Speaker 4: your calls and text before we get to our first
• 2:31
Speaker 4: guest this morning. Though this just in within the last
• 2:34
Speaker 4: fifteen to twenty minutes. Trick or Treating in Kanawa County
• 2:37
Speaker 4: was originally set for this Thursday night. It's being moved
• 2:41
Speaker 4: now to Friday night because of expected rain in the area.
• 2:47
Speaker 4: Because it's going to rain, we're moving trick or treating
• 2:50
Speaker 4: from Halloween nights, I'm sorry, from Thursday night to Friday night.
• 2:53
Speaker 4: So more of that coming up a little bit later on.
• 2:54
Speaker 4: There's a statement expected to come out from the Canawa
• 2:57
Speaker 4: County Commission about that a little bit later on. Of course,
• 3:00
Speaker 4: that will impact trick or treating within the city limits too,
• 3:03
Speaker 4: So just in trick or treating in Kanawa County and
• 3:08
Speaker 4: the city of Charleston and all the other cities that
• 3:10
Speaker 4: was scheduled for Thursday night has now been moved to
• 3:13
Speaker 4: Friday night because of expected rain. More than that coming
• 3:17
Speaker 4: up a little bit later on. Also, we've been talking
• 3:20
Speaker 4: about trick or beats going on tonight over at Gomart Ballpark.
• 3:22
Speaker 4: All tickets are gone, So if you didn't get your tickets,
• 3:25
Speaker 4: you are out of luck because they are all gone.
• 3:28
Speaker 4: Eye along with my coworkers. At about thirty five hundred
• 3:30
Speaker 4: kids will be there Tonight's go Mart Ballpark, but all
• 3:33
Speaker 4: the tickets for that are gone. So got you caught
• 3:37
Speaker 4: up on the news, Bigley Biggly Wiggly Hotline three zero

Speaker 4: four three four five fifty eight to fifty eight Tony
• 3:42
Speaker 4: the Taylor text three zero four nine three five five
• 3:44
Speaker 4: zero zero, Welcome and now are good to friend and
• 3:47
Speaker 4: Buddy Rich, the realtor for mex Realty. Hey doing my friend?
• 3:50
Speaker 4: Hey good? Are you I am doing? Five? Did you
• 3:52
Speaker 4: make it to the end of the World Series last night?
• 3:54
  Speaker 6: Uh?
• 3:54
Speaker 4: No, definitely not. Two thirty this morning is when it ended.
• 3:58
Speaker 4: Dodgers coming out on top with a Freddie Freeman walk
• 4:02
Speaker 4: off at exactly two twenty seven a m. This morning,
• 4:05
Speaker 4: the eighteenth, anning. The Dodgers lead that series two games
• 4:09
Speaker 4: to one. I did not make it. I can't imagine.
• 4:12
Speaker 1: I guess there would be a handful of people though
• 4:14
Speaker 1: still that are diehard fans that would stay up for
• 4:16
  Speaker 1: that well.
• 4:17
Speaker 4: As Chris Lawrence said this morning, I was driving in
• 4:19
Speaker 4: on the morning news. He said one of the handful
• 4:21
Speaker 4: of times he can remember going to bed listening to
• 4:23
Speaker 4: the game on the radio and then waking up and
• 4:25
Speaker 4: the game was still on when he came into work
• 4:27
Speaker 4: this morning while eighteen and so let's know with you.
• 4:31
Speaker 1: My friend, oh, you know, just trying to just moving
• 4:34
Speaker 1: and shake him. Have a couple of new listings out
• 4:36
Speaker 1: there they'd like to talk about a little bit today.
• 4:38
Speaker 1: And also, if you don't mind, like to just kind
• 4:40
Speaker 1: of mention that the Ronald McDonald House. I had an
• 4:42
Speaker 1: opportunity to volunteer there this last week with our call
• 4:46
Speaker 1: that out were realtor colleagues, and they just do such
• 4:49
Speaker 1: good work over there, and they're housing families when their
• 4:52
Speaker 1: children are sicking in the hospital, and some of those
• 4:54
Speaker 1: families don't have any other options, and they treat them
• 4:57
Speaker 1: so well. It took us on a tour of the facility.
• 5:00
Speaker 1: Well we actually the realtors and I from the board, uh,
• 5:04
Speaker 1: cooked them some chicken soup and had some bagettes and
• 5:07
Speaker 1: that kind of thing, which is so nice to do that.
• 5:09
Speaker 1: But I just encourage everybody to consider donating to the
• 5:12
Speaker 1: Ronald McDonald House, especially it's coming holiday season. They need
• 5:15
Speaker 1: the donations. Their pantries are a little bit thin, so
• 5:19
Speaker 1: it's just such a good cost to consider they do.
• 5:22
Speaker 1: They just do such good work there.
• 5:23
  Speaker 2: It is.
• 5:23
Speaker 4: It is and something you know, people and of course
• 5:26
Speaker 4: monetary donations are always always appreciated. But one of the things, uh,
• 5:30
Speaker 4: that that you can also do for the Ronald McDonald
• 5:32
Speaker 4: housees things, but that is donate.
• 5:34
Speaker 1: Some toys, you know, for for that have to be
• 5:36
Speaker 1: new so to find this out, they have to be new,
• 5:39
Speaker 1: so they get careful about the germs and those kind
• 5:42
  Speaker 1: of things.
• 5:43
  Speaker 4: As they should.
• 5:44
  Speaker 2: Yeah.
• 5:44
Speaker 1: So, uh, the other thing, they are still collecting the
• 5:47
Speaker 1: you know, the the lids or the little pop tops
• 5:49
Speaker 1: from the soda cans that pull off there those little
• 5:54
Speaker 1: I don't know what you call those aluminum pull things
• 5:56
Speaker 1: that used to pull pull tabs or whatever those are.
• 5:58
Speaker 1: They're still collecting those. And they of course said, you
• 6:01
Speaker 1: know power big numbers, they collect a lot of those.
• 6:03
Speaker 1: And they took a huge donation and I think they
• 6:05
Speaker 1: had like eighteen hundred bucks worth of it when they
• 6:07
Speaker 1: got it donated. So it's easy to drop off if
• 6:10
Speaker 1: you're not saving those, it's an easy way to contribute
• 6:13
  Speaker 1: to their costs.
• 6:14
Speaker 4: And so lots of things you can do.
• 6:16
Speaker 1: If you're a business, you could do you can host
• 6:17
Speaker 1: a toy drive, those kind of things to help you sports.
• 6:21
Speaker 4: Ronald McDonald house. It's good charity.
• 6:23
  Speaker 7: It is.
• 6:23
Speaker 4: Indeed, again we're talking to Rich the realtor. All right,
• 6:25
Speaker 4: you've got a couple of listenings you want to do. Yeah,
• 6:27
Speaker 4: so I have a new one in Windfield. It's in
• 6:30
  Speaker 4: Mariner's Landing. It's it's one thirty four Waterside Circle. It's
• 6:34
Speaker 4: actually in my neighborhood. And strike one, strike one. Yeah.
• 6:37
Speaker 1: So although we give out the good candy, so okay, hallo,
• 6:41
Speaker 1: there is that. Yeah so the uh so this house
• 6:44
Speaker 1: is four bedroom and two and a half bath. It's
• 6:46
Speaker 1: beautiful brick home. It's a Leslie built home. Like though
• 6:48
Speaker 1: those houses are around there. It is a flat level
• 6:52
Speaker 1: lot subdivision is just it's primo for all the school
• 6:56
Speaker 1: systems there, and you know it's it's an ideal place
• 6:59
Speaker 1: in my pan to live. Of course I love it there.
• 7:02
Speaker 1: But this house is listed A five nineteen nine. It
• 7:04
Speaker 1: is also including a home warranty that comes with that.
• 7:06
Speaker 1: So loving that, loving that listening. That just went on
• 7:09
Speaker 1: the market yesterday. It's one thirty four nine. And then
• 7:13
Speaker 1: there's another one by colleague, Oh sorry, one thirty four
• 7:17
  Speaker 1: Waterside Circuit.
