- 2:12Speaker 5: What's going on? What's going on y'all? Y'all back?
- 2:17Speaker 3: Well?
- 2:17Speaker 6: How you doing today?
- 2:18Speaker 5: We're doing great, We're doing great?
- 2:19Speaker 3: My god, what's going on?
- 2:22Speaker 7: We got a very special young lady, uh that everybody's
- 2:25Speaker 7: been wanting to talk to.
- 2:28Speaker 5: Everybody's been dying to talk.
- 2:29Speaker 7: To her, and so we're very fortunate and very lucky
- 2:31Speaker 7: to have her here with us tonight in e y
- 2:33Speaker 7: l university shots.
- 2:34Speaker 5: Everybody on YouTube that's checking in as well.
- 2:37Speaker 7: It's Ashley Scott. She's a star on her own right,
- 2:43Speaker 7: I'm telling you. Ever since we put out that episode, man,
- 2:46Speaker 7: everybody was like, who is that young lady? She is amazing?
- 2:50Speaker 7: And I said, yo, man, wait to you to see
- 2:53Speaker 7: you in person, y'all gotta really see the energy that
- 2:55Speaker 7: she come with. I mean this energy from the second
- 2:57Speaker 7: you meet her to the second she leaves your presence.
- 2:59Speaker 5: Man.
- 3:00Speaker 7: And so we, like I said, we are very fortunate
- 3:02Speaker 7: to have you and glad you could be here with
- 3:05Speaker 7: us tonight.
- 3:05Speaker 6: I'm super glad to be here with you, guys. Like
- 3:10Speaker 6: just whenever I get to be in your a King's presence,
- 3:14Speaker 6: it's just a pleasure, honor. So I'm really glad to
- 3:18Speaker 6: have the ear of your audience tonight and to share
- 3:22Speaker 6: what I'm learning, what I know, and all the great
- 3:26Speaker 6: good things that are happening. So I'm excited.
- 3:29Speaker 7: And as I mean, we're not just we should mention
- 3:32Speaker 7: that you are part of eyl University yourself.
- 3:35Speaker 6: I am a part of EYL University. I am a learner.
- 3:39Speaker 6: I don't play like I'm an earner and a learner.
- 3:42Speaker 6: So I'm a part of EYL University. I was back
- 3:45Speaker 6: there and my classes the other day listening to Doug
- 3:51Speaker 6: talk about being the general contractor. I was listening to
- 3:54Speaker 6: Chris Cinical talking about buying back the block. So I
- 3:58Speaker 6: was in there getting my life the other day, like okay,
- 4:01Speaker 6: and I'm like, if the way they brought it, I
- 4:03Speaker 6: knew I had to come bring the fire tonight. So
- 4:05Speaker 6: I said, let me get myself together, make sure I
- 4:08Speaker 6: got these things.
- 4:10Speaker 3: For the people.
- 4:11Speaker 7: Hey, man, I might have to help, so being a
- 4:12Speaker 7: learner and an earner, I might have to trade.
- 4:15Speaker 5: I like that.
- 4:16Speaker 3: I like that.
- 4:16Speaker 8: Ass Yeah, yeah, yeah, this is gonna be good. This
- 4:21Speaker 8: is I'm extremely excited. Thank you, thank you for joining us.
- 4:25Speaker 8: And yeah, anybody wondering why me and Troy aren't together,
- 4:28Speaker 8: it's the first time they ever probably saw us not together.
- 4:31Speaker 8: It's blizzard. It's a blizzard in New York right now.
- 4:34Speaker 8: So I stayed home and he's in the studio. But
- 4:39Speaker 8: uh rain sleep snow or hell, eyl will deliver. We
- 4:43Speaker 8: will never let you down. So this is something that's extremely,
- 4:47Speaker 8: extremely exciting because I feel like we talk about real
- 4:50Speaker 8: estate a lot, but not a lot of people have,
- 4:54Speaker 8: you know, the experience that you guys have as far
- 4:56Speaker 8: as like buying land and like surveying the land and
- 5:00Speaker 8: developing the land, and that's that's a whole that's a
- 5:02Speaker 8: whole situation, a whole vibe within itself.
- 5:05Speaker 3: So I'm excited to have this conversation.
- 5:07Speaker 8: I know Choy is excited to have this conversation, and
- 5:09Speaker 8: I'm sure everybody that's in.
- 5:11Speaker 3: Attendance is excited to have a conversation as well.
- 5:15Speaker 6: Yeah, I'm excited to have it. I'm still going through
- 5:20Speaker 6: a lot of the phases of development. It's a lot
- 5:22Speaker 6: of planning. It's not a Bilin and then tomorrow you
- 5:27Speaker 6: got a city, you got a subdivision built. It's a process.
- 5:31Speaker 6: So I'm really excited to talk with everybody today about
- 5:34Speaker 6: that process, how they can get started, where they can
- 5:37Speaker 6: find land, and then of course to answer all of
- 5:40Speaker 6: the questions that I'm sure folks have. So you know,
- 5:43Speaker 6: I'm ready to get started.
- 5:44Speaker 7: Whenever you yeah, I mean, so ask the Flora is yours,
- 5:47Speaker 7: your co host, and so whenever you feel like you can,
- 5:50Speaker 7: let me just let.
- 5:51Speaker 8: Me just let me just get the rundown before she starts.
- 5:53Speaker 8: So welcome to Welcome to everybody. This is a special
- 5:58Speaker 8: edition of Euil un University. So what we do once
- 6:02Speaker 8: a month if you're not familiar, So we have an
- 6:04Speaker 8: educational platform called Eyo University, which we are honored that
- 6:08Speaker 8: actually is a member of Eile University, and we do
- 6:12Speaker 8: weekly webinars on a variety of different topics, so everything
- 6:15Speaker 8: from cryptocurrency to real estate to pretty.
- 6:20Speaker 3: Much anything you pick it, and we do.
- 6:22Speaker 8: We bring experts in the fielding and they do webinars
- 6:26Speaker 8: and it's a classroom style format, so they teach for
- 6:30Speaker 8: about a half an hour forty minutes something like that,
- 6:33Speaker 8: and after that it's question and answer. We open up
- 6:35Speaker 8: for question answers for like twenty thirty minutes and it's
- 6:38Speaker 8: really dope. People get a lot of value. It's obviously
- 6:41Speaker 8: a way more intimate setting than YouTube, and it's a
- 6:46Speaker 8: way to actually learn and actually interact.
- 6:49Speaker 3: A difference from the podcast.
- 6:50Speaker 8: With the podcast is obviously tremendous, but the podcast, somebody's
- 6:53Speaker 8: like just telling the story and you're listening to it,
- 6:56Speaker 8: where with the classes you actually get to actually engage
- 6:59Speaker 8: with the people, ask quesquestions, They have slides, PowerPoint presentation,
- 7:03Speaker 8: so it's more of a classroom type setting. So once
- 7:05Speaker 8: once a month we open it up to the public
- 7:09Speaker 8: on YouTube and this is called our open enrollment. So
- 7:12Speaker 8: the open enrollment is like you get to just see,
- 7:15Speaker 8: you know, for yourself, and if you're interested in joining, great,
- 7:18Speaker 8: If not, then you just get free information.
- 7:21Speaker 3: So this is this is this will be the last.
- 7:24Speaker 8: Week of Eyo University for the year because we're taking
- 7:28Speaker 8: our winter break after this after this week is over.
- 7:31Speaker 8: But this week we have a class that we have
- 7:33Speaker 8: orientation for all new members. We have orientation tomorrow at
- 7:38Speaker 8: seven pm. Just to kind of navigate you through the
- 7:40Speaker 8: website because what happens is that there's over seventy I
- 7:43Speaker 8: think there's seventy three past webinars, so they get archives,
- 7:47Speaker 8: so every single week you get archived on the website
- 7:49Speaker 8: Euyouniversity dot com. And then we have a Facebook group,
- 7:52Speaker 8: We have a movie club, we have a book club,
- 7:54Speaker 8: we have accountability groups.
- 7:55Speaker 3: So it's a lot of stuff going on.
- 7:56Speaker 8: So it's kind of hard to navigate, but it's not
- 7:59Speaker 8: an investment is the actual university. That's why we call
- 8:01Speaker 8: it Eyo University because we really really want the top
- 8:05Speaker 8: spot as far as educational platforms like Phoenix University, we
- 8:09Speaker 8: really want to take them out and become the household
- 8:13Speaker 8: name when it comes to education. So being that is
- 8:16Speaker 8: the case, this is actually the last week of Eyo
- 8:23Speaker 8: University as we know it.
- 8:25Speaker 3: We're ending. We're ending this part of eyle University.
- 8:28Speaker 8: We look at it like this is undergrad and starting
- 8:32Speaker 8: next week, we're going to start our graduate school program.
- 8:35Speaker 3: The graduate school program, we're getting more organized.
- 8:37Speaker 8: So we have a professor series where we're bringing in
- 8:41Speaker 8: the top requested professors that taught classes. So now instead
- 8:45Speaker 8: of just doing one off classes, they're going to teach
- 8:47Speaker 8: four classes a year, So once a season they're going
- 8:50Speaker 8: to teach a class. So Miss Business is going to
- 8:52Speaker 8: teach about taxes, ash cash, financial literacy, Sabine Purpose Attorney,
- 8:57Speaker 8: she's going to talk about all legal matters. Brandon Wolfs
- 8:59Speaker 8: want to talk of about real estate, Quentin Martin is
- 9:01Speaker 8: going to talk about investing, Kwame Uncle, variety of different
- 9:05Speaker 8: business topics. And we got the credit through coming in
- 9:07Speaker 8: and talk about credit. So once once UH semester, once
- 9:11Speaker 8: every three months, we're going to bring the professor back
- 9:15Speaker 8: and then we're also we're also going to have a
- 9:18Speaker 8: trade program, so we're going to have at least one
- 9:21Speaker 8: class a season for a trade. So that'll be like
- 9:25Speaker 8: hvac or that'll be flooring, because we understand that, you know,
- 9:29Speaker 8: you got to learn a variety of different things. You
- 9:31Speaker 8: just can't learn one particular thing, so h FLAG flooring.
- 9:36Speaker 8: You know, we'll figure it out, but we're going to
- 9:38Speaker 8: have one trade class a month, and then we're also
- 9:42Speaker 8: starting a woman's initiative inside to empower women.
- 9:46Speaker 3: So it's great, it's great. It's a lot of stuff.
- 9:49Speaker 8: So I think I got to say shout out to
- 9:52Speaker 8: our whole entire team. You know, we're really moving forward
- 9:56Speaker 8: with Janet. We hired our first full time employee.
- 10:00Speaker 5: Yeah, hold on, can we get some fire moojis in
- 10:02Speaker 5: the chat for Janet? Can we do that? Because Jen
- 10:04Speaker 5: is amazing?
- 10:06Speaker 3: Yeah? Shot, the Janet were now.
- 10:09Speaker 5: And that's he's our first employee.
- 10:11Speaker 3: It's a it's a great it's a great story.
- 10:13Speaker 8: A black woman that was working for Fidelity making making
- 10:17Speaker 8: a nice amount of money for Fidelity, and she was
- 10:21Speaker 8: a member of Eyo University and just showed a great initiative.
- 10:25Speaker 8: So you know, we practiced what we preached, grew economics empowerment.
- 10:28Speaker 8: We were able to take her from Fidelity, we were
- 10:31Speaker 8: able to match her pay, and we hire her as
- 10:33Speaker 8: a full time employee for Eyo University. So we're taking
- 10:37Speaker 8: this serious. It's not like just a random thing that
- 10:39Speaker 8: we just put together. Like we really investing a lot
- 10:42Speaker 8: of money, time and energy into Eyo university and in
- 10:46Speaker 8: twenty twenty one, we're really, really, really going to make
- 10:48Speaker 8: a strong, strong push to make it uh the premier
- 10:52Speaker 8: learning experience for business, not just investing business period, all
- 10:57Speaker 8: forms of the business. And we really want, you know,
- 11:01Speaker 8: our thing to be as big as Harvard, Yale or
- 11:03Speaker 8: any other these institutions. So yeah, so we are running
- 11:08Speaker 8: a last minute sale being at what I just said.
- 11:12Speaker 3: We invested a lot of infrastructure, so it's changing.
- 11:15Speaker 8: So the price is actually doubling starting next week, but
- 11:19Speaker 8: we're grandfathering anybody that wants to join, So now we're
- 11:21Speaker 8: running a forty percent off core and all of that.
- 11:23Speaker 8: The price right now forty percent off is forty four
- 11:25Speaker 8: hundred dollars for the entire year, and everybody that's been
- 11:29Speaker 8: grandfathered in, like if you paid ninety nine dollars, your
- 11:31Speaker 8: grandfathered in. So that's the great part is like the
- 11:35Speaker 8: price only goes up not because we're being greedy, because
- 11:38Speaker 8: we're actually investing in it.
