• 1:37
Speaker 1: You in New York.
• 1:39
  Speaker 2: I'm in Tampa.
• 1:40
Speaker 4: Oh, you're in Tampa.
• 1:43
Speaker 2: Funny, you know, crazy Florida vibes.
• 1:46
  Speaker 2: It's great exactly?
• 1:47
Speaker 1: are you a florida native?
• 1:49
Speaker 2: no, originally from chicago chicago close enough all right.
• 1:53
Speaker 1: Well, you found yourself in a good place down there and, uh, we're glad to have you here.
• 1:58
Speaker 1: So explain to everybody what mobility places is and what what you've got going for you.
• 2:04
Speaker 1: Yeah Well, really simply said we help fleets park Fleets meaning, meaning companies that have lots of vehicles and they need someplace to park, and I would imagine that parking is at a premium in New York city.
• 2:19
  Speaker 2: It's wild.
• 2:20
  Speaker 2: It's wild.
• 2:20
Speaker 2: So you guys were talking about Tesla and all of the things going on there, right?
• 2:25
Speaker 2: Well, tesla is about to launch the Tesla network, so if you have a Tesla vehicle and want to actually share it when it's not in use, you'll be taking part of this Tesla network.
• 2:39
Speaker 2: So, they're kind of forming as a competitor to some of the other ride share or car share companies in preparation for, for robo taxis.
• 2:48
Speaker 2: Well, that's effectively a fleet right yes, a bunch of vehicles that need to be rebalanced and moved around the city so that people could share them.
• 2:59
Speaker 2: What we do is we help these fleets park, because they're going to need really cost-effective parking, since they're looking at their assets as something that they want to monetize, so they're going to be looking at things a lot differently.
• 3:14
Speaker 2: They're going to want to park in convenient places for consumers to be able to pick them up.
• 3:20
Speaker 2: They're going to need a really easy way of getting in and out of parking garages, and it's a mess, like it's a highly fragmented industry of like how to get in and out of these things, and so we just we help, we solve all of that for them, as well as the insurance that they need to operate.
• 3:40
Speaker 1: And not only fleets, gasoline-driven oh my gosh.
• 3:43
Speaker 1: Yeah, there's that, but let's talk about EVs.
• 3:47
Speaker 1: That's a whole other can of worms.
• 3:49
Speaker 2: Right, and there are like so many interesting things going on in larger cities right now with EV infrastructure and parking lots, because, theoretically, parking lots are like the perfect place to deploy this infrastructure, of course, but who's going to pay for it and what's the return on the investment there?
• 4:08
Speaker 2: So you have a lot of parking asset owners that are asking these questions and they're asking you know, when will this pay off?
• 4:16
Speaker 2: How long will it take for this to pay off?
• 4:18
Speaker 2: But when you start to see new mobility companies form that are fully EV, or even corporate fleets start to become fully electric all of a sudden, that introduces a fairly large inbound demand for charging and actually helps them with their return on investment.
• 4:43
Speaker 1: I have to tell you that not that long ago I think you're aware of this that General Motors pulled their cruise fleets out of cities because the cars weren't doing what they were supposed to be doing autonomous cars.
• 4:56
Speaker 1: Well, here in Houston, you know, generally speaking, we don't really have too much of a problem when it comes to finding places to park, because this city is all spread out, I mean, hundreds of miles across, and I'm exaggerating that, but there's usually not but not by much.
• 5:16
Speaker 1: But I will say that this particular mobility company by General Motors they bought or leased a half block of property spent a bajillion dollars on setting it up for an electric charging station for all of the vehicles.
• 5:33
Speaker 1: So I flew over it this particular day and, looking down below here, all these red and white cars all parked in there and they're all hooked up to charging.
• 5:43
  Speaker 1: Well, guess what?
• 5:44
Speaker 1: They pulled the entire fleet.
• 5:46
Speaker 1: Now what are they going to do with this parking lot that they have, that's ready to go for charging?
• 5:53
Speaker 1: And that's just one little tiny niche of what you're talking about.
• 5:59
  Speaker 2: Yeah.
