- 0:16SPEAKER_02: Hi guys and welcome to another episode of the TFS With Cast and today as always we have an interesting topic.
- 0:25SPEAKER_02: Episode 9, we're gonna talk about rent vesting.
- 0:29SPEAKER_02: Uh it's a term that's been thrown around for a while, and uh a lot of people seem to be doing it these days, and a lot of people seem to not know what it is exactly, and then there are also people who want to know what it is and want to get into it themselves.
- 0:44SPEAKER_02: So, without any further ado, today's episode rent vesting.
- 0:48SPEAKER_02: Live where you love, invest where you can.
- 0:52SPEAKER_02: And as always, joining me today to give his valuable insights is uh founder and director, Mr.
- 0:59SPEAKER_02: Promo Rodrigo.
- 1:01SPEAKER_02: Hi Promo, how are you?
- 1:02SPEAKER_03: Good man, thank you.
- 1:05SPEAKER_03: Yeah, it has been long days.
- 1:09SPEAKER_03: Not too bad, actually, but um I'm tired.
- 1:14SPEAKER_02: Okay, cool.
- 1:14SPEAKER_02: I don't want to take up much of your valuable time, so I'm gonna jump straight into it.
- 1:18SPEAKER_02: Let's do it.
- 1:19SPEAKER_02: Oh, what is rent vesting?
- 1:21SPEAKER_02: What is this concept?
- 1:24SPEAKER_03: Okay, so very simply, rent vesting is think about the two words renting and investing.
- 1:32SPEAKER_03: So while you are renting a property where you like to be, or the areas that you're really comfortable of living, but then you are investing in in a property where you will get capital growth, rental yield, um tax deductions, etc.
- 1:54SPEAKER_03: etc.
- 1:56SPEAKER_02: Right.
- 1:57SPEAKER_02: So the people who so basically rent investing is investing in investing property while you're renting.
- 2:06SPEAKER_02: Yeah, while you're renting.
- 2:07SPEAKER_02: So you don't have an own occupied property, you only have investment properties.
- 2:10SPEAKER_03: Absolutely.
- 2:11SPEAKER_03: So so basically, if you look at it in a very simple way, now young young guys here or young girls between 23 and 20, let's say 30, right?
- 2:25SPEAKER_03: A lot of people get married when they come to late 20s, early 30s.
- 2:30SPEAKER_02: Yeah, so let's say unless you're from uh a Sri Lankan background.
- 2:36SPEAKER_02: Yeah, so we we can't stereotype, can we?
- 2:38SPEAKER_02: Late 20s is too late to get married, at least that's what my mother says.
- 2:42SPEAKER_02: Okay, so you know, yeah.
- 2:45SPEAKER_03: All right, sorry.
- 2:46SPEAKER_03: Your mother would be okay with me because I I got married when I was what 21.
- 2:50SPEAKER_01: Ooh, yeah.
- 2:52SPEAKER_03: In fact, today is uh the the anniversary, yeah.
- 2:55SPEAKER_03: So I mean anniversary in the sense today is the day that she actually said yes to me.
- 2:59SPEAKER_02: Lucky guy, that's the day your life changed, you know?
- 3:01SPEAKER_02: Yeah, surprised that day.
- 3:05SPEAKER_02: So Nali, if you're listening, happy anniversary.
- 3:08SPEAKER_03: Yeah, so all right, coming back to rent vesting, uh yeah.
- 3:12SPEAKER_03: So what I what I was explaining is the gut people who are between early 20s to late 20s or early 30s who are currently renting in the places that they are very comfortable of staying, right?
- 3:26SPEAKER_03: Example wise, I'll take you wishy, yeah.
- 3:29SPEAKER_03: Right, you you you're comfortable of uh living in that particular place, you know, and uh you don't want necessarily go and buy a property in let's say 40-50 kilometers away from the from the from the Melbourne C B D, right?
- 3:45SPEAKER_02: Because you know, you you like it when we come on time to work, and I don't want to upset you by getting late to work, you know.
- 3:51SPEAKER_03: That's really nothing we did touch based on triple D.
- 3:54SPEAKER_03: Remember triple D episode?
- 3:56SPEAKER_02: You know, that's a good episode, guys.
- 3:58SPEAKER_02: You should go uh check that episode out.
- 4:00SPEAKER_02: That was episode five, I believe.
- 4:04SPEAKER_03: Yeah, yeah, yeah.
- 4:05SPEAKER_03: So so basically what I'm trying to explain is now you may not want to go and buy your property 40-50 kilometers away because that doesn't so I mean serve your purpose, but then you like where you live, so you keep renting, but you're using your borrowing capacity to buy buy an investment property because that makes more sense to you for your financial growth.
- 4:35SPEAKER_03: You know the terminology came because of that rent westing.
- 4:39SPEAKER_01: So so so on that topic from so who is who is rent westing for?
- 4:45SPEAKER_03: Um look, it's it's it's literally for the people who who prefer to stay where they like to live and who can't generally afford to buy a property in those locations.
- 5:02SPEAKER_03: We're living in Victoria.
- 5:03SPEAKER_03: So let's say an example, if you're renting in uh in a location where uh let's say Den Iris, your rent per week would be between twelve hundred dollars to fifteen hundred dollars per week.
- 5:20SPEAKER_03: If you to buy a property in Glen Iris, you're looking at about two and a half million plus close two or three million.
- 5:28SPEAKER_02: And and and what what would your mortgage repayments be on a property like that?
- 5:32SPEAKER_03: So so so you're looking at so let's let's do let's do very basic numbers, right?
- 5:38SPEAKER_02: So all right, guys, get ready, promo trying.
- 5:40SPEAKER_03: I'm gonna use the calculator.
- 5:43SPEAKER_02: It's gonna blow your mind.
- 5:44SPEAKER_03: So so let's say let's say we we we buy a property or client a person buys a property for two and a half million dollars, right?
- 5:51SPEAKER_03: Borrow 80% of that, which is a two million dollar loan.
- 5:56SPEAKER_03: Two million dollar loan.
