- 0:18Speaker 1: six O eight six seven three fifty four hundred. That's
- 0:20Speaker 1: sixty seven three fifty four hundred.
- 0:22Speaker 2: Oh. By the way, there's an app for that as well.

- 0:33Speaker 2: Matt, how you doing this morning?
- 0:35Speaker 3: Doing well? Doing well? Snowy day?
- 0:37Speaker 2: It is? The road's okay because you just you just
- 0:40Speaker 2: got off of.
- 0:40Speaker 4: You know, I think I beat it a little bit. Yeah,
- 0:43Speaker 4: it just started just started to accumulate.
- 0:45Speaker 3: So so far, so good. We'll see how the right home.
- 0:48Speaker 2: You got four wheel drive?
- 0:49Speaker 3: Yeah, okay, what do you do that?
- 0:50Speaker 2: Well?
- 0:51Speaker 3: Of course I don't know what.
- 0:52Speaker 4: The difference is all wheel driving four wheel drive, but
- 0:54Speaker 4: you know there's some car person four.
- 0:56Speaker 3: I figure that's all yeah, exactly, it.
- 0:58Speaker 1: Makes sense right, one two three for yeah, it makes
- 1:01Speaker 1: sense to me.
- 1:01Speaker 2: It sounds good.
- 1:02Speaker 1: We've got we're gonna look at a market report, get
- 1:05Speaker 1: a check of some of the numbers around the area,
- 1:07Speaker 1: whether it's Dane Rock or Jefferson County.
- 1:09Speaker 2: We're going to talk about that in just a moment.
- 1:10Speaker 1: But first and foremost, we have a house a featured
- 1:14Speaker 1: listing this week in a neighborhood. That is, if you
- 1:17Speaker 1: were to say, like, hey, where would everybody love to
- 1:20Speaker 1: live and start a family and that type of thing.
- 1:24Speaker 1: I think we found that house in that location on
- 1:27Speaker 1: thirty three two Harvey Street that's right off University have
- 1:31Speaker 1: on kind of that it's like a would you describe
- 1:34Speaker 1: It's like really literally like University Hill. It's like a
- 1:36Speaker 1: beautiful area. Let's talk about this about this featured listing
- 1:40Speaker 1: this week, Matt.
- 1:41Speaker 4: Yeah, I think it's if you're looking to be kind
- 1:43Speaker 4: of in the thick of the Madison living in Madison
- 1:47Speaker 4: and having the convenience of going to whether it's the
- 1:50Speaker 4: UW Campus Hospital or wherever, this is a good spot
- 1:54Speaker 4: for it.
- 1:54Speaker 1: Yeah, it's it really, And we talk about kind of
- 1:58Speaker 1: the convenience of it. You're not on university, you are
- 2:01Speaker 1: off university or right across from a park. You are
- 2:04Speaker 1: right moments away from getting down onto the Isthmus. You
- 2:08Speaker 1: are in a very desirable neighborhood, and this house is
- 2:14Speaker 1: it's about for folks that are looking to get into
- 2:17Speaker 1: the Madison market. This is probably the perfect entry for
- 2:20Speaker 1: it is. And let's talk about some of the features
- 2:22Speaker 1: of this of this house right on Harvey Street.
- 2:25Speaker 4: Yeah, yeah, I think, as I say, you know, location
- 2:27Speaker 4: is always the most important.
- 2:29Speaker 3: That's where you kind of start.
- 2:30Speaker 4: And you know, if you can get into a house
- 2:33Speaker 4: like this and maybe build some equity into it over
- 2:36Speaker 4: the years, it's definitely going to pay off with a
- 2:37Speaker 4: location like this. So yeah, three three zero two Harvey
- 2:40Speaker 4: Street and Madison. That's a five three seven five zip code.
- 2:44Speaker 4: The price is four hundred and seventy four nine, So
- 2:48Speaker 4: I know that small little condos go for that in
- 2:50Speaker 4: Madison at this point. And this would be a single family,
- 2:52Speaker 4: detached home of your own, three bedroom, two bath, three
- 2:58Speaker 4: hundred and sixty square feet, so some opportunity to you know,
- 3:02Speaker 4: put some more space in that place and you know,
- 3:05Speaker 4: increase the value as well.
