- 1:27Let's Insider. Today's special guest is Rodri
- 1:30Taylor, a short term rental owner who's going to discuss
- 1:33hands off holiday letting courtesy of Sykes Holiday
- 1:37Cottages. How's it going, Rodri?
- 1:39I'm very well, James, How are you today on this bright,
- 1:41glorious day? Hi, I'm great.
- 1:43Thank you. Excited to chat about holiday
- 1:45letting with you. Let's let's start with your
- 1:48rental then. So what kind of property is it
- 1:51and where is it located? So we have Loewen Lodge and that
- 1:54is a park home and that's on a holiday site in Saint Marion, in
- 1:58Padstow in Cornwall. Excellent, So what convinced you
- 2:03to invest in a holiday let in Cornwall?
- 2:07So I've been working with Sykes for a good few years and
- 2:11obviously understanding the industry and seeing lots of
- 2:14owners having success with their furnished holiday.
- 2:16Let's we decided that that looked like a good strategy to
- 2:21add to the portfolio. Fantastic.
- 2:24So for you then just explain kind of the type of investment
- 2:28for you. It's you're not necessarily
- 2:30looking to scale to loads of properties.
- 2:31This is perhaps something that you can use yourself and and
- 2:34it's going to be something that generates a bit of income for
- 2:36you. Yes, that's right.
- 2:38Essentially it's a lifestyle investment really because as
- 2:41you've already alluded to, we're not going to scale the furnished
- 2:44holiday let side of the business.
- 2:47But it's nice to have obviously a great lodge in a lovely
- 2:50location in the country. And having obviously the hands
- 2:54off investment, which is what we're keen on, ensures that we
- 2:58can still make use of that lodge as and when we want to.
- 3:02But ultimately, as long as we're not losing, then we're in a good
- 3:06position. How important is it for you that
- 3:10it is a hands off investment and that you're not involved
- 3:13day-to-day replying to guests and involved in cleaning and all
- 3:16that kind of thing? Oh, really important James
- 3:19because I feel obviously with any sort of service
- 3:21accommodation furnished holiday let accommodation the the
- 3:24changeovers and the frequency of those change what overs if if we
- 3:29were managing it ourselves then indeed it would be very time
- 3:33consuming. But obviously having agencies
- 3:36like Sykes and obviously they will then direct us to the right
- 3:41changeover team or the management teams and all the
- 3:43value added services that they offer.
- 3:45It really can become a hands off investment in time, obviously
- 3:50apart from the initial stages. So you're working with Cornish
- 3:55Cottage Holidays, which is part of Sykes Cottages now.
- 3:58People talk a lot about hands off holiday letting, but how
- 4:02hands off is it for you? Well, I'm based in the Midlands
- 4:07James, so I'm obviously the property is a good 4 1/2 hours
- 4:11away, so it requires total hands off input from from myself.
- 4:18So how hands off? It is very hands off.
- 4:21I have a good relationship now with the the changeover company
- 4:24or who does the cleaning and the changeovers.
- 4:26But ultimately we have a great relationship with Cornish
- 4:28Cottage Holidays as well. So if there are any issues, if
- 4:32anything's required, then they can just reach out.
- 4:34But ultimately the the agency and and the teams that they have
- 4:39recommended generally look after the investment.
- 4:43So when I spoke to you before, you said that before buying
- 4:46you'd done some quite extensive research covering compliance
- 4:50regulations and set up. If you were talking to somebody
- 4:54who was thinking about investing in a holiday, let what are the
- 4:58things that they have to get right from day one in terms of
- 5:01that research? Well, I would, I would say
- 5:03there's many people that have done this before you and if
- 5:06you're just starting out, I would always use an agency to
- 5:09ensure that you are compliant and your heart you are meeting
- 5:12all the legislative requirements.
- 5:15So if I remember when we got first in touch with Cornish
- 5:19Cottage Holidays, they sent out a full list of everything that
- 5:23was required where the fire safety, obviously the, the
- 5:27boiler checks, etcetera, or the, you know, the requirement that
- 5:31was required for that. So all the legislation and
- 5:34everything that was required, it was a very simple list that they
- 5:38provided for you. And on the app as well, it
- 5:41actually shows when you've uploaded that document.