- 5:57SPEAKER_03: Let's say I'm not even putting the principal amount here, but let's say the interest-only component in the current market, you're looking at about five point five percent, that is a hundred and ten thousand dollars per year of interest, yeah.
- 6:14SPEAKER_02: Interest only, yeah.
- 6:15SPEAKER_03: So your monthly repayment is about nine thousand one hundred and sixty-six interest only interest only, right?
- 6:22SPEAKER_03: So, but then let's go have a look at weekly rent, weekly interest, right?
- 6:27SPEAKER_03: So divided by 365 into seven.
- 6:32SPEAKER_03: That's two thousand one hundred and nine dollars interest only.
- 6:37SPEAKER_03: For one occupied property, you can't go interest only.
- 6:40SPEAKER_03: Yeah, you have to pay the principal.
- 6:43SPEAKER_03: So so most likely you you will end up your principal component, I would say about another thousand dollars here.
- 6:50SPEAKER_03: That's a three thousand dollars a week.
- 6:55SPEAKER_02: And if you were to rent in that suburb or rent a similar property, you'd be paying around thousand five hundred a week.
- 7:02SPEAKER_02: Yeah, fifteen hundred bucks.
- 7:05SPEAKER_03: Yeah, the beauty about that, because you're renting, you don't have land tax.
- 7:15SPEAKER_03: Pretty much, pretty much, and you don't pay uh an a crazy amount of stamp to buy the property.
- 7:22SPEAKER_03: Oh yeah, two and a half million dollar purchase.
- 7:26SPEAKER_02: So what like five percent?
- 7:28SPEAKER_03: No, you're looking at about yeah, five and a half percent, right?
- 7:31SPEAKER_03: So so I mean it's about hundred and twenty, hundred and uh sixty, hundred and eight, hundred and eighty thousand dollars.
- 7:37SPEAKER_02: Yeah, so on top of your so if you were to flick on top of your twenty percent deposit, you had to also factor in stamp duty, yeah.
- 7:44SPEAKER_03: Exactly what I'm saying, right?
- 7:45SPEAKER_03: So so you're looking at a 150,000 of stamp duty, the initial cost, right?
- 7:50SPEAKER_03: Um, and then you have a 20% deposit of two and a half million, that is five hundred thousand dollars, right?
- 8:02SPEAKER_02: I mean, for first of all, you can buy a property for their price.
- 8:05SPEAKER_03: Rent vesting is a is a way to way to do it.
- 8:10SPEAKER_03: How many people would have six hundred thousand dollars just to put unless you have been in the property game for a long time and gathered quite a lot of big, yeah.
- 8:20SPEAKER_03: Or you know, you're from a trust family and your trust has enough enough money, yeah.
- 8:26SPEAKER_03: You're using the trust to buy you, that's a different position.
- 8:30SPEAKER_02: And that's and that would be a very small percentage of the population as well, right?
- 8:34SPEAKER_02: Who would have that kind of uh yeah, very, very small money for investment.
- 8:39SPEAKER_02: So so let's let so if we were to give this advice, let's say uh to a couple earning about a joint income of around$200,000, right?
- 8:49SPEAKER_02: Realistically, what kind of a property purchase price would you tell them, advise them to go for from the perspective of rent westing, you would give me, right?
- 9:00SPEAKER_03: So rule of thumb.
- 9:01SPEAKER_03: Um I can't get too much into detail because I don't know these couple of their financial situations, but 200,000 annual income, six times of that.
- 9:12SPEAKER_03: That's a 1.2 million of borrowing capacity.
- 9:15SPEAKER_03: Go 80%, the most likely we'll end up about a million of borrowing capacity.
- 9:20SPEAKER_03: Yeah, let's share it even more, eight hundred thousand dollars.
- 9:24SPEAKER_02: And that's and that's a good prop purchase price, it's a very good borrowing place for you to be.
- 9:31SPEAKER_03: Let's say you have about hundred thousand dollars of savings.
- 9:36SPEAKER_03: Now you can buy an easily an investment property using your borrowing capacity, not a million dollars.
- 9:44SPEAKER_03: You can buy a 600, maybe a$700,000 property, pay$35,000 of stamp duty from your$100K, and you're left with another$65,000, borrow approximately about you know 90%.
- 9:59SPEAKER_03: Right?
- 10:00SPEAKER_03: You might need slightly more than that for that example, but you know, you can easily work the numbers down 650,000, 600, right?
- 10:07SPEAKER_03: So if you buy a 600,000, it's a 30,000 stamp duty, right?
- 10:11SPEAKER_03: I'm talking about here established property.
- 10:15SPEAKER_02: Now the beauty of that is if let's say if someone was to buy an off-the-plan townhouse, one-part contract, right?
- 10:24SPEAKER_02: They could save on stamp duty, yeah, and also they don't have to start paying repayments until the property is complete.
- 10:29SPEAKER_02: That's that's the beauty about this, right?
- 10:31SPEAKER_03: So when you pick the property, the type of the property, then your stamp duty cost goes down.
- 10:38SPEAKER_03: Yeah.
- 10:39SPEAKER_03: Right?
- 10:40SPEAKER_03: Which means you're borrowing less.
- 10:42SPEAKER_03: When you borrow less, your repayment is lesser, your yield goes up.
- 10:48SPEAKER_04: Yeah.
- 10:48SPEAKER_03: So it becomes some cases, if you play your numbers right, it can be even neutral cash flow.
- 10:56SPEAKER_03: Brand new properties, most of the time, will end up as positively geared after tax.
- 11:02SPEAKER_02: After tax, yeah.
- 11:02SPEAKER_02: So there are also tax depreciations by buying a new brand new property.
- 11:07SPEAKER_03: So so coming back to your question, yeah, who is it for?
- 11:10SPEAKER_03: I think we really opened up, we broke it down very quickly.
- 11:18SPEAKER_03: I think we just started about 10 minutes.
- 11:20SPEAKER_02: I think that's uh you know, I just got an idea for a new campaign I'm running.