• 7:19
Speaker 4: Sorry. Yeah, and it's five nineteen nine. Yeah, okay. And
• 7:22
  Speaker 4: then my.
• 7:22
Speaker 1: Colleague at Meek Trioty Group Kingsley Moody has one also
• 7:26
  Speaker 1: in Winfield.
• 7:27
Speaker 4: You could almost throw a rock at it. Cross the
• 7:29
  Speaker 4: don't blackwater, don't do that.
• 7:31
Speaker 1: But it's it's one zero four or five four Winfield Road,
• 7:35
Speaker 1: So it is on Winfield Road. But it is a
• 7:37
Speaker 1: river lot, and so it's got a beautiful back porch
• 7:39
Speaker 1: that's covered and just and enjoy the view there from
• 7:43
  Speaker 1: the Kall River.
• 7:44
Speaker 4: It is four seventy nine nine.
• 7:46
Speaker 1: It's three bedroom, two bath, could be four bedrooms as
• 7:49
Speaker 1: a finished basement, has some space downstairs that is finished,
• 7:53
Speaker 1: no window or anything in there, so probably want a
• 7:55
Speaker 1: praise as a four bedroom, but you certainly have the
• 7:57
Speaker 1: option to do that.
• 7:58
Speaker 4: We're where's the best place for people to go to
• 8:01
Speaker 4: look and we'll hit this before we let you go.
• 8:03
Speaker 4: But if they want to go see the pictures.
• 8:05
Speaker 1: Yeah, So for me, I text your agent directly, you
• 8:09
Speaker 1: have them set it straight up. And if you don't
• 8:11
Speaker 1: have an agent, I'm happy to help you and just
• 8:13
Speaker 1: text me directly and we'll give them my contact info
• 8:16
Speaker 1: certainly at the end of the segment. But what the
• 8:19
Speaker 1: realtors will do is set you up on search within
• 8:21
Speaker 1: our multiple listing service. The secondary sites buy those pictures
• 8:28
Speaker 1: and all of that information from our email less So
• 8:31
Speaker 1: if you're set up on the email less, you don't
• 8:33
Speaker 1: have to do all of that legwork yourself, so you
• 8:35
Speaker 1: don't have to go to those sites that rhyme with
• 8:39
  Speaker 1: Willow and.
• 8:39
  Speaker 4: Things like that.
• 8:40
Speaker 1: So that'll just directly email you all the listings that
• 8:44
Speaker 1: match your criteria, or also email you anything new that
• 8:47
Speaker 1: gets listed, so you'll wake up to an email or
• 8:50
Speaker 1: you'll get three or four emails throughout the day. If
• 8:51
Speaker 1: there's a list of day, it just emails it directly
• 8:53
Speaker 1: to you and you don't have to do the legworks.
• 8:56
Speaker 4: So how about commercial properties anything you want to a
• 8:58
  Speaker 4: little bit.
• 8:59
Speaker 1: And we got a couple of investment things that we're
• 9:01
Speaker 1: doing currently and working on a ten to thirty one
• 9:04
Speaker 1: exchange through through Meeks and and looking at an apartment
• 9:08
Speaker 1: complex to exchange that with. So there's some commercial activity
• 9:11
Speaker 1: going and another one. I just need one more domino
• 9:14
Speaker 1: to fall that's in the valley.
• 9:16
Speaker 4: It's kind of a big one.
• 9:17
Speaker 1: So we're hoping that we can get that other domino
• 9:19
  Speaker 1: to fall shortly.
• 9:20
Speaker 4: So talking to Rich the realtor client of Meek's Realty,
• 9:23
Speaker 4: how is the market overall?
• 9:25
Speaker 1: It's a little slower. I mean, that's the truth of it.
• 9:28
Speaker 1: The buyers have backed off a little. I think that
• 9:31
Speaker 1: This is my opinion. Of course, all of this is
• 9:33
Speaker 1: just my opinion. Sure, but the you know, the the
• 9:37
Speaker 1: help look of the economy and coming into the holiday
• 9:40
Speaker 1: season traditionally it goes down a little bit where people
• 9:42
Speaker 1: are going to spend a little cash on Christmas and
• 9:45
Speaker 1: holidays and that kind of thing. But the uncertainty of
• 9:47
Speaker 1: what's going to happen in twenty twenty six, and then
• 9:49
Speaker 1: it's tough to look at a thirty year mortgage and
• 9:52
Speaker 1: not know exactly where you're going to be. If you
• 9:54
Speaker 1: have a job issue going on, there's layoffs or whatever
• 9:56
Speaker 1: that kind of stuff is, it does create some uncertainty
• 9:58
Speaker 1: and then a slow down in the market. The market
• 10:00
Speaker 1: hasn't really slowed down, but the days on market for
• 10:03
Speaker 1: listings have increased some.
• 10:05
Speaker 4: And we do want to remind people that even though
• 10:07
Speaker 4: that you know your office is based in tays Valley,
• 10:09
Speaker 4: you're all over, you're not just for sure, and I'm
• 10:11
Speaker 4: not just tays Valley and Off Valley hunting.
• 10:14
Speaker 1: Charleston and on the outskirts of both of those inside
• 10:17
Speaker 1: the state of West Virginia.
• 10:19
Speaker 4: Yeah, for sure. One question I've asked you in the past,
• 10:21
Speaker 4: but in case people didn't didn't hear when you've been
• 10:24
  Speaker 4: on before, is I got a house. Let's say I
• 10:27
Speaker 4: have a house and it's it just needs a few
• 10:30
Speaker 4: repairs here or there. Now, every situation is different. I
• 10:32
Speaker 4: completely get there, and I'd like to give umbrella advice,
• 10:34
Speaker 4: but just a few little things here and there. Do
• 10:37
Speaker 4: you find that most buyers like to fix it up
• 10:39
Speaker 4: and then sell it or sell it as is?
• 10:41
Speaker 1: It's way better to fix it up and then sell it.
• 10:43
Speaker 1: So I did a visit last night.
• 10:45
  Speaker 4: Excuse me.
• 10:47
Speaker 1: Kind of how we start is the visit into the house,
• 10:49
Speaker 1: Let's look at what the conditions are and then start
• 10:52
Speaker 1: making recommendations on touch up paint or you know there
• 10:55
Speaker 1: was in this case that's last night, it's going to
• 10:57
Speaker 1: be in South Charleston, that they had some damn around
• 11:00
Speaker 1: their flashing of their chimney, their roof was replaced, that
• 11:03
Speaker 1: that damage on the ceiling.
• 11:04
Speaker 4: Needs to be repaired.
• 11:07
Speaker 1: Excuse me, And then those are you know what happens
• 11:09
Speaker 1: when buyers will walk into the house is they're looking
• 11:11
Speaker 1: at deterrence and every time they see another deterrent, it
• 11:14
Speaker 1: just piles on and piles on, and by the end
• 11:16
Speaker 1: of their uh, their viewing, then if they've got enough deterrence,
• 11:20
Speaker 1: that'll they'll just walk away, you know. So I would
• 11:22
Speaker 1: always encourage people to take care of those if you can,
• 11:25
Speaker 1: If it's reasonable, you should take care of it. You're
• 11:27
Speaker 1: gonna get your money back on most of it.
• 11:29
Speaker 4: Talking to Rich the realtor, Climb to Dave Allan show
• 11:31
Speaker 4: and five eighty Lives brought to you, part by your
• 11:33
Speaker 4: hometown Baseball Chief, the Charleston Dirty Birds, the Slango Law
• 11:36
Speaker 4: Light the Night returning to go Mark Ballpark of over
• 11:38
Speaker 4: twenty first through July or through January. First, get your
• 11:41
Speaker 4: tickets in advance by visiting dB light the night dot
• 11:43
Speaker 4: com got about a minute or so left anything else
• 11:46
Speaker 4: on your mind? Now, I'll just say that.
