- 0:00Speaker 1: Well, good morning everybody. You're listening to the Repco like
- 0:02Speaker 1: home improvement show sponsored by Benjamin Moore. And before I
- 0:06Speaker 1: jump in to what I've got planned for the show today,
- 0:09Speaker 1: I want to make your day with a story that
- 0:12Speaker 1: has had me laughing for weeks now, and it's probably
- 0:16Speaker 1: gonna have me laughing for years. See, my sister recently
- 0:19Speaker 1: shared something that has unfolded over months now in her life,
- 0:22Speaker 1: and it's just too good not to pass along. See
- 0:26Speaker 1: months ago, maybe a year ago, she gets a text
- 0:29Speaker 1: from a lady at church asking if she could help
- 0:31Speaker 1: in the nursery.
- 0:32Speaker 2: Now.
- 0:32Speaker 1: Instead of typing a response like she normally would have,
- 0:35Speaker 1: my sister scrolled through the emojis, found the thumbs up
- 0:38Speaker 1: one and sent that one, you know, quick and easy.
- 0:40Speaker 1: A little bit later, another request comes through, you know,
- 0:43Speaker 1: maybe from the kid's school, I think it was. She
- 0:45Speaker 1: scrolls through the to the recently used emojis, finds the
- 0:49Speaker 1: thumbs up, sends that. The pastor's wife texts and asks
- 0:52Speaker 1: about something. Thumbs up. The neighbor texts, you know, your
- 0:55Speaker 1: garage door's open, just you know, boom, thumbs up. You know.
- 0:58Speaker 1: It became her go to rep for everything for months
- 1:02Speaker 1: and then she gets a text from her sister in
- 1:04Speaker 1: law asking something. She sends, you know, the usual thumbs up,
- 1:08Speaker 1: and then it immediately gets a phone call and the
- 1:10Speaker 1: sister in law wants to know what's going on. Why
- 1:13Speaker 1: are you so mad? And my sister's completely confused. I'm
- 1:16Speaker 1: not mad. I don't even know what you're talking about.
- 1:19Speaker 1: Help me understand. The sister in law says, if you're
- 1:21Speaker 1: not mad, why are you sending me the middle finger emoji?
- 1:26Speaker 1: Think about that. My sister went back and looked through
- 1:29Speaker 1: all of these previous texts, and rather than the thumbs
- 1:33Speaker 1: up that she thought she had found, she had landed
- 1:36Speaker 1: on the middle finger emoji, which apparently, if you don't
- 1:38Speaker 1: have twenty twenty vision, can look like a little blurry
- 1:42Speaker 1: thumbs up. So the pastor's wife, the neighbor across the street,
- 1:45Speaker 1: everybody has been getting the middle finger emoji every time
- 1:49Speaker 1: they ask my sister for anything. I absolutely love that.
- 1:54Speaker 1: If you ever botch a text, or you feel socially
- 1:57Speaker 1: awkward in an interaction, just remember my sister, and you're
- 2:00Speaker 1: going to feel so much better about yourself. All right.
- 2:04Speaker 1: I love that story. I wish I had more time
- 2:06Speaker 1: to spend on it, but I don't. I've got to
- 2:08Speaker 1: get to today's show. And today I'm joined by a realtor,
- 2:11Speaker 1: Ginger Hermann from Superins Group five star real estate Leaders
- 2:14Speaker 1: for the entire show, and we're going to talk about
- 2:17Speaker 1: everything from the state of the market to trends that
- 2:20Speaker 1: are catching buyers eyes, as well as how to get
- 2:23Speaker 1: the best results when buying are selling, so a ton
- 2:25Speaker 1: of stuff. It's really going to be good and I
- 2:28Speaker 1: just let's just jump right in. Ginger, thanks for being here, Thanks.
- 2:32Speaker 2: For having me. Yeah, I'm a little sour just because
- 2:35Speaker 2: Sue is usually with us and she's in warm weather.
- 2:38Speaker 1: Oh, and you're sour because yeah, she's normally with us,
- 2:41Speaker 1: but she's in better weather though.
- 2:43Speaker 2: Oh, yes, you're nice.
- 2:44Speaker 1: Say probably not here? Yes?
- 2:46Speaker 2: Correct? Or should I be sour because she's not here?
- 2:48Speaker 1: No, I don't know. It's your relationship with your mom,
- 2:51Speaker 1: so I'll let you sort that out.
- 2:53Speaker 2: No, she's in the seventies and eighties weather and we're
- 2:56Speaker 2: in cold twenties. So I'm a little sour.
- 2:59Speaker 1: Yeah, you've been here once before without Sue sueless, I think, yep,
- 3:03Speaker 1: But normally normally Sue's here. Yeah, she's normally very excited
- 3:07Speaker 1: to come.
- 3:08Speaker 2: I know we're missing you, Sue.
- 3:09Speaker 1: Yeah, except she's in good weather. We're not missing you
- 3:12Speaker 1: that much. Yeah. Anyway, let's get straight to it. The
- 3:14Speaker 1: real estate market has been in a fair amount of
- 3:18Speaker 1: flux over the last few years. Yeap, where are we
- 3:21Speaker 1: at right now? Is it really that different from the
- 3:25Speaker 1: last time you were.
- 3:25Speaker 2: On Only different because we are exiting our winter market
- 3:30Speaker 2: and entering into the spring market. So I don't know
- 3:34Speaker 2: last time we were here. I'm guessing it was maybe
- 3:36Speaker 2: late fall, early winter, and we were entering into the
- 3:39Speaker 2: slow time, which is usually when we tell people buyers
- 3:42Speaker 2: get on board, let's let's purchase homes. But now it's
- 3:45Speaker 2: almost like you've missed your chance. If you want, if
- 3:48Speaker 2: you want a deal, or if you want and I
- 3:51Speaker 2: use deal lightly right, or if you want to not
- 3:54Speaker 2: compete with anyone else, it's almost like you've you've missed
- 3:58Speaker 2: your chance. As of this week, it's all of a sudden,
- 4:02Speaker 2: these buyers are coming out of out of the woodworks,
- 4:06Speaker 2: and here they come, and they want to get pre
- 4:08Speaker 2: approvals and we're gonna, we're gonna get ready to purchase.
- 4:11Speaker 2: I think a big thing. Election's over right, that.
- 4:16Speaker 1: See a big change from that.
- 4:18Speaker 2: We more so see not necessarily who's in office.
- 4:21Speaker 1: Is that somebody it's set now?
- 4:23Speaker 2: Yes, people don't like uncertainty of who's going to go
- 4:26Speaker 2: into office. So people are feeling a little bit like, Okay,
- 4:29Speaker 2: we know who is going into office. We know kind
- 4:31Speaker 2: of maybe what's going to happen within this next year.
- 4:34Speaker 2: Bad weather. Yes, we might still have some more bad
- 4:37Speaker 2: weather come, but it's not like we're entering or in
- 4:40Speaker 2: the middle of bad weather. I don't know if the
- 4:43Speaker 2: groundhog saw their shadow, but I.