- 5:43So it's all in one place. So really, as long as you just
- 5:46use an agency and follow those guidelines, you're not going to
- 5:50go far wrong. Really try to find out all
- 5:53yourself. Obviously there's a people say
- 5:55different things. I mean, I remember we had a
- 5:58conversation around it was locks at one stage, but obviously just
- 6:03checking it to make sure we have the right sort of locks in
- 6:05place. And yeah, it's just good to have
- 6:09somebody knowing the industry far better than anybody just
- 6:13joining the industry and having, you know, that that guideline.
- 6:17It's almost like a dummies guide really, which makes the process
- 6:20and the setup so much easier. How tricky do you think it would
- 6:23have been if you were just doing it by yourself?
- 6:27Well, really tricky, James, to be honest, I don't think that we
- 6:30would have had the success that we have had to date had it not
- 6:34been for having somebody showing us or, you know, giving us the,
- 6:39the framework to be able to operate successfully.
- 6:42So yeah, it would have been really, really tricky because
- 6:45there's so unfortunately on the Internet you find out so many
- 6:48different opinions of what what is right, what isn't right.
- 6:52But we just, I just like to operate black and white and say
- 6:55right, you need this certificate, so let's get that
- 6:58done. You need the fire risks
- 6:59assessments to get that done. Yeah, it's easy to go down
- 7:03rabbit holes. I think on on the Internet in
- 7:06particular, I think a lot of people rely on Facebook groups
- 7:09for a lot of advice. This was something I saw a few
- 7:11years ago before setting up host planet.
- 7:13And, and you'd see people asking the same questions over and over
- 7:16again and quite often they're getting different answers.
- 7:20And I guess that's the value of of working with the experts in
- 7:23the space. You actually know exactly what
- 7:24you need to do to be compliant. Yeah, I totally agree with you
- 7:28there, James. I mean, when I was doing a
- 7:30little bit of research, Facebook was obviously a platform that we
- 7:33used and indeed there was conflicting messages across the
- 7:36board. So once you've got the lodge,
- 7:39then let's talk about kind of getting it set up and ready to
- 7:42welcome your first guest. So how did you approach
- 7:45furnishing and decorating? So again, we just requested
- 7:49advice from Cornish Cottage Holidays, what would be required
- 7:53and obviously the the agent that came out at the time, he was
- 7:57very, very thorough actually in in what was required.
- 8:02And we even looked online at a few different furniture set ups
- 8:07to see what would suit the space that we had.
- 8:10So again, it was following guidance from those that are in
- 8:14the industry. And tell us kind of how did you
- 8:17set up the lodge? What were the key things that
- 8:19you had to get right at the start?
- 8:21What did you have to buy? And did you think about kind of
- 8:24who your target guests are going to be?
- 8:27So initially we from again having the advice from an
- 8:32agency, we knew that having pets was a real benefit to anybody
- 8:38that's going to operate a furnished holiday, holiday LED.
- 8:41So one of the first things that we had to do was of ensure that
- 8:45the garden was safe and enclosed.
- 8:47So that was advised. And again, obviously we went to
- 8:51local contractors again on recommendations and who we could
- 8:55use to put the fence up. And then internally all the
- 8:59furnitures and the fixings we we painted, we redecorated
- 9:04everything, obviously ensuring that the furniture was up to
- 9:06date. Beds are key.
- 9:08We get great feedback on how comfortable the beds are and,
- 9:12and little things such as, you know, we have welcome baskets
- 9:20that have obviously certain elements that they're going to
- 9:24need and items that they'll need for this age just to make, you
- 9:27know, a nice little set. So again, it was just looking at
- 9:29what others are doing within Cornwall and which properties
- 9:34seem to be rented out frequently and mimicking essentially what
- 9:39the type of furniture and the layout that they have.
- 9:42Yeah, learning from others. Yeah, very important.
- 9:45You mentioned the the pet friendly route there, which
- 9:48which is quite a big decision for a lot of owners at the
- 9:50start. A lot of people kind of juggle
- 9:53whether they should be pet friendly or not.
- 9:54So I mean, what drove that choice and and how was it paid
- 9:58off in terms of bookings? Do you find you get a lot of
- 10:00guests who are bringing their pets along?
