- 0:00Speaker 1: Eight thirty nine, thirteen ten WIBA and Madison in the morning.
- 0:04Speaker 1: Joining us this morning is Chad Lawler. Chad is the
- 0:07Speaker 1: executive director with the Madison Area Builders Association. Chad, how
- 0:12Speaker 1: you doing this week?
- 0:14Speaker 2: I'm doing well. We're preparing for the seventy fifth parade
- 0:18Speaker 2: at Homes. Everything's looking great and hopefully the weather holds
- 0:22Speaker 2: out and everybody's able to get out this weekend.
- 0:24Speaker 1: And next I was checking the forecast. Yeah, looks like
- 0:27Speaker 1: you've got pretty much perfect weather for the Parade of
- 0:29Speaker 1: Homes as mentioned, of course, kicks off this weekend, runs
- 0:33Speaker 1: to this weekend the following weekend. The website Madison Parade
- 0:36Speaker 1: of Homes dot com. That's Madison Parade of Homes dot com.
- 0:41Speaker 1: And of course, as you've heard, this is the seventy
- 0:43Speaker 1: fifth Parade of Homes here in Madison. And I know
- 0:47Speaker 1: you guys do one in the spring, one in the fall.
- 0:50Speaker 1: Of course, it's being the spring one. Let's talk a
- 0:54Speaker 1: little bit about the event overall. It's really a showcase
- 0:57Speaker 1: for our area builders, isn't it, Chad?
- 1:01Speaker 2: It is. It's an opportunity for builders to show their craftsmanship,
- 1:04Speaker 2: but also to see for consumers to kind of see
- 1:07Speaker 2: what's trending, what new technologies out there, and really for
- 1:11Speaker 2: those who are not really the market to remodel or
- 1:14Speaker 2: to build right now, it's just a great opportunity to
- 1:16Speaker 2: get out see your communities, see what's out there, and
- 1:19Speaker 2: it's an enjoyable time. It really is a fun opportunity
- 1:22Speaker 2: and we have families for generations, but now over the
- 1:25Speaker 2: last seventy five years that have continued to make this
- 1:29Speaker 2: a staple of their June.
- 1:31Speaker 1: It is you mentioned kind of a staple and annual tradation.
- 1:34Speaker 1: I know a lot of folks get in for it,
- 1:37Speaker 1: and again, whether they're in the market or not, it
- 1:39Speaker 1: is always really cool to see. One the craftsmanship, but
- 1:42Speaker 1: two you mentioned the trends and the designs and some
- 1:45Speaker 1: of the things that are becoming very popular. And of
- 1:47Speaker 1: course the Parade of Homes always features that. Let's talk
- 1:50Speaker 1: about some of the areas and locations of the Parade
- 1:53Speaker 1: of Home. I know it's been in the Prey of Homes.
- 1:54Speaker 1: I know it's been a number of years, but it's
- 1:57Speaker 1: kind of decentralized. There are certain areas that there are
- 2:00Speaker 1: more homes, but it's no longer just a single area.
- 2:03Speaker 1: You guys kind of spread this out. Let's talk a
- 2:05Speaker 1: little bit about how that works, and for folks that
- 2:07Speaker 1: are looking to get out either this weekend or next,
- 2:10Speaker 1: let's talk about how that process works with the scattered
- 2:13Speaker 1: parade of homes.
- 2:15Speaker 2: Yeah, so we still do have two sites that have
- 2:18Speaker 2: clustered homes near each other within neighborhoods. But to provide
- 2:23Speaker 2: that variety of homes, variety of price points, we opened
- 2:27Speaker 2: it up several years ago to allow individual homes that
- 2:31Speaker 2: are kind of scattered around Dane County to be open
- 2:34Speaker 2: to the Parade of homes, and that provides us the
- 2:36Speaker 2: opportunity to have homes that are in Bell Farms in Middleton,
- 2:41Speaker 2: which are really focused on geo thermal and the environment,
- 2:45Speaker 2: and then also have homes in Verona in Wannaquy. You know,
- 2:50Speaker 2: you get that lake house, but then you also get
- 2:52Speaker 2: that advanced starter home opportunity that we wouldn't have been
- 2:55Speaker 2: able to put out to the public if we hadn't
- 2:59Speaker 2: made the switch.
