- 0:00SPEAKER_00: If you're under the assumption that you need wealthy parents or generational wealth to own a real estate portfolio, I'm here to tell you that that is not true.
- 0:08SPEAKER_00: And I'm proof that that is not true.
- 0:10SPEAKER_00: So I'm going to share with you guys my story and how my family came from Mexico.
- 0:14SPEAKER_00: And when I was four, we immigrated here illegally.
- 0:16SPEAKER_00: My parents brought us here because they wanted a better life for us.
- 0:19SPEAKER_00: We walked all night long through the desert to get to the US.
- 0:23SPEAKER_00: By the time I was nine, we were such a poor family living in the Central Valley.
- 0:27SPEAKER_00: And I worked in the garlic fields making$10 a day.
- 0:30SPEAKER_00: And now we fast forward.
- 0:31SPEAKER_00: And what today's video is about is not necessarily my story, but what a lot of people have what I call self-limiting beliefs or barriers that where they believe that the American dream is dead or that things that you want are not possible.
- 0:45SPEAKER_00: Or, you know, I own real estate, apartment buildings, office buildings, commercial buildings.
- 0:49SPEAKER_00: I own a business in one of the most expensive zip codes in the US.
- 0:54SPEAKER_00: And I'm going to tell you that if I could do it, you could do it too.
- 0:57SPEAKER_00: So tune in today where I do a deep dive on how I got here.
- 1:02SPEAKER_00: I first wanted to start off in the village in La Victorina Zacatecas.
- 1:06SPEAKER_00: And this was the village where my parents grew up.
- 1:09SPEAKER_00: It was a small population of you know 50 people.
- 1:13SPEAKER_00: We had a river that ran through there.
- 1:15SPEAKER_00: That's for what I remember.
- 1:16SPEAKER_00: Again, I was only, um we left when I was four, but I remember us living in a little house that my father built.
- 1:22SPEAKER_00: He had cows and he had horses and a little donkey that I got to ride along.
- 1:28SPEAKER_00: I remember learning how to uh swim in the river that was back there.
- 1:33SPEAKER_00: Now we did have a dirt floor that we lived on, um, had no running water, no electricity.
- 1:39SPEAKER_00: I hadn't seen a car nor a television yet.
- 1:43SPEAKER_00: Fast forward, our parents who only had a sixth grade education wanted a better life for us.
- 1:47SPEAKER_00: At that moment, we were seven.
- 1:49SPEAKER_00: Now we're eight kids, but there were seven of us during that time.
- 1:52SPEAKER_00: Uh that was the early 80s, and my parents sold what they had and they paid for someone to help them get to the US.
- 2:00SPEAKER_00: A lot of families do this when they're looking for a better future, more education, more opportunity.
- 2:05SPEAKER_00: My parents came here with lots of goals, not a lot of education, but lots of goals, lots of love.
- 2:10SPEAKER_00: And so when we got here to the US, my father had worked out an apartment situation with another family, and we lived in the living room for the first year or so.
- 2:19SPEAKER_00: At that moment, there was nine of us, and that's how we got our start.
- 2:25SPEAKER_00: We lived in the Central Valley, L'Amour, and so there were places like Huron, Avenal, uh, Corcoran, and all these little towns where there was a lot of agriculture.
- 2:35SPEAKER_00: So there was a lot of work for people who wanted to work in the fields.
- 2:38SPEAKER_00: Now, these are jobs that typically nobody wants these jobs.
- 2:41SPEAKER_00: These are like, no one wants the jobs, and typically the only people that will take them are the people that have uh can't get a job anywhere else, and typically they're gonna be immigrants, Spanish speaking only, and that's where we worked.
- 2:53SPEAKER_00: And so the the first couple summers I would see my brothers and sisters go, and by the time I was nine, I asked my father and mother that I wanted to go work because at our household no one complained about work.
- 3:05SPEAKER_00: Work was just a normal thing that everyone had to do.
- 3:07SPEAKER_00: My sisters had two jobs.
- 3:09SPEAKER_00: My brothers would go work in the fields, come home midday because it was so hot.
- 3:15SPEAKER_00: You start work at five in the morning, you finish around noon, my brothers would come home and then uh they would deliver the hampered sentinel in the afternoon.
- 3:22SPEAKER_00: My sisters would come home and they would go work at Foster Freeze or me and Ed's Pizza.
- 3:27SPEAKER_00: And so everyone had like more than one job.
- 3:29SPEAKER_00: And again, everyone did that so they could contribute towards our towards our family, help pay rent, etc.
- 3:34SPEAKER_00: And so that was my upbringing where work was normal, there was no complaining.
- 3:38SPEAKER_00: Uh we put our head down and we worked.
- 3:40SPEAKER_00: A lot of people that might break some people or that might make some people.
- 3:45SPEAKER_00: For me, it just gave me a lot of hunger, and I realized, well, hard work is not that hard, and a lot of people are very average.
- 3:52SPEAKER_00: I do think that, and I do think that that some people decide to work a little harder, and that's where you see big, big changes.
- 4:00SPEAKER_00: I was fortunate enough that my brothers and sisters and my parents they pushed my brothers and sisters to go to college.
- 4:07SPEAKER_00: They did.
- 4:07SPEAKER_00: I was the sixth child of uh in this family of eight.
- 4:11SPEAKER_00: So by the time it came around, uh everyone ahead of me had already gone to college and I went to Long Beach State.
