- Nick & Jeremy: Welcome back to the Investor Shed Podcast. I'm Nick Beverge, everybody. Good morning, Jeremy. Good morning. You know what I love about you, Nick? Every time we record, we run a test to make sure the audio is good. And right before we go live, you start mucking with things every single time. Every single time. That's just part of it. I just want to be like, wait, am I talking to this directly? You were you were good. Now we don't know if you're good. You're probably very muted. We've already lost everybody. No, they're gone. See you later, everybody. No. Welcome back to the investor shed podcast. We are so happy you're here. If you're watching us on Twitch, Why are you doing that? But we're out here. Nobody watches on Twitch, but we refer to it all the time. Yeah, yeah, we talk about it. That's what's fun. I don't watch anything on Twitch, but we're live there. Yeah. Everybody, I hope you are ready to talk about AI and real estate again. no, wow. Yes. Okay, cool. All right. So ⁓ today I figured it might be a good idea to talk about practical use cases. Okay. Of AI. We we usually just kind of cut brag about how cool AI is and just talk about like maybe new ⁓ models that came out and stuff. But I think today I wanna show off some of the coolest, not just cool, but like most useful tools that I've been using over the last couple of weeks. ⁓ and I'm sure you maybe you've dabbled, Jeremy. Yeah, I've I've maybe dabbled, maybe not. We'll see. I wanna talk about ⁓ if if you're a real estate operator you are likely in your emails pretty heavily. Mm-hmm. ⁓ you probably are also online pretty heavily on other websites. Yeah. That's true. and recently, we're talking only within the last like month or so, a lot of these AI companies like Anthropic, like XAI, Grok, Claude. ⁓ I think open AI has this I I believe. If they don't, I'd be very surprised. I just don't use open AI as much. I do have one. Yeah. ⁓ I should I should double check to make sure. But I I'm just gonna assume they have a connector too. And you pay for open AI pro Yeah, I do. I pay the twenty dollars a month. And it's I mostly just use it for a couple of projects that have to do with photos. Okay. Cause they have like the best imaging model right now. Sure. ⁓ so for the thumbnails, ⁓ I have a project where I can just like kind of give it ⁓ something to go off of and it'll generate a thumbnail and it already has our faces and stuff and it will just create something much quicker. Got it. and then for ⁓ i if I want anything on the MLS but I don't have you for any reason or if there's you know if I I just need to go back and get the a photo of the lawn, like one photo. ⁓ I can run it through one of these projects that pretty much just it knows not to manipulate the image. Sure. But it can clean it up and ⁓ make it MLS ready. Cool. And there's all kinds of restrictions on like do not modify the actual image itself, just edit it like a normal photographer would. Right. ⁓ because these AI models have a tendency just to recreate stuff. Yeah. So you gotta be careful. Yeah. And obviously with the new the rules on the MLS and everything, we're gonna get into the AI, but new rules in the MLS locally here, like anything that is modified, ⁓ huh, you have to put altered on it. Even if I put even if I draw a property line around your photo, that is an altered photo. You have to put altered on it. You are supposed to. Where do you put altered? It's it's a button on the MLS. Like you have to click it when you're uploading, like, this is an altered photo. And then it just gets like a watermark that says altered basically. Okay. ⁓ just new local guidelines that says Yeah, so not mis mis guid misrepresenting. Which is crazy. Like I thought it was weird you had to do that even when I was like drawing estimated boundary property lines and I put estimated boundary lines in the photo. You still have to mark that as an altered photograph. No. No, really. Those those lines don't actually live there. Yeah. So ⁓ I don't know why more people don't talk about how useful this is. Have you ever played around maybe you haven't. Have you played around with the actual Gmail connectors? No, I haven't actually. So I can get a lot of work done if I have ⁓ enough creativity to think like just just picture again your LLM model that you're using, your chat bot, as somebody that's sitting there ready to help you with stuff. Sure. ⁓ This morning I asked I I I need this well drilling pump estimate for a project that I have in St. Mary's. I need ⁓ I need a new well ⁓ not a new, but it is well sorry, a new well pump, a certain type. and I asked Claude about three weeks ago, hey, can you research and this was right after I did the connector tool. Sure. ⁓ can you go and research what well ⁓ well pumped companies in the area, try to