- 3:06Speaker 1: Folks familiar with the area Harvey Street, Hill Street, that's
- 3:09Speaker 1: kind of right where you mentioned the corner area where
- 3:11Speaker 1: that is. And there's a grocery store within water. I
- 3:14Speaker 1: mean this is again, you got a grocery store right
- 3:16Speaker 1: there that you can walk to. There's a park right
- 3:18Speaker 1: across the road. There's a convenience store a few blocks away,
- 3:21Speaker 1: a quick trip a couple of blocks away, because we
- 3:23Speaker 1: all know quick trip.
- 3:24Speaker 3: That's that's key as well.
- 3:26Speaker 1: You guys need to put like actually on your on
- 3:28Speaker 1: your listings, like distance from quick trip, Like I feel
- 3:31Speaker 1: like that should be a metric.
- 3:33Speaker 3: It is. I know they have a walking store which
- 3:34Speaker 3: have a quick trips.
- 3:35Speaker 2: Yes, yes, this is what.
- 3:37Speaker 1: This place on Harvey Street is within walking distance of
- 3:42Speaker 1: a quick trip and a great grocery store as well
- 3:44Speaker 1: a ton of great.
- 3:45Speaker 4: Especial amity downtown Manige, there's not a ton of quick trips,
- 3:48Speaker 4: you know. And when you get closer to downtown, they
- 3:50Speaker 4: you know, kind of disappeared.
- 3:51Speaker 1: Really there's that one year camp Randall that doesn't have
- 3:54Speaker 1: gas that always throws me. And then there's yeah, that's
- 3:56Speaker 1: about the other thing too. And I hope folks get
- 3:59Speaker 1: a chance to check this out at thirty three oh
- 4:01Speaker 1: two Harvey Street, check it out at rock Wisconsin dot com.
- 4:05Speaker 1: I will tell you it is a It is a
- 4:06Speaker 1: cool neighborhood. It is a residential neighborhood with the conveniences
- 4:10Speaker 1: all nearby. If you're interested in the showing this morning
- 4:13Speaker 1: the morning, called Bethany Alexander her telephone number six oh
- 4:16Speaker 1: eight two one two forty one oh one. That's six
- 4:19Speaker 1: oh eight two one two four to one zero one.
- 4:21Speaker 1: Ask Bethany about that house on Harvey Street. If you
- 4:24Speaker 1: want to check it out as well, you can head
- 4:25Speaker 1: on over to Rock Wisconsin dot com. R Ock Wisconsin
- 4:29Speaker 1: dot com. I know what the holiday. You may have
- 4:31Speaker 1: some downtime this morning, maybe you are the only one
- 4:33Speaker 1: at the office and saying, you know, and I just
- 4:34Speaker 1: want to spend some time doing something fun. Head on
- 4:36Speaker 1: over the website Rockwisconsin dot com. That's our Ock Wisconsin
- 4:41Speaker 1: dot com and Matt, we'd like to kind of look
- 4:43Speaker 1: back at where things are. And the fun thing about
- 4:46Speaker 1: real estate is it's always changing and it reinforces the
- 4:49Speaker 1: importance of whether you're listing your home or buying a
- 4:52Speaker 1: home and working with an agent. Because factors are are regular,
- 4:56Speaker 1: it's not the same. It's not a static market. There
- 4:59Speaker 1: are different different factors that that vary and working with
- 5:03Speaker 1: a good agent is so important. Again on both sides
- 5:05Speaker 1: of the of the equation. It's going to break down
- 5:07Speaker 1: some of the some of these numbers. Then, for for
- 5:09Speaker 1: the month of November, we saw some some changes when
- 5:13Speaker 1: it comes to overall new listings, haven't we.
- 5:15Speaker 4: Yeah, yeah, so I wanted to take a look at
- 5:18Speaker 4: November stats and then maybe also kind of chat at
- 5:20Speaker 4: the end. Well we can chat on where twenty twenty
- 5:23Speaker 4: five where the forecast, Yeah, you know might be heading. Yeah,
- 5:27Speaker 4: working with an agent, you get kind of real time
- 5:29Speaker 4: data waiting for the stats like we have to do.
