- 0:04Speaker 1: Eight thirty eight thirteen ten WIBA and ask the experts.
- 0:08Speaker 1: Hanging out in studio this morning with Matt Heypman. Of course,
- 0:10Speaker 1: Matt comes to us from rockrealt the website Rock Wisconsin
- 0:14Speaker 1: dot com. That's r Ock Wisconsin dot com. Tellph number six.
- 0:18Speaker 1: So eight six seven three fifty four hundred. That's six
- 0:21Speaker 1: seven three fifty four hundred, Matt, how you doing this week?
- 0:24Speaker 2: Doing great this morning?
- 0:25Speaker 1: It's fantastic to see you, and we're going to be
- 0:27Speaker 1: talking about inspections, home inspections and why they're so important.
- 0:32Speaker 1: What goes into a home inspection and who Sometimes, whether
- 0:36Speaker 1: you like it or not, you got to get one,
- 0:37Speaker 1: and it's part of the part of the deal, isn't it.
- 0:39Speaker 1: Sometimes some lenders require.
- 0:41Speaker 3: Some of that or no.
- 0:42Speaker 4: Well, I would say that depending on the lending. Sometimes
- 0:46Speaker 4: praiser will come out and some sort of inspection, but
- 0:49Speaker 4: it tends to be an optional thing.
- 0:51Speaker 2: And it really is more regulated by the market. The
- 0:54Speaker 2: market will allow.
- 0:55Speaker 1: Fantastic We'll get into some of the details about what
- 0:57Speaker 1: exactly it is and what's in it. It's not in
- 1:00Speaker 1: the home inspection with those details in just a moment.
- 1:02Speaker 1: But one of the great things been doing the past
- 1:04Speaker 1: few weeks. Is a featured listing. And I look at
- 1:08Speaker 1: this and I think, goodness, if only I have to
- 1:13Speaker 1: talk to the wife after the show, because you have
- 1:16Speaker 1: an awesome house featured this week in Janesville on land
- 1:21Speaker 1: with several and I'll use the words several out buildings.
- 1:26Speaker 1: Let's talk about this property on Highway A in Janesville.
- 1:29Speaker 4: Mat Yeah, it's four thousand and five West County Road
- 1:33Speaker 4: A in Janesville. It sits on eight acres, just over
- 1:38Speaker 4: eight acres. And you know, if you're looking for that
- 1:41Speaker 4: perfect little farm met that's got no not only land,
- 1:44Speaker 4: but it's also got some outbuildings, you know, things for
- 1:47Speaker 4: your hobbies and or let's say, you know, you want
- 1:50Speaker 4: to work on our trade and one of the garages there,
- 1:54Speaker 4: it's perfect for you. The thing I really like about
- 1:57Speaker 4: it is, you know it's got a did a lot
- 2:01Speaker 4: more than enough square footage in the farmhouse. And you know,
- 2:05Speaker 4: some of those outbuildings really are huge as a barn.
- 2:08Speaker 4: They could easily converted maybe in an event space.
- 2:11Speaker 1: So do we see folks moving. I think folks gonna
- 2:14Speaker 1: move from the city to the country. And obviously folks
- 2:18Speaker 1: that haven't spent some time in Janesville. I'm going to
- 2:20Speaker 1: tell you something. Far from country there is. Janesville has everything,
- 2:24Speaker 1: but you get just outside of Janesville, much like and
- 2:26Speaker 1: as we sit here in Madison, you get just outside
- 2:29Speaker 1: you are in beautiful rural America, the kind of that
- 2:33Speaker 1: that Rockwell esque Norman Rockwell esque type setting. Do we
- 2:37Speaker 1: see people saying, you know what, I want to get
- 2:38Speaker 1: away from some of this hustle and bustle. Maybe buy
- 2:41Speaker 1: a farmat and not necessarily have a farm, but maybe
- 2:44Speaker 1: get a couple of chickens and have a place to
- 2:47Speaker 1: keep all the toys.
- 2:48Speaker 3: Are we seeing kind of a movement towards that from folks? Yeah,
- 2:50Speaker 3: I would say so.
