Transcript
- 0:00Speaker 1: She report reckons taxpayers are getting a raw deal on
- 0:02Speaker 1: state housing. The New Zealand Initiative says King or Order
- 0:05Speaker 1: seventy seven thousand homes. Yes, we own seventy seven thousand
- 0:08Speaker 1: homes cost us twice as much as the private sector,
- 0:11Speaker 1: and they're asking why do we bother owning them. Dr
- 0:13Speaker 1: Bryce Wilkinson's the report author, joins us this morning, Bryce,
- 0:15Speaker 1: good morning, it is good morning. What exactly is costing
- 0:18Speaker 1: us twice as much.
- 0:21Speaker 2: It's operating the seventy seven thousand houses, So that's repairs
- 0:27Speaker 2: and maintenance, staff support and sort of turning over tenants
- 0:33Speaker 2: with the new tenants, organizing new houses, that sort of stuff.
- 0:37Speaker 1: How have you come to that number? How have you
- 0:39Speaker 1: compared it to a private number?
- 0:42Speaker 2: I went on. I found that there is a real
- 0:46Speaker 2: estate room called Lodge real Estate which does a lot
- 0:51Speaker 2: of helping landlords and buying and selling houses. And this
- 0:56Speaker 2: had indiccause of benchmarking COSTRUC for private landlords for reading
- 1:02Speaker 2: our properties. And so that's what I've used to get
- 1:08Speaker 2: the numbers for King Aura. I've used the numbers in
- 1:11Speaker 2: their annual, the last published ANU report, which is the
- 1:15Speaker 2: one for twenty twenty three to twenty four. And what
- 1:18Speaker 2: I say in the report is that it would be
- 1:21Speaker 2: good if Caning and Aura itself was commissioned to hire
- 1:26Speaker 2: independent experts to do its own authoritatia more authoritative Beachmark
- 1:32Speaker 2: comparisons because it's got more disaggregated data than it publishes
- 1:37Speaker 2: in the annual reports. So you're saying a better job
- 1:40Speaker 2: than I.
- 1:41Speaker 1: Dont you're saying well, and you're saying that the private
- 1:43Speaker 1: sector does a better job than the government does in
- 1:45Speaker 1: terms of the cost. What do you want to do?
- 1:48Speaker 1: Then sell them to community to third parties.
- 1:52Speaker 2: Yes, there's an extent of survey of high over these
- 1:56Speaker 2: countries do it, and there's an enormous diversity, So there's
- 2:00Speaker 2: housing associations. They're very prevalent in some of the European countries.
- 2:06Speaker 2: We've got we're getting that way a bit ourselves of
- 2:09Speaker 2: community housing providers. We could do a lot more of that.
- 2:13Speaker 2: The UK transferred ownership to a lot of the tenants
- 2:17Speaker 2: who are occupying them, over one million homes there, so
- 2:21Speaker 2: that's another option. But the important thing is to empower
- 2:25Speaker 2: the tenants and if they get captured and caused in
- 2:30Speaker 2: the state House, the neighbors might be very unsavory. Peers
- 2:34Speaker 2: might not be doing being done, and that sort of
- 2:37Speaker 2: trapped here. If they can just move, take the money
- 2:42Speaker 2: and move, find another land in order, a housing association
- 2:46Speaker 2: or CHP, then they've got more options, more in control
- 2:50Speaker 2: of their own lives, all.
- 2:51Speaker 1: Right, Bryce, appreciate that, Doctor Bryce Wilkinson, who's the report
- 2:54Speaker 1: author from the New Zealand Initiative. For more from early
- 2:57Speaker 1: edition with Ryan Bridge, listen live news Talks. It'd be