find ⁓ contacts for ⁓ at requesting bids and email them based off this that I need. And I just uploaded okay from what I got one bid so far and it it it broke down exactly the type of mo like type of pump that I needed for the six hundred foot depth thing. Is this for your house in St. Mary's that you're building? ⁓ huh. Sorry. So I got one I got one bid and I was able to just upload that and just say, hey, I just need you to look for, you know, around the area Try to find other well pump bids for me. This is what I'm trying to I just want to compare it amongst this, and it needs to be you know similar to this based off this type of well. It was a pretty quick, easy prompt, and I just uploaded the bid. Right. And then it did the research all in one where it was trying to find other well pump companies in the area. ⁓ and when it found some, it was it also ⁓ tried to figure out who could they email. Right. Who could it email? Okay. And it already knew how to describe it and it prepped these three emails ⁓ at all within the chat window. Sure. and all I had to hit was send, send, send. ⁓ wow. So it like that's crazy. Yeah. So I gave Give them like copy paste like do the email. I didn't have to do the copy paste. I didn't have to do anything. Like it drafted three emails, three emails. Drafted three emails. Cool. Yep. No, I haven't played around with that. That's actually really, really helpful. ⁓ yesterday we ⁓ Over the last week or so on our development deal, Rosewater's ⁓ place, there's been a lot of complication because we thought that our surveyor had included construction staking. Okay. ⁓ and during the development process, there there needs to be a surveyor that's like kind of constantly going out there to stake out every little easement and every little thing that a contractor needs to know where to place what. Sure. ⁓ and it's a pretty heavy job. We didn't realize that. The construction staking wasn't included in our guy's bid and he was six months out. ⁓ we also finally got the construction improvement agreement back from the city of Post Falls, which is something a a 35 page agreement that this is what the city wants us to do to these properties in order to get the final plat. Sure. And the warranties that they want and the type of bonds that they want and the street trees and monument and all these little things. ⁓ and they finally sent over everything that they wanted from us. ⁓ also the engineer that's been in the loop of these emails, they said, Well, we can handle the construction staking. It was in our initial bid. ⁓ blah, blah, blah, blah, blah. Sure. Just a tangled w ⁓ web of emails over the last week. Yeah. And so I asked both Anthropoc or Claude and Grok, because they both had the email connectors yesterday. I just wanted to like clear my mind for a minute and I was just like, Hey, go through the last week. Yeah. Of emails that anything that has to do with rose water. Okay. ⁓ and I want you to get a really good understanding of what's going on with it. ⁓ download all the attachments, review everything, and kind of tell me where we stand and how much extra are we going to spend? And is there anything in that construction agreement with the city that maybe we didn't account for that's already in ⁓ this this this budget? And I just uploaded yeah what our initial budget was. Okay. And it went to town, so did Grok. ⁓ and it came back with here's what's going on. You can anticipate being about a hundred and twenty thousand dollars over budget. Grok was about the same, like one ten, one thirty-ish. Okay, yeah, yeah. and based off these, and you should start shopping your surety bonds now. That way you're not doing it last minute. So it was able to ⁓ and yeah, go go ahead and use Whipple for the construction staking since this guy's six months out. Just yeah, it's gonna be time and material. It's not worth waiting for a bit. So they had really good feedback and they were able to have a full understanding of this tangle. web of all kinds of people yeah in these email chains crazy and other email chains, but it's just, you know, search Rosewater. Right. And go through all my emails and just figure out what's going on. Yeah. And both of them that's assuming like whatever emails you were in are like tagged with Rosewater or have the word rosewater in them. Because sometimes people just like, hey about that project we're working on and well and that's why I wanted to I I w I I like to have two of them kind of do the research. I had both Grok And and Claude. And but it totally lined up with what I already kind of knew, but I wanted to also test it and have like another opinion. Right. Very helpful. Cool. That's really great. It was super helpful. I didn't have to like go and upload a bunch of stuff. I I I just uploaded my initial bid to just kind of tell