- 2:51Speaker 4: I think that people are kind of looking to have
- 2:53Speaker 4: a different lifestyle.
- 2:55Speaker 2: Right when you're at.
- 2:56Speaker 4: The hustle and bustle of the city, most people try
- 2:59Speaker 4: to fire I mean something that's still a good driveable distance.
- 3:02Speaker 4: Let's say to Madison, right, and this one's perfect for
- 3:05Speaker 4: that because it's just on the west side of Jansville,
- 3:08Speaker 4: very close to all that James Will offers.
- 3:10Speaker 2: I mean pretty much any restaurant you think.
- 3:12Speaker 4: Of James Will has, right, but it's just outside, you know,
- 3:16Speaker 4: miler two outside of the city, and because it's on
- 3:19Speaker 4: the west side of the city, that makes it an
- 3:21Speaker 4: easy trance, you know, commute just right at fourteen there.
- 3:26Speaker 3: So just had dinner at the Milwaukee Grill the.
- 3:28Speaker 2: Other there you go.
- 3:29Speaker 3: Yeah again we may be talking and that's something too.
- 3:31Speaker 2: It is.
- 3:32Speaker 1: It was what I find amazing and one of the
- 3:34Speaker 1: great things about Madison Dane County. And you know, we
- 3:36Speaker 1: talk about Janesville and getting into Rock County is folks
- 3:39Speaker 1: that haven't done it. I ninety is three lanes, both directions.
- 3:44Speaker 1: It's smooth go, it's it's quick to get anywhere, and
- 3:47Speaker 1: it's a really really cool thing in this house again,
- 3:49Speaker 1: I get the best of all worlds.
- 3:50Speaker 2: Here, you know.
- 3:51Speaker 4: Yeah, yeah, this one's actually listing by one of our agents,
- 3:54Speaker 4: Nick Wilde. You know, it's got everything, including some I
- 3:58Speaker 4: don't know if you saw the curved stair case going
- 4:00Speaker 4: up the stairs, but that's got some great character. But yeah,
- 4:03Speaker 4: if you wanted more information, Nick Wild's phone numbers six
- 4:06Speaker 4: oh eight four four four five nine two two. It's
- 4:10Speaker 4: currently listed for eight hundred and ninety nine thousand, nine
- 4:13Speaker 4: hundred over three thousand square feet and it's a beautiful
- 4:16Speaker 4: listing just came out yesterday.
- 4:18Speaker 1: Three bedroom, three and a half bath on just over
- 4:21Speaker 1: eight acres, really really great stuff. Nick, of course a
- 4:25Speaker 1: US cellular guy four four four five nine two to
- 4:29Speaker 1: give him a call this morning.
- 4:30Speaker 3: Check that out.
- 4:31Speaker 1: You can of course see all of the listings up
- 4:32Speaker 1: at Rock Wisconsin dot com. That's Rock roc k Wisconsin
- 4:37Speaker 1: dot com. Of course, hanging out this morning with Matt
- 4:39Speaker 1: Heyman of Rock Realty. Let's get into the discussion about
- 4:42Speaker 1: home inspection, and there is there is an importance to this,
- 4:47Speaker 1: isn't there?
- 4:48Speaker 3: Yeah?
- 4:48Speaker 4: Absolutely, and that applies to kind of both sides of
- 4:51Speaker 4: the transaction. Not only can a buyer ask for through
- 4:55Speaker 4: the offer ask for a home inspection, but sometimes sellers
- 4:58Speaker 4: will do pre inspections.
- 4:59Speaker 2: So I kind of want to to chat on that
- 5:00Speaker 2: today too.
- 5:01Speaker 1: So let's let's break down what goes into kind of
- 5:03Speaker 1: that home inspection for for folks. And again, Naiveta in
- 5:06Speaker 1: my part, I sometimes get the and I think a
- 5:09Speaker 1: lot of people probably do this a home inspection and
- 5:11Speaker 1: an assessment, those type of things. If we're not buying,
- 5:14Speaker 1: we're not really are selling, we're not really thinking in
- 5:16Speaker 1: those terms. A home inspection is something unique, what kind
- 5:18Speaker 1: of goes into that that process and what is that
- 5:20Speaker 1: what is that all about?
