- 0:00Tax is one of those things most holiday let owners avoid until
- 0:04it costs them money. And in 2026, the rules are
- 0:08changing, the pressure is increasing, and the margin for
- 0:11error is smaller than ever. In this episode of Host Planet
- 0:15Bite Size, powered by Host Fully, I'm joined by Matt
- 0:18Jeffrey from Seal Tax. He's going to share 5 essential
- 0:21tax tips that every holiday let owner needs to know this year.
- 0:25Let's get straight into it, Matt.
- 0:31Thank you for joining us on host planet Bite Size.
- 0:33You've got 5 tax tips for holiday let owners, so take it
- 0:37away with tip #1. Thanks James.
- 0:39Always good to be part of the Host Planet podcast.
- 0:43And yet today we've got some tax 5 top tax tips.
- 0:47It's quite difficult with awful to say that.
- 0:49So #1 We'll start off with making tax digital.
- 0:56Now that's become applicable now from 6th of April that's just
- 1:01passed. And those with rental income or
- 1:05you know, over 50,000 lbs or self-employed income, but for
- 1:08holiday let owners it's rental income over 50,000 lbs.
- 1:12So I think my main tip there really was the, you know, don't
- 1:16wait, even if it's not applicable to you now, don't
- 1:19wait for it to be applicable. You know, get yourself ready for
- 1:21it now or during this year. You can even start making the
- 1:26submissions. Get yourself to practice before
- 1:29you actually, you know, you need to be compliant.
- 1:31So test the water work, find out what works for you, find out
- 1:35what the right software would be for you as well.
- 1:38At the end of the day, it's coming for everybody.
- 1:40Whilst you know it's been phased in, ultimately everybody's going
- 1:43to need to do it. So my first tip is to be
- 1:47prepared for making tax digital. So start using the right
- 1:50softwares or whether that's a, you know, a full accounting
- 1:53software or a bridging software. And the other thing I wanted to
- 1:57mention on making tax digital as well is that there are
- 2:01exemptions. And so if you, if there's a
- 2:04reason why you think you can't, you're making tax digital, then
- 2:08you can apply for an exemption. And we have had quite a few
- 2:11clients who let's just say are are of an older generation and
- 2:17don't use technology or don't like using technology, maybe
- 2:21they've only got a couple of years left of of of of rental
- 2:24income and et cetera. And they successfully applied
- 2:27for exemptions. So if you Google HMRC make its
- 2:31tax digital exemptions, have a read through them, see if any of
- 2:34them apply to you. And if they do, then then apply
- 2:37for the for the exemption. And that will mean then that you
- 2:40just continue to operate as you did previously by filling in
- 2:43your year end tax returns. So that's my first tip.
- 2:46Make this tax digital. Either get ready for it because
- 2:49it's coming, or if you're not, if it doesn't apply to you or
- 2:53you don't want it to apply to you for those reasons, then
- 2:56apply for an exemption now. Couple of questions then I'm
- 2:59sure there'll be some people listening, thinking, making tax
- 3:02digital. What's that?
- 3:03So explain what it is. And then for those people out
- 3:07there who use an accountant, is this something that your
- 3:09accountant would take care of? OK.
- 3:12So first of all, making Tax Digital is basically a new
- 3:15initiative from HMRC where they want all taxpayers in the UK
- 3:20eventually to be submitting their records digitally via you
- 3:26know an accredited software to HMRC on a quarterly basis.
- 3:31And So what that means is that each quarter you will press a
- 3:35button on the software that you're using, whether that's one
- 3:38of the sort of headline providers, like 0 QuickBooks
- 3:42free agent, etcetera, or, you know, some of the smaller
- 3:45providers or, or what's called a bridging software, which is
- 3:49where you use an Excel based program and that has tech in it
- 3:55that allows you to, to press a button and, and submit those
- 3:59figures to HMRC that they're not audited at the at the end of the
- 4:04year, you still do a final submission to which you can then
- 4:08make adjustments to the figures that that you've submitted if
- 4:11there's, you know, reasons to do that.
- 4:14So yeah, essentially it's getting people away from paper
- 4:18and spreadsheets onto, you know, software that that enables HMRC
- 4:23to keep a good eye on us, I suppose.