- 11:39Speaker 3: We have we're looking to hire two more people.
- 11:41Speaker 8: Probably in twenty twenty one, so this has turned into
- 11:44Speaker 8: a whole operation. So if you're interested, the price will
- 11:47Speaker 8: be doubling next week. But right now it's forty percent
- 11:51Speaker 8: off with Code Freedom for tonight. I'll put it in
- 11:55Speaker 8: a chat COLDE Freedom. We'll talk about it more a
- 11:56Speaker 8: little bit later, but that ground rules. So actually, let's get.
- 12:01Speaker 5: Hold on shot. What's that?
- 12:02Speaker 6: Because I like Code Freedom.
- 12:06Speaker 5: I mean that was super attentioning.
- 12:08Speaker 7: There's one more thing that you didn't say, man, and
- 12:10Speaker 7: that is we also are recognizing some of the people
- 12:12Speaker 7: that are in our community. So we also are handing
- 12:14Speaker 7: out awards to our top earners, and we actually went
- 12:17Speaker 7: through that process this week. So I just want to
- 12:19Speaker 7: give a huge shout out to our top earners. And
- 12:21Speaker 7: that's people that are just coming into the community and
- 12:23Speaker 7: just saying like, I want to add value anyway I can.
- 12:26Speaker 7: I want to add value, and so shout out to
- 12:28Speaker 7: our top earners. The five people that we are recognized
- 12:31Speaker 7: this week were Angelo, Tina, Liz McIntosh, and King none
- 12:36Speaker 7: other than our man, King Arthur Man. So we appreciate
- 12:39Speaker 7: all that you have done to help grow this community,
- 12:41Speaker 7: and we look forward to acknowledging and recognizing so many
- 12:44Speaker 7: more people that are just out here just killing it
- 12:46Speaker 7: as earners.
- 12:47Speaker 9: Man.
- 12:47Speaker 5: We appreciate you greatly for sure.
- 12:49Speaker 3: So yeah, actually the floor is yours.
- 12:52Speaker 6: All right, let's run it. I'm super excited, so earners,
- 12:55Speaker 6: I'm gonna go ahead and share my screen and don't
- 12:58Speaker 6: talk about me. I probably got a hunt absolpen busy. Okay, Well,
- 13:13Speaker 6: thank you so much everybody for joining me tonight, for
- 13:16Speaker 6: building intentionally how to buy land, develop it and eventually
- 13:22Speaker 6: build the city. Because the name of this thing changed
- 13:25Speaker 6: like three times. Thank you, Troy. He just sent out
- 13:28Speaker 6: a million email blasts with different titles to it. But yes, I.
- 13:37Speaker 3: Heard, I heard, I heard.
- 13:38Speaker 8: We have a prestigious alumni in the building, none other
- 13:41Speaker 8: than styles P himself. If you're wrapped in from a
- 13:44Speaker 8: legendary group to lock so Styles, I guess it's interested
- 13:48Speaker 8: in learning about developing land and buying land. So you
- 13:51Speaker 8: never know who might pop up in these situations. Shout
- 13:54Speaker 8: out to styles now a legend, a legend where we
- 13:57Speaker 8: come from, for sure.
- 13:59Speaker 6: Absolutely alumni at that and an alumni yes, so thank
- 14:03Speaker 6: you for being in the class today, styles P, and
- 14:06Speaker 6: then all the rest of you know, I'm sure all
- 14:09Speaker 6: of us are illustrious guests in somewhere other and so
- 14:13Speaker 6: we appreciate all of you guys for being here. You
- 14:17Speaker 6: guys got me back on the screen. All right, let's
- 14:19Speaker 6: do this so building intentionally, how to buy land, development
- 14:23Speaker 6: and eventually build this city. That's what we're gonna get
- 14:26Speaker 6: into tonight, y'all. Uh disclaimer, because what I do recognize
- 14:31Speaker 6: is that we got earners from around the world. So
- 14:36Speaker 6: what I need for you all to understand is that
- 14:39Speaker 6: the things that I'm going to teach in this master
- 14:41Speaker 6: class are going to not be the same in every state.
- 14:46Speaker 6: So the most important thing that you can do with
- 14:49Speaker 6: any information that you get is to research it for yourself,
- 14:54Speaker 6: to get an expert in your area, whether that be
- 14:57Speaker 6: a real estate agent, a legit business consultant, business strategists,
- 15:03Speaker 6: and of course a lawyer, someone that you can trust.
- 15:06Speaker 6: Is always good to have a lawyer stay lawyered up.
- 15:09Speaker 6: So that's my disclaimer for tonight that these principles, these strategies,
- 15:14Speaker 6: these things I'm gonna teach you, they are definitely probably
- 15:18Speaker 6: applicable to what it is you need to do in
- 15:21Speaker 6: your neck of the woods. But you have to find
- 15:23Speaker 6: out for yourself if that thing that I teach or
- 15:27Speaker 6: say tonight is going to have the same precedence in
- 15:32Speaker 6: the areas in what you plan on building and investing
- 15:35Speaker 6: in so now that that side of the way. I'm
- 15:38Speaker 6: Ashley Scott. I am a realtor based in Stonecrest, Georgia.
- 15:44Speaker 6: I am the vice president of the Freedom Georgia Initiative.
- 15:48Speaker 6: If you do not know my story, I am My
- 15:51Speaker 6: good friend Rene Walters purchased ninety six points seventy one
- 15:55Speaker 6: acres of land just outside of Tombsboro, Georgia, a little
- 16:00Speaker 6: sleeping town that went viral over the summer after we
- 16:05Speaker 6: had the unfortunate events of George Floyd being murdered, amaled
- 16:11Speaker 6: Aubrey being murdered Red Sharp Brooks. All of the energy
- 16:16Speaker 6: that we have been dealing with around social justice issues
- 16:21Speaker 6: made that article go viral and it caught my friend
- 16:25Speaker 6: Renee's attention, and her being an entrepreneur a visionary herself, said,
- 16:32Speaker 6: you know what, if we're gonna make change, we need
- 16:35Speaker 6: to look at this town. And so she brought that
- 16:37Speaker 6: to me. We went to an open house, we visited,
- 16:42Speaker 6: we did our due diligence, and we decided to invest
- 16:45Speaker 6: in building our own community and building a community that
- 16:50Speaker 6: is intentionally created to serve and meet the needs of
- 16:56Speaker 6: black families and black businesses. To try to create a
- 17:01Speaker 6: replicatable model for other families to buy land and to
- 17:06Speaker 6: create for themselves the kind of community that they deserve
- 17:09Speaker 6: to live in. So the Freedom Georgia Initiative is just
- 17:14Speaker 6: getting started. We purchased our land July twenty twenty, so
- 17:20Speaker 6: that's been less than six months. I myself, as a realtor,
- 17:24Speaker 6: have been a realtor for just over two and a
- 17:27Speaker 6: half years, and I've been in marketing for over ten
- 17:32Speaker 6: years now. I have a company called the Mobile Maidens.
- 17:35Speaker 6: I'm a wife, I'm a mom, I'm an entrepreneur, I'm
- 17:39Speaker 6: a leader at heart. I am a proud HBCU graduate.
- 17:44Speaker 6: Shout out to Bennett College for Women and all of
- 17:47Speaker 6: my ben at bells. Shout out to my sorority sisters
- 17:51Speaker 6: of Alpha Kappa Alpha Sorority Incorporated. And that's me in
- 17:56Speaker 6: a nutshell. I am very civically engaged and always working
- 18:01Speaker 6: toward a progressive realization of a worthy ideal. So it's
- 18:08Speaker 6: time to buy land. Y'all for building more intentionally. Everywhere
- 18:13Speaker 6: you look, it's clear that there's a lot of concerns.
- 18:17Speaker 6: We've got COVID concerns. We don't know whether or not
- 18:22Speaker 6: we are going to get over this hump. People are
- 18:25Speaker 6: concerned about density and about how quickly the virus can
- 18:29Speaker 6: spread because it's so highly contagious. And what we know
- 18:33Speaker 6: is when you're talking about a highly contagious pandemic, it
- 18:37Speaker 6: is going to have a bigger impact on dense areas.
- 18:42Speaker 6: So we have to look at our housing situation as
- 18:46Speaker 6: a whole when it comes to public our health and
- 18:49Speaker 6: as a public health issue. Not only that, we've got
- 18:52Speaker 6: climate change happening. We got wildfires in California and Oregon
- 19:00Speaker 6: that is actually dictating relocation and trends. People are, you know,
- 19:08Speaker 6: literally looking at relocating not just for climate change, but
- 19:12Speaker 6: because of affordable housing. We're in the midst of an
- 19:15Speaker 6: affordable housing crisis. We have more buyers than we have
- 19:19Speaker 6: sellers at the moment, so this market and all of
- 19:23Speaker 6: the conditions around it, we are going to probably see
- 19:26Speaker 6: a huge influx of even.
- 19:38Speaker 3: We have sellers at the moment.
- 19:40Speaker 6: So this market and all of the conditions over and
- 19:44Speaker 6: food insecurity, land is the direct opportunity to solve that problem.
- 19:51Speaker 6: We gotta buy land. Social injustice, we have been facing
- 19:56Speaker 6: high crime, high policing, and it creates a cycle of
- 20:00Speaker 6: prison industrial complexes and until we buy land and change
- 20:04Speaker 6: how the structures of our communities actually look, we are
- 20:08Speaker 6: going to continue to see social uprising and social injustice.
- 20:12Speaker 6: We have to change what community looks like to really
- 20:15Speaker 6: have an impact on how we prison and police our communities,
- 20:21Speaker 6: health disparities, this pandemic. Again, the reason why certain demographics
- 20:28Speaker 6: were disproportionately affected by COVID is because of our lifestyles.
- 20:34Speaker 6: We don't walk enough, you guys. We're not living in
- 20:37Speaker 6: well being. We're not spending time and outdoors forest bathing.
- 20:43Speaker 6: You probably don't even know what forest bathing is, but
- 20:46Speaker 6: look it up. I promise you you are.
- 20:49Speaker 5: Going to come back to that.
- 20:52Speaker 6: You will enjoy forest bathing. Right, So, buying land is
- 20:57Speaker 6: genuinely a way and a me means for us to
- 21:01Speaker 6: intentionally create a better world. So that's why I'm so
- 21:06Speaker 6: passionate about this, and I want to get into my
- 21:08Speaker 6: little five step outline of building intentionally. So when I'm
- 21:12Speaker 6: gonna cover this evening is the land, the team, the money,
- 21:18Speaker 6: the build, and the charter. I'm not gonna go very
- 21:21Speaker 6: deeply into the charter because you know that's a whole lot,
- 21:25Speaker 6: but I am gonna touch on it just a bit
- 21:27Speaker 6: but let's get started with a bit of insight before
- 21:30Speaker 6: I start about But if we're going to talk about
- 21:33Speaker 6: developing land, we're gonna talk about buying, buying back the block.
- 21:38Speaker 6: We have to have a bit of insight, a bit
- 21:40Speaker 6: of strategy when we talk about group economics, we have
- 21:44Speaker 6: to really have a mindset shift. So one of the
- 21:47Speaker 6: things I want to just get us kind of positioned
- 21:49Speaker 6: with one. I hope you got a notebook. If you
- 21:52Speaker 6: don't go get it, because it's about to be some
- 21:55Speaker 6: note taking moments coming. Okay. If you don't leave with
- 21:59Speaker 6: nothing else tonight, If you have no intention on buying
- 22:02Speaker 6: any kind of land whatsoever, if you don't know if
- 22:06Speaker 6: you'll ever develop any pieces of land, if you don't
- 22:10Speaker 6: want to even consider living in community, or buying and
- 22:14Speaker 6: building the block, any of that, take this with you tonight.
- 22:19Speaker 6: There are seven seven habits of highly effective people. And
- 22:24Speaker 6: for you to be able to actually see something as magnet,
- 22:29Speaker 6: something as big as buying land, developing it into a subdivision,
- 22:36Speaker 6: into a mixed use project, into a full blown community,
- 22:40Speaker 6: an eco village, whatever it is that your heart is
- 22:44Speaker 6: desiring to do with the land that you want to purchase,
- 22:47Speaker 6: you're going to have to have some insight and some strategy,
- 22:51Speaker 6: and your disposition in life is going to allow you
- 22:55Speaker 6: to be more successful versus less successful in this person suit,
- 23:00Speaker 6: because it will be easy to fail, and really to
- 23:04Speaker 6: give up is what happens. You don't really fail, You
- 23:06Speaker 6: give up when you get so many challenges. So if
- 23:09Speaker 6: you don't have the right insight, the right strategy, you're
- 23:12Speaker 6: going to give up when those challenges come. So I
- 23:16Speaker 6: want to talk about these seven habits first before we
- 23:19Speaker 6: get into the class, because I think mindset has everything
- 23:23Speaker 6: to do with building land and buying land and developing
- 23:28Speaker 6: land and eventually building a city. Right, So number one,
- 23:32Speaker 6: be proactive, period poop. Begin with the end in mind.