- 5:21Speaker 4: Yeah, so on on on the buy side. Anyways, a
- 5:23Speaker 4: home inspection is a contingency that you can throw into
- 5:26Speaker 4: your offer to give yourself some some protection. It's gonna
- 5:31Speaker 4: get a certified expert out there to take a look
- 5:34Speaker 4: throughout the house, right, They're gonna be looking at everything
- 5:37Speaker 4: from interior and exterior components, the walls, roof foundations, electrical systems,
- 5:45Speaker 4: plumbing systems, heating and cooling systems, even the appliances.
- 5:49Speaker 3: That is amazing.
- 5:50Speaker 1: Roofs by the way, anyone that I've got to guess
- 5:53Speaker 1: that when it comes to, you know, some of those
- 5:55Speaker 1: areas that you really if you're going to be buying,
- 5:57Speaker 1: you really want to understand. Understanding the roof and the
- 6:00Speaker 1: durability of roof is pretty important, isn't it.
- 6:02Speaker 3: Yeah?
- 6:02Speaker 4: Absolutely, And you know, obviously a home inspector can only view,
- 6:07Speaker 4: you know, what they see up there, right, you know,
- 6:10Speaker 4: it's it's good to get a home inspector that's willing to.
- 6:12Speaker 2: Go on the roof.
- 6:12Speaker 4: I know that there are some home inspectors that don't. Okay,
- 6:15Speaker 4: may just said they're drowne up there and take some photos.
- 6:17Speaker 4: But it's hard to tell if you know that underlayment's
- 6:20Speaker 4: a little spongy unless you're walking on the roof, right,
- 6:22Speaker 4: But it is a little more dangerous for them, So
- 6:23Speaker 4: I understand.
- 6:24Speaker 1: Yeah, talking this morning with Matt Heyman of Rockrealty the
- 6:26Speaker 1: website rock Wisconsin dot com. That's r c K Wisconsin
- 6:30Speaker 1: dot com, dellphone number six O eight six seven three
- 6:33Speaker 1: fifty four hundred, that's six seven three fifty four hundred
- 6:36Speaker 1: for Rock Realty, And so we talked met about what
- 6:40Speaker 1: what is included in some of the areas that the
- 6:42Speaker 1: inspector is going to look at. What are some of
- 6:43Speaker 1: the things that they that they're generally not going to
- 6:46Speaker 1: look at, and things they should probably have others look
- 6:48Speaker 1: into if you're going to be buying or selling.
- 6:50Speaker 2: Yeah, no, it's a good point.
- 6:51Speaker 4: So most people think that an inspection is going to
- 6:54Speaker 4: include just about everything, and that's not necessarily the case.
- 6:57Speaker 4: So in a case where we have a farmat like
- 6:59Speaker 4: we talked about earlier, most likely you have a well
- 7:02Speaker 4: and you have septic, right, well well in septic require
- 7:05Speaker 4: a completely different contingency. It also requires a completely different inspector,
- 7:09Speaker 4: someone that's an expert on well water, what's to code
- 7:14Speaker 4: and what's not in the septic as well. So some
- 7:17Speaker 4: of the other things that aren't included in a normal
- 7:19Speaker 4: home inspection are going to be like radon testing. That's
- 7:23Speaker 4: something where they drop off a kit and they test
- 7:26Speaker 4: how much radon is in the home or.
- 7:27Speaker 2: In the basement.
- 7:29Speaker 4: Most typically lead paint and then mold as well. So
- 7:33Speaker 4: a home inspector can point out, hey, this looks like
- 7:37Speaker 4: it could be mold, but like many things throughout the house,
- 7:40Speaker 4: if it requires a special expert on that, they will
- 7:44Speaker 4: recommend that you get either a roughing contractor or a
- 7:48Speaker 4: company that specializes in mold testing out to take a
- 7:51Speaker 4: look at it.