• 11:47
Speaker 1: You know, if you're all realtors aren't the same. And
• 11:50
Speaker 1: you know, one of the things that I like about
• 11:53
Speaker 1: my job and that I take satisfaction is to be
• 11:56
Speaker 1: the source of all your referrals. So if I'm on,
• 12:01
Speaker 1: if I'm representing you as a buyer and we get
• 12:03
Speaker 1: into contract and we get that closed, it's so rewarding
• 12:06
Speaker 1: to do that. But then you've really become friends with
• 12:09
Speaker 1: your clients at that point and you become their source
• 12:11
Speaker 1: of referrals. Are going to need a plumber down the road,
• 12:13
Speaker 1: or an electrician or a gardener or whatever that is.
• 12:17
Speaker 1: I'm just a source of all that stuff. I mean,
• 12:19
Speaker 1: if you need it, rich the realtor has it. So
• 12:22
Speaker 1: if you're thinking about that, I wonder who I could
• 12:24
Speaker 1: use for whatever project that is, I'm likely to know
• 12:27
Speaker 1: two or three people who can do that for you.
• 12:29
Speaker 1: And I find that rewarding also keeps me connected to
• 12:32
Speaker 1: the clients. You know, and builds that relationship with them.
• 12:34
Speaker 1: It's one of the things I really enjoy.
• 12:36
Speaker 4: Well, it's the best way to reach you. My direct
• 12:39
Speaker 4: number if I could stop choking.
• 12:41

Speaker 1: a good email for me, all right, Rich as always
• 12:57

• 13:09
Speaker 4: Can't believe he's thirty eight years old. Yeah, all right,

Speaker 4: or treating in Kanawa County has been moved from Thursday
• 16:33
Speaker 4: to Friday nights, so it'll be on the traditional Halloween night.
• 16:37
Speaker 4: Just so you know, it will not be on Thursday
• 16:41
Speaker 4: night as originally planned. That announcement coming out really within
• 16:43
Speaker 4: the last thirty minutes or so, so trick or treating
• 16:48
Speaker 4: will not be on Thursday night in Kanawha County. It
• 16:50
Speaker 4: will now be on Friday nights. Want to welcome in now,
• 16:56
Speaker 4: good friend, Delegate to Tristan Levin Hewy, You doing, man?
• 16:58
  Speaker 12: Great?
• 16:58
Speaker 4: How are you? You had a few kids, don't you?
• 17:00
  Speaker 8: I do.
• 17:00
Speaker 12: I'm going to mis trick retreating now I'm flying out
• 17:02
Speaker 12: to Israel Friday night.
• 17:04
Speaker 10: So I'm really sad about this.
• 17:05
  Speaker 4: Israel.
• 17:06
Speaker 10: Yeah, for ten days.
• 17:07
Speaker 4: What are you doing in Israel? I mean you don't mind?
• 17:08
Speaker 12: I just yeah, looking around, well, going with a group
• 17:12
Speaker 12: of other elected officials and yeah, just going to you know,
• 17:16
Speaker 12: try and try and better understand where things stand right now.
• 17:19
Speaker 4: Okay, it'll be really interesting. So there was a meeting
• 17:23
Speaker 4: held last night and had to do with some economic
• 17:25
Speaker 4: developments in the Bell area.
• 17:27
Speaker 12: Is that right to talk about that? At the Bell
• 17:28
Speaker 12: town Hall? So this first came up. Some people might
• 17:32
Speaker 12: be aware that about a week and a half ago,
• 17:34
Speaker 12: Apple Latch and Outlaw Trails had their groundbreaking and they
• 17:37
Speaker 12: are at that site across from Riverside and the Walmart
• 17:41
Speaker 12: down there in past Bell and it was a great event.
• 17:46
Speaker 12: But that is an area that is really going to
• 17:49
Speaker 12: see some growth because of this Apple Latch out Lot
• 17:51
Speaker 12: Trails is anchoring it. A lot of a lot of
• 17:53
Speaker 12: other small businesses have kind of been on and off
• 17:55
Speaker 12: around there, but one of the things we wanted to
• 17:57
Speaker 12: do was find a way to help some of them
• 17:59
Speaker 12: coordinate more so that with each stage they can know
• 18:02
Speaker 12: what growth to expect, how other businesses can capitalize on that,
• 18:06
Speaker 12: and how those thinking about starting businesses can can be
• 18:09
Speaker 12: a part of things. And so we had a meeting
• 18:11
Speaker 12: last night at the Bell Town Hall and it was
• 18:13
Speaker 12: really great. We had folks from Workforce West Virginia, the
• 18:16
Speaker 12: Regional Inner Governmental Council, the Upper Kannaw Valley Economic Development Corporation,
• 18:20
Speaker 12: which runs a Cana Upper Canav Valley Chamber Commerce and
• 18:23
Speaker 12: Cannav Valley Tourism, as well as other small business owners
• 18:26
Speaker 12: people think about starting businesses, and so it was a
• 18:28
Speaker 12: really good opportunity for people to discuss the developments there
• 18:32
Speaker 12: and try and figure out how we can make.
• 18:33
Speaker 10: The most of those.
• 18:35
Speaker 12: Some great takeaways and I think some real opportunities that
• 18:38
Speaker 12: came out of it as people shared what their needs
• 18:40
Speaker 12: were and then what they could offer to each other.
• 18:42
Speaker 4: And you know, we've had on numerous times on the
• 18:44
Speaker 4: Local show and also on the Metro News Midday. We've
• 18:46
Speaker 4: had Eric and the folks with the Trail system on
• 18:49
Speaker 4: the show Man that that is going to be something.
• 18:52
Speaker 12: It'll be great and like I say, it's really going
• 18:54
Speaker 12: to anchor other other great development. So you've got app
• 18:56
Speaker 12: Latch and Outlass side by Sides that has started up
• 18:59
Speaker 12: just to be a to still provide services there. And
• 19:02
Speaker 12: you've got other things, you know, restaurants. Danny Bowles who
• 19:05
Speaker 12: runs Bulls Boys Barbecue is going to start a new
• 19:07
Speaker 12: bar and grill up there in Campbell's Creek just because
• 19:09
Speaker 12: of the growth we'll see from this, and it's it's
• 19:12
Speaker 12: really exciting events that the Tompkins is a great venue
• 19:14
Speaker 12: there at that historic Tompkins House in Cedar Grove. And
• 19:18
Speaker 12: again all these all these businesses are able to expand
• 19:20
Speaker 12: because of the growth that is going to come from
• 19:23
Speaker 12: this and that they are already seeing. So that's exciting. Again,
• 19:26
Speaker 12: we want to capitalize on it. And not too many
• 19:28
Speaker 12: people are aware of the Upper canalv Valley Chamber of Commerce.
• 19:30
Speaker 12: It only got restarted the last couple of years, so
• 19:32
Speaker 12: right now they've been kind of primarily Montgomery Smithers, but
• 19:36
Speaker 12: they they are, you know, their goal, their mission is
• 19:38
Speaker 12: to serve the entire Upper Canal Valley, and so a
• 19:40
Speaker 12: lot of these other businesses that I talk to, we
• 19:43
Speaker 12: want to get them involved that again they can they
• 19:45
Speaker 12: can know what's coming down the pike and know how
• 19:47
Speaker 12: they can best use it to help them succeed.
• 19:49
Speaker 4: What's one of the biggest misconceptions that you hear about
• 19:51
Speaker 4: the Upper Canal Valley.
• 19:54
Speaker 12: It's a really good question. I think it probably is
• 19:57
  Speaker 12: just that there's there's kind of a there, there's an
• 20:00
Speaker 12: irony that on the one hand, there are these really
• 20:02
Speaker 12: exciting things that are happening. On the other hand, most
• 20:05
Speaker 12: people that you talk to feel like nobody cares about us.
• 20:07
Speaker 12: Most people that live up there say we've been totally forgotten.
