know. And
- 10:31I'm sure there are probably people out there that would have their ideas about it.
- 10:35You're we just don't know. I certainly don't know. We are talking
- 10:39to Rich the realtor client and Thor Meeks from Meeks Realty five ELI brought to
- 10:43a party back QC Canetics of Hounetyton Across Lanes. If you've got pain and
- 10:46your joint, your knees, your hips, shoulder back, they'll turn to
- 10:48pain filled steroids or surgery. Turned to QC Canetics of Huntington Across Lanes three
- 10:52or four two zero two fifty five sixty six three H four two zero two
- 10:56fifty five sixty six for QC Senetics of Huntyston Cross Lane Store. How's it
- 11:01looking for people who are into just buying properties for investment purposes, um,
- 11:07not necessarily to live there or to conduct business themselves. Maybe they're looking to
- 11:11buy properties to to to rent out or delease. How's that looking right now?
- 11:16It's it's an extremely tight tight market. UM. So we were seeing
- 11:20things. We go off of a cap rate system in which a capitalization rate
- 11:24is how we kind of factor things in. And most times the best way
- 11:28to you know, think of that is if your cap rates eight and the
- 11:31interest rate is seven or seven and a half, then you're going to make
- 11:33a half a point in return. So um, we are seeing very tight
- 11:37margins. So if you don't have cash to put in, the lending system
- 11:39is not benefiting you from an investment standpoint, so um, it's it's it's
- 11:45still always a good market, um to a safe market to put your money
- 11:48into, but it is lesser of a you know, bonus. And let's
- 11:54see availability of those properties. Somebody's sides. I got some extra cash,
- 11:56I want to look into this. And in the counties, you guys represent
- 12:00what's the availability to those properties. If we're looking at the most sought after
- 12:05market right now, which would be multi family property, so apartment buildings,
- 12:07department complexes, four units are more, it's little to none out there,
- 12:13so we're having to go off market and try to find these deals. If
- 12:16we have an investor that wants to spend a you know, a couple of
- 12:20million bucks, was go start door knocking and send in letters and usually be
- 12:24able to come up with those deals. But on the MLS, we're not
- 12:26seeing hardly any Yeah, very very few, but there is, and I
- 12:30would think they're being it. Well, there's been an increase of interest from
- 12:33outside investors who are contacting us weekly. We could probably three or four a
- 12:37week that will contact us looking to do investments. For that we really enjoy
- 12:41that part of the business. Yeah, and I'll get make sure we get
- 12:43your contact information out there before you go. I got a text for you
- 12:46guys. Right, it's time to go to work now. Text from the
- 12:48Fruit Pharmacy text on says Dave, please ask your guests what are the comparative
- 12:52tax and fees cost of Kanawa County versus surrounding counties? That is to say,
- 12:56does it cost more to do business in Kanalla County than in other area
- 13:00counties. That's a great question, and it really depends on what part of
- 13:03Canal County that you may be in. If you're am the municipality or in
- 13:09a higher tax range area. Putnam County is known for, you know,
- 13:13higher real estate taxes than most areas. But um you know, all in
- 13:18all depends on what kind of business you want to be in if you're if
- 13:20you want to um go which direction that that that may be. So it's
- 13:24a good question. Text. This will be our final text. What would
- 13:26be the actual dollar amount of the credit for a lower credit score bar or
- 13:31versus the cost for a higher credit score bar or. And again, it's
- 13:35probably not something that you gas can necessarily get into, but is it something
- 13:39you can sort of kind of sort of kind of direct you to a lender
- 13:41who could sort that out because all the loans are different. Everyone's DT either
- 13:46debt income ratio is different to all of those things, so you would have
- 13:48to talk to your local lender, and we're happy to provide those those referrals.
- 13:52We guys, anything else you want to add to anything? Uh,
- 13:54thanks for having us. Thanks all right, hold on, hold on a

- 17:57Don Lemontucker Carlson and more are another one went down there from NBC Universal yesterday.