- 11:24SPEAKER_03: No, it's a beautiful it is honestly a great way to invest, great way to invest without compromising your lifestyle.
- 11:32SPEAKER_02: Oh, that's a quote right there, ladies and gentlemen.
- 11:35SPEAKER_02: From Moo Rodrigo with the quotes.
- 11:39SPEAKER_03: Yeah, no, I mean that's the truth, right?
- 11:42SPEAKER_03: That's the truth.
- 11:43SPEAKER_03: I mean, very recently I advised to a client.
- 11:47SPEAKER_03: Um, the the daughter and the son needs to go to this specific school.
- 11:54SPEAKER_03: That's their life goal to send and give them an opportunity to, you know, uh for their academia site as well as other networks for their future.
- 12:05SPEAKER_03: And every mother and father wants to do that, so that's what they want to do.
- 12:10SPEAKER_03: So we were doing some numbers to see whether we can buy a property in around that area.
- 12:16SPEAKER_03: So numbers, I mean the borrowing capacity, somewhat there, but then the investment that's required at the beginning to purchase that property is crazy.
- 12:29SPEAKER_03: It's about half a million dollars.
- 12:32SPEAKER_02: Really?
- 12:33SPEAKER_03: You need that because it comes to the fact how much they will really want to expense out as well, yeah, yeah, as a monthly expense towards a mortgage.
- 12:43SPEAKER_02: Without mentioning any names of more details, can you mention the suburb that they were looking for?
- 12:47SPEAKER_03: This so they were looking about you know, Camberwell, Glenn Iris, yeah, um, you know, uh Canterbury, uh Sarah Hills, that side of the town.
- 12:55SPEAKER_03: Yeah, that those those are the big boys.
- 12:57SPEAKER_03: They're expensive.
- 12:58SPEAKER_03: The reason they want to obviously come down to that side is because better schools get closer to the schools that they want to send their children.
- 13:06SPEAKER_03: Now, half a million dollars investment is actually that person could do it in about few years later, right?
- 13:16SPEAKER_03: However, the problem is in a few years later, you might half a million may not be enough.
- 13:23SPEAKER_03: You could be a$700,000.
- 13:26SPEAKER_03: So I asked the question, what are you willing to invest now?
- 13:31SPEAKER_03: Let's assume that you can buy.
- 13:34SPEAKER_03: What exactly are you willing to do it now?
- 13:36SPEAKER_03: So the answer was about$300,000.
- 13:41SPEAKER_03: Right?
- 13:42SPEAKER_03: So$300,000, I said, okay, nowhere near what we can buy in this area uh for you.
- 13:48SPEAKER_03: But if you go to this area to invest, not to invest, if you go to this area to rent a property and buy an investment property in an area with$300,000, maybe with your borrowing capacity, I could possibly even work around two investment properties in two different areas.
- 14:08SPEAKER_03: Then the fellow is like, okay, that makes sense.
- 14:10SPEAKER_03: How can I buy two?
- 14:12SPEAKER_03: I said, Well, don't get carried away.
- 14:16SPEAKER_03: These are possibilities we can explore.
- 14:18SPEAKER_02: Yeah, it all comes down to the numbers, right?
- 14:20SPEAKER_03: The numbers.
- 14:21SPEAKER_03: So, but then the numbers actually ended up stacking up at a crazy level.
- 14:25SPEAKER_02: Also in their favor.
- 14:26SPEAKER_03: Yeah, because there's two in two investment properties the car customer is actually ended up buying in two different locations while they're renting in the place they want to be.
- 14:37SPEAKER_03: They had a three hundred thousand dollars to invest.
- 14:39SPEAKER_04: Yeah.
- 14:40SPEAKER_03: I said don't think about it.
- 14:42SPEAKER_03: You invest the three hundred thousand dollars, get a ROI from it.
- 14:49SPEAKER_03: Maybe if you do this right, in about three, four years later, we could actually buy that three million, four million dollar house in that area.
- 14:59SPEAKER_03: Is that okay, sir?
- 15:00SPEAKER_03: Was the question.
- 15:01SPEAKER_04: Yeah.
- 15:02SPEAKER_03: Yep, it's no problems for me because I'm in the area I want to be.
- 15:07SPEAKER_03: Kids are happy.
- 15:08SPEAKER_03: Easy drive for me for for for school drop-off, work.
- 15:13SPEAKER_03: I'm a lash there.
- 15:14SPEAKER_00: Yeah, it won't be side.
- 15:15SPEAKER_02: And and the be and the beauty of that is that it it all came down to you gave the customer a tailored strategy that would work for them after assessing and analyzing the current uh financial circumstances.
- 15:30SPEAKER_02: Right.
- 15:30SPEAKER_02: It all comes to them.
- 15:32SPEAKER_02: You you didn't just go to give them a strategy thinking, ah, yeah, this might work for you.
- 15:36SPEAKER_02: You actually looked at their situation, their expenses, they what exactly they want to do, exactly what they wanted to do.
- 15:44SPEAKER_03: All these strategies people sometimes they stuff up the words I want to use, I can't use, right?
- 15:49SPEAKER_03: They stuff it up with without knowing exactly what the customer actually wants.
- 15:55SPEAKER_02: Yeah, exactly.
- 15:56SPEAKER_02: So so so sometimes, you know, uh if if they get the advice from the wrong people, yeah, you know, not to put anyone down, but it might not be the best thing for the customer.
- 16:07SPEAKER_03: No, I mean this is an ideal customer for me, right?
- 16:11SPEAKER_03: Because I like customers like that who has who has realistic expectations, all of those customers, you know, right?
- 16:19SPEAKER_03: Ideal customer for me.
- 16:21SPEAKER_03: Because he he's willing to listen to the strategy I have and the possibilities, he's he's letting me go and explore the possibilities and then make the decision together.
- 16:35SPEAKER_03: Brilliant.
- 16:36SPEAKER_02: Yeah, and it all comes down to uh sense of trust as well, right?
- 16:40SPEAKER_02: Between the customer and uh yourself or the uh any other broker.
- 16:46SPEAKER_03: Never going to come down to the level wishy that hey, buy this, this is it.
