- 1:45Karishma, thank you for joining us on House Planet Bite Size.
- 1:48You've got 5 minimum stay tactics to share, so take it
- 1:53away with tip #1. Absolutely.
- 1:56Tip #1 is data, data, data. A lot of times what hosts do is
- 2:04start with what they feel is right or, you know, their gut
- 2:07instinct that, hey, I think three nights minimum is good
- 2:10enough for this. Or, you know, maybe I can just
- 2:13put four night minimum for my weekend because a lot of times
- 2:17it feels safe or it feels manageable because or because
- 2:20everyone else is doing it. But our gut isn't the best
- 2:25source of truth. Data is.
- 2:27So the first tip would be to look at what's happening in your
- 2:30market, look at what your competitors are doing, look at
- 2:34what guests are really booking AT, and then probably set your
- 2:39minimum stays. A simple example of that would
- 2:42be let's say you think A2 night minimum or a three night minimum
- 2:45for your weekend is what you feel is right.
- 2:48But that's a super low demand weekend and people are probably
- 2:52just booking one or two nights. You might not even show up in
- 2:54search results. So look at the data and then
- 2:57make your decisions. That would be the first tip.
- 3:00That makes a lot of sense. Yeah, I think I think you're
- 3:02right. You know, so often house and
- 3:04property managers have a gut feeling that they need to have a
- 3:07minimum of two or three or 4. But without without knowing what
- 3:12your guests want, then it's it is just a guess.
- 3:15It is just a guess. OK then, Karishma.
- 3:18So tip #2. Tip #2 would be to really make
- 3:22sure you're getting your gaps filled and your last minute
- 3:26stays configured well. And this one's, this one's
- 3:30really intuitive because let's say a guest checks out on a
- 3:33Thursday and another one arrives on Saturday.
- 3:38Now you have a two night gap, but let's say you've set up your
- 3:42minimum to be 3 night long. So this gap essentially becomes
- 3:45unbookable and you're losing out on some money that you could
- 3:49have made on A2 night gap. So use the like if you're using
- 3:54price lapse, there's something called often gaps setting.
- 3:56Make sure it's configured correctly so that you don't lose
- 3:59money on those gaps that are created by two longer bookings.
- 4:02And second one in the same part would be to make sure your last
- 4:06minute minimum stays are configured well.
- 4:08Because let's say you have a last minute cancellation and you
- 4:13have a two night gap open, like a two night open for like
- 4:17tomorrow or day after tomorrow. And you've set up again, a rigid
- 4:193 night minimum rule. Even when travellers are looking
- 4:22to book stays last minute and you're going to make some money,
- 4:26you're probably losing out on that revenue because you have
- 4:28longer minimum stays last minute.
- 4:29So your last minute minimum stay and your often gap minimum stays
- 4:33are super important to optimize on the occupancy part of your
- 4:38profile. And obviously no, money is not a
- 4:43good option when you can earn some money.
- 4:44So yeah. Yeah, Yeah.
- 4:46There's a couple of points here, isn't there?
- 4:47Because from an OTA point of view, if you're available for
- 4:52more nights, then the likes of Airbnb and booking.com will
- 4:55reward you because you're available.
- 4:58And also what's your suggesting, let's say you have a minimum
- 5:01three nights stay, but you have two nights available.
- 5:04Would you automatically charge the three night price for those
- 5:08two nights? It really depends on where this
- 5:12is. So for example, if you have this
- 5:16really far out in the future, you have the opportunity to
- 5:18charge more and see if people are willing to pay more.
- 5:22Because as you come closer to the check in date, you can drop
- 5:25your prices. But if it's like really last
- 5:27minute then probably raising your prices might not make as
- 5:29much sense because at this point people are probably looking for
- 5:31deals or you want to fill up your rooms faster.
- 5:35Yeah, because I guess there'll be property managers out there
- 5:37saying, well, I've got a three night minimum because I've got
- 5:40costs with cleaning and that kind of thing and I have to
- 5:42charge this, this minimum price. So they might say, well, I'll
- 5:45put the price up and if I get the booking then then great.
- 5:48If not, then it's it's not the end of the world.
- 5:51OK then, Karishma. So tip #3.
- 5:54Tip #3 And this is a really important one, is to protect
- 5:58your far out bookings. And this is where it really gets
- 6:02strategic. Let's say it's we're in July now
- 6:07and someone wants to book tonight for Christmas.
- 6:11You get very happy because hey, I'm going to get a booking.
- 6:13And you say yes. But what you're essentially
- 6:15doing is you're locking out an entire high demand, high value
- 6:19period for some guaranteed revenue today.
