- 0:00Speaker 1: Why rent-to-rent is so powerful right here, right now.
- 0:03Speaker 1: Hello, my name is Marffit's Gerald.
- 0:16Speaker 1: It's great to have you joining us here at the Property Unleashed.
- 0:18Speaker 1: So why is it so good to be getting involved in the rent-to-rent strategy right now?
- 0:23Speaker 1: Well, firstly, it's very cost effective.
- 0:26Speaker 1: As you will have seen, as you will have felt yourself, we have a cost of living crisis in the UK currently.
- 0:33Speaker 1: Energy prices have sawn through the roof.
- 0:36Speaker 1: Yes, they may have come down a bit, but they have been very high and are still higher than normal.
- 0:41Speaker 1: Obviously, with all the conflicts that we've got going in and around the world, we've also got food costs and just general expenses.
- 0:49Speaker 1: And I say to people right here, right now, if you've got a full-time job and you're struggling, starting a rent-to-rent business alongside your full-time job can really help you to actually survive in some cases but to thrive in others.
- 1:04Speaker 1: A lot of my students who I train and teach do rent-to-rent alongside a full-time job until basically, they double their corporate wage, the wage that they're getting in a nine-to-five job.
- 1:15Speaker 1: They then got choices to get out of that and then be able to just be full-time in property To get out of a nine-to-five.
- 1:23Speaker 1: They've got more time freedom and they're a lot happier.
- 1:25Speaker 1: But, of course, equally to that, if you are struggling now, maybe you've got a little bit of money saved, but you could invest that into doing a rent-to-rent business or a property strategy of your choice.
- 1:37Speaker 1: What you could do is keep the full-time job to keep the lights turned on, keep paying the bills, keep buying the food and stuff.
- 1:44Speaker 1: But if you then start to get hold of a few properties and you don't need loads, you do not need a lot of properties.
- 1:49Speaker 1: If they're cash flow between 500 to 1,000 pounds each, a handful of properties can soon make up a wage and can really really help.
- 1:58Speaker 1: You Can help you have nice holidays, buy a nice car potentially Do you know what I mean?
- 2:03Speaker 1: Just have nice things, go on nice trips and stuff and, like I say, give you more time, freedom to get out of that job if you want to.
- 2:10Speaker 1: But you need to know what you're doing and that is very, very important because, as with anything, you can set yourself up.
- 2:16Speaker 1: You can start doing this business.
- 2:18Speaker 1: But if you do bad deals or you just do not know what you're doing, you cannot set the systems up.
- 2:24Speaker 1: Then you can end up actually costing yourself money and that's just bad business and a silly thing to do.
- 2:29Speaker 1: If you need any help with this, do check out thepropertyunleashedcom, my website.
- 2:35Speaker 1: We have free tools and resources.
- 2:36Speaker 1: Scroll down.
- 2:37Speaker 1: You'll see the podcast episodes just under there.
- 2:40Speaker 1: We have a free resources page.
- 2:42Speaker 1: Click on that.
- 2:42Speaker 1: We have eBooks in rent-to-rent service, accommodation, hmos, deal sourcing.
- 2:48Speaker 1: We have a deal analyzer.
- 2:49Speaker 1: We have some free master class trainings as well.
- 2:52Speaker 1: So go and grab hold of that and it can help you understand more about this great strategy and if it's right for you, or if you're looking at getting started in your stock, it can help you in the right direction and push and maybe support you there as well.
- 3:06Speaker 1: So why else is rent-to-rent so good?
- 3:08Speaker 1: Well, we do not.
- 3:10Speaker 1: We do not and I'll say this again we do not get hit by interest rates.
- 3:14Speaker 1: So interest rates have been going up since last year.
- 3:17Speaker 1: Of course, that affects our landlords, but a lot of our landlords have the mortgages locked in.
- 3:24Speaker 1: If they've savvy landlords, they'll still have them locked in for a few more years yet, which is very, very good and very, very smart.
- 3:31Speaker 1: So if landlords have their interest rates locked in at the low rates, if we were now to buy properties, we would be paying a higher interest rate.