- 5:32Speaker 4: We're about a month behind, right, so you know, today
- 5:34Speaker 4: we're going to look at November stats, which is about
- 5:36Speaker 4: a month ago. However, you know, it's pretty recent. What
- 5:39Speaker 4: we're seeing is you know, kind of a continuation of
- 5:45Speaker 4: what we've seen for you know, a couple of years now,
- 5:48Speaker 4: and that is with the number of new listings in general,
- 5:52Speaker 4: that's still you know, either even or now you know,
- 5:57Speaker 4: kind of dropping a bit. So yeah, it's a it's
- 5:59Speaker 4: a bit prising that we're not getting a few more
- 6:02Speaker 4: listings on the market, you know, since there aren't quite
- 6:05Speaker 4: as many.
- 6:05Speaker 3: Buyers out there as there was in previous years.
- 6:08Speaker 4: But yeah, there's there's definitely still a balancing of the
- 6:10Speaker 4: market going and still some tight inventory out there.
- 6:13Speaker 1: I went down to my favorite hamburger stand, which is
- 6:15Speaker 1: located in Jefferson, the city of Jefferson, in Jefferson County.
- 6:18Speaker 2: We else, we'll talk about it off the air.
- 6:20Speaker 1: Fantastic place, but I'm looking here, and of course, as
- 6:24Speaker 1: we kind of break down Dane Rock and Jefferson, I
- 6:27Speaker 1: know we've talked a bit about Jefferson County the past
- 6:29Speaker 1: couple of weeks. It is a very desirable area to
- 6:33Speaker 1: be in because you've got you've got all the conveniences
- 6:36Speaker 1: of you know of you know, Jefferson's got a lot
- 6:39Speaker 1: of stuff, Lake Mills, that area, but also you've got
- 6:42Speaker 1: the openness we're looking for a little bit of land.
- 6:44Speaker 2: You've got that.
- 6:44Speaker 1: You've also got this thing called I ninety four, which
- 6:47Speaker 1: means if you drive thirty minutes one way, you're in Madison,
- 6:49Speaker 1: you drive thirty minutes the other way. You're at Fisurf
- 6:52Speaker 1: watching a Bucks game. I can see why, and we
- 6:55Speaker 1: look at the change that seems to be the one
- 6:57Speaker 1: that's really out of They're all doing very very well,
- 7:00Speaker 1: but Jefferson seems to be a very hot, hot county
- 7:04Speaker 1: right now.
- 7:04Speaker 3: Yeah, i'd say that.
- 7:06Speaker 4: You know, initially we kind of saw a lot of
- 7:09Speaker 4: changes within the Rock County area, right and but I
- 7:12Speaker 4: am we are seeing some some increase with Jefferson as
- 7:16Speaker 4: far as interest, as far as you know, number of
- 7:19Speaker 4: closings that are occurring. Yeah, it's right in between Madison Milwaukee,
- 7:23Speaker 4: like you pointed out, seeing some really good things as
- 7:27Speaker 4: you get closer down ninety four, right, so Jefferson, Johnson Creek, Watertown,
- 7:33Speaker 4: things like that to where people are looking for that
- 7:35Speaker 4: affordability and knowing that ninety four tends to have the
- 7:39Speaker 4: snow cleaned off little better than other other roads, it
- 7:42Speaker 4: makes it makes it attractive.
- 7:44Speaker 2: You mentioned the momentum.
- 7:45Speaker 1: I know, as you mentioned, Rock County has been very
- 7:48Speaker 1: very popular the past the past five years or so.
- 7:51Speaker 1: I know a lot of folks I will throw myself
- 7:53Speaker 1: in there that that looked that way when it came
- 7:55Speaker 1: time to list. Is Jefferson County kind of picking up
- 7:58Speaker 1: on that on that same kind of getting on that
- 8:00Speaker 1: same role.
- 8:01Speaker 3: Yeah, I think it's jumping on people's radars.
- 8:03Speaker 4: I think people are starting to maybe uh search via
- 8:07Speaker 4: map now and less via just the you know, name
- 8:10Speaker 4: of the town and saying okay, well I've never I've
- 8:13Speaker 4: never heard of Paul Meira, but Paul Myer is really
- 8:17Speaker 4: not that far from Madison, and it seems like it's
- 8:19Speaker 4: got a great price, right, So people are kind of
- 8:21Speaker 4: opening up their their.