us what how far. Give it some directions on where to do the thing. ⁓ but it was able to find out the other bids. Like through the emails, it went a little further and downloaded ⁓ the original construction bid and the original ⁓ surveying bid and then the original engineering bid that would have had the construction in there, the construction staking in there. And then it also, you know, downloaded and read through the 35 pages with the city and flagged some things that said it's pretty much all normal stuff, but here's some things that probably you weren't accounting for. ⁓ so it was really helpful to kind of digest all that in just a couple of minutes. Yeah. and it's all that was all done by simply just going to the settings. in Claude. Okay. Or the settings in Grok and you just look for the connectors. You click connectors, you click Gmail, and it jumps to a little page that makes what you want you to verify it. You hit continue and that's it. Wow. Okay. And then you're connected. Yeah. And then you can connect your calendar. You can connect your Google Drive. So it can also search through all your drive files to try to find stuff, which has been very helpful. I've used that a lot in the last ⁓ month or so. Dude, that's really that's really incredible. It's like it's like having an agent out of the box. Yeah. Like you don't have to go program like because I spent all this time programming these agents. Sure. This is doing more than half that work already. Yeah, that's crazy. And it can schedule stuff for you. I I already have a ⁓ you know, the plan of the one of my biggest projects that I've been working on this last month in Claude in one of the projects has been enriching my client data. Yeah. ⁓ And I was just like, man, this is just taking a while. I'm like, can you find some spots on my calendar and make it realistic and know that I'm just copying pasting. I'm not actually doing the port like set it up to where I'm gonna be done this week. Right. And it found some spots in my calendar and and told me exactly, you know, which prompts are gonna be what. And it just already had it in my calendar. ⁓ which is pretty cool. That's pretty cool. And then I did the same thing for the new school group. Mm-hmm. Like, hey, ⁓ Go to my calendar go to my calendar. I know you want me to do all these scripts and we're using Hey Gen for the the cloned avatar of like me talking about what. Yeah. ⁓ but it it just it threw a bunch of stuff on my calendar just twice a week to just pull up on my calendar what prompts to copy and paste into the school group. And I couldn't even just use it and I didn't even have to go as far as in the school group, I could just open up the Claude Chrome agent extension. Sure. And then just copy and paste into that. And then the Cloud Chrome tool does all the work for maintaining that school group. Crazy. ⁓ and generating videos of me. Right. And I finally got it to where it actually looks and sounds just like like you can't even tell. It just looks like me in my office talking. Okay. Sounds just like me, looks just like me. Can we check it out after the podcast? Sure. I want to see it. ⁓ yeah, that's something like I've wanted to do too, but like I went through a kind of a video editing course on a a guy teaching me how to do it myself versus like it seems like you've got it almost automatically set up. And does it c cost cost tokens when you do that or is it just you pay a monthly service fee? For what for the cloning? Yeah. So that is on a separate website called Heygen. HeyGen. And they just tripled the amount of usage. Okay. ⁓ I think I spent Around a hundred and fifty dollars or something for a year's worth. Sure. That's not bad. And it should it according to it, you know, after it tripled the credits that you get to to use, it's like six hundred credits a month. ⁓ and I think those are like minutes. ⁓ Okay. So ten hours a month. Something like that. Yeah. There's gonna be credit. There's gonna plenty. Yeah. ⁓ and it's just, you know, if there's if you if you kinda struggle with just like get you know you want you have a message that you want to get across. Yeah. Or you just want Cloud to make the message or or grok or open I or ⁓ ChatGPT to get your message across and just have regular content that you can just put out there. Yeah. ⁓ it can do all the scripting and scheduling for you. And it looks just like you talking, and then you can just do like you just do updates. Yeah or you can just make all these ⁓ how to avoid foreclosure videos if you're an investor out there and you want sellers to potentially look at that. Yeah. And it might not exactly a hundred percent sound like you and look like you. But it's like ninety eight percent maybe. Sure. But if you're if you're putting that out there to strangers, who cares? I agree. They