- 0:50by heading over to John Berryhill dot com.
- 0:52That, of course, is a clickable link in the show notes.
- 0:56I really appreciate your time to hear today,
- 0:58John. This is great to meet you and it's this should be fun.
- 1:02Absolutely. Excited to be here talk we Jack.
- 1:05Well, I have like I said, I have a few questions prepared for us,
- 1:08but you we'll we'll probably go off the rails.
- 1:10But I gotta start things off with a small history of how you found your
- 1:13way into real estate investing because I understand you've been kind of
- 1:17on your own since age fifteen,
- 1:20then army infantry sergeant deployed to Bosnia,
- 1:24then law enforcement. Like you g you're gonna have to connect the dots here.
- 1:30How did you find your path to real estate?
- 1:33It sounds like a pretty winding
- 1:35Path.
- 1:37Yeah, it was a very winding path.
- 1:39So I was just really, you know,
- 1:41after leaving the military, get into law enforcement,
- 1:43my marriage was on the rocks. We were newly married for first five years.
- 1:48I got married in n January nineteen ninety-seven to my high school sweetheart.
- 1:53I was then deployed to Bosnia in February of ninety seven.
- 1:57So, you know, fast forward to the early two thousands,
- 2:01when I left the active duty
- 2:03And I got into the reserves, got into law enforcement.
- 2:06My marriage was on the rocks. we had filed for divorce.
- 2:10I'm from a broken home, as you said,
- 2:12been on my own since I was fifteen.
- 2:13I knew I didn't want to go down this path.
- 2:15I I I caught myself spiraling.
- 2:17And you know, God woke me up in the middle of the night,
- 2:21two, three o'clock in the morning,
- 2:22and my wife was in Hawaii with her sister and
- 2:25we were separated and you know,
- 2:28she had my little girl, and I just quickly knew that this is not
- 2:31the life I'd wanted. I'm like,
- 2:33what am I doing? I'm I'm going through this similar of what my family history
- 2:37had been, except my dad was on the other side of the law.
- 2:40I was actually in law enforcement.
- 2:42He was actually getting arrested and going to jail.
- 2:44so
- 2:45You know, I put the brakes on and I said,
- 2:48you know, I I just got on my knees and started praying and I just could start
- 2:51I started picturing and envisioning this businessman of who I needed
- 2:55to become because I I remember my dad being a successful businessman when
- 2:59I was five and six years old. I remember seeing him in a sharp suit and you know,
- 3:04nice mahogany loafers. I just remember that and I was like,
- 3:08that's who I need to become.
- 3:10And I need to do that to be able to give my wife a life that she deserves.
- 3:15I've drug her through the mud.
- 3:17And you know, I l I've always loved my wife and you know,
- 3:19I've treated her very well, except I there for a few years,
- 3:22I just was unfaithful and I wasn't a very good human being.
- 3:25And so when I called her, I said,
- 3:27Hey, if you'll take me back, you know,
- 3:29I'm going to give you a life you can't even imagine.
- 3:31How I'm gonna do that, I have no idea.
- 3:33But if you just take me back, you know,
- 3:36so
- 3:36That's kind of how I got into entrepreneurship and business was I needed
- 3:41to make some money because law enforcement,
- 3:43you know, I loved law enforcement.
- 3:44And I you know, this is back in,
- 3:46you know, two th early two thousand two.
- 3:48and it just wasn't paying very well.
- 3:50and so, you know, I had to become an entrepreneur.
- 3:54So I actually took a leap of faith and got into medical device sales.
- 3:56And that's where I started making decent money.
- 3:59I started my own first company,
- 4:01sold it anyway.
- 4:03but I got into real estate as an entrepreneur.
- 4:05But the whole purpose was to make more money,
- 4:08create another stream of revenue.
- 4:10Mm-hmm. It it's kind of interesting
- 4:12Mm-hmm.
- 4:13that you the the phrasing that you know,
- 4:17and you you credit God for this,
- 4:19but you you envisioned the man you needed to become.
- 4:23Like this is this is
- 4:24Yes.
- 4:24one of those things that I've kind of gotten on my soapbox a few times where unless
- 4:30you establish a strong enough why,
- 4:32you're you're it's not gonna drive you forward.
- 4:35Is is do you feel that that's the case here?
- 4:38Absolutely. My why was giving my wife and then and then and then it added,
- 4:44then it was giving my children,
- 4:46giving my wife and my daughter an amazing life.
- 4:49then then we started having more kids.
- 4:50My wife and I have six children and now we have four grandchildren.
- 4:53But it that was my ri original why was I you know I've been I've
- 4:58not been the husband, the father,
- 5:00the man that I need to be.
- 5:03So my why created this vision of this businessman,
- 5:07this entrepreneur. And, you know,
- 5:09the the discipline and the why is what pushed me through the mornings
- 5:14and evenings of doing things I'd never done before,
- 5:16kind of like in the military and in law enforcement,
- 5:18because my why was so big, I wasn't gonna accept no and I wasn't gonna accept
- 5:23failure. I was going to achieve success.
- 5:25You know, as as former military,
- 5:27law enforcement, a few other things,
- 5:29y you know, there's I think and this is probably gonna be controversial
- 5:35to a certain extent, men, we have a like we're kinda wired to need a sense of duty.
