Latest / Dollars In The Dirt / #029 - 900 Rural Bank Branches Gone (Regional Banking Crisis)
Transcript
- 0:00In the last nine years, 900 bank branches have closed in
- 0:03regional Australia. The big banks are pocketing $1 billion a
- 0:06year in savings while abandoning the bush. Most
- 0:09people think this is just an inconvenience, a sign of the times, as
- 0:13everything moves online. Well, the truth is, for agricultural producers,
- 0:17this is a massive business consistency issue. And
- 0:20when your local branch closes, you lose face-to-face relationships that
- 0:24actually get complex deals approved. After helping hundreds
- 0:27of farmers secure over a billion dollars in finance, I can tell
- 0:31you that relying on a disappearing branch network is a massive risk.
- 0:35So in this video, I'm going to break down the new alliance fighting against
- 0:38these closures, what it means for your farm, and the three steps
- 0:45Welcome to Dollars in the Dirt. I'm Brecon Curtis, and this is where
- 0:48we break down the finance side of farming so you can grow your operation, buy
- 0:52that next property, and build real wealth. Let's get into
- 0:56The first thing you need to understand is the sheer scale of what's happening in
- 0:59regional banking. The Regional Banking Investment Alliance, a
- 1:03coalition of 24 regional banks and community supporters,
- 1:07has just gone public with a damning report. In the last nine years,
- 1:11there's been a 38% reduction in regional bank branches. That's
- 1:15nearly 900 branches gone and around 4,000 local
- 1:18jobs lost. The Alliance estimates that regional communities
- 1:22are losing up to $1 billion a year in investment as a
- 1:25direct result. And this is a structural shift that weakens the
- 1:29access to trusted financial support in places that need it
- 1:32most. The big banks will tell you that you can just use Bank It Post or
- 1:35call a 1800 number. But if you're running a $10 million cattle
- 1:39operation, you can't negotiate a complex equipment finance facility or
- 1:43restructure your core debt over the counter at the local post office. You
- 1:46need a relationship? point for lending, troubleshooting
- 1:50and financial confidence. And when bank branches disappear, access
- 1:54to decision makers becomes slower, more remote and
- 1:58entirely transactional. The loss of local knowledge is
- 2:01perhaps the most damaging aspect of these closures. A
- 2:04local bank manager understands the district. They know the difference between a
- 2:08property on the river and a block of scrub 10km away. They
- 2:11understand the local weather patterns, the reliability of the local sale yards,
- 2:15and the reputation of the families who have farmed there for generations. And
- 2:19when that bank branch closes, your file is handed to a credit assessor in
- 2:22a capital city. who relies entirely on algorithms and
- 2:26a satellite map to make decisions about your livelihood. And
- 2:29this brings us to the core issue, what the Alliance is fighting for, the
- 2:33pass-through banking model. What's happening right now is
- 2:37that regional banks are doing the heavy lifting for regional
- 2:40communities, while the big banks take the profit. A
- 2:43farmer might use a local regional bank for their day-to-day transactional needs
- 2:47because it's the only branch left in town. But when it comes to write
- 2:51the $5 million property loan, they go to the big four banks because they're
- 2:54perceived to have scale or a slightly lower rate. So
- 2:58the big banks are essentially free-riding on the physical infrastructure maintained
- 3:02by the regional players. And they get the highly profitable lending business
- 3:05without having to pay the overheads of keeping a branch open in a country town.
- 3:09And the Alliance is pushing back because this model is unsustainable. And
- 3:12if the regional banks are forced to close because they aren't getting the
- 3:16lending business, the bush will be left with absolutely no face-to-face
- 3:20banking presence. The current moratorium on branch closures only
- 3:23covers the big four, and it expires in 2027. And it
- 3:26really is just a Band-Aid, not a solution. This dynamic creates dangerous
- 3:30vulnerability for producers. And if you're relying on a
- 3:33major bank for your core debt, but they have no physical presence
- 3:37in the regional town, you're entirely dependent on
- 3:40their digital infrastructure and remote call centres. And if
- 3:43a crisis hits, flood, fire, or a sudden market crash,
- 3:48you don't have the local advocate to walk into the branch and fight for your
- 3:51emergency funding or repayment holiday. You're just a number in
- 3:54the queue. So what do you do when the local branch is gone? You
- 3:58build a relationship that doesn't rely on a physical building. Farmers
- 4:02need to protect their banking relationships early, before a closure forces
- 4:06them to rebuild these connections under pressure. This is
- 4:09where a broker becomes your consistent link to the lenders. We
- 4:12don't replace the banks, we work with them on your behalf. A
- 4:16good broker will give consistency, advocacy and access
- 4:19to multiple lenders without relying on a local branch network
- 4:23that might not be there tomorrow. My role as a broker is to be the
- 4:26person who stays in your corner. A bank manager, well they rotate every
- 4:30two or three years and now the branches themselves are closing. But
- 4:33I'm not going anywhere. I keep the finance relationship moving
- 4:37face to face. I understand your business, understand your
- 4:40history and know exactly how to present your operation to
- 4:43the credit departments sitting in Sydney or Melbourne. You don't need a
- 4:47local branch if you've got a broker who acts as your dedicated financial
- 4:50advocate and we bring the bank to you. Furthermore, a
- 4:54broker provides a buffer against institutional policy changes. If
- 4:58your current bank decides they want to reduce their exposure to the beef sector,
- 5:02or if they change their lending criteria for agricultural land, a
- 5:05local bank manager can't save you. They have to follow head
- 5:08office policy. But a broker isn't tied to one institution. If
- 5:13your bank's appetite changes, we simply pick up your file, take
- 5:16it to the lender who's actively seeking agricultural businesses. We
- 5:20provide the stability that the physical branch network used
- 5:23to offer. So remember guys, A local branch isn't
- 5:26just a place to deposit cash, it's a relationship point. If
- 5:30your bank is abandoning your region, you need to take control of your financial
- 5:33relationship. Don't wait until you need capital to realise
- 5:37your bank manager is gone. If you're looking at purchasing a
- 5:40new property, or you've got a finance deal in the works, and
- 5:44you want a consistent, face-to-face partner to manage the
- 5:47lenders for you, book a free call with me. The link's in the description,
- 5:51and we'll work out the best way forward for your operation. Thanks