- 7:52Speaker 1: Things like raid on, and of course here in Wisconsin,
- 7:55Speaker 1: it's an interesting thing is you can have one house
- 7:57Speaker 1: that has higher levels right next to house that has
- 8:00Speaker 1: almost non existent levels. The great thing about that is
- 8:04Speaker 1: folks may not be aware of this. Mitigation systems for
- 8:07Speaker 1: radon are on the on the scale of things, super
- 8:10Speaker 1: affordable and certainly shouldn't be for somebody a deal breaker
- 8:13Speaker 1: and certainly something to and that you talk about hiring
- 8:17Speaker 1: the right person to look into those things. Having somebody
- 8:20Speaker 1: that kind of explained that that's that is a big deal.
- 8:22Speaker 1: So as you as you do then kind of tying
- 8:25Speaker 1: in along those lines, Matt, after you've had all you know,
- 8:28Speaker 1: had these examination done, you may want to may want
- 8:31Speaker 1: to get get some more professionals in maybe for a
- 8:33Speaker 1: little bit more analysis, won't you.
- 8:34Speaker 4: Yeah, absolutely, And as you talk, as you spoke to
- 8:37Speaker 4: the radon, as I explained the same sort of thing
- 8:40Speaker 4: to clients is that you know, if it is an issue,
- 8:43Speaker 4: we're talking a nine hundred dollars to twelve hundred dollars
- 8:46Speaker 4: resolution right now. Septic a little different, a little different
- 8:50Speaker 4: right we're talking you know, if you need a whole
- 8:52Speaker 4: new septic field, and that's if you're still able to
- 8:54Speaker 4: put a new septic in. You're looking twenty thousand possibly,
- 8:58Speaker 4: So it's a it's a big difference.
- 8:59Speaker 1: Is And that's one of the nice things too, when
- 9:01Speaker 1: you're working with a good agent to kind of walk
- 9:03Speaker 1: you through this, not only give you the give you
- 9:05Speaker 1: the information, say hey, it may be worth your time
- 9:08Speaker 1: to and important to have that home inspection. Here's what's
- 9:11Speaker 1: not included, and if things do come up, help you
- 9:13Speaker 1: kind of work through that because again, I don't want
- 9:16Speaker 1: to focus too much on right now, but that's one,
- 9:17Speaker 1: Like you know, I when we bought our house, our
- 9:20Speaker 1: son was just born. So like you're at that like
- 9:22Speaker 1: hyper parenting state where you're like, right on, oh my goodness,
- 9:26Speaker 1: and then and then you just look at houses and
- 9:27Speaker 1: then and working with a good agent. That kind of
- 9:29Speaker 1: explains what that is and what that isn't is is
- 9:33Speaker 1: a really really good, really good thing. So with like
- 9:36Speaker 1: the like, if you're a homeowner looking to list having
- 9:39Speaker 1: this stuff done by you, is that is that something
- 9:42Speaker 1: you would advise Matt.
- 9:44Speaker 2: Yeah, So in general it tends to be better.
- 9:47Speaker 4: Hope you can have a sellar pre inspection, and what
- 9:49Speaker 4: that's going to do is that it's going to put
- 9:51Speaker 4: everything out in the open right away, right so when
- 9:53Speaker 4: buyers come through, they're not going to have any doubts.
- 9:56Speaker 4: Like you had mentioned, right, well, what if something's wrong
- 9:58Speaker 4: with this or that. If you do a pre inspection
- 10:01Speaker 4: with a qualified home inspector, you'll alleviate to a lot
- 10:04Speaker 4: of the concerns. Or maybe if nothing else, give you
- 10:08Speaker 4: a give the buyer a checklist of what it's going
- 10:10Speaker 4: to cost them once they move in to do the
- 10:12Speaker 4: certain repairs, and that way, when they come in with
- 10:14Speaker 4: an offer, they can already be prepared to have the
- 10:17Speaker 4: price set in their.
- 10:18Speaker 2: Mind of what they think the home is worth.
- 10:21Speaker 4: If you do a pre inspection and you actually resolve
- 10:24Speaker 4: a number of the items even better.