- 5:41And you were
- 5:43Yes.
- 5:43you were experiencing that through your military and your police,
- 5:47but I think it's kind of foreign to some maybe it even within families.
- 5:54the concept of how important that piece is to a man as especially head
- 5:59of house or or to drive people drive you forward to take take the needed action like
- 6:05that.
- 6:05Absolutely. You know, I I believe,
- 6:07you know, us as men and and and I even believe y you know,
- 6:10women as well. But, you know, we all have to have a purpose and we gotta have
- 6:14a strong purpose, you know. at least for me,
- 6:16you know, I I gotta have a per even now,
- 6:19you know, after eighteen years of entrepreneurship,
- 6:21selling some businesses, being successful,
- 6:23I still have goals and visions.
- 6:26You know, I'll I'll be forty nine here in a few weeks and
- 6:30I mean, you know, I tell my sons,
- 6:32I have four sons, you know, you gotta have a purpose,
- 6:34you gotta have a why, you gotta have a vision.
- 6:36We don't you don't get in a car and and say,
- 6:39hey, I'm going somewhere, I don't know where.
- 6:41You know, usually we put in the destination on the GPS and that's our vision.
- 6:44We know where we're going. not many people get in a car and just start driving
- 6:48because you don't know where you're gonna end up.
- 6:50And so I tell my boys all the time,
- 6:53you know, we gotta have a purpose,
- 6:54we gotta have a vision, and you need to create a why.
- 6:57why you want to do that because there's going to be days to where you don't want
- 7:00to get up and do it. But that why is going to be the reason you get up and do it.
- 7:04So y you didn't get your your realtor license though until you were like forty
- 7:09three. Like were were you in were you in like real estate
- 7:11That's correct. Yes. Yep. Fi little bit over five years ago.
- 7:14investing up until that point,
- 7:16or how how did that look and what caused you to make that that shift?
- 7:19Yeah, so I had been you know, we we have a successful government contracting
- 7:23business, success a successful healthcare medical device company.
- 7:27We had sold a few in the process over the past eighteen years.
- 7:31I had been buying land and I had been buying vacation homes.
- 7:35And I flipped my first vacation home,
- 7:38kept it for a few years, sold it,
- 7:39made more money, went and bought another one.
- 7:41that gave me a little taste of ooh,
- 7:43wow, this is
- 7:44I can see where real estate can make you some decent money.
- 7:46Then I started buying up land that was attached to my original.
- 7:51My wife and I bought our first 80 acres about 15 years ago.
- 7:55And so we kept adding land onto it.
- 7:59We own almost 300 acres now, but people started calling me.
- 8:03Hey, I heard you're buying this farm.
- 8:06Well, my farm's for sale. You want to buy it?
- 8:08And of course I said, No, I only want to buy the farm that's touching mine.
- 8:12Well, this was during COVID and you know,
- 8:15I had my a lot of my businesses were were doing real well and and I
- 8:19had some good staff members and you know,
- 8:22I I had some free time. And so I I saw this commercial about getting your real
- 8:27estate license and becoming a land real estate specialist.
- 8:31And I saw, I love land. I love to hunt fish,
- 8:33I'm an outdoors guy, you know.
- 8:35So I was like, Yeah, I'm I think I'm gonna try this.
- 8:37And
- 8:38I did it and I knew what it takes to become a successful business.
- 8:43And I just applied those measures.
- 8:45My first year, I did a six did six figures and and commissions.
- 8:48fast forward, I had to do two years in the state of Alabama to become
- 8:52a real estate broker, took my broker's test,
- 8:54opened up my first brokerage, got recruited from a national company
- 8:59to be their broker, but I had two brokerages of my own.
- 9:01So I did, and then my first year with them,
- 9:04I was broker of the year out of 140 something offices.
- 9:07that was three years ago. I left them after becoming broker of the year because
- 9:10I wanted to open up more and I was had limitations.
- 9:13So I launched my first land brokerage called America's Outdoor Realty
- 9:17and and you know, we're off. We've been doing it for a little bit over five
- 9:21and a half years now.
- 9:22So do you primarily focus on like farmland,
- 9:25recreational land? How what does the what does that look like?
- 9:29So yeah, so we we all of it. So we do we have farm land,
- 9:32recreational land, development properties.
- 9:35We work with developers. I I buy and and cut up and somewhat develop
- 9:39it into lots and stuff myself.
- 9:41we have a residential division called Elite Properties of the South,
- 9:44where we we have a total of about 52 agents in combined with all of
- 9:48our real estate brokerages. So,
- 9:49you know, we we have a residential brokerage,
- 9:51we have the land brokerages, and then we have a specialty brokerage,
- 9:54I like to say. but yeah, I
- 9:55tend to mostly myself focus on land because that's what I love.
- 9:59I love doing that. I love getting land.
- 10:01I like, you know, finding those perfect pieces to where I may want to buy,
- 10:04cut them up, or help my clients find those perfect pieces to where they can double,
- 10:08triple, quadruple their money.
- 10:09I'm gonna pick your brain regarding scaling and and doing all of that
- 10:13on the other side of of our break,
- 10:16but what you're talking about is really interesting,
- 10:19especially re you you've had multiple business now.