- 8:23Speaker 1: Search to that as we kind of break down some
- 8:25Speaker 1: of those numbers. We talked this morning with Matt Heytman
- 8:27Speaker 1: of Rock Realty Online Rock Wisconsin dot com. That's Rock
- 8:30Speaker 1: R O c K Wisconsin dot com. Is we break
- 8:33Speaker 1: down some of those numbers. How's it looking at to
- 8:36Speaker 1: see accepted offers houses throughout the area, throughout the counties
- 8:40Speaker 1: they're selling. I mean, there there are They is still
- 8:43Speaker 1: a very very active market, isn't it.
- 8:46Speaker 3: Yeah?
- 8:46Speaker 4: Yeah, what I thought was interesting with this, And obviously
- 8:48Speaker 4: a number of accepted offers also depends on number of
- 8:52Speaker 4: new listings that are out there. But you know, I
- 8:55Speaker 4: had mentioned for a few months here that we're definitely
- 8:57Speaker 4: seeing a balancing of the market, and you know these
- 9:00Speaker 4: numbers say that. Yeah, Dane County in November twenty three
- 9:03Speaker 4: over twenty or twenty four over twenty twenty three, one
- 9:06Speaker 4: hundred and nineteen accepted offers in both years. You look
- 9:10Speaker 4: at Jefferson similar twenty eight accepted offers in twenty twenty four.
- 9:15Speaker 3: In twenty twenty three there's.
- 9:16Speaker 4: Twenty seven, so in you know, sixty five and seventy
- 9:20Speaker 4: for the three county average.
- 9:21Speaker 3: Rock County.
- 9:23Speaker 4: Yeah, it actually looks like it's tightening up a bit,
- 9:26Speaker 4: you know, at least this last month. It was an
- 9:29Speaker 4: election month, so hard to say how much that affected thing. Yeah,
- 9:32Speaker 4: you know, I think people were a little nervous and
- 9:35Speaker 4: didn't throw their their homes in the market, and buyers
- 9:37Speaker 4: didn't go out and buy because you know, the news
- 9:39Speaker 4: told them to hold off.
- 9:40Speaker 1: Yeah, it's about when you see Dane County at one
- 9:43Speaker 1: nineteen one, nineteen November to over November year over year,
- 9:46Speaker 1: is pretty that's a pretty that's pretty balanced about it,
- 9:49Speaker 1: I would say, So, yes, let's talk about it as
- 9:52Speaker 1: we talked too about some of this home sold. The
- 9:54Speaker 1: numbers there are are showing increase in sales also, aren't.
- 9:58Speaker 4: We Yeah, yeah, so yeah, I think that we had
- 10:01Speaker 4: some leftover inventory if you will, you know, because so
- 10:05Speaker 4: many buyers were sitting on the fence waiting to see
- 10:08Speaker 4: what would happen. So we actually had an increase of
- 10:11Speaker 4: number of homes sold Dane County at three hundred eighty
- 10:16Speaker 4: seven twenty twenty four November, so last month and then
- 10:20Speaker 4: a year ago is three hundred and thirty nine, so
- 10:22Speaker 4: it was a fourteen percent increase in the number of
- 10:25Speaker 4: homes sold. Rock County had a twelve percent increase, and
- 10:28Speaker 4: Jefferson actually.
- 10:29Speaker 3: Had a thirty percent increase.
- 10:31Speaker 4: So Jefferson, Yeah, definitely got a lot of accepted offers
- 10:33Speaker 4: and sold homes last month.
- 10:35Speaker 2: A lot of heat there.
- 10:36Speaker 1: If you are looking for for those great opportunities, whether
- 10:39Speaker 1: you're looking to be Madison, Dane County, Rock County, Jefferson,
- 10:43Speaker 1: anywhere in the area. Matt and the team at Rock
- 10:45Speaker 1: Realty love to talk with you. I cant just pick
- 10:47Speaker 1: up film this morning game McCall six oh eight six
- 10:49Speaker 1: seven three fifty four hundred. That's six oh eight six
- 10:51Speaker 1: seven three fifty four hundred. The website Rock Wisconsin dot com.
- 10:56Speaker 1: That's roc K Wisconsin dot com. We'll talk a little
- 10:59Speaker 1: bit about home prices. We'll so talk a little bit
- 11:02Speaker 1: more about our featured listing at thirty three two Harvey
- 11:04Speaker 1: Street here in Madison. We will do all of that
- 11:06Speaker 1: next as ask the Experts with Rock Realty continues here
- 11:10Speaker 1: on thirteen ten WIBI eight forty eight thirteen ten WIBA
- 11:17Speaker 1: and ask the experts hanging out with Matt Heidman of Rockrealty.
