- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. Okay, so now let's take
- 1:06the example from earlier and talk about what
- 1:09it is like if you want to live off of your investment.
- 1:13So I am in that situation right now. I want to
- 1:16live off my investment. I don't want to go to
- 1:20work. So our same example, so kind of same similar
- 1:30investment examples, but one million invested.
- 1:32So now you can grow in your portfolio, you are
- 1:34in a good place. So one million invested, same
- 1:385 % distribution, five year 2X return. But this
- 1:42time, we are not reinvesting the distributions
- 1:46and we are not contributing more to the investment
- 1:48because we're living off of this, right? We're
- 1:52living off of our investment. But also, we have
- 1:55the same $1 million in the stock market. And
- 1:58we want to live on the same amount that we would
- 2:01get from real estate syndication. So we are assuming
- 2:04that we will get drawings from the S &P 500 in
- 2:11order to equal the distributions from real estate.
- 2:14So we're going to take a look at three example
- 2:17years. So year one, end of year one, you're pretty
- 2:21much equal in your invested amount. In syndication,
- 2:23you get $1 million. In SMT, you get a little
- 2:25bit more than that because it gets grown. But
- 2:29distributions, you have $50 ,000 from real estate,
- 2:33and you get $17 ,000 from the standard dividends
- 2:37from S &P 500. That means that you need to draw
- 2:41in that year one additional $33 ,000. So you
- 2:43need to deplete the S &P 500 in order to equal
- 2:47the S &P 500. Now year six, and I'm taking year
- 2:52one, six, and 11, mainly because with five years,
- 2:56because this is when your investment goes full
- 2:58cycle, there is a lot of ifs and buts. So I just
- 3:01took six years. So in year six, your real estate
- 3:06portfolio is now at 1 .75 million. Your distributions
- 3:11have gone by 50%. Now you're at 87 and a half
- 3:15thousand a year in distributions alone again.
- 3:19tax -free. On the S &P 500, your portfolio has
- 3:23also grown to $1 .4 million, but now your distributions
- 3:28have grown as well, but now you're actually taking
- 3:31out another $64 ,000 a year in order to equal
- 3:35that $87 ,000 that you're hopefully living off
- 3:38of. And in year 11, In year 11, you are now getting
- 3:45to a really substantial portfolio. Your portfolio
- 3:47is at $3 million. Your distributions are at $150
- 3:51,000 a year. your portfolio in S &P 500 is much
- 3:58lower. You're at 1 .75. And honestly, in kind
- 4:01of like year 14 -15, your S &P 500 actually starts
- 4:04going down while the syndication investments
- 4:07are still going up because I'm still assuming
- 4:09that you're reinvesting what you get on sale.
- 4:12So you're still growing. So I have a question.
- 4:18So this is you're just living off the distributions
- 4:21and on the capital event. or on the cell, you're
- 4:26reinvesting that but living off the distro. Correct.
- 4:32So distribution still continue to grow because
- 4:34now when you reinvest, your invested amount is
- 4:38larger, so your distributions grow. It's a snowball
- 4:44effect. It just, it works. Now, this is all great
- 4:50and this is my plan. All right, this is my plan.
- 4:54I want to also mention a couple of the not so
- 4:57great part, because I don't want to be just all
- 4:59rosy, because all of these are possible distribution
- 5:01paths. I have three investments right now that
- 5:04are causing distributions. They are still feeling
- 5:06like they're going to make it and they don't
- 5:08feel like they're going to do capital calls.
- 5:10But capital calls are also possible. Capital
- 5:12calls are when basically the sponsor is spending
- 5:17more money than they're making out of the property.
