Transcript
- 0:00SPEAKER_00: Good everybody.
- 0:00SPEAKER_00: We're at the 10th of August 2025.
- 0:03SPEAKER_00: I'm going to give you a real estate update and then talk about some problems that people have in real estate and how those should be solved in the best way possible.
- 0:11SPEAKER_00: Let's get into the inventory, a nice, even 800 residential listings for sale.
- 0:16SPEAKER_00: These are going to be single-family residences, condominiums, townhomes.
- 0:19SPEAKER_00: That's going to be every price range, everything active and current in the Santa Clarita Valley.
- 0:24SPEAKER_00: You want to see more about that, you want to see all those listings, feel free to use all those syndication sites.
- 0:29SPEAKER_00: They're going to bombard you with ads.
- 0:30SPEAKER_00: If you want to go to a local system getting all of its information from the MLS, that's Santa Clarita Openhouses.com.
- 0:38SPEAKER_00: That's my system.
- 0:39SPEAKER_00: You're not going to be bombarded on there.
- 0:41SPEAKER_00: You will have an irritating pop-up that'll ask you if you'd like to save your search or enter your information, but you can just click off and continue.
- 0:48SPEAKER_00: And you'll see every single listing for sale solving a problem about what's on the market, what price ranges are out there.
- 0:55SPEAKER_00: Now, the other problem that I like to solve is the coming soon listings.
- 0:59SPEAKER_00: If you need to see those or want to see those, those are only available by email.
- 1:03SPEAKER_00: So the way you can solve this directly, if you have your own agent, reach out to them and say, hey, listen, I need to see the coming soon listings.
- 1:10SPEAKER_00: If you don't have anybody, very simply go to Santa Clarita coming soon.com and I'll be able to send those to you.
- 1:17SPEAKER_00: Just give me a city.
- 1:19SPEAKER_00: They're not so overwhelming in number.
- 1:21SPEAKER_00: In fact, today, last seven days, we've had seven posted as coming soon.
- 1:26SPEAKER_00: Currently, I'll give you that complete number right now.
- 1:30SPEAKER_00: The coming soon listings, we have 12.
- 1:32SPEAKER_00: That's all price ranges all across Santa Clarita Valley Cities.
- 1:36SPEAKER_00: So it's not overwhelming if you just want to give me the city or area or just your name and email at Santa Clarita Coming Soon.com.
- 1:45SPEAKER_00: And I'll be able to get those sent to you as soon as they're published for sale.
- 1:49SPEAKER_00: Now, if some agent publishes at 2 o'clock in the morning, you're going to get it.
- 1:54SPEAKER_00: If they publish at 10 o'clock in the morning, you're going to get it.
- 1:56SPEAKER_00: Doesn't matter what agent posts it, whether they're on our local board or somewhere else.
- 2:00SPEAKER_00: If you don't want them to come as often as they're posted and you want to have them maybe come a couple times a week or once a week, just let me know that I left a note field there on that website so you'll be able to tell me that.
- 2:13SPEAKER_00: As far as current inventory goes and what's happening, that 800 units is solid right now in the last seven days.
- 2:19SPEAKER_00: We've had seven coming soon listings posted.
- 2:22SPEAKER_00: 70 new listings have entered the market for sale.
- 2:25SPEAKER_00: We did see quite an uptick from 780 to 800 this last week, and then a reduction going the other way.
- 2:32SPEAKER_00: So right now we're still about 800.
- 2:34SPEAKER_00: We've been sticking there for about two months.
- 2:37SPEAKER_00: Before that, if you track back to last year, the end of last year, we were only in the 400s as far as real estate listings go, but we're still moving quite quick on the market.
- 2:47SPEAKER_00: Properties are selling within 40 to 50 days, depending on city and depending on the property type.
- 2:52SPEAKER_00: If it happens to be a unicorn type property, it's not taking that long to sell.
- 2:56SPEAKER_00: And a lot of those listings are getting cash offers from people that are really wanting to buy, but they've just been holding off until that right property comes onto the market.
- 3:05SPEAKER_00: So the only way to know if you have a unicorn property, talk to your agent and find out what how many different focal points or focus points in the property there happens to be.
- 3:15SPEAKER_00: Where's that attraction center?
- 3:17SPEAKER_00: And if you have multiple, for example, single story cul-de-sac, maybe corner lot as well, that could qualify.
- 3:24SPEAKER_00: No rear neighbors.
- 3:26SPEAKER_00: Maybe you have a yard and also a pool and also gated RV parking.
- 3:30SPEAKER_00: So these are these are all different things people are looking for in properties.
- 3:34SPEAKER_00: And when you have one that has multiple of those things that aren't very common, well, you have a unicorn property.