- 4:44Speaker 1: Think it did. Whatever it was the worst case scenario
- 4:49Speaker 1: where under winter cool. Yeah, that's like anxiety. So maybe
- 4:53Speaker 1: we are in the middle of winter. What if this
- 4:56Speaker 1: is the middle of winter well ahead of time. What
- 4:59Speaker 1: if we could foresee this is why God doesn't let
- 5:02Speaker 1: us see the future becase, Yeah, it would just be
- 5:06Speaker 1: rating the grocery stop. Yes it's over. Yes, I don't
- 5:08Speaker 1: want this to be the middle. Yeah, there's got to
- 5:10Speaker 1: be on its last legs. Well.
- 5:12Speaker 2: And I usually tell our buyers and sellers watch the weather,
- 5:15Speaker 2: like if you start to see us mellowing out here
- 5:18Speaker 2: in Michigan, we're probably going to hit our spring market.
- 5:20Speaker 2: Sooner or if something happens with raids. But I know
- 5:24Speaker 2: everyone wants to know what's happening with rates, and they're
- 5:27Speaker 2: they're fluctuating in like the high sixes, low sevens, and
- 5:30Speaker 2: they'll probably be that way this whole year. We have
- 5:33Speaker 2: so many buyers just you know, we talk about this.
- 5:36Speaker 2: I think almost every segment they're waiting for them to drop.
- 5:39Speaker 2: You kind of almost lose money as you wait for
- 5:41Speaker 2: it to drop. Because Okay, so last year the rates
- 5:45Speaker 2: were sevens, you know, pretty consistently throughout the whole year,
- 5:49Speaker 2: and our market still increased by eight percent, like people
- 5:52Speaker 2: were still purchasing and selling homes. And I think sixes
- 5:57Speaker 2: are going to going to be like our new normal,
- 5:59Speaker 2: And really it is a healthy interest rate if you
- 6:02Speaker 2: look at the market as a whole. Will they ever
- 6:05Speaker 2: reach the fives again, Probably, but probably not anytime soon.
- 6:09Speaker 2: I think people are still nervous about the inflation that's
- 6:12Speaker 2: going on out there. There's still some uncertainties there. So
- 6:15Speaker 2: I think I think our interest rates are going to
- 6:17Speaker 2: stay consistently, you know, high stick close.
- 6:19Speaker 1: Don't be waiting on jumping into the market if that's
- 6:22Speaker 1: what you're waiting on, right Probably not going to see
- 6:25Speaker 1: this big no anytime.
- 6:27Speaker 2: And it would Yeah, if we saw ad dip, it
- 6:29Speaker 2: would probably happen slowly, so it wouldn't be you know,
- 6:31Speaker 2: all of a sudden next month. Yeah, you're you know
- 6:34Speaker 2: full No, it's not going to happen.
- 6:36Speaker 1: Almost a little tricky because it goes down a little bit. Okay,
- 6:39Speaker 1: well we'll just keep waiting me. Yeah, it's just it's
- 6:41Speaker 1: such a slow thing. You can can drag this out forever. Yeah,
- 6:44Speaker 1: and it is sad. I mean, I didn't know you
- 6:46Speaker 1: were going to start with the windows closing or pretty
- 6:49Speaker 1: much you missed your chance. I forget how you said it,
- 6:52Speaker 1: but it's I had sound effects. I'd play the you know,
- 6:55Speaker 1: the scary sad music something like that. Wow, that's what
- 6:59Speaker 1: I would.
- 7:02Speaker 2: No, But I don't want to be all negative because
- 7:05Speaker 2: it is still Yes, it's early.
- 7:07Speaker 1: In the see where Well, No, you've got to be
- 7:11Speaker 1: honest though, And yes that's the case. That's what you said,
- 7:14Speaker 1: yes three months ago. And if anything else, it just
- 7:17Speaker 1: proves that whatever comes out of your guys's mouths just
- 7:20Speaker 1: people ought to listen.
- 7:21Speaker 2: Yes, right, yep, Yeah, whether it's good or bad, We're
- 7:24Speaker 2: going to tell you the truth.
- 7:26Speaker 1: So we've got all of that going on, the market
- 7:28Speaker 1: is starting to bump up.
- 7:29Speaker 2: Yeah, so we're starting yes, and mean I mean homes
- 7:32Speaker 2: that have been sitting on the market for forty five
- 7:35Speaker 2: fifty days are all of a sudden in this past
- 7:38Speaker 2: couple of weeks starting to get offers, and some of
- 7:40Speaker 2: them even multiple offers, which buyers are always like, what,
- 7:44Speaker 2: I've waited fifty days and then now here another buyer
- 7:48Speaker 2: waited fifty days and we're both writing on the south
- 7:50Speaker 2: at the same time. That's big indicators for us that
- 7:53Speaker 2: we're entering into our spring market. And even the new
- 7:56Speaker 2: homes that pop up on the market. Remember how we
- 7:58Speaker 2: used to do offer deadlines right where you'd wait five
- 8:00Speaker 2: days to review offers. I've seen in the past couple
- 8:04Speaker 2: of days now people are starting to post their home
- 8:07Speaker 2: and already posting, hey, we're doing an offer deadline. Instead
- 8:11Speaker 2: of in the winter, we didn't really do offer deadlines.
- 8:13Speaker 2: We waited to see if we had multiple buyers wanting
- 8:16Speaker 2: to purchase this house. Now it's like people are already
- 8:19Speaker 2: just putting them right on the listing, right up front. Hey,
- 8:21Speaker 2: we're going to do an offer deadline. So that's our
- 8:24Speaker 2: indicators that were you know, we're now entering spring market.
- 8:27Speaker 2: It's not I would say it's not full blown because
- 8:30Speaker 2: we still see houses sit on the market for a
- 8:32Speaker 2: couple of weeks. But we got buyers coming out of
- 8:36Speaker 2: I don't know, what.
- 8:37Speaker 1: Would you talk out of? I get I'm streak to
- 8:41Speaker 1: find out where these buyers are coming out of.
- 8:43Speaker 2: All I was thinking of was watching the groundhog pop
- 8:45Speaker 2: out of his little box or hole or whatever he
- 8:48Speaker 2: comes out of. That's that's our buyers. They're now popping
- 8:50Speaker 2: up and they're like, okay, we're ready.
- 8:52Speaker 1: Or Homer Simpson in the hedge and I just foozes
- 8:55Speaker 1: out of the hedge a second. The buyers are just
- 8:58Speaker 1: coming out, you know, look at our window. They're emerging. Yeah,
- 9:01Speaker 1: so that's good, right, It is for sellers to be crazy,
- 9:05Speaker 1: you know, a little bit crazy for buyers. All right,
- 9:08Speaker 1: I want to take a break right now, and then
- 9:10Speaker 1: when we come back, I want to talk about people
- 9:12Speaker 1: jumping into the market who are thinking about selling in
- 9:15Speaker 1: this market. What are some of the things they should
- 9:17Speaker 1: be thinking about. We'll get to all of that in
- 9:19Speaker 1: just a minute with Ginger Herman. Stick around and we're back.