• 20:09
Speaker 12: You say, well, it's actually quite a bit going on,
• 20:12
Speaker 12: but a lot of people don't hear the updates, and
• 20:14
Speaker 12: so I think recognizing that there is some real need
• 20:17
Speaker 12: in the area. But there are these exciting developments and
• 20:19
Speaker 12: people should, people should get involved. A lot of people
• 20:22
Speaker 12: feel like things are never going to change, and I
• 20:24
Speaker 12: understand that, and so being able to see, you know,
• 20:27
Speaker 12: tangible progress and things open up and stay open rather
• 20:30
Speaker 12: than just a cycle of opening and closing and someone
• 20:32
Speaker 12: else comes to that space. I think that's important for
• 20:35
Speaker 12: people to see real progress because a lot of it depends
• 20:38
Speaker 12: on people. People being hopeful, the willingness to start doing business,
• 20:41
Speaker 12: depends on the belief that you can make a work.
• 20:44
Speaker 4: I mean, look, if the locals don't buy into it,
• 20:46
Speaker 4: you got nothing. And as somebody who was around in
• 20:49
Speaker 4: southern West Virginia when the ha Fil McCoy trail system
• 20:51
Speaker 4: really got going about twenty hard to believe it's been
• 20:53
Speaker 4: twenty twenty odd years, but had there not been the
• 20:57
Speaker 4: buy in down there from the people in the Gilbert area,
• 21:01
Speaker 4: the Mingo County, Logan area, Logan County, it would have
• 21:04
Speaker 4: never happened. You got to have the local buy in.
• 21:07
Speaker 12: From people, yes, and again to do that, we need
• 21:09
Speaker 12: people to be informed. So we want to keep talking
• 21:11
Speaker 12: about this at every opportunity, every way we can to
• 21:13
Speaker 12: say good things are happening number one, Number two, Come
• 21:16
Speaker 12: get involved, be a part of them.
• 21:17
Speaker 4: What is it that you I mean, obviously you're going
• 21:20
Speaker 4: to see a lot of growth there over the next
• 21:22
Speaker 4: couple of years. That's the plant. But on your wish list,
• 21:25
Speaker 4: what what would you what are you in need of?
• 21:28
Speaker 4: I mean, I know a little bit of everything, but
• 21:30
Speaker 4: first one or two things you say, hey, we really
• 21:33
Speaker 4: need this. What would it be this or that?
• 21:36
Speaker 12: I think there are a lot of there are a
• 21:37
Speaker 12: lot of resources that are available, but there's still some
• 21:40
Speaker 12: specific grants. For instance, Eric and Chris, Eric Lark, Chris Ingram,
• 21:47
Speaker 12: they are seeking after particular grants to make sure they
• 21:49
Speaker 12: can get sewer and water up there at the top
• 21:50
Speaker 12: of that site. That is a cost prohibitive development, and
• 21:53
Speaker 12: sure they need, you know, grants from things like the
• 21:55
Speaker 12: Avalachian Regional Commission. That's a key thing is grants in
• 21:58
Speaker 12: that area, focused focus there particularly. I think the second
• 22:01
Speaker 12: thing is again just people willing to invest invest in
• 22:05
Speaker 12: new businesses to support what's going on there. Again, you
• 22:08
Speaker 12: have these these these new businesses there, and and you
• 22:13
Speaker 12: have aside from the tourism side or the recreation side,
• 22:16
Speaker 12: you've got things like clean Seas in bell Their their
• 22:21
Speaker 12: developer was there meeting last night. Eminate is a group
• 22:25
Speaker 12: that is looking to put in solar facility or solar
• 22:28
Speaker 12: panels over where the Mammoth Cole site was, and so
• 22:31
Speaker 12: we also need other growth around them. So it's not
• 22:34
  Speaker 12: it's not a there's not a single silver bullet, but
• 22:36
Speaker 12: just there's got to be grants there. There does need
• 22:39
Speaker 12: to be some some help to get some of these
• 22:41
Speaker 12: things off the ground. But beyond that, just people paying
• 22:44
Speaker 12: attention to the area saying this is a place where
• 22:46
Speaker 12: I could come. I could build a facility right here
• 22:48
Speaker 12: that's going to benefit from being next to clean seas
• 22:50
Speaker 12: that's doing the plastic burning, and this this is somewhere
• 22:54
Speaker 12: where there would be some positive You know, we together
• 22:57
Speaker 12: we can accomplish more than just if we were doing
• 22:58
  Speaker 12: this alone.
• 22:59
Speaker 4: Talking Togin and with Delegate to Trystan Levitt, The Dave
• 23:01
Speaker 4: Island Show on five eighty Live is brought to you

• 23:08
Speaker 4: Can you take that first step? Their insurance pre sales
• 23:12

• 23:18
Speaker 4: Bridge Valley dot eu for details Bridge Valley Community and
• 23:21
Speaker 4: Technical College. Your career starts here. And again, I think
• 23:24
Speaker 4: sometimes we fail, all of us, fail to take a
• 23:27
Speaker 4: couple things into account when you talk about things like this,
• 23:29
Speaker 4: when you're talking about these trail systems. And again I
• 23:32
Speaker 4: got a little background in this from the hat film
• 23:33
Speaker 4: McCoy trail is that it's not just about the trail system.
• 23:37
Speaker 4: I mean you think about if you if you and
• 23:38
Speaker 4: your family go to the beach, you know, there's only
• 23:41
Speaker 4: so much time you're going to spend on the beach.
• 23:43
Speaker 4: You're going to hit up the restaurants, You're going to
• 23:45
Speaker 4: hit up the gift shops and you and this is
• 23:47
Speaker 4: what's going to be needed with this trails, This this
• 23:50
Speaker 4: whole trail thing up there is you're going to need
• 23:53
Speaker 4: all the other stuff to go with it because you
• 23:54
Speaker 4: can only spend so much time actually out there doing that.
• 23:58
Speaker 4: You're going to come off of it evnch and you're
• 24:00
Speaker 4: going to want to go grab dinner, you know, grab
• 24:03
Speaker 4: a cup of coffee, grab a beer, you know, hit
• 24:05
Speaker 4: up a gift shop things of that nature.
• 24:07
Speaker 12: Yes, Canan Valley Tourism last night highlighted that they are
• 24:10
Speaker 12: creating a database just of every attraction, including restaurants and hotels,
• 24:14
Speaker 12: but all kinds of other things because again, people are
• 24:16
Speaker 12: gonna come here. How blatch you out law trails will
• 24:18
Speaker 12: be able to host national tournaments. Tournament is the wrong national.
• 24:22
Speaker 4: Competitions alleans competition competitions.
• 24:25
Speaker 12: Yeah, so it will be the largest outdoor trail system
• 24:28
Speaker 12: in the country eventually, and so this will be a
• 24:30
Speaker 12: prime location for these competitions. And again, people coming for
• 24:33
Speaker 12: the first time, maybe they're only time, so you know,
• 24:36
Speaker 12: to Charleston, West Virginia, they want to see what there
• 24:38
Speaker 12: is to do and so.
• 24:39
Speaker 4: And generally speaking it's with a with a large radius.
• 24:42
Speaker 4: They just not just going to be two miles down
• 24:44
Speaker 4: the road. I mean they're going to come into downtown Charleston.
• 24:46
Speaker 4: They're going to want to you know, head the opposite
• 24:48
Speaker 4: direction as well to see what the area has to offer.
• 24:50
Speaker 12: Absolutely, so you know, groups like the Charleston Area Allians
• 24:52
Speaker 12: have done a great job. Meant there are a lot
• 24:54
Speaker 12: of things focused here in Charleston. But again, that eastern
• 24:56
Speaker 12: end of Kennaugh County that they need to fall a suit, right,
• 25:00
Speaker 12: We need to get things ready for when these people
• 25:01
  Speaker 12: come and visit.
• 25:02
Speaker 4: And we talk about the need for lodging and hotels
• 25:06
Speaker 4: and things of that nature, and it's huge. It's huge
• 25:10
Speaker 4: with a lot of these things that are going on,
• 25:11
Speaker 4: and this is going to be I mean, so look,
• 25:13
Speaker 4: if you're an entrepreneur and you're looking for a way
• 25:16
Speaker 4: to get in on this thing early, they're gonna want cabins. Now.