- 10:22It sounds like you've you've really taken a a moment to s develop your team
- 10:28and and more importantly finding those team members that you can truly trust
- 10:33to operate the day to day operations so you can chase the next rabbit.
- 10:38If you will.
- 10:40Absolutely. Yeah, it's a it's important.
- 10:43You know, I'm real big on building a culture,
- 10:45you know, whether it's at your home,
- 10:47where you know, your marriage or friendship,
- 10:49whatever, and especially in business,
- 10:52business and relationships, you're either building a culture
- 10:54or it's building itself. And of course,
- 10:56if it's building itself, you don't know what it's going to turn into.
- 10:58So, you know, I'm I'm very intentional with building a positive culture,
- 11:02a culture. I mean, my longest employee has worked for me or or did.
- 11:06He he passed away in February.
- 11:07He had worked for me for 18 years.
- 11:09He was one my first hires with my first my medical device company.
- 11:12his wife still works for me. but you know,
- 11:14we we treat all of our folks with all of our companies,
- 11:17and whether you're a real estate agent or you're an employee for one
- 11:20of our device companies or government contracting business,
- 11:22we treat you like family because we understand the value of
- 11:26you know relationships and being intentional.
- 11:28And so yeah, I mean, we we love to create a culture,
- 11:31a positive culture, a successful culture where people feel good.
- 11:34You know, to be around us, to to to enjoy going to work.
- 11:37You are kind of have a I'm I'm gonna say kind of an oddity when it comes
- 11:42to being on this show because you also sell like some sort
- 11:46of training material through Instagram.
- 11:49I don't actually run into a lot of people in the
- 11:50That's right.
- 11:52real estate investing world that that does it in this in this way.
- 11:56So talk a little bit about that,
- 11:58how you came about that process and and what people could expect if they took took
- 12:04advantage of it.
- 12:06Absolutely. So on my Instagram,
- 12:08I think it's John dot Berry Hill and it's J-O-N dot B-E-R-R-Y-H-I-L-L on Instagram.
- 12:15but you know, when I started in real estate,
- 12:18you know, my first two years as an agent,
- 12:20I was successful. and I was doing it part-time because I had all
- 12:23my other businesses I was having to run until I could put proper people
- 12:26in certain places to where I could still,
- 12:29you know, run all the businesses.
- 12:31So
- 12:32Once I became the real estate broker,
- 12:34I said, hey, now I need to go find agents.
- 12:36and so what I did is I created an atmosphere and again a positive culture.
- 12:40But what I did was I created an agent blueprint playbook that showed what
- 12:46a lot of agents don't do to you know,
- 12:48a lot of people get their real estate license and don't c you know,
- 12:51don't get one cell under their belt.
- 12:52And there's usually a a number of reasons why,
- 12:55but the main one is visibility,
- 12:56is because
- 12:58No one know if no one knows what you do,
- 13:00if if you're not sharing that with anyone,
- 13:02if you you know, people don't know what they don't know.
- 13:05So if you're not, you know, creating some kind of exposure for yourself,
- 13:09then no one's gonna be able to do business with you.
- 13:11No, they're gonna know. So what I did is I created an agent blueprint playbook
- 13:14of what I did my first two years,
- 13:16plus I've added to it and I would give that to my agents.
- 13:19I give it to my agents now. And I the only requirement I ask is,
- 13:22hey, go through this agent blueprint playbook.
- 13:24And and it every agent that I know.
- 13:27That has gone through it, has had a number of sales and accomplished.
- 13:31I've even had agents come over from other brokerages that said,
- 13:35Hey, I heard I need to come over here and talk to you.
- 13:36You guys, you know, all your agents are successful.
- 13:39And I said, Yes, all of them that want to be successful are successful.
- 13:42And I said, Here's where we start.
- 13:43We start with this blueprint playbook.
- 13:44So then I started having people reach out to me that weren't with my group
- 13:50or in my agents or, you know, in my brokerage.
- 13:52So I got this bright idea is I'll just create
- 13:55a a play p playbook for people to purchase and we've sold quite a few of them.
- 13:59you can do it on you can buy it on our my stand the stand store on my Instagram.
- 14:04I think I have it on my Facebook page as well.
- 14:06but yeah so I created it and it's about a hundred and something pages long.
- 14:10It has a workbook you can work through it.
- 14:12and and I'm gonna tell you if if you do it and you don't get any sales I
- 14:16I you'll be the first one to let me know because everyone that does
- 14:19it and goes through it
- 14:20Number one, it teaches you how to expose yourself and get yourself out there
- 14:24in a simple way using social media,
- 14:26primarily Facebook. but then there's others things that we did to become successful.
- 14:30And so it goes into all that, but it's it's a simple recipe.
- 14:34The big thing is just being consistent with it and doing what it says.
- 14:37Well, a lot of the things that I've I've find this to be the case more more time
- 14:41than not, it's like it's the consistency,
- 14:45the persistence and the discipline to just kind of s not only find a niche
- 14:50but pick a particular plan and implement and and get it get moving.