- 4:16SPEAKER_00: While I was here, I met Mark Milan.
- 4:19SPEAKER_00: And if you've been following my channel, I've interviewed him twice.
- 4:21SPEAKER_00: Mark Milan became a mentor of mine, and Mark was the first person who taught me like, hey, Juan, uh, because at that moment I was an accounting student, I was gonna become a CPA.
- 4:30SPEAKER_00: He said, Look, um, you could do that job and it'll be perfectly fine and you'll make a good career.
- 4:34SPEAKER_00: He says, but you're not really gonna build wealth because typically what happens is you you make money and you spend the money and there's nothing else.
- 4:40SPEAKER_00: He says, but I could teach you how to become a millionaire, uh, and that's through real estate.
- 4:44SPEAKER_00: And that's what I'm gonna tell you guys today is early on in my early 20s, because I met Mark, Mark was the one who told me, look, this is the process of buying real estate, this is income, these are the expenses, this is why there's demand, and there's demand because there's not enough housing.
- 5:00SPEAKER_00: And I, you know, Mark ended up hiring me and I got to work with Mark for many, many years, and I got to see firsthand how he built wealth.
- 5:07SPEAKER_00: So he allowed me to believe that it was possible for me.
- 5:10SPEAKER_00: And so by the age of 23, I was able to buy my first condominium that I was able to fix and flip and come up with 35,000.
- 5:18SPEAKER_00: With the 35,000, I ended up buying a triplex and another condo.
- 5:22SPEAKER_00: The condo was for me to live because now I was out of college and the triplex was like my first investment property.
- 5:28SPEAKER_00: I've now been doing real estate for over 20 years.
- 5:32SPEAKER_00: I've done it from the brokerage side where I'm helping people buy and sell multifamily and build wealth and let them know that that that that dream is still very much alive.
- 5:41SPEAKER_00: And yeah, there's changes ups and down, but ultimately uh property values in California do this.
- 5:48SPEAKER_00: They go up.
- 5:48SPEAKER_00: Do we have some bumps?
- 5:50SPEAKER_00: Of course we do.
- 5:51SPEAKER_00: But that was my beginning.
- 5:53SPEAKER_00: Mark didn't necessarily give me money, but he gave me the belief that one, if you stay in this game long enough, you're gonna be successful.
- 6:00SPEAKER_00: And so a couple things that Mark would say.
- 6:03SPEAKER_00: One of them was it's not get rich quick, it's get rich guaranteed.
- 6:07SPEAKER_00: And the reason why I tell you that is a lot of times when you're younger, you want everything so quickly, or you you're not patient enough and you're not getting rich enough and you're not advancing enough.
- 6:16SPEAKER_00: And I want a 10x because I watched some conference and it's like it's a longer process, it does happen.
- 6:23SPEAKER_00: We don't need to take big jumps, is just gonna be my advice for anyone.
- 6:27SPEAKER_00: Could you still make money investing in California?
- 6:31SPEAKER_00: Absolutely.
- 6:32SPEAKER_00: Am I still investing in California?
- 6:34SPEAKER_00: 100%.
- 6:35SPEAKER_00: If you watched my videos, you know in the last 12 months, and I'm very thankful for this, by the way.
- 6:40SPEAKER_00: This is not a way to boast, but I do want to let you guys know.
- 6:43SPEAKER_00: The last 12 months I've been able to buy an eight-unit building, a 10-unit building with two of my college friends, um, and two laundry mats, okay, where I own the real estate and the business.
- 6:54SPEAKER_00: That is just in a one-year period.
- 6:56SPEAKER_00: Uh, so do I believe in today's market?
- 6:58SPEAKER_00: Of course I do.
- 6:59SPEAKER_00: Do I believe that if you watch this channel, that I could teach you how to build wealth?
- 7:04SPEAKER_00: Yes, because a lot of my teachings come from someone else who did it before me.
- 7:07SPEAKER_00: That was Mark.
- 7:09SPEAKER_00: And not to mention, you also have, you also have my experience and and the process that I've followed.
- 7:17SPEAKER_00: And so again, I just wanted to share with you guys a little bit about me, a little bit about my background, what motivates me.
- 7:24SPEAKER_00: I'm still hungry, you know, from day one from working in those fields.
- 7:28SPEAKER_00: And was it hot?
- 7:29SPEAKER_00: Yes.
- 7:30SPEAKER_00: Did I complain?
- 7:30SPEAKER_00: No.
- 7:31SPEAKER_00: You know why I didn't complain?
- 7:32SPEAKER_00: I was there because I'd rather be there than sitting at home, because I thought my brothers and sisters who were older than me were the lucky ones because they got to go work.
- 7:40SPEAKER_00: I talk a lot about uh perspective and the way that we look at things.
- 7:45SPEAKER_00: And so you will hear me say, I get the opportunity to go to work.
- 7:48SPEAKER_00: I get the opportunity to do these educational videos on YouTube, I get the opportunity to speak on stage.
- 7:53SPEAKER_00: So I'm very blessed, I'm very thankful.
- 7:55SPEAKER_00: I like to work hard.
- 7:56SPEAKER_00: I hope you guys enjoyed this video.
- 7:58SPEAKER_00: If anyone thinks or or is is wondering if this is still a good time, can they still follow in my footsteps?
- 8:05SPEAKER_00: The answer is 100%.