- 9:30Speaker 1: You're listening to the Recolit Home improvement show sponsored by
- 9:33Speaker 1: Benjamin Moore, and I'm talking with Ginger Herman from Suprens Group,
- 9:36Speaker 1: five star real estate Leaders and Ginger we started our
- 9:41Speaker 1: conversation last segment, but I'm curious, you know, if you're
- 9:44Speaker 1: out there listening and you're thinking about selling, you know,
- 9:46Speaker 1: as we're heading into this, you know, what are some
- 9:48Speaker 1: of the things that they should be thinking about?
- 9:50Speaker 2: You know. I usually I have multiple sellers right now
- 9:53Speaker 2: that I am doing like a weekly update with them
- 9:56Speaker 2: on the market. So we're talking. We're waiting for kind
- 9:59Speaker 2: of like the best time to list. Honestly, they could
- 10:01Speaker 2: list right.
- 10:02Speaker 1: To sellers, yes, yep, waiting.
- 10:05Speaker 2: They all want to list within the next couple of months.
- 10:08Speaker 2: And weekly on Friday, I open up the market and
- 10:11Speaker 2: I see what's in their neighborhood. Has any homes popped
- 10:15Speaker 2: up or have any homes gone you know, pending, And
- 10:18Speaker 2: we're kind of doing this weekly back and forth like
- 10:20Speaker 2: all right, I think you should jump now, I think
- 10:22Speaker 2: you shouldn't jump now, Let's wait two more weeks. We're
- 10:25Speaker 2: kind of doing that.
- 10:26Speaker 1: It varies by neighborhood potentially.
- 10:28Speaker 2: Yes, yep, by area, by neighborhood. There's so many factors.
- 10:32Speaker 1: Yeah, you guys could see how she just shook her
- 10:35Speaker 1: head at me and clearly, clearly I'm a moron when
- 10:40Speaker 1: it comes to this.
- 10:41Speaker 2: No, No, you're just not the expert.
- 10:44Speaker 1: I know. Yeah, your eyes told me that much more.
- 10:48Speaker 2: So.
- 10:48Speaker 1: Okay. So it's not like now's the time or not
- 10:52Speaker 1: necessarily there's probably a generic yeah, now's the time to
- 10:56Speaker 1: jump in, but it can be very very specific based
- 10:59Speaker 1: on yes, location, if they are moving, you know, maybe
- 11:02Speaker 1: there's interest over there and now it's the time to
- 11:04Speaker 1: jump in. Yeah.
- 11:05Speaker 2: So I usually tell my clients even if you're thinking
- 11:08Speaker 2: about selling, maybe it's the summer, call us now, or
- 11:12Speaker 2: call your realtor now, already start that conversation. So you
- 11:15Speaker 2: can see where the market is headed.
- 11:18Speaker 1: So that's really good. That's really good info for sellers.
- 11:20Speaker 1: What about buyers, because now it's like Lord of the Flies.
- 11:24Speaker 1: Maybe it's not yet. It's not yet, so that's what
- 11:26Speaker 1: it was. Is it going to ever be that again?
- 11:29Speaker 1: We don't know.
- 11:30Speaker 2: I think it will come come like full wall again. Sorry.
- 11:35Speaker 2: I think a spring and summertime. We have all indicators
- 11:39Speaker 2: pointing towards we're going to have another crazy, crazy market.
- 11:42Speaker 2: Especially I think we talked about this last time I
- 11:45Speaker 2: was on the show. Election years are always everyone's up
- 11:49Speaker 2: in the air in a little bit hesitant. After election year,
- 11:52Speaker 2: they all are like, all right, we're ready to go.
- 11:55Speaker 2: So that will that will definitely be a crazy I.
- 11:57Speaker 1: Mean, so what strategies are out there for by.
- 12:00Speaker 2: So for buyers, I know you said, what do they
- 12:02Speaker 2: do now? I definitely go get the pre approval right now,
- 12:06Speaker 2: because even if you're not ready to purchase for another
- 12:09Speaker 2: month or two, we really need to know what program
- 12:11Speaker 2: that you're approved for and what price, and you might
- 12:14Speaker 2: have the most perfect home pop up in two days.
- 12:17Speaker 2: And then if you didn't get your pre approval, you're
- 12:19Speaker 2: not ready to jump on it right So if you're
- 12:22Speaker 2: a buyer, I would say definitely move today, at least
- 12:25Speaker 2: in the least just to get the pre approval letter.
- 12:28Speaker 1: What if I'm debating, like do I want to jump in?
- 12:30Speaker 1: I'm thinking about it. I'm not sure I'm not still
- 12:33Speaker 1: worth getting the pre approval, I mean, what's involved? Yes, preapproval?
- 12:36Speaker 1: M I pay anything for pre approval?
- 12:38Speaker 2: No, I'm an idiot, So I can you're not an idiot?
- 12:41Speaker 1: Your I said they were.
- 12:42Speaker 2: Will No, I did.
- 12:44Speaker 1: Yes, I can live with it.
- 12:46Speaker 2: Here. Here's what's good, though, is your thinking on the
- 12:49Speaker 2: side of someone that hasn't done this before, and us
- 12:52Speaker 2: as realtors, we're in it every day. So you're asking,
- 12:55Speaker 2: thank you, good question.
- 12:57Speaker 1: It's a really nice way to say that I'm kind
- 12:59Speaker 1: of dumb on this, but that's fine. I could live
- 13:00Speaker 1: with it. Yes, what no I do? Do you jump
- 13:03Speaker 1: in and at least get that pre approval because, like
- 13:05Speaker 1: you said, I've been in that boat years back, and oh,
- 13:10Speaker 1: maybe we should think about you know, oh, because you
- 13:12Speaker 1: see a house that you like. It's not for sale,
- 13:15Speaker 1: but you think, oh, that's kind of a fun house.
- 13:17Speaker 1: It would be nice to move. Let's maybe think about moving.
- 13:19Speaker 1: Let's think about that. And three weeks later that house
- 13:22Speaker 1: goes on the market and we're stunned, and then we're
- 13:24Speaker 1: hurrying yes and we've never been Yeah, you can't get
- 13:26Speaker 1: it done.
- 13:27Speaker 2: It's stressful. You do not pay for pre approval, and
- 13:31Speaker 2: just in the sense of being able to sit down
- 13:34Speaker 2: with a lender and someone that can look over your
- 13:37Speaker 2: full finances all together and see what makes sense for you.
- 13:41Speaker 1: They can weep with me.
- 13:42Speaker 2: Yeah, either or or cheer.
- 13:45Speaker 1: Okay, weep, but at least we'll know what I can afford. Yes,
- 13:49Speaker 1: this outhouse might be just right. Yeah, when you're a
- 13:52Speaker 1: family of six, yeah, five, However.
- 13:54Speaker 2: Well, and even the lender, after reviewing all of your financials,
- 13:57Speaker 2: might tell you, oh, this is the perfect time, you know,
- 14:01Speaker 2: to purchase something, or let's you know, pay off this
- 14:04Speaker 2: credit card or do something with this. Why don't you
- 14:07Speaker 2: purchase in the next thirty days, maybe forty five days.
- 14:10Speaker 2: Let's boost your credit score whatever it may be, right,
- 14:13Speaker 2: really good at.
- 14:14Speaker 1: Yeah, really good info. You kind of create a strategy,
- 14:16Speaker 1: a plan, yes, to iron out some obstacles that you
- 14:19Speaker 1: might not have even thought about.