- 11:20Speaker 1: Of course, you can learn more online their website, Rock
- 11:22Speaker 1: Wisconsin dot com. That's our ock Wisconsin dot com. Dolphin
- 11:26Speaker 1: number six oh eight six seven three fifty four hundred.
- 11:29Speaker 1: That's six h eight six seven three fifty four hundred.
- 11:32Speaker 1: Talking this week with Matt, I just got of getting
- 11:34Speaker 1: a as we kind of round out the year, take
- 11:36Speaker 1: a look back at twenty twenty four, also look ahead
- 11:38Speaker 1: to twenty twenty five, comparing some numbers of twenty twenty
- 11:41Speaker 1: four right now with twenty twenty three, and specifically the
- 11:44Speaker 1: most recent report out, which of course was for November,
- 11:47Speaker 1: and the price of homes, single family homes.
- 11:52Speaker 2: They're moving in.
- 11:52Speaker 1: A direction, not wildly in a direction, but they're moving
- 11:55Speaker 1: in the direction you'd expect. There There is been, there
- 11:58Speaker 1: have been some increases. But I look at some of
- 12:00Speaker 1: these and one of the numbers is not that crazy
- 12:02Speaker 1: in two some are. Some are a little a little
- 12:06Speaker 1: more stable, I guess than others.
- 12:08Speaker 4: Yeah, I mean we still have inflation and home prices
- 12:12Speaker 4: are still steadily increasing, They're just not skyrocketing like they
- 12:17Speaker 4: used to, which is again part of balancing out of
- 12:20Speaker 4: the market, right, try to find that equilibrium between.
- 12:23Speaker 3: Buyers and sellers.
- 12:25Speaker 4: You know, Dane County, though, I mean it's it's still
- 12:28Speaker 4: a large increasier over year. Now granted this this is
- 12:31Speaker 4: kind of you know, all the months leading up to it,
- 12:35Speaker 4: but yeah, it increased a year over year nine percent
- 12:38Speaker 4: from twenty twenty four to twenty twenty three. You know,
- 12:41Speaker 4: last last month, so the current you know, the average
- 12:45Speaker 4: home sales four hundred sixty nine fifty last month compared
- 12:50Speaker 4: to twenty twenty three was four hundred and thirty thousand,
- 12:52Speaker 4: So Rock County a little smaller. They Again, we were
- 12:57Speaker 4: saying Rock County was really hot in the beginning, and
- 12:59Speaker 4: so I think it's pooled down a touch and it
- 13:02Speaker 4: is only about up two percent. Jefferson's up four percent,
- 13:05Speaker 4: so kind of as a three county average there you're
- 13:08Speaker 4: looking at just under six percent year over year price
- 13:12Speaker 4: increase in the medium price of single family homes.
- 13:15Speaker 1: It's just sting when we compare the different counties, and
- 13:17Speaker 1: obviously different communities are going to.
- 13:18Speaker 2: Be different as well.
- 13:20Speaker 1: Going back to kind of my first thing I brought
- 13:21Speaker 1: up with you was working with an agent and understanding
- 13:24Speaker 1: that stuff is. I sometimes worry that people feel like
- 13:27Speaker 1: I'm going to get maybe they get discouraged, or they
- 13:30Speaker 1: you know, they hear things on the news or read
- 13:32Speaker 1: it in the paper, and if people are reading papers
- 13:35Speaker 1: still or see things online, I think the mistake is
- 13:38Speaker 1: sometimes people assume that that some of this stuff isn't
- 13:40Speaker 1: possible for them. And it's always one of those areas
- 13:43Speaker 1: where you don't know until you till you find out.
- 13:46Speaker 1: And as we're looking at some of these opportunities, and
- 13:48Speaker 1: you know, we'll talk about a little bit later in
- 13:50Speaker 1: the segment about our featured listing this week, there are
- 13:53Speaker 1: homes out there, and there are the right home for
- 13:55Speaker 1: the right person, But you got to start that. You've
- 13:58Speaker 1: got to you've got to take action as a potential buyer,
- 14:00Speaker 1: don't you.
- 14:01Speaker 3: Yeah, Yeah, definitely I think that. Yeah.