- 16:52SPEAKER_03: You can't get anything else better than this or buy this.
- 16:55SPEAKER_03: Yeah, no, it I never worked that way, right?
- 16:58SPEAKER_03: And I don't think any of our team members work that way.
- 17:00SPEAKER_03: We always look at the numbers, end of the day.
- 17:02SPEAKER_03: I always tell my clients, you you need to make sure the number stacks up for you.
- 17:08SPEAKER_03: It's not the numbers the bank will tell you that stacks up for them.
- 17:12SPEAKER_02: Yeah, like 50 cents says if it don't make dollars, it don't make sense.
- 17:16SPEAKER_02: Yeah, so okay, Prabhupada.
- 17:20SPEAKER_02: Thank you for sharing that example.
- 17:21SPEAKER_02: That that uh I'm pretty sure you know it it really enlightened me.
- 17:25SPEAKER_02: Yeah, uh, and I'm sure it'll help the listeners as well.
- 17:28SPEAKER_02: So now if we would uh break it down, okay, let's let's talk about because there's always good and bad in everything.
- 17:35SPEAKER_02: So let's start with pros.
- 17:36SPEAKER_02: Yeah.
- 17:37SPEAKER_02: And let's move on to the cons.
- 17:39SPEAKER_02: Or do you want to do vice versa?
- 17:41SPEAKER_02: You know, mono reverse, start with the cons.
- 17:43SPEAKER_02: Let's talk about pros.
- 17:44SPEAKER_02: Let's start with cons.
- 17:46SPEAKER_02: How would you like it?
- 17:48SPEAKER_02: Let's start with the bad first, you know, so then we we can show the good.
- 17:52SPEAKER_02: Okay.
- 17:52SPEAKER_02: What are the cons?
- 17:54SPEAKER_03: So so so your interest rates are high.
- 17:57SPEAKER_03: Start with if you're lending.
- 17:59SPEAKER_03: Okay.
- 17:59unknown: Right.
- 18:00SPEAKER_03: If you're if I mean not if you're not not if you're lending, if you're mean when you're borrowing, yeah, right.
- 18:04SPEAKER_03: When you're borrowing from a lender, your investment interest only, or investment principle and interest rates are higher than the own occupied rate rooms.
- 18:12SPEAKER_03: Yeah.
- 18:12SPEAKER_02: Right.
- 18:13SPEAKER_02: Now you mentioned investment principle and interest.
- 18:16SPEAKER_02: So you you start with uh you you go basically you go two years interest only and then you keep increasing the interest term, right?
- 18:22SPEAKER_02: That's it.
- 18:23SPEAKER_03: It's you know, I have customers who never paid their principal for the last 10 years.
- 18:26SPEAKER_02: Yeah, exactly.
- 18:27SPEAKER_03: So that's what I just wanted to I I always say, I mean, if you if you can if you can have your mindset set up to pay the interest and gain all the benefits from tax benefits to capital gain, you know, if you have that mindset, then you go interest only.
- 18:51SPEAKER_03: But again, I'm not a mindset coach.
- 18:54SPEAKER_03: Yeah, I'm not here to tell change your mindset.
- 18:57SPEAKER_03: I will do what you want me to do at some point.
- 19:00SPEAKER_03: Yeah, I can give you a heart, but if they say now I want to pay the principal and he says, No problems.
- 19:06SPEAKER_03: But bankies say, Hey, you're buying an investment property, I'm not gonna then they're never gonna give you an own occupied loan because you're buying an investment property property.
- 19:15SPEAKER_03: Yeah, they'll give you an investment loan, the rates are higher.
- 19:18SPEAKER_03: Slightly, yeah, not a lot, but slightly.
- 19:21SPEAKER_02: I just wanted to bring that up because at the start we said, you know, while if you buy an unoccupied, you have to pay principal.
- 19:28SPEAKER_02: You buy an investment, you only pay interest only.
- 19:30SPEAKER_02: So I just wanted to clarify that out in case you know we have any first-time listeners or uh individuals who are just thinking about getting into the property market and don't really understand the concepts yet.
- 19:41SPEAKER_03: Yeah, go to go to the season to one of the episodes we did uh um about debt.
- 19:47SPEAKER_03: Bad debts and good debts.
- 19:48SPEAKER_03: Yeah.
- 19:49SPEAKER_03: Episode number four.
- 19:51SPEAKER_03: There you go.
- 19:53SPEAKER_03: When you buying when you buy a house for you to live, one occupied house, that loan is a bad debt.
- 20:00SPEAKER_03: So therefore, start paying it down quickly.
- 20:03SPEAKER_03: Don't wait for 30 years to do it.
- 20:04SPEAKER_03: When you buy an investment loan from a bank, that's a good debt.
- 20:09SPEAKER_03: Keep it as much as you can.
- 20:12SPEAKER_02: Oh guys, you know, to make it even easier, just give us a call if you want to know more.
- 20:17SPEAKER_02: There we go.
- 20:19SPEAKER_03: Okay, so so that's interest rates, and then obviously it comes down to cost.
- 20:24SPEAKER_03: So there are a few costs comes comes with it, right?
- 20:28SPEAKER_03: No, you know, investment property, you have real estate agents, cost who's gonna manage the property, council rates, water rates, these are simple costs anyway.
- 20:37SPEAKER_03: Any property you buy, you're gonna have that.
- 20:39SPEAKER_03: Land tax.
- 20:41SPEAKER_03: Yeah, land tax.
- 20:43SPEAKER_03: Then you're gonna have an accounting cost.
- 20:46SPEAKER_03: Your accountant is gonna charge you an slightly an extra because you have an investment property, right?
- 20:52SPEAKER_03: Then CGT, when you decide to sell it at some point.
- 20:58SPEAKER_03: Now, to avoid paying CGT, there are ways of doing it, but it comes to the fact what kind of a structure you are using to buy this property, whether it's a personal name, you're gonna end up paying CGT.
