- 0:58You're already taking the first step. Just by
- 1:01joining us here today. Listen to you talk about,
- 1:05you know, your husband being more extroverted
- 1:07than you. It makes me think of, there was a meme
- 1:10one time and it was like a lady and her husband
- 1:12and they were on a flight and they were both
- 1:15in the middle seats. They weren't together. They
- 1:17were both in middle seats and the wife is like,
- 1:19I'm so uncomfortable. You know, I've bumped into
- 1:21the guy next to me. I keep apologizing to him
- 1:23profusely. You know, I'm, I'm, I've got my arms
- 1:25tucked in and my legs tucked in and my husband's
- 1:28across the aisle for me. They're sharing beef
- 1:30jerky and I'm pretty sure somebody is coming
- 1:32to, so I'm pretty sure he's in somebody's wedding
- 1:34now. It was like, it just makes me, it makes
- 1:38me think about people that are even when they're
- 1:39in the same role, like even when Jason and I
- 1:41are talking to investors, we have a very, we're
- 1:45different and, but we're still the same. Like
- 1:47if we're in a room talking to people, like we're
- 1:49in an event. Maybe he gets the conversation.
- 1:53Well, maybe I get it going but when it turns
- 1:55to numbers That's him And so he just kind of
- 1:59takes over the conversation and I can stay or
- 2:02I can go start another conversation And then
- 2:04he'll catch up to me later But he's We just we
- 2:08attract different people People are attracted
- 2:13to us as a couple but then people also are either
- 2:16attracted to him or they're attracted to me As
- 2:19far as like my style or his style So we're just,
- 2:22we're different, but we're still, what we're
- 2:25doing sometimes is very much the same. And if
- 2:27you think like back to like Matt Faircloth and
- 2:30even Liz, they talk about like the four main
- 2:32roles. So you've got like the hunter, which is
- 2:34your acquisitions person. You've got the money.
- 2:36That's the person that's raising the capital.
- 2:38You've got the hammer, which who's like your
- 2:41asset manager. And then there's one more and
- 2:43I always forget it. The brains. There's the brains.
- 2:46I forget what the brains do, but anyway, there's
- 2:49four. And what Jason and I realized was that
- 2:53we both kind of do the money part. He, he's more
- 2:59of a hammer than I am when it comes to the asset
- 3:01management piece, because I don't like, I don't
- 3:04like to be mean. Like sometimes I am mean just
- 3:07because I'm blunt. I don't realize I'm being
- 3:09mean, but like I don't conscientiously and maliciously
- 3:12go out to be mean. That is not me. It makes me
- 3:15uncomfortable. I don't like it. Um, but we take
- 3:19on the pieces of the asset management part that
- 3:21we can do well. So whereas he can be like, look,
- 3:24this is what the numbers are saying. And this
- 3:26is what we need the numbers to say. Not cook
- 3:28the books, but you want to do something to make
- 3:29these numbers work. And I can go on site and
- 3:33stand for eight hours in the concrete. And it
- 3:35was very hot. It was like June or something.
- 3:37It was hot. And I can stand out there and make
- 3:40sure things get done. I'm probably not the person
- 3:43that should be talking about this is where we
- 3:46are this is where we need to be and this is what
- 3:47you need you to make it happen. So we kind of
- 3:50split that up and then there's other people on
- 3:52our team that have other roles in asset management
- 3:54too. And then when it comes to like you're looking
- 3:58at all the other pieces like for the acquisitions
- 4:00it used to be that I would find deals because
- 4:03I'm the one that's on the on the emails I'm getting
- 4:05the text messages but now he's fielding the calls
- 4:08too because he thinks it's kind of fun now. because
- 4:12he knows enough about the deals before they ever
- 4:16get on the phone so that he can talk intelligently
- 4:19about, not that he can't talk intelligently about
- 4:22it anyway, but with him being an introvert, he
- 4:25likes to really have his thought processes solidified
- 4:29and thought out before he gets in a call. Whereas
- 4:32I'll just wing it, I don't care. It's not that
- 4:35I don't care, it's that I'll just wing it. I
- 4:38may or may not remember the majority of the conversation.