- 10:26Speaker 1: So is that something to your agent can kind of
- 10:29Speaker 1: recommend your listing agent kind of recommend who to go with,
- 10:32Speaker 1: maybe folks that they've worked with in the past, those
- 10:34Speaker 1: type of things. I know, sometimes some of these services
- 10:36Speaker 1: that you may need once or maybe twice in your lifetime.
- 10:39Speaker 1: The guy you used twenty years ago, it's probably retired
- 10:42Speaker 1: guy or Gale's probably retired by now. Having somebody that's
- 10:46Speaker 1: on top of this stuff probably great benefit.
- 10:48Speaker 3: Yeah, I would say so.
- 10:48Speaker 4: I think that there are I have seen an influx
- 10:51Speaker 4: of a lot of new home inspectors as of late.
- 10:53Speaker 4: You know, that's a good thing. However, it also is
- 10:56Speaker 4: a good thing to have someone that's been through many
- 10:58Speaker 4: houses with buyers and knows how to say, hey, this
- 11:01Speaker 4: really isn't that big of a deal, and this is.
- 11:03Speaker 1: Born to put that stuff into perspective. This morning, we're
- 11:05Speaker 1: talking with Matt Heypman. He is with rockrealt The website
- 11:09Speaker 1: rock Wisconsin dot com. That's Rock roc k Wi dot com.
- 11:14Speaker 1: There telephon number six O eight six seven three fifty
- 11:16Speaker 1: four hundred. That's six seven three fifty four hundred. Don't
- 11:19Speaker 1: forget about this week's featured listing, a beautiful house farmat
- 11:23Speaker 1: out in Stoton right on Highway A. And call Nick
- 11:26Speaker 1: for more details on that his number four four four
- 11:29Speaker 1: five nine two two. That's four four four fifty nine
- 11:32Speaker 1: twenty two. That is a six eight area code. We're
- 11:34Speaker 1: going to continue our conversation with Matt. We'll talk about
- 11:37Speaker 1: some of the reasons you want to get a home
- 11:39Speaker 1: inspection as a buyer. We'll get the details from Matt
- 11:41Speaker 1: and we will do that next as Ask the Experts
- 11:43Speaker 1: with Rockrealty continues right here on thirteen ten.
- 11:46Speaker 3: Wi B A.
- 11:53Speaker 1: Thirteen ten Wi B A and Ask the Experts hanging
- 11:56Speaker 1: out with Matt Heypman of Rockrealty. The website Rock Realty.
- 12:00Speaker 1: It's Rock Wisconsin dot Com. That's r O c k
- 12:02Speaker 1: w Wisconsin dot com. R O c k W I
- 12:05Speaker 1: s C O N s I N. I think I
- 12:07Speaker 1: spelled there right, Rock Wisconsin dot com. I'm just before
- 12:10Speaker 1: it came out the air, Big new your daughter softball player.
- 12:14Speaker 3: Yeah did you did? I hear you right? What happened?
- 12:16Speaker 3: What she had?
- 12:18Speaker 4: She had a tournament this week. Yeah, she's eleven and
- 12:21Speaker 4: she got to hit her first Grand Slam.
- 12:22Speaker 3: So I'm pretty excited about clear of the basis.
- 12:24Speaker 4: Yeah cool is that recorded the video and I'm the
- 12:28Speaker 4: guy kind of giggling in the background, but yeah.
- 12:30Speaker 3: Super, that is so very very cool.
- 12:33Speaker 1: Of course, talking this week with Matt about the importance
- 12:35Speaker 1: of prelisting inspections for for sellers and of course home
- 12:39Speaker 1: inspections for buyers as well. Mentioned the website rock Wisconsin
- 12:42Speaker 1: dot com. That's r O c K Wisconsin dot com
- 12:45Speaker 1: telphone number six so eight six seven three fifty four hundred.
- 12:48Speaker 1: That's six seven three fifty four hundred. So we talked
- 12:51Speaker 1: about the prelisting angle for for folks looking to list.
- 12:54Speaker 1: What about people looking to buy? Would buyers want to
- 12:58Speaker 1: have their own inspection done on potential homes they're going
- 13:01Speaker 1: to purchase?