- 3:00Speaker 1: Let's talk in Chad. As we talked this morning with
- 3:02Speaker 1: Chad Lawler of Madison Area Builders Association, of course, previewing
- 3:06Speaker 1: the parade of homes kicks off this Friday, runs to
- 3:08Speaker 1: the weekend and then of course runs next weekend as well.
- 3:11Speaker 1: Details online Madison Parade of Homes dot com. That's Madison
- 3:15Speaker 1: Parade of Homes dot com. Let's talk about some of
- 3:18Speaker 1: those you mentioned. There are a couple of locations that
- 3:21Speaker 1: are there's a higher concentration of the homes, the kind
- 3:24Speaker 1: of those that traditional and folks think of what the
- 3:27Speaker 1: Parade of Homes used to be, like those very specific
- 3:30Speaker 1: geographical areas. Let's talk about those two and then we'll
- 3:33Speaker 1: kind of expand on some of those outlying ones as well.
- 3:37Speaker 1: What are the main areas this year?
- 3:38Speaker 2: Ched Yeah, so we have Killed Kenny Farms West, which
- 3:43Speaker 2: is a new addition to the kill Kenny Farms subdivision
- 3:47Speaker 2: in Wanaque that was has been a site several years
- 3:51Speaker 2: in the past. You know, as you think about the
- 3:53Speaker 2: seventy fifth, it's kind of like bringing back some of
- 3:56Speaker 2: what we've had in the past. So Kill Kenny Farms
- 3:59Speaker 2: West is a great opportunity for to see six to
- 4:03Speaker 2: seven different homes. It includes actually the first Saint Jude
- 4:06Speaker 2: home in the state of Wisconsin history. So it's shake
- 4:10Speaker 2: showcase home that Victory Homes of Wisconsin is entering into
- 4:15Speaker 2: the prey homes and will be sold in the proceeds
- 4:18Speaker 2: will actually go to Saint Jude. So kill Kenny Farms
- 4:21Speaker 2: is a great one in Wanakee. And then we also
- 4:23Speaker 2: have Windsor Gardens and it's again a new part of
- 4:27Speaker 2: the subdivision, a subdivision that's been in the prede in
- 4:30Speaker 2: the past, but we're going to get to promote and
- 4:34Speaker 2: show off a new area of that subdivision as well.
- 4:36Speaker 1: That's in Windsor's and that's yeah, the main Wannakee Windsor.
- 4:40Speaker 1: And then of course you mentioned the scattered site homes
- 4:42Speaker 1: as well, and I touched on this. I think that's
- 4:44Speaker 1: important to mention as well. Is one of the great
- 4:47Speaker 1: things about about this setup is taking advantage of and
- 4:51Speaker 1: one of the great things I think what attracts many
- 4:52Speaker 1: of us to this area is the diversity of areas.
- 4:56Speaker 1: Is there are lakes, there's rivers, there's hills, there's farmland,
- 5:00Speaker 1: there's and really taking advantage of those different those different areas,
- 5:06Speaker 1: geographic areas, you guys really are able to really showcase
- 5:09Speaker 1: a lot of really really cool homes, aren't you. We are.
- 5:13Speaker 2: And one of the reasons why we made the change
- 5:16Speaker 2: is we listened to consumers and they kept telling us, Hey,
- 5:20Speaker 2: we're seeing the same houses in the same areas, and
- 5:22Speaker 2: that's what's going to happen. If under the same covenants
- 5:25Speaker 2: and restrictions, the same price points, how does it start
- 5:28Speaker 2: to look like each other. So when you're in different communities,
- 5:32Speaker 2: be it Stoton, wannakeuy Verona, that's giving you that opportunity
- 5:36Speaker 2: to see different places and different homes. Builders are able
- 5:40Speaker 2: to promote and kind of showcase their biggest invest as
- 5:44Speaker 2: well as you know, the product that they can build
- 5:48Speaker 2: for any consumer. So it was a consumer request and
- 5:53Speaker 2: it's something that we thought long and hard about and
- 5:55Speaker 2: it really does add that variety and that opportunity to
- 5:58Speaker 2: see everything that's it's really on the market today.
- 6:01Speaker 1: It's a great way to spend a day or two.
