- 0:00Spotless Stays is back. This monthly podcast series is
- 0:03brought to you by Houseplanet and Rural Stays Yorkshire.
- 0:07My name's James Farley, the founder of House Planet, and our
- 0:09goal is to explain everything you need to know about cleaning
- 0:12and maintenance strategies for short term rentals.
- 0:15Today we'll be talking about regulation in the STR cleaning
- 0:18industry and how Rural Stays founder Steph Flint helps
- 0:21property management businesses to train cleaning staff and
- 0:25streamline their processes. Steph, welcome back to Spotless
- 0:34Stays, a new monthly series. Looking forward to catching up
- 0:38with you monthly. Thank you.
- 0:41How are you? You're well.
- 0:42I am very well, thank you. Yeah.
- 0:43Looking forward to another discussion about cleaning.
- 0:46We managed to have quite a few controversial social media clips
- 0:49last time when we were talking about about pets and everything
- 0:53else before we move forward. Like what was the reaction you
- 0:57got to the series we did before? Oh my gosh, yeah, yeah, it was,
- 1:02it was interesting. It was interesting.
- 1:04Then people, the people started tagging me in post and I'm like,
- 1:06Oh my God, I'm going to be here number one, like worst hate the
- 1:10most hated person and when it comes to when it comes to dogs.
- 1:15But you know what it is for it is at the end of the day,
- 1:19there's always two sides to every story is knowing.
- 1:21It's interesting, I guess, to to hear from hear from everybody's
- 1:25opinions on stuff. Maria.
- 1:28Everybody's got their own opinions and especially with
- 1:30pets, you're going to find people very in favour and people
- 1:33very not in favour. And that's that's just the way
- 1:36of the world. All right.
- 1:37Then for today's conversation then we're going to kind of
- 1:40rerun something that we did at an event that we were at in
- 1:43April when we were talking to you about cleaning and
- 1:47regulation within the industry. So why do you think that STR
- 1:52cleaning needs regulation? Oh gosh, why?
- 1:58There's many, many factors to be fair in this, but I think that
- 2:02ultimately we regardless of short term rental, we are
- 2:08commercial and I think that we need to have accountability at
- 2:15many different levels. And the days of all gene down
- 2:19the road like the farmer's wife and that looking after the
- 2:22holiday properties and bringing around like mop and bucket in,
- 2:27it's just not it's not good enough anymore.
- 2:29Do you know, we've covered many, many holiday properties that you
- 2:33go into and the level of, of the standard of the, the quality of
- 2:38the equipment is not there. The, the, the actual cleaning
- 2:43itself is just substandard. Like really bad when you go in
- 2:47like 6 inches thick of dust with some places dirty old mops that
- 2:52you can smell them like stuffed underneath the, under the stairs
- 2:57and so on. And I just think that, you know,
- 2:59we it's OK having checklists, but if nobody's really being
- 3:05accountable at every step of the way, then are we not just
- 3:10entering a different era where there's just going to be more
- 3:15claims, more lost revenue, right?
- 3:18Damaging people's reputation, businesses reputations and so
- 3:21on. If we don't have good quality
- 3:24cleaners who understand how to clean but understand cross
- 3:28infection, contamination, you know, if you when people are
- 3:32coming in to stay in these homes, they expect bathrooms to
- 3:37be cleaned properly, not to be used the same cloth that then
- 3:41they're going to go off and use in a bloody kitchen or then
- 3:44Chuck The Dirty clothes under the sink ready to use next time.
- 3:48Because we've seen things like that too.
- 3:50And I just think that we need to have accountability if we're
- 3:53charging out and a lot of properties that we look after,
- 3:57they're up to a couple of 1000 lbs for a weekend.
- 4:00If we're charging, charging guests this sort of money, then
- 4:05they have to have a level of cleaning that is taught, right?
- 4:10It's not just acceptable, but of a standard that is, you know,
- 4:15you would feel safe and comfortable in, you wouldn't
- 4:18want, you wouldn't have it in a hospital, you know, so you, you
- 4:24wouldn't have it in a, you know, a swimming baths, you know,
- 4:28health and fitness, right? They've got to be clean.
- 4:30So why are we not making sure that what is happening in our
- 4:36holiday rentals is of a good standard?
- 4:40You'd expect it in a hotel. It's one of the challenges that
- 4:45a lot of hosts and property managers out there, they're
- 4:47looking at their bottom line and they're going for the cheapest
- 4:51option all the time because of course they they want to make a
- 4:54profit at the end of the day. Absolutely.