- 14:21Speaker 2: Yes before the househouse up in the market and you
- 14:23Speaker 2: either can't afford it, or it's not the right time,
- 14:26Speaker 2: you can't get the pre approval fast enough, whatever it
- 14:28Speaker 2: may be. You know, have the conversation now.
- 14:31Speaker 1: So sellers, have your conversation. Start talking to your realtors.
- 14:35Speaker 1: Find if you're thinking about something, find out when the
- 14:37Speaker 1: right time is buyers, yeah that pre approval and have
- 14:41Speaker 1: those conversations. Yeah, all right, let's switch gears. Let's talk
- 14:44Speaker 1: about styles and stuff like that. You know, I guess
- 14:47Speaker 1: I'm wondering about home design trends. You know, what are
- 14:49Speaker 1: buyers you know, really drawn to you right now? What
- 14:52Speaker 1: are you seeing out there?
- 14:54Speaker 2: We're seeing change in paint colors, and I'm I'm sure
- 14:57Speaker 2: you guys have talked about this and seeing this just
- 14:59Speaker 2: as a color of the year come out. But it's
- 15:02Speaker 2: almost like white is on its way out and these
- 15:05Speaker 2: like soft nudes beiges are coming in a lot of
- 15:10Speaker 2: the new build homes going up. It's now like an
- 15:13Speaker 2: off white cream or like a very soft yellow or something.
- 15:17Speaker 1: Throughout the whole world that we've had for a while.
- 15:19Speaker 2: Is now and I don't want to say it's out.
- 15:22Speaker 2: That's why I said it's kind of on its way out,
- 15:25Speaker 2: because we just don't see as much of it anymore.
- 15:27Speaker 2: There's definitely still houses going in that have white. I mean,
- 15:31Speaker 2: I built last year and I put all white on
- 15:33Speaker 2: my whole heart.
- 15:33Speaker 1: I was I was trying to remember. I thought, I
- 15:35Speaker 1: remember those conversations yet, Yes, yeah, so you're gonna repaint everything.
- 15:39Speaker 2: I already brought it up to my husband, like I'm
- 15:43Speaker 2: kind of thinking about repainting. He said, no, we're not.
- 15:47Speaker 1: He used the were, No we're not. No, I'm not
- 15:52Speaker 1: so sad to see that go.
- 15:53Speaker 2: You know, I know it doesn't bring much warmth into
- 15:57Speaker 2: the home until you I they're bringing furniture, natural woods
- 16:03Speaker 2: or artwork on the wall. Right, it's it doesn't bring
- 16:07Speaker 2: much warmth along.
- 16:09Speaker 1: In a lot of beige, A lot of beige, sharably,
- 16:12Speaker 1: I mean, can they name it something different?
- 16:15Speaker 2: I mean beige I should get Yeah, I should have
- 16:18Speaker 2: came in here today with a better term than beige.
- 16:22Speaker 1: Well, no, that's what it is.
- 16:23Speaker 2: But that's what it is. Yeah, And then we're also
- 16:25Speaker 2: seeing bright I don't want to say bright colors. It's
- 16:28Speaker 2: more of like deep colors.
- 16:30Speaker 1: Jewel tone colors.
- 16:32Speaker 2: Yes, And I hate I should have came up with
- 16:36Speaker 2: a better word for this. Accent walls, right, remember when
- 16:39Speaker 2: we all hated accent walls. But maybe it's because it
- 16:41Speaker 2: was just so heavily used years ago that everyone was like,
- 16:44Speaker 2: well quit where the accent.
- 16:46Speaker 1: Of course it was heavily used. Wait a minute, we
- 16:48Speaker 1: can paint one walls and you wouldn't get on board
- 16:53Speaker 1: with that. Yes, anywhere companies weren't so big on it,
- 16:56Speaker 1: but everybody.
- 16:56Speaker 2: Else, No, they're they're selling their smallest bottle.
- 17:00Speaker 1: Yeah, it's everywhere.
- 17:02Speaker 2: Yes, it's everywhere.
- 17:03Speaker 1: So it died off a little bit.
- 17:04Speaker 2: Yep, and now it's back more that we're seeing. Yeah,
- 17:07Speaker 2: and I would love to come up with a better
- 17:09Speaker 2: term than accent well. So if you come up with them,
- 17:11Speaker 2: let me know. It's either accent well or the whole
- 17:15Speaker 2: room including the.
- 17:15Speaker 1: Ceiling and we so that's color drenching.
- 17:18Speaker 2: Color. So we're seeing color drenching. But I've noticed that
- 17:22Speaker 2: builders are only doing it in like the office, okay,
- 17:25Speaker 2: And I think it's because they want to start to
- 17:28Speaker 2: get the feedback from the buyers as to if they
- 17:30Speaker 2: like it. If they like it enough, I think they'll
- 17:32Speaker 2: use it more so in bedrooms or whatever it may be.
- 17:35Speaker 2: But they're they're kind of playing with this in just
- 17:39Speaker 2: in offices. And if you think about it in a
- 17:41Speaker 2: builders standpoint, if they're building a spec house, they don't
- 17:44Speaker 2: have a customer in mind, it is scary for them,
- 17:46Speaker 2: right to throw something out there, yeah, and hope that
- 17:50Speaker 2: a buyer likes it. At least it's only one room.
- 17:53Speaker 2: You can repaint one room easily.
- 17:55Speaker 1: Right, but still color drenching, that's about I mean, because
- 17:58Speaker 1: normally what we would hear in the past, they did
- 18:00Speaker 1: a lot of grays. Revere Pewter was where through the
- 18:05Speaker 1: entire home, and it's kind of boring in a way.
- 18:08Speaker 1: I mean there's a lot of people who you know
- 18:10Speaker 1: would go to bat for Revere Pewter. Yeah, but it
- 18:13Speaker 1: is kind of bland in a big, you know, seeping house.
- 18:18Speaker 1: But it's really easy to work with. You can work
- 18:20Speaker 1: around it. You can see yourself in that because it
- 18:22Speaker 1: kind of just fades away, you know, when you're looking
- 18:24Speaker 1: through a house. I'm not seeing that. It's not challenging me.
- 18:28Speaker 1: If I walk into a space that's you know, the
- 18:31Speaker 1: ceiling's painted, the trim, everything, it's color drenched in a
- 18:34Speaker 1: you know, whatever color they're choosing. Wow, Because if I
- 18:38Speaker 1: don't like that, it's not just oh I'll repaint. I've
- 18:42Speaker 1: got to repaint the ceiling, the trim.
- 18:44Speaker 2: Yes, Oh my goodness, it's a big idea.
- 18:46Speaker 1: Surprised they're doing that now. I think what I want
- 18:49Speaker 1: to do is keep this conversation going. But we have
- 18:51Speaker 1: to take a break. So let's do that and then
- 18:54Speaker 1: we'll pick things up on the other side. Stick around,
- 19:01Speaker 1: and we're back. You're listening to the Reco Light Home
- 19:03Speaker 1: improvement show sponsored by Benjamin Moore and I'm in the
- 19:06Speaker 1: studio with Ginger Herman from Suprens Group five star real
- 19:09Speaker 1: estate leaders and Ginger we ended last segment talking about
- 19:13Speaker 1: how you're seeing, you know, more and more new homes
- 19:16Speaker 1: incorporate color drenching into the paint job and color drenching
- 19:21Speaker 1: just to recap it's painting the entire room, you know, walls, ceiling, trim, doors,
- 19:25Speaker 1: all of it in one color. Color drenching. You're seeing
- 19:28Speaker 1: more of that. But how do you feel about it?