- 4:26And then for those people who use an accountant for for all
- 4:29the tax things, whether it's the business self-assessment like I
- 4:32do, is that something your accountant will will deal with?
- 4:35I I think it really depends from from firm the firm.
- 4:38Now, my advice is that you, you do it yourself because you're
- 4:42only going to incur additional costs.
- 4:45You still need your accountant to do your year end and you
- 4:48probably want your accountant to help you get set up on the
- 4:50software. But you know, I've spoken to
- 4:53lots of accountants and there's, you know, they've got various
- 4:55different, you know, I think most accounts preferences is
- 4:58that, that, that the client will, will do a quarterly
- 5:01submission themselves and then at the year end, they will audit
- 5:04their submissions and, and do their tax return as normal.
- 5:06So, but you know, I've spoken to people who don't want to have
- 5:10that responsibility and want to pass on to their accountant, but
- 5:14you know, that's going to come with additional costs.
- 5:15So, you know, my advice is to be able to try and do it yourself,
- 5:19but you know, ultimately your accountant can do it, but I
- 5:22don't suspect they'll do it for free.
- 5:25I I suspect they won't and just remind us then from when does
- 5:29this have to happen? When do you have to make sure
- 5:31that you're ready for this? Yeah.
- 5:32So that, that's good. That's a good point to raise
- 5:34actually, James. So even if you are within the
- 5:37boundaries to, to be part of making taxes or for tax year
- 5:412627, which started on the 6th of April, the 1st submission
- 5:46would be in July. So after your first quarter, So
- 5:51the, I forget the exact dates that you need to do it, which
- 5:55probably brings me to a good point that there is a, a really
- 5:59detailed guide to making tax digital within Zeals tax
- 6:02resource hub. We'll, we'll talk about that a
- 6:05bit more towards the end of the of this podcast.
- 6:08But yes, you know, all the dates and when you need to do
- 6:11everything and whatnot is within that, within that guide.
- 6:13So, you know, we've even trialled different softwares and
- 6:16given our feedback on them. What's good, what's bad.
- 6:18So yeah, get to download the MTD guide and that will, you know,
- 6:22answer a lot of the questions that that that your viewers will
- 6:24have. Excellent, and we'll put all
- 6:26those links in the show notes so people can quickly find it.
- 6:29All right then, Matt. So tip #2.
- 6:32Yeah, OK, tip #2 you know, those that have worked a deal in the
- 6:36past, you know, we're always banging the drum about capped
- 6:38allowances and making sure that you've claimed all your capped
- 6:41allowances. So there is still a window of
- 6:44opportunity to identify any missed claims for capped
- 6:48allowances and that deadline for individuals.
- 6:51So if you own your property in your own personal name or, or
- 6:54you know, junk you with other people, that deadline will be
- 6:56the 31st of January. And that applies to owners that
- 7:00purchased their property or carried out refurbishments or
- 7:05built their property before April 2025.
- 7:08So if you started your short term net business before April
- 7:112025, even if that was 10 or 15 years ago, you need to make sure
- 7:15that you've claimed all your capital allowances.
- 7:17This the the benefit of them is, is huge.
- 7:20You could be sitting on thousands of pounds of tax
- 7:22savings. Again, you know, look at the
- 7:24guard within the resource hub. We'll explain more about it.
- 7:27Limited companies. If you're probably a limited
- 7:30company, you may have a little bit longer to make your claim.
- 7:34It will depend on the company year end, but all the same rules
- 7:36apply. Need to start your business
- 7:39before April 2025. So really important.
- 7:42If you don't claim them by these deadlines, they'll be lost
- 7:45forever and you'll pay more tax as a result of it.
- 7:48If you've got long term let's, now is the time to read it.