- 14:56Well a lot of people they they seem to f flail or fail simply because
- 15:02the next shiny object, whether it's marketing strategy or business,
- 15:06th they'll they go off into a different in different ventures and
- 15:11and they're not seeing the the traction because they just that didn't stick with it.
- 15:15That's it. They're chasing I always say I always like to say there,
- 15:17I said, don't chase squirrels,
- 15:18don't chase rabbits. Listen, we're after big game here as a hunter,
- 15:21you know. So I'll tell I'll tell a lot of them,
- 15:23you know, you're gonna if you want to be successful in any business,
- 15:28you have to be consistent in your message.
- 15:30You have to be consistent in your day-to-day marketing campaign.
- 15:34You know, the reason billboards work and are so successful is because
- 15:38it doesn't require someone to go turn it on every day.
- 15:41It's already there.
- 15:43And it's consistent and the message doesn't change.
- 15:46And so you would think that you could tell an agent or anyone that's selling
- 15:51any product, post on your social media every day something,
- 15:56they'll do it for 10 days, and then it's like I can't do it no more.
- 16:01And I'm like, you're already on social media anyway.
- 16:04How can you not be consistent for 90 days?
- 16:08I don't, I it to me, it's bum fuzzing,
- 16:10like I'll just
- 16:12I'll set my mind to something and then it's like I all right,
- 16:14I at least got to do it for 90 days and let me see what happens.
- 16:17And then every time, boom, you know,
- 16:19day sixty-one, day seventy-three,
- 16:22boom, it catches. And it's like,
- 16:23man, every everything that you know,
- 16:26that I've been successful in has is just been all about consistency
- 16:30and discipline as showing up, doing the same thing,
- 16:33even when you don't want to. And so it it,
- 16:35you know, that's what this agent blueprint playbook goes into is just
- 16:38Just be consistent and do these little simple things every day,
- 16:42at least five days a week, if not seven,
- 16:44and watch what happens. And that's in any business.
- 16:49Well, it sounds like you've kind of ventured into a lot
- 16:51of marketing strategies associated with things.
- 16:54Like y when you say consistent with your message,
- 16:57we gotta face fact. A lot of people probably start with your book because they don't
- 17:02even know what their message ought to be.
- 17:04That's it. Yep. Absolutely. You know,
- 17:05you get a real estate license.
- 17:06Okay. now what? I just had a real estate agent literally two days ago
- 17:11had a meeting with her. She just got her license and literally we're sitting
- 17:14in my office and she goes, Yeah,
- 17:15now what? And I'm like, you know,
- 17:18real estate is y the fur the the the toughest part is just getting your real estate
- 17:22license. Then after that, it's let's let's put together a plan.
- 17:26Let's put together a thirty, sixty,
- 17:28a ninety day plan, let's follow that plan.
- 17:30And let's just be consistent in everything and watch what happens.
- 17:33She's on day three today, and she already has someone talking to her about buying
- 17:39a property. And I'm and she, you know,
- 17:41she was just like, my gosh. I said,
- 17:43It's all about just being consistent.
- 17:44I said, Imagine what it's gonna look like in day ninety-seven,
- 17:47you know, how many people that are gonna be calling you or messaging you,
- 17:51or there's gonna be peaks and valleys,
- 17:53you know, you're gonna go through is entrepreneurs,
- 17:55you know.
- 17:56You're gonna go through peaks and valleys where you're you're on top
- 17:58of the world one day and then the next day you're no getting phone calls.
- 18:01But that's why it's consistent.
- 18:03You're just being consistent because you're gonna have those days.
- 18:06And it's the days that you're succeeding in that's gonna overcome those days when
- 18:10you're in a valley and you're not having those phone calls.
- 18:12And again, you're just gonna add to your marketing plan.
- 18:15But the key is just being consistent and not stopping.
- 18:18Yeah, y you you said thirty, sixty and ninety days.
- 18:21Is do you think that that is kind of a those are magic numbers associated with it?
- 18:26It seems like when you know, it could it could be
- 18:28our procrastination associated with things.
- 18:32When you it seems when you get beyond ninety days you can have this future thinking
- 18:36and you can kind of have that that the goals and targets.
- 18:39But when it comes to planning,
- 18:41it seems like those seem to be a magic number.
- 18:44Like we can plan and and
- 18:47Take action for these brief smaller periods of time,
- 18:51like thirty, sixty or ninety days.
- 18:53Yeah. Well, you know, if I was to you know,
- 18:56the reason thirty, sixty, and ninety days and and a lot of that's in,
- 18:59you know, if you I've done some business classes and and I learned those type
- 19:02of short term deals is because if I plan five years mentally that could fatigue
- 19:08me and I go, my gosh, you know,
- 19:10five years, like, you know, year one,
- 19:13year two. But if I do thirty, sixty and ninety,
- 19:16as we know.
- 19:17a habit. Sometimes, you know, they they used to say 21 days to break
- 19:20a habit or create a habit, which I think that's inaccurate,
- 19:24but 30, 60, and 90 days gives you the little short you you think I could do that.
- 19:30I, you know, it gives you that mentality of,
- 19:32it's only 30 days, 60 days, 90 days.
- 19:35I can do that. You know, go to the gym.
- 19:37Don't have these six month long term goals.