- 19:31Speaker 1: You know, what do you think when you see it?
- 19:33Speaker 2: I like it because it's something different, right.
- 19:36Speaker 1: Do you think you like it as a person, or
- 19:39Speaker 1: do you like it as a you know, professional who
- 19:42Speaker 1: sees a lot of houses and it's like, oh, this
- 19:44Speaker 1: is nice, it's different.
- 19:45Speaker 2: Both We color drenched two of our rooms in our
- 19:48Speaker 2: current home, so I was nervous to do it, but
- 19:51Speaker 2: I love it. And yeah in the professional standpoint, yes,
- 19:55Speaker 2: I like it because it's different and people remember it,
- 19:58Speaker 2: so whether they loved it or hated it. There you know,
- 20:02Speaker 2: you see five houses, let's say, with this buyer, and
- 20:04Speaker 2: they walk away at the end of the day and
- 20:06Speaker 2: when they go to categorize their houses, they'll probably say,
- 20:10Speaker 2: oh and then that one, that one house that had
- 20:13Speaker 2: the all black office or whatever. It's something that they
- 20:16Speaker 2: are remembering, whether it was good or bad, and I
- 20:19Speaker 2: think that's a big deal.
- 20:20Speaker 1: Yeah, I know we went to years back. I remember
- 20:24Speaker 1: on the show, I went and toured some prey to
- 20:27Speaker 1: homes houses, you know, for the show, and talked about
- 20:31Speaker 1: them and stuff like that. And one of the takeaways
- 20:33Speaker 1: that we had was everything was Revere Pewter. You know,
- 20:36Speaker 1: went you know, seven different houses. I think we picked
- 20:40Speaker 1: and we didn't know going in what we were going
- 20:42Speaker 1: to find, but wow, it's all the same color, all
- 20:44Speaker 1: the same color, all the same color. By the fourth house,
- 20:46Speaker 1: I don't have a terribly great perception of I'm not
- 20:50Speaker 1: a good navigator. If I spin around twice, I don't
- 20:54Speaker 1: know which ways which, and so by the fourth house,
- 20:57Speaker 1: I'm walking through it and I'm, you know, in all
- 20:59Speaker 1: my wisdom. I think Betsy was the one who was
- 21:02Speaker 1: hosting the show with me at that point, and I
- 21:04Speaker 1: was saying, we've been here before, Yeah she was a
- 21:06Speaker 1: good navigator, and she said, we haven't been here before,
- 21:08Speaker 1: stopped saying this is new. Felt like the same stinking house.
- 21:12Speaker 1: And then we went to one that had a lot
- 21:14Speaker 1: of the same color, but it had two rooms like
- 21:16Speaker 1: a sunroom and another like a family room, living area
- 21:21Speaker 1: that was completely different. You know, a deep blue on
- 21:24Speaker 1: the walls of one so memorable. Yeah, I mean I
- 21:27Speaker 1: can still picture that room. Yeah I can't. I couldn't
- 21:30Speaker 1: tell you anything like that. So I know that can
- 21:32Speaker 1: be really effective. Curious when you say people talk about it,
- 21:36Speaker 1: whether it's good or bad, they remember it. What do
- 21:39Speaker 1: you hear from people who've looked at them. Do they
- 21:41Speaker 1: seem to like that or is it split, you know,
- 21:44Speaker 1: even split?
- 21:45Speaker 2: I would say it's an even split. I think it
- 21:49Speaker 2: depends on what they're using the room for. So a
- 21:52Speaker 2: lot of my clients one of one of the partner's
- 21:56Speaker 2: works from home, or if it's I mean it's a
- 21:59Speaker 2: single person too. A lot of people work from home
- 22:01Speaker 2: or have a home office, and that almost whatever room
- 22:05Speaker 2: that they've color drenched or made a little bit different, right,
- 22:08Speaker 2: maybe they put French doors in, or they did funky
- 22:11Speaker 2: light fixtures or something they usually gravitate to, like, oh,
- 22:14Speaker 2: this is going to be a really cool office. That's
- 22:17Speaker 2: usually what I'm finding. So I think I think people
- 22:20Speaker 2: like it for the most part. If it's like, oh,
- 22:22Speaker 2: this was going to be my toy room for my
- 22:24Speaker 2: kids and it's all black, they might paint that. It
- 22:28Speaker 2: doesn't bring much creativity for kids young mind joy.
- 22:32Speaker 1: Yeah, seems like you know, an orphanage in a Dickens.
- 22:36Speaker 2: Yes, And then we're we're also seeing just to switch
- 22:40Speaker 2: from paint colors, we're seeing no one's really doing ship
- 22:45Speaker 2: lap anymore. That's that's kind of that's a done deal
- 22:48Speaker 2: that I don't want to say it's done. People are
- 22:51Speaker 2: still kind of doing it, unless more so of it's custom.
- 22:54Speaker 1: You know, there's somebody out there right now. I know
- 22:57Speaker 1: afternoon was going to be putting ship.
- 22:59Speaker 2: So I'm trying to be careful.
- 23:01Speaker 1: It just switched off the radio. Say what you want
- 23:03Speaker 1: to say?
- 23:04Speaker 2: Now? Where I where I see it. If it's a
- 23:06Speaker 2: if it's a new build like thrown in the laundry
- 23:10Speaker 2: room or a half bathroom, so it's just a small space.
- 23:13Speaker 2: We've added some sort of texture to the wall, right,
- 23:16Speaker 2: But people doing these feature walls now we're seeing a
- 23:19Speaker 2: lot more like natural woods or I don't even know
- 23:24Speaker 2: how to describe this, but it's like they put up
- 23:26Speaker 2: a lot of trim and a funky pattern and then
- 23:28Speaker 2: painted over it. Does that make sense? Would you have
- 23:31Speaker 2: a term for that? You're looking at me like you
- 23:33Speaker 2: have no idea, So I.
- 23:34Speaker 1: Think I can picture what you're saying.
- 23:36Speaker 2: Right, So they've put some trim up in some sort
- 23:38Speaker 2: of pattern along the wall, and it's usually not very symmetrical.
- 23:42Speaker 2: It's an asymmetrical, you know, funky design. They've painted over
- 23:44Speaker 2: the whole entire day. Oh okay, so you so your
- 23:49Speaker 2: house is quirky.
- 23:51Speaker 1: That was part of the design, putting it not just
- 23:54Speaker 1: on the where baseboard or something would be it would
- 23:57Speaker 1: be like.