- 4:56Now, what I do want to turn around and say is that they the
- 4:59most expensive isn't necessarily always the best either, because
- 5:03you can have people that are charging top dollar for their
- 5:06cleaning services and still not being not delivering a really,
- 5:10really good service. So you can have really, really
- 5:13good cleaners who don't understand their numbers and
- 5:17charging way less than than they should be.
- 5:21And so I don't want to sort of like stereotype it to either the
- 5:26cheapest or and only the the most expensive is the best.
- 5:31But yes, that's definitely a factor.
- 5:33It's definitely a factor in if they're, if the owners are are
- 5:38not pricing their properties accordingly to make a profit or
- 5:43there's just not enough money in it.
- 5:45Some of them are, you know, they've, they've got investors
- 5:48to to get the properties, mortgages, etcetera.
- 5:53Then it is down to it is down to a cost in.
- 5:56But we need to educate everybody that maybe be either charging a
- 6:02little bit more per night to be able to afford the better
- 6:07cleaning service or put in a minimum three nights stay.
- 6:11If you can only charge X amount and you know that you're not
- 6:14going to get it within the area that you're at, you have to be
- 6:18able to tweak their numbers to make it, to make it work a bit
- 6:21better. And then hopefully as well, if
- 6:25we can educate the cleaners within the industry, then they
- 6:29know what they're worth is they know how the price better.
- 6:32So then they can, as we educate the cleaners, they can then
- 6:38essentially pass that information and that education
- 6:41on and we all win from it. So.
- 6:43What degree do you think the short term rental space needs to
- 6:47learn from hotels in this area? Well, I think there's the the
- 6:54thing with it's difficult with right hotels, you've got beds
- 6:58and bathrooms, right, Short term rentals, you've got beds,
- 7:02bathrooms, communal areas, kitchens, etcetera, right.
- 7:05So I think that the beauty of hotels is that you have a
- 7:10collection of staff that that work in different departments as
- 7:15well. So I think I've always looked at
- 7:18staff and try to bring them in from the hospitality industry as
- 7:22a whole and my background is it. But I think that if you are
- 7:29looking at how they, they train their, they train their staff
- 7:37and there is, you know, there's, there's procedures and protocols
- 7:41that, that they follow. Then essentially you've got like
- 7:45duty managers and so on that will come around and do all of
- 7:47and do all of them checks to make sure that everything is as
- 7:51it's supposed to be. Obviously within short term
- 7:54rentals, you don't have that right.
- 7:57You, you're literally relying on the integrity and the quality of
- 8:01the company that you're working with to do them checks and make
- 8:07sure that everything is done correctly.
- 8:10So it is a grey area. There isn't no one fits all.
- 8:13But I do think that if we could sort of look towards how hotels
- 8:21manage their housekeepers, then it may.
- 8:26And you know, and bring people in that actually genuinely care
- 8:29about the industry as well. You know, the more that you care
- 8:33about something, the more that you want to do better.
- 8:36If there was some sort of regulation, maybe like an
- 8:39accreditation scheme for cleaners, how do you envisage
- 8:42this would look? If a cleaner out there says
- 8:44right, I want to work in the STR space, is it like a day of
- 8:47training? Is it an online course?
- 8:48Something like that do. You know what it takes months to
- 8:51actually build a good cleaner. So I don't think that if you
- 8:54turn around and go, oh, you can go and sit a 1/2 an hour course
- 8:59or a couple of hours course or sit in front of a webinar or
- 9:01whatever, tick a few boxes. Then after that, then you can,
- 9:05you can booger off and and go, Oh yeah, I totally, totally
- 9:09disagree with that. I think it's something that it
- 9:11would really, really need to be some more along the lines of
- 9:14like an apprenticeship style. You know, you have to, you have
- 9:20to be able to demonstrate on multiple times that you're you
- 9:27can do XY and Z. So I think it's something that'd
- 9:31be quite a a longer process, definitely not a one day piece
- 9:36of training. And I will say that a few years
- 9:39back that I done training for to clean a hot tub, right?
- 9:44And it was sat, I was sat in a room nowhere near a hot tub.
- 9:49So I got some, we got the information fed to was about
- 9:58water balancing, etcetera and gone through it.
- 10:00You know, when we had a brochure and we've gone through and then
- 10:03at the end of it, I was qualified to to clean hot tubs.
- 10:08I didn't know what I'd I'd never been anywhere near 1.
- 10:12So I then went on my own accord and shadowed a cleaning a hot
- 10:19tub company and learn how to clean them on my my own time
- 10:26free of charge, because there was no way that I was going to
- 10:29be able to go and clean a hot tub and know that I'd done it
- 10:33properly. So, you know, these classroom
- 10:38environments are all very well and good, but when you're
- 10:40actually put into practice, like, you know, I didn't learn
- 10:44anything that day apart from the, you know, the academic side
- 10:49of it, but didn't still didn't have a clean hot tub.