- 3:39Speaker 1: Okay, so we don't have to do that, we don't have to find deposits and we don't have to worry about getting costly mortgages.
- 3:45Speaker 1: At the moment, we can babysit the landlords mortgage, so to speak.
- 3:49Speaker 1: So it's good to try and work with people like that.
- 3:52Speaker 1: The other thing is, if people have buy-to-lets single-let properties, you can potentially go in there Now, as long as you know again what you're doing and you do it in the right manner, you can take on a single-let property, you can repurpose it for potential service accommodation, short-term rentals, and you can earn more profit from that property.
- 4:11Speaker 1: In turn, the landlords can earn more profit as well.
- 4:15Speaker 1: So it can help landlords that are in need, that are struggling, that are thinking of selling their properties right here, right now.
- 4:21Speaker 1: We can help them make their properties more profitable using the rent-to-rent strategies, and there are plenty, plenty of landlords out there right here, right now that need our help, that are struggling with this, that are looking to sell their properties.
- 4:38Speaker 1: But it's a vicious circle right now because you'll see a lot of properties going up with estate agents that are going up to be sold but they're not selling Because the interest rates are high.
- 4:49Speaker 1: People are struggling to get mortgages.
- 4:51Speaker 1: They're struggling to stack deals when they're just looking at vanilla buy-to-lets or potentially even just getting a mortgage to move into the properties themselves.
- 4:58Speaker 1: The landlords still have to pay.
- 5:00Speaker 1: The mortgage is still up to pay their rates.
- 5:02Speaker 1: So there's a lot of motivated people out there right now that are looking to work with it.
- 5:07Speaker 1: It is a golden time right here, right now, to be getting involved in these two strategies.
- 5:13Speaker 1: So I have the rent-to-rent business builder, which helps you with HMOs, and we have the ultimate service accommodation, which will help you setting up service accommodation.
- 5:22Speaker 1: Both of these show you how to get deals and also how to systemize your businesses to be very, very profitable.
- 5:30Speaker 1: Again, you can find those at thepropertyandleashcom, but there's a lot of people out there that need our help and that is why I'm telling you about this, because you have the opportunity to be able to go out there and help them.
- 5:41Speaker 1: Also, to be able to go out there and help yourself as well and be a profitable business.
- 5:48Speaker 1: Okay, where there's uncertainty, there's always opportunity, but we're not looking at taking advantage of people in need.
- 5:57Speaker 1: We're looking to help people in need Now.
- 6:00Speaker 1: Not everybody's gonna want our help, not everybody's gonna want our services, but there will be people out there right here, right now that need our help, that need our service, and only reason is they're not working with you right here, right now is because they do not know about you.
- 6:16Speaker 1: Okay, if you're not putting yourself out there, if you're not advertising, if you're not talking to people, if you're not sending out marketing, nobody can use your service, and that is very, very selfish.
- 6:27Speaker 1: If you are looking at starting a rent-to-rent business, so, as I say, it's a great time to be getting out there supporting and helping landlords.
- 6:36Speaker 1: There's still massive, massive demand for accommodation in this country.
- 6:42Speaker 1: Okay, we do not have enough homes, enough houses for people to live in.
- 6:49Speaker 1: That's why HMOs are working so, so well and we wanna be a sort of a high-end HMO as well to attract the right sort of tenants, to attract the right sort of people there.
- 6:59Speaker 1: And, of course, the staycation boom that we had after COVID is still here.
- 7:04Speaker 1: There is still massive demand for service to accommodation, for short-term rentals, whether it be corporate clients, whether it be families, whether it be holiday makers.
- 7:13Speaker 1: Think about it.
- 7:14Speaker 1: There are people selling their properties, that are in the chain, so they need to sell their property, to buy a property Now, potentially, they might have bought a property and they need to sell theirs, but they're in limbo, they have to move out of their house to make it all happen, or because something's fallen through.