- 23:36Speaker 6: Beginning with the ending mind is essential in buying land
- 23:41Speaker 6: and developing it. If you don't start with the end
- 23:45Speaker 6: in mind, you're going to lose your shirt. You're not
- 23:48Speaker 6: going to have an exit strategy, you're not going to
- 23:52Speaker 6: be able to actually manifest the actual benefits, the profits,
- 23:58Speaker 6: the things that you wanted from your land. If you
- 24:01Speaker 6: don't start with the end in mind, put first things first.
- 24:06Speaker 6: You can't tackle everything at once, and your core values
- 24:11Speaker 6: and the end that you have in mind, that ultimate
- 24:14Speaker 6: result that you want, whether it's some sum of money,
- 24:18Speaker 6: whether it's a community that it's intentional and loving and thriving,
- 24:23Speaker 6: whether it's creating a space and a place where your
- 24:28Speaker 6: children feel safe, and then you can pass it down
- 24:31Speaker 6: as an inheritance. Put first things first, because when you
- 24:35Speaker 6: come up with challenges, if you remember those things that
- 24:39Speaker 6: are priorities to you, you won't allow the challenges, the
- 24:44Speaker 6: petty arguments, the things that will happen with contractors and
- 24:48Speaker 6: permitters and all of the different things that go on.
- 24:52Speaker 6: You won't let it deter you, and you won't get
- 24:55Speaker 6: caught up on things that easily beset you because you
- 24:58Speaker 6: know what the in mind is and you put that
- 25:02Speaker 6: first thing first. Right Four, Think when when you're not
- 25:06Speaker 6: going to be able to develop a piece of land
- 25:09Speaker 6: unless you have a win win attitude, a win win mindset.
- 25:14Speaker 6: It's not just what's in it for me, and it's
- 25:16Speaker 6: never a sum zero game. When you're talking about when
- 25:20Speaker 6: when it doesn't look like I beat this guy and
- 25:24Speaker 6: that guy's a loser. You can't negotiate that way and
- 25:27Speaker 6: you can't build community that way. You have to have
- 25:30Speaker 6: a win win mindset of I get something. My brother
- 25:34Speaker 6: gets something, I get something. My contractor gets something. I
- 25:38Speaker 6: get something, my county gets something. I get something, my
- 25:42Speaker 6: economic development authority gets something. It's a win win for everybody.
- 25:48Speaker 6: Seek first to understand, then to be understood before you
- 25:52Speaker 6: go rah rah rah. Make sure that you understand why
- 25:58Speaker 6: things are happening in the fashion of which they're happening.
- 26:02Speaker 6: It could be something that came up in your build
- 26:05Speaker 6: or your project that was unforeseeable. So to understand first
- 26:10Speaker 6: is always a great practice when you're talking about going
- 26:14Speaker 6: through this path of buying and developing land, and then
- 26:19Speaker 6: to be understood. Make sure that you are speaking up
- 26:23Speaker 6: for yourself, that you are keeping your core principles and
- 26:27Speaker 6: the core values of your project in mind. With the
- 26:31Speaker 6: people you are working with. Synergize. Look for ways that
- 26:38Speaker 6: allow things to get momentum, to work together seamlessly, strategic partnerships,
- 26:44Speaker 6: people who are just a good fit. I have some
- 26:47Speaker 6: great stories that I don't even have time to share,
- 26:51Speaker 6: but anybody that we have brought onto our Freedom Georgia
- 26:55Speaker 6: Initiative project has had good synergry and with very strategic
- 26:59Speaker 6: about never working with somebody we don't like, we don't
- 27:02Speaker 6: want to look at or that we think is not
- 27:05Speaker 6: going to have to share the common goal, because if
- 27:08Speaker 6: I'm going to do business with you, I want to
- 27:10Speaker 6: make sure I feel good when I'm doing that business.
- 27:12Speaker 6: And when you're doing the business of buying land and
- 27:15Speaker 6: developing it. You're going to be in business with a
- 27:19Speaker 6: person for a long time, at least eighteen to twenty
- 27:22Speaker 6: four months, and you want to make sure that there's
- 27:26Speaker 6: synergy with the partners and the consultants and the contractors
- 27:30Speaker 6: and the people you choose on your journey. Sharpen the
- 27:34Speaker 6: saw always I personally develop yourself, personally develop your team,
- 27:40Speaker 6: find new innovative information in ways to do things. So
- 27:45Speaker 6: keep that strategy in mind. It will serve you for
- 27:48Speaker 6: what I'm getting ready to teach tonight. It will serve
- 27:50Speaker 6: you if you get off the YouTube right now, take
- 27:53Speaker 6: it with you, Okay. And that was Seven Habits of
- 27:56Speaker 6: Highly Effective People. That's one of the books. That is
- 27:59Speaker 6: my suggested refe by Stephen Covey. Let's get into it
- 28:04Speaker 6: the land. I'm going to talk about why buy land.
- 28:06Speaker 6: We're going to discuss world versus urban, the process, best features,
- 28:11Speaker 6: and things to avoid. Just so you can see in
- 28:13Speaker 6: the corner over there. That is my little land that
- 28:18Speaker 6: I have purchased with my good friends and family, And
- 28:21Speaker 6: that was our first event, the big Black camp out,
- 28:24Speaker 6: So you're getting to get a little glimpse of where
- 28:28Speaker 6: we are beginning. Our developments got beautiful views, and I
- 28:32Speaker 6: just love it every time I go. Why buy land, Well,
- 28:39Speaker 6: raw land investments are typically less competitive than residential real
- 28:44Speaker 6: estate in the market right now. I don't know if
- 28:46Speaker 6: any of you guys are in the market, maybe looking
- 28:48Speaker 6: to buy a home, and you have been putting offers
- 28:51Speaker 6: on houses over and over and over again, and it's
- 28:54Speaker 6: like every time you look, you're missing out on a
- 28:57Speaker 6: chance to get the home of your dreams. You might
- 28:59Speaker 6: be an You're putting in offers and offers, and all
- 29:02Speaker 6: of your offers are getting passed up because it's a
- 29:04Speaker 6: seller's market. Inventory is really low, particularly where I am
- 29:08Speaker 6: in my market of Atlanta, Georgia, because interest rates are
- 29:12Speaker 6: just so low and this pandemic makes people uncertain about
- 29:17Speaker 6: where they may move and where they might want to go.
- 29:20Speaker 6: They aren't putting their homes on the market. So we've
- 29:23Speaker 6: got a whole lot of buyers, but not a lot
- 29:26Speaker 6: of sellers. So that's creating an artificial inflation of the
- 29:30Speaker 6: prices in the market at the moment. So we really
- 29:33Speaker 6: can look towards land investments as a major opportunity, especially
- 29:38Speaker 6: when we look at these relocation trends, to be able
- 29:41Speaker 6: to purchase a piece of land and develop it to
- 29:44Speaker 6: really address this affordable housing crisis and to make yourself
- 29:49Speaker 6: some money. Again, it's less competitive than residential real estate
- 29:53Speaker 6: when you buy land. Sellers of raw land investments are
- 29:58Speaker 6: a little more likely to be able to finance through
- 30:01Speaker 6: owner finance. And now I'm gonna touch a little bit
- 30:04Speaker 6: more on that when we get to the money section.
- 30:08Speaker 6: Purchase price and holding costs are lower with rawland. So
- 30:12Speaker 6: that's something that a lot of times we look at
- 30:15Speaker 6: as real estate investors are holding costs over time, especially
- 30:20Speaker 6: if you are someone who does birds and buys and holds,
- 30:23Speaker 6: you're gonna want to you have higher holding costs, insurance
- 30:27Speaker 6: and taxes and all of the things that you have
- 30:31Speaker 6: to maintain when you're holding an actual piece of real
- 30:34Speaker 6: property if you buy land as an investment and don't
- 30:37Speaker 6: develop it but simply hold it, especially if it's in
- 30:41Speaker 6: a location that's trendy, a location that's likely to appreciate
- 30:45Speaker 6: in value over time. That is an exceptional piece of
- 30:49Speaker 6: property that can then generate a profit for you, a
- 30:52Speaker 6: return on your investment, and you can just hold it
- 30:55Speaker 6: for time and hopefully it does become the next place
- 30:59Speaker 6: for gentrification or revitalization and you're able to have that
- 31:04Speaker 6: money that might have been sending in the bank turn
- 31:06Speaker 6: into a chance to sell the property or develop the
- 31:10Speaker 6: area and build a home and sell it for a
- 31:12Speaker 6: large price. So that's the value of purchase price and
- 31:18Speaker 6: holding costs that are lower. We're all land the appreciation potential.
- 31:23Speaker 6: I think I just mentioned that the appreciation potential can
- 31:27Speaker 6: remain high even with less than stellar market conditions, which
- 31:30Speaker 6: is where we are now. You can buy a piece
- 31:32Speaker 6: of land for affordable price right now, hold it, and
- 31:36Speaker 6: then when this wealth transfer finishes, you might be able
- 31:40Speaker 6: to have a nice return on appreciation on your land.
- 31:44Speaker 6: There are countless development opportunities for the raw land. There
- 31:49Speaker 6: is not just developing the land. You can put trees
- 31:53Speaker 6: on the land and sell the lumber. You can create
- 31:56Speaker 6: Airbnb experiences. You can rent the land out for cultural
- 32:01Speaker 6: events and festivals. There is farming. You can lease the land.
- 32:06Speaker 6: You can do so many things with ray land. The
- 32:10Speaker 6: only limit is your imagination. If you notice at the
- 32:15Speaker 6: bottom fine land on www dot landslip dot com, go
- 32:22Speaker 6: visit landflip dot com. When you finish this masterclass, start
- 32:26Speaker 6: doing your research, Start seeing where the land is cheap,
- 32:29Speaker 6: start seeing where people are look for trends where people
- 32:33Speaker 6: are moving to, and then go look at buying land
- 32:36Speaker 6: in those areas. Google is your friend rural versus urban.
- 32:42Speaker 6: There are I like rural land. That's just me. You're
- 32:46Speaker 6: gonna find more rural land available at larger acreages at
- 32:52Speaker 6: more affordable prices than you will in urban areas. Urban
- 32:57Speaker 6: areas have all the conveniences we already know. It's close
- 33:01Speaker 6: to the walmart, it's close to the jobs, it's close
- 33:05Speaker 6: to all the things, the nightlife, the stuff you love.
- 33:08Speaker 6: But there's setbacks to both sides of the fence. You again,
- 33:13Speaker 6: beginning with the end in mind, have to have clarity
- 33:16Speaker 6: on what it is you want to do with your investment,
- 33:18Speaker 6: what it is you want to accomplish once you purchase
- 33:21Speaker 6: your land. If you're interested in purchasing land in an
- 33:25Speaker 6: urban area, you definitely want to find something that's going
- 33:29Speaker 6: to be in a trendy area. That doesn't have a
- 33:33Speaker 6: lot of zoning and ordinances, But be mindful that you
- 33:37Speaker 6: need to check the zoning and ordinances when you invest
- 33:40Speaker 6: in purchase urban land, because when you're an urban land
- 33:44Speaker 6: is land that is inside of a major metropolitan area.
- 33:48Speaker 6: For those of you who are like, what do you
- 33:50Speaker 6: mean by that, So, if you're looking at a place
- 33:53Speaker 6: like Metro Atlanta and even the little city surrounding it
- 33:57Speaker 6: like Decatur and Smyrna, those are urban areas with high density,
- 34:05Speaker 6: lots of traffic, and typically there's more crime in the area.
- 34:08Speaker 6: They're typically higher police and again there's benefits like proximity
- 34:13Speaker 6: to shopping, work in nightlife. There's more noise pollution, there's
- 34:17Speaker 6: light pollution, actual pollution. So when you're looking at rural land,
- 34:21Speaker 6: there's a lot of grants and USDA loans that might
- 34:24Speaker 6: be available to you, as well as opportunity zones. You
- 34:28Speaker 6: can find opportunity zones both in urban areas and rural areas.
- 34:32Speaker 6: You need to be able to google it, go find
- 34:35Speaker 6: opportunity zones. You put the zip code or the address
- 34:39Speaker 6: of the area you're interested in investing in to be
- 34:42Speaker 6: able to find out whether or not it is in
- 34:44Speaker 6: an opportunity zone. Rural has minimum or no zoning or ordinances.