- 4:41Whereas he's got it almost all planned out. He's
- 4:44thought of their responses in ways that he was
- 4:45going to respond based on responses. And he's
- 4:48a planner when it comes to that. But he's got
- 4:51brokers that will talk to him. I've got brokers
- 4:53that will talk to me. And so even within that
- 4:56piece of it, we attract different people. I love
- 5:00that. I do. I did want to ask like, the brain,
- 5:05is that possibly like the, I'm a big advocate
- 5:08for sponsors, especially when people are starting.
- 5:11I talked to a lot of people that, again, that
- 5:13are brand new. And so I'm a huge advocate for,
- 5:16for having sponsors, someone that can handhold,
- 5:19someone that will, you know, we don't know what
- 5:22we don't know. And when we work with someone
- 5:26that's been doing this for years, beyond even
- 5:29Fannie Freddie, let's say I had all, all the
- 5:31money in the world and could qualify and purchase
- 5:34a property and a business, right? Like we talk
- 5:37about, like we're buying a business. Even if
- 5:40I had the ability to buy it outright, I would
- 5:44like to do it with someone that has experience.
- 5:48And I think that's why I'm like pro -education.
- 5:53And maybe it could be my own self -doubt sometimes,
- 5:57but I really, I know. from experience that I
- 6:02don't know everything and, and it's a good thing
- 6:03to get help. And so I'm a big hand holding, um,
- 6:07sponsor promoting, um, person for when it comes
- 6:10to our teams and roles, like having, um, having
- 6:15a person that can take the lead and show us the
- 6:17way is something I definitely advocate for. When
- 6:20I think, I think the brains is that experience
- 6:22is the number cruncher. So like the underwriter.
- 6:25So Jason has that one in the bag. Um, But at
- 6:29the same time, I know some numbers just don't
- 6:34ask me why they go up or down. But for me, it's
- 6:37more like, what's our current debt service? I
- 6:40can tell you what our current debt service is.
- 6:42I can tell you what it was before. I can tell
- 6:43you what the difference was and what the draw
- 6:45was. Because once I've heard a number, if I hear
- 6:50it and think, OK, I need to remember this, I'll
- 6:52remember the number. And so that's really helpful
- 6:55in meetings. We were like, oh man, well, how
- 6:57much did it increase with that first draw? And
- 6:59I'm like, well, it used to be XYZ and now it's
- 7:01this. And I'm like, you know, it's maybe 350
- 7:05and some change or like 353. And they're like,
- 7:08how do you remember that? But I don't know why
- 7:12they go up and down, but I remember numbers,
- 7:14just the numbers themselves. And so that's kind
- 7:17of where I guess I kind of get some of the brain
- 7:20credit, but only because I can like it's a it's
- 7:24a just function like just I can regurgitate something
- 7:28that I remember whereas Jason is like actually
- 7:31manipulating and looking at the pro forma's and
- 7:33doing all of those things um and then like when
- 7:36you're so we had the hunter we talked about the
- 7:39brains talked about the hammer and now I'm forgetting
- 7:43the other one oh the money no no yep so when
- 7:48we talked about like how we're doing our capital
- 7:50raising and we talked about like the asset management
- 7:53piece and then he's the brains and like we don't
- 7:57we don't necessarily have people that sit in
- 7:59just those four roles and like we've also things
- 8:05are getting kind of scary people are doing some
- 8:08shady things and so like we brought Jason's sister
- 8:13and her husband on Well, Jason, his sister and
- 8:17his brother -in -law, they're all computer engineers.
- 8:19So they can all do numbers. But the other thing
- 8:23Sarah can do is Sarah can read legal documents.
- 8:26Like she can go through them page by page, find
- 8:29the mistakes, get her list of questions, and
- 8:33that is not a strength of mine. So I think one
- 8:37of the coolest things about us being relatively
- 8:40new in the active side and Sarah and Alan coming
- 8:44from being LPs also, is that we're not stuck
- 8:48in these roles that we think we have to be in.