wouldn't know the difference. Right. Yeah. They don't know what you look like on the other. Unless your wife who's looking at it, they might be like, Mm, your nose doesn't really look exactly like that. Right. And that's that's like what I see, you know, like your your your tone of voice doesn't exactly do that. And you're not always that calm, but you can change like excited, aggressive happy, feeling, sad, gr like you can change the mode too on what you want this to kinda sound like too. ⁓ and the setup process takes about two minutes. Wow. Okay. Yeah. It takes about two minutes to clone yourself. Crazy. And your voice. It only needs like 30 seconds of your voice, just follow a script. Yeah. And then ⁓ and then it just and and it's recording yourself at the same time says like kind of sit still, like you can be move your arms around and stuff, but like don't like swing your head around like this too much. ⁓ and it only it's it only takes like thirty seconds to record all that and then it's like your clone's ready. It's crazy. And it and then it can ch you can change the background to where it looks like you're in a more professional setting. There's like thirty different templates to pick from where it just puts you in a different different cloth and different everything. ⁓ so if you're really kind of camera shy, but you know you have to create content, it's it's a no brainer. Sure. Absolutely. Yeah. And and the thing I I've seen a couple agents do that, like just with like marketing videos or market update videos. Like I know who they are. So I know that it's AI, I'm like I can see through it. Yeah. ⁓ But the people but if they're trying to get that out to strangers. It's better than nothing, like one thousand percent. Trying to get it out to strangers, how would strangers know? Yeah. Maybe they don't know, they don't care. Right. They just hear if it's something valuable that's being spit out, that's all that matters. Sure. There's a YouTube channel that I follow here and there where the guy uploads a video ⁓ every hour. Okay. Okay. And it is and he just says, Hey, this is the the digital avatar of ⁓ Julian Gold or whatever his name is, I forgot. ⁓ but he's just talking about AI updates and what's going on. And it looks and sounds like a real person, but he's giv they're it's giving great info on ⁓ you know, pretty much up to the hour updates on like different tools and combinations of different AI tools and and what's coming out and and i every time there's a single update with any of these models it digs into it. ⁓ and it's just the guy it's funny. The guy grew he just started his channel like last ⁓ last fall and he has like f over five thousand videos up or something. Insane. I think we were talking about him earlier. Doesn't he like isn't like a couple million a year like off his YouTube or was this another ⁓ yeah. His school group. Yeah he's like join my school group if you want to learn more. Yeah. ⁓ and he and he has like twenty four hundred people there paying like fifty bucks a month and that's like over over It was a I figured 100,000 a month, I think, is what we were like. So he's making over a million a year. Yeah. And he just started his YouTube channel last fall. And it's not him. Right. He's actually he does pop up in some of them. Sure. And he w he's wearing a different colored shirt. Like I think his avatar is like a white shirt and he wears a black shirt. Okay. Something like that. ⁓ and and when he starts talking, it sounds and looks just like the other guy. Sure, too. But you can tell it's just a little bit less scripted, less, less polished. Yeah. ⁓ But it it's weird how it almost doesn't matter as long as the information's good. Yeah. You know. Yeah. And I I think you're right, but also like I think people are going to like if there is like too much AI and there is a lot right now, but like Yeah. I I think people do still want to connect on a personal level, and we've talked about this before, but it's still you should be doing and capitalizing on these tools because they are there. Like you could put out a thousand pieces of content, which is more than you would be d willing to do anyway. So like just do the thing. And you're and you're right, people do want to connect, but it just that you don't always have to connect all the time. Yeah. ⁓ if that makes sense. Like it doesn't always have to be exactly you. Right. Yeah, right. You just you just want to be consistent in whatever your message you're putting out there. Everybody's fishing. Yeah. And the more polls you have in the water, the better. I love it. It's a good analogy. ⁓ yeah. And then I'll give you another on the Gmail connector, ⁓ another. Example, ⁓ this morning, I I have this ⁓ property that's listed a fix and flip in Kellogg. Uh-huh. It's been on the market three