- 23:57Speaker 2: A feature wall. Yes, instead of ship black, we're seeing
- 24:01Speaker 2: more of that. Or we're seeing natural wood. So we're
- 24:03Speaker 2: seeing like slat slatted slatted or slotted slatted slatted walls
- 24:08Speaker 2: of natural wood, which kind of ties into we're not
- 24:12Speaker 2: seeing as much white kitchen cabinetry anymore. We're seeing woods
- 24:16Speaker 2: come back again. I would say, like soft tones, right,
- 24:19Speaker 2: not like the dark wood from the nineties or the
- 24:22Speaker 2: two thousands, but warmer woods. Yes, so like white cabinet tree. Yeah,
- 24:27Speaker 2: I still see it in maybe more like twenty to
- 24:30Speaker 2: twenty five percent of the homes. Even the tree cabinet
- 24:34Speaker 2: tree yep. Starting starting to either get all color or
- 24:38Speaker 2: that natural wood tone.
- 24:40Speaker 1: How deep are the colors that you're seeing on the
- 24:42Speaker 1: cabinet tree?
- 24:43Speaker 2: Usually pretty deep, or at least the lowers in the
- 24:48Speaker 2: island dark might do a lighter tone on the top. Yes.
- 24:54Speaker 2: And when when I talk colors being brought in, most
- 24:58Speaker 2: of it is blues and green that we're seeing color
- 25:02Speaker 2: brought in.
- 25:03Speaker 1: Wow.
- 25:04Speaker 2: Are you surprised or do you think I'm wrong?
- 25:06Speaker 1: No? I think I'm the expert here, all right. No,
- 25:11Speaker 1: I think you're right, and I get no. I really
- 25:14Speaker 1: I'm just sucking in all the information. It's interesting. What's
- 25:17Speaker 1: interesting to me is that I'm thinking back. See, I
- 25:21Speaker 1: like to be right. This is an embarrassing admission. I think. No, No,
- 25:26Speaker 1: it isn't okay.
- 25:27Speaker 2: Oh okay.
- 25:28Speaker 1: I worked with Hayley, and I really want her to
- 25:32Speaker 1: hear this. I think I'm going to play a clip
- 25:34Speaker 1: to her and just send it her. She doesn't work
- 25:36Speaker 1: with me anymore. She still works for Repcolite. But I
- 25:39Speaker 1: remember because blue and green these are my things, and
- 25:42Speaker 1: I've talked about it. Man. She would scoff at me,
- 25:45Speaker 1: whether it was on air or off. She would pull
- 25:47Speaker 1: her nose up shake her head every time I'd bring
- 25:50Speaker 1: them up and be like, no, I was seeing the
- 25:52Speaker 1: future and now it's not. This is this is the
- 25:56Speaker 1: time of Dan and I want I want her to
- 25:59Speaker 1: know that. It's a little embarrassing that I'm that petty,
- 26:02Speaker 1: but I am.
- 26:03Speaker 2: No, that's all right, you were. I think it's a
- 26:05Speaker 2: big deal for you, it is, I.
- 26:06Speaker 1: Like to be right. So color that's really interesting. I
- 26:11Speaker 1: like that. I'm glad to see at least a shift
- 26:14Speaker 1: or a turn slightly away from the all white. Yeah,
- 26:18Speaker 1: it's just it's more, it's warmer, and there's there's a
- 26:21Speaker 1: lot of personality that can be infused that way. I
- 26:25Speaker 1: think it's difficult. I mean, it's certainly possible to infuse
- 26:28Speaker 1: you personality and what you feel about your space with
- 26:32Speaker 1: just white. Surely that's possible. But yet there's so much
- 26:35Speaker 1: of it. Yep. It's kind of nice to see, you know,
- 26:38Speaker 1: when there's all these different colors to choose from. Yes,
- 26:40Speaker 1: you know, if you want that all black color drenched
- 26:43Speaker 1: kids playroom, funhouse, horror show, Yeah, all right, so that's
- 26:50Speaker 1: kind of cool. Paint colors. You're seeing that wood elements,
- 26:54Speaker 1: anything else that jumps out at you.
- 26:57Speaker 2: No, I really don't you know what I mean? And
- 26:59Speaker 2: people probably say this wouldn't be a trend, but we're
- 27:02Speaker 2: seeing some funky furniture. And I don't know if if
- 27:04Speaker 2: that's just the recent homes that I've walked through, and
- 27:07Speaker 2: maybe that's because we had so many years of white
- 27:09Speaker 2: and gray, but I'm seeing a lot of like funky
- 27:11Speaker 2: furniture come through.
- 27:12Speaker 1: I need to know what that means. What do you mean?
- 27:14Speaker 2: Like right, bright colors yep? And multiple colors meaning like
- 27:18Speaker 2: let's say you have a couch that's like dark dark
- 27:21Speaker 2: green and then you throw in like orange chairs or
- 27:23Speaker 2: something really yeah yep. And like I said, maybe it's
- 27:27Speaker 2: just I happened to be walking through all these houses
- 27:30Speaker 2: that have funky furniture. But and maybe that was a
- 27:33Speaker 2: way for people to bring in color in their gray
- 27:35Speaker 2: and white houses. They were like, well we need something,
- 27:37Speaker 2: so let's get funky furniture.
- 27:39Speaker 1: But you haven't seen it before. You're starting to see
- 27:41Speaker 1: crac Have you been through furniture stores recently?
- 27:44Speaker 2: No? But I wish that would be yeah, you know that.
- 27:47Speaker 2: I feel like that was a bash at me, like
- 27:48Speaker 2: I should have done that before I walked into here.
- 27:53Speaker 1: Well take it how you will. I will, so, Okay,
- 27:56Speaker 1: that's really interesting. I like that. Yeah, I got digging that.
- 28:00Speaker 1: Maybe I'll go to some furniture stores. Seems to be
- 28:02Speaker 1: something I might know what to do. Before you said that,
- 28:08Speaker 1: I guess let's move on. If someone sounding, you know,
- 28:11Speaker 1: someone's selling what upgrades? You know, small upgrades, maybe big upgrades.
- 28:16Speaker 1: What do you think you know makes the biggest impact?
- 28:19Speaker 1: If if we're and before I let you do that
- 28:22Speaker 1: answer that, I'm always curious if we're looking at the
- 28:25Speaker 1: Lord of the Flies occurring, do they need to make
- 28:28Speaker 1: small updates? Is it even worth it?
- 28:31Speaker 2: It's such a broad question for me because.
- 28:33Speaker 1: I know how we're just barbing back and forth.
- 28:36Speaker 2: Yes, because I'm going to tell you, and I hate
- 28:37Speaker 2: saying this, but I'm going to tell you it depends
- 28:40Speaker 2: and it depends on what is in their house. If
- 28:44Speaker 2: they have all brass hardware in their kitchen from the
- 28:47Speaker 2: seventies and eighties, that's something I would tell them, Yeah,
- 28:50Speaker 2: we might want to switch everything out for black. It's
- 28:52Speaker 2: a cheap fix, right. Or you walk in the home
- 28:55Speaker 2: and there's like this gaudy light that no one's gonna want.
- 28:58Speaker 2: It's the first thing you.
- 28:59Speaker 1: Walk in those people want it.
- 29:01Speaker 2: Yeah, those even.
- 29:02Speaker 1: Want the only people on the face of the are.
- 29:04Speaker 2: The only ones.
- 29:05Speaker 1: Yeah, I have.