- 7:51So even if you you're not profitable on your short term
- 7:54let, but your long term let's you're paying tax on them, then
- 7:57you can use these capital allowances against your long
- 7:59term let's as well. So, you know, really even more
- 8:01of a call to action and a reason for for identifying your capital
- 8:05announces. We, we cannot stress this more,
- 8:08can we? You know, if, if you haven't
- 8:09made a call or sent an e-mail to zeal, make sure you do it
- 8:13because all likelihood, if you've been running holiday
- 8:16let's for a few years, there's going to be significant tax
- 8:19savings here. And I think as well don't think
- 8:22that you might have already made these savings or they might have
- 8:26already been accounted for. Don't assume because I know all
- 8:29likelihood they haven't been. And I think, I think as well,
- 8:32Matt, it's probably worth pointing out that it's quite a
- 8:34small number of holiday let's from a percentage point of view
- 8:38or a small number of owners that have actually claimed the
- 8:40capital allowances. There's a lot of people out
- 8:42there who haven't. Yeah, I I totally agree.
- 8:45So, you know, picking up on a company of points there.
- 8:48The reason why, you know, if you've got an accountant, they
- 8:50probably have claims and cap allowances for you for things
- 8:53like your furniture, furnishings, hot tubs, etcetera.
- 8:56But there is an extra level of cap allowances that that you,
- 8:59your accountant can't actually claim for you.
- 9:01You need quantity surveyors and cap allowances specialists like
- 9:04zeal to be able to identify and claim those those for you.
- 9:08So, yeah, you know, it's we probably, well, I think last
- 9:12year, I haven't got all the figures in front of me, but it
- 9:14was over 100,000,000 lbs of unclaimed cap allowances that we
- 9:16identified. And you know, I'd still say 70
- 9:21or 80% of owners out there are still unaware that they've got
- 9:24cap allowances unclaimed. So yeah, you know, it's really
- 9:27important and you know, there's a really short window now that
- 9:30to make sure that you claim your cap allowances.
- 9:32So yeah, don't wait. Do it as soon as possible.
- 9:36Time is of the essence. There'll be a bunch of links in
- 9:39the show notes to help you and and the number as well to call
- 9:42Matt and the team. OK, then quick pause.

- 9:48more professional short term rental business.

- 10:09property management software and 30% off digital guidebooks for
- 10:13life. There's also a link in the show
- 10:15notes to book a demo with Frank Bosey, who's a big friend of our
- 10:19show. All right, back to it.
- 10:20What's tip #3 Matt? Tip #3 Well, so we know that
- 10:26your tax return can be submitted from April, between April 2026
- 10:30and January 2027. Our tip is to, to do your tax
- 10:35return early this year. So even though you've got until
- 10:38the end of January, don't leave it till the last minute.
- 10:41Now that's not because, you know, I don't want to be truly
- 10:44busy in January. It's because the, the, this is
- 10:48the, the tax return that you'll be submitting in 2526.
- 10:51The one from last year, it's the first year under the new rules.
- 10:55So you need to make sure that you're giving yourself plenty of
- 10:57time to ensure that one, you've got doing everything right and
- 11:01two, if you've got more tax to pay because of the new rules,
- 11:05it'll give you more time to plan and, and save that money to be
- 11:09paid in January 2027. The other reason we also invite
- 11:13people to submit the taxes early is that if you've got a payment
- 11:16to make in July and perhaps 2526 wasn't as profitable as 2425,
- 11:22then by submitting your tax in before the 31st of July, you can
- 11:25avoid making potentially avoid making that payment.
- 11:28So there's lots of good reasons to, you know, to be prepared and
- 11:31do things, do things early any year that that you do your tax
- 11:34turn. But I think this year,
- 11:35particularly because of all the changes, you know, do it early
- 11:39so that you know where you are. And then if you need to take
- 11:41more formal advice, then you know, you can, you've got plenty
- 11:44of time to reach out. You will, you know, if you leave
- 11:46it till December, January, your accountants, people like terms
- 11:51like zeal, we're not going to have the time to sort of take on
- 11:54new clients and to be able to answer lots of questions in in
- 11:56that busy period. So yeah, try and do it as soon
- 11:59as possible. Should be no reason.
- 12:01You don't have to submit it. You can just draft it.
- 12:04You don't have to submit it, but encourage everyone to sort of do
- 12:06it a little bit earlier than they would do previously.
- 12:09Good advice. It's a very easy thing to put
- 12:11off. Tip 4 then.
- 12:14Yeah. OK.
- 12:14So tip 4 is around business rates.
- 12:18We all know that there's been a big flurry of of people trying
- 12:20to move their properties from council tax to business rates
- 12:23because of the council tax premiums.