- 10:52I ain't got a clue. It took me probably about nine
- 10:55months to learn how to do it properly and be confident enough
- 11:02to be able to offer that service.
- 11:06It is really about raising standards, isn't it across the
- 11:09industry and and how can, if it's better pay and more
- 11:13professional recognition, how can that raise the cleaning
- 11:16industry really in in STRS? Well, at the end of the day,
- 11:20we've got there's a the cleaning industry as a whole, right?
- 11:26It's always been known for something that is is cheap.
- 11:31You know we want to bring new cleaners into this industry in
- 11:36the short term rental there are actually like hospitality
- 11:40professionals. It's not just about the actual
- 11:43cleaning, it's about the delivering the whole service
- 11:46from the moment that somebody lands on your web page to write
- 11:49to purchase your right to stay in your home, right the whole
- 11:55journey and that, and we're part of that journey.
- 11:58We we need to, we need to, however we do it, make it a lot
- 12:05more appealing to cleaners wanted to come in and build a
- 12:10career out of it instead of it looking at it, it's just like,
- 12:14you know, this is, this is a job for now.
- 12:16It's stop gap for me because the industry, it's a multibillion
- 12:21dollar industry. There's a lot of lot of wealthy
- 12:25people that have and there's a lot of people that I know that
- 12:30work within the cleaner, the short term rental that they have
- 12:33incredible businesses and they're incredibly profitable.
- 12:37And there's lots of, there's lots of one man man sole traders
- 12:41that are doing absolutely they're, they're making a lot of
- 12:44money just on their own because of the way that they deliver
- 12:50their service to their guests, to their clients.
- 12:55And obviously they see the repeat bookings on the back of
- 12:58it. There is money in cleaning, no
- 13:01doubt about that. I've seen that since getting
- 13:03involved in STRS. I've thought if I do another
- 13:05business, it's going to be something to do.
- 13:07With. Yeah, exactly.
- 13:11Now you mentioned it before as well, but you also like work
- 13:14with a lot of brands. Obviously you're, you're
- 13:16cleaning for so many short term rentals through your company,
- 13:18but you also work with different brands in the space, consulting,
- 13:22helping to set up their cleaning teams and providing training and
- 13:25that kind of thing. So just kind of tell us like
- 13:27some of the things that you you do for various brands and and
- 13:29how you can help property management businesses out there.
- 13:32Okey dokey. So I've got national reach.
- 13:35I'll travel wherever you want me to travel to.
- 13:38If you are a host and you have just like a couple of holiday
- 13:41properties and you're struggling with your cleaners, you're
- 13:43struggling with your cleaning teams and you don't know how to
- 13:48get the best from them, I will come.
- 13:51I will work alongside yourself and your cleaners and build them
- 13:55up, train them up and give them the tools and the skills for
- 13:59them to, for use to literally manage our own team teams of
- 14:04cleaners. So, yeah, as much as we have our
- 14:07own cleaning business that I'm quite happy to work with hosts,
- 14:11owners, other cleaners to help them build their own, their own
- 14:16teams, help owners to get the, you know, the most return on
- 14:22their investment. Because we have, as you know
- 14:25yourself, there's lots of people that are coming into the
- 14:27industry and they, they may be very good at property sourcing,
- 14:32right? And they find an amazing
- 14:35property, but then they don't know what to do with it
- 14:40afterwards. They've taught, been taught how
- 14:43to list it, right? They, you know, but they just
- 14:48can't get the head round the operations because it is really,
- 14:52really difficult. So it's very, very varied what I
- 14:58do, to be fair, from setting people up with just cleaning
- 15:05instructions and checklists, which is very, very basic,
- 15:09advising them how to use right the best cleaning products,
- 15:14right. And we're working with people's
- 15:16to different costs as well, because everyone's got a
- 15:19different budget, you know, SO11 box just doesn't fit everything,
- 15:25you know, not for everybody. And we've got to be very, very
- 15:27mindful that something that works in Leeds City centre is
- 15:33not going to work in rural North Yorkshire, you know, And we've,
- 15:39we have to, we have to tweak things to, for each individual
- 15:47to get the best from him. So it we do all sorts, we do all
- 15:52sorts. If you need help with your, your
- 15:53cleaning team, you know, monitoring all those kind of
- 15:56things, definitely give Steph a call so where people can contact
- 16:00you. Steph, just let us know your