weeks. And I asked both Claude and Anthropic this. I said, check out my emails in Gmail for five East Mill in Kellogg and do some research online. ⁓ it's a house I'm flipping, it's on the market. Based on the activity and the feedback. Do you think I should drop the price or anything else? Any recommendations on how to get this to sell quicker? And what I did was I put that into Grok. Uh-huh. And then I copied what I wrote there. And then I went over to Anthropic. Okay. And I copied and pasted the same thing. Got it. So you had you're having two people work for you at the same time, basically. I want two opinions. Yeah. ⁓ Grok did 14 seconds of research. Okay. It went through my emails very quickly. It went through I saw fourteen seconds. It went through all these different rural estate websites. It went through my emails and it said this. Hey Nick, here's a quick analyst on five East ⁓ mill. ⁓ listing status as of early June twenty twenty six. Today's June fifth, by the way. I know people that if you're listening to this, it's probably another date. Right. ⁓ the current list price is three hundred and seventy five thousand, adjusted down from three hundred and seventy nine thousand around five twenty seven. So that's very easy. Zillow is Zillow to capture that information. That's where it says cool. ⁓ key specs, it's a four bedroom, two bath, a little over 2,000 square feet, built in 1915, updated with LVP flooring, carpet, charming covered porch, good flip presentation with photos and tours available, time on the market. It was ⁓ listed mid May, so you know, roughly three weeks from now. Email activity. This is Gmail search for relevant treads, showings, multiple confirmed. ⁓ so on May 1st. 13th, May 14th, May 15th, May 20th, May 23rd, May 27th, and one today, June 5th at 1230. Decent traffic for a Kellogg listing. It's not bad for Yeah, yeah, not bad for a Kellogg listing. ⁓ and then for feedback review. So it was able to dig through my emails on the showing time feedback review. So mixed interest. One not interested, others maybe. One buyer was semi-interested but needs a dece decide priorities. And shopping multiple homes. Price feedback, at least one rated it just right. Overall experience positive, excellent. No strong love it writing offer signals on ⁓ beyond the early one. Any offers? I completely forgot that I got an offer on this house. I work with this agent too. So so this this is what's interesting about like getting feedback and like going back. I'm a I keep forgetting I'm human. Yeah. And humans are horrible at remembering everything. We are very bad at remembering. I totally forgot I got an offer on this property. Okay. So you got an offer. It looks like right when it kind of came out on the market. Is that right? Yeah. Yeah. So we had an early offer, five thirteen from ⁓ this agent, I'm not gonna say her clients. And they loved it, but it was at the top of their price range. You declined it. Smart, if it was low. No recent offers mentioned. Do you remember what the offer was? Like the price just Yeah, it was like 350 or something like that. And I think they needed closing costs and stuff. It was just it would have been a loss right away. Yeah, it couldn't do it. ⁓ other emails, most most ⁓ unrelated sewer invoice, other details like this, other property signage, no flood of hot leads. So it was it was really scanning my emails hard to see if it could find anything else. Yeah. ⁓ market research in Kellogg. So medium sales price is around three ⁓ nine. Good to know. Up twelve percent year over year. So it did some market research. ⁓ home selling for five ⁓ four to five percent below their average list price. Days on market are ranging between 60 and 98. Now I'm about 21 days on market. Right, right. So it's good to kind of remind me because I I I kind of forget like what's going on? What's going on? Why is the selling? The average is 60 to 98 days. So it's slower. Buyers market in Kellogg compared to hotter North Idaho spots. Inventory is decent. Yeah. ⁓ comps. There's a similar four bedroom homes that have sold in the 300 to 380 range ⁓ recently, but your renovated nineteen fifteen Charmer with updates positive is a premium listing. ⁓ so nearby listings exist in similar pricing. Broader context, Silver Valley is more affordable in rural buyers here are often pay are very price sensitive, first timers ⁓ or investors looking for value. There's a lot of truth to that. ⁓ recommendations on price drop. Yes, consider a modest drop. ⁓ another maybe 10 to 15,000 to 360 or 349 to 360 range. It's been three weeks, sh no no strong offers, feedback shows, ⁓ price sensitivity, and the market moves slower here. Blah, blah, blah, blah, blah. Other recommendations for a quicker sell. Boost visibility. Refresh the photos, descriptions if needed, highlight