- 13:02Speaker 4: Yeah, So, I mean to be clear, it's always best
- 13:04Speaker 4: to have an inspection, right, but as I mentioned earlier,
- 13:08Speaker 4: a lot of it depends on the market, right.
- 13:10Speaker 2: So you know, when we.
- 13:12Speaker 4: Were having trouble selling houses, an inspection was included with
- 13:15Speaker 4: almost every offer at that time. Right buyers wanted that protection,
- 13:18Speaker 4: they wanted that extra ability to negotiate post offer right currently,
- 13:25Speaker 4: you know, depending if there's multiple offers in our property,
- 13:29Speaker 4: it's often that buyers are dropping the inspection, you know,
- 13:32Speaker 4: in lieu of actually getting the offer accepted. Because if
- 13:35Speaker 4: a seller is going to be looking at two different offers,
- 13:37Speaker 4: one has an inspection, one doesn't. If I'm the seller,
- 13:39Speaker 4: I'm probably choosing the one that doesn't have the inspection.
- 13:42Speaker 1: With that, with the you know, the kind of that
- 13:44Speaker 1: the overall market and kind of things, things kind of shift.
- 13:48Speaker 1: Obviously you think about, you know, if you're buying a
- 13:50Speaker 1: home that's going to be your biggest purchase, that is
- 13:52Speaker 1: something I would guess if you're if you are the buyer,
- 13:56Speaker 1: you might want to just budget for for just even
- 13:59Speaker 1: even after the deals done, to kind of get a
- 14:02Speaker 1: you know, a good a good agent's going to work
- 14:04Speaker 1: with the listing agent, work with the with the cellar
- 14:06Speaker 1: to kind of get.
- 14:07Speaker 3: Some details on the home. But every home is unique.
- 14:10Speaker 1: Every home has its unique quirks and its unique benefits
- 14:13Speaker 1: and having you know, just kind of a rundown of
- 14:15Speaker 1: how's this furnace, what is this looking like? Or having
- 14:17Speaker 1: you know, what's the roof look like? Does it look
- 14:19Speaker 1: like it's got.
- 14:20Speaker 3: How many years? You know though?
- 14:21Speaker 1: Just those type of things just kind of peace of
- 14:22Speaker 1: mind and kind of a learning experience for the for
- 14:25Speaker 1: the new homeowner to say, this is our house and
- 14:27Speaker 1: this is what we need to know about it.
- 14:28Speaker 3: Correct.
- 14:28Speaker 2: Yeah, yeah, I would think so.
- 14:29Speaker 4: And you know, an agent can point out you know,
- 14:32Speaker 4: as long as you know you're working with them and
- 14:34Speaker 4: you're their client, you know, they can point out different
- 14:37Speaker 4: things as they walk through the home that you know,
- 14:39Speaker 4: maybe they've noticed on other inspections that have gone on
- 14:42Speaker 4: to at least kind of point you in the right direction.
- 14:43Speaker 4: But obviously the home inspector is going to be the
- 14:46Speaker 4: expert and the professional on that.
- 14:47Speaker 1: I think about when you're buying, like a used car
- 14:50Speaker 1: and you kind of do the kick of the tires,
- 14:51Speaker 1: the walk around, and of course you're looking for those
- 14:53Speaker 1: little things to bring up with the with.
- 14:55Speaker 3: The car dealer.
- 14:57Speaker 1: Same thing go on with houses to do Folks sometimes
- 14:59Speaker 1: say you know what, I I got a home inspection
- 15:01Speaker 1: on this, and I'm noticing this is an issue. Maybe
- 15:04Speaker 1: we want to negotiate on price or are we pretty
- 15:06Speaker 1: firm with the way things are right now in the market.
- 15:10Speaker 2: Sure.
- 15:10Speaker 4: Yeah, there were recent changes as far as what inspectors
- 15:14Speaker 4: are required to do, and one of those changes is
- 15:16Speaker 4: that they point out what actually they consider a defect.