- 6:03Speaker 1: I know a number of folks that'll spend multiple days
- 6:06Speaker 1: out and taking a look at the homes. You can
- 6:08Speaker 1: buy tickets online Madison Parade of Homes dot com. That's
- 6:11Speaker 1: Madison Paradeifhomes dot com. If you do bank slash tickets
- 6:15Speaker 1: or click on the tickets link, you can buy tickets
- 6:17Speaker 1: right on the website. Also, tickets are available at the
- 6:19Speaker 1: home sites, the main ones they do take cash your card,
- 6:22Speaker 1: but correct me if I'm wrong. Scattered ones, it's cash only, correct.
- 6:25Speaker 2: Chad, correct, yep. At the individual homes it's cash only,
- 6:29Speaker 2: and tickets are good too all ten days of the parade.
- 6:33Speaker 2: So it is ten straight days starting this Friday straight
- 6:36Speaker 2: through next Sunday. But if one ticket gets you into
- 6:39Speaker 2: every single house, doesn't matter which day.
- 6:41Speaker 1: Oh excellent? Why for some reason Chad and I I
- 6:45Speaker 1: must be losing my mind. Ruslick as though, and that's
- 6:49Speaker 1: even better for folks. As we talk about great opportunity,
- 6:52Speaker 1: is it's you can check out, and especially with it
- 6:55Speaker 1: with some of those scattered options, is you can do
- 6:58Speaker 1: a day here, a day there. And now those tickets
- 7:01Speaker 1: what a great price as well. And again more information
- 7:03Speaker 1: available at Madison paradeivehomes dot com. I chat. One final
- 7:07Speaker 1: thing too, as we wrap every year, I like to
- 7:09Speaker 1: kind of ask you a little bit about what you're
- 7:11Speaker 1: seeing in some of those trends. Is there is there
- 7:13Speaker 1: a trend that you particular and personally O particularly grabbing
- 7:17Speaker 1: your attention this season.
- 7:19Speaker 2: Well, I think we've noticed that there's a trend for
- 7:24Speaker 2: kind of renewable energy and more sustainability in some of
- 7:28Speaker 2: the homes, and I think that was really highlighted in
- 7:30Speaker 2: the Bellfarms community and Gain Building Concepts is doing two
- 7:34Speaker 2: homes there that really kind of they're unique to our area,
- 7:39Speaker 2: and I think that's what we're seeing with a lot
- 7:40Speaker 2: of developments now and a lot of homes is uniqueness.
- 7:44Speaker 2: So while that development specifically is going to have a
- 7:48Speaker 2: lot of renewable, sustainable components, including geothermal, you see that
- 7:53Speaker 2: in a lot of the communities. They're being very intentional
- 7:57Speaker 2: about how they can differentiate themselves and provide that opportunity. Again,
- 8:02Speaker 2: variety is kind of that key word that we're seeing,
- 8:05Speaker 2: but it's really what the market is providing nowadays. There's
- 8:09Speaker 2: a variety of price points, there's a variety of options
- 8:12Speaker 2: and trends, and if it's something that you're looking for,
- 8:16Speaker 2: we can help you with the parade. The parraide's going
- 8:20Speaker 2: to get you that opportunity to get just a little
- 8:22Speaker 2: bit a sneak peak of all that variety and then
- 8:25Speaker 2: you can kind of grow from there.
- 8:26Speaker 1: It's also an opportunity to meet with some of the builders,
- 8:28Speaker 1: isn't it.
- 8:30Speaker 2: Oh it is, And I think that's the part that
- 8:31Speaker 2: our builders love the most. Having the opportunity to meet
- 8:34Speaker 2: with consumers and even if you're not ready today for
- 8:37Speaker 2: a project, come talk to them learn about it. You know,
- 8:41Speaker 2: if you've always had those lingering questions of like, well,
- 8:44Speaker 2: what would it take? What are the first steps? This
- 8:46Speaker 2: is a great opportunity to learn about that information, but
- 8:50Speaker 2: learn about who you potentially might be working with. I
- 8:52Speaker 2: know our builders are more than happy to spend time
- 8:55Speaker 2: with you and talk about what it is and how
- 8:58Speaker 2: they can help you.
- 8:58Speaker 1: Fantastic. Again, more information and tickets as well available online
