- 0:56You're already taking the first step. Just by
- 1:00joining us here today. That is wild. So, I mean,
- 1:05you're sitting here, everybody I'll talk to,
- 1:09because I'm in Texas and we're like, stay away
- 1:12from California. Do not invest in California.
- 1:16And you're sitting here saying you've like, you
- 1:17doubled your money in two years. That's insane.
- 1:21So from 2003 to 2005, so you If you guys recall,
- 1:26that was right before the bubble. And so there
- 1:31was a significant appreciation that turned into
- 1:36a bubble. So we got to take advantage of that.
- 1:42So we bought our first home in 03. And even after
- 1:47the bubble and all that stuff went on, if you
- 1:50had stuff that you owned and you had bought it
- 1:52at a good price, you just had to hold on to it
- 1:55through the through the rebuild. Right. So like
- 1:58we had our house in Lubbock and we were living
- 2:00there from 03 to 06. Jason finished up his degree
- 2:04at the beginning of 06. We got married a couple
- 2:05of weeks later and then we moved to Wichita Falls
- 2:08in 07. But we just we that house became our first
- 2:12rental in 07 and we just wrote it out. We still
- 2:17have that house to this day, you know, 20 years
- 2:20later and we still have that house and it's still
- 2:22a very good rental property and it's increased
- 2:24in value, not a ton. But I mean, I said before,
- 2:28we're not in these high appreciation markets,
- 2:31but we never have been and that wasn't what we
- 2:32entered them for. But it sounds like you didn't
- 2:35necessarily enter it for a double up in two years.
- 2:41Yeah. So where did y 'all, what did y 'all start
- 2:43doing? after, like, well, I know that you're
- 2:45buying up all these lofts. What did y 'all start
- 2:46doing next? Well, so, well, we should probably
- 2:52talk about what happened. Oh, okay. Right? Because,
- 2:55I mean, that was a really tough time. So, we
- 2:59started buying up these lofts in different parts
- 3:01of downtown and Leastonville, you know, and enjoy
- 3:05the, you know, the rental income and all that.
- 3:08And we bought a really nice fancy house in the
- 3:11Hollywood Hills. Oh, wow. you know, the stock
- 3:15market was cranking, the real estate portfolio
- 3:17was going up, we had all this rental income,
- 3:20and of course, you know, we know what happened
- 3:24right after that, right? So, 2008, 2010, we went
- 3:27through the great financial crisis, and then
- 3:30I got to see the other side of, you know, what
- 3:34it's like when things are not working, right?
- 3:36It was like the complete opposite. And so, The
- 3:42good news is that, you know, we pivoted, right?
- 3:45So we rented out our fancy house in the Hollywood
- 3:50Hills and got it to cash flow or got it to pay
- 3:54for at least... At least pay for itself. Right.
- 3:57Make the payments. And all the other ones were,
- 4:02again, you know, break even or better. And then
- 4:05my wife and I ended up moving back in with my
- 4:08parents for a couple of years. And just to make
- 4:13sure that we can cover. And we weren't one of
- 4:15those reckless people where we bought with no
- 4:18money down and just kept signing up for loans
- 4:22that we couldn't qualify for. We put 20%, 30
- 4:25% down on our properties. And luckily, we had
- 4:29enough equity that there was enough cash flow
- 4:34there to cover everything. But it was definitely
- 4:37a learning experience. knowing that you've got
- 4:42to be careful, you have to manage correctly,
- 4:45and you've got to do what it takes to protect
- 4:48those properties. And sure enough, we wrote it
- 4:51through, made it through the other side, and
- 4:55that's that, right? Now, my wife, so something
- 5:00else I should mention is that during the great
- 5:02financial crisis, I did lose my job in 2009,
- 5:07the financial services, uh industry got hit really
- 5:10hard like many other industries and you know
- 5:12I think I think our company in its 60 years of
- 5:15history has never laid off anybody and they laid
- 5:18off 20 % of the workforce without a question
- 5:20and luckily you know I was able to get away with
- 5:23a very nice severance package but at that point
- 5:26um I decided that you know the corporate world
- 5:30isn't for me I kind of like doing things my own
- 5:35way. And at that point, we decided that we want
- 5:38to be involved in real estate full time. And
- 5:42be open to other business ventures. We have bought
- 5:48a couple small business as well after that. And
- 5:52so having been back to corporate since. And so
- 5:56we just kept. buying up more properties and renting
- 6:01them out and just operating the couple of small
- 6:07business that we had and just kept going for
- 6:09a few years. And so it wasn't until 2017 when
- 6:17we kind of became tired of being landlords. I
- 6:20mean, you know, my wife and I were pretty hands
- 6:23-on. She actually fielded a lot of the calls
- 6:26because I had a W -2 job and, you know, my wife
- 6:30would work, she would work at, she would handle
- 6:34the calls, you know, in the daytime and then
- 6:36being in the restaurant business, you know, she
- 6:38would work like late afternoon to well into the
- 6:42wee hours of the morning, right? So she handled
- 6:44the calls when I was at my regular job before.