- 5:19So there needs to be more funds in order to sustain
- 5:22the property and not default. There are lots
- 5:26of capital calls happening right now. Worst case,
- 5:30you can get one to foreclosure and not get your
- 5:32money ever. Be cautious of those things, think
- 5:37it through. Learn and really, really evaluate
- 5:41the investments and the sponsors you're investing
- 5:43in because really, at the end of the day, a sponsor
- 5:47is going to make or break an investment. With
- 5:51all of that, Hopefully, it was very educational
- 5:55for you. I have three recommendations to end
- 5:59with. First of all, is learn. I am speaking as
- 6:04a passive investor. I'm not speaking as an active
- 6:06investor, so my recommendation is for passive
- 6:08investors, but I do truly believe that active
- 6:11investors should also read this book. It's The
- 6:13Handoff Investor by Brian Burke. It's amazing
- 6:16book going from the beginning to the end about
- 6:20investing in specifically real estate syndication
- 6:24more on the multifamily side, but really, really
- 6:26amazing book. Second thing I would encourage
- 6:29you is play with my calculator, play with a fire
- 6:32calculator just so you can start getting an idea
- 6:34of what is your fire number, but also so you
- 6:39can understand a little bit more what can syndication
- 6:42do for you. And finally, invest. My only regret,
- 6:48and I hear that from every single person, the
- 6:50only regret is not starting early enough. So
- 6:53invest. If you feel more comfortable, invest
- 6:57something smaller so you can learn. But start
- 7:02investing because the longer you invest, the
- 7:06faster you're going to get to your financial
- 7:08independence. Now, in the beginning, I promised
- 7:13you guys cat techs. Those are my three cats and
- 7:19that I am happy to go into Q &A. Thank you. Awesome.
- 7:24Thank you so much. This was awesome. Now I do
- 7:28have a question on the chart that was like four
- 7:31slides up maybe where you showed that one. Now
- 7:36if there is say a refi in the middle, would you
- 7:41reinvest that money also? Yes, I would. I would
- 7:48reinvest mainly because I also feel that once
- 7:52you get into that financial independence, you
- 7:54need to be disciplined with the money you're
- 7:57spending. If you have a plan to spend 50 ,000
- 8:00a year, don't go and spend 60, or if you won't
- 8:04spend 60, but make sure that your portfolio is
- 8:07going in the right direction. If you're spending
- 8:0860, Honestly, you probably do want to have diversification
- 8:12with stocks and real estate because real estate
- 8:15is not liquid. You can't just go and say like,
- 8:17oh, this year I want to take 10 ,000 back. No,
- 8:20you wait until it's done. But me personally,
- 8:24I would reinvest those proceeds unless you plan
- 8:29to not from the beginning. OK, so here's another
- 8:35one I'm going to throw out. And Sandy and I talked
- 8:38about this too. But there was a speaker at the
- 8:41event that we were at a few Saturdays ago where
- 8:45he said that if you are giving distributions
- 8:48right now, you are irresponsible. As a passive
- 8:53investor, what are your thoughts on that? Because
- 8:57we invest on both sides. We invest LP and GP
- 9:00in our active deals so that we know what our
- 9:02investors are getting. We know what they're feeling.
- 9:06But we're sitting both sides. How do you feel
- 9:09as strictly a passive investor when those distributions
- 9:12are paused? So the answer is it depends, mainly
- 9:17because you might have two situations. If you
- 9:21had fixed debt, if you don't have any like really
- 9:26capital events coming like refinance or interest
- 9:29only ending that was not accounted for as part
- 9:32of the plan. If you're in that situation and
- 9:35your property is performing, there is absolutely
- 9:37no reason to stop distributions. I will feel
- 9:40weird if my sponsor is stopping distribution
- 9:43considering that everything is going to plan.
- 9:46But if you are in a situation where you're not
- 9:50going to fix that, you know that your interest
- 9:52is going to be increasing, you know that you
- 9:54might need to have more reserves for that, then
- 9:58I will feel weird if you're not stopping distributions.
- 10:01But the only thing I ask as a passive investor
- 10:04is let me know and let me know in details and
- 10:07let me see the plan of like, what's your plan?
- 10:11Like how much money you will need? When are you
- 10:13stopping distributions? How much reserves you
- 10:15will have? What is your plan for those reserves?