• 25:20
Speaker 4: They stay in hotels, you know, your Hamptons, and I
• 25:23
Speaker 4: mean they'll do that, but primarily the people that do
• 25:25
Speaker 4: this kind of thing, they like the whole rustic cabin feel.
• 25:28
Speaker 4: So look, if I got some extra money and I'm
• 25:30
Speaker 4: looking and I'm in that part of the world, I'm
• 25:32
Speaker 4: starting to look at some property right now and seeing,
• 25:34
Speaker 4: you know, how can I do a cabin you know,
• 25:36
Speaker 4: with a big front porch and everything on it.
• 25:38
Speaker 10: I love that And I think you're absolutely right.
• 25:40
Speaker 12: And again the Tompkins, you've got a kind of bed
• 25:43
Speaker 12: and breakfast right there. One of the people that attended
• 25:45
Speaker 12: last night said he's looking Starrings the camper rental business,
• 25:48
Speaker 12: because sure he realizes the opportunities there. So I think
• 25:50
Speaker 12: there's major opportunities right now. You know, we just want
• 25:53
Speaker 12: to make sure people are making the most of them.
• 25:55
Speaker 12: Where's the best place?
• 25:56
Speaker 4: I mean, you're always welcome on this show, you and
• 25:57
Speaker 4: others to talk about this, but is there sure like
• 25:59
Speaker 4: a source like a website or social media where you
• 26:01
Speaker 4: can learn about all of that? I know there's probably several,
• 26:03
Speaker 4: but is there a couple of things?
• 26:05
Speaker 12: It's that was one of the discussion items last night
• 26:07
Speaker 12: was that there hasn't really been a single place to go,
• 26:09
Speaker 12: and so that's one of the things I'm looking at,
• 26:11
Speaker 12: is how to coordinate. You've got stuff from all the
• 26:12
Speaker 12: way up at very high level development and water, you know, management,
• 26:16
Speaker 12: all the way down to again the Chamber of commerce,
• 26:18
Speaker 12: and then how do you inform the public? I am
• 26:21
Speaker 12: if people want to email me Tristan tr I S
• 26:23
  Speaker 12: T A and dot L E A v I T
• 26:25
Speaker 12: T at WV House dot gov. I'm putting together a
• 26:27
Speaker 12: list and again primarily focused on the fifty third district,
• 26:30
Speaker 12: but just from there we're going to come up with
• 26:32
Speaker 12: some more public facing way people that want to get involved,
• 26:36
  Speaker 12: that have a business, the uk V E d C
• 26:39
Speaker 12: dot org, I believe, or google it or google it
• 26:44
Speaker 12: up Burgnot Valley Economic Development Corporation. They have a lot
• 26:46
Speaker 12: of resources on there. Again that's more focused on businesses.
• 26:50
Speaker 12: But between those, we're going to try and come up
• 26:51
Speaker 12: with more ways to make sure we can get this
• 26:53
Speaker 12: out to the public.
• 26:53
Speaker 4: Do you have any more public meetings planned on the
• 26:56
  Speaker 4: schedule now?
• 26:57
Speaker 12: I think I think the next stage is for us
• 26:59
Speaker 12: to kind of assess again with all these groups and
• 27:01
Speaker 12: all the kind of people that met with them yesterday,
• 27:03
Speaker 12: what needs come out of that. So we'll take stock
• 27:06
Speaker 12: and we'll see if we have another one, will announce it,
• 27:08
Speaker 12: We'll get people involved and let people know what the
• 27:11
  Speaker 12: next steps are.
• 27:11
Speaker 4: All right, we'll have you back on the show when
• 27:13

Speaker 4: Talking about some macaroni and cheese. Capital Market, it's place
• 30:50
Speaker 4: to be. Kevin up Saturday making cut up is say
• 30:52
Speaker 4: how you doing make it? Welcome to the show, Thank you.
• 30:54
Speaker 14: Thank you for having me. We're very excited. Hopefully the
• 30:56
Speaker 14: weather will work out.
• 30:57
Speaker 4: Now. You're the executive director of the Lawrence Jones, the
• 31:01
Speaker 4: Third Childhood Language Center. This is who we're benefiting over there.
• 31:04
Speaker 4: Let's start from the top and talk about mac and cheese.
• 31:07
Speaker 4: It's one of those things that everybody likes.
• 31:09
Speaker 14: Yeah, So we have twenty seven cooks coming out on Saturday,
• 31:14
Speaker 14: November first at the Capital Market from eleven to two pm.
• 31:18
Speaker 14: And just to put it in perspective, each cook prepares
• 31:21
Speaker 14: twelve pounds of dry pasta, so times that by twenty seven.
• 31:24
  Speaker 14: Which I'm not a mathematician, that's a lot of macatis.
• 31:26
Speaker 4: It's a lot of mac and cheese. That's the official
• 31:28
  Speaker 4: scientifical term. It's a lot. It's just a lot.
• 31:31
Speaker 14: It equals a lot. So we're super excited. It's our
• 31:35
Speaker 14: eleventh annual mac and Cheese cookof and right now it's
• 31:38
Speaker 14: our biggest with the biggest amount of cooks, and we
• 31:42
Speaker 14: are set to raise forty five thousand dollars. That was
• 31:45
Speaker 14: our goal and we're hoping we'll even go a little
• 31:46
Speaker 14: bit over that. So that puts us as helping about
• 31:50
Speaker 14: eighteen kids for an entire year. That's providing them free
• 31:54
Speaker 14: speech therapy for an entire year.
• 31:56
Speaker 4: And that's what I want to talk about because again,
• 31:58
Speaker 4: you're the executive director of the laws with the Third
• 32:00
Speaker 4: Childhood Language Center, and this is why we're they're raising money.
• 32:03
Speaker 4: Talk about the work of the center.
• 32:05
Speaker 14: Sure, So, we are a free speech therapy clinic here
• 32:07
Speaker 14: in Charleston. We're located at thirteen thirteen Courrier Street, and
• 32:11
Speaker 14: we provide free speech therapy for about one hundred and
• 32:15
Speaker 14: ten kids each week. We employee two full time one
• 32:18
Speaker 14: part time therapist, and we do not take a dime
• 32:22
Speaker 14: from any family. It doesn't matter your income requirements or
• 32:26
Speaker 14: your income that comes in. And we do not build
• 32:29
Speaker 14: insurance because that a lot of times does just the
• 32:32
Speaker 14: insurance does not pay for speech therapy. So it's free
• 32:35
Speaker 14: no matter what. There's no gimmicks, there's no nothing. We're
• 32:38
Speaker 14: just here to help the kids.
• 32:39
Speaker 4: And talk about and I know every every kid is different,
• 32:43
Speaker 4: but talk about some of the things that you do
• 32:44
Speaker 4: as part of the therapy. Ian's what's the current trends.
• 32:48
Speaker 14: The current trends. You know, the autism is a big
• 32:51
Speaker 14: factor with speech therapy. We have Down syndrome, we have
• 32:56
Speaker 14: kids that have apraxia, there's kids that use devices, and
• 32:59
Speaker 14: then we have other are children who are just delayed,
• 33:01
Speaker 14: they just need help with there are sounds or their
• 33:04
Speaker 14: thh sounds just very just articulation of the of the sounds.
• 33:09
  Speaker 14: So it's it's a really mixed bag. But I would
• 33:11
Speaker 14: say the majority of our our kids, kiddos are our
• 33:14
  Speaker 14: clients are autistic.
• 33:15
Speaker 4: Okay, And again you offer these services free of charge.
• 33:19
Speaker 14: No matter what, no matter what. And we see kids
• 33:22
Speaker 14: in sixteen counties of West in West Virginia. You know,
• 33:25
Speaker 14: if you want to travel to us, you are welcome
• 33:28
Speaker 14: to travel to us. We do a lot of telehealth too.