- 29:07Speaker 2: Okay, well, maybe let's work on your house back. We
- 29:09Speaker 2: should do a walk through of your house.
- 29:12Speaker 1: I still talk about the time that Sue came through
- 29:15Speaker 1: to give me a price for what my home.
- 29:17Speaker 2: No, did she bash you? Oh that exactly was typical.
- 29:21Speaker 1: Very kind of except she was all of those things.
- 29:25Speaker 1: But she kept touching my countertops and then she'd look
- 29:28Speaker 1: at her hand like maybe some of it him. Oh no,
- 29:31Speaker 1: and she said, Dan, your countertops. Oh, And I said,
- 29:33Speaker 1: I know, Sue, They've got to be changed, these countertops.
- 29:37Speaker 1: And sometimes she'd be in the middle of a sentence.
- 29:39Speaker 2: And she'd go back. She was so stuck on it.
- 29:42Speaker 2: So she must have hated your countertops.
- 29:44Speaker 1: I'm keeping them. I'm keeping them. So anyway, so you're seeing,
- 29:48Speaker 1: you know, the light fixtures.
- 29:50Speaker 2: Yeah, light fixtures are a relatively easy and cheap thing
- 29:53Speaker 2: to switch out and hardware. And I say that because
- 29:57Speaker 2: we're still in a heavily black fixture, you know, world
- 30:02Speaker 2: Sometimes we see the gold, but it's a different goal
- 30:04Speaker 2: than what the eighties were. So I'm probably I might
- 30:08Speaker 2: offer to help you switch out some some hardware or
- 30:12Speaker 2: some light fixtures. Paint, I don't know, not as big
- 30:16Speaker 2: of a deal to buyers. If we're in the lord
- 30:20Speaker 2: of the front, you know, the flies, crazy market fries.
- 30:22Speaker 2: I know, I stop myself, thank you. So if we're
- 30:28Speaker 2: in that craziness, you you might not have to paint.
- 30:31Speaker 2: But the same thing, it's it totally depends on your
- 30:34Speaker 2: house because if everything is wrong I say everything, then yeah,
- 30:39Speaker 2: we might want to put more heavily influence on the
- 30:42Speaker 2: paint or doing case case I case. So that's why
- 30:45Speaker 2: I just have have us or your realtor walk through
- 30:48Speaker 2: your house and give advice now, because then you have
- 30:50Speaker 2: time to do these updates that will probably bring you
- 30:53Speaker 2: more money.
- 30:54Speaker 1: That right, I was going to ask that. I assume that,
- 30:56Speaker 1: and I think it makes the case for you know,
- 31:00Speaker 1: I know we talk about it every time you're here,
- 31:01Speaker 1: just because it's the right thing to talk about. But
- 31:04Speaker 1: it's easy to want to just I'll just do this
- 31:06Speaker 1: for sale by owner thing. And yes, there's a lot
- 31:09Speaker 1: of complications where you've got to figure out how to
- 31:11Speaker 1: do a lot of things, but even just the having
- 31:14Speaker 1: somebody who's got you market savvy, you can help you
- 31:18Speaker 1: see things that you don't see, because, quite honestly, I
- 31:20Speaker 1: joke about those counters because she was, Oh, my stomach,
- 31:23Speaker 1: it's the lord of the Nobody heard it but my stomachs.
- 31:27Speaker 1: I'm so hungry. I joke about the counters that Sue
- 31:31Speaker 1: talked about. But I appreciated that because I hadn't really
- 31:36Speaker 1: I noticed them when I moved in, and then I've
- 31:38Speaker 1: been there a year.
- 31:40Speaker 2: So you don't care anymore.
- 31:41Speaker 1: I didn't care. It's not new or strange to me.
- 31:44Speaker 1: It is what it is. I've gotten used to it. Yeah,
- 31:46Speaker 1: bigger problems, But if somebody else comes through, like a
- 31:49Speaker 1: realtor who knows what people will pull their nose up
- 31:53Speaker 1: at a little bit, who might might make them pause.
- 31:56Speaker 1: If I can get those things fixed and it's relatively
- 31:58Speaker 1: inexpensive hardware stuff like yeah, like you said, that can
- 32:01Speaker 1: play out to bigger money down the road.
- 32:03Speaker 2: Yes, or even just getting the buyer to write on
- 32:06Speaker 2: your house insteade of the house down the street where
- 32:08Speaker 2: maybe maybe they only did you know cabinetry, you have
- 32:13Speaker 2: my encounters or they have your counters, right, it could
- 32:16Speaker 2: have been such a small difference to the next house
- 32:19Speaker 2: that they're looking at. But it's like one less item
- 32:22Speaker 2: on their list that they have to worry about switching out,
- 32:24Speaker 2: and who knows, they might never switch it out, but
- 32:27Speaker 2: it's a big deal to them at the time that
- 32:29Speaker 2: they're walking through houses.
- 32:30Speaker 1: All right, I think that's a perfect spot for a break.
- 32:32Speaker 1: Let's play some commercials and then we'll come back and
- 32:35Speaker 1: finish this conversation in the next segment. Stick around and
- 32:44Speaker 1: we're back. You're listening to the Repcolite Home Improvement Show
- 32:47Speaker 1: sponsored by Benjamin Moore, and I'm in the studio with
- 32:50Speaker 1: Ginger Hermann from Superins Group five Star real Estate Leaders.
- 32:54Speaker 1: Ginger's been here the whole show, just dishing out all
- 32:58Speaker 1: kinds of good info, and we've got one last segment
- 33:01Speaker 1: to go in. Ginger, I just want to jump right
- 33:03Speaker 1: back into basically right where we left off at the
- 33:06Speaker 1: end of the last segment. When you're talking to people
- 33:08Speaker 1: who are selling, I know that there's something inside most sellers.
- 33:14Speaker 1: They find themselves wanting or at least feeling like they should,
- 33:17Speaker 1: you know, paint and do things like that. But I
- 33:21Speaker 1: also I think I'm assuming buyers come in almost sometimes
- 33:24Speaker 1: expecting and planning on doing that or amount of that. Themselves.
- 33:28Speaker 1: They want that to be their place. Yes, so you
- 33:30Speaker 1: could spend a lot of time as a seller, Yeah,
- 33:32Speaker 1: doing that, and they're going to redo it. Yeah. Do
- 33:35Speaker 1: you see that they generally tend to want to redo
- 33:37Speaker 1: that or.
- 33:38Speaker 2: What do you some? It depends on how much funds
- 33:41Speaker 2: they have coming in. If they're spending a majority of
- 33:43Speaker 2: their funds just to get into a house and they
- 33:46Speaker 2: don't have the funds to then update the home, you know,
- 33:49Speaker 2: after so it kind of depends. But me as a
- 33:51Speaker 2: buyer's agent, when I walk through the house, I'm trying
- 33:54Speaker 2: to focus on layout and structure of the home because
- 33:58Speaker 2: the rest of it can be fixed. No, maybe not
- 34:00Speaker 2: within the first year if you're trying to replenish your
- 34:02Speaker 2: bank account. But let's focus on do you actually like
- 34:06Speaker 2: this layout, this neighborhood is the house? Sound? Are you
- 34:09Speaker 2: going to have major you know, a furnace expense or
- 34:12Speaker 2: something like that coming up. Let's try to focus on that,
- 34:15Speaker 2: and then let's yeah, let's joke and laugh about the
- 34:17Speaker 2: paint color that they chose, but shouldn't be a huge deal.