• 5:59
Speaker 2: Yeah, it's a really, really interesting problem to solve.
• 6:03
Speaker 2: There's lots of fits and starts.
• 6:05
Speaker 2: There's lots of different nuances, whether it's the electrification.
• 6:09
Speaker 1: How in the world did you get into this business?
• 6:13
  Speaker 2: I mean.
• 6:14
Speaker 1: I'd be pulling my hair out trying to find places to park.
• 6:18
Speaker 2: Yeah, so my background is in transportation and mobility technology.
• 6:25
Speaker 2: So, I've worked for multiple companies, multiple variations of transportation and mobility tech.
• 6:31
Speaker 2: Most recently, I was head of product of a peer-to-peer car sharing company, and parking was just a really, really, really big challenge for our business owners, right, and for us as a business owner.
• 6:46
Speaker 2: And so I reached out to a bunch of peers in the shared mobility space to see how they were solving parking challenges, and it looks like we were all struggling with the same thing.
• 6:58
Speaker 2: So I decided, hey, there's really nothing out there to solve this problem.
• 7:02
Speaker 2: Someone's got to do it for the industry, and so I wanted to tackle it.
• 7:06
Speaker 2: Oh sorry, go ahead.
• 7:09
Speaker 1: No, I was just going to say to you that here in Houston there are developments that are under construction or have been modified, and there are large parking garages that are sitting there empty.
• 7:24
Speaker 4: I'm going to that direction too, and I'm thinking, oh my gosh, well, there's an opportunity.
• 7:29
Speaker 1: Have a whole garage full of, you know, fleet stuff.
• 7:32
Speaker 2: Yeah, yeah, because fleets and consumers look for very different things when they want to park.
• 7:40
Speaker 2: So Rachel's looking for parking.
• 7:42
Speaker 2: She wants the closest, cheapest parking to the restaurant she wants to go to.
• 7:47
  Speaker 2: Right now.
• 7:47
Speaker 2: Fleets are very different.
• 7:50
Speaker 2: They look at demographics in a region and see if it's the right serviceable area for them.
• 7:55
Speaker 2: They are purchasing many times in large volumes, so they expect pretty aggressive discounts.
• 8:06
Speaker 2: They look for drainage in parking lots right, and that data is not available because they need to operate their vehicles.
• 8:12
Speaker 2: They look for so many different things and they really, really look to make the experience seamless across multiple parking facilities.
• 8:22
Speaker 2: So just kind of solving that, solving that data issue, making the data available so they know where to park, so they know if some of the vacant lots that you see in Houston are actually valuable for them.
• 8:38
Speaker 2: Like, is it true?
• 8:39
Speaker 2: Think of a plumber truck company right, that's fleet.
• 8:42
Speaker 2: Is that a serviceable area for them?
• 8:44
Speaker 2: Well, there's people that need plumbing company right, that's fleet.
• 8:45
Speaker 2: Is that a serviceable area for them?
• 8:45
Speaker 2: Well, there's people that need plumbing probably right.
• 8:48
Speaker 2: But they just kind of look for all of these different things to make parking decisions.
• 8:53
Speaker 2: And so if asset owners, parking asset owners can make their data a little bit more readily available and we help them through a partnership to do that and make the ingrass and egress of getting in and out a lot easier.
• 9:09
Speaker 2: Setting up the right pricing constructs, setting up the right seamless insurance is super important.
• 9:19
  Speaker 1: Well, it's funny.
• 9:19
Speaker 1: You should say that because the first thing that comes to mind, this city has little pockets of specialty, and what I mean by that.
• 9:27
Speaker 1: For instance, we have what we call the energy corridor and there are a lot of energy companies that are concentrated outside of the downtown Houston area.
• 9:37
Speaker 1: They're out on the west side, outside of the Beltway that's between the Beltway and Highway 6 out there, and all of the major not all, but the majority of oil companies have headquarters out there.
• 9:50
Speaker 1: These are large office buildings that always have parking garages, but they also have needs and some of them have fleets.
• 9:58
Speaker 1: Where are we going to park it?
• 9:59
Speaker 1: How are we going to transition to EVs?