- 18:03We're talking about that with Burke Allan from aland Media Strategies. No relation
- 18:06coming up a little bit later on in the show. Plus, the President
- 18:08has announced that he will indeed be running for reelection. Everybody knew that that
- 18:14was coming, and the announcement hit early this morning, prerecorded of course,
- 18:18and we're going to talk about that a little bit later on. The Governor
- 18:22Jim Justice is expected to announce Thursday that he will be running for US Senate.
- 18:26We'll try to touch on that as well. Last week on the show,
- 18:29I had on Hurricane Mayor Scott Edward just talking about the growth of the
- 18:32trails of Puttnham County. These trails, no matter what time they are,
- 18:37are really gaining popularity. We want to talk a little bit about it this
- 18:40morning. The Rivers to Ridges Hareton Trail System. Okay, we lost did
- 18:45we lose Robbie? All right? We are trying to get ahold of Robbie

- 19:18All right. Today I'm doing I'm doing fine. Thank you for being here.
- 19:21Welcome to the show. First, explain what exactly is this Rivers to
- 19:25Ridges Trail. What the whole thing about well, Rivers to Ridges is.
- 19:29It's a nonprofit in the area that's nearly twenty years old now, and we
- 19:33work to preserve and promote the cultural and historical areas along the our byway between
- 19:41Nitro endpoint Pleasant. We try to focus on recreational assets along the byway,
- 19:47like trails and different parts and things like that. We just find that it's
- 19:52important to help our smaller communities and towns thrive to remind and inform people of
- 19:57the lesser known hidden gym in the area. And this really is Robbie a
- 20:03huge partnership among several entities that are involved in this. Definitely, Yes,
- 20:08we partner with Mason County CVB. We've got Plutton County CVB as well as
- 20:11the Nitrous CVB, and then of course all the towns in between the areas
- 20:17two. We worked really tightly with all of those towns as well. Now
- 20:21you've got your first big kickoff event. I guess it is going on this
- 20:23weekend. Talk about that, Yes, sir, we have our annual bike
- 20:29series. This is our second year of the series. We offer four opportunities
- 20:34for both road and mountain bikers to experience something unique along the byway. Really,
- 20:41our first race is this Saturday. It's at ride our Lake. Race
- 20:45starts at ten am. It's a five k mountain bike rod. We will
- 20:49have ap timing here for this race as well as well as our third race

- 21:06easy this year. We've got QR codes all around town two so but but
- 21:11yeah, the first series starts this weekend Saturday morning, ten am right here
- 21:15at Rodnour And this is Robbie just the first of a series of these big
- 21:21events of to be going to be coming up actually through September, and I've
- 21:23got to complete schedule posted on Dave alland Radio and Facebook and also at Dave
- 21:27a seventy on Twitter. This is just the first of many. Yeah,
- 21:30we've got three more after this weekend. We have a hundred k and it's
- 21:36a road course. It's a pretty long one there. It goes from point
- 21:38Pleasant all the way to the bridge and Windsfield and back. And that one's
- 21:42in June. And for anybody that's not quite ready for the full hundred k,
- 21:48now that would be me, Robbie, that would be me, But
- 21:49go ahead, that's me too on that one. But you can also do
- 21:53a fifty k distance or a twenty five k distance on that race as well.