updated porch, square footage, ensure a stronger ensure it has a strong ⁓ 3D tour if available. I think it already does. It's got it. You did it for me. Yeah. ⁓ So and then it it goes into more more tips and shirks. Okay, cool. That was all done with 14 seconds of research by by groc. Not not not bad. ⁓ let's let's look at what what Claude did. Hit us with some of like the like don't you don't have to write everything. I think people are gonna get kind of bored if you're just gonna read all this. Yeah, yeah. And this one was different. Hit the highlights. Okay. So what what Claude said was, okay, right, I have what I need here. Here's the read. The story d ⁓ data tells your your timeline ⁓ you listed it for three seventy-nine, got a low offer, you rejected it, blah, blah, blah. It's like it's quicker to the point. Right. The feedback is that ⁓ on the show and there is one price right, blah, blah, blah, blah. I'm gonna skip over some of this. Yeah, and it looks like it's my recommendation for that. Yeah, but it it was shorter and to the point, and that's because I have it set in my preferences be very short and to the point. Yeah, yeah. And then always offer to, you know, if something helps with a a Chrome agent or cloud claude code, just give a prompt. Yeah. And it actually did that. So my recommendations, the four thousand dollar price drop basically did nothing. ⁓ it it actually, I mean, it generated a showing. ⁓ a drop below 369,000. Right now it's ⁓ it's five grand higher than that. Yeah. Or even ⁓ 3649 would re-trigger every buyer that said saved this as an alert. ⁓ so that could help. ⁓ tools for this. ⁓ if you want me to drop ⁓ reser you know, if you want me to reach out to that agent that sent an offer to re-engage you, I can, which is kind of funny. I'm like, nah, don't worry about that. Yeah, yeah. ⁓ but it says it gave me a little prompt here if I want to use the Chrome agent tool to go to Zillow and Redfin and pull comps. so that it can it can look at, you know, is this priced well? Right. And I was able to copy that, open a link, and have it do some research on ⁓ redfin and Zillow and that kind of stuff, but it was actually I found it to actually be not useful at all. But sometimes most of the time it is. Yeah, yeah. So we're gonna skip over that. But at least Claude had a di little different approach. Okay. Where it took like five minutes to respond to me. Yeah. ⁓ but it did do its due diligence and went over email. So I found that Grok was the winner there. Sure. It was just faster, read through everything real quick and gave a quick a quick response with with multiple different things. ⁓ Claude actually w it's usually the winner, but it didn't win in this case, in my opinion. Yeah. And and It just got a little complicated. What was it? ⁓ last time b I mean, last time we were there, there's a huge tree in your front yard and they've since removed that tree in the front yard, correct? But the but the street is all torn up around The street's torn up. They tore up the driveway. ⁓ yeah, that's right. Okay. They d yeah, and they still got but ⁓ they're they're replacing the driveway. They're replacing the Yeah, so I'm gonna go back there for like just some updated photos and the and they they took out these trees, but the big stumps are still there, so it just looks sloppy. Yeah. And I and I'm I hate to say like this is the problem or whatever, but I bet like anybody driving by yeah and sees that house in shambles because everything around is just completely it's but it's the whole block. I it's the whole block it's the whole block is all in shambles. I understand that. But like somebody driving by and it's just a huge construction zone is kind of a turnoff. Sure. You know what I mean? Like like they can't even access they can't even like walk on the property to see if it Yep. Yeah. I I I think that would be The drive by traffic might be a little weird. But ⁓ if you're just seeing it online, people make showings all the time. But there's a showing today, so there's there's hope. Yeah. ⁓ but this this isn't about that particular house. This is just about showing off the the Connector tools on how how it can dig through your emails and help out. I think that's really cool. And and like obviously both of these, you know, Claude and Grok both said like probably a price reduction might be imminent in the future. ⁓ but you just have to take that into consideration, right? Because one a price drop is going to make it so you lose money on this thing. But are you losing money by holding it? But what was helpful was getting that reminder that like hey ⁓ Things in Kellogg usually take 60 to 98 days. Yeah. ⁓ on market. And I'm only twenty one. So maybe just be a little more patient. Right. ⁓ and they and that's sometimes how I feel. Like, because for the