• 10:02
Speaker 1: And we also have a flooding issue here, which you've probably seen in the news in years past.
• 10:08
Speaker 1: It's not all the time, but we usually have one major event every two, three years where the whole city gets basically underwater, and I didn't even think about you and your job trying to find places that the cars aren't going to get flooded in.
• 10:25
Speaker 1: Some lot that's on the ground.
• 10:27
  Speaker 4: I have a suggestion.
• 10:28
Speaker 4: So you've got parking garages and the parking garages they're generally low for cars.
• 10:33
Speaker 4: You can't put pickup trucks or vans with ladders and things on them.
• 10:37
Speaker 4: Why not build specific?
• 10:39
Speaker 4: Why not build a three or four-level parking garage on a patch of property, making it accessible to these vans and maybe some of these large pickup trucks, dedicating a floor to them, and then maybe the next floor is dedicated to nothing but EVs, and then have it as contract parking, and then maybe the top floor is you know whoever just normal sedan.
• 11:01
Speaker 4: That's what you look for, though, isn't it, rachel?
• 11:02
Speaker 4: Why not build it that way from the get-go?
• 11:06
Speaker 2: I think you know, with new developments like that has to be mixed use parking garages to be the solution.
• 11:15
Speaker 2: They have to accommodate shared mobility use cases, they have to accommodate more of the service vehicle fleets.
• 11:22
Speaker 2: They have to accommodate and section off electric vehicles.
• 11:26
Speaker 2: That has to be the future.
• 11:28
Speaker 2: But that future is slow, right.
• 11:31
Speaker 2: It takes a long time to build new infrastructure.
• 11:34
Speaker 2: So it's like, how do we take what we have today?
• 11:38
Speaker 2: How do we take all of the parking facilities that we have today and make them more efficient?
• 11:43
Speaker 2: By either helping them build, you know, bring in new fleet capacity, like what we're talking about in Houston or in areas like New York, where parking is still a big challenge and consumers can't even find a spot.
• 11:57
Speaker 2: How do we help them optimize spaces with inverse consumer and fleet behaviors?
• 12:05
Speaker 4: Do you look at cities that have low business occupancy?
• 12:09
Speaker 4: Because I know that the occupancy downtown Houston, with all the skyscrapers, isn't 100%.
• 12:13
  Speaker 4: No city's got 100% occupancy, so they're probably 30, 40, 50, 55, 60% occupied.
• 12:19
Speaker 4: Why not look at some of the vacant facilities?
• 12:22
Speaker 4: Because I know that there's car dealerships that take over parking garages for their inventories so they can carry more inventory for that parking for that dealership.
• 12:30
  Speaker 4: Storage, basically storage.
• 12:31
Speaker 4: So contract out each floor for a particular business.
• 12:34
Speaker 4: Or if you've got an EV, you're on the third floor because that's where our chargers are.
• 12:37
Speaker 4: You've got a van, you're on the first floor.
• 12:39
Speaker 1: Rachel, is there a repository for all of this kind of information that you pull from or that you try to get into, so to speak?
• 12:48
  Speaker 2: Yeah, mobilityplacescom, duh.
• 12:54
Speaker 3: We got all the data there.
• 12:56
Speaker 2: Yeah, no, that's where you know.
• 12:57
Speaker 2: Look, that's where we have data about all the parking facilities, demographic data, which is really important, different pricing.
• 13:08
Speaker 2: But yeah, that's where we have all the parking data.
• 13:09
Speaker 3: So you're the accumulator, you're the person that finds all that information, or your company is you find that information.
• 13:17
Speaker 1: While she's laying on the beach in Florida.
• 13:19
Speaker 1: Yeah, yeah, yeah, I know that.
• 13:23
Speaker 2: Yeah, we got that part the storm never stops.
• 13:25
Speaker 2: I love what you do.
• 13:31
Speaker 1: Let me give you an example.
• 13:32
Speaker 1: So I've got a company and we've got a fleet of cars and we also have a fleet of repair vehicles that go out repair vehicles that go out and they won't typically fit in a regular garage.
