  SPEAKER_00: 717 total active listings on the market in Santa Clarita Valley Cities.

  SPEAKER_00: That's going to run the gamut all the way from Canyon Country through Viz Valencia and everything in between.

  SPEAKER_00: Now we're watching these last 30 days have given us 80% of those listings popped into escrow within that time period.

  SPEAKER_00: Prior properties that went on the market last 30 days actually got swooped up in that same amount of time.

  SPEAKER_00: So properties are moving rather quickly.

  SPEAKER_00: We do see numbers this year, a little bit less than last year, around 5 to 6% as far as listing prices.

  SPEAKER_00: They're not all apples to apples in comparison.

  SPEAKER_00: Different properties sell at different times, different types, but it's pretty close.

  SPEAKER_00: So we're seeing a small reduction.

  SPEAKER_00: It looks like the Fed funds rate that actually did reduce.

  SPEAKER_00: We didn't see a big chunk of interest rates correspond because, of course, interest rates for mortgages are tied to a different type of index, the 10-year bond.

  SPEAKER_00: But there are some adjustments depending on how big that reduction the Fed funds rate happens to be.

  SPEAKER_00: So there's two more meetings this year, so let's watch out for that.

  SPEAKER_00: In addition, the coming soon listings, there's 13 of those.

  SPEAKER_00: Those running from anywhere from two-bedroom to massive six-bedroom residences here in Santa Clarita Valley.

  SPEAKER_00: If you're not seeing these and you are on the hunt for real estate, you want to make sure you see them.

  SPEAKER_00: You're not going to see them on syndication sites out there.

  SPEAKER_00: And also searching those systems, syndication sites.

  SPEAKER_00: You think you're doing it with some kind of anonymity?

  SPEAKER_00: There are things that they have in place that are going to basically follow you around.

  SPEAKER_00: You start to maybe think about real estate all of a sudden it's showing up everywhere.

  SPEAKER_00: You want to make sure you select a very strong and capable real estate agent.

  SPEAKER_00: Are they talking about their last vacation to Cabo and that Maserati they're gonna buy?

  SPEAKER_00: Or are they talking about real estate data coming soon, listings, the stuff that's entering the market, and the best ways to stay safe as a real estate buyer or seller?

  SPEAKER_00: These are things I think are important to look for when you're making that selection of real estate agent.

  SPEAKER_00: What do they have out there?

  SPEAKER_00: What are they talking about in their social media streams?

  SPEAKER_00: Also important to pay strict attention to.

  SPEAKER_00: A lot of the syndication sites, of course, they're all built around monetization of your personal and private information, your data, your data is very important to them, and to the agents that pay for the leads from those systems.

  SPEAKER_00: I don't like to pay and for interrupting other people.

  SPEAKER_00: People come to me organically, which is very much a blessing.

  SPEAKER_00: When you are selecting your agent, find out where they are online, do some research and talk to them, ask them some questions and see if they're a good fit for you.