- 21:12SPEAKER_03: You need a good financial planner and a tax accountant, and a tax accounting, and talk, you know, you want then you're gonna have a good good good set of team of finance and devices.
- 21:23SPEAKER_02: Do some uh marketing promotions here, and if you want to get all that in one place, you know, guys, come to TFS.
- 21:30SPEAKER_03: No, I mean I mean the it is it's very important, right?
- 21:34SPEAKER_03: So so um where was I?
- 21:37SPEAKER_03: So I was talking about the cost, right?
- 21:39SPEAKER_03: So CGT will come into play if you're gonna buy the property under your personal name.
- 21:44SPEAKER_03: You know, there are other ways of trust PTY Limited to avoid CGT, but then it also has its own cost, right?
- 21:54SPEAKER_03: You're not gonna avoid these things that's gonna be there.
- 21:57SPEAKER_03: So c it's a costly endeavor.
- 22:02SPEAKER_03: Everything is costly.
- 22:03SPEAKER_02: But like we mentioned, if they buy something off the plan, they can save on stamp duty.
- 22:09SPEAKER_02: They can reduce some of these costs drastically.
- 22:11SPEAKER_02: I mean, yes, they can save on stamp duty.
- 22:13SPEAKER_03: Yeah.
- 22:14SPEAKER_03: Remember the end that there's a lot more costs, right?
- 22:17SPEAKER_03: Yeah.
- 22:17SPEAKER_03: Uh we just note in the few things.
- 22:21SPEAKER_03: It goes, this goes on.
- 22:23SPEAKER_03: But they are not like fifty thousand dollars worth of cost for you for a year for an investment.
- 22:31SPEAKER_03: The good thing about these costs, they are tax deductible.
- 22:34SPEAKER_03: Okay.
- 22:35SPEAKER_03: So these are some of the disadvantages of buying investment.
- 22:38SPEAKER_03: Buying an investment property as a buying investment property, not just as a rented investor as well.
- 22:44SPEAKER_03: I mean, any investor who's gonna have this cost.
- 22:47SPEAKER_02: On that note, if you're a first home buyer and you decide to buy an investment property first, with instead of using the you know, the first home buy incentives given by the government, are they still eligible for the first home buy incentives if they go down that path?
- 23:04SPEAKER_02: You're putting me on the spot here.
- 23:08SPEAKER_03: Um look, it's yes and no.
- 23:12SPEAKER_03: Some of the uh benefits, incentives you can get when you're buying your own property later.
- 23:22SPEAKER_02: Okay.
- 23:23SPEAKER_03: Right.
- 23:24SPEAKER_02: That's interesting.
- 23:25SPEAKER_02: I'm listening.
- 23:26SPEAKER_03: Everyone is some you can't because it specifically says those incentives, uh eligibility criteria.
- 23:34SPEAKER_03: You it must be your first property that you will be owning.
- 23:41SPEAKER_03: Right?
- 23:42SPEAKER_03: There are a few legal terms that people use, but very simple, very simple way.
- 23:50SPEAKER_03: Some you won't get it, some you will still get it.
- 23:54SPEAKER_03: Yeah, you want to find out more?
- 23:58SPEAKER_02: There you go.
- 24:01SPEAKER_03: I'm not gonna walk into that trap, man.
- 24:05SPEAKER_03: No, no, no.
- 24:07SPEAKER_03: Because it's it's uh look, if I'm gonna start talking about those things, how to get those things done, we see uh that's a that's another episode itself, right?
- 24:18SPEAKER_03: The way to do it, how to do it.
- 24:20SPEAKER_03: Let's go on.
- 24:22SPEAKER_03: Okay, yeah.
- 24:23SPEAKER_03: No, we she just got a text message from a date, I believe.
- 24:26SPEAKER_02: And um, I'm I'm too, you know, those things don't excite me anymore, guys.
- 24:29SPEAKER_02: I'm old now.
- 24:30SPEAKER_02: When I get discounts, when I get discounts from punnings, or when I get discounts from super cheap portal, that's that's why everybody goes oh super cheap.
- 24:39SPEAKER_02: Really?
- 24:40SPEAKER_02: Wow, okay.
- 24:43SPEAKER_02: Awesome.
- 24:44SPEAKER_02: So so now that we spoke about the cons, the bad.
- 24:46SPEAKER_02: Now let's put a smile on your faces, guys, and let's talk about the pros, bro.
- 24:50SPEAKER_02: What are the pros of buying an investment property?
- 24:52SPEAKER_03: Look, man, um buying an investment property in Australia.
- 24:56SPEAKER_03: You the the first advantage you're gonna have if you do it right, capital growth.
- 25:04SPEAKER_03: Means you you are increasing your wealth, yeah.
- 25:06SPEAKER_03: Right?
- 25:07SPEAKER_03: Your invested money is doubling.
- 25:11SPEAKER_03: A lot of people I tell this all the time do not think the purchase price is doubling.
- 25:18SPEAKER_03: Think about the money you actually invested doubling.
- 25:21SPEAKER_02: Yeah, exactly.
- 25:22SPEAKER_02: Because it all comes because you're borrowing money from the bank, and you so you need to actually look at your deposit.
- 25:29SPEAKER_02: Yeah, you put hundred thousand dollars in five years later, or look even in a let's take one of these let's take one of your examples.
- 25:39SPEAKER_02: Yeah, the property you bought in uh Ballarat.
- 25:42SPEAKER_02: Oh my god.
- 25:43SPEAKER_02: In 2020, when was that?
- 25:45SPEAKER_03: That was 2023.
- 25:46SPEAKER_03: I settled.
- 25:46SPEAKER_03: Okay, man.
- 25:47SPEAKER_03: That's ready for this guy kind of early, right?
- 25:52SPEAKER_03: Okay, so I'm gonna apologize, Mr.
- 25:55SPEAKER_03: Paul.
- 25:55SPEAKER_03: Okay.
- 26:01SPEAKER_03: So there was uh there were um so this property in 2023, I bought it uh in Barat, Alfredton.
- 26:10SPEAKER_03: I always advocate this property, this area, uh, to to a lot of my investors to buy because it's a good area at and the at that particular point.