- 7:33Speaker 1: Well, those guys and girls right now would love to stay in your short-term rental property for potentially a month or two months or three months, but they can't because you haven't set it up yet, because you haven't gone out there and you haven't found the deals that you need in your business.
- 7:51Speaker 1: Okay, so there are loads and loads of opportunities.
- 7:54Speaker 1: I mean, I'm just touching on a few opportunities that are out there right here right now.
- 7:58Speaker 1: But there are loads of opportunities out there.
- 8:00Speaker 1: And, of course, hmos are here to stay.
- 8:02Speaker 1: Houses of multiple occupations, it's where you rent them out, room by room.
- 8:05Speaker 1: But look for the HMOs that are already existing, already licensed, already set up.
- 8:11Speaker 1: Why?
- 8:11Speaker 1: Because it's more cost-effective for you.
- 8:13Speaker 1: You don't want to be putting thousands and thousands of pounds of your own money into somebody else's property.
- 8:19Speaker 1: So make sure that you know what to say and how to say it, to get good deals, to give people that reassurance that you are the go-to person in your area for them to work with.
- 8:31Speaker 1: Okay, and again, if you need help with that.
- 8:33Speaker 1: We have training that we provide with scripts and how-to guides and everything, step-by-step roadmaps to do all of this.
- 8:42Speaker 1: So the best strategies to use right here, right now, are HMOs or service accommodation.
- 8:47Speaker 1: The only question I have for you is which one do you want to do?
- 8:51Speaker 1: I wouldn't try and go out there and do both.
- 8:53Speaker 1: Okay.
- 8:54Speaker 1: Personally, I think if you try and do that your money, the water, you might get one service accommodation, you might get an HMO, or vice versa.
- 9:02Speaker 1: And then all of a sudden, you're setting systems up for this, you're setting systems up for that.
- 9:06Speaker 1: Now, if you've got a few of you doing it, you can do that, you can get the systems in place and you can set that up.
- 9:12Speaker 1: I would say pick a strategy and try and get a goal.
- 9:15Speaker 1: So let's say, I want 10 essays, 10 service accommodations, you've got 10 service accommodations.
- 9:21Speaker 1: Then maybe you want to add some HMOs.
- 9:22Speaker 1: Why?
- 9:23Speaker 1: Just for versatility in your property portfolio.
- 9:26Speaker 1: That's why I do both now, because if something goes wrong with the HMO market which is never going to go wrong in such a way that we're never going to use HMOs because there'd be too many people out in the street Service accommodation.
- 9:38Speaker 1: We've got new regulations coming in Could make it a bit harder here or there.
- 9:41Speaker 1: Golden time right here, right now.
- 9:42Speaker 1: If you're here listening or watching this in November 2023, golden time.
- 9:47Speaker 1: Mark my words for it.
- 9:48Speaker 1: We will look back in a couple of years' time and say that was a golden time to get started in service accommodation, because the regulations weren't there yet.
- 9:55Speaker 1: But we show you how to set yourself up Only for the regulations that are coming, so that the amateurs out there they're going to head for the hills, we're going to go in there and we're going to mop up.
- 10:06Speaker 1: So we are here to earn good money, we are here to do a good service and we are here to help people and make it a win win for all parties, not just a win for the landlord.
- 10:17Speaker 1: And then we struggle.
- 10:18Speaker 1: We've got to make it a win for them and we've got to make it a win for us.
- 10:21Speaker 1: Okay, if we can do that, then we are going to have a long lasting business, and that's what it's all about.
- 10:28Speaker 1: The beautiful thing about rent-to-rent is it can help you survive by giving you extra cash flow.
- 10:35Speaker 1: It can replace your nine to five wage and if you are working what's doing this, you can build up a nice nest egg, a nice pot to start buying and investing in your own property portfolio.
- 10:47Speaker 1: And let's face it, at the end of the day, that's what we all want to do.
- 10:51Speaker 1: We all want to build up our own property portfolio, we all want to build up our own nest egg so that we have that legacy piece and we have those options ourselves.
- 11:02Speaker 1: Rent-to-rent is a great strategy for doing that.