- 3:41SPEAKER_00: And in those cases, those properties don't last very long, and they typically go out at a premium.
- 3:45SPEAKER_00: And a lot of times, even in the million-dollar price ranges, those those are going out as cash.
- 3:50SPEAKER_00: 96 properties have had their prices change this past seven days.
- 3:54SPEAKER_00: 26 properties have gone back on the market.
- 3:56SPEAKER_00: These are properties that were in escrow that fell out of escrow.
- 3:59SPEAKER_00: And that happens quite frequently.
- 4:02SPEAKER_00: About a third-ish of the real estate license that get into escrow fall out.
- 4:06SPEAKER_00: The reasons for those, sometimes the buyers have a change of heart.
- 4:11SPEAKER_00: Sometimes the buyers, and uh most of the time, sometimes the buyers get into issue.
- 4:16SPEAKER_00: They maybe uh go pay something off when they shouldn't have, or they open up a line of credit when they shouldn't have.
- 4:24SPEAKER_00: Any kind of change in the financial world of any buyer needs to be vetted by the real estate lender.
- 4:30SPEAKER_00: You can do this over the telephone, but always, trust me on this, always follow it up with an email, especially well, no matter what the answer to the question is, make sure you follow it up with an email.
- 4:43SPEAKER_00: Thank you so much for answering my question today.
- 4:46SPEAKER_00: I just wanted to make sure I understood you correctly.
- 4:49SPEAKER_00: I'm gonna go pay my$800 off balance and my Sears card.
- 4:53SPEAKER_00: Do we even have Sears anymore?
- 4:54SPEAKER_00: JC Pennies, I don't know if they exist either.
- 4:57SPEAKER_00: I think they do.
- 4:57SPEAKER_00: Anyway, whatever credit card it is, even though you might think it's a benefit, it might actually harm your credit.
- 5:04SPEAKER_00: What if that particular company shuts down that particular card because you paid it off and maybe they're going out of business or whatever?
- 5:13SPEAKER_00: It could create a problem on your credit profile and lower your score, thereby causing it maybe you having not to have the ability to purchase real estate at that point.
- 5:23SPEAKER_00: So bounce everything off of your lender.
- 5:26SPEAKER_00: Incredibly important tip.
- 5:28SPEAKER_00: And then where are we now?
- 5:29SPEAKER_00: Um, 34 properties have gone active under contract, 52 pending, 42 closed, nine expired, 20 canceled this past week, 17 put on hold, 10 have withdrawn.
- 5:41SPEAKER_00: Problem solving.
- 5:42SPEAKER_00: That's what a real estate agent should do.
- 5:44SPEAKER_00: A good real estate agent agent should solve problems.
- 5:48SPEAKER_00: For example, we have 20 listings that have canceled.
- 5:51SPEAKER_00: I wonder what the issues are.
- 5:52SPEAKER_00: Maybe it was an advertising and marketing thing.
- 5:55SPEAKER_00: Maybe the agents didn't price the property correctly.
- 5:58SPEAKER_00: Maybe the sellers were unable to sell them for some reason, but I really doubt that 20 people would cancel their listings.
- 6:06SPEAKER_00: Even we have 10 that have withdrawn from the market.
- 6:09SPEAKER_00: Nine have expired.
- 6:11SPEAKER_00: So we're running up around 40, 39 listings that everybody wanted to sell, but for some reason things changed.
- 6:20SPEAKER_00: This market isn't really there yet.
- 6:23SPEAKER_00: And what I mean by not there yet, we still have properties selling.
- 6:27SPEAKER_00: Maybe those properties weren't advertised and pitched correctly.
- 6:31SPEAKER_00: In addition, one of the things to look at is where is that listing going to be advertised and marketed and what way is it?
- 6:39SPEAKER_00: If an agent's coming in with their cell phone taking pictures, that should be cause for alarm.
- 6:45SPEAKER_00: What I mean is they should be having a professional photographer, especially today, with the way people are using VR, virtual reality headsets, the way people are really making, you know, COVID really did a few things, but COVID really got everybody involved with looking at things online, really being able to taste them online before they move out and look at properties in person.
- 7:08SPEAKER_00: And that's very much relevant.
- 7:11SPEAKER_00: Do not do not let your agent try to shortcut on the money they're going to be spending on virtual tours and 3D renditions of residences when they get your home listed for sale.
- 7:22SPEAKER_00: Now, in order to make it look good in there, you might have to fork up a little bit of coin to make that house dolled up a bit.
- 7:29SPEAKER_00: Maybe you're going to need to do some painting.
- 7:32SPEAKER_00: Maybe you're going to need to have somebody come in and super clean it.
- 7:35SPEAKER_00: That's always necessary, especially in this market.