- 19:40Set some 30, 60, and 90 day goals.
- 19:43And then
- 19:44not only will you start seeing results based off your consistency,
- 19:48but then it also gives you more ideas because you are succeeding in your 30,
- 19:5260, and 90 days that you'll add to it.
- 19:55And then that 30, 60, 90 days turns into 120,
- 19:58you know, and then a full year.
- 19:59And then you just keep going off that.
- 20:01And so I've found that, you know,
- 20:03it's not as overwhelming to a lot of new entrepreneurs or real estate agents when
- 20:08they come in, if I do, hey, let's look at a 30,
- 20:1060, and 90 day plan.
- 20:12And then halfway through it, we'll come back and we'll look and we'll extend that.
- 20:15And so that's the way I look at it because the the mental idea of,
- 20:20okay, let's put together a three-year plan.
- 20:23It's like, my gosh, three years,
- 20:25woo. But 30, 60, 90 is like, yeah,
- 20:27I can knock that out.
- 20:28Just to remind everybody, you want to learn more,

- 20:54John, heading back to your business,
- 20:56like you're
- 20:58It seems like you're addicted to business.
- 21:00Like, do you see this as a a game in some ways?
- 21:02Like you've you've you've had a couple other businesses.
- 21:06You g go into real estate now.
- 21:07Within a relatively short amount of time,
- 21:10you mentioned you have like over fifty two agents at this point.
- 21:14Like what's the deal here? Is this some
- 21:16Yes.
- 21:17sort of forgive me, crazy real life monopoly you're you're playing?
- 21:22What's what's going on?
- 21:24No. No, I like I'm thankful. I'm blessed.
- 21:27I I wake up every day and and give God all the gratitude.
- 21:29because you know, my wife and I are living a,
- 21:32you know, a life that that we've dreamed of.
- 21:35And don't get me wrong, we worked hard for this life.
- 21:37I just you know, if I do something,
- 21:40I want to do it well. I have six children.
- 21:42four of my children actually work for one of my companies.
- 21:46and
- 21:46Both their spouses, two of my children are married with kids.
- 21:49Their spouses also work for part of my company.
- 21:52My whole goal was to create a legacy,
- 21:54which is, you know, why I started writing the book Warrior to Wealth,
- 21:57which we'll be releasing that August of this year,
- 22:002026. is, you know, I I over the journey I had to create an identity
- 22:05of Warrior John, you Warrior to Wealth.
- 22:08And I wanted to become, you know,
- 22:10wealthy.
- 22:11not in a way of finance and what most people when you hear the word wealth.
- 22:14I wanted to be wealthy as I wanted to spend time with my wife and my kids
- 22:19as much as I could. I wanted to live life on my terms and not be ruled
- 22:23and dictated by everything else.
- 22:24And so that's the reason I've done these things.
- 22:27And so it's challenging. I'm competitive.
- 22:31You know, I played college sports.
- 22:32I was a linebacker in NCAA college linebacker.
- 22:36You know, I was in an elite
- 22:38infantry unit. I was an infantry sergeant.
- 22:40I did narcotics when I worked in law enforcement.
- 22:43So I've always just, you know,
- 22:46had this, I I want to be the best that I can be,
- 22:48you know. And so, you know, part of that taught me how to,
- 22:52you know, lean in to create my identity.
- 22:54You know, my book talks about,
- 22:56I've got pillars in it, but on the book cover,
- 22:58it talks about find your mission or as we know,
- 23:01our why, forge your identity and then build your legacy.
- 23:05And so that's what I wanted to do.
- 23:06And so the book talks about all this,
- 23:09these things and why that, you know,
- 23:11whether you call it a game or whatever,
- 23:13that I did these things is because that was my vision.
- 23:15And I knew that it was going to take more than one company,
- 23:18one thing to do. because of the I guess the the areas that I was in,
- 23:23you know, I was creating a local medical device company that ended
- 23:28up going national and I sold it.
- 23:29and so
- 23:30I don't know. I just love the challenges.
- 23:32I love the idea of starting something and creating streams of revenue.
- 23:37I love the idea of having my potentially my grandsons working for me one day.
- 23:41but yeah, I I d I don't know. It's not really a I don't know,
- 23:45maybe it is a game. I don't know.
- 23:47I just enjoyed I enjoy getting to do it and do it with my family.
- 23:50I think it's really important the way you just described wealth.
- 23:53Like this has been something that's that's also been on my mind as of late.
- 23:57Like we we keep hearing the concept of being financially free or financial freedom,
- 24:03but most people I don't think it t takes a moment to define it like you did.
- 24:09What does that mean? And and I the rooted why associated with it.
- 24:14And and it's all about
- 24:16those family connections and and something tells me that if we if we dug into
- 24:21it a little bit more, that's probably what you you're after too regarding legacy.
- 24:27It's not necessarily the money that you're handing down to to the in generations.
- 24:33It's the memory of John and and and being being close knit with the family.
- 24:40Yes, that's right. So my wife and I,
- 24:42when we got back together, you know,
- 24:44thank the Lord we did not go through with our divorce in the early
- 24:47two thousands when I left the military and got into law enforcement,
- 24:50was we talked about, you know,
- 24:52what what what do we want in life?