- 22:00You can you can take it, take it however long you want to
- 22:02there. But the halfway polling, that one's kind of cool because this winds
- 22:03on water sports to day as well, so you'll be able to kind of
- 22:07take that. You can either do the half half race of the fifty k
- 22:11and then stop there if you want to, or you can hang out for
- 22:14a bit and head back over to Point Pleasant and that they're gonna have food
- 22:17trucks set up that afternoon as well for all the racers to when they get
- 22:21back into town. And then in August, our most unique, I say,
- 22:25our most unique race of the series is Grit's Farm in Buffalo, and
- 22:30this is it's the only race that Grit's hosts, so it's truly unique opportunity
- 22:33to ride somewhere that the public really isn't generally able to ride. And that's
- 22:40the five k dirt and gravel ride. And then the last one is a
- 22:44really cool one and this one's gonna be a fun one, but it's in
- 22:45September and it's a grass and gravel ride in Point Pleasant that it's called the
- 22:52Mothman Search Team. Rod that's a fun one for the whole family to get
- 22:56out and kind of do the Mothman search team and have a really good time
- 23:00with it all day too. Five eighty Live is brought to you parted by
- 23:03Hustans Pizza, the April Special and eighteen Nitch Pepperoni Pizza Large Toss Side on
- 23:07only twenty ninety nine. Find your local Husbands for din end delivery or pickup
- 23:11at Husbans Pizza dot com. We're talking to Robbie Vanader from the Rivers to
- 23:15Ridge's Heritage Trail System here on five eighty Live. And you mentioned the ages
- 23:18there, Robbie. Uh. The interesting thing what I know about this is
- 23:22is don't matter what the age or the skill level, everybody can take part
- 23:26in these things exactly. Yeah, And that's we try to make it as
- 23:30as family oriented as possible. That way, the trails can be done by
- 23:34any any age range. And we even offer a free strider race for all
- 23:40those young uns that are on their strider bikes and things like that. If
- 23:44we have people set up for that, we we set a course up real
- 23:45quick and it's a it's a nice fun time for the kids too. But
- 23:49and our goal really with it is I mean, we keep our registration fees
- 23:53low. Our goal is really just to keep people move or get people moving
- 23:57and enjoy riding on our lesser known terrain in the area really because I mean
- 24:03this weekend sees only twenty five dollars per person, so it's we try to
- 24:07make it available for all in that sense. And you know, Robbie,
- 24:11what really interests me about the entire thing it all It always boils down to
- 24:15money to money or food, but it's the economic impact to the area.
- 24:21And I know you guys are relatively new into this, but the economic impact
- 24:25for Putnam County, the surrounding counties you know, Canaw into the Mason County
- 24:30that you mentioned. Economic impact from this has got to be already big and
- 24:33it's just going to get bigger. Oh yeah, yes, I mean we
- 24:37try to each year. We're trying to increase, of course the size of
- 24:41the races, but also what we bring along with the races. Like with
- 24:45Point Pleasant, I thought it was kind of neat. They're kind of doing
- 24:47a food truck a small food truck festival on that day with our five k
- 24:51So it's just a whole other layer of business on top of it. Two
- 24:53that's been able to get other people involved. So it's been really nice to
- 24:56be able to see that kind of increase along the way. And I think
- 25:00it's simply amazing what we are seeing, Robbie, with tourism here in West
- 25:03Virginia. You know, not just in the area we're talking about here in
- 25:06the in the valley, but all over the state. People are coming here
- 25:11and they are spending money when they come here, which is what it's all
- 25:15about. As you well know, yes there it is. All right,
- 25:18So well again recap it what you got going on and where can people learn
- 25:22more? Well, we've got our our four race, our four series bike
- 25:26race coming up and this weekend it starts at Riding Our Lake at ten am.
- 25:33We'll be set up registrations. She'll probably be set up around eight thirty
- 25:34for those early birds. But um, like I said, we've got four
- 25:38bike races. Registrations are low on all of them. You can find out
- 25:41all the details on all the races at rivers to Ridges dot com and you
- 25:45can click on the race and ride series registration tab. All right, Robbie,
- 25:51I appreciate you being here. We'll talk again to man. Thanks a
- 25:52lot Thank you, Dave. You have a good day you as well.
- 25:55Robbie Vanader again from the Rivers to Ridges Heritage Trail, And again I'm gonna
- 26:00lie to you. I'm not gonna say I'm gonna take part in these things,
- 26:03but i am because I'm a friend, I'm a fan of the great
- 26:04Indoors. But I will say this, I think it's phenomenal that we have
- 26:08things like this that are going on, not only this event, but all
- 26:11these in the valley because it's dollars, man, it's money that come here,
- 26:15and the bigger these things get, the more economic impact that you have
- 26:19in the area. Now again the schedule for what Robbie talked to us posted
- 26:22on Dave Allen Radio on Facebook. Robbie again is with the Rivers to Ridges
- 26:29Heritage Trail. First, bigger, the event of the season, if I
- 26:30can get it out here, is a Saturday right now are Lake in Nitro.