- 34:20Speaker 1: No, if I can live with the counters that I've
- 34:22Speaker 1: lived with, clearly you can live with Yes, for a while. Yes, exactly,
- 34:28Speaker 1: so inspections. A while back when it was crazy, inspections
- 34:32Speaker 1: were being waved. Right, what do you think now we're
- 34:37Speaker 1: inspections now. Yes, you anticipate that we're going to be
- 34:41Speaker 1: back to waving inspections. We like when you bring up
- 34:45Speaker 1: the furnace thing that's a little scary dud. Yeah, that's
- 34:47Speaker 1: where you catch some of that stuff.
- 34:49Speaker 2: Yeah, we will probably still see people wave inspections. It's
- 34:54Speaker 2: not near as what it used to be, closer to
- 34:56Speaker 2: COVID years when everyone was waving inspections just to get
- 35:00Speaker 2: at the house. So that's a major positive where it's
- 35:04Speaker 2: it's not like a done deal seller is not going
- 35:06Speaker 2: to accept your offer if you didn't wave inspections. I
- 35:09Speaker 2: think because both sides of it, both the listing agent
- 35:12Speaker 2: and the buyer side, we like it if inspections happen
- 35:16Speaker 2: for one after the sale, if something comes up such
- 35:20Speaker 2: a bigger ordeal, if they're like, we found this and
- 35:24Speaker 2: you didn't include it on your seller's disclosures, and it's
- 35:26Speaker 2: an easier way to say, well did you get inspections. No,
- 35:30Speaker 2: you didn't look into that. You chose to wave that.
- 35:33Speaker 2: You now have to deal with it after the sale, right,
- 35:36Speaker 2: So I think both sides are like, No, it's actually
- 35:39Speaker 2: a really good thing for us to have inspections. Let's
- 35:41Speaker 2: get this done up front. That way we don't have
- 35:43Speaker 2: issues down the road after closing.
- 35:45Speaker 1: You're so hoping that doesn't completely go away.
- 35:47Speaker 2: Again, agreed, Yeah, it's good.
- 35:50Speaker 1: So you know, last thing that I've got, you know,
- 35:52Speaker 1: maybe one common mistake. I mean, I'm sure there's a bunch,
- 35:56Speaker 1: but maybe one common mistake that you see buyers or
- 35:58Speaker 1: sellers making, be one for each one that they should avoid,
- 36:02Speaker 1: you know, And maybe it's something you've already talked about.
- 36:05Speaker 2: I do think it's something I've already talked about. It's
- 36:08Speaker 2: not doing your homework upfront and just wanting to dive in.
- 36:11Speaker 2: Whether it's a seller wanting to like, oh, I want
- 36:13Speaker 2: to list my house next week, or a buyer finding
- 36:17Speaker 2: the house and calling us and saying I want to
- 36:19Speaker 2: get this, and we say, have you talked to a
- 36:20Speaker 2: lender yet? No. It's super important to just talk with
- 36:25Speaker 2: your professional, your expert realtor upfront, and then along with
- 36:30Speaker 2: that your lender or your financial advisor whoever that you
- 36:33Speaker 2: are getting financial advice from. Do that now. Don't don't
- 36:38Speaker 2: wait until now. It's a rush, it's chaos. It's so stressful.
- 36:43Speaker 2: Then on the process of buying or selling, like, we're
- 36:46Speaker 2: here to try to make this easier and take a
- 36:50Speaker 2: lot of the stress out of you know, from you. However,
- 36:53Speaker 2: if you set yourself up for a little bit of
- 36:56Speaker 2: the disaster, we can't take all of that stress away.
- 36:59Speaker 1: Yeah, a magic like that.
- 37:01Speaker 2: So I would say, get all of this done well
- 37:04Speaker 2: ahead of when you actually think that you're going to purchase, because,
- 37:08Speaker 2: like you said, the house always comes up on the
- 37:10Speaker 2: market when you are.
- 37:11Speaker 1: Not expecting it, and it's such a bummer.
- 37:14Speaker 2: It is a bummer.
- 37:15Speaker 1: And then you drive past that house like all the
- 37:17Speaker 1: time waving. After you bought your other house, you took
- 37:21Speaker 1: what you could find. Yeah, but you drive past the
- 37:24Speaker 1: house that could have been yours. Yep, I mean maybe
- 37:26Speaker 1: that could happen. Yeah, I don't know. Yeah, I always
- 37:29Speaker 1: drive past the house that I missed.
- 37:31Speaker 2: To go along with not doing your homework, we have
- 37:33Speaker 2: clients that think, oh, yeah, I can't afford to move,
- 37:36Speaker 2: or I don't you know, I don't want to take
- 37:39Speaker 2: the higher interest rate. Sit down and talk with us
- 37:42Speaker 2: in the lender first there's there's a big chance that
- 37:45Speaker 2: we can make this move and it's actually going to
- 37:47Speaker 2: make sense for you.
- 37:48Speaker 1: So if you're thinking basically that twenty twenty five is
- 37:51Speaker 1: going to be here that you might want to sell,
- 37:54Speaker 1: you might want to buy, You might want to jump in,
- 37:57Speaker 1: just get all the stuff. Yeah, handled, Yeah it now
- 38:00Speaker 1: you change your mind.
- 38:01Speaker 2: Yeah, there's not no harm done like we talked about,
- 38:04Speaker 2: there's no fees.
- 38:05Speaker 1: Yeah, realtors aren't mad at you. No, you're not going
- 38:07Speaker 1: to stalk people. No, I won't.
- 38:09Speaker 2: I will leave them alone. I promise. You're looking at
- 38:11Speaker 2: me like I won't. I promise I will.
- 38:14Speaker 1: I've seen your Instagram page. Ginger does a lot of
- 38:18Speaker 1: stuff on her Instagram page, or she's got a cardboard
- 38:20Speaker 1: sign and stand places. Oh yeah, never in front of
- 38:23Speaker 1: people's houses, though, saying why why not me?
- 38:26Speaker 2: Oh but that just gave me the idea. Now I'm
- 38:28Speaker 2: going to.
- 38:30Speaker 1: So when they see she never stalks, people don't check
- 38:33Speaker 1: out her page. That's what you're getting in for. If
- 38:35Speaker 1: they do want to reach out to you, or Sue
- 38:38Speaker 1: who failed to make the meeting today because she's yes
- 38:41Speaker 1: off vacation, Yes, warmer weather. Yes, they want to get
- 38:45Speaker 1: in touch with you guys. How do they find you? Yeah?
- 38:47Speaker 2: Mysell six one six, six, three, three, five eight eight
- 38:50Speaker 2: zero and then Sue's six one six, seven two three
- 38:53Speaker 2: twenty four hundred.
- 38:54Speaker 1: All right, I'll put all of that in the show notes. Ginger,
- 38:57Speaker 1: thanks for hanging.
- 38:57Speaker 2: Out, Thanks for having me.
- 39:00Speaker 1: It's gonna do it. If you'd like to catch this