- 10:01So the majority of our guests do bring pets and ultimately James.
- 10:07Again, looking at the data from sites, we found that you get far
- 10:12more bookings if you're able to offer the ability with pets.
- 10:17And, and essentially we just looked at the data and the
- 10:20forecast of having pets and not having pets.
- 10:23And we decided well for, you know, a little bit of investment
- 10:26to ensure that we enclosed the garden, made everything right
- 10:29for the pets and just as comfortable for the pets as as
- 10:32the the guests, then that's indeed what we did.
- 10:36And in terms of getting the rates right as well, was that a
- 10:41case of kind of relying on the technology that Sykes have to
- 10:44make sure that you're charging the, the correct amount?
- 10:47And did you, did you have any input there?
- 10:50And and I guess you know, are you happy with the returns so
- 10:52far? Yeah, definitely happy with the
- 10:54returns and obviously sites are very data intensive.
- 10:58So they are looking at the market all the time.
- 11:00They know when obviously occupancy is high, when that
- 11:04area is taking a lot of interest, then obviously they
- 11:07can change the pricing. So I have essentially given full
- 11:13authority for Sykes to change the pricing.
- 11:16So, and the reason I've done that is knowing that from their
- 11:21history and knowing how good they are out marketing the
- 11:24property and indeed ensuring that you get plenty of bookings.
- 11:27I'll just leave it to the experts.
- 11:29I mean, if I was to, to say, Oh well, I want this much per per
- 11:33night, I don't think I've got the, the ability to do that and
- 11:37or indeed the data set to be able to give the, you know, that
- 11:41to understand really what the pricing should be.
- 11:43So again, I've just left everything in their hands.
- 11:46They do offer a few options where you can control it, but
- 11:49essentially I've just left it full management to to those guys
- 11:53which you know have been very successful and they know what
- 11:56they're doing. I.
- 11:57Suppose there'll be people out there thinking, well, I I want
- 12:00to invest in a holiday let, but I'm thinking of running it
- 12:02myself because I might not want to be charged a management fee
- 12:07and that kind of thing. Why do you think that might be?
- 12:11A false economy, I guess. Essentially, James, I think if
- 12:15you're trying to do all yourself, you're going to wait.
- 12:17There's going to be a lot of time invested in in ensuring
- 12:20you're getting it right. If you're doing it by yourself,
- 12:23there'll be a lot of trial and error on your own part.
- 12:26That could be quite costly, especially if you haven't got
- 12:28the, you know, the right certificates in place or
- 12:31something, God forbid does happen with with a guest on
- 12:33site. So I feel that having an agency
- 12:40to fully manage your property let takes away a lot of the
- 12:44headaches. A lot of the time,
- 12:46understandably, there's a management fee associated with
- 12:49it, but it's always a way up, isn't it?
- 12:51And the fact that I am not even, you know, 4, I'm 4 hours away
- 12:57from the property. So if anything does happen or if
- 13:01I need to change a light bulb, it's, you know, it's a long way
- 13:05to go to change a light bulb and when obviously you've got
- 13:09everything set up in place with the right organisations around
- 13:12you. And just tell us about the owner
- 13:15experience as well. You mentioned the app there, you
- 13:19know what information is in the app and I guess like how often
- 13:22do you check in and kind of see how things are going?
- 13:25So I'll check the app quite regularly to be honest, just
- 13:28obviously to see the bookings, who's there, the feedback is on
- 13:31there. There's a lot of value added
- 13:33suppliers that you can make use of which I urge any finish
- 13:38holiday let loan if they are using an agency to see what
- 13:41value added services are available because ultimately
- 13:44they bring everybody to you on that app.
- 13:47But you can manage your bookings, you can have
- 13:48conversation, you know, you can reply direct to to the owners
- 13:52via feedback. So really it just gives you your
- 13:56online it's almost like your management system of the
- 13:58property really and obviously you get the statements for
- 14:01accounting purposes etcetera. So everything is is within
- 14:05there. And yeah, some great
- 14:08information, great webinars that are that are hosted and a lot of
- 14:12information of all areas of furnished holiday letting that I
- 14:16would recommend everybody. It's worth having the app just
- 14:18to understand the industry, let alone book in your property to
- 14:21be honest. Yeah, very much so.
