Transcript
- 0:00Speaker 1: Cost a building house up one point one percent in
- 0:02Speaker 1: the three months to June. This is from cotality. Annual
- 0:04Speaker 1: cost growth up three and a half percent. Actually not
- 0:07Speaker 1: bad given the war price of oil. Building activity starting
- 0:10Speaker 1: to gain traction as well. Malcolm Fleming, New Zealand certified
- 0:13Speaker 1: build as CEO of me this morning, Malcol, get a
- 0:16Speaker 1: good morning, right, So not as bad as it could
- 0:18Speaker 1: have been. You thought it might be.
- 0:21Speaker 2: A surprisingly low number. I'd have to say one point
- 0:25Speaker 2: one percent, as you said in your intro for two
- 0:28Speaker 2: to two, well below what expectations were given the backdrop
- 0:32Speaker 2: of their are war and the cost escalation we saw
- 0:36Speaker 2: in building project products. Soon after it has sort of
- 0:42Speaker 2: calmed down the building cost escalations we're seeing. So a
- 0:46Speaker 2: pretty good number and I think it's important also in
- 0:49Speaker 2: the note that the overall number of the twelve months
- 0:52Speaker 2: is below what Cotality are talking about is usual number
- 0:57Speaker 2: of four percent manually.
- 1:00Speaker 1: So yeah, who's coming, When are we going to developer
- 1:02Speaker 1: is going to come back? Because it looks like they've
- 1:04Speaker 1: all kind of pulled back. They're all a bit nervous,
- 1:06Speaker 1: which is more to do with the market than the
- 1:07Speaker 1: cost of building. But what are you seeing hearing out there.
- 1:11Speaker 2: I'm sting to hear that the market is slowly changing,
- 1:13Speaker 2: there is some enthusiasm for motion industry, that we are
- 1:18Speaker 2: at the bottom of the cycle coming suddenly come out
- 1:20Speaker 2: of it. We started to see some good signs, and
- 1:22Speaker 2: I've been on your show earlier this year talking about
- 1:24Speaker 2: but those were and then of course we had their
- 1:27Speaker 2: own war, so that then eroded some of those gains
- 1:30Speaker 2: and that positivity was starting to see that and back
- 1:36Speaker 2: in the twenty eighth of February when there are war
- 1:38Speaker 2: started and the month afterwards, we were very concerned about
- 1:42Speaker 2: cost escalations and that has played out, that is it
- 1:46Speaker 2: and slowed things down a little bit. That the actual
- 1:49Speaker 2: cost escalation has been less than we were thinking it
- 1:52Speaker 2: would be is a good sign when you marry that up.
- 1:55Speaker 2: It was only a week or two we were talking
- 1:57Speaker 2: about building consent numbers or year two end of May
- 2:03Speaker 2: being above where they were the corresponding time last year.
- 2:06Speaker 2: You're starting to be some good signals returning.
- 2:08Speaker 1: Yeah, absolutely, Malcolm, good to see you, are good to
- 2:10Speaker 1: hear you, I should say, Malcolm Fleming news it on
- 2:12Speaker 1: Certified Builders CEO.