- 26:20SPEAKER_03: So I as you know, Vichy, uh I always do it before until my investors do that afterwards.
- 26:31SPEAKER_03: Yeah, if it doesn't work, I said don't do that.
- 26:33SPEAKER_02: You know, I had I already burned my finger.
- 26:38SPEAKER_03: Don't do it, but this was one of those things.
- 26:40SPEAKER_03: Um, I mean, I don't mind sharing the numbers.
- 26:43SPEAKER_03: I bought it for 483, 2023, yeah.
- 26:47SPEAKER_03: Again, housing land, right?
- 26:49SPEAKER_03: Um very simple.
- 26:50SPEAKER_03: I don't like paying unnecessary uh state duty and and having a brand new property, it it gives me uh benefits, depreciation, tax deductions.
- 27:00SPEAKER_03: Yeah, I like them.
- 27:02SPEAKER_03: So I bought it 2023, 2026.
- 27:06SPEAKER_03: I sold it.
- 27:07SPEAKER_03: Yeah, it's just a little hunch I got.
- 27:10SPEAKER_03: I thought, you know what, I'm I'm gonna sell it because I'm doing other other projects.
- 27:13SPEAKER_03: So I thought I need to do some recycling of my um assets.
- 27:18SPEAKER_03: So one of those properties.
- 27:21SPEAKER_03: Funny thing about that property, I wasn't actually planning on selling, I was just checking the market with with an agent.
- 27:29SPEAKER_03: An agent told me, we don't have to list it.
- 27:33SPEAKER_03: If it's okay with you, can I just advertise advertise it to my database?
- 27:37SPEAKER_03: I said, All right, how much uh how much how much will it cost me?
- 27:41SPEAKER_03: Nothing.
- 27:43SPEAKER_03: I said, okay, if you come up with a good price and we decide to sell it, what's your cost?
- 27:48SPEAKER_03: Yeah, no worries.
- 27:50SPEAKER_00: Fair enough, done.
- 27:52SPEAKER_00: Two and a half weeks later.
- 27:55SPEAKER_03: 483 I bought it.
- 27:57SPEAKER_03: Two and a half weeks later, I get an offer at 210K or something like that.
- 28:06SPEAKER_02: Around that$227,000 you made on that property.
- 28:15SPEAKER_02: Three years.
- 28:15SPEAKER_02: Yeah, and what was your deposit?
- 28:21SPEAKER_02: Since we're talking numbers, you know?
- 28:22SPEAKER_03: Might as well, yeah.
- 28:24SPEAKER_03: Yeah, just 10%.
- 28:25SPEAKER_03: 10% deposit plus the stamp duty, which is would have been that back then the land would have cost maybe about 200,000 or something like that.
- 28:34SPEAKER_03: That would have been uh what 10k?
- 28:36SPEAKER_04: Yeah, right.
- 28:37SPEAKER_03: So so 48, 58k, maybe I would have, you know, 60, just say 65,000 to make how much I'm making 227,000 dollars.
- 28:48SPEAKER_03: Tax office, you you stop listening.
- 28:57SPEAKER_03: My accountants start doing your job.
- 29:01SPEAKER_03: No, just kidding.
- 29:02SPEAKER_03: You know, there's gonna be CGT, there's gonna be CGT.
- 29:05SPEAKER_03: Um but luckily there's not gonna be CGT because I didn't buy it under my personal name.
- 29:10SPEAKER_03: So so it was a it was a very different structure.
- 29:12SPEAKER_03: I done it.
- 29:13SPEAKER_02: So, but the the that's because he has a really good financial planner.
- 29:17SPEAKER_02: There you go, happens to be the wife modeling again.
- 29:19SPEAKER_02: Anyone else wants financial planning advice?
- 29:21SPEAKER_03: You know, you know who to call.
- 29:22SPEAKER_03: Yeah, but the thing is that the the good thing about that my property in three years, this is what it it did, and and you're not the only one who bought that.
- 29:30SPEAKER_02: You did recommend it to some of your very close clients and friends as well.
- 29:35SPEAKER_03: So, yeah, some of the friends, uh um, my my oldest clients, yeah.
- 29:41SPEAKER_03: Right, always follows me wherever I invest, they always follow me.
- 29:45SPEAKER_03: Yeah, they bought right, and one of them um it's so funny.
- 29:51SPEAKER_03: She one of them wants to sell at the time because there's a good timing for her to sell, yeah, so sell.
- 29:58SPEAKER_03: Brilliant timing, right?
- 29:59SPEAKER_03: I think she most likely than me, right?
- 30:03SPEAKER_02: Most likely, yeah, more than but uh so and just to give some context, how big was uh it was a four-bedroom house, and what how big was the land?
- 30:12SPEAKER_02: It's about 499 square meters, and how yeah, and how far away from uh Ballarat, uh the capital, like the center of Ballarat, is it C BD?
- 30:22SPEAKER_03: You would say it's it's just uh what was that uh five-ten minutes away?
- 30:26SPEAKER_02: Yeah, so so I showed one of our clients a property in Ballarat.
- 30:32SPEAKER_02: This is uh it's about 35 minutes, it's uh it's about a 30 to 35 minute drive away from the city, yeah.
- 30:39SPEAKER_02: Right?
- 30:40SPEAKER_02: It's a 400-square meter land, it's a four-bedroom house.
- 30:42SPEAKER_02: Yeah, it's priced at$732,000.
- 30:47SPEAKER_02: So yeah, you know, there you go.
- 30:49SPEAKER_02: Yeah, it's a market.
- 30:51SPEAKER_03: It's the market.
- 30:51SPEAKER_03: So market.
- 30:53SPEAKER_03: People are willing to pay that.
- 30:55SPEAKER_03: Exactly.
- 30:56SPEAKER_03: People are willing to pay that.
- 30:57SPEAKER_03: Now, this is the funny part.
- 31:00SPEAKER_03: Um year ago, probably year ago, probably a year and a half ago, I would say, there was a rumor going on.