- 34:51Speaker 6: Typically with your rural land, it's more of the countryside.
- 34:56Speaker 6: It's usually about forty five minutes outside of the downtown
- 34:59Speaker 6: or center city areas, so there's less density, there's less traffic,
- 35:04Speaker 6: there's usually less crime, less policing. You might have a
- 35:08Speaker 6: sheriff's department versus a metropolitan police department, so it's a
- 35:13Speaker 6: different feel altogether. It's more abundant with trees, nature and
- 35:20Speaker 6: natural resources, less noise pollution, less light pollution, less actual pollution,
- 35:28Speaker 6: and there is the challenge of being further away from
- 35:36Speaker 6: your modern conveniences. You might not be able to roll
- 35:39Speaker 6: up to the walmart. It probably close at nine ten o'clock.
- 35:42Speaker 6: Some of the stories you like, but you also again
- 35:46Speaker 6: I'll say, begin with the end in mind. What is
- 35:48Speaker 6: it you want to see with your land investment when
- 35:52Speaker 6: you purchase, when getting started in land investment, I'm going
- 35:56Speaker 6: to say it again, it's vitally important to understand the
- 35:59Speaker 6: zoning the area. The way to understand what the zoning
- 36:03Speaker 6: laws are is simply to get what your real estate
- 36:06Speaker 6: agent to check out, the tax assessor's office, your county
- 36:11Speaker 6: manager's office, your city office. There's usually a website that
- 36:15Speaker 6: has zoning and ordinances. You can call your zoning department,
- 36:20Speaker 6: your local zoning department in the city, or the areas
- 36:24Speaker 6: you're interested in to find out what the zoning restrictions are.
- 36:29Speaker 6: Zoning is essentially a map overlay that tells our city planners, developers,
- 36:38Speaker 6: economic developers, commercial developers where they can build in the
- 36:44Speaker 6: city's master planning. Is this area available for industrial stuff,
- 36:51Speaker 6: This area is available for residential and mixed use, this
- 36:55Speaker 6: area is available for commercial. So knowing where what the
- 37:00Speaker 6: zoning is on the parcel of land that you intend
- 37:03Speaker 6: to purchase is essential because you won't be able to
- 37:07Speaker 6: build what you want to build without a lot of hoopla.
- 37:11Speaker 6: I say hoopla. What I mean is going through the
- 37:14Speaker 6: process of having a zoning variance issued by your city
- 37:20Speaker 6: council or your zoning department. It's a process, it can
- 37:24Speaker 6: be done. That's the great thing about America, Baby, anything
- 37:27Speaker 6: is possible. You just need to be able to negotiate.
- 37:30Speaker 6: But just know that that may be a challenge. Property
- 37:35Speaker 6: buying timeline, so there's a plethora of timelines that are
- 37:42Speaker 6: possible in real estate development, and it's going to be
- 37:45Speaker 6: based on the type of project that you're building. When
- 37:49Speaker 6: you're purchasing land for development, know that the more intricate
- 37:54Speaker 6: your plans are, the more the larger the parcel is.
- 37:59Speaker 6: The amounts of acres that you have will dictate your
- 38:03Speaker 6: timeline just as well as your budget. So these timelines
- 38:09Speaker 6: are very loose. But I bought and I was able
- 38:13Speaker 6: to organize my nineteen families and buy that ninety six
- 38:18Speaker 6: acres of land in less than forty five days with
- 38:21Speaker 6: my collective. That's not normal, so don't think that that's
- 38:25Speaker 6: a typical result at all. You can take years to
- 38:30Speaker 6: find the perfect piece of land if you have an
- 38:33Speaker 6: extensive project and vision in your mind for what it
- 38:36Speaker 6: is you foresee building. But ultimately it will be varying
- 38:42Speaker 6: according to what it is you plan to do in
- 38:44Speaker 6: the area, of course, as well where you plan to
- 38:47Speaker 6: do it. Because of the pandemic, things that have also
- 38:50Speaker 6: slowed down significantly, and you have the fact that they're
- 38:55Speaker 6: social distancing issues keeping projects from moving as quickly as
- 39:00Speaker 6: they typically would because of being able to keep labor
- 39:05Speaker 6: on the project. It's a lot going on. But visioning
- 39:09Speaker 6: is the first step to your property buying timeline. I
- 39:12Speaker 6: keep saying it begin with the end in mind. Knowing
- 39:15Speaker 6: what you want to do with your land is essential
- 39:18Speaker 6: and it's going to help lead your search. You need
- 39:21Speaker 6: to take a few days and get clear about what
- 39:24Speaker 6: the community is you want to build. If you're building
- 39:26Speaker 6: an intentional community, if you want a farm, if you
- 39:30Speaker 6: plan on building affordable housing, if you plan on just
- 39:34Speaker 6: putting up one house and then doing the next project.
- 39:38Speaker 6: Just know what your goals are. Then that goal will
- 39:43Speaker 6: help dictate your search. Because there's a lot of reasons,
- 39:46Speaker 6: in different motivations for why people are purchasing lands in
- 39:53Speaker 6: this current state that we are in in America. So
- 39:58Speaker 6: whatever your reason is for why you want to build
- 40:01Speaker 6: buy land, and you feel pulled to buy land, write
- 40:04Speaker 6: the vision, make it plain, and go searching for the
- 40:08Speaker 6: land that's going to be most ideal for what it
- 40:11Speaker 6: is you see yourself doing with this land development. It
- 40:15Speaker 6: can take seven days, it could take one hundred and
- 40:18Speaker 6: eighty days. I had a person who took my seminar
- 40:20Speaker 6: how to Buy Land using group Economics that says she's
- 40:23Speaker 6: been looking for land for over two years because she
- 40:27Speaker 6: has certain criteria for her property buying. That being that
- 40:33Speaker 6: it has access to water, that it has flat areas
- 40:38Speaker 6: for food plots and flat areas for a home site,
- 40:42Speaker 6: and it needs to have road frontage and access, and
- 40:45Speaker 6: it needs to be just in this perfect location in
- 40:48Speaker 6: Georgia for it to work. And so when you have
- 40:52Speaker 6: those criterias and those fairy exact specifications, it can take
- 40:58Speaker 6: your property search much much longer. So that time frame
- 41:05Speaker 6: is a larger time frame because it varies based on
- 41:09Speaker 6: what you want. Due dilaging. Due diliging is your due
- 41:14Speaker 6: diligence period. You gotta do the research. You've got to hurt,
- 41:18Speaker 6: you've got to hire the inspector, the appraiser. You need
- 41:23Speaker 6: to do your soil samples, your percolation tests, things that
- 41:27Speaker 6: are going to let you know that the site you
- 41:29Speaker 6: are selecting is going to be adequate for your farming,
- 41:34Speaker 6: for your building, for your community developing. So that due
- 41:40Speaker 6: diligence period can be fourteen to twenty one days, I've
- 41:43Speaker 6: seen them go as long as thirty days. And you
- 41:45Speaker 6: can always renew that time frame or extend that time
- 41:50Speaker 6: frame as necessary with what's called an amendment to the contract.
- 41:55Speaker 6: Once you've placed your offer on the parcel of land
- 41:58Speaker 6: that you're interested in perk, So that offer comes after
- 42:03Speaker 6: you found that search. I should have added that as
- 42:06Speaker 6: a part of my timeline. But you make an offer
- 42:09Speaker 6: on that parcel once you've decided that you know what,
- 42:13Speaker 6: it's got everything I need, and now you really make
- 42:16Speaker 6: sure it has everything you need. You test the water.
- 42:19Speaker 6: If there's a well, you get the well tested. If
- 42:22Speaker 6: there is a lot of trees, you get the landscape
- 42:25Speaker 6: or guide to come in and give you a quote
- 42:27Speaker 6: for clearing the trees. You need to do as much
- 42:30Speaker 6: research as you can on the political landscape of the area,
- 42:34Speaker 6: who's coming into the area to develop it, what's the
- 42:37Speaker 6: demographics of the area. This is very important because you
- 42:41Speaker 6: can't get a Whole Foods or Starbucks unless the people
- 42:44Speaker 6: who live there make a certain income annually and they
- 42:48Speaker 6: on top of that, it needs to be a certain
- 42:50Speaker 6: amount of people who live inside of the area for
- 42:54Speaker 6: them to want to come to the area. So all
- 42:57Speaker 6: of these things, this information is essential for you deciding
- 43:01Speaker 6: whether or not your investment is going to be a
- 43:03Speaker 6: viable investment. For you, knowing whether or not the land
- 43:08Speaker 6: is inside of city limits or outside of city limits.
- 43:12Speaker 6: If the land is outside of city limits, this is
- 43:15Speaker 6: your chance to build a city. If the land is
- 43:19Speaker 6: inside of city limits, ain't no help for you. You're gonna
- 43:22Speaker 6: have to just do what's going on, or become civically
- 43:26Speaker 6: engaged and change the landscape of your community through politics
- 43:31Speaker 6: and civil activism. Closing typically takes forty five to sixty
- 43:37Speaker 6: days on land, that is so that they can get
- 43:41Speaker 6: the appreciation the survey. The survey is going to be
- 43:47Speaker 6: priced according to how much land you are buying. It's
- 43:52Speaker 6: tempting in juicy to say I'm gonna go buy four hundred,
- 43:56Speaker 6: six hundred acres of land, and you might find four
- 43:59Speaker 6: hundred or six hun your acres of land at a
- 44:01Speaker 6: price that you could have never thought was possible. But
- 44:04Speaker 6: you have to look at the cost of serving that land,
- 44:09Speaker 6: of developing that land, and knowing what your goals are.
- 44:13Speaker 6: It can take longer than you know. It can take
- 44:17Speaker 6: forty five to sixty days to actually close on it.
- 44:20Speaker 6: And so depending on the situation such as you're financing appraisals,
- 44:25Speaker 6: due diligence, concern, tidal order, all of that can push
- 44:29Speaker 6: your closing further away than the forty five and sixty days.
- 44:33Speaker 6: You want to work very closely with your real estate agent.
- 44:38Speaker 6: You're closing attorney as well as your lender to make
- 44:42Speaker 6: sure that this project that you're doing is moving along okay.
- 44:48Speaker 6: Best features you can find when you're looking for land.
- 44:53Speaker 6: You're looking for scenic views, fresh water sources such as lakes, rivers, aquifers,
- 44:59Speaker 6: spring You're looking for access to road frontage and easements.
- 45:05Speaker 6: You are looking for access to utilities. You are looking
- 45:09Speaker 6: again for that unincorporated county land that has minimal ordinances.
- 45:15Speaker 6: You're looking for places that are home site ready flat
- 45:19Speaker 6: where you can get on there, you can take that
- 45:21Speaker 6: road and you can build your dream home and get
- 45:25Speaker 6: it pop and quick. Road systems and food plots if
- 45:29Speaker 6: you're into gardening. Those are the things that you're going
- 45:32Speaker 6: to be looking for when you look at buying rawland.
- 45:36Speaker 6: That's going to be essential features. Challenge is to avoid uneven, rugged,
- 45:43Speaker 6: undesirable topography. If it looks like you wouldn't want to
- 45:47Speaker 6: walk there, live there, If animals don't look like they
- 45:50Speaker 6: want to walk there, live there, it's probably not a
- 45:53Speaker 6: good investment. It's probably not the place you want to
- 45:56Speaker 6: try to put down routs for a development or a community.
- 46:00Speaker 6: Gridlock land you never want to play the game of
- 46:05Speaker 6: buying a piece of land that's in the middle of
- 46:10Speaker 6: four other five six other people's properties and lands and
- 46:15Speaker 6: there's no clear deeded easement for how you can access
- 46:20Speaker 6: that land. That's a no go. You can work to
- 46:25Speaker 6: negotiate an easement avoid that if possible. No water, no well,
- 46:32Speaker 6: no county water. That's another challenge. That's another expensive piece
- 46:36Speaker 6: of infrastructure. You can essentially put a well into your land,
- 46:40Speaker 6: assuming that there is some kind of aquifier or groundwater
- 46:44Speaker 6: that is down there. You just need to understand that
- 46:48Speaker 6: when you put or dig a well for water, because
- 46:52Speaker 6: there's no county water hookup or no public water works
- 46:57Speaker 6: in place, that's going to be dictated a bout how
- 47:01Speaker 6: deep your well contractor has to go into the ground
- 47:08Speaker 6: to actually find that water. So that can be a
- 47:12Speaker 6: cost that is very hard to determine. But you can
- 47:19Speaker 6: talk to the local person in the area who does
- 47:22Speaker 6: wells and septic tanks, because they're going to know what
- 47:27Speaker 6: the going rate is in your geographic location that you're
- 47:30Speaker 6: interested in developing because they're already digging there and typically
- 47:35Speaker 6: the water table the ground water for a well is
- 47:39Speaker 6: going to be about the same for a geographical region
- 47:43Speaker 6: or area, so you have to get in touch with
- 47:46Speaker 6: that local expert. Challenge is to avoid again no public utilities.