- 26:34That is a five k timed mountain bike race. All a big collaborative
- 26:38effort between a lot of different people. And I'm afraid I'm gonna leave somebody
- 26:41out here, but the Putnam County Convention, the Visitors Bureau, the Nitro
- 26:45Convention, and Visitors Bureau, the folks in Mason County, and so on
- 26:48and so forth. They all come together to make this happen. Tex says,
- 26:53I'm gonna get to Don Lemon and Tucker Carlson here. We would serily
- 26:56Tech says, I hear Don Levin and Tucker Cross are going to join up
- 27:00to have a point counterpoint show. I said it yesterday on social media.
- 27:03I think it's a super Bowl commercial waiting to have him. I really do
- 27:07with the two of them. So I'm going to get into that covering up
- 27:10here a little bit later on What a Day in Media yesterday, I'm Ryan.
- 27:14I'm just happy I'm here. I'm here. I walked in. Ryan
- 27:17is here, so that's good. But we still got another twenty five minutes
- 27:21or so left in the show. What a Day It was yesterday? With

- 31:22the media Yesterday we learned that Tucker Carlson, highest rated nighttime host on cable
- 31:26television, and Fox News parted ways. Don Lemon. As I mentioned before
- 31:30once, the darling of CNN, who had been moved to mornings is out
- 31:34and perhaps lost in all that was NBC Universal CEO Jeff Shell. He is
- 31:40out too. A lot to unpack here. I want to bring in Burke
- 31:42Allen of outand Media Strategies now at edition to serving as my guiding like so
- 31:48to speak. And the guy who got me in this radio business. He
- 31:49also does a variety of other things as far as managing different folks in the
- 31:55worlds of media and music and entertainment, so on and so forth. And
- 31:59he's with us, right, Yeah, he's the CEO of out on Media
- 32:00Strategies. So how's that for an intro? Burke Listen, I've been asked
- 32:07by management to inform you that your services at five eighty five are no longer.
- 32:13Nice. Nice, thank you very much. Well, you know what,
- 32:15I'm still in charge of the microphone now. Actually Ryan's in charge of
- 32:19the microphone. I'm not in charge of the microphone. So all right.
- 32:22So I have been in this game for thirty five years, You, sir,
- 32:27have been in just a couple two three years longer than I have.
- 32:30Have you ever seen a day like yesterday in the world of media, Burke?
- 32:35So it took a lot of people by surprise. Let's go on,
- 32:38Don Levin, who have been on been nice for a minute, and of
- 32:42course seen in ratings have just been in the toilet for years. They're hard
- 32:45to believe that, you know, the first ever twenty four seven news network
- 32:50is way behind not only Fox, but the MSNBC and Don Levin had made
- 32:55some pretty serious career errors in the last six months, and so that one
- 33:02less surprising Tucker Carlson, though, you know, Fox averages three million viewers
- 33:07and he's their top rated talent. Having said that, Dave, you know,
- 33:13none of these folks are bigger than their platform, and that includes Tucker
- 33:19Carlson. You look back at Boxing. They let Bill the Riley and they
- 33:22were just fine, and they let Glynnbeck go and they were just they're you
- 33:28know, they're going to weather this storm and it's going to be okay.
- 33:30Los Angeles Times reported this morning that this decision came from the top from ninety
- 33:35two year old Rupert Murdoch himself, and he sent the marching orders to his
- 33:39son Lachlan, who runs a company now, and Box president Susanne Scott.
- 33:45The question will be where Tucker Carlson goes next, and will the advertising follow.
- 33:52People that are not in the media don't realize that it's really all about
- 33:55advertisers. They fight hard to get more viewers and radio more listeners to increase
- 34:00their advertising rates. So Kenneth Tucker Carlson, for example, the camp to
- 34:06Newsmax and bring a lot of that advertising with him. You know, we
- 34:08don't know. I do know that that RT Russian Television, who is also
- 34:14there in Washington, DC, you know, love with Tucker Ands already extended
- 34:17an offer and I'm not sure that he's going to sign on that player.
- 34:23I would think not. And for those who don't follow the stuff that closely,
- 34:28let me put it again, let me give you a sports analogy.
- 34:30Rarely what a sports team on top of their game let their top player go.