• 33:32
Speaker 14: If you're we have kids coming from like Greenbrier County
• 33:35
Speaker 14: and it's easier for the parents to sign their kids
• 33:38
Speaker 14: on and do it via zoom. So we try to
• 33:41
Speaker 14: work with everyone. We want to help as many kids
• 33:43
  Speaker 14: as we can.
• 33:43
Speaker 4: That's what the whole idea is. Again, we're talking to
• 33:45
Speaker 4: making cutlp is the executive director at Laurence Stones, the
• 33:47
Speaker 4: third Childhood Language Center, about the mac and Cheese cook off.
• 33:50
Speaker 4: How does the ticketing work? If if I'm not entering,
• 33:53
Speaker 4: I just want to come and eat some macaroni and
• 33:55
Speaker 4: cheese on Saturday or at Capital Market, Explain how the
• 33:57
  Speaker 4: ticketing works.
• 33:58
Speaker 14: Sure, So for adults it's twenty dollars all you can
• 34:01
Speaker 14: eat and you think only twenty seven samples? I promise
• 34:06
Speaker 14: you and Dave, I know you can test to this.
• 34:08
Speaker 14: That's a lot of macarini and hit it is.
• 34:11
Speaker 4: And what are the numbers compared to last year?
• 34:12
Speaker 14: Reminding me of well, last year we had twenty four.
• 34:15
Speaker 4: Okay, can you still sign up or is it yes?
• 34:17
Speaker 14: Yeah, if you still want to sign up, we would
• 34:19
Speaker 14: love to have you.
• 34:19
Speaker 4: So you're primary to looking for individuals, you're looking for restaurants. Yeah,
• 34:24
Speaker 4: we have research groups, whatever, Yeah.
• 34:26
Speaker 14: We have restaurants, individuals, church groups, Charleston Dirty Birds go
• 34:32
Speaker 14: title is doing it, Rainbow Pride, West Virginia's doing it.
• 34:35
Speaker 14: Edward Summit. I mean, there is just a mixed bag
• 34:37
Speaker 14: of people. Twenty dollars for adults, ten dollars for kids
• 34:41
Speaker 14: that's fourteen and under, and then we have a family
• 34:44
Speaker 14: four pack which is fifty dollars. So really you can
• 34:47
Speaker 14: feed your whole family of four for fifty dollars. You
• 34:49
Speaker 14: can't do that much anymore. And it's all you can eat.
• 34:52
Speaker 4: And it's all you can eat. And again, it's just
• 34:55
Speaker 4: a great time over there. I know, I was over
• 34:56
Speaker 4: there last year and just packed over there for and
• 35:01
Speaker 4: you know, again, I grew up from a I come
• 35:03
Speaker 4: from a family that does a lot of cooking and
• 35:06
Speaker 4: married someone who does a lot of cooking. I do
• 35:07
Speaker 4: a lot of eating. That's that's generally speaking, the way
• 35:09
Speaker 4: it works. But mac and cheese to me growing up,
• 35:12
Speaker 4: and my mother was an excellent cook, don't get me wrong,
• 35:15
Speaker 4: but mac and cheese to me came from a box.
• 35:18
Speaker 4: It was craft. It was a classic Kraft macaroni cheese,
• 35:20
Speaker 4: and I still love it today. But there are so
• 35:22
Speaker 4: many different types of macaroni cheese and so many different
• 35:25
Speaker 4: give us over the years, give us a couple of
• 35:27
Speaker 4: highlights of the more exotic types of macaroni and cheese.
• 35:31
Speaker 14: There is one guy and he has done it. I
• 35:33
Speaker 14: have been doing the mac and Cheese cookoff for eight years,
• 35:36
Speaker 14: so this is my eighth. This is the eleventh annual,
• 35:39
Speaker 14: so I've done the majority of the mac and cheese cookoffs.
• 35:42
Speaker 14: Steven Fernandez has done all eight and he comes up
• 35:46
Speaker 14: with the craziest concoctions and last year he won. And Steven,
• 35:50
Speaker 14: if you're listening, forgive me because I can't remember your recipe.
• 35:52
Speaker 14: But this year is black garlic and miso mac and cheese.
• 35:58
Speaker 4: I'm in you had me sound delicious? You had me
• 36:01
Speaker 4: at garlic. I'll tell you right there. I know, I know.
• 36:03
Speaker 4: But there are traditional mac and cheeses. Yeah, I mean
• 36:06
Speaker 4: we have the majority of it.
• 36:07
Speaker 14: Okay, Yeah, we have Chick fil A that is doing
• 36:10
Speaker 14: their traditional Bogies does traditional They're in it. I'm trying
• 36:14
Speaker 14: to think. I think Charleston Tennis Club's doing it. And
• 36:16
Speaker 14: there's this more traditional I think it's seven cheese but
• 36:20
Speaker 14: it's cheesy, but it's more traditional. And then we have
• 36:22
Speaker 14: some that put meats on it. I think the Golden
• 36:25
Speaker 14: Graders is doing just a traditional mac and cheese.
• 36:27
Speaker 4: The Golden Graders. That's got to be one of the best,
• 36:30
Speaker 4: one of the best names.
• 36:32
Speaker 14: Yes, Golden Girls theme.
• 36:33
Speaker 4: Golden Girls theme, and Golden Golden Graders. Yes, I love it.
• 36:37
Speaker 4: I love it. Now do you separate the different categories
• 36:40
Speaker 4: as far as like, so you don't have individuals competing
• 36:42
Speaker 4: against restaurants or how does that work?
• 36:45
Speaker 14: No, So our categories are judge's choice, So we have
• 36:47
Speaker 14: our judges that go around and taste each one and
• 36:51
Speaker 14: pick their top three. We have people's choice, so everyone
• 36:54
Speaker 14: who comes gets a token and they can drop their
• 36:57
Speaker 14: token into their favorite. So that's how we do the
• 36:59
Speaker 14: people's choice, and then we have kids choice. Over the years,
• 37:02
Speaker 14: has just gotten too hard to separate all the category,
• 37:06
Speaker 14: so it's judges, people's and kids' choices.
• 37:08
Speaker 4: Okay, and do you have first, second, third or do you.
• 37:10
Speaker 14: Have a first, second third? And our first place gets
• 37:14
Speaker 14: of course bragging rights is what we say. But then
• 37:16
Speaker 14: we have a cool trophy that looks like a bowl
• 37:18
Speaker 14: of mac and jo.
• 37:19
Speaker 4: Nice and you can display that in your home or
• 37:20
Speaker 4: in your business or restaurant you go to.
• 37:22
Speaker 14: Some of these businesses, Bogie's has one out right now.
• 37:25
Speaker 14: He won last year and so that's out. But if
• 37:27
Speaker 14: you look around, you'll if you go to the right restaurant,
• 37:30
Speaker 14: you'll find those trophies.
• 37:31
Speaker 4: And again it's all happening this Saturday. Now, where do
• 37:34
Speaker 4: people need to get tickets ahead of time? What's the
• 37:37
Speaker 4: best for you for you guys?
• 37:39
Speaker 14: Either or you can get tickets on event bright and
• 37:42
Speaker 14: we have a Facebook event page. Well, you can go
• 37:44
Speaker 14: to the Childhood Language Center, Lawrence Jones Childhood Language Center,
• 37:48
Speaker 14: and we have an event page on there and you
• 37:50
Speaker 14: can just click there to get your tickets. That's on
• 37:52
Speaker 14: event right. Or you can show up and buy tickets.
• 37:55
Speaker 14: And again it's twenty dollars for adult, ten dollars a
• 37:58
Speaker 14: child and fifty dollars kid pack.
• 38:00
Speaker 4: And again the from what I understand, we're going to
• 38:02
Speaker 4: have some you know, heavy rains like maybe Wednesday and Thursday,
• 38:05
Speaker 4: but it's supposed to clear out by a Saturday. So
• 38:07
Speaker 4: it's going to be and you want a little chilling,
• 38:09
  Speaker 4: so you.