most part, ⁓ I'm probably gonna have to drop the price again. But if I drop the price again, a lot of buyers in this area, they're gonna want credits too. Yep. So I'm gonna have to prepare. If I drop the price, it can't be my lowest that I'm willing to go because they're gonna probably need closing costs too. Right. In ⁓ in that market. So I gotta be careful to just kind of hang in there as much as I can. For sure. And maybe if I do any price traps, it's gotta be very small. Sure. Yeah. And ⁓ yeah, I think I'm already on the edge of like I think there's only twenty twenty-five or twenty-four thousand dollars margin if it's sold for exactly yeah what I solit for now. That so man, you didn't really make out like a bandit on this one. No, no. No. I know you had a lot of weird holding costs on this one too for like and right away. Yeah. Took a while. ⁓ And ⁓ just just ended up spending more than I thought. Yeah. Had to replace the porch, little things. ⁓ but you know, the it would have been fine if it just sold for what I thought it would sell for. Sure. But it's Kellogg, it's just not as predictable. Right. And I think like that that feedback of like, yes, this is Kellogg, it is a Silver Valley, it goes a lot slower than you know, North Idaho, Postalls, Corleane. Mm-hmm. ⁓ like you just did your Stephanie house, that went under contract like instantly, you know what I mean? Yeah. ⁓ sixteen showings in the first week. Yeah. Kellogg's just a different beast out there. And I think you've like subliminally known that. Yeah. Smaller buyer pool. And that's okay. Just you gotta think of these things. I did. I know. I did think about it. I did. Yeah. No, cool. ⁓ I think the email extensions honestly like Connectors. Connectors, sorry. It's okay. Connections. ⁓ the connections are really good. ⁓ for anybody using like Claude or Chat GBT or open AI, anything like this. Y it already has access to you anyway. Like you've told it everything about your life. Well, why not just give it access to you? Just give it more access. It's there to help. Yeah. And if you think it's ⁓ it's just there to steal all your data and then your jobs eventually. It's here you could think about it that way. Spoiler alert. But you could also think about it as like or it c you just take advantage of the tools. Take advantage of the tools and and make it expand your job. Ex ⁓ get more shit done. You know what I'd rather do? I would rather give my my information to a like ⁓ nonpartisan software company than to somebody hacking into my stuff and stealing my equipment. You know what I mean? Sure. Like it it doesn't seem that scary when people are out to steal your big company do then I'll People are out to steal your information no matter what. Like even if you're not giving your info or your permissions to your Gmail, like people are trying to get your info and like data sells. So you might as well like even like using it just to help with cyber attacks, you can probably Hey, how can I beef up my security on my emails? You know what I mean? And like make it impenetrable. Yeah. And honestly, like if if I was if you were so worried about anthropic having access to your Gmail and then all of a sudden and and then because of them, you know, somebody got your information and you lost money, who better to blame than a almost a trillion dollar company that you can go sue? Right. Like, what's the worst that can happen? Right. And of course, this is probably the thinking about it totally wrong, but like think think creatively. I mean, it's just ⁓ everybody you don't own your emails as much as you think you do. It's it's no it's cheap. It's Google. Or it's it's it's already a company that's extracting your data. Go back and read your terms of service if you're a Facebook. You're already being taken advantage of so many ⁓ everywhere. Yeah. ⁓ everybody No, you don't have free emails because it's ⁓ the generous thing for a big company to do. It's because they they want your data. Right. And they got it. But there There has to be a win there for them. I trust Google ⁓ with my QuickBooks login. Right. More than I do some random guy on the street that needs a handout. Yeah. I don't know if that makes sense. But makes total sense. Yeah. Like Google's incentivized to like, you know, obviously like keep your data safe. Yeah, because eventually sell you whatever. But then eventually sell you commu and ⁓ and then you know sell your data too to advertisers that pay for it. Yeah. ⁓ but they would never risk on purpose ⁓ you actually losing money from scammers. Right. They they have more security protocols than it than you do. Right. Yeah. That's and that's the truth. It is the truth. No, I think it's really cool. I think ⁓ I'm gonna put those extensions in on mine. Yeah, have fun with it. That's super cool. So you just