- 47:52Speaker 6: That's another hassle unless you have intentions on living off
- 47:55Speaker 6: the grid, installing solar power, getting with Moses West for
- 48:00Speaker 6: his atmos feared water generation technology being able to collect
- 48:06Speaker 6: rain water like you, unless you're on that life and
- 48:09Speaker 6: you about that survivor, you gonna need public utilities. So
- 48:15Speaker 6: do not avoid buying land in places that have no
- 48:21Speaker 6: access to public utilities. Also avoid buying land in areas
- 48:27Speaker 6: that have overly restrictive zoning regulations, places that have very
- 48:33Speaker 6: staunch conservatives and they don't want you know, cutting down
- 48:38Speaker 6: trees or places that you know are laxed even with
- 48:42Speaker 6: their zoning regulations and they just let anybody build whatever anywhere.
- 48:47Speaker 6: And now you're dealing with toxic water being dumped into
- 48:50Speaker 6: your neighborhood. So you there's a fine line to that.
- 48:54Speaker 6: You just need to again do your due diligence and
- 48:58Speaker 6: again exorbitant permit fees. Find out what the fees are
- 49:02Speaker 6: in advance for the area you're interested in purchasing land,
- 49:06Speaker 6: and when it comes to permits, you can find that
- 49:08Speaker 6: from your tax assessor's office, your county manager office what
- 49:12Speaker 6: the cost, or your city manager, your city zoning office.
- 49:17Speaker 6: They will tell you what the fees are, what the
- 49:20Speaker 6: process is. When you are building something that is a
- 49:24Speaker 6: commercial project, the fees tend to be exorbitantly higher than
- 49:29Speaker 6: a traditional residential project. So in any case, be mindful
- 49:34Speaker 6: of this. I'm going to go back and mention for
- 49:36Speaker 6: restrictive zoning regulations you want to build those types of
- 49:42Speaker 6: projects in have to be open to that. You need
- 49:46Speaker 6: to go find out again, go to your zoning an
- 49:50Speaker 6: ordinance department in your city in the counties, call them
- 49:54Speaker 6: up if it's an area that you don't currently live
- 49:56Speaker 6: in that you're looking to invest in, and find out
- 50:00Speaker 6: what they might have on the books as it relates
- 50:03Speaker 6: to container homes, manufactured homes, eco friendly homes, all these
- 50:09Speaker 6: new innovative things that you might be interested in doing.
- 50:12Speaker 6: Because I know we got some innovative people out here
- 50:14Speaker 6: who want to do some innovative things. So find out
- 50:17Speaker 6: first before you buy the team. All right, So now
- 50:21Speaker 6: that we've talked about the land, we're gonna go ahead
- 50:24Speaker 6: and get into the team. I'm always happy to see
- 50:26Speaker 6: my beautiful team on the screen there. That is my
- 50:31Speaker 6: Freedom family. Shout out to the Freedom nineteen and my
- 50:37Speaker 6: business partners Renee and Laura Riley Cooper. I love y'all,
- 50:42Speaker 6: but you have to have a team, y'all. You cannot
- 50:45Speaker 6: do this by yourself. Even if you decide to be
- 50:49Speaker 6: a sole proprietor you have to. I still have team
- 50:56Speaker 6: members in the area that are going to support you.
- 51:00Speaker 6: That's going to lift you up. People who have certain expertise.
- 51:03Speaker 6: You're going to need consultants, So let's get into this
- 51:07Speaker 6: partners versus consultants. When you start taking on a development project,
- 51:14Speaker 6: your partners are your LLC members or your corporation members,
- 51:18Speaker 6: the people who put up the money with you to
- 51:20Speaker 6: start this business. These are the people who are bringing
- 51:24Speaker 6: the mental capacity to talent to this project. They get
- 51:30Speaker 6: paid later when they share in the profits. They are
- 51:33Speaker 6: accountable for the decision making to help grow the business
- 51:36Speaker 6: or to make sure that this venture is profitable, and
- 51:40Speaker 6: they bear the financial losses if the venture fails. That
- 51:44Speaker 6: is a partner consultants different world. Your consultant gets paid
- 51:50Speaker 6: now as they do the work or as you're doing
- 51:53Speaker 6: the work so that you can be successful. They have
- 51:57Speaker 6: a fiduciary and an ethical duty to do right by you.
- 52:01Speaker 6: These are your realtors, These are your lawyers. These are
- 52:04Speaker 6: the people who have went to school and are specialized
- 52:08Speaker 6: in doing what they do. You need these consultants in
- 52:11Speaker 6: your life, and they have a duty once they bring
- 52:14Speaker 6: you on as once they bring you on as a client,
- 52:16Speaker 6: to do right by you. But if they mess it up,
- 52:20Speaker 6: or you mess it up, or some factors mess it up,
- 52:22Speaker 6: they don't bear any of the financial loss if the
- 52:25Speaker 6: ventures fail. So just know who your partners are and
- 52:29Speaker 6: who your consultants are. And if you're really strategic, you
- 52:33Speaker 6: make the people who are the experts your partner and
- 52:36Speaker 6: your land development venture. So we're going to get into that.
- 52:40Speaker 6: Your team players. You need someone who is administrative or
- 52:43Speaker 6: business oriented. You need somebody who's exceptionally credit worthy. You
- 52:48Speaker 6: need somebody who has a positive track record in real estate.
- 52:52Speaker 6: Somebody who is a general contractor they've been a flipper
- 52:57Speaker 6: rehabber for the last five years. Somebody has to know
- 53:01Speaker 6: what they are doing on your team. In that partner capacity,
- 53:06Speaker 6: you have to have a partner who has that track record.
- 53:10Speaker 6: You need a spokesperson and in some instances you're gonna
- 53:14Speaker 6: want to have somebody who's an ally if the people
- 53:19Speaker 6: you want to purchase the land from don't necessarily look
- 53:23Speaker 6: like you and don't necessarily want to or seem as
- 53:27Speaker 6: if they're not willing to do business with you. An
- 53:30Speaker 6: ally is someone who can make the transaction happen on
- 53:34Speaker 6: your behalf. That person needs to be somebody you can trust.
- 53:38Speaker 6: Everyone should have a history of financial stability. And when
- 53:42Speaker 6: I say everyone, i'm talking about if you have a
- 53:44Speaker 6: team of four people, all four people need to have
- 53:48Speaker 6: a history of financial stability, fiscal responsibility, common sense, and
- 53:53Speaker 6: congeniality because if you got that one hot head that
- 53:57Speaker 6: cuts everybody out all the time is not going to
- 53:59Speaker 6: work for you. Evidence of earned income. People want to
- 54:03Speaker 6: know where your money is coming from, and you have
- 54:08Speaker 6: to have documented income, documented ability to show where your
- 54:15Speaker 6: down payment money is coming from, where the money came
- 54:18Speaker 6: from for the contributions for your startup. So you have
- 54:22Speaker 6: to have that evidence of earned income for everybody on
- 54:24Speaker 6: your team. And you also have to have no conventions
- 54:27Speaker 6: of fraud or deaf because it's just good business. It
- 54:30Speaker 6: makes it easier to do business, to build strategic partnerships,
- 54:33Speaker 6: to access government funding, grants and all of the different
- 54:37Speaker 6: things that are available out here. Much needed expertise. These
- 54:43Speaker 6: are your consultants. These are the people that you can't
- 54:47Speaker 6: do this without. That's either your business culture, your business
- 54:51Speaker 6: attorney to make sure that your business is structured correctly.
- 54:55Speaker 6: If you are an earner, you got resources for that.
- 54:59Speaker 6: If you are a part of any of these amazing
- 55:04Speaker 6: platforms that are out here right now that a lot
- 55:07Speaker 6: of us watch, like their Great Society, a Wealth Standard
- 55:12Speaker 6: with nineteen keys. There's so many good platforms out here,
- 55:17Speaker 6: including myself with my Freedom and Legacy building with Ashley
- 55:22Speaker 6: Scott platform. Get a business coach and or a business attorney.
- 55:26Speaker 6: Have somebody that can help you structure your business appropriately.
- 55:31Speaker 6: You need a license realtor a real estate agent. Unless
- 55:35Speaker 6: you are an experienced investor that's been investing for a
- 55:38Speaker 6: long long time. You have a licensed realtor on your team,
- 55:43Speaker 6: and someone who's seasoned, not somebody who has not done
- 55:46Speaker 6: any deals, and not somebody that's so seasoned that they're
- 55:49Speaker 6: too busy to get back to you. They're too busy
- 55:51Speaker 6: to show you what you want to see. That don't
- 55:53Speaker 6: want to walk around the land with you. You really do
- 55:56Speaker 6: need someone who's going to be in the trenches with you, surveyor.
- 56:02Speaker 6: You have to have somebody who is gonna be able
- 56:07Speaker 6: to work walk through that land and tell you what
- 56:10Speaker 6: the perimeters are, where your property lines are. And you
- 56:14Speaker 6: don't want to have a surveyor who's gonna hit you
- 56:16Speaker 6: over the head because when you talk about land acreage, again,
- 56:19Speaker 6: the more acreage you have, the more it costs. And
- 56:22Speaker 6: when you have a good surveyor like the one I have,
- 56:26Speaker 6: they will say, oh, I'm the surveyor in this area,
- 56:29Speaker 6: and you know what matter of fact that land that
- 56:31Speaker 6: you want to buy that area. I surveyed that piece.
- 56:35Speaker 6: I surveyed that piece, and I surveyed that piece. So
- 56:38Speaker 6: instead of surveying all three hundred and sixty four acres,
- 56:43Speaker 6: I'm gonna go ahead and survey this last piece of
- 56:46Speaker 6: the front part. And that's gonna save you tons of money.
- 56:49Speaker 6: Because they being a licensed surveyor, their work is certified.
- 56:55Speaker 6: They're not gonna they gonna do what they need to
- 56:57Speaker 6: do because they could lose their license. But it saves
- 56:59Speaker 6: you money. So be very particular with the surveyor, and again,
- 57:04Speaker 6: having a surveyor who's familiar with the area. That's one
- 57:08Speaker 6: of those things you should do is have somebody again
- 57:11Speaker 6: who's familiar with the area. The same thing for your appraiser.
- 57:15Speaker 6: You want to get an appraiser of the land who's
- 57:17Speaker 6: familiar with the area, CPA or bookkeeper. You are going
- 57:22Speaker 6: to want somebody who's good at keeping track of all
- 57:24Speaker 6: of these expenses. Particularly when you are talking about building
- 57:29Speaker 6: and you get into the construction aspect of this thing,
- 57:32Speaker 6: you definitely need somebody who's keeping track of the books
- 57:35Speaker 6: and the expenses on your project. The developer or the builder,
- 57:39Speaker 6: they are responsible for that part two, but they've worked
- 57:43Speaker 6: hand in hand. Okay, your developer, your builder, they need
- 57:46Speaker 6: to have a track record. They need to be somebody
- 57:50Speaker 6: you have verifiable references that they have built projects and
- 57:57Speaker 6: that they are in good financial standing, that they don't
- 58:00Speaker 6: old people that they didn't walk off the project and
- 58:03Speaker 6: didn't finish the project. Do your due diligence on the builder.
- 58:07Speaker 6: To loan officer, you have to have somebody on your
- 58:11Speaker 6: team that's going to help you with all the different
- 58:14Speaker 6: financing stages. And a good loan officer is going to
- 58:18Speaker 6: help you get qualified from the beginning to the end
- 58:20Speaker 6: for what it is you need to do your particular project,
- 58:24Speaker 6: whether that's an intentional community, whether that's farming, whether that
- 58:29Speaker 6: is building a community for the purpose of building a subdivision.