- 6:51And so I took over the handling the calls and
- 6:58eventually just got tired of the calls. Self
- 7:06-management. Yeah, just a little bit too much,
- 7:09right? And so once we discovered the world of
- 7:12syndications, it just really just turbocharged.
- 7:18our investment portfolio, our real estate portfolio,
- 7:21where not only are we able to leverage other
- 7:24professionals' expertise, but it was a great
- 7:28way to invest outside of California. You had
- 7:31mentioned California, and it's not a big secret,
- 7:35or it's very well known that it's a tough place
- 7:38to be a landlord. It's definitely not business
- 7:40friendly, definitely not. not landlord friendly.
- 7:43So we wanted to have um exposure to other markets
- 7:47and also in different asset types. Yeah that's
- 7:53um people who really made it through that financial
- 7:56crisis they've they got a story to tell. There's
- 7:59a lot of there's a lot of people that um did
- 8:03not come out unscathed. We we were really fortunate
- 8:07because we left we moved in 07, but it's right
- 8:11down the street from Texas Tech. So it's not
- 8:14too far away. And so at first we got some grad
- 8:17students and now it's more families because the
- 8:21areas become more family friendly. So a lot of
- 8:24families move into the streets where our house
- 8:25is. And so the demographic has changed a little
- 8:28bit, but we didn't have too many problems during
- 8:32that financial crisis. Now we did get a couple
- 8:36more houses when we first moved here to Wichita
- 8:37Falls and 12 to 13 was another little blip and
- 8:42we hit some empties between you know between
- 8:4512 and 13 and there's about six months there
- 8:48where we had two houses that were empty and this
- 8:51is kind of the thing that sucks about those single
- 8:53-family homes is when they're vacant they are
- 8:55100 % vacant. So you need to have you know 10,
- 8:5912, 15 singles to really be able to spread some
- 9:02of that vacancy risk. Well, we had, at that point,
- 9:05we had three singles in our own home. So we were
- 9:07paying three mortgages for about six months.
- 9:11And man, was that hard. That was so hard. But
- 9:16we managed to make it through. We did it with
- 9:18the help of our church. We got help at Thanksgiving.
- 9:22They helped provide our Thanksgiving meal. They
- 9:24helped provide our Christmas meal. They helped
- 9:26provide gifts for our kids that Christmas. We
- 9:29had to get some help, and it was hard. you know
- 9:32those are very humbling experiences but we made
- 9:35it through and we were able to keep hold of everything
- 9:38and then we got two more houses maybe last year
- 9:41because like i said we're not letting go of the
- 9:43residential stuff we're just not actively looking
- 9:45for it but if something falls into our lap we're
- 9:48going to get it i mean this was two houses it
- 9:50was a two -house portfolio for 110 000 we walked
- 9:54away from title with 18 000 in our hand yes we're
- 9:57going to do that deal So that's just one of those
- 10:02things you're going to go ahead and make that
- 10:03deal happen. But we don't have the same stories
- 10:07as other people. From the 07 to 09, we do have
- 10:10some stories from that 12 to 13. But really,
- 10:15we haven't really seen a lot of downturn since
- 10:16then. We've been able to keep most of our stuff
- 10:19rented. The quads and the duplexes, those have
- 10:22all stayed rented. Or even if they haven't, there's
- 10:26enough units there. Now we have enough units
- 10:28that it spreads the vacancy risk. So it's not
- 10:30nearly as traumatizing as it was in the past.
- 10:35And then getting into multifamily has helped
- 10:38with the vacancy risk as well. So. You know,
- 10:43having invested in legal family and multifamily,
- 10:47you know, since 2003, you know, being able to
- 10:51see how they did. Certainly, you know, multifamily
- 10:55was definitely have more cash flow. Going through
- 11:02the great financial crisis, we really didn't
- 11:05have any issues. And then I wasn't even like
- 11:08a savvy landlord. I was one of those guys I was
- 11:11always pushing for 100 % occupancy. I would always
- 11:17discount the rent. Going back to what you were
- 11:23saying earlier about you should definitely raise
- 11:26rents. you know, at least, you know, keeping
- 11:30up with inflation or whatever the right amount
- 11:33is, you know, for that market, right? And I wasn't
- 11:36one of those guys. I was always keeping rents
- 11:39on the low side, or not on the low side, but
- 11:42always at a discount to market just because I
- 11:45have this mentality like, oh yeah, you know,
- 11:47I want 100 % occupancy and, you know, not, you
- 11:52know, today I'm a lot... a lot more savvier and
- 11:54you know learning from the different operators
- 11:56on on how to be a more effective landlord but
- 11:58um um and just uh you know even with that you
- 12:05know the multifamily did fine now there's um
- 12:12there's a certain level of safety in lots of
- 12:16units um I mean, they look sexier, right? It's
- 12:21sexier to say, hey, yeah, now I got 200 units.