- 24:54What do we, you know, what does it look like?
- 24:56What does our dreams look like and stuff like that?
- 24:58And so, you know, coming from a broken home,
- 25:00I knew that I didn't want my kids to experience that.
- 25:02And I had almost allowed that to happen.
- 25:04And so
- 25:06I I told my wife, I said, I want our grandkids to see in our family tree one day,
- 25:11my great grandkids or great great grandkids to say,
- 25:14Papa John is where things changed in our life.
- 25:16And that was why we are living this life we live.
- 25:20That's why we all get to work together.
- 25:21That's why we have a real estate company and this company or whatever.
- 25:24That's that was that was my vision.
- 25:26My again, part of my legacy was I want my grandkids to see that Papa John said nope.
- 25:32Not here. We're not gonna tolerate that.
- 25:34This is what we're gonna go for.
- 25:35We're gonna go for, you know, my kids love to come and I think we all eat dinner.
- 25:40I mean, we are a houseful. There's 14 of us now because you count the grandsons.
- 25:43we eat dinner together probably four times a week on the farm,
- 25:48if not more. we just got back from a beach trip where we all 14 went and
- 25:52we rented a b house on the beach.
- 25:54It was awesome. we all went to Germany for Christmas.
- 25:57Hannah and I, my wife and I.
- 25:59We took the whole family to Germany for 10 days,
- 26:01went to the Christmas markets.
- 26:02And, you know, we love that. We love,
- 26:04you know, spending time with our children.
- 26:06We homeschooled our kids, even though my son went and played college football.
- 26:10He got to go and play high school ball at the local school.
- 26:13And all he had to do is just show up for seventh period boys athletics
- 26:16and then go play and go practice.
- 26:18So we've just, you know, we've built our family around,
- 26:21you know, expectations of of of you know.
- 26:24being a house of that that loves each other,
- 26:26that supports one another, that that we're positive and and you know,
- 26:30heart hearts of gratitude.
- 26:32Yeah, that's really neat. You've you've you've mentioned your faith
- 26:36a few times through this as well.
- 26:37Like talk a little bit about that,
- 26:40the importance of it and and how that might have changed things.
- 26:43Well, my faith is everything, you know,
- 26:45rooted in, you know, Jesus Christ is I gave my life to him.
- 26:48when I was seventeen years old and I fell off the wagon and you know,
- 26:53once I got my life right, back right,
- 26:55once he opened my eyes w again that night that he kind of tapped me
- 26:59on the shoulder and I saw my life just spiraling downhill.
- 27:02I I knew that I had to have a foundation.
- 27:06And so my foundation is in my faith.
- 27:07And so
- 27:08You know, that's been everything to be able to,
- 27:11you know, I want you what what does that teach us is,
- 27:14you know, the Bible teaches us to be good people,
- 27:16good human beings. You know, we're not perfect.
- 27:18By no means are we perfect. but it it it it's like in football,
- 27:22you fall down, you get back up.
- 27:24You don't just fall down and say,
- 27:25Well, we're done, game's over.
- 27:26No, you I mean you you get up,
- 27:28you run another play. You miss a tackle,
- 27:30that's okay. You get up, you run another play.
- 27:32And so, you know, that's what a lot of my faith has is just kept me grounded
- 27:36on and it's also humbled me as well.
- 27:38to be able to, you know, teach,
- 27:41do, and and, you know, I wish I could,
- 27:43you know, say everything I've done has been perfect and I'm a great example.
- 27:47I I I feel like I am a good example of my kids,
- 27:49but I haven't been perfect by any means is what I'm trying to say is,
- 27:51you know, and because of my faith,
- 27:53I get to fall back on my faith and start over each and every day and and
- 27:56try to be that, you know, excellent man of God that,
- 27:59you know, he's called us to be.
- 28:01Well, I I am gonna have to start transitioning to some other things here.
- 28:05John, you can see already that th this conversation kinda led us down
- 28:09a different path than I d I don't know if this is
- 28:11Yeah.
- 28:12what you expected here today. But as you know,
- 28:15like through Real Deal Crew, I prov provide a lot of technology
- 28:19to real estate investors, realtors and pros.
- 28:22I'd be curious if we could spend a few minutes on your back office,
- 28:26like
- 28:27What has changed over the past years?
- 28:29Your adoption of AI, for example,
- 28:31and and what does what does the future hold for for your business or what
- 28:36are your what are your what's your next thirty,
- 28:39sixty, ninety days look like?
- 28:42Yeah. So we actually just launched a new real estate brokerage built it's built
- 28:48through AI. It's literally there's no agents in this real estate brokerage.
- 28:51one of my associate brokers in a group,
- 28:53he's a partner. He's the broker over this brokerage.
- 28:57and it is literally I hate saying lead generation,
- 29:00but what it is is it's an A we've created it,
- 29:03it's an AI created brokerage that
- 29:07Brings people all across the country that are ready to sell their properties,
- 29:12mostly land, to us. we just launched it and it's crazy.
- 29:17The first week we got like 50 something million dollars in potential listings.
- 29:21And so we're working on that right now.
- 29:24We're pretty excited about that.