- 58:35Speaker 6: Your loan officer is going to work work hand in
- 58:37Speaker 6: hand with you to make sure that you make it
- 58:40Speaker 6: to closing. You're closing attorney. That is the person who's
- 58:44Speaker 6: going to make sure that the title on your land
- 58:47Speaker 6: is free and clear and that you are not buying
- 58:49Speaker 6: a piece of property that has encumbrances. Encumbrances are claims
- 58:55Speaker 6: to the land, claims that oh, my grandmama owned this
- 58:58Speaker 6: land and somebody stolen and there is a cloud on
- 59:03Speaker 6: the title because of it. There was something that didn't
- 59:06Speaker 6: get marked down in the tax assessor's office, so there's
- 59:11Speaker 6: some issue. Your closing attorney is going to do some
- 59:14Speaker 6: title research, do the work of ordering your title, and
- 59:18Speaker 6: that's the person who handles that, and that's the person
- 59:22Speaker 6: who's going to draw up your mortgage documents. If you're
- 59:25Speaker 6: going to have a mortgage such as seller financing or
- 59:28Speaker 6: do an institutional mode, your closing attorney's going to also
- 59:33Speaker 6: make sure that you walk through every single piece of
- 59:36Speaker 6: paper before when you're signing it, so you know what
- 59:39Speaker 6: you're signing. And then finally, once you are done, whatever
- 59:43Speaker 6: the project is, whatever it is, your building that you
- 59:46Speaker 6: are closing on, you gotta have a pr agent, a
- 59:49Speaker 6: marketing team, somebody is going to strategize so that you
- 59:52Speaker 6: can make sure that your project is a success. Because
- 59:56Speaker 6: when you're buying land and developing land, and chances are
- 1:00:01Speaker 6: you don't know also how to market the land. Most
- 1:00:03Speaker 6: of us don't know how to do everything. And you
- 1:00:05Speaker 6: want to have the person who has that experience on
- 1:00:09Speaker 6: your team and let them do what they do. Okay,
- 1:00:14Speaker 6: how to choose your team. When a person shows you
- 1:00:16Speaker 6: who they are, believe them. Look at that track record,
- 1:00:21Speaker 6: check out reviews, get referrals. It's not rocket science. Go
- 1:00:26Speaker 6: with your gut, but also go with the information in
- 1:00:29Speaker 6: front of you that you see. If nobody has anything
- 1:00:32Speaker 6: good to say about this person, don't you give them
- 1:00:35Speaker 6: a chance. You go ahead and find someone who is reputable,
- 1:00:41Speaker 6: and that's how you build. About the money, this is
- 1:01:01Speaker 6: the financing portion of your land and development. We're gonna
- 1:01:05Speaker 6: talk about institutional funding, selling financing, private lenders and crowdfunding.
- 1:01:10Speaker 6: Institutional funding. This is where the slides get less cute
- 1:01:19Speaker 6: with visuals right, but it's a serious matter. Farmers dot
- 1:01:23Speaker 6: gov is a website that I want to tell everybody
- 1:01:27Speaker 6: to check out. You might not have any intention of farming,
- 1:01:31Speaker 6: but with what's going on with food sovereignty, being able
- 1:01:36Speaker 6: to purchase land through the USDA and loan products that
- 1:01:43Speaker 6: are available, as well as being able to take advantage
- 1:01:48Speaker 6: of any grants and different things that are available with
- 1:01:51Speaker 6: food sovereignty projects, it's a no brainer. Look into Farmers
- 1:01:57Speaker 6: dot gov. That is a great resource. You are purchasing land.
- 1:02:02Speaker 6: Institutional funding is your typical funding. That's when you go
- 1:02:06Speaker 6: to Wells Fargo, Bank of America, Chase, or Citizens Trust Bank,
- 1:02:14Speaker 6: Unity Bank and you say, I want to buy this
- 1:02:18Speaker 6: piece of land, I would like to build a home
- 1:02:21Speaker 6: on it, and I would like to sell it. They've
- 1:02:24Speaker 6: got the best rates that it's the hardest to get,
- 1:02:28Speaker 6: so you're going to need to speak to the multiple
- 1:02:30Speaker 6: lenders and you're going to do best by starting with
- 1:02:34Speaker 6: a bank that you already have a relationship with. So
- 1:02:38Speaker 6: this goes without saying. Before you try your hand at
- 1:02:42Speaker 6: investing in any land, you should be credit worthy. You
- 1:02:45Speaker 6: should have an exceptional credit score. You should have money
- 1:02:49Speaker 6: and savings in the bank. At least you know twenty
- 1:02:53Speaker 6: five percent of your disposable income should be saved in
- 1:02:57Speaker 6: the bank before you start buying land and investing in
- 1:03:01Speaker 6: this way. Yes, you can buy affordable land at affordable
- 1:03:07Speaker 6: prices cash outright, and if that's the strategy you want
- 1:03:12Speaker 6: to do, by all means, do it. But if you're
- 1:03:15Speaker 6: going to do a development project of scale, you're going
- 1:03:19Speaker 6: to need institutional funding and to get the best rates
- 1:03:22Speaker 6: and to even be considered by a traditional lender, you
- 1:03:27Speaker 6: are going to need exceptional credit and experience that track record. Again,
- 1:03:34Speaker 6: there's ways to get around it if you don't have
- 1:03:36Speaker 6: a track record and no one on your team has
- 1:03:38Speaker 6: a track record. By partnering strategically with your constructor your
- 1:03:44Speaker 6: excuse me, your builder, your developer, speak with multiple lenders.
- 1:03:50Speaker 6: Set up your LLC again, talk to that strategy, that
- 1:03:54Speaker 6: business consultant, that strategist, that business attorney. Put your LLC
- 1:04:00Speaker 6: into position by having the best, most credit worthy people
- 1:04:04Speaker 6: on your LLC, people who have experience in maybe they
- 1:04:09Speaker 6: have been a general contractor if you have someone in
- 1:04:14Speaker 6: your family or in your friend group. Use the people
- 1:04:17Speaker 6: who are in the best position to be able to
- 1:04:20Speaker 6: go after institutional funding. If you do that, seller financing
- 1:04:28Speaker 6: is the better option if you know you'd have less
- 1:04:31Speaker 6: than perfect credit.
- 1:04:37Speaker 5: No hold on ask because we got to hear that.
- 1:04:42Speaker 5: We got to hear that. The good folks at Zoom
- 1:04:45Speaker 5: something your sound caps going in and out.
- 1:04:47Speaker 8: They're trying to sensor you like your asking. Can you
- 1:04:51Speaker 8: repeat that because yourself, yourself is cutting off like every
- 1:04:54Speaker 8: like ten minutes for like a minute. I don't know,
- 1:04:56Speaker 8: I don't know what's going on, But can you can
- 1:04:59Speaker 8: you still back at the beginning of seller financing?
- 1:05:01Speaker 3: Please?
- 1:05:02Speaker 5: We can't. We can't let that go on muted.
- 1:05:04Speaker 6: Yes, I apologize. I probably have an unstable internet connection.
- 1:05:08Speaker 8: It's all good anytime, anytime. Let you do that again
- 1:05:12Speaker 8: because I.
- 1:05:14Speaker 5: Earners. What's up.

- 1:06:24Speaker 7: by P and C Bank. A lot of people think
- 1:06:26Speaker 7: podcasts about work are boring, and sure, they definitely can be,
- 1:06:30Speaker 7: but understanding a professional's routine shows us how they achieve
- 1:06:34Speaker 7: their success little by little, day after day. It's like
- 1:06:38Speaker 7: banking with P and C Bank. It might seem boring
- 1:06:41Speaker 7: to save, plan and make calculated decisions with your bank,
- 1:06:44Speaker 7: but keeping your money boring is what helps you live
- 1:06:47Speaker 7: or more happily fulfilled life. P and C Bank brilliantly
- 1:06:51Speaker 7: boring since eighteen sixty five. Brilliantly Boring since eighteen sixty
- 1:06:55Speaker 7: five is a service mark of the PNC Financial Service Group, Inc.
- 1:06:59Speaker 7: P and C Bank National Association member fdi C.
- 1:07:05Speaker 3: We don't want anybody to miss any information.
- 1:07:06Speaker 8: Like when your sound goes out, we'll just start talking,
- 1:07:09Speaker 8: because it's usually like only for like thirty seconds, So
- 1:07:12Speaker 8: then we'll start talking, and then we could just bring
- 1:07:13Speaker 8: you back into. Just so whenever you hair start talking,
- 1:07:16Speaker 8: just know that your sound cut out, and then we'll
- 1:07:18Speaker 8: just bring you back in when your sound comes back on.
- 1:07:20Speaker 5: Yeah, because I got my notes ash and I'm like, wait,
- 1:07:22Speaker 5: what just happened?
- 1:07:23Speaker 3: Now I get the information hook a crook man. They can't.
- 1:07:27Speaker 5: That's a fact.
- 1:07:28Speaker 7: They can't shout out to every shout out to everybody
- 1:07:30Speaker 7: that has their hand raised. We're gonna get to that
- 1:07:32Speaker 7: when Ashley finis with the presentation, we see the questions.
- 1:07:34Speaker 5: We're gonna get to that, all right, bet.
- 1:07:37Speaker 6: Seller financing, what I was saying is it's usually a
- 1:07:40Speaker 6: better option because seller financing typically does not report to
- 1:07:46Speaker 6: the credit bureaus. Sellers typically just want to get their money,
- 1:07:53Speaker 6: and as long as you pay them, they have no
- 1:07:54Speaker 6: reason to report to the credit bureaus. So that means
- 1:07:58Speaker 6: your debt to income racial not going to change because
- 1:08:01Speaker 6: that debt that you have on that land is not
- 1:08:05Speaker 6: going to be reported, so you know it, but nobody
- 1:08:09Speaker 6: else is gonna know it. So seller financing means you
- 1:08:12Speaker 6: could go and put loans out on twenty properties real
- 1:08:15Speaker 6: quick and start flipping them on how you might see
- 1:08:18Speaker 6: it as an opportunity, and your debt to income ratio
- 1:08:22Speaker 6: is not going to change, and you'll be able to
- 1:08:25Speaker 6: move on your projects or get institutional funding as needed
- 1:08:30Speaker 6: or additional credit cards as needed without these land deals
- 1:08:34Speaker 6: being on your credit report and pulling your debt to
- 1:08:38Speaker 6: income ratio to a lower score. So with seller financing,
- 1:08:46Speaker 6: it's scamming season, so be careful. People will put a
- 1:08:50Speaker 6: picture of a property up at like they are the seller,
- 1:08:54Speaker 6: and you go and you're like, oh, I just bought
- 1:08:57Speaker 6: twenty five acres for five stats, and you did not
- 1:09:02Speaker 6: just buy twenty five acres for five stacks. So make
- 1:09:05Speaker 6: sure you are doing your due diligence, that you're checking
- 1:09:09Speaker 6: the tax records to make sure that the person who
- 1:09:13Speaker 6: says that they are the owner the seller is the seller.
- 1:09:17Speaker 6: Check with the listing agent, make sure that the listing
- 1:09:20Speaker 6: agent is an official broker, and you protect yourself in
- 1:09:25Speaker 6: every former fashion by going through a closing attorney on
- 1:09:31Speaker 6: your seller financing deal. That's how you cover your assets. Okay,
- 1:09:36Speaker 6: don't go do a seller financing deal straight up, and
- 1:09:42Speaker 6: you might not actually end up buying this land, unless,
- 1:09:45Speaker 6: of course, you are again a season investor, a season
- 1:09:50Speaker 6: real estate investor that's used to buying properties and putting
- 1:09:54Speaker 6: deeds in at the tax assessor's office and with the
- 1:09:57Speaker 6: court in the county. If that's it's not you. You
- 1:10:01Speaker 6: need a real estate agent and you need to close
- 1:10:03Speaker 6: an attorney to ensure that your transaction with the seller
- 1:10:07Speaker 6: goes through smoothly. Another note, with seller financing, or what's
- 1:10:12Speaker 6: also known as owner financing, you negotiate with the seller.
- 1:10:22Speaker 6: You can negotiate what you want and they can negotiate
- 1:10:28Speaker 6: what they need. So it could be a twenty percent
- 1:10:31Speaker 6: down payment, it could be a fifty percent down payment.
- 1:10:35Speaker 6: It can be a flat monthly rate of interest only
- 1:10:39Speaker 6: with a balloon payment at the end. So make sure
- 1:10:42Speaker 6: that you do good negotiating so that you get the
- 1:10:45Speaker 6: best financing terms possible so that you don't end up
- 1:10:51Speaker 6: overpaying for this price of land, because if that's the case,
- 1:10:55Speaker 6: you hustling backwards. So negotiate. Make sure that you got
- 1:10:59Speaker 6: your best negotiator doing the negotiating, and you don't lose
- 1:11:04Speaker 6: your shirt because you're financing an exorberate interest rate, you're
- 1:11:09Speaker 6: putting too much money down. Any of those things can
- 1:11:12Speaker 6: be a bad situation, So negotiate, negotiate, negotiate, and make
- 1:11:17Speaker 6: sure final note that the owner owns the property outright. Ideally,
- 1:11:23Speaker 6: if the owner doesn't own the property outright, don't buy it.
- 1:11:28Speaker 6: If the property itself has a mortgage on it, that's
- 1:11:33Speaker 6: going to be more than the down payment you're going
- 1:11:36Speaker 6: to pay, because when you pay that down payment, you
- 1:11:39Speaker 6: want that down payment to clear the mortgage. Noe out.
