  SPEAKER_00: Looking at September, September was down from the month before, somewhere in the neighborhood about 3%, as far as overall sales prices here in Santa Clarita Valley.

  SPEAKER_00: That is not uncommon, especially once we finish through the summer, then we start to get into the fall, and then of course winter will come along as well.

  SPEAKER_00: We're watching as real estate inventory is continuing to decline.

  SPEAKER_00: That is giving less competition between buyers out there, but the buyer drive isn't where it was, of course, which is typical every year during the summer and springtime when people are kind of jockey for position to be able to find that right school district for their children.

  SPEAKER_00: And it seems like a big mover, the prime mover out here in Santa Clarita happens to be school placement.

  SPEAKER_00: So a lot of people are transplanting their families from San Fernando Valley out to Santa Clarita Valley.

  SPEAKER_00: But also, families aside, if you don't have one and aren't looking to have one, Santa Clarita is also a fantastic place as well.

  SPEAKER_00: If you like to be around other people, there's a lot of pasayos.

  SPEAKER_00: And even if you don't, there's a lot of private areas as well, as far as the walking paths.

  SPEAKER_00: That's something that really isn't talked about a lot.

  SPEAKER_00: But Valencia, being a master plan community, has some incredible walking paths, biking paths, and just places where you can kind of just get away and unwind.

  SPEAKER_00: And there's a lot of residences that are very close to these areas, very close proximity.

  SPEAKER_00: You will walk out your door across the street and boom, you're on one of these trails that really goes very, very far, miles and miles and miles.

  SPEAKER_00: About the rest of the real estate, right now we have uh the Fed going to meet twice more.

  SPEAKER_00: The Fed did meet this last uh here, September 16th, 17th, today's October 1st.

  SPEAKER_00: But they did meet and there was, you know, some good news that came out of it.

  SPEAKER_00: They did lower the Fed funds rate, which of course is not the mortgage interest rate.

  SPEAKER_00: That's typically more bound to the 10-year bond.

  SPEAKER_00: Whenever you're looking at real estate, of course, if that Fed funds rate drops quite a bit, then of course that money savings would come into the mortgage market at some particular point.

  SPEAKER_00: But really, the 10-year bond is where you need to be watching if you're trying to see what's going to be happening with the mortgage rate.

  SPEAKER_00: And that 10-year bond, people buy those when the economy is really good and there's not much as far as unemployment, low inflation, those are bought up hand over fist.

  SPEAKER_00: And when those two markets start to get a little questionable, then of course they get sold off.

  SPEAKER_00: So mortgage interest rates climb.

  SPEAKER_00: So depending on where we are in this current market, we'll have to watch and see what happens.

  SPEAKER_00: If you are considering buying something, definitely want to connect with somebody that's going to be your shield in the real estate process.