- 29:25I had a call before this. I had a call with a large broker,
- 29:29CEO. He's in 20 plus states,
- 29:32he's got a hundred and
- 29:34I don't know, maybe 150 agents.
- 29:36they're gonna come on board and be one of our test pilots.
- 29:39so we're super excited about that.
- 29:41AI, I think, is phenomenal. It's never gonna replace this though,
- 29:44Jack. It's never gonna replace me getting to sit here and talk to you or
- 29:48in if you were here in my office,
- 29:50never gonna replace the human-to-human interaction.
- 29:52Matter of fact, I think AI is gonna make that even stronger,
- 29:55in my opinion. people get scared of AI,
- 29:58and I'm like, you look.
- 30:00AI has a use. It can make you it can cut a 12-hour day down into about
- 30:05a three-hour day or maybe even to a two-hour day,
- 30:07which is good for guys like me because I like to,
- 30:09as you said earlier, I like to scale.
- 30:11I want, you know, I don't want just one brokerage,
- 30:13I want 20. And so you know, AI has allowed me,
- 30:18it I also I think I talk about it a little bit in my playbook,
- 30:20or I'm actually working on another playbook for AI for agents.
- 30:25I show my agents how to, you know,
- 30:28cut their days down tremendously by using certain AIs.
- 30:33And it's been phenomenal. I I love AI.
- 30:35I love it in that aspect because I really believe it's gonna make the human
- 30:38to human interaction even stronger and more demanding,
- 30:42meaning people are gonna demand more face to face now because they're gonna
- 30:45get tired of what all these other people are trying to do with AI
- 30:49is replace the human.
- 30:50You're not going to. You're not going to replace the human.
- 30:52You may replace a system or something like that,
- 30:56but you're never going to replace that me and you sitting there face to face,
- 30:59shaking hands and talking. People are going to want that more.
- 31:02And I'm I'm
- 31:03Mm.
- 31:04I'm glad. So I think it's going to be great.
- 31:05I I can't agree with you more.
- 31:07In fact that's I I say that very often is that we're really trying to reduce
- 31:13the the amount of tedious tasks that you might have to experience
- 31:16or it might actually help with your discipline in many regards just because it's
- 31:21not gonna forget, it's not going to let those certain things stop.
- 31:26That it'll just it'll just keep going.
- 31:28But in the end it's that pern personal ex connections,
- 31:32the personal conversations
- 31:34That's what we're freeing your time up to do and that's where you're always going
- 31:38to excel.
- 31:39Absolutely. Absolutely. Face to face will never I mean that you you know,
- 31:43you you can't ru you can't you you can't exchange that in feelings and when
- 31:48you meet someone for the first time or you know,
- 31:51you build those relationships that that can never be replaced.
- 31:54And again, this is only going to enhance that in my opinion.
- 31:58yes, do people take things and try to ruin it?
- 32:01Absolutely. That's been from the beginning of time.
- 32:03I mean, you know, there's always gonna be those crazy things out there,
- 32:06but
- 32:07you know, we have found that, you know,
- 32:10using AI and and stuff like that,
- 32:12it can cut down a lot, like you said,
- 32:13your daily task. A computer is only as good.
- 32:17A computer or AI is only as good as the data you're putting into it.
- 32:20So if you're not getting the results,
- 32:22and I'll tell my agents, if you're not getting the results you want,
- 32:25it's because you're not putting the the enough or correct data in to
- 32:28get what you want. For instance,
- 32:29I showed a young lady the other day,
- 32:32she had never used I mean, she she's in her mid twenties.
- 32:36And she's one of our agents. And she had never used,
- 32:38you know, any of the AIs. And I'm like,
- 32:39are you kidding me? Really? I said,
- 32:41so she was telling me what she was frustrated with.
- 32:43So I just showed her how to take it,
- 32:45enter in, tell her, tell, talk into it the data you wanted to about her day.
- 32:50And it generated her a schedule.
- 32:52And she's like, my gosh, that's exactly what I did.
- 32:54I said, How long would that have taken you?
- 32:56She said that took me hours. I said,
- 32:57It took us what? She said, That took us 30 seconds.
- 33:00I said, That's where AI is going to come in handy for you.
- 33:02It's going to help you.
- 33:03You know, you put the data in and say,
- 33:05here's what I need. Help me generate a workout schedule.
- 33:08Help me generate a meal schedule.
- 33:11But here's what I want to accomplish.
- 33:13You know, and so you're just putting in the the data,
- 33:16the as much data as you can, and then it's going to spit out what you're asking for.
- 33:20That's where these come in, you know,
- 33:22listing descriptions, all kinds of stuff like that.
- 33:25It's it's phenomenal.
- 33:26Yeah, and this is this is actually gonna kind of bring things back full circle
- 33:30because we started talking about how you envisioned the man you needed
- 33:35to be for your family. And if we provide that and work and let provide that context
- 33:42to AI and help it let it work backwards,
- 33:45you'll actually get a better result.
- 33:47So when you talk to it,
- 33:51help
- 33:52and and verbalize your vision of where you want to be,
- 33:55that's where those agendas, the the scheduling really has an impact because
- 34:01now it will help you and step you towards that that particular target or goal.
