- Ben: Morning and welcome to your short-term rental bulletin. Short-term rental pressure is building across Europe's biggest tourist cities and governments are responding. In Italy, new national rules are tightening the economics of hosting. From 2026, hosts can only use the simplified tax regime on two properties instead of four, meaning larger portfolios may now be treated as full businesses for tax purposes. At the same time, cities like Rome are facing growing political pressure for over-tourism and housing shortages with residents, warning that historic neighborhoods are being hollowed out by tourist rentals. Meanwhile, in Portugal, Lisbon has amended its municipal short-term rental regulations again and the government tries to balance tourism growth with housing supply. Across Europe, the trend is clear. Governments are shifting from light regulation to tighter oversight of short-term rental operators. For operators, the message is simple. Regulation is becoming the defining factor in your short term rental market. Thank you for watching and I will see you on Monday.