- 1:11:43Speaker 6: That way, you can end up with the deed in
- 1:11:47Speaker 6: your name from that moment you leave the closing table.
- 1:11:51Speaker 6: That deed being in your name means it's your property.
- 1:11:55Speaker 6: You can get USDA farm benefits, you can get all
- 1:12:02Speaker 6: of the things that you need. But as long as
- 1:12:04Speaker 6: there's a mortgage on that property in that seller's name,
- 1:12:08Speaker 6: this deal is a no go. In most states, you
- 1:12:11Speaker 6: can't have a property and sell it while you still
- 1:12:15Speaker 6: have a mortgage on it, So be mindful that that
- 1:12:19Speaker 6: mortgage needs to get cleared, and if it can't get cleared,
- 1:12:22Speaker 6: it needs to be assumed, and you need to go
- 1:12:25Speaker 6: through the process of legally assuming that mortgage with the
- 1:12:28Speaker 6: mortgage holder and do it the right way because you
- 1:12:32Speaker 6: do not want to lose your money. Private money lenders
- 1:12:37Speaker 6: highest interest rates, hands down, that's not the way to
- 1:12:41Speaker 6: go if you can avoid it, but it's easier to
- 1:12:43Speaker 6: get most cases. It's based on the deal. And you
- 1:12:48Speaker 6: can also get private money from family and friends if
- 1:12:51Speaker 6: you are lucky enough to have people who are financially
- 1:12:54Speaker 6: astute and who have savings and are interested and able
- 1:13:00Speaker 6: to invest in deals like land deills and new construction opportunities.
- 1:13:07Speaker 6: So if you have somebody in your circle, go get
- 1:13:10Speaker 6: that private money. First, negotiate, negotiate, negotiate, win win right,
- 1:13:17Speaker 6: And if you don't have private money available to you
- 1:13:22Speaker 6: in your own personal network, you can go to a
- 1:13:25Speaker 6: hard money lender. Hard money lenders are essentially borrowing the
- 1:13:29Speaker 6: money of all the people in their network to be
- 1:13:32Speaker 6: able to make loans to you at exorberant interest rates.
- 1:13:38Speaker 6: A good interpest rate for somebody who has a pretty
- 1:13:43Speaker 6: good credit score who wants to bus and move before
- 1:13:46Speaker 6: their business has been in business for at least six months.
- 1:13:49Speaker 6: Because typically all of these financing options, except for seller financing,
- 1:13:55Speaker 6: you're going to want to be in business for at
- 1:13:57Speaker 6: least six months, unless you are doing a farming business
- 1:14:00Speaker 6: in which you can use a USDA startup loan to
- 1:14:05Speaker 6: fund your land purchase and your farming operational expenses. But
- 1:14:10Speaker 6: otherwise you are going to need to have been in
- 1:14:15Speaker 6: business for at least six months, unless you're again going
- 1:14:20Speaker 6: with a hard money lender. If not your heart, your
- 1:14:23Speaker 6: heart money lender is going to look at the credit
- 1:14:26Speaker 6: score of the primary or the managing partner. If that
- 1:14:31Speaker 6: person has like a seven hundred credit score or better,
- 1:14:34Speaker 6: you don't have to have been in business for six months. Again,
- 1:14:37Speaker 6: typically the deal will dictate the private money lenders situation
- 1:14:43Speaker 6: where you might not need to have good credit, but
- 1:14:47Speaker 6: you definitely need to go and have these conversations again
- 1:14:51Speaker 6: negotiating with your private money lenders. My favorite private money
- 1:14:55Speaker 6: lender is Direct Lending Partners. They typically do not do
- 1:15:00Speaker 6: deals on land. Most private money lenders or hard money
- 1:15:04Speaker 6: lenders do not do deals on just land, but again,
- 1:15:10Speaker 6: this is America. Anything is possible when you negotiate and
- 1:15:14Speaker 6: open your mouth. Crowdfunding less hoops, less successful crowdfunding. When
- 1:15:21Speaker 6: we started our when we decided to purchase land and
- 1:15:26Speaker 6: we were looking at Toomsboro, we went on to go
- 1:15:30Speaker 6: fund me and we looked and seen about fifteen or
- 1:15:36Speaker 6: twenty crowdfunding campaigns of people trying to fundraise the one
- 1:15:41Speaker 6: point seven million dollars for the city of Tombsborough. Right,
- 1:15:46Speaker 6: crickets on all of the crowdfunding, Like, nobody raised more
- 1:15:51Speaker 6: than like a thousand dollars on any of these crowdfunding
- 1:15:55Speaker 6: website on this GoFundMe. So crowdfunding, while everybody gets really
- 1:16:01Speaker 6: excited about it as an option, it's not usually successful
- 1:16:06Speaker 6: unless you're very strategic and you have a huge marketing
- 1:16:09Speaker 6: campaign and a great story. We were able to raise
- 1:16:13Speaker 6: over eighty seven thousand. We're almost close to our eighty
- 1:16:16Speaker 6: eight thousand dollars goal, and we use that as a
- 1:16:20Speaker 6: kind of like a building fund where we were able
- 1:16:22Speaker 6: to clear our land and put down gravel and you know,
- 1:16:27Speaker 6: lay down areas for us to do our pavilions and
- 1:16:34Speaker 6: our stages and all those types of things. And so
- 1:16:38Speaker 6: that was a long and hard process to raise eighty
- 1:16:42Speaker 6: eight thousand dollars and we still haven't reached our goal.
- 1:16:45Speaker 6: So I crowdfunding is an option. It doesn't take a
- 1:16:49Speaker 6: lot other than a strong story and marketing campaign, but
- 1:16:54Speaker 6: they don't tend to go as far or be as
- 1:16:56Speaker 6: successful as you would like them to be. And it
- 1:16:59Speaker 6: takes a ton of money to be able to genuinely
- 1:17:03Speaker 6: develop large projects, especially when they don't have, you know,
- 1:17:08Speaker 6: connection to certain infrastructure. So crowdfunding is definitely a later choice.
- 1:17:15Speaker 6: And then there is regulation crowdfunding, which you can raise
- 1:17:20Speaker 6: up to one million and seventy thousand dollars. I'm not
- 1:17:24Speaker 6: very familiar with crowdfunding, and I would love if Troy
- 1:17:29Speaker 6: and Rashad could get somebody who has done some crowdfunding
- 1:17:34Speaker 6: in the ey L University at some point, because yeah.
- 1:17:38Speaker 8: Yeah, we did Chriscentegal, Chris Sinegal, and I'm sure he'll
- 1:17:41Speaker 8: come back again and get he could do it.
- 1:17:43Speaker 3: We can do a class on crowdfunding for sure.
- 1:17:45Speaker 9: Yeah.
- 1:17:46Speaker 3: Yeah, he had a very he had a.
- 1:17:47Speaker 8: Very successful crowdfunding campaign that they raised over a million dollars.
- 1:17:50Speaker 6: See what I'm saying, So we I can't speak to that,
- 1:17:54Speaker 6: but that right there, this is how we really start
- 1:17:58Speaker 6: to develop land. So that's something that you guys are
- 1:18:02Speaker 6: gonna come back, have to become earners and come back
- 1:18:05Speaker 6: and get this class when it comes. All right, So
- 1:18:10Speaker 6: let's get to the bill. The discovery period. There's a
- 1:18:15Speaker 6: master planning period, there's a design phase, a construction and marketing.
- 1:18:21Speaker 6: Discovery starting from scratch means you need to discover the
- 1:18:26Speaker 6: limitations and the restrictions of the land. I saw somebody
- 1:18:30Speaker 6: in the comments say something about feasibility studies. That's this
- 1:18:37Speaker 6: moment of discovery, right. You can do a feasibility study
- 1:18:42Speaker 6: before you buy the land, but that's a whole lot
- 1:18:46Speaker 6: of money to put into something and then decide not
- 1:18:50Speaker 6: to buy it or go forth. If you study the area,
- 1:18:55Speaker 6: you do your due diligence, you know what's happening in
- 1:18:58Speaker 6: the community. You've got to clear vision when you purchase
- 1:19:02Speaker 6: that land. You can do your feasibility study after the fact.
- 1:19:06Speaker 6: Because developing land is really a lengthy process. It's not
- 1:19:12Speaker 6: an overnight success type situation. It's going to cost for
- 1:19:16Speaker 6: a civil engineer to come in to study the grading
- 1:19:20Speaker 6: and the slopes of the land. There's gonna be someone
- 1:19:23Speaker 6: who goes and drills into the dirt to see how
- 1:19:26Speaker 6: much weight the dirt can withstand, so you know how
- 1:19:31Speaker 6: high you can build and what you can build and
- 1:19:34Speaker 6: what kind of materials there's going to be best based
- 1:19:37Speaker 6: on the climate. I'm skipping ahead, but ultimately this discovery
- 1:19:43Speaker 6: period is where you're gonna get your topographical survey done
- 1:19:48Speaker 6: and you're gonna want to understand the demographics of the area. Again,
- 1:19:53Speaker 6: what the median income is, our people graduating from college,
- 1:19:58Speaker 6: is the crime rates high? All that good stuff. So
- 1:20:02Speaker 6: that is your discovery period, your master planning period. This
- 1:20:07Speaker 6: is where you're a person that you hired as your
- 1:20:10Speaker 6: master planner looks at where we're gonna put everything at
- 1:20:14Speaker 6: the infrastructure and the roles ingress and egress means how
- 1:20:19Speaker 6: you go into the neighborhood, how you go out of
- 1:20:22Speaker 6: the neighborhood, how you go into your driveway, how you
- 1:20:25Speaker 6: go out of your driveway, waste management, stormwater runoff. They're
- 1:20:30Speaker 6: gonna plan all of these things. You are not the
- 1:20:33Speaker 6: person that does that. There's a master planner, a developer
- 1:20:38Speaker 6: or architect, a civil engineer. There are a team of
- 1:20:42Speaker 6: experts that sit down and do your master planning. If
- 1:20:45Speaker 6: you're doing a large scale project. If you're doing a
- 1:20:49Speaker 6: smaller scale project, you still need the same people, but
- 1:20:53Speaker 6: you might be able to work with a boutique company
- 1:20:55Speaker 6: that has two, three four people. Maybe that we're in
- 1:20:58Speaker 6: the same hats. Master planning happens. Nonetheless, master planning can
- 1:21:04Speaker 6: cost anywhere from one hundred and fifty dollars to seven
- 1:21:07Speaker 6: fifty an hour, depending on the experience of the master planner,
- 1:21:12Speaker 6: and so you could be looking again depending on the
- 1:21:15Speaker 6: amount of the acreage of the project. Are we talking
- 1:21:18Speaker 6: about developing ten acres of land, one acre of land?
- 1:21:22Speaker 6: Are we talking about developing four hundred acres of land?
- 1:21:26Speaker 6: That master plan to lay out those streets, those roads,
- 1:21:31Speaker 6: all of that's designed from the information they got in discovery,
- 1:21:35Speaker 6: from that topography report. They're gonna do all of that,
- 1:21:40Speaker 6: and it can cost anywhere from ten to fifty thousand
- 1:21:42Speaker 6: or more, depending on how much land you are getting
- 1:21:47Speaker 6: planned and who the planner is. Design phase Designing is
- 1:21:53Speaker 6: the next step to your development process. This goes beyond
- 1:21:59Speaker 6: that initial discovery phase into building homes and structures and
- 1:22:05Speaker 6: retail and commercial based on the climate the area, the
- 1:22:11Speaker 6: needs of the citizens. Areas that are prone to like
- 1:22:14Speaker 6: tornadoes and hurricanes, they will require different kind of building
- 1:22:18Speaker 6: materials than places that are dry and don't have those
- 1:22:25Speaker 6: type of climate changes and issues. So all of that
- 1:22:30Speaker 6: can increase the cost of what you're designing. And this
- 1:22:34Speaker 6: is where you can make a lot of money or
- 1:22:38Speaker 6: lose a lot of money because you can overly design
- 1:22:41Speaker 6: and you design something that's too high end for the area,
- 1:22:45Speaker 6: and now you're not selling because it was not the
- 1:22:48Speaker 6: kind of design for this neighborhood, community and culture. Purchasing
- 1:22:55Speaker 6: land where there's wetlands, deep valleys, other tope of gathphical channel.
- 1:23:00Speaker 6: That's going to create larger budgets because now you're talking
- 1:23:03Speaker 6: about building bridges and how you lay in your foundation.
- 1:23:06Speaker 6: So all of that stuff is a part of the
- 1:23:09Speaker 6: design fast and it's going to create and have a
- 1:23:12Speaker 6: certain budget that will change according to the complexity of
- 1:23:16Speaker 6: the design and the uh, what's the word I want
- 1:23:26Speaker 6: to use, the style, the aesthetic of it, Okay, construction.