- 14:23I'm sure there are people out there as well thinking, well,
- 14:25I've got a property, but I use it myself a lot and I want to
- 14:28use it whenever I like. What's, what's the situation
- 14:32there? Can you use the property
- 14:33whenever you like? Because there are some property
- 14:35management companies who will say, oh, look, yes, we'll manage
- 14:38your property, but you can't use it in the peak of summer.
- 14:40You can't use it over Christmas and New Year, that kind of
- 14:43thing. Yeah.
- 14:43I mean, obviously there's going to be different packages I
- 14:46suppose for management that you have.
- 14:48So for us, we're we have the ability.
- 14:51I've got a feeling 21 days throughout the year, which is
- 14:54more than enough for what our requirements.
- 14:57But again, it's just personal. I mean, if you're somebody that
- 15:00wants to use it six months of the year or whatever it may be,
- 15:04then obviously just speak to whomever is going to manage that
- 15:07and just have that conversation. And I'm sure they'll come up
- 15:10with a package that will suit your needs.
- 15:14And but for us, it works really well because, yeah, when we do
- 15:18go down there, obviously it's just, again, you just make note
- 15:21on the app, you say that it's going to be an owner's booking
- 15:24and you're you're down there. And then that's obviously
- 15:27blocked out for guests. So really simple to manage to be
- 15:30honest, James. Excellent.
- 15:32And looking back now, is there anything you would have done
- 15:35differently if you were starting again today?
- 15:38I suppose if anything that I could have done different.
- 15:44I like it really because I've been very close with sites.
- 15:47I had sort of a an inside of you from the industry before we
- 15:53actually let into this investment strategy.
- 15:56So had I not had that, my advice would be to speak to as many
- 16:01management agencies as you possibly can understand.
- 16:04Speak to other owners as well because we spoke to a lot of
- 16:07owners on the site to see how is the site, what you know, et
- 16:10cetera, just to get a feel of where you're going to go.
- 16:13And obviously visit the place that that obviously helps
- 16:17because you know what, people may ask why 4 hours away?
- 16:20Well, again, going back to the data with Sykes, we knew that
- 16:24Cornwall was a real busy area, high occupancy all year round.
- 16:28And it just fits our strategy really.
- 16:30So my advice would be speak to people in the industry.
- 16:34They're all there to help and to guide and to ensure that your
- 16:38investment property does become successful.
- 16:43Yeah, you've mentioned it a few times, haven't you know,
- 16:44speaking to people who've been there and done it.
- 16:46And yeah, do do do your research.
- 16:49You've mentioned a few times though that you kind of, you've
- 16:51got a relationship with Sykes and that's because you work with
- 16:54Zeal Tax of course, who are partners of Sykes and also
- 16:57partners of us here at Host Planet.
- 16:59We've spoken to Matt, Matt, Jeffrey a lot about the the
- 17:03capital allowances. So just give us the lowdown on
- 17:05Zeal and capital allowances and where people can find out more
- 17:08information. Yeah, definitely.
- 17:09So obviously capital allowances are a tax relief for furnish
- 17:14holding let owners now legislation changed of late and
- 17:19there's only a short window now to ensure that you're not going
- 17:22to miss out on any capital allowances.
- 17:24So we have a team of surveyors, charter tax advisors that help
- 17:28owners claim all the tax relief within their building.
- 17:32So my advice would be just again, one of the value added
- 17:35services that sites offer, reach out to the team and just ensure
- 17:40that you make your claim before it's too late.
- 17:44And indeed, you're eligible for, for the, you know, the, the
- 17:48relief that's available. So please just make contact with
- 17:51Zeal just to make sure you're in the right position. 100% yet,
- 17:56and we'll put all the details for Sykes and for Zeal in the
- 17:59show notes. If you're not sure whether you
- 18:00can make a claim, just give them a call because it might save you
- 18:03thousands of pounds in the long run.
- 18:06Rodri, it's been a real pleasure.
- 18:08Thanks for sharing your journey and for joining us on Holiday
- 18:10Let Insider. Thank you, James.
- 18:12Thanks ever so much and thank you for all the great work that
- 18:15you're doing for the industry. Great chatter, Rodri Taylor
- 18:18there, I hope you found that episode useful.