- 12:24It's a little less sexy to say, you know, I got
- 12:26six units and one of them probably needs to be
- 12:28bulldozed and rebuilt. Yeah, but so, so that's
- 12:35your, you know, you got your lot, you got some
- 12:36multifamily and you said you got into self storage.
- 12:39How did you get into self storage? Yeah, so you
- 12:41know you when you go around and you start networking
- 12:44at these local meetups and going to regional
- 12:48Conferences you start meeting talking with other
- 12:51investors. Oh, yeah, you know you on you you
- 12:54want to be on you want to have exposure to mobile
- 12:58home parks, you know, they have different fundamentals
- 13:01than then then a multifamily and you know and
- 13:05and So I just thought it would be good to diversify
- 13:09and understanding, again, these different asset
- 13:15types have their pros and cons. And so between
- 13:19mobile home parts and self -storage, because
- 13:23they produce sort of, well, I was really looking
- 13:30for more recession resistant. those two asset
- 13:36types keeps popping up. And so when I dug into
- 13:38it, it just, they didn't have the same issues
- 13:42that you have to necessarily deal with investing
- 13:46in multifamily, right? The things are like the
- 13:51mobile home parks, the tenant turnover is a lot
- 13:55lower because it's very sticky, right? They can't
- 13:58really move or they don't wanna pay the $6 ,000
- 14:00to move there. to move their manufactured home,
- 14:03right? Yeah, well, and I think it's important
- 14:05to kind of mark something there. So he's talking
- 14:07about the owner -owned home as opposed to the
- 14:13park -owned home. Because with an owner -owned
- 14:16home, what you're doing is you're coming into
- 14:18the park and you're basically taking on, it's
- 14:21like a lease purchase agreement. I don't know
- 14:25exactly how they work out because some states
- 14:27you can't do owner finance anymore. So it's like,
- 14:30a lease to own kind of set up, but on a park
- 14:33owned home, the park owns it and you're renting
- 14:35it from them. But if you're doing that owner
- 14:38finance or you're doing a lease to own when you
- 14:41leave. You have to move your home with you because
- 14:45you've been paying for the home at your home,
- 14:47but you still have to make payments on it. And
- 14:49so the majority of the time, those those residents
- 14:53leave the home behind and the park. gets to rent
- 14:57them out again doing the exact same thing. So
- 14:59they start over with that 10 or 20, 10 % down
- 15:01usually I think. And then they start doing their
- 15:04lease ownership thing. So they're leasing to
- 15:06own. And that means they have to keep up with
- 15:08all the maintenance. They have to keep up with
- 15:10all the things going wrong. They have to keep
- 15:11it working order. And they usually have to keep
- 15:14it up to some kind of code that the mobile home
- 15:17community has. And that is their responsibility.
- 15:20So that's the difference between the owner -owned
- 15:22home and the park -owned home. And most of your
- 15:25mobile home communities have moved over to the
- 15:27owner -owned home model. So that's what he's
- 15:30talking about there. Thanks for that, Angel.
- 15:34Yeah, absolutely. And so for the self -storage,
- 15:40the difference there versus the multifamily is
- 15:44that you don't have to deal with it's termites
- 15:50and toilet right these leases you know they you
- 15:56don't yeah they basically that's it right yeah
- 16:00my husband's been calling it uh restrooms rodents
- 16:04and something else i don't know what the other
- 16:06one is he changed it to three r's instead of
- 16:08three t's Basically, those two asset types just
- 16:16offer diversification. They have different fundamentals
- 16:19and that's why we like them. Well, I really like
- 16:27that you call them recession resistant, because
- 16:29when I hear recession proof, I don't have a big
- 16:33poker face anyway, but I'm usually like, because
- 16:36when you say something is recession proof, and
- 16:39I'm putting this out there to everybody that's
- 16:40listening, When you call it recession proof,
- 16:43you're setting yourself up for a lawsuit. There
- 16:46is nothing out there that is recession proof,
- 16:49nothing recession resistant. Yes. But when you
- 16:52start saying in this recession proof, it's like
- 16:54you're guaranteeing a return and you can't do
- 16:57that and you're setting yourself up for a really
- 17:00bad situation. So be very, very careful in your
- 17:03word choice. Do not ever say something is recession
- 17:06proof. I heard it the other day from someone
- 17:08that was pushing an investment and I almost swallowed
- 17:10my tongue. you can't actually do that it's an
- 17:13absolute just passenger speech there but um I
- 17:17it really shocked me because you generally don't
- 17:21hear experienced investors saying something is
- 17:23recession proof so just word out there to everybody
- 17:26that's listening recession resistant okay yeah
- 17:32yeah and it's super important to remember that
- 17:35And the other thing is risk -free, right? There's
- 17:38really nothing that's risk -free. Not even cash
- 17:40in the bank, right?