- 14:04Speaker 4: I was reading some stats about kind of the outlook
- 14:08Speaker 4: for twenty five and one of those stats was pretty
- 14:12Speaker 4: shocking that you know, from their surveys, they said that
- 14:15Speaker 4: two thirds of home buyers, potential home buyers are waiting.
- 14:19Speaker 3: For rates to lower.
- 14:21Speaker 4: Oh, two thirds, and I think they had mentioned eighty
- 14:25Speaker 4: five percent of home buyers saying that they would feel
- 14:29Speaker 4: comfortable when rates started with a five right. The you know,
- 14:34Speaker 4: the issue there, of course, is that once they do
- 14:37Speaker 4: get that low, you got two thirds of the market
- 14:40Speaker 4: rushing into the market and competing with you.
- 14:42Speaker 3: Yeah.
- 14:42Speaker 4: So yeah, yeah. The waiting and not just refin financing
- 14:50Speaker 4: in the future could be pretty detrimental to the price
- 14:52Speaker 4: that you get on a house and whether or not
- 14:53Speaker 4: you get that ideal.
- 14:54Speaker 1: House, and when you bring up to kind of the
- 14:58Speaker 1: if if rates were to go there and what would happen.
- 15:01Speaker 1: We just got done talking about where housing prices have gone.
- 15:05Speaker 1: If a lot of people are jumping in the mart. Now,
- 15:07Speaker 1: I'm not going to sell my house anytime soon, but
- 15:09Speaker 1: if suddenly you were to tell me that there are
- 15:12Speaker 1: a bunch of people looking to buy, I know what
- 15:14Speaker 1: my house price would need.
- 15:15Speaker 2: Yea.
- 15:16Speaker 1: And you mentioned that refi option, which is an amazing option.
- 15:20Speaker 1: I again, I'll go back to just my personal story.
- 15:23Speaker 1: We bought our house traditional thirty year mortgage, and then
- 15:26Speaker 1: a couple of years into it, we were at a
- 15:28Speaker 1: credit union in the area and they're like, hey, you
- 15:30Speaker 1: know we've got not a fifteen year, but we've got
- 15:32Speaker 1: a twelve year with crazy rates, and we did that,
- 15:36Speaker 1: and we're like, okay, let's do that. And for folks
- 15:39Speaker 1: that are maybe waiting on the sideline, you can get
- 15:41Speaker 1: the house right now at a good price, and if
- 15:44Speaker 1: rates change, you simply refinance, and you may be amazed,
- 15:48Speaker 1: especially a little bit equity as well, what you might
- 15:52Speaker 1: what might be available to you. So I mean, very
- 15:54Speaker 1: very exciting, and let's look forward to you mentioned twenty
- 15:56Speaker 1: twenty five, let's look to the upcoming year and years
- 15:59Speaker 1: to come. What do we kind of what's kind of
- 16:01Speaker 1: the outlook for the markets overall?
- 16:03Speaker 4: Yeah, so, you know, looking at a bunch of different
- 16:06Speaker 4: sources as far as whatever he was predicting, everything from
- 16:09Speaker 4: National Association realtors to Fannie May to realtor dot com.
- 16:15Speaker 4: Even the home prices are still predicted to continue to rise,
- 16:20Speaker 4: you know, anywhere between three and five percent, and that's
- 16:23Speaker 4: kind of what we had been seeing anyways over the
- 16:24Speaker 4: last year. Is actually a little bit higher, but you know,
- 16:28Speaker 4: let's call it four to five percent probably, And.
- 16:33Speaker 3: Rates are predicted to lower but not by much.
- 16:36Speaker 4: Right, So in general, we're anywhere between six point five
- 16:39Speaker 4: percent to six point seven percent ish right now, kind
- 16:42Speaker 4: of as an average mortgage rate by the end of
- 16:45Speaker 4: twenty twenty five, they're looking for that only lower at
- 16:48Speaker 4: most about a half point right, So if you're you know,
- 16:53Speaker 4: having that rate lower so small and all these buyers waiting,
- 16:56Speaker 4: you know, the longer you wait, the higher the house
- 16:59Speaker 4: price is going to go, and the more competition you're
- 17:01Speaker 4: going to have, you know, and speaking with you know,
- 17:04Speaker 4: all the agents of my firm, just yesterday, I said,
- 17:07Speaker 4: you know, our model really for this year this coming
- 17:09Speaker 4: year should be.