• 13:48
Speaker 1: A multi-story garage because they're all built for automobiles.
• 13:52
Speaker 1: I had a three-quarter ton pickup truck here recently and it barely fits barely fit in the garage.
• 14:00
Speaker 1: And then I keep going to the garage a little bit further and it takes the antenna right off the roof of it because it's too low for the pickup truck.
• 14:07
Speaker 1: And this is a factory pickup truck this is not something that I modified and so the garage was old and it couldn't quite get this truck in it without causing damage to it.
• 14:18
Speaker 1: I mean, those are the kind of things that you have to look for.
• 14:20
Speaker 1: But back to the original question.
• 14:23
Speaker 1: So I've got multi-vehicles in my fleet.
• 14:26
Speaker 1: I've got repair vehicles, big one-ton trucks with utility boxes on the back of it.
• 14:33
Speaker 1: Then I've also got a complete set of sales vehicles per se.
• 14:37
Speaker 1: So now I've got about 50 vehicles in total.
• 14:40
Speaker 1: Some of them I've got as electric vehicles.
• 14:42
Speaker 1: Got about 50 vehicles in total, some of them I've got as electric vehicles.
• 14:47
Speaker 1: How am I going to find a place to park all of these?
• 14:49
Speaker 1: That's close to me.
• 14:49
Speaker 1: That's easy for my employees to get to these vehicles, because they're going to have to bring their vehicle there too.
• 14:55
  Speaker 1: So it's a multi-layer thing.
• 15:00
Speaker 1: Do you ever sit back in your chair and go?
• 15:05
Speaker 2: Not exactly how you did it, but I'm sure Something like that.
• 15:15
Speaker 4: In addition to that, why not have an on-site service center for those fleet vehicles, because there's a lot of companies that do fleet service?
• 15:19
Speaker 4: You know, oil changes tires and things.
• 15:19
Speaker 4: Why not have that as part of that structure?
• 15:23
Speaker 1: You put that together too.
• 15:24
Speaker 2: For sure, yeah, absolutely, absolutely.
• 15:27
Speaker 2: So like basic things like dry washing vehicles, like if they're going through some sort of shift change, basic things like just checking down the oil, not really heavy maintenance, right, that's probably not the right place to do that in a parking facility but, light things, absolutely, absolutely.
• 15:48
Speaker 1: So what do you work?
• 15:49
Speaker 1: Give us an example.
• 15:50
Speaker 1: You don't have to tell me names, but give us an example of something that you're working on right now.
• 15:55
Speaker 2: Okay, I'll give you an interesting one.
• 15:57
Speaker 2: Give you an interesting one with that.
• 15:59
Speaker 2: So a lot of ride share drivers, a lot of your Uber drivers yeah they, they don't own their cars.
• 16:09
Speaker 2: They rent their cars from these really specialized car rental or peer to peer car share um companies.
• 16:18
Speaker 2: And there's a reason why there's like specialization in in, like renting out your car to ride share just because of the mileage, and stuff like that.
• 16:25
Speaker 2: There's different strategies there.
• 16:26
Speaker 2: And so in New York right now there are these new insurance regulations that make it incredibly, incredibly difficult to run a profitable car share for ride share business.
• 16:41
Speaker 2: They've just raised the policy limits to be so high it doesn't make economic sense.
• 16:46
Speaker 2: And so you have all of these businesses in New York, these entrepreneurs that may have bought like 50 vehicles which is a lot right and they're forced to make a decision.
• 16:58
Speaker 2: They see the writing on the wall, they see that they can't profit anymore with insurance requirements, and so they're like, hey, do we close down business or do we move into neighboring states or do we move across the country to other geos that we're more familiar with?
• 17:14
Speaker 2: Well, when they're making these decisions to move their business, they need parking, and that's kind of the first line of, that's the first line of decisioning they make.
• 17:28
Speaker 1: Like a taxi cab company Right.
• 17:30
Speaker 2: It's exactly like, exactly like that.
• 17:32
Speaker 2: And so one of the things that I'm working with multiple different car share sorry, right, car share or ride share companies on is just helping them understand the demographics and the different regions that they want to move to.