- 31:10SPEAKER_03: Barret is done, that's it, finished.
- 31:13SPEAKER_03: Everyone who invested is gonna lose money, people panic, it is sold.
- 31:18SPEAKER_03: Yeah, right.
- 31:21SPEAKER_03: I'm getting so much, so many text messages from certain types of people as it oh, you know, um, I shouldn't have listened to you.
- 31:27SPEAKER_03: This and that, so my reply is hey, property is a long-term investment, exactly.
- 31:34SPEAKER_02: You know, you short term play.
- 31:36SPEAKER_03: If you would have won short-term play, um, go all go invest in bitcoins.
- 31:41SPEAKER_03: Okay, go mission and manage funds.
- 31:44SPEAKER_03: There are so many other asset class we can invest.
- 31:47SPEAKER_03: It's a long term, calm down, reap it first, get all the benefits while you're at it.
- 31:55SPEAKER_03: And who cares right now if the market is, you know, they were they were panic sellers.
- 32:00SPEAKER_02: Yeah, I mean, it's uh though they're there in every market, right?
- 32:05SPEAKER_03: You have to understand that particular point.
- 32:06SPEAKER_03: There were quite a number of people were struggling to uh struggling to keep up their mortgage repayments due to the rates are going up.
- 32:18SPEAKER_04: Yeah, right.
- 32:19SPEAKER_03: So they overcapitalize on their own occupied properties.
- 32:23SPEAKER_03: It is nothing to do with the investment property.
- 32:27SPEAKER_03: Investment property, the numbers we did were the same.
- 32:31SPEAKER_03: The rate the the the the rental income in fact has gone up by then because the because the demand was high.
- 32:39SPEAKER_03: Yeah, right?
- 32:41SPEAKER_03: It's nothing to do with that.
- 32:43SPEAKER_03: Everything with everything to do with your planning, your budgeting.
- 32:46SPEAKER_03: But then there were property gurus.
- 32:49SPEAKER_03: It's the beauty, man.
- 32:50SPEAKER_02: Oh, beautiful, yeah.
- 32:53SPEAKER_03: The property gurus, the data buggers, the the Chat GPT legends, you know.
- 32:59SPEAKER_03: Different kinds of buggers out there, right?
- 33:01SPEAKER_03: But this is beautiful, right?
- 33:02SPEAKER_03: They're saying, oh, you know, this you shouldn't have done there, you know, you shouldn't buy house and land, uh, it doesn't work.
- 33:08SPEAKER_03: It's a generalization of investment properties.
- 33:12SPEAKER_03: Look, house and land option or buying off the plan is not for everybody.
- 33:18SPEAKER_03: It's not right, then everybody can buy this.
- 33:22SPEAKER_03: No, you know, less time duty.
- 33:24SPEAKER_03: You get depreciations, right?
- 33:27SPEAKER_03: You get tax deductions, everybody can buy it.
- 33:30SPEAKER_03: It's not for everyone, isn't it?
- 33:32SPEAKER_03: It's actually for certain types of individuals and couples to do it.
- 33:38SPEAKER_03: So then generalization comes in, all these things, and I'm sitting back and I'm wondering, okay, guess who's laughing soon, very soon, at this market because to be very honest with you, I am exiting on this market soon.
- 33:55SPEAKER_03: But I'm not actually exiting on the market because I've got another property in that market.
- 34:00SPEAKER_03: I'm just cashing off for a certain other investment, this particular property.
- 34:06SPEAKER_03: Right.
- 34:08SPEAKER_03: I mean, I would love to keep it with more because I know it's gonna be more, but again, the person who's gonna buy, let that person make some money too.
- 34:16SPEAKER_03: Right.
- 34:16SPEAKER_03: Not that greedy.
- 34:20SPEAKER_03: But this is where I said, you know, sometimes this data-based investment.
- 34:26SPEAKER_03: I think I've gonna uh uh I've done a uh episode some time ago.
- 34:31SPEAKER_03: I think I've probably my our season one about investor who's based on data only, right?
- 34:39SPEAKER_03: Data is good, but use it wisely.
- 34:42SPEAKER_03: It doesn't apply for everything, yeah.
- 34:44SPEAKER_02: Right, so um yeah, so I think we got sidetracked on the on the property.
- 34:50SPEAKER_02: We just got yeah, we didn't just get sidetracked.
- 34:52SPEAKER_02: We you know we took the exit off the freeway and we went down and we went down the remote.
- 34:56SPEAKER_02: Let's come back.
- 34:58SPEAKER_02: So, yeah.
- 34:58SPEAKER_02: I mean, coming back back to uh why it works, the pros, yeah, building wealth.
- 35:02SPEAKER_02: Well, you clearly build wealth, yeah, on that.
- 35:04SPEAKER_03: And so so so so um while you're renting where you live, you're not compromising your lifestyle, you're giving yourself a chance to uh uh create wealth through through property, and uh tax benefits, tax benefits.
- 35:22SPEAKER_03: So through property, you get you get the the the you know interest, whatever the cost that you're gonna absorb on the investment that is tax deductible.
- 35:31SPEAKER_03: If you happen to buy a brand new or own a property less than three years of age, yeah, you'll get a good set of depreciation from it, right?
- 35:40SPEAKER_03: Which means you're gonna have quite a number of uh I mean your your tax returns are gonna be very good if you have a good accountant, by the way.
- 35:48SPEAKER_03: That's also very important.
- 35:49SPEAKER_03: A good accountant if you have the wrong person, you're not gonna have all these uh benefits.
- 35:56SPEAKER_03: We better have a good accountant.
- 35:59SPEAKER_02: And can they can they talk to us if they want a good accountant?
- 36:03SPEAKER_02: TFS, can we help them?
- 36:05SPEAKER_03: We we we are not accountants, not yet, but we can direct them into some of the accountants that we have worked with, also the accountants we work with, yeah.
- 36:13SPEAKER_03: And who who work very closely with our customers, we can definitely direct them uh to them.
- 36:18SPEAKER_03: I mean, there's no financial benefit for us, yeah.