- 6:22And you're giving up on the opportunity cost of getting a
- 6:24longer higher value booking maybe probably a few months down
- 6:29the line. So this, this balance between
- 6:33getting your revenue locked in today versus losing out on the
- 6:37opportunity cost of getting better, higher value bookings is
- 6:41super important. So that's where making sure that
- 6:44updates are really far out or if it's a very high demand period,
- 6:47having higher better minimum stays to optimize on the revenue
- 6:52part of your profile is super important.
- 6:54Yeah. So if you're saying, saying if
- 6:56it's like, I don't know, six months, nine months, even a year
- 6:59before, what do you think the minimum should be?
- 7:02It really depends from market to market, honestly.
- 7:05So like there's people who start with like a five night minimum
- 7:08and go up to like a seven night minimum.
- 7:10But again, this it's very hard to generalize what your minimum
- 7:13should be. Going back to point number one,
- 7:15look at data, look at what works, what doesn't work, and
- 7:18then figure out your bedroom stays.
- 7:19Yeah, yeah. The the point being, you don't
- 7:21want to take a one night stay and then later on that costs you
- 7:26a three-week booking or a month long booking or.
- 7:29Something like that, yeah, blocking out the entire period
- 7:31that you might have gotten booking for.
- 7:33Exactly. And you can obviously set the
- 7:35parameters here in in a tool like Price Labs.
- 7:39OK then, Karishma. So tip #4.
- 7:41Tip #4 And I think this is one of the most underutilized
- 7:44features, even in Price labs is to make sure your minimum stay
- 7:49reflects the season, not just the calendar.
- 7:52So think of it like this, travellers book differently
- 7:55depending on the time of the year.
- 7:57In summer, maybe families are looking for like week long
- 8:00stays. Whereas in low season periods,
- 8:03maybe there's just like folks looking for a weekend quick
- 8:06getaway. So what you should do is
- 8:10breakdown your calendar by high season, by shoulder season, by
- 8:13low season, by high demand or low demand periods and adjust
- 8:17your minimum stays accordingly depending on what works for
- 8:21those periods. What are the kind of guests
- 8:23you're getting? What are the kind of bookings is
- 8:24the market getting and then adjust your minimum stays
- 8:27accordingly. And what really helps here is
- 8:30Price Labs has recently released their autumn and stay feature.
- 8:34So what we do there is give you a complete minimum state
- 8:38recommendation month by month for the entire year, depending
- 8:41on what's working and what's not working on data in your market,
- 8:44in your neighborhood and stuff like that.
- 8:46So the algorithm does it's magic and you don't have to really
- 8:49shoot in the dark saying hey, maybe this could work.
- 8:51This couldn't work. You just look at the
- 8:54recommendations for every month given the price lapse based on
- 8:57like market data and make your decisions.
- 9:00Perfect. Making it easier for people to
- 9:02to break down the different seasons and to and to implement
- 9:06their rules accordingly. OK then, Karishma, so #5.
- 9:10All of this might sound super complicated, and a lot of times
- 9:15hosts also get overwhelmed by the idea of, you know, adding so
- 9:18many tiers to their minimum stays.
- 9:21So the last step would be to not get into the manual burden of it
- 9:26and just automate it with a good dynamic pricing tool.
- 9:30End of the day, you have so many things to do as a host.
- 9:33You have to manage the operations, the guest
- 9:35experience, cleaning people. So this is not another thing
- 9:38that you want to add to your plate.
- 9:40You automate all of this. So for example, with price
- 9:43lapse, you can set the lowest boundary that you can accept as
- 9:46middle stays. There's a lot of hosts that
- 9:49absolutely are not OK with one night stays.
- 9:51So you can say that, hey, you can communicate that to the
- 9:54software that I do not ever want one night stays.
- 9:57My lowest minimum is 2. And then you can set your rules
- 10:00for last minute, for far out, for often gaps, for seasons, and
- 10:04you never have to worry about, hey, there's a gap.
- 10:06And I forgot to lower my minimum still because the algorithm
- 10:09automatically does it for you. So automate, automate, automate.
- 10:13Don't add one more thing to your plate when you have already so
- 10:15much to take care of. OK then 5 brilliant tips there.
- 10:18So we've got the first one which is day-to-day to data and #2 get
- 10:23your gaps and last minute stays sorted out.
- 10:26Number three, protect your far out bookings.
- 10:29Make sure you're getting the longer booking rather than the
- 10:31one or two night stays. Breakdown the calendar for the
- 10:35different seasons and automate as much as possible.
- 10:39OK. Then Karisha, just tell us a bit
- 10:40more about Price Labs and where people can find out more