• 17:48
Speaker 2: Like will there be ride share drivers that are going to borrow my vehicles, that are going to rent my vehicles?
• 17:53
Speaker 2: Like, where do they live?
• 17:55
Speaker 2: How do I make it easy for them to get to, um, you know?
• 17:59
Speaker 2: And then helping them find really cost-effective locations, cause a lot of they're scared.
• 18:03
Speaker 2: I mean, imagine if tomorrow your business changed.
• 18:09
Speaker 2: You know, you don't know what the next, you know, by some city council vote.
• 18:13
Speaker 1: everybody says, okay, we're going to raise it to a million dollars for you to do business, and I don't bring in a million dollars a year, much less to be able to put groceries on my table.
• 18:24
Speaker 2: Right, and it's just so wild so they're scared, so they're looking for, like, cost-effective pricing in the right area to take this risk to move a state.
• 18:31
Speaker 2: And, by the way, talking about service, they have whole networks of service providers that they trust.
• 18:37
Speaker 2: They've got their guy to go to for their oil changes, their guy to go to for maintenance, like they got to find a new service network, you know.
• 18:47
Speaker 2: So they got to maybe move their families, you know, because this is the business they've invested in, this is the business that they have.
• 18:53
Speaker 3: So before we run out of time, though, I wanted to ask you you're doing that for an existing business.
• 18:58
Speaker 3: I got a business in New York.
• 18:59
  Speaker 3: I can't afford it anymore.
• 19:00
Speaker 3: What about the guy?
• 19:05
Speaker 2: that thinks I'd like to start a business, yeah, yeah.
• 19:08
Speaker 4: Or or the folks that are bailing out of certain States, West coast States coming to mid country, state Texas and Florida going out to your Florida approaching them.
• 19:17
Speaker 4: Hey, I know that you're moving your business out of California, michael.
• 19:20
Speaker 4: You're moving to whatever city.
• 19:21
Speaker 4: I can help you with that.
• 19:23
Speaker 4: So there's an opportunity there.
• 19:25
Speaker 2: For sure, For sure Anyone that needs to park a fleet, whether it's, you know, a plumbing shop or a large car share, ride share company like in real time parking.
• 19:38
Speaker 1: Well, I will say this that, uh, this is that you know, uh, rent car fleets all the time deal with this, even if they're established at Hertz or an Enterprise, whatever it is.
• 19:50
Speaker 1: They have to go out.
• 19:52
Speaker 1: They have to find something that's convenient, generally off the freeway, somewhere where you can go and rent a car.
• 19:59
Speaker 1: Airport is a no-brainer there, but what about the guy that you know got his car in the shop for a week or two, forecast that he's going to be there without a car.
• 20:09
Speaker 1: Now I need to get over there to the Enterprise.
• 20:11
Speaker 1: Well, the Enterprise has got to have so many cars available to rent and they got to have a place to park them all.
• 20:17
Speaker 1: Never even thought about that, rachel.
• 20:19
  Speaker 1: Yeah, she's in, she's in.
• 20:26
Speaker 1: You're in on that, all right.
• 20:26
Speaker 1: So how do our viewers that deal with fleets all the time and maybe you can give them a helping hand in guiding them into what they're supposed to do with the coming few years, with this transition to EVs, how do we get a hold of you?
• 20:41
  Speaker 2: Go to mobilityplacescom.
• 20:43
Speaker 2: My contact information is there.
• 20:45
Speaker 2: I'm happy to sort through any sort of challenges, whether it's, you know, making sure that if you have an electric fleet it's placed in the right areas, making sure that if you're making business decisions, you're right in front of your customers.
• 20:58
Speaker 2: If you just need to park a bunch of vehicles, whatever the need is, we work through it with you, cool.
• 21:04
Speaker 2: So please, please, please, feel free to reach out Rachel Allen.
• 21:08
Speaker 1: It is an absolute pleasure and delight to talk to you.
• 21:10
Speaker 1: Mobility Places is the name of the company.
• 21:13
Speaker 1: Get online and talk to her.