- 7:38SPEAKER_00: Although it being a seller's market, when people walk into your house, when buyers walk in there, they want to see it dolled up.
- 7:45SPEAKER_00: They want to see it completely clean.
- 7:47SPEAKER_00: And even if there are things you're not going to do, maybe you're not going to do a new kitchen or a new bathroom because when you do the math, the cost of that versus what you're going to get out of it doesn't match up at least dollar for dollar or give you a little bit more on the plus side, that's fine.
- 8:03SPEAKER_00: Just make sure you attend to it.
- 8:04SPEAKER_00: So if you have grout issues, maybe you have grout around the ceiling that's peeling, that's a few bucks.
- 8:10SPEAKER_00: Just scrape it out, watch a couple YouTube videos and re-grout it.
- 8:14SPEAKER_00: If you have tile grout that have that has issues, you can get companies to do that for not very expensive.
- 8:20SPEAKER_00: You can have that floor completely sealed.
- 8:22SPEAKER_00: All of these little attention to detail items, you want to pay attention to it because buyers will be when they're walking into your residence.
- 8:29SPEAKER_00: Now, if they walk through a house and the buyer doesn't have any question that comes to mind, you've done a right job.
- 8:36SPEAKER_00: If all the bedrooms have been returned to their, well, all the rooms have been returned to their original intended purpose.
- 8:43SPEAKER_00: For example, if you have a bedroom that's masquerading as an office, you definitely want to return that back to a bedroom.
- 8:50SPEAKER_00: If you have that house so personalized with quotes that you and your significant other or you yourself love to have splashed all over the walls, people might not like that.
- 9:00SPEAKER_00: If you have a particular profession and you have a room that's painted blood red because you're a fireman and you love your job, which I've seen more than often, some people don't like firemen.
- 9:11SPEAKER_00: Unfortunately, I know it's hard to believe, but you might coming from law enforcement, that's a joke.
- 9:16SPEAKER_00: But it coming into that property, maybe they don't want to see an I love me waller, an I love me room with all your police photos, fireman photos, military photos.
- 9:26SPEAKER_00: Just make the property vanilla and you will actually get more return on the other end of it.
- 9:32SPEAKER_00: Now, people often ask me, here's something.
- 9:35SPEAKER_00: So these are professions we're talking about.
- 9:37SPEAKER_00: I'm gonna throw one out here.
- 9:38SPEAKER_00: I'll throw you a curveball.
- 9:40SPEAKER_00: What about religious implements?
- 9:42SPEAKER_00: What about crosses and these sorts of things?
- 9:45SPEAKER_00: That's going to be totally up to you.
- 9:47SPEAKER_00: But as far as I'm concerned, if that really is your belief system down to the core, I wouldn't change anything that has a religious connotation to it.
- 9:58SPEAKER_00: I would leave it the same because you ascribe to a higher power, if I'm right.
- 10:03SPEAKER_00: That's why you have the stuff there.
- 10:04SPEAKER_00: Now, if it's just for show and you're playing, that's different.
- 10:08SPEAKER_00: But if you really believe, if that's your faith system, then absolutely, I would just leave it.
- 10:13SPEAKER_00: I wouldn't change that for anyone.
- 10:15SPEAKER_00: Employment, those things a little bit different.
- 10:17SPEAKER_00: Religious, what you believe, you know, if you really believe it, you should stand by it.
- 10:22SPEAKER_00: Anyway, everybody enjoy.
- 10:24SPEAKER_00: Please go to Santa Clarita Openhouses.com to see that inventory liked I talked, liked I talked about.
- 10:30SPEAKER_00: Also, when you get to making a decision, maybe you're way off from an idea of buying a house.
- 10:36SPEAKER_00: Maybe your idea of a you're you're way off from considering selling something.
- 10:41SPEAKER_00: That's cool.
- 10:43SPEAKER_00: But what you might want to do is start preparing now.
- 10:45SPEAKER_00: It doesn't hurt.
- 10:45SPEAKER_00: I'm a problem solver.
- 10:47SPEAKER_00: All you have to do is go to zoomme scv.com.
- 10:51SPEAKER_00: Zoom me scv.com, and that's my calendar.
- 10:54SPEAKER_00: You'll be able to see a video there, what we'll talk about, give you an idea of how to prepare, and then we'll sit down and we'll have a chat over Zoom and we'll work out what you're looking to do in real estate.
- 11:04SPEAKER_00: We'll take it all away whenever you're ready.
- 11:06SPEAKER_00: I'm Connor with honor.
- 11:07SPEAKER_00: Thank you for watching.
- 11:08SPEAKER_00: We will see you in the next one.
- 11:10SPEAKER_00: Be well.