go to settings and then you go to extensions. We're gonna show you right now. All right. So use Grok, right? Yeah. So what you do is you go to this little image right here. ⁓ no, I'm sorry. ⁓ right down here. Click on the profile here and then skills and connectors. Okay. And then right here you click on connectors. And then you can and there's so many different you can do GitHub, Canva, ⁓ Canva's a new one. Notion box. Right now, what I have installed is my Google Calendar, my Google Drive, and my Gmail. Cool. And then you can search for more. ⁓ and that way this the hub just kind of has access to anything that you tell it to help with. Yeah. ⁓ but the cool I mean, it is so cool. I I don't know. I thought I thought that was a game changer when I was at home one day and I after I connected with Anthropic and I'm like, ⁓ I've got this. I've got this bid. I need to get more bids for this well. Yeah. ⁓ this this ⁓ the the well pump. Right. And I was able to just upload that again. I'm gonna say it again because it was so cool. Just upload this and say, I need more bids. Yeah. Can you please help me find more bids and send emails to the proper people to request bids for something just like this for my property in St. Mary's? Go. How much time did that save you trying to A, find people who would do these things and B, write out like the prompts and the tasks and go through and try to figure out what kind of horsepower do I need and what like you know like give me like a realistic like it probably takes a few hours. Okay, with me it would take longer because I get distracted quick. I get I get a phone call every five minutes or something. Somebody distracting me or somebody coming into my office and I have to task Squitch constantly. So this is one for for me I love AI tools because it's quick. I I do a quick prompt now I use my voice a lot more. It doesn't have to be perfect. I I use my voice all the time. And it still figures it out, even with all the misspelling and mispronunciation of things, it still figures out what you're trying to say. Right. And it's easier to saying it than typing it sometimes, honestly. Like ⁓ but it just that quick prompt, and then there's a quick thing, and I just copy and paste it somewhere, and then I can get distracted again as it goes to work. Yeah. ⁓ and that's the way I prefer to work because I I I already have all the distra so if I'm trying to, ⁓ I need to get three well bids. Yeah. I will take that and I will start the process and I'm like, okay, let me research somebody. And about just before I can probably call or email that first person, I get a distraction and then it it probably just won't get done until tomorrow. It just fizzles out. Like I just like, ⁓ shoot, it's just sitting on my desk, I'll eventually get to it. Yeah. I'm guilty too. But the the time it took for me to just upload that, give that one prompt and give it permission to just email whoever. Yeah. I did have it did kind of draft everything. I just hit send, send, send right there in the chat. Yeah. ⁓ that was it was just magical. Yeah. ⁓ I don't know I don't know how else to say it. It was just it it was better than an assistant sitting there just saying, Hey, I need bids for this. Right. ⁓ because that assistant could also get distracted. They're also a human. Yeah. They can make mistakes. It's like a super efficient assistant. Super efficient. You know what I need. And go do the thing. Yeah. So anyway. ⁓ cool new tools. We'll talk about we'll talk about more tools next week. Okay. So that's what the podcast is on this one, just talking about the new tools? ⁓ the connector tools. Connector tools, yeah. I I think they're underrated. Yeah. Nobody talks about them. I've never even heard about them until you mentioned them. For real estate operators that are just constantly doing random tasks and it's a lot through email. Yeah. ⁓ try it out. I love it. Well, that's good. And I guess you don't have to be a real estate operator. I'm sure this will help in your business. It would it would help in anyone's business. I mean, anyone who anyone who you're looking for A contractor or a like a subcontractor or somebody to do work or anything like that. Yeah. Yeah, like I mean, like if a real estate agent was looking for, you know, a real estate photographer, they could prompt like the top five in the area. Yeah. They could send an email to all of us. They're done. They don't need to look anymore. Easy. Easy peasy. Easy peasy. Lemon squeezy. And we enjoy we we enjoy not getting comments lately from you guys. Thank you so much for non responsi not Not commenting on our videos or watching them. Do we enjoy them? Just joking. No, some people watch. Okay. No, yeah. We appreciate ya. ⁓ all right. ⁓ we gotta go. Have a good day, guys. Yeah. Listen to that cool new outro.