- 34:37And that's basically what happened. And you know, and I was reading
- 34:40all of this on social media yesterday, barcause I'm sure you are as well,
- 34:43and people were, you know, saying, well, you know,
- 34:45he left on his own, and who knows what actually happened. As you
- 34:49said, the word came down from from Rupert Marnock himself. But on Friday
- 34:52Night Show, and I'll admit I'm not a regular view of Tucker Carlson,
- 34:55but on Friday Night Show, he closed the show eating pizza. I don't
- 35:00know what that was all about, but he closed the show by saying,
- 35:01we'll see you Monday. That doesn't sound like somebody who thinks that they're not
- 35:07coming back on Monday. Would you agree with that? Absolutely? And same
- 35:12for Don Lemon. Don Lemon found out from his agent, so no one
- 35:15at CNN even had the decency to call and tell them in person. And
- 35:20let me just say this a little let me interrupt you here just one second.
- 35:22Now, CNN is out with the statement that said that they that they
- 35:24did extend an opportunity for what it's worth, and they may not be telling
- 35:28the truth. They extended an opportunity for Don Lemon and his agents set down
- 35:30and they decline that's that's their story true or not. I don't know.
- 35:34That's right. Yeah, that's right. And of course, you know,
- 35:37Lemon may have thought, okay, there's no suspension coming, or I'm going
- 35:39to get a slap on the wrist. You know, there are egos that
- 35:43play with all of these guys. And I also think another point to make
- 35:47about folks who don't follow the media closely is these there's an awful lot of
- 35:52kabuki theater that goes on with these guys. They're not newscasters, no,
- 35:55their opinion host yes, thank you. And that gets I guess lost on
- 36:00an awful lot of folks. Uh. And do they believe, you know,
- 36:04what they put on the air. Maybe, and maybe there's a little
- 36:07bit of theatrics that that happens that goes along with it. You know,
- 36:10living in Washington, d C. I'm a West Virginia boy in exile who's
- 36:15stuck up there in the Capitol for a long time. You know, Tucker
- 36:19Carlson lived in Georgetown next door to his best friend for years. His best
- 36:23friend was Hunter Bike, and it's been well documented that, you know,
- 36:29those guys, their families took vacations together and for many years. Tucker Carlson
- 36:34said, oh, you know, he's not a bad guy. He's he's
- 36:35got a substance abuse problem and there but god go I so, you know,
- 36:39behind the scenes, it's a whole lot like the old days when Ronald
- 36:43Reagan and Tip O'Neill would argue all day on the hill and then go out
- 36:45and knock one back right after work. Exactly right. And we're talking to
- 36:50Burke Allen of Allen Media strategies on this Black Monday. In the world of
- 36:53media, you have to and Burke, I think and I appreciate you bringing
- 36:57up that point about that is because I think what happens and this the Dominion
- 37:02trial showed this that And again I'm not I'm not just pilot on Tucker Carlson
- 37:08here, but it showed that Tucker Carlson didn't believe a lot of the crap
- 37:14that he was putting on the air because it said it, you know,
- 37:16it said it in the emails, it was said in the text messages.
- 37:20He didn't actually believe the election was stolen. But but but but that's what
- 37:24people expected him to say. Go ahead. Well, you know, one
- 37:28of the things that that we're always taught in journalism one O one is to
- 37:32try to make every story local. And I will tell you as somebody who
- 37:37travels all over the country, all over the world, West Virginia is very,
- 37:40very fortunate that they have media outlets and media personalities who are for the
- 37:46most part, very even handed. You know, Hobby Kirchwell, who works
- 37:50for your company, is one of the absolute best in the country. He
- 37:53makes no you know, qualms about being conservative, as do you and yet
- 37:59you let the side don't have their say, and you invite people with differing
- 38:05opinions onto the program. What's happened with these big national shows is that you
- 38:09know, they're preaching the choir and the folks that drink the kool aid.
- 38:13And you know, there was no question if you watch Don Lemon for more
- 38:16than ten seconds, that he was waight on the left, and if you
- 38:20watch Tucker Carlson, I mean it was over the top on the other side.