- 36:21SPEAKER_03: Happy to do that, right?
- 36:23SPEAKER_03: But then when it comes to uh uh the the you know advantages of the rent testing side of it, right?
- 36:30SPEAKER_03: So I've talked about the the benefits such as tax, blah blah blah.
- 36:34SPEAKER_03: And also potential cash flow as well, yeah.
- 36:37SPEAKER_03: See, that's the thing.
- 36:38SPEAKER_03: So when you start investing right, that'll also your capital growth you can leverage, right?
- 36:44SPEAKER_03: You can use that capital or equity to and reinvest in another property while you're still renting, yeah.
- 36:53SPEAKER_03: Right, and you can you can play this game quite well if you buy at certain types of properties that can be a positive cash flow properties, which you are earning money, yeah.
- 37:04SPEAKER_02: Now all of a sudden that money can help you to pay your other things if you need yeah, like so advantages are a lot, and and and the main and and like honestly, I think one of the main advantages of rent testing would be the freedom and lifestyle, because oh yeah.
- 37:22SPEAKER_02: Uh now I have this thing in my head where uh I get fed up on things really fast, right?
- 37:27SPEAKER_02: So now if I get fed up of where I'm living now, you know, um yeah, actually, I'm actually looking at uh moving to a different area.
- 37:34SPEAKER_02: Are you?
- 37:35SPEAKER_02: Yeah, some maybe maybe go back somewhere closer to the city, you know.
- 37:39SPEAKER_02: Okay.
- 37:40SPEAKER_02: Uh so for a person like that, rent testing is perfect because they're not tied down to one place, they can always move, yeah, and they're enough and more properties to rent in the market.
- 37:51SPEAKER_02: Absolutely.
- 37:53SPEAKER_02: So someone like that, or if someone who has the flexibility to work from home, right?
- 37:59SPEAKER_02: They don't have to go into physical office, they can even rent in a different state.
- 38:05SPEAKER_03: This happens quite a lot in during COVID time, right?
- 38:08SPEAKER_03: Working from home came up during that time.
- 38:10SPEAKER_03: I know we see we see his golden era was during the the uh you know, you know, we see what was it, Vishy?
- 38:19SPEAKER_03: Golden golden era of Vishy.
- 38:22SPEAKER_03: If you go and Google this fellow, right?
- 38:24SPEAKER_03: By the way, you could honestly google this fellow, and and this fellow will pop up in your TikTok and Instagram.
- 38:30SPEAKER_03: His golden era is during uh COVID-19.
- 38:34SPEAKER_03: Uh that's what he did.
- 38:36SPEAKER_03: So I I believe that he came out as Sri Lankan Krishtucker.
- 38:44SPEAKER_03: Sri Lankan Christaka, so we will see this.
- 38:47SPEAKER_03: But during COVID-19, what happens is a lot of people started going and stay working from home.
- 38:52SPEAKER_03: This is this is pretty much a working from home situation, right?
- 38:55SPEAKER_03: Except for construction workers and and emergency, uh or what do you call them, not emergency.
- 39:02SPEAKER_02: Uh so, anyways, guys, you know the the why I brought this topic up is because uh our boss really doesn't like the concept of working from home.
- 39:11SPEAKER_02: No, who who told you that?
- 39:13SPEAKER_02: You don't like working from home.
- 39:16SPEAKER_03: You like coming to the office in a suit, looking good, absolutely, because new office in hall office office is call an office.
- 39:24SPEAKER_03: Try to you know, try to push me all the time and get me get me agitated.
- 39:29SPEAKER_03: So coming back to this, right?
- 39:31SPEAKER_03: Coming back to this working from home during COVID 19.
- 39:35SPEAKER_03: This happens.
- 39:37SPEAKER_03: So people start working from home, then people start realizing, oh hang on.
- 39:42SPEAKER_03: I like where I work, I like the location.
- 39:46SPEAKER_03: Where can I invest?
- 39:48SPEAKER_03: So rent vesting was actually big back then, back then during COVID.
- 39:51SPEAKER_03: Yeah, all the all the guys were renting near the city.
- 39:54SPEAKER_03: I mean, city was a bit bit dead, not big, I mean, everywhere was dead at certain point, locked up in an apartment, but then um a lot of a lot of uh uh young couples, uh single um uh uh people who earn good money started investing.
- 40:12SPEAKER_03: Yeah, so rent vesting was very popular back then, but right even right now, um it is very popular, but a lot of people don't talk about it.
- 40:22SPEAKER_03: Um because there's a lot of media coverage towards owning your home, buying your own Australian dream, you know, buy a house.
- 40:31SPEAKER_03: This is this is this is for you, this and that.
- 40:35SPEAKER_03: Not for everyone, no.
- 40:37SPEAKER_03: As you said, Vishy, you want to come near the near near to the city, right?
- 40:42SPEAKER_03: Um I mean he will he will say that because you know offices located near the city, but I know why he's coming near the city.
- 40:54SPEAKER_02: I like the view in the city, you know, the scenery is good.
- 40:57SPEAKER_03: So anyway, so but that that that is the that is the thing, it enables a person to live the way they want in their lifestyle while investing, yeah.
- 41:09SPEAKER_03: Right, advantages are good.
- 41:12SPEAKER_03: One more, I think that that look now.
- 41:14SPEAKER_02: Honestly, I think when we spoke about the cons.
- 41:18SPEAKER_02: To me, if you know, if I was rent investing, one of the biggest cons would be the expenses, but then again, it gets justified because there are other benefits from getting an investor property.
- 41:30SPEAKER_02: I definitely think the benefits outweigh the pros outweigh the cons, right?
- 41:34SPEAKER_02: Uh, that's my personal opinion.
- 41:36SPEAKER_02: Yeah, but um, so for anyone who wants to know more, Pramu, or uh is seriously considering getting into this uh you know niche of becoming a rent visor.
- 41:50SPEAKER_02: Can you call them a rent visor?
- 41:51SPEAKER_02: I don't know.
- 41:52SPEAKER_03: Yeah, you can call them a rent investor.
