- 0:00SPEAKER_00: One of the biggest complaints I get is about communication.
- 0:03SPEAKER_00: Whenever people are talking about hiring a real estate agent, it's not at the beginning they discover this because, of course, at the beginning everybody wants to communicate, I mean, beyond their ability.
- 0:14SPEAKER_00: But once they get into the process, there's questions that come up.
- 0:16SPEAKER_00: And then sometimes the agent snaps quips at the client and says, Well, you know, I'm busy.
- 0:22SPEAKER_00: I'm in the process of trying to sell your home or find a buyer for it, or I'm trying to find real estate listings for you.
- 0:28SPEAKER_00: I don't think that's a good excuse.
- 0:30SPEAKER_00: I think it should be established up front whenever you're talking and interviewing an agent, even an agent I might recommend to you, finding out what their communication style is.
- 0:40SPEAKER_00: How long is it going to take them to get back to you?
- 0:43SPEAKER_00: It could be at particular times that they might be tied up, but how long is it really going to take?
- 0:48SPEAKER_00: I know when I was a police officer, let's say we had court, there could be multiple hours of the day when I wasn't available.
- 0:55SPEAKER_00: For example, if I was scheduled to be at court at 8:30, that's when I had to register and go in.
- 1:01SPEAKER_00: I might have 20, 30 minutes, maybe prior to the actual court doors opening when I could talk on the phone.
- 1:07SPEAKER_00: But even that, sometimes the DA or CA, whoever I was dealing with, they might snatch me up right away, walk in the officer's room, grab me out.
- 1:15SPEAKER_00: I'm sitting in a room, and I'm not on the phone.
- 1:17SPEAKER_00: I don't have that luxury to be able to answer a phone call.
- 1:20SPEAKER_00: We're talking about cops at court, though.
- 1:22SPEAKER_00: We're not talking about real estate agents.
- 1:24SPEAKER_00: Unless the real estate agent is in court, unless the real estate agent is testifying on some real estate-related case, which probably isn't the problem or the case.
- 1:35SPEAKER_00: More than likely, they're going to be available unless they're with other clients, and that's a respect thing.
- 1:40SPEAKER_00: If I'm sitting with somebody when I was selling real estate full-time, if I was sitting with them and somebody else called in, of course, out of respect, I didn't pick up the phone.
- 1:48SPEAKER_00: Of course, everybody's nice.
- 1:49SPEAKER_00: Do you want to get that?
- 1:50SPEAKER_00: You want to answer that?
- 1:51SPEAKER_00: Well, no, it's your time.
- 1:52SPEAKER_00: This is your time.
- 1:54SPEAKER_00: So I also pass that along to the agents I refer.
- 1:58SPEAKER_00: It has to be you first, all the time, 100%.
- 2:02SPEAKER_00: But establishing how they communicate with you are going to communicate, I think that's incredibly important.
- 2:08SPEAKER_00: And those are one of the questions that I would definitely find out about as I put together in my QA document whenever I'm actually having an agent referred to you.
- 2:18SPEAKER_00: If you go to Santa ClaritaOpenhouses.com, you'll be able to see that.
- 2:22SPEAKER_00: And then that's part of that.
- 2:23SPEAKER_00: Then in addition, how are you going to structure that buyer contract?
- 2:27SPEAKER_00: What are you going to be charging me?
- 2:28SPEAKER_00: Who's going to be paying that?
- 2:29SPEAKER_00: Is it going to be you that I'm going to be paying, or is the seller going to be paying?
- 2:33SPEAKER_00: How is that going to work?
- 2:35SPEAKER_00: That's also part of that QA that I give to those people that are looking to hire an agent, whether it is to represent them as a buyer of real estate, because that's a brand new requirement to have that BBC or that buyer broker contract or BBA buyer broker agreement.
- 2:51SPEAKER_00: And also on the selling side, what does that charge look like?
- 2:54SPEAKER_00: I'll close with this.
- 2:55SPEAKER_00: I always hear about flat fee service.
- 2:58SPEAKER_00: That's nothing new.
- 2:59SPEAKER_00: Somebody charging a flat fee to sell a house, that's not new stuff.
- 3:03SPEAKER_00: I have plenty of agents, members of my network, that do that same sort of thing.
- 3:08SPEAKER_00: You just have to figure out if that's going to give you enough value when it comes to selling a residence.
- 3:14SPEAKER_00: And what I mean is what you get for the flat fee.
- 3:17SPEAKER_00: Do you get all the bells and whistles?
- 3:19SPEAKER_00: And then does that flat fee change depending on what kind of offers are received, or also depending on what type of kind of timeline is being associated with the sale of the residence?
- 3:29SPEAKER_00: If the house is going to sell within the first three weeks, maybe the flat fee applies, but maybe within that flat fee special contract, after that it's going to increase, depending.
- 3:41SPEAKER_00: So you have to read all the small print.
- 3:43SPEAKER_00: And if you're going to be referred to an agent that offers that flat fee service, there's now four eyes, one, two, three, four, and depending on who else you have on your side, four eyes on that agent's process, so you know you're not getting taken anyway.
- 3:56SPEAKER_00: So that exists, it's out there.
- 3:58SPEAKER_00: I've caught her with honor.
- 3:59SPEAKER_00: When you're ready to be referred to the best agent, period, in Santa Clarita Valley, one that matches your particular requirements, SantaClarita Openhouses.com.
- 4:08SPEAKER_00: We'll see you.
- 4:08SPEAKER_00: Thanks for watching.
- 4:09SPEAKER_00: Be well.