- 38:23And so you know, West Virginians by and large are very fortunate to
- 38:28have people like Tim here at Channel three and Amanda Baron at Channel thirteen.
- 38:32And not just because I'm on the phone with you, Dave Allen and w
- 38:36CHS. There's a reason why w CHS has one hundred year heritage because you
- 38:39give all sides an opportunity to speak. It's just not that way in cable
- 38:44news anymore, and I think it's made the country worse. Frankly, well,
- 38:46speaking of Don Lemon, I mean people that are close to him are
- 38:50saying that even what he said on the air was not what he actually believed.
- 38:53He tended to be more conservative, but he was just playing a role.
- 38:57With Don Lemon another one, and what was plenty of baggage. You
- 39:01know, can has come out about him when his um some comments were seeing
- 39:07as anti woman, and we've all seen the clip when he was talking with
- 39:10two of his female counterparts and he referred to presidential Candida Nicki Haley us as
- 39:17being not in her prime, which is something that's not going to go over
- 39:22very well. They say. It was just a number of things that led
- 39:24up to his dismissal, and mister Shell from NBC Universal anytime that would be
- 39:30front page news that they had of, you know, one of the most
- 39:31powerful media conglomerates in America, NBC universals out, he's out and alleged,
- 39:37you know, the sexual improprieties with him, so he's out too. It
- 39:40all happened yesterday. It was a big day, and you know, you
- 39:45could read the tea leaves somewhat. There was a story about Tucker Carlson and
- 39:50a producer of the show, a young lady named Babbie Grossberg, who followed
- 39:54the suit against him and some of his colleagues for bullying in a hostile workplace
- 40:00environment and being anti Semitic. So that was all out there. The other
- 40:04way Leaves is there have been a ton of layoffs of lower level people in
- 40:09the media for the last six months as advertising revenues have fallen across all these
- 40:15platforms, from Yahoo News all the way on up and certainly even though Dominion
- 40:22says they had nothing to do with Tucker Crawls and going away the fact that
- 40:24they made almost a billion with a feat dollars in that settlement, you know,
- 40:30you gotta if you're the being counters at Fox News, you gotta look
- 40:34at that big old salary of Tucker Crawlson and saying, well, maybe you
- 40:37gotta think about cutting the air. We're gonna be okay without him. Yeah,
- 40:39we'll see about that. Burke, Allen is with us a couple minutes
- 40:42less, and I get actually, you have a couple of texts of people
- 40:45texted. I'm gonna let you answer a couple texts here in moment. Cha,
- 40:46let me just do a little editorial speaking on my party here and again,
- 40:51you're the expert on the stuff. But it seems to me that at
- 40:53one time Americans turned all the news Burke to get the news six s thirty
- 40:59at night or the local news or newspaper whatever was last ten to fifteen,
- 41:02maybe twenty to twenty five years or so, with the rise of the Internet
- 41:07and social media. Of course, it seems to me that people Maybe this
- 41:10is a questions and comments I should be making for psychologists to media hacks here,
- 41:16but it seems to me that people now go out and seek the news
- 41:21that fits their particular belief system, be it Fox News or Newsmax or info
- 41:25Wars, or on the complete other side with CNN or MSNBC or whatever the
- 41:30problem becomes and against stop me if you disagree that they turn to people like
- 41:35Tucker Carlson or Don Lemon or Rachel Maddow or Hannity or whomever and think that's
- 41:40the news, and it's not. It's someone's opinion of the news, you
- 41:46know. And I certainly don't put my little talk show on the level of
- 41:51a CNN or Fox News. And I'm the first to admit I'm not a
- 41:52journalist, you know. I'm an entertainer, not a good one, but
- 41:55I try to be Jeff Jenkins, Chris Lawrence, carry who to SA or
- 42:00the other talented TV people in the market or else where, those are journalists,
- 42:04you know. God rest is Soul Rush Limbaugh wasn't a journalist. Rush
- 42:07would be the first to tell you that. But somehow the Tucker Carlson and
- 42:12the Don Lemons and the others of the world got it in their head,
- 42:15or maybe that their viewers did, that they were bona fide newspeople reporting facts.