• 38:09
Speaker 14: Want to warm up with mac and cheese.
• 38:11
Speaker 4: It's fall, all right, and uh and I will mention
• 38:13
Speaker 4: this because the following week is the Sausage and Gravy
• 38:17
Speaker 4: cook Off at Capitol Market and I'm going to be
• 38:20
  Speaker 4: there for that.
• 38:20
Speaker 14: Too, judging that too.
• 38:21
Speaker 4: I am judging that too. Yeah, all right, and so
• 38:24
Speaker 4: the Mac and Cheese cook off, So I'm judging this year.
• 38:26
  Speaker 4: You're telling me I'm judging.
• 38:28
Speaker 14: Yes, you are judging.
• 38:29
Speaker 4: Okay, it's Tony the Taylor going to be there too.
• 38:31
Speaker 14: I think he's the one that signed you up.
• 38:32
  Speaker 1: Oh good.
• 38:33
Speaker 14: And you know what, I do need to give a
• 38:34
Speaker 14: shout out to Tony the Taylor. He is just so
• 38:38
Speaker 14: he is a big supporter of us, and he's a sponsor,
• 38:42
Speaker 14: and you know he always goes above and beyond to
• 38:44
Speaker 14: make sure this event is also successful. So shout out
• 38:47
  Speaker 14: to Tony.
• 38:48
Speaker 4: Absolutely, absolutely, And I will say, because you know, we
• 38:51
Speaker 4: get asked to judge these things from time to time.
• 38:53
Speaker 4: You know I'll be there, and I think a lot
• 38:55
Speaker 4: of folks from the radio station are going to be there.
• 38:57
Speaker 4: When you judge these things, we don't know who we're judging.
• 39:00
Speaker 4: That's generally speaking, the way it works. And so don't
• 39:03
Speaker 4: want people to think that we as judges show favoritism
• 39:06
Speaker 4: towards anybody. Generally speaking, the way any of these competitions go,
• 39:08
Speaker 4: you get a number and that's the way. And so
• 39:10
Speaker 4: we're judging number two. We said that number three is
• 39:13
Speaker 4: the best, and we don't know a lot of times
• 39:16
Speaker 4: who won until the end, right until until we hear
• 39:19
Speaker 4: it announced, and then we had to say, okay, number
• 39:21
Speaker 4: three was the winner. Okay, who's number three? Because there
• 39:23
  Speaker 4: we don't know.
• 39:24
Speaker 14: There's usually a post judges meeting where you guys are like,
• 39:26
Speaker 14: really you liked that one, oh that one won. So
• 39:30
Speaker 14: it's just really fun.
• 39:31
Speaker 4: It's fun. It's fun, and you can still sign up
• 39:33
Speaker 4: if you want to be a participant.
• 39:34
Speaker 14: Yes, yeah, we will never turn anyone away.
• 39:36
Speaker 4: Okay, even what if you showed up that morning.
• 39:39
  Speaker 14: We'll at a table.
• 39:39
Speaker 4: No, don't care. What time does it start, It.
• 39:42
Speaker 14: Starts at eleven o'clock. Get there early. We have overflow
• 39:45
Speaker 14: parking at the Charleston Area Alliance. I know people have
• 39:47
Speaker 14: said there's just not enough parking, so we'll have overflow parking.
• 39:50
Speaker 14: We're trying to think of everything to make this the
• 39:53
Speaker 14: best of it yet, So come on out, support a
• 39:56
Speaker 14: great cause and it's just a lot of fun.

Speaker 7: You know, it's good to know that in a world
• 41:28
Speaker 7: full of constant change, there are some things that remain

Speaker 7: consistent and that some car dealers still believe in treating

• 43:14
Speaker 4: and airs was always on Friday, but yeah, the and
• 43:16
Speaker 4: then that will include all of Kanaw County. The city

Speaker 4: Your godless communist if you don't like macaroni chief.
• 44:25
  Speaker 8: All right.
• 44:26
Speaker 4: Meeting schedule for three point thirty today at the City's
• 44:28
Speaker 4: Service Center, nine to fifteen Courrier Street in Charleston, from
• 44:32
Speaker 4: the Charleston Land Reuse Agency. It's a roundtable designed to
• 44:36
Speaker 4: share some updates and the sprucing up and doing something
• 44:39
Speaker 4: about the vacant, abandoned, and elaborated properties around the city.
• 44:41
  Speaker 4: Get into it.
• 44:42
Speaker 16: Talk about this, yeah, yeah, so this is a This
• 44:44
Speaker 16: is for helping developers how to best invest in our community.
• 44:50
Speaker 16: And so you know, the Lander re Eace agencies on board,
• 44:53
Speaker 16: I serve on and it's something I'm really proud of.
• 44:57
Speaker 16: So we have you know, over the past seven years
• 45:00
Speaker 16: average about one hundred demolitions a year UH in our city,
• 45:04
Speaker 16: which was which was much needed and improve safety, makes
• 45:07
Speaker 16: our neighborhoods really feel better, protects people's investments in our communities.
• 45:13
Speaker 16: But you know, we can't demolish our way to success.
• 45:15
Speaker 16: You know, we have to rebuild. We have to and
• 45:17
Speaker 16: we've already started to. So in Charleston on average, we
• 45:21
Speaker 16: were we were in the single digits of new constructions
• 45:24
Speaker 16: every year, not like in Putnam County, you know, for
• 45:26
  Speaker 16: the past, you.
• 45:27
Speaker 10: Know, a long time.
• 45:28
Speaker 16: And but we did a new construction program that launched
• 45:32
Speaker 16: last April. Applications were in last April, and in the
• 45:36
Speaker 16: in the last eighteen months, there have been thirty five
• 45:39
Speaker 16: new constructions in the in the in the city.
• 45:41
Speaker 10: Twenty four of them are part of the program.
• 45:43
Speaker 16: So that means that we've also been kind of just
• 45:45
Speaker 16: inspiring and helped to grow grow that three point eight
• 45:48
Speaker 16: million dollars of private investment was leveraged through this UH
• 45:52
Speaker 16: through this program. So we're now you know that that
• 45:55
Speaker 16: first kind of round is over, and we are you know,
• 45:59
Speaker 16: seek input from folks who do development, who who work
• 46:03
Speaker 16: on new buildings, who rehab old buildings. How do we
• 46:06
Speaker 16: what's the best way forward on this, what's needed, and
• 46:09
Speaker 16: that this isn't This is probably one of the top
• 46:11
Speaker 16: issues I hear from from constituents on is you know,
• 46:14
Speaker 16: there's that one house in their neighborhood that's a problem
• 46:17
Speaker 16: or things happen there, and so we we want to
• 46:20
Speaker 16: make sure we're we have been, you know, addressing that
• 46:22
Speaker 16: issue and want to.
• 46:23
Speaker 10: Now shift to the rebuilding phase.
• 46:26
Speaker 4: And again, no matter where you are, it's an issue.
• 46:29
Speaker 4: And I think sometimes there's a misconception, well this is
• 46:32
Speaker 4: on X Street in Charleston. This send the city and
• 46:35
Speaker 4: to tear it down it. It doesn't work that way
• 46:38
Speaker 4: by a long shot.
• 46:40
Speaker 16: Yeah, I mean, because you know, if you think about it,
• 46:41
Speaker 16: it is kind of a final solution for that house,
• 46:43
Speaker 16: you know, And and so you know, you can just
• 46:46
Speaker 16: a long process on demolished and house that's right, that's right.
• 46:48
Speaker 16: You have to go through the process and make sure
• 46:50
Speaker 16: there's you know, that people get noticed and all that,
• 46:53
Speaker 16: and you know the problem is that you know a
• 46:54
Speaker 16: lot of times there's uh, it's complicated because there's you know,
• 46:58
Speaker 16: somebody passes away and who who owns that after that?