- 8:52So we have a lot of ebb and flow. And I think
- 8:56that that can be really important. Not so much
- 9:02as in everybody should be like a jack of all
- 9:03trades. I had a lot of people get really frustrated
- 9:08with me and tell me they were giving me tough
- 9:09love by telling me I was never going to be able
- 9:10to raise money if I didn't understand the numbers.
- 9:14And I was like, I don't I don't think that's
- 9:15true. Oh, yes, it's true. I would never put money
- 9:19with you because you don't know the numbers.
- 9:21OK. So then, you know, you're not my tribe. It
- 9:26is a tough line. I know I I always tell people
- 9:31I was raised old school. I was raised to know
- 9:34the numbers, know the numbers, underwrite, underwrite,
- 9:36underwrite, like crazy. And then now I've, you
- 9:39know, grown and moved into a place where we say,
- 9:43you know, dive into what you love. If you don't
- 9:46like underwriting, don't underwrite. And so it's
- 9:48hard for me because I still have the old, like,
- 9:52the way I was raised thought. I definitely let
- 9:54people know you should be able to look at the
- 9:57underwriting template and So just like this is
- 10:00the bottom line. Okay, well, we know in the business
- 10:03plan, it says we're going to increase the rents
- 10:06$200. Like, do you know how? Or do you know why?
- 10:10Do you know how we can do that? And things like
- 10:13that, like, you know, just just know some things
- 10:14because people that have high net worth individuals
- 10:18that have money will be able they will be asking
- 10:21you hard questions and just to be prepared. And
- 10:23so we go over things like that. I love that you
- 10:26have someone that can read. legal documents like
- 10:28that's you know we talk about like ground team
- 10:32we I call it a ground team people that like are
- 10:34not necessarily on our GP team all the time but
- 10:37having someone that will help you read those
- 10:39documents and make sure everything is um yeah
- 10:43there's even other pieces that she takes on so
- 10:47like she she went through like everything that
- 10:51was online versus what was being put in the reports
- 10:55and so she's like because um one of the property
- 10:58management softwares i forget what it's called
- 11:00but it has an online portion for maintenance
- 11:02and for units so that you know whether a unit's
- 11:04been turned it's in process wherever it's at
- 11:06so she actually sat down and compared the two
- 11:10and then put and then drafted an entire email
- 11:13that said unit it says this here and this here
- 11:17unit it says this here and this here and went
- 11:19through like i don't even know like 12 or 15
- 11:22units where she found discrepancies and specifically
- 11:27wanted to know why does it say this is why does
- 11:30it say it's ready over here and over here it
- 11:31says it's a heavy turn and so she went there
- 11:36and like every single one of them was addressed
- 11:38and I was like whoa now maybe she's the hammer
- 11:41yes yes I like that and what it was it was just
- 11:46so matter of fact it wasn't nobody got defensive
- 11:48or anything it was just very matter of effect
- 11:52and just I like it Roles, they do cross. They
- 11:59do cross. And when you're on the same team, it's
- 12:01not a bad thing. Like, hey, sometimes when you
- 12:04are so deep in this, I forget to look from this
- 12:08angle. And so having that help and being able
- 12:10to rely on the team is golden. I talk to a lot
- 12:15of people that want to just surely raise money.
- 12:20And then we talk about, like, well, I have a
- 12:23duty. I do have to. I'm not an SEC attorney,
- 12:25but I will let you know. you know, you're gonna
- 12:28have to do something. So what else? So when we
- 12:30talk about that crossover and having, you know,
- 12:32there's all these different roles, so be prepared.
- 12:35Like you're gonna have to do something. So what
- 12:36else do you like? So that's what I was like.
- 12:40Now on a couple of deals, since our first one,
- 12:43I've been on a couple more since then. And yeah,
- 12:46it is the marketing, it is the social media and
- 12:49it's things that I get to help with that I actually
- 12:51like. So it doesn't have to be hard. We have
- 12:54one lady that loves market research. Like, great.
- 12:58Do the market research every month and send us
- 13:00articles that we can put in our investor newsletter.
- 13:04So we have some people that are really good writers.
