- 1:56Just amazing to see you put on and continue to
- 1:58see this grow here. So I'm going to dive in on
- 2:00asset management. My name is Jason Yarusi. I'm
- 2:02a multifamily investor now here in Tennessee.
- 2:05Since 2017, I've acquired over 2 ,000 plus units
- 2:10across a few markets here in the Southeast, about
- 2:13$250 million of real estate. A lot of this really
- 2:16comes down to our business plan of finding underperforming
- 2:20assets that we can come in there and put together
- 2:22a repositioning plan that fits our two teak.
- 2:25So we'll talk to that a little bit today with
- 2:26asset management. And again, I'm Jason, you're
- 2:28received asset management, right? So asset management
- 2:31is ideally the oversight of the property, right?
- 2:33So we are not actively doing the property management.
- 2:35That is another party. We'll speak that to the
- 2:37next slide, but we're monitoring the economic
- 2:39and operating performance of property, overseeing
- 2:41the workflow, overseeing the property from acquisition
- 2:45to disposition, right? So it's a fully engaged,
- 2:47it doesn't pick up when you do close. and the
- 2:49property, you're helping craft the plan, whether
- 2:52it's you as one of the owners or you on behalf
- 2:54of ownership to make sure the plan one can be
- 2:58attained and two, make sure it can be put into
- 3:02motion at the closing. Next piece is property
- 3:05management. Now this is not property management.
- 3:07Property management handles the day -to -day
- 3:09operations of the property, works to achieve
- 3:11the plans and goals of owners as well, along
- 3:14with the asset management, but works with the
- 3:16asset management on the... guidelines that we
- 3:20do want to make sure the property is performing
- 3:22accordingly. So here are some questions to ask
- 3:25property management when we're getting involved.
- 3:27What is your experience in the multifamily asset
- 3:29class? How many units do you have under management?
- 3:32What type of internal software do you use? And
- 3:35what is your in -house team, meaning that do
- 3:38you handle construction? If you do handle construction,
- 3:40what are some of the pieces of construction that
- 3:43maybe you won't handle? Maybe you won't do some
- 3:45of the trades like HVAC or plumbing. So where
- 3:48does your company or outfit pick up? So as an
- 3:51asset manager, we want to understand that. We
- 3:53also want to understand their experience in the
- 3:55field we're investing in. So we're investing
- 3:57in multifamily properties here. Ideally, if the
- 4:00company is very heavy in single family, we're
- 4:03very heavy with very large class save units,
- 4:05and we're coming in to invest in. B or C multifamily
- 4:09assets that may be 50 or 100 units. It might
- 4:11not be the right fit, right? Because they may
- 4:12have some learning lessons or some practices
- 4:15or principles that are not set up for us in terms
- 4:18of us and our business plan. And lastly, what
- 4:20is their fee, right? Typically you find that
- 4:23management fees may be anywhere from three to
- 4:2512 % based on the units and their offering, right?
- 4:29So if it's single family houses, it might be
- 4:3110 or 12%. If it's a 300 unit property, it might
- 4:34be 3 % of collection. of revenue on the property.
- 4:38So understanding what is the fee structure and
- 4:40making sure it's in alignment with the going
- 4:43rates for property management. Next is part of
- 4:47asset management is doing the initial inspection
- 4:49to make sure our underwriting that has been done
- 4:52with our underwriting team and our proposed or
- 4:55planned construction plan or repositioning plan
- 4:58is actually going to be able to be maintained
- 5:01or sustained based on our property inspection.
- 5:04We're also going to look at the income and expenses
- 5:06that are actually occurring on the property as
- 5:09part of our takeover and allow that to form our
- 5:11budget, whether our budget is fully adapted based
- 5:14on our prior analysis or if it needs to adapt
- 5:17from our on -site inspection. This is also going
- 5:20to include the takeover and repositioning plan.
- 5:23So how are we going to engage with the property
- 5:24manager to make sure that whether it be a transition
- 5:27from the existing property manager of the seller
- 5:29to our new property manager or keeping the property
- 5:31manager, how are we going to do this takeover
- 5:34proficiently so it doesn't have a high impact
- 5:36on tenants and it can make this as seamless as
- 5:38possible? And then our project or plan at day
- 5:41one with the new management company, what will
- 5:44be our main focus out of the gate. Lastly, making
- 5:47sure that this is aligning with the owner's objections,
- 5:51of course, where they want to go and meeting
- 5:53the loan requirements for the loan we have on
- 5:56the property. operations, we're going to evaluate
- 6:00the performance of the property. In the beginning,
- 6:03it's going to be on a week to week basis, right?
- 6:06There's a lot of moving parts and things take
- 6:09with a bigger property a long time to have effect.