- 34:06And when we we you're you're right,
- 34:08junk in, junk out, when we experience what people might refer
- 34:13to as hallucinations or whatever,
- 34:15it's typically miss it's missed context.
- 34:17It's missing that information or that data.
- 34:20in order to provide you that clear response.
- 34:23Absolutely. Yeah.
- 34:26Well, John, I really appreciate this.
- 34:28Before we dive into the rapid fire and start closing out this episode,
- 34:32is there anything else we should have tried to hit on?
- 34:34No, I think I think we're we're spot on.
- 34:36Just to remind everybody one more time,
- 34:38it is johnberryhill.com. I'm gonna have that as a clickable link in
- 34:41the show notes as well as a link to the Instagram.
- 34:44But if you're ready, John, we'll dive into the rapid fire and close
- 34:47out this episode.
- 34:49Let's go.
- 34:50What lie do real estate investors often tell themselves?
- 34:54I can't do it. Or that's too much.
- 34:57Or it's too expensive. I don't have the money.
- 35:01If you could go back in time and give your younger self a piece of advice,
- 35:04what would it be?
- 35:05Get your real estate license as soon as you can.
- 35:07Instead of waiting to forty three,
- 35:08I should have got it at nineteen.
- 35:11Really? If you do you have a book recommendation or what are you reading right now?
- 35:16I literally am in the process of finishing writing my book,
- 35:19which is Warrior to Wealth. I just finished rereading again Atomic Habits.
- 35:24and also before that I just finished reading I think it's like my fifth time,
- 35:27Rich Dad, Poor Dad. I just I don't know.
- 35:29I I saw it, I thought, let me go through this book again,
- 35:32because I'd recommended it to someone.
- 35:34You're you're pointing out something else that's really important.
- 35:36There's like a lot of gems with you here today,
- 35:38John. I've I've I've found that rereading certain books is
- 35:44way more beneficial than finding the next one to read.
- 35:47Absolutely. I told you I think I'm on my third volume of my own book of writing it.
- 35:52I should have just left it alone and then just rewrote more books.
- 35:55But this third final copy, Warrior to Wealth,
- 35:58it's we're going to release it.
- 36:00you know, it's it's a lot about who I am,
- 36:02where I came from and stuff. But yes,
- 36:04it's cut because every time I go through and reread it,
- 36:07I see something that I want to add or take away.
- 36:09It's the same with like when I read Atomic Havocs.
- 36:11I'm like, I forgot that, or I don't remember this.
- 36:15And it it's awesome. Yeah. If you like a book,
- 36:18read it again. I'm telling you,
- 36:19it's just like when I read the Bible.
- 36:20I get something out of it every time,
- 36:22something different every time.
- 36:23Okay, we got two more questions.
- 36:25The the next one is what was your very first hire and what was your most recent
- 36:31hire?
- 36:32My very first hire, I'm still friends with this y lady today.
- 36:36She's become so successful. I'm so tickled for her.
- 36:38Her name was Rashonda Burks. And if you're listening to this Rashonda,
- 36:40you're yeah, she knows we're we're still good friends today.
- 36:43she was my first hire. my most recent hire has been a chief operations officer
- 36:49for my government government contracting company.
- 36:51And finally, what single tool or process have you implemented that
- 36:55has had the biggest time saving impact?
- 36:57Using AI, Claude, Chat GPT,
- 37:00and so on and so on. There's so many AI systems.
- 37:03There's not just one or two guys.
- 37:04I'm telling you, if you're listening,
- 37:06dig into all the AI systems that are out there.
- 37:09Use them, cut your day from an eight-hour day to a two hour day,
- 37:14and then you can accomplish more.
- 37:15This is one of those things that I I've up until AAI came out came
- 37:19out or became more prominent, I used to say that there wasn't anything cheaper than
- 37:25simply buying a book. The the amount of knowledge and experience you could
- 37:29get for twenty bucks it still seems absurd to me.
- 37:32But the amount of return, like even on a twenty dollar subscription
- 37:37for these AI platforms, it's it's silly.
- 37:40Yes.
- 37:41It's just
- 37:41Invest in yourself. That's what I tell folks,
- 37:44you know, like people that go and they'll call me or talk to me about
- 37:47the my Agent Blueprint playbook on the stand store on Instagram.
- 37:51Well, I don't know. Listen, if you don't want to invest in yourself,
- 37:54I understand. I can't help you.
- 37:55Like I mean if you don't have,
- 37:57you know, forty bucks, fifty bucks,
- 37:59even a hundred bucks, whatever it costs to all there's programs out there,
- 38:02if you're not willing to put something down.
- 38:05Especially as an agent or an entrepreneur,
- 38:07you've got to invest, whether it's time,
- 38:09money, but you know, like you said,
- 38:11a 20 bucks, 30 bucks, whatever it is.
- 38:14I mean, I've bought series of books or for $500 and gotten tons out of them.
- 38:19And I still do today. Like invest in yourself.
- 38:22If you're gonna invest in anything,
- 38:24invest in yourself. Buy the book,
- 38:26buy the play per play, play pla playbook,
- 38:28the blueprint, you know, buy whatever.
- 38:30but invest in yourself, definitely.
- 38:34Well, John, this was fantastic.