- 13:07And they could just beautifully write the investor
- 13:10update. And I'm like, that is amazing. You made
- 13:13that sound fantastic. And not that it's a bad
- 13:17deal or anything, but just. the ability, verbose
- 13:21ability. It's like there's things that people,
- 13:24you know, like, what are you good at? You know,
- 13:27do you like to write? Do you like to talk to
- 13:29people? Do you like the numbers? Do you like,
- 13:32yeah, do you like to go through these financials
- 13:35or, or these units and, and see discrepancies?
- 13:38I know when I was taught, they called it an investigator.
- 13:43They're like, now you get to turn your investigator
- 13:46hat on. And I was like, oh my god like that blew
- 13:50my mind I was like okay I'm an investigator I'm
- 13:53so excited like I'm gonna go through there with
- 13:55my magnifying glass I felt like I was like yeah
- 13:58you know and it's just going through and seeing
- 14:01you know these numbers line up this one doesn't
- 14:04like what happened so um that that's I think
- 14:09one of the most probably the most helpful thing
- 14:12that that we really got in the very beginning
- 14:16when we started with Joe was that He said, okay,
- 14:19here's two questions. Send these out to five
- 14:21people and let me know what they say. Well, I
- 14:24send it out to 10 thinking five people would
- 14:25respond. But the two questions were like, what
- 14:28do I do that I do better than anybody else that
- 14:32you know? And what do I do that you think is
- 14:34my natural talent? And I was like, who knows
- 14:37what people are going to say? Now seven people
- 14:39responded and they all basically said the same
- 14:40thing. I will talk to anybody. I will build an
- 14:44instant relationship with that person. And half
- 14:46the time I have that person doing something for
- 14:47me about the end of the night. And I was like,
- 14:53what the heck? And so I really started honing
- 14:57in on that. And so this was where we really made
- 15:02the decision that numbers were never going to
- 15:04be something I had to do. Because if I took time
- 15:09to learn how to underwrite, Every minute that
- 15:13I spent learning how to underwrite was a minute
- 15:15taken away from me building my superpower even
- 15:17stronger. And at the end of the day, even if
- 15:21all I did was underwrite for eight hours a day
- 15:25for a month solid, I'd still just be a beginner
- 15:28and I'd be nowhere near where Jason is. And so
- 15:32why does it make sense for me to waste my time
- 15:35learning something that he's amazing at that
- 15:37I'm never going to be as amazing at? And at the
- 15:41same time taking that time away from my superpower
- 15:44And so I really decided and Jason decided that
- 15:48we were gonna stay in our superpowers And if
- 15:51we pick up the other stuff along the way through
- 15:52osmosis or whatever great But I am not ever actively
- 15:57trying to figure out how to underwrite things
- 15:59It's I don't have to and for the people that
- 16:03told me that I would never be able to raise money
- 16:05because I didn't know numbers They weren't just
- 16:07a little bit wrong. They were Like exponentially
- 16:10wrong awesome now is raising capital hard. Oh
- 16:14my god But like we we raised seven figures on
- 16:20our first race we raised seven figures on our
- 16:22second race That's awesome. And that's the beauty
- 16:26team. Yeah, like you have Jason and that's So
- 16:30amazing. I love hearing stories like that. Like,
- 16:33tell me what your guys's superpowers are and
- 16:36how, how to work together. Yeah, I like that.
- 16:41No, and it's, I mean, it was, it's funny now
- 16:44because people that know me are like, where's
- 16:47Jason? I'm like, what? And they're like, well,
- 16:49we're not going to ask you the numbers. And at
- 16:51first it hurt. I was like, well, I'm not dumb.
- 16:53But then I was like, wait a second. This is awesome.
- 16:57I don't ever have to do this. And so it was really
- 17:01awesome that people understood. You know what?
- 17:05I'm going to talk to Jason because I want to
- 17:06talk about the numbers and they just knew that
- 17:09that wasn't something that it. What I do know
- 17:12is going to be very superficial, whereas Jason
- 17:15can deep dive it as far deep as you want to go,
- 17:18right?