• 47:01
Speaker 4: And you know anytimes, I mean somebody will find out
• 47:04
Speaker 4: living in Florida that they suddenly own a house in
• 47:07
Speaker 4: Charleston that they had no idea about. Yeah, and they
• 47:09
Speaker 4: have no interest in or exactly, and so you know,
• 47:12
Speaker 4: they're not helping our community. And so we you know
• 47:14
Speaker 4: want and if so, what we've been doing, we've actually
• 47:16
Speaker 4: been able to leverage and bought. We've already secured right
• 47:19
Speaker 4: now one hundred and seventy lots. You know, through that
• 47:21
Speaker 4: kind of tax sell process. People are not paying taxes,
• 47:24
Speaker 4: we get a hold of them, and there's one hundred
• 47:25
Speaker 4: more in the pipeline, and so those are going towards
• 47:28
Speaker 4: towards redevelopment, towards people who live next door who want
• 47:32
Speaker 4: to have a little bit of a bigger lot. That's
• 47:34
Speaker 4: our side loot program. And also expanding some of the
• 47:38
Speaker 4: parkland we have. We've been able to expand Cato Park
• 47:41
Speaker 4: and other parks just to have a little bit more.
• 47:43
Speaker 4: And then also there's suck some properties that really the
• 47:46
Speaker 4: city needs to have control off. So this meeting is
• 47:48
Speaker 4: going to be held at the City Service Center, which
• 47:50
Speaker 4: is nine to fifteen cor Yer Street. Starts a three
• 47:52
Speaker 4: thirty this Samterdoon and should wrap up around five. Who
• 47:54
Speaker 4: are you anticipating coming to this meeting? Who would you
• 47:57
Speaker 4: like to see there?
• 47:57
Speaker 16: We would love to We had one of these before,
• 48:00
Speaker 16: I think it was maybe two years ago, and.
• 48:03
  Speaker 10: That you know.
• 48:04
Speaker 16: So it's a developer So people who have construction do construction,
• 48:09
Speaker 16: people who are subcontractors, people who are interested in redevelopment
• 48:14
Speaker 16: just in general, and also anybody who's interested in these
• 48:17
Speaker 16: issues for their neighborhoods should come by. But we're really
• 48:20
Speaker 16: focusing this on the people who can actually do the
• 48:24
Speaker 16: redevelopment to help kind of figure out what is what
• 48:27
Speaker 16: they need, how can we facilitate them rebuilding in our communities.
• 48:31
Speaker 16: We're being proactive about this, not just waiting to let
• 48:33
  Speaker 16: things happen.
• 48:34
Speaker 4: And you've got some partners that are going to be there.
• 48:36
Speaker 4: I understand the folks from the visions of economic development
• 48:39
Speaker 4: are going to be there.
• 48:39
Speaker 10: In some others, that's right.
• 48:41
Speaker 16: Yes, there's a tax incentive program through called build West
• 48:44
Speaker 16: Virginia and that there'll be some discussion about about that
• 48:47
Speaker 16: and explaining how that works to make sure everybody, you know,
• 48:50
Speaker 16: who's in this area we're doing this kind of work
• 48:52
Speaker 16: and is aware of that as well.
• 48:54
Speaker 4: I mean, it's an exciting time here in Charleston. I mean,
• 48:57
Speaker 4: it really is. And you know, and I understand that
• 49:00
Speaker 4: the giant buildings that you see going up on Virginia
• 49:03
Speaker 4: Street aren't indicative of the entire city. But I've always
• 49:06
Speaker 4: said that when you come into a city and you
• 49:09
Speaker 4: pull in and you drive down any of the streets
• 49:11
Speaker 4: and you see construction of some type, that's a good
• 49:15
Speaker 4: advertisement for your city.
• 49:16
  Speaker 10: Absolutely.
• 49:17
Speaker 16: Yeah, it's it is exciting to see those two new
• 49:19
Speaker 16: big buildings going there, and I hope there will be
• 49:21
  Speaker 16: some more.
• 49:22
Speaker 4: And again, but we want to take this not just
• 49:24
  Speaker 4: Virginia Street.
• 49:25
Speaker 16: We want it all over Charles, That's right, and we
• 49:27
Speaker 16: want and we want our neighborhoods to feel to have
• 49:30
Speaker 16: a better feel too than we want to get more,
• 49:32
Speaker 16: you know, frankly on the tax rolls, more residential housing
• 49:37
  Speaker 16: in the area.
• 49:37
Speaker 10: We need it. We need more.
• 49:38
Speaker 16: Housing that we know that that's coming, that there's more
• 49:41
Speaker 16: and more housing pressures, and so this is one way
• 49:44
Speaker 16: we're addressing that advantage.
• 49:46
Speaker 4: Valley you know, just came out with that survey, so
• 49:47
Speaker 4: I guess probably like six months or so ago, and
• 49:50
Speaker 4: what it found is that this area Charleston onto Saint
• 49:54
Speaker 4: Albans Tates Valley, we are in a debt. We got
• 49:56
Speaker 4: a housing shortage going on, and we despinitately need housing.
• 49:58
Speaker 16: Talking about that, yeah, and I don't have those statistics
• 50:01
Speaker 16: in front of you, but I know, I know that
• 50:02
Speaker 16: a lot of that is being driven by the new
• 50:04
Speaker 16: developments in Mason County. But we get that too because
• 50:07
Speaker 16: it's not that far away. People can commute there, and
• 50:09
Speaker 16: there's going to be ancillary services, and so you know,
• 50:12
Speaker 16: we really need to have There's there's housing shortages in
• 50:14
Speaker 16: every level of housing, so high end housing there's then
• 50:18
Speaker 16: we need more of that. We need middle income housing,
• 50:20
Speaker 16: especially especially downtown, and we also need you know, that
• 50:25
Speaker 16: kind of working class housing as well. And so we've seen,
• 50:28
Speaker 16: like I said, in the past year and a half,
• 50:30
Speaker 16: thirty five new buildings go homes be built in the
• 50:34
Speaker 16: city of Charleston, which isn't is unprecedented in recent times.
• 50:38
Speaker 16: And so you know, we've lost a lot of population
• 50:41
Speaker 16: over the you know, over our lifetimes and so we
• 50:45
Speaker 16: you know, now we need to be able to facilitate
• 50:48
Speaker 16: more people moving back.
• 50:49
Speaker 4: We had a question here, and I don't know whether
• 50:50
Speaker 4: you can answer this or not, but I'm gonna go
• 50:52
Speaker 4: ahead and throw it out there.
• 50:52
Speaker 10: I'm just gonna answer, even if I can't make it
• 50:55
  Speaker 10: sound good.
• 50:55
Speaker 4: You're an attorney by trade, right, that's right?
• 50:57
  Speaker 8: Right?
• 50:58
Speaker 4: What's happening with the building to get ask companies leaving
• 51:00
Speaker 4: in Kana City? Says the text re you have any idea?
• 51:03
  Speaker 10: I don't know. Actually, yeah, I wish, I wish I did.
• 51:06
Speaker 16: I think they have a tenant, is what I've heard,
• 51:08
Speaker 16: but I don't know when that's going to happen.
• 51:10
Speaker 10: And that's sort of thing. But I do think I
• 51:12
Speaker 10: have heard that there was a tenant.
• 51:13
Speaker 4: All right. Another text, unrelated to what you're saying, Halloween's
• 51:15
Speaker 4: on the thirty first trick or treating happens on Halloween.
• 51:18
Speaker 4: I'm happy Kenon County rectified their mistake, like Mayor Goodman
• 51:21
Speaker 4: told me a long time ago, counselman, and she's absolutely right.
• 51:24
Speaker 4: The two things that you can talk about abandoned houses,
• 51:27
Speaker 4: you can talk about potholes, you can talk about snow removal.
• 51:29
Speaker 4: The things that get people more fired up are trick
• 51:31
Speaker 4: or treating and Christmas parades. That's what everybody gets all
• 51:34
  Speaker 4: jacked about.
• 51:35
Speaker 10: Count and get ready for it. Leaf collection. That's what's
• 51:38
  Speaker 10: coming on.
• 51:38
  Speaker 15: All right.
• 51:39