- 17:11Speaker 3: Refi in twenty twenty five.
- 17:12Speaker 4: Yeah, right, You can always refinance later if it comes
- 17:16Speaker 4: down to a point that it makes sense, right, it
- 17:20Speaker 4: makes more sense to kind of pay the closing costs
- 17:22Speaker 4: and get that lower rate. But competing with other buyers
- 17:26Speaker 4: and maybe not getting that perfect home for you, I
- 17:29Speaker 4: think is much much more detrimental than just having to
- 17:33Speaker 4: refinance in the future.
- 17:34Speaker 1: One of the areas you think of folks right now,
- 17:36Speaker 1: whether they're looking like a first time home buyer, or
- 17:39Speaker 1: maybe you're in a house that just doesn't fit your
- 17:41Speaker 1: lifestyle anymore. Maybe the kiddos have moved out and you're
- 17:43Speaker 1: looking for something simpler. There are buyers out there if
- 17:47Speaker 1: you're in that situation, and you will get you will
- 17:49Speaker 1: get buyers on your current home if you're orf then
- 17:52Speaker 1: kind of entering into that market, if you're a first
- 17:53Speaker 1: time buyer, and of course move up or downsizing a
- 17:57Speaker 1: potential buyer. On the other side of that, there's there's
- 18:01Speaker 1: so many great opportunities out there. And again going back
- 18:03Speaker 1: to reinforcing working with a really good agent to find
- 18:06Speaker 1: those perfect opportunities for you. Again, it's a good day
- 18:09Speaker 1: to start that conversation. A good time right now, of course,
- 18:11Speaker 1: as we are making resolutions and kind of looking for
- 18:14Speaker 1: twenty towards twenty twenty five and beyond. Great day to
- 18:16Speaker 1: start that conversation with folks at Rock Realty tefl number
- 18:19Speaker 1: six so eight six seven three fifty four hundred. That's
- 18:21Speaker 1: six seven three fifty four hundred. Speaking of fantastic opportunities,
- 18:25Speaker 1: this house thirty two oh two Harvey Street in Madison.
- 18:29Speaker 1: I've been doing like some Google street Maps and some
- 18:31Speaker 1: things taking a look at it. Just it's a beautiful, beautiful,
- 18:35Speaker 1: nice little home and a nice just about as desirable
- 18:38Speaker 1: of neighborhood as you're going to find. The convenience of
- 18:41Speaker 1: actual having neighbors and having a neighborhood, but also the
- 18:44Speaker 1: convenience of having things like again not too far away
- 18:47Speaker 1: a quick trip and in some malls, and the university
- 18:50Speaker 1: and the hospital. I mean, this is a really I know,
- 18:53Speaker 1: real estate. You often hear that term prime location. This
- 18:56Speaker 1: is genuinely the primest location you're gonna you're gonna find.
- 18:59Speaker 3: Isn't it. Yeah, I would agree.
- 19:00Speaker 4: And it's just like just a great house, a little
- 19:03Speaker 4: Cape cod that's got what you're looking for. You know,
- 19:05Speaker 4: it's got the three bedroom, the two bath, and you
- 19:08Speaker 4: know it's got a separate garage for you. And there's
- 19:12Speaker 4: just a lot of opportunity to you know, build that,
- 19:15Speaker 4: build that into maybe a larger home if you need it,
- 19:17Speaker 4: or maybe you know, upgrade from there in the future.
- 19:21Speaker 4: I could even rent this out. I'm sure there's a
- 19:22Speaker 4: lot of people looking to rent this.
- 19:25Speaker 2: You could make make a killing renting.
- 19:29Speaker 1: It's interesting when you mentioned doing some upgrades or that
- 19:32Speaker 1: was one of the things I thought, Goodness, if this
- 19:35Speaker 1: house isn't the exact house, the lot is the mean,
- 19:39Speaker 1: regardless of who you are, whether you want to want
- 19:41Speaker 1: to upgrade or keep the house there, or maybe look
- 19:44Speaker 1: to put something different. I mean, they're not as I
- 19:47Speaker 1: always say about land, they're not building more and you're
- 19:49Speaker 1: probably not going to find a more desirable lot than
- 19:52Speaker 1: this one as well, So check that out again. It's
