- 1:00joining us here today. Hey guys, thank you all
- 1:06for being here. You know, we're talking about
- 1:08a lot of different things today, like the operation
- 1:10side and the system side. Well, one of the other
- 1:12really important things that you need to always
- 1:14have in the back of your mind is the insurance
- 1:16side. And so JT is here and we're going to talk
- 1:19some about insurance, some of the potential reasons
- 1:23why insurance is going up, which for me it killed
- 1:25a deal. insurance companies are even leaving.
- 1:30They're leaving this particular space too. And
- 1:32so we're going to kind of talk about all of those
- 1:34and then anything else that we think of that
- 1:37might be relevant. We'll talk about that too.
- 1:39So JT, thank you for being here. The good thing
- 1:40is anytime that I'm with you, who knows where
- 1:43the conversation is going to go. So there'll
- 1:46be plenty of questions and scenarios to go through,
- 1:49I'm sure. So we will not be without content,
- 1:51that's for sure. Just to kind of let what the
- 1:54audience know, JT is the guy you call. when you're
- 1:58looking at a property. So if insurance policies
- 2:03are really, they're modeled to be paid out over
- 2:09a longer time horizon, how are they going to
- 2:13mitigate that since so many people now are, I
- 2:16mean, well I'll say now, it may slow down some
- 2:18in this environment, but in the past five years,
- 2:22people were turning them in 18 months, they were
- 2:24turning them in three years. How does an insurance
- 2:26company ever, well, number one, how do they get
- 2:29ahead of that? And then number two, how are they
- 2:31going to mitigate that now that it's been occurring
- 2:33for so long? Yeah, it's a great point. Yeah,
- 2:37I mean, you think about if you had a, I don't
- 2:40know, you owned a convenience store, right? Whoever
- 2:46writes the insurance for that, they've probably
- 2:48been with the same person for 10 years. You know
- 2:51what I mean? They just don't change. It's 80
- 2:54% For those types of businesses, 80 % of people
- 2:58that they're going to renew every year, just
- 3:01to convenience, they're already with the best
- 3:04policy. They don't have crazy claims so they
- 3:08can stay there, things like that. It's just easier
- 3:10to stay where you are. But like you said, in
- 3:13this industry, properties are changing hands
- 3:15so much. And they have been here recently for
- 3:18a while. Yeah, these carriers, if there was a
- 3:22claim, they could normally go, well, Let's keep
- 3:25them on here and the years going forward that
- 3:28they're paying premium will recoup some of that
- 3:31that we paid out. But if they leave the next
- 3:33year, they can't get that. It's hard for them
- 3:36to forecast when can we get these losses back
- 3:41to us. So yeah, to your point, if we're not exchanging
- 3:46properties every year or every three years or
- 3:49whatever, then maybe it can kind of write itself.
- 3:52So that'll be interesting to see. because yeah
- 3:54it would be tough to recoup a 1 .6 million dollar
- 3:57loss when you're not even keeping that that property
- 4:01there next year. Now if you, so this happens
- 4:06you know um somebody sold in 28 months instead
- 4:09of you know three to five years or whatever and
- 4:13they had a 1 .6 million dollar claim when the
- 4:17next people who purchase that property get insurance
- 4:20Are they going to pay a higher premium because
- 4:22of that $1 .6 million claim? Absolutely. It's
- 4:27not fair that something someone else did would
- 4:31affect you, but they don't look at it as you.
- 4:34It's the property. This is the property. The
- 4:38worst is maybe there was some sort of crime at
- 4:42a property, but you're coming in and I'm going
- 4:44to install new lighting security cameras I'm
- 4:47going to have a courtesy patrol come by at night
- 4:50I'm going to have a new gate you know all these
- 4:52things to make it safer plus that old property
- 4:54manager was terrible I know the owners they didn't
- 4:57even care and I'm going to do all this stuff
- 5:00still that property it's it's it's known for
- 5:05crime so a similar property in the same area
- 5:08that that didn't happen is less risky right so
- 5:13The good news is that doesn't happen forever.
- 5:15You go in there, you prove yourself, you did
- 5:17all this stuff, and there's no incidents. Most
- 5:20carriers only look back three years, so your
- 5:22three years claims free, and then you've helped
- 5:26yourself. So no matter what claim is on there,
- 5:29just know it doesn't have to happen forever,
- 5:31these certain premiums. But it is what it is
- 5:36right now, but use that as a negotiating tactic,
- 5:39but definitely underwrite to it. So you stay
- 5:41ahead of the game and not get surprised. My friend
- 5:46is waking up, hold on just a second. He's got
- 5:50a new baby. I've got a new co -worker. Oh, it's
- 6:03her first conference appearance. Again, I tried
- 6:09to time it, so then I fed her and then she'd
- 6:11be asleep, but of course, of course she's not.
- 6:14Yeah, she is not asleep at all. We're matching
- 6:16shirts though today, matching clothes. Yeah,
- 6:20as you can see, she's wide awake. That's awesome
- 6:22though. I was thinking like, is insurance going
- 6:28at like everywhere or is it really focused in
- 6:31Texas that was hit hard or? I think it depends
- 6:35on the asset, depends on, you know, Are we talking
- 6:38multifamily or single family? But yeah, for the
- 6:42most part you can see increases across the country
- 6:45for a lot of different things. But definitely
- 6:49in states where you see those big catastrophic
- 6:51events. So when you're seeing hurricanes or big
- 6:56storms that come through like that winter storm
- 6:58we had. So Texas, Florida, Louisiana, and good
- 7:03luck getting a policy in New Orleans. It is so
- 7:08hard. I'll get people to call me and for help
- 7:12in New Orleans or in Louisiana, you know, along
- 7:14the coast. Hey, this insurance is ridiculous.