- 15:20Speaker 4: Right before it was a concern or not a concern,
- 15:23Speaker 4: you know, red flag a yellow flag. Right, so now
- 15:26Speaker 4: it's a little more defined, helps helps buyers and sellers
- 15:30Speaker 4: know that they really should be negotiating on that item.
- 15:33Speaker 4: Whereas before a seller might say I don't, I don't
- 15:35Speaker 4: call that a defect, and the buyer would say, well,
- 15:37Speaker 4: I do, and then it got a little more complicated.
- 15:39Speaker 2: So at least there's some a little more clarity with
- 15:40Speaker 2: that now.
- 15:41Speaker 1: How many out of you know, I know you guys
- 15:43Speaker 1: are are are selling and listing houses every day? Is
- 15:46Speaker 1: this is it almost universal that that you're doing pre
- 15:49Speaker 1: list and then home buyers doing these inspections or fifty
- 15:53Speaker 1: to fifty you're kind of what's that breakdown are you seeing?
- 15:55Speaker 4: That's a good question. I would say that there's a
- 15:57Speaker 4: lot of sellers that aren't taking advantage of the pre inspection.
- 16:00Speaker 4: I think that, you know, it's easy to understand why
- 16:03Speaker 4: they're a little concerned to what might come up. Sure,
- 16:06Speaker 4: but as far as buyers and having an inspection contingency,
- 16:09Speaker 4: we have seen a little bit more of a leveling
- 16:11Speaker 4: out of the market, which is really nice. So buyers
- 16:13Speaker 4: have been able to throw in a bit of those protections.
- 16:16Speaker 4: You know, if I had to throw a number at it,
- 16:18Speaker 4: I'd say thirty to forty percent of the offers some
- 16:20Speaker 4: have an inspection at this point.
- 16:22Speaker 1: And the inspection is has kind of started this conversation off.
- 16:24Speaker 1: It's it's different too from obviously with if you're doing financing,
- 16:28Speaker 1: the bank's going to want to they're going to you know,
- 16:30Speaker 1: they're gonna want comparables and other things. Very we're talking
- 16:33Speaker 1: about very different things here. We're talking about market value,
- 16:36Speaker 1: you know, perceived market value by the by the lending
- 16:38Speaker 1: institution versus an actual physical check of the structure.
- 16:43Speaker 3: Right yeah, yeah.
- 16:44Speaker 4: Just to make a quick definition of three items sometimes
- 16:46Speaker 4: get confused. One is an assessment, which is from the
- 16:51Speaker 4: municipality just trying to determine how much taxes they should
- 16:54Speaker 4: charge you, is the best way to put it. Second
- 16:56Speaker 4: is an appraisal, which is what you're mentioned that's usually
- 16:58Speaker 4: required by every lender to actually lend on a home,
- 17:01Speaker 4: and that's a professional that comes through outside and separate
- 17:04Speaker 4: from the assessor, could vary completely much differently than what
- 17:08Speaker 4: the assessor has. And then the third's like a home inspection,
- 17:10Speaker 4: which is someone going through looking at the quality of
- 17:12Speaker 4: the house, looking if there is anything that needs to
- 17:15Speaker 4: be improved or fixed.
- 17:15Speaker 1: Do you run into that a lot where folks get
- 17:17Speaker 1: these because and again I'll use myself as an example,
- 17:19Speaker 1: as you know to me, I do use those quite
- 17:22Speaker 1: often interchangeably.
- 17:24Speaker 3: But there is there are distinct is that is that.
- 17:25Speaker 1: A common thing that folks aren't aren't thinking about the
- 17:27Speaker 1: kind of the distinct.
- 17:30Speaker 3: Rolls of each of these areas.
- 17:32Speaker 4: The assessment, especially the assessment in the appraisal like it's
- 17:35Speaker 4: confused a lot, and you know, it's important to know
- 17:37Speaker 4: the assessment is just a ballpark. Right Just because your
- 17:40Speaker 4: assessment says something doesn't necessarily mean the house is going
- 17:43Speaker 4: to sell for that right in each assessment varies. So
- 17:48Speaker 4: some municipalities are very close to market value and some aren't.
- 17:51Speaker 3: What never happens, never ever.
