- Ben: Morning and welcome to your short-term rental bulletin. Your short-term rental crackdown continues and today Greece is leading the headlines. The Greek government is looking to freeze new short-term rental licenses in Athens and other high-pressure cities as officials try to tackle housing shortages linked to tourism growth. The goal is simple, slow short-term rental expansion in areas where local housing supplies are under pressure. This puts Greece on the same path as several other major European markets already tightening the rules. In Barcelona, officials are moving ahead with a tourist tax an increase could reach around 15 euros per night, ⁓ of the highest city visitor taxes in Europe. Meanwhile, in the EU, new short-term rental data sharing regulation launches on the 20th of May, 2026, requiring platforms to share listing data with regulators. Across Europe the direction is clear, less supply, tighter enforcement and higher taxes. In 2026 short-term rentals excess in Europe will depend on regulatory positioning as much as revenue. That is your short-term bulletin for today. I will see you tomorrow.