- 42:20And in the case of those two, we found out that certainly that
- 42:22they were not. And it's all well and good, but the problem is
- 42:29is that many Americans today, Burt can't tell the difference. And I didn't
- 42:32mean to go off on a rant there, but you kind of get what
- 42:35I'm saying on that is they're taking this stuff that they say as the gospel
- 42:38and as news, and as the dominion posts or as the dominion trial showed,
- 42:45it's it's not even what they believe. Look, if I could waive
- 42:50my magic Alan media strategies, one, I would have, you know,
- 42:53a graphic on all of those opinion shows that say, this is an opinion
- 42:59show that is not a factual news base, because there is a certain segment
- 43:05of Americans that they get those lines blurred between the opinion host on in primetime
- 43:08and the evening and straight journalism, and then the straight journalists, you know,
- 43:14all get lumped in there together. But I'll take a point further than
- 43:19yours. Sure there are people that blur those lines, but in terms of
- 43:22social media, the algorithms in social media are so refined and so tightly targeted
- 43:30that everyone's social media feed targets that person individual likes and taste. A good
- 43:37friend Jennifer and I was working with Jennifer yesterday and she had funny dog videos
- 43:42coming up on her social media feeds all day yesterday. I have no funny
- 43:45dog videos that ever come up on my social stuff right Mine is completely different.
- 43:50It has left of seventies classic rock stuff that comes up on my social
- 43:53media feeds. So you know, they take a little bit of what you're
- 43:57really into and they expound upon that. So if you're really into far left
- 44:02leaning, for a super progressive stuff on your social feed, you're going to
- 44:06be fed that. And if it's stuff on the other side, whereas it's
- 44:08far right conservative, that's all you're going to get. And pretty soon you're
- 44:12swimming in your own fish bowl twenty four to seven. And sometimes that fish
- 44:17bowl becomes accessible, like, hey, candidate Burke, I gotta let you
- 44:21go. But I did want to get because specifically, someone wants me to
- 44:23ask a question of you. So I'm going to read this text. It
- 44:27says, ask Burke Allen, they called you by name. If Fox News
- 44:30breached journalistic ethics with the lies about the dominion voting systems and smartomatic, your
- 44:37opinion, well, listen, I don't think we have to give my opinion.
- 44:40We can defer to that settlement. And look at the fact that they
- 44:45were willing to step up and pay almost again a billion with a bee of
- 44:51billion dollars, seven hundred and eighty seven million dollars in order to not have
- 44:55to go to court. They made very well. I one, in court,
- 44:58defamation cases are really hard to prove. But they would have had to
- 45:02be dragged through the mud day after day, week after week, and there
- 45:07would be you know, this, this loss of value to that property.
- 45:10If they had to parade Sean Hannity up there and Tucker Carlson and some of
- 45:14their other hosts and just day after day, uh, you know, in
- 45:17the public eye, be drug through the mud, that would absolutely take an
- 45:22him, you know, a real impact on their advertising. And so they
- 45:25decided to pay an awful lot of money, even by Fox News Corporation standards.
- 45:30So I think to answer your texture's question, you know, you just
- 45:34look at that settlement and that gives you the answer. All right, Burke,
- 45:37we gotta leave it there. I appreciate it, man, thanks a
- 45:38lot, my pleasure. Thank you, Dave. Keep it up, Burke,
- 45:42Allen and Allen Media Strategy. A couple of quick texts before the break.
- 45:44Uh. Fox News didn't save money by firing Tucker mcneer Swanson Carlson.
- 45:49They have to pay out his contract and we'll lose advertising revenue. According to
- 45:53a sexture, Dear Dave, only the out of touch and brain Dad.
- 46:00Well, miss Tucker. He made them feel cool, you know, because
- 46:01he kind of used to be somebody. Goodbye, Tucker, don't let the
- 46:06door hit you, says a text gression. Fox did not let Glenn Beck
- 46:10go just like CNN Headline News let him go. He left both networks.
- 46:14He left Fox to start to blaze network Fox matter, according to a texture.
- 46:19Carlson says a text says what he did to protect the bottom line?