- 10:18How long can you survive on those reserves? And
- 10:21hey, if you refinance to a fixed debt right now,
- 10:24even though the interests that are high, would
- 10:26the debt be covered? Because if the debt is covered,
- 10:29then okay. do that, stop distributions, wait
- 10:33until the property is, because I mean, most of
- 10:36the time your NOI should be growing each year,
- 10:39wait until your property's NOI is growing and
- 10:42restart the distributions. So for me, it's more
- 10:45on the, it depends and it's really on those two
- 10:48sides. No, that's awesome. Yeah. So anyway, I'm
- 10:53writing all this down because we sit on the GP
- 10:56side and we've been in a situation where we have
- 11:00paused we've paused distributions we had some
- 11:02unexpected expenses come up and it is it's fixed
- 11:06debt but we had to replace all the gas lines
- 11:10on the property that was a very big expense that
- 11:13it just simply was not planned for and even if
- 11:17we're able to get some of it covered with a draw
- 11:19debt service goes up and There's just other things
- 11:24that happen with it, and we still have to front
- 11:26it. So there's some things that happen there.
- 11:29But I like the idea of, well, not really the
- 11:32idea. I like what you said about, just let me
- 11:34know what's going on. And as an LP investor,
- 11:38because we're LP investors too. We're LP investors
- 11:43too, and we want to know what's going on. Just
- 11:48let us know. We're going to understand if you
- 11:50had to replace all the gas lines at your property.
- 11:52We're going to understand if a big fire came
- 11:54in and destroyed half of the crop. We're going
- 11:58to understand those things. But if you just fall
- 12:02off the earth and there's no more communication,
- 12:05that gets very scary. But so this is why though
- 12:09is also important. So not necessarily in the
- 12:13Well, building stage but kind of at the stage
- 12:15which is this illustration where you're living
- 12:17off of it. It's important as a passive investor
- 12:20to be diversified in real estate and its permutations
- 12:25but also having some extra money, like having
- 12:29stocks, right? If your distributions are not
- 12:32there, you can start depleting your stock. And
- 12:34maybe when distributions return, maybe you can
- 12:37go and replenish your S &P 500 investment. But
- 12:40you have that flexibility. If you're purely in
- 12:43real estate and all of your sponsors stop distribution,
- 12:46you have no money to live off. And that's scary.
- 12:55When we got into multifamily about, I guess about
- 12:59five years ago, and we knew we were gonna go
- 13:01active side, there were so many people in the
- 13:04space that were like, get rid of all your residential
- 13:06stuff. If you're going multifamily, go full multifamily.
- 13:11And Jason and I talked about it for a really
- 13:13long time because we were like, our roots are
- 13:16in residential. That's where our roots are. We
- 13:19came from families that invested in residential
- 13:21real estate. We invested in residential real
- 13:23estate. We've been in it for 20 years and we
- 13:26made the decision to not liquidate it and There
- 13:29have been times when it's been the cash flow
- 13:33from those residential properties that's helped
- 13:35us float through So I'm really glad that we didn't
- 13:39get rid of them because it's it's another level
- 13:41of diversification for us Hold on Yeah. So, you
- 13:46know, Prolet, I just want to thank you for being
- 13:48here and your presentation was amazing. I really
- 13:51love your calculator too. And I'm excited to
- 13:54continue playing with it and seeing what all
- 13:57it can do because I want to know when we can
- 14:01like cover our girls' tuition with those passive
- 14:06investments because school is crazy and we're
- 14:10not even in college yet. Yeah, I know. Thank
- 14:14you for having me. And I always am very excited
- 14:17when people go and play with the calculator and
- 14:19see what it is. Because I remember when we first
- 14:21talked about it and we're talking about like,
- 14:24oh, 50 % is not that much investing in real estate.
- 14:26But then we took a look in the long term. And
- 14:30I remember you were saying like, oh, wow. So
- 14:33I'm hoping it's helpful for other people as well.
- 14:35So thank you so much for organizing the summit.
- 14:38And thank you for having me. Oh, absolutely.