- 6:12So if we're having things that are happening
- 6:13day in and day out, we're not tracking this for
- 6:15a few months and say there's a leak or something
- 6:18else, the ramifications are much larger than
- 6:20it would be on just a single property or single
- 6:22house. So we do have to keep a very high intent
- 6:26focus on what's happening day to day. So we will
- 6:29set up weekly meetings with our property management
- 6:31company to make sure we're focused on, of course,
- 6:33the collections, the leasing, any of the marketing
- 6:36promises, construction, and then open items that
- 6:40allows us to keep a clear read on what's happening
- 6:42with the property. We're also going to look on
- 6:45our team. That could be our internal team, property
- 6:48managers, or others to look at other ways that
- 6:50we could drive income to the property that will
- 6:52meet the market or how we can curtail expenses.
- 6:56What can be a fine -tuned turn process where
- 7:00a lot of time can be lost? And how can we do
- 7:03this and still need to facilitate the linear
- 7:05needs and requests as they are written into our
- 7:08little documents? Some of our account review,
- 7:11we're going to review our cash and reserve balances.
- 7:13We're also going to look at our account receivables
- 7:16and payables on a month and month out, try to
- 7:18forecast that accordingly so it can work in line
- 7:21with our available working capital. This is going
- 7:24to all bake into really the equity interest and
- 7:27loan ratio of where we need to be within the
- 7:29guidelines and how the owner is looking to have
- 7:32their cash flow or their free cash flow be dictated
- 7:35throughout the project. This also is going to
- 7:37look forward on a yearly, monthly, quarterly
- 7:41basis of how do we forecast potential renewals
- 7:45or move -outs, or what would be our anticipated
- 7:48need for move -outs to be able to meet our designated
- 7:51term process to hit our new income rates. So
- 7:54next. Some of the top income line drivers, of
- 7:57course, can be rent increases. We're going to
- 7:59go in there and either just increase rents for
- 8:02existing tenants if the leases do fit, or can
- 8:05we go out there and do specific things to the
- 8:08renovation of the exterior and interior of the
- 8:10property to be able to drive income? Are there
- 8:12contracts that we can take advantage of? Could
- 8:15be laundry contracts. It could be trash relay
- 8:18contracts. Could be cable contracts that could
- 8:21drive additional income to the property. have
- 8:25a turn tenant process for implementation where
- 8:28we can look at our tenants who are having good
- 8:30tenants and give them maybe a lower renewal rate
- 8:33so we can keep those tenants on board, but also
- 8:36with quote unquote reward them for the short
- 8:38for their long good nature on the property. And
- 8:42then our other tenants been bad performing tenants
- 8:44that maybe we're going to go in there and push
- 8:45a different rental rate with the necessary need
- 8:48that we may look to be able to turn that unit
- 8:51to get the bigger rent increase into the. future.
- 8:54And is there ability to gain other things? Can
- 8:57we add on units? Can we turn an office into a
- 9:01smaller office and one unit? Can we look at looking
- 9:04at storage space and make that or additional
- 9:06used or open space and turn that into storage
- 9:09space? Is there additional things that we can
- 9:11think of outside the box to drive additional
- 9:13income to the property? So some of our due diligence,
- 9:17we're gonna review current litigation, tenant
- 9:20evictions, list of the current personal property,
- 9:23including appliances, equipment, supply. What
- 9:26is the list of outstanding maintenance items?
- 9:28Is there a lot of maintenance requests that exist
- 9:31in a property that potentially are not being
- 9:34met or do need to be met accordingly, especially
- 9:36any leaks or other pieces that are having a dramatic
- 9:39effect on a property that need to be handled
- 9:41in a routine fashion quickly as a takeover. Also
- 9:45talking with our PPM attorney, making sure the
- 9:49asset and entity is formed everything from incorporation
- 9:51of formation of legal entity. Finally, finalizing
- 9:54the ownership structure, noting if we are going
- 9:57to gauge doing a cost segregation study and then
- 10:00coordinating the closing. So if you are at a
- 10:02state closing, you want to make sure that that's
- 10:04been coordinated with all the necessary parties
- 10:07from legal to title to to the lender to make
- 10:10sure that everybody's in accordance of how you're
- 10:13going to make sure that this transaction. is
- 10:15highly successful in getting it from where it
- 10:18needs to be over the line to closing so you can
- 10:20take on the full role of the asset management
- 10:23process. So some of the ways that you can easily
- 10:27increase your bottom line, your net operating
- 10:30income, renovation repairs. You can capture lost
- 10:33lease by raising the rents to meet in the market.
- 10:36You can find ways to proficiently reduce expenses
- 10:39to meet the true nature of the property. Now
- 10:42that doesn't mean cut expenses that are needed
- 10:45to run the property efficiently. It means to
- 10:47eliminate. undo expenses that can be maintained
- 10:50in a more efficient manner. Next is, can you
- 10:53add on additional fees, whether it be pet fees,
- 10:55laundry fees, application fees? parking fees
- 10:58or as we spoke earlier bring in other contracts.
- 11:00Is there a way to save on your utility bills?
- 11:03One of your highest expenses is your utility
- 11:05bills. Can some of this be back to bill back
- 11:07to tenants? Is there a way that you can add in
- 11:09low -flesh toilets? Can you change out windows
- 11:12to put high -energy saving windows in board?
- 11:15Are there ways that you can save to reduce your
- 11:18utility expenses for the overall property?