- 46:23O An and Newsmax were siphoning viewers and taking money away from Fox. Carlson
- 46:28and the rest of them, like Kennedy said, what they had to keep
- 46:31viewers and to keep stock prices up for your Fox viewers. How does it
- 46:35feel to be manipulated for stock prices? It's a Republican philosophy in real life
- 46:39practice. Text says I like Bill O'Reilly, but I never connected with Tucker
- 46:43Carlson. And final text says all of us normal Republicans also don't believe the
- 46:47election was stolen. The only people who believe that are Trump Latin dogs and
- 46:52naive people. Gotta take a break. We're back after this. From the

- 49:10he will be running for US Senate, hoping to one seat Joe Mansion.
- 49:16I am told, and take it for what it's worth, but I'm told
- 49:21there is about an eighty five percent chance that former President Donald Trump will be
- 49:25there for the announcement of the Greenbrier on Thursday. Oh boy. In the
- 49:30meantime, Brad mcahenny is a story post at wv metronews dot com where Congressman
- 49:36Alex Mooney refers to Governor Justice as a rhino as an Republican in name OLDI
- 49:40now, Mooney goes on to say he has a better chance than people think
- 49:45to knock off Justice in a primary battle. Quote He's a rhino. I'm
- 49:49the only conservative in this race. In quote now, Mooney says he hopes
- 49:53to get an endorsement from Donald Trump. That was yesterday, although with the
- 49:58rumor at least going to around that Trump will be at the Greenbrier rumor Thursday
- 50:02to endorse Trump or Justice rather, that may not happen. The best thing
- 50:07that Mooney can hope for is the Trump will stay out of the race.
- 50:09In my opinion, and say what you will about Mooney, Hobby set it
- 50:14yesterday. He's a winner. He wins, he wins big. But I
- 50:17will say, as someone who's been around Republican politics in the area for almost
- 50:22ten years, I've seen Alex Mooney once exactly one time in a ten year
- 50:25frame, and that was at a town hall meeting in Putnam County that was
- 50:30by invitation only. So I think there might just be a little money spend
- 50:36on that race, just a little. I can tell you that's been in
- 50:38the broadcasting business. We're loving to match him. Let it ragin with cash.
- 50:43State Senator Mike Stewart has a campaign announcement set for next Tuesday at five
- 50:45at the Voters Registration Building in Charleston. Mike sort of course, the first
- 50:50term state senator, former Trump campaign chair, and former state Party chair.
- 50:52He is expected to announce what his plans are. Most people think it's going
- 50:57to be for attorney General. Also speculation and just speculation at this point.
- 51:00Ryan Weld has also announced he is running two tex says Dave, we need
- 51:05more Walter Cronkites today. Texas says Dave won a day for rather One big
- 51:10reason most of us cannot stand the host on mainstream media now is because they
- 51:15dismiss anything that goes against their prepared talking points by calling it misinformation, disinformation,
- 51:21or conspiracy theories. People are tired of it, and they're really tired
- 51:24of them. Governor Jim Justice as a textra has a higher approval rating among
- 51:30Western Dua Democrats than the second least popular Senator Joe Mansion. Justice fifty two
- 51:35and Mansion thirty eight percent. The entire Green New Deal now being shoved down
- 51:40all of our throats false solely on mansioned for caving to Schumer and Biden.
- 51:45Texas to the textures. You don't believe elections aren't rigor stolda you never live
- 51:49or spent time in southern West Virginia. Facts. Well, I did,
- 51:52and they were, but I don't think they're as much now, if at
- 51:55all now. Just my opinion, Lemon is not a Carlson's ballpark. I
- 52:00like Carlson. He would any issue head on. Disagree with his time slot,
- 52:05hard to displace. Mooney lost big and Maryland says a Texter, All
- 52:07right, didn't get to all the text I apologize for that. I'll try
- 52:10to do better tomorrow. Just a lot to cram in coming up on the
- 52:13show. Tomorrow, we're gonna talking about the foster care program in West Virginia
- 52:15and the crisis there and some things that some people are hoping to do to
- 52:19make it a little bit better and metroduced State White correspondent Brad Michaelhenny. Unless
- 52:22he's can too, we'll be on the show tomorrow. Hoppy coming up.