- 7:17And I'll ask him, we'll carry your with, oh,
- 7:19I'm with this. It's like, it's a good one. Really?
- 7:22Yeah. I mean, there's nothing, there's not much
- 7:27you can do, you know, for some of these circumstances.
- 7:29But that is what it is. You probably got a great
- 7:33deal on it also, you know? just because you know
- 7:36that this area is prone to certain storms or
- 7:38the premiums are going to be higher. Does it
- 7:40still underwrite well? Does it still produce
- 7:42well? Then, okay, you just know that the insurance
- 7:45is going to be this and you budget for that.
- 7:49I live next to a tollway. I live next to 121,
- 7:52right? I just know that I'm going to use the
- 7:57toll almost every day. I'm not going to go on
- 8:01the side streets and use the lights. That's crazy.
- 8:03But I just worked that into my budget and know
- 8:06that I've got a toll tag and know that I pay
- 8:08tolls and it is what it is now. Now we don't
- 8:10even notice it because we've worked that into
- 8:12our budget. So it's the cost of doing business.
- 8:15Yeah. And you have to have insurance. You can't.
- 8:19Not insurance. Necessary evil. The necessary.
- 8:22You know, one thing that we're seeing right now
- 8:24is with interest rates going up. with supply
- 8:30and demand on materials. That's a property that
- 8:35we would ensure replacement costs for maybe $100
- 8:38a square foot. Now lenders are going, no, we
- 8:41need it to be higher than that. We need to be
- 8:44$120 a square foot, right? And so that's going
- 8:47to change the insurance premiums right there
- 8:50just because we're ensuring it at a higher amount.
- 8:53So we've seen that this year too. So Just be
- 8:57ready for that. Unfortunately, it's hard to know
- 8:59which lender is going to do what, and they don't
- 9:01tell you until usually when the appraisal comes
- 9:04in. So we'll try to get it as close as we can,
- 9:07but ultimately we're at the mercy of what the
- 9:09lender asks. The good news is, is for all my
- 9:13clients, I fight for them. I'll go, there's no
- 9:15way that you're asking for this amount of loss
- 9:17of rents. There's no way they can even collect
- 9:20this amount. There's only so many units. There's
- 9:23only so much. You can increase the rents too.
- 9:26Market rent is this in the area. We know that.
- 9:29So why are you asking for this amount of loss
- 9:31of rents? It's not feasible, right? So I'll fight
- 9:34for you. I'll also do replacement cost estimators
- 9:38on your behalf, which shows, no, this estimator
- 9:42tool that we have shows that it's $110 a square
- 9:46foot in this area. you're $144 that you're looking
- 9:51for that's it's not reasonable. A lot of times
- 9:54they do meet us at least in the middle which
- 9:56is good. So then if a property is going to use
- 10:01one of those like it's like a renter insurance
- 10:03but it's more for the owner like Rhino or Assurance
- 10:07does that change how the big insurance policy
- 10:10is written? not necessarily, they won't necessarily
- 10:13give you a discount for doing it. But what it
- 10:16does is for you in the long run, if there is
- 10:19a claim that's tenant related that they did this,
- 10:24well then now you can fall back on their renters
- 10:26policy to help cover it, depending on what the
- 10:30claim is and how big it is and all that. But
- 10:32they do damage to their own units. They've got
- 10:36$500 ,000 worth of coverage. Then yeah, take
- 10:38it out on their policy if you can. And we offer
- 10:42some programs that are similar. You're in control
- 10:46of it. So they can't just show you, yeah, I've
- 10:50got an insurance policy. Here it is, and then
- 10:51cancel it the next day. No, you're in control
- 10:54of that policy. You offer it. And a lot of owners,
- 10:56they just tack that onto the rent. And so they
- 10:59almost don't notice that they have that. And
- 11:04it costs the owner, I think, $8 a unit, something
- 11:06like that. So it's pretty cheap. But yeah, you
- 11:10want to make sure that your tenants have a policy
- 11:13in place. And don't worry about asking a renter
- 11:17to have one because most places make you do it
- 11:21anyways. So by asking them to have their renter's
- 11:24insurance policy, you're not going to be different
- 11:27than the place across the street because it's
- 11:28pretty normal nowadays to ask for that. Awesome.
- 11:32And for a tenant, they're so cheap. So like,
- 11:36yes, why wouldn't you want this policy that You
- 11:39know, it's it's $30 for the year, whatever. And
- 11:41it protects all your stuff, right? You've got
- 11:43that awesome TV. Don't you want that protected,
- 11:45you know? So, yeah. That's awesome. You know,
- 11:49I just, I want to thank you for being here and
- 11:51absolutely for showing your gorgeous little baby
- 11:54there. Yeah. This is Remy and she is seven weeks
- 11:56old. So, you know, just y 'all being here and
- 12:00then just talking about insurance and it's a,
- 12:03it's a necessary, it's a necessary thing. You
- 12:05have to have it whether you consider it to be
- 12:07evil or not. I mean. That's on you, but it's
- 12:10something you have to have. Thank you for sharing.