- 12:26So the first thing that we wanted sort of our tip is to if
- 12:30you need to change then act now, act as soon as possible because
- 12:34there is a quite a big backlog of applications.
- 12:36So you know, don't delay, get your application in as soon as
- 12:40possible. But the other tip is more of an
- 12:42awareness and that is that there is a new ratings list being
- 12:47released anytime now. And what that is, is it will
- 12:52determine how much business rates you pay.
- 12:55Now a lot of short term let owners get the advantage of
- 12:58small business rates relief. In England it means that if your
- 13:01rateable value is 12 and a half, £1000 or less, you don't have to
- 13:04pay any business rates. In Wales it's 6000 now with the
- 13:09new ratings list, the likelihood is that your ratable value is
- 13:13going to increase. So for some it might mean that
- 13:17it pushed in into over your small business rates relief
- 13:21limit and so you might start paying some business rates for
- 13:25others. I would hope for the majority of
- 13:27people the increase shouldn't have any impact and should keep
- 13:31them still within small business rates relief.
- 13:33But if, if it does mean that, you know, when you get your new
- 13:36rating through that you're going to pay more business rates, then
- 13:40please be aware that you can challenge the business rating
- 13:42because often they are incorrect and based on wrong information.
- 13:47So yeah, it's just more of an awareness point really around,
- 13:50you know, the new ratings letters coming in and, and the
- 13:53backlog of applications with the, with the VOA. 1 tip that I
- 13:57suppose could give you around that is that if you're still
- 14:00having to pay double council tax whilst you're awaiting your
- 14:03business rates application to be processed, which believe or not
- 14:07is can be around a 12 month period.
- 14:10Then you, you know, we've had clients have had some success in
- 14:14contacting the council explaining the financial
- 14:16hardship there's causing them having to wait and having to pay
- 14:19double council tax. And then they've had the council
- 14:21tax sort of delay the collection whilst they're waiting for the
- 14:24VOA to, to process the application.
- 14:26That's helped a lot of people financially with cash flow.
- 14:29So something to bear in mind. Yeah, definitely.
- 14:32Yeah. Contact the council, contact
- 14:34your local representatives. A little bit of pressure can
- 14:37help here and then. If you mention the fact that you
- 14:41know that the the delay is causing you financial hardship
- 14:45and you know, they do have to act on that.
- 14:47So yeah, it's been a lot of comments been successful in, you
- 14:50know, in, in managing that cash flow burden.
- 14:55Definitely. OK, then Matt tip #5.
- 14:57Yeah, Tipton 5 is, is, is is a real simple one and we've
- 15:00mentioned it already, but make use of Zeals tax resource hub.
- 15:04So any listeners, host planet James is going to, we'll put the
- 15:09QR COBA seal, have a whole host of resources for tax within a
- 15:14hub, anything from guys to making tax digital to what tax
- 15:19deductible expenses you can claim to how you apply for
- 15:22business rates, you know, whether or not your structure,
- 15:25your business is structured correctly, different options,
- 15:28etcetera. So yeah, make use of the
- 15:31resource hub. All the information is there in
- 15:33one place for you. You know, as I said, you know,
- 15:37getting to that, there's loads and loads of free information
- 15:39there for you. Yeah, it's really, really
- 15:41helpful. And as Matt said, if you watch
- 15:43it on YouTube, we'll put AQR code on screen now so that you
- 15:47can scan. We'll also put some links in the
- 15:49show notes. Matt, just before you go, then
- 15:52give us the lowdown on Zeal and where people can go to find out
- 15:54more information. Yeah, our our website is
- 15:58www.gozeal.co.uk. So that's GO zel.co.uk.
- 16:05But you know, hopefully people are aware of us and you're even
- 16:08if you're, you know, if you're a management company and you've
- 16:12got or you've got connections to owners in the sector, you know,
- 16:16it's really important that you get the message about capital
- 16:18allowances across to them. So, you know, if you'd like to
- 16:21work with or partner with Zeal as well, please do get in
- 16:24contact. You can e-mail me direct at

- 16:34your owners. Absolutely, and we can't stress
- 16:37this enough. If you haven't applied for your
- 16:39capital allowances, get on with it ASAP.