- 1:23:34Speaker 6: This is the second to the last stage of the
- 1:23:36Speaker 6: rawland development process. In most cases, it's going to be
- 1:23:41Speaker 6: the first year horizontal development. That's the grading of your roles,
- 1:23:46Speaker 6: that's the curves, that's utilities. Eventually, you know you're gonna
- 1:23:50Speaker 6: start building the property from the ground up. When you
- 1:23:54Speaker 6: looking for a contract or your construction team, they're gonna
- 1:23:58Speaker 6: get paid in increment from your construction loan, and once
- 1:24:04Speaker 6: they have gotten all of the construction done, you're ready
- 1:24:09Speaker 6: to go onto the next phase. And construction again can
- 1:24:12Speaker 6: take longer timeframes based on the complexity of the design,
- 1:24:19Speaker 6: the materials. Chant leaks in the supply chain or of
- 1:24:25Speaker 6: trying to get certain materials to you. If you have
- 1:24:28Speaker 6: certain materials that you are using because you're committed to
- 1:24:32Speaker 6: green building, or you have a high end design, all
- 1:24:37Speaker 6: of that can lead to higher budgets and costs. When
- 1:24:41Speaker 6: you're looking for a contractor or contractors, you can google
- 1:24:47Speaker 6: what state, what city you're in. If you want to
- 1:24:50Speaker 6: hire you know a minority contractor, a black contractor. Google that.
- 1:24:54Speaker 6: Put Georgia Minority Contractors Association, put Florida Black Chamber of Commerce,
- 1:25:02Speaker 6: put DC Business League into the results. Call them up
- 1:25:10Speaker 6: and find a reputable contractor if you don't already have
- 1:25:15Speaker 6: someone you know. In branding and marketing, that's the last
- 1:25:21Speaker 6: stage once you've gotten your building done. Before you've gotten
- 1:25:27Speaker 6: your building done, to be perfectly honest, branding and marketing
- 1:25:31Speaker 6: is what's going to sell this community that you just
- 1:25:35Speaker 6: invested your time, energy and money into. Branding is how
- 1:25:38Speaker 6: you sell, tell the story of why you built it,
- 1:25:41Speaker 6: and attract your ideal residents to the community. And marketing
- 1:25:46Speaker 6: is that active placement of materials and formats that will
- 1:25:50Speaker 6: allow them to see that story and get that story
- 1:25:54Speaker 6: in front of the masses so I can show you
- 1:25:56Speaker 6: better than I can tell you that. I'm going to
- 1:25:58Speaker 6: take you to a community right here in Georgia that's
- 1:26:02Speaker 6: dope in marketing. This is called Trillist. This is a
- 1:26:06Speaker 6: community that's been being built over the last ten years.
- 1:26:10Speaker 6: It's actually a community that was founded by a production
- 1:26:15Speaker 6: studio called Pinewood Studios. It's in Fayetteville, Georgia. This marketing
- 1:26:22Speaker 6: is what attracts their ideal client. Their values is what
- 1:26:27Speaker 6: attracts their ideal client. The community that they are building
- 1:26:33Speaker 6: is for makers, entrepreneurs, and storytellers where they can fine
- 1:26:39Speaker 6: fulfillment in every way. This is branding a community tailor
- 1:26:44Speaker 6: made for storytellers. Well, it was a studio that purchased
- 1:26:49Speaker 6: land built it up, similar to what Tyler Perry did
- 1:26:53Speaker 6: when he purchased land in East Point to build Tyler
- 1:26:55Speaker 6: Perry Studios. They built a community that economic development. It's
- 1:27:02Speaker 6: got restaurants in there, homes and so when you are
- 1:27:09Speaker 6: considering land development and what you're buying, things happen in phases.
- 1:27:14Speaker 6: And so I wanted to show you this because when
- 1:27:17Speaker 6: you start talking about doing a land project, you have
- 1:27:20Speaker 6: to have vision and you have to know where you're going.
- 1:27:22Speaker 6: So I wanted to show you, guys Trillis and I'm
- 1:27:26Speaker 6: going to show you got close that door. Please start,
- 1:27:28Speaker 6: thank you, yes man, Sarenbi Georgia again. Marketing. It just
- 1:27:40Speaker 6: looks like the kind of place where you want to live. Right,
- 1:27:43Speaker 6: They got goats. So when you start thinking about your project,
- 1:27:49Speaker 6: begin with the end of mind and think about who's
- 1:27:52Speaker 6: going to live here, and build for them, and build
- 1:27:56Speaker 6: in a way that the story is compelling. That's what
- 1:27:59Speaker 6: we're doing with Freedom Georgia. All right, now, I'm going
- 1:28:05Speaker 6: to take you guys to the final stage. And I
- 1:28:08Speaker 6: got three minutes before we go to questions, some insight
- 1:28:10Speaker 6: and inspiration. Don't wait for opportunities to come, get up
- 1:28:15Speaker 6: and make them, Madam CJ. Walker. The charter chartering a city.
- 1:28:20Speaker 6: Listen if you are interested in chartering a city hit
- 1:28:26Speaker 6: me up. But the reality is, as we begin to
- 1:28:29Speaker 6: be more strategic and work these ideas and principles of
- 1:28:32Speaker 6: group economics and collective economics, and we're building collectively communities
- 1:28:40Speaker 6: that are safe, that are driving the logical next step
- 1:28:44Speaker 6: is a city charter. A city charter is going to
- 1:28:48Speaker 6: open you up for benefits that will give you more
- 1:28:51Speaker 6: control over your community long term when it comes to
- 1:28:56Speaker 6: how your community is developed, police, the zoning, the ordinances,
- 1:29:02Speaker 6: the health outcomes, how money that gets sent down from
- 1:29:07Speaker 6: the federal government to the state government gets distributed is
- 1:29:12Speaker 6: based on these cities and their populations and density. So
- 1:29:19Speaker 6: we really got to look at how being a city
- 1:29:23Speaker 6: and taking these developments where we're building our own infrastructure,
- 1:29:28Speaker 6: building our own culture of shared values. Then we turn
- 1:29:33Speaker 6: go to the next step, which is a city charter
- 1:29:37Speaker 6: and electing officials who are going to represent our values
- 1:29:45Speaker 6: and do what's best for the residents that live in
- 1:29:48Speaker 6: this city. This is called placemaking, is what we're doing.
- 1:29:52Speaker 6: It's not just about land developing. This is about making
- 1:29:56Speaker 6: places where people feel safe, where people have peace, protection, prosperity.
- 1:30:02Speaker 6: And a city is a government structure that allows that
- 1:30:06Speaker 6: to actually happen. So that's our next step. That's what
- 1:30:10Speaker 6: we're going with this. So get strategic, work together with
- 1:30:13Speaker 6: your comrades, with your partners, with your like minded business
- 1:30:17Speaker 6: folks in the area, get with your economic development authority,
- 1:30:22Speaker 6: get with your black chambers of commerces, and let's start
- 1:30:26Speaker 6: building these cities according to our needs, our desires. This
- 1:30:32Speaker 6: is how we be strategic. This is how we do this.
- 1:30:36Speaker 3: All right.
- 1:30:36Speaker 8: Yeah, So that was that was powerful. Thank you, Thank you.
- 1:30:39Speaker 8: That was that was an amazing presentation. So I don't
- 1:30:42Speaker 8: want people to take that likely. It's like, you know,
- 1:30:46Speaker 8: for all the years that we go to school, whether
- 1:30:49Speaker 8: there's elementary, high school, college, even master degree programs. Me personally,
- 1:30:57Speaker 8: I never, you know, was taught the process of buying
- 1:31:00Speaker 8: land and this stuff is. You would think that this
- 1:31:03Speaker 8: would be one of the key things that would consist
- 1:31:06Speaker 8: of an educational experience because we all have to live
- 1:31:09Speaker 8: somewhere and land is the key component of the planet Earth.
- 1:31:13Speaker 8: And it never, it never was actually taught to ninety
- 1:31:17Speaker 8: nine percent of us. So it's amazing that you were
- 1:31:23Speaker 8: able to come on here and teach this and we're thankful,
- 1:31:28Speaker 8: so thank you for that. And you know, it's also
- 1:31:30Speaker 8: amazing that we was able just to even have this
- 1:31:32Speaker 8: platform to actually educate people.
- 1:31:35Speaker 3: And it's the very encouraging thing.
- 1:31:37Speaker 8: And I'm sure everybody is extremely appreciative of it, but
- 1:31:41Speaker 8: do not take it for granted. Sometimes when you when
- 1:31:43Speaker 8: you get things and it's free, you don't fully appreciate it.
- 1:31:46Speaker 8: But it's like, you know, this could have been Harvard,
- 1:31:49Speaker 8: this could have been Yale, this could have been any
- 1:31:51Speaker 8: any level of education. I would I would argue that
- 1:31:56Speaker 8: this was this was right up there and better than
- 1:31:58Speaker 8: when anybody else could have done, whether Oxford, anywhere in
- 1:32:02Speaker 8: the world.
- 1:32:03Speaker 3: So that's that's extremely powerful.
- 1:32:05Speaker 8: And now, like I said, this kind of information can
- 1:32:07Speaker 8: literally change the trajectory of our you know, existence in
- 1:32:13Speaker 8: this country and is something that we have not known.
- 1:32:17Speaker 3: About for hundreds of years, for centuries.
- 1:32:20Speaker 8: So now that we're coming into this information, it's important
- 1:32:23Speaker 8: that a we learn as much as possible, we apply it,
- 1:32:27Speaker 8: and also we work together as a group. So yeah,
- 1:32:31Speaker 8: that's that's something that is extremely extremely powerful.
- 1:32:34Speaker 3: So once again, thank you.
- 1:32:35Speaker 8: So what we're gonna what we're gonna go into now
- 1:32:38Speaker 8: is question answers for about twenty minutes. So once again
- 1:32:41Speaker 8: if anybody joined late. This is a special edition of
- 1:32:45Speaker 8: eyl University. So once a month, every single month. So
- 1:32:48Speaker 8: with eyl.
- 1:32:49Speaker 3: University, we're educational platform.
- 1:32:51Speaker 8: Outside what you see on the podcast, the podcasts are
- 1:32:54Speaker 8: episodes where you learn a lot. This is more of
- 1:32:58Speaker 8: a hands on learning experience. So every single Wednesday at
- 1:33:02Speaker 8: eight o'clock Eastern Standard time, we bring experts from the
- 1:33:06Speaker 8: field in and they teach a class via zoom and
- 1:33:09Speaker 8: it's on everything everything from how to wholesale real estate,
- 1:33:13Speaker 8: to how to analyze the real estate. They'll investing, cryptocurrency,
- 1:33:17Speaker 8: you name it. We've had a class and we're going
- 1:33:19Speaker 8: to have more classes. And then that's every week. And
- 1:33:23Speaker 8: then every other Sunday is our book club headed up
- 1:33:27Speaker 8: by Troy. And then the alternate Sunday is MG no
- 1:33:32Speaker 8: mortgage guy. He has a real estate call. And then
- 1:33:35Speaker 8: once a month I do a financial planning call. So
- 1:33:38Speaker 8: those are all the things that are in existence of
- 1:33:40Speaker 8: EYL University now right now. But as I said, we're
- 1:33:44Speaker 8: actually we're putting Eyo University the undergrad department as you
- 1:33:49Speaker 8: know it, We're gonna we're gonna end it this This
- 1:33:51Speaker 8: will be the last week of Eyo University as you
- 1:33:53Speaker 8: know it. We're taking a winter break for two weeks
- 1:33:56Speaker 8: and then we're coming back in twenty twenty one. We're
- 1:33:58Speaker 8: coming back in twenty twenty one with a whole revamped product.
- 1:34:01Speaker 8: We're gonna have a professor series where we're bringing in
- 1:34:05Speaker 8: experts to teach classes four times a year. So it's
- 1:34:08Speaker 8: not just gonna be one off because sometimes it's hard
- 1:34:10Speaker 8: to learn with just a one off class, So we're
- 1:34:13Speaker 8: gonna do four different classes. This business is gonna teach
- 1:34:16Speaker 8: about taxes, ash cash, you gonna teach about financial literacy.
- 1:34:19Speaker 8: Brandon Rule will teach about real estates, so being will
- 1:34:22Speaker 8: teach about all things legal. Quentin Martin will be our
- 1:34:26Speaker 8: investor teacher. Kwalame Uncle will teach about a variety of
- 1:34:33Speaker 8: different business topics. And Credit do will teach about the
- 1:34:38Speaker 8: world of credit. And actually I heard it might be
- 1:34:42Speaker 8: interested in being a professor also, so I don't want
- 1:34:45Speaker 8: to put her on the spot, but I.
- 1:34:48Speaker 6: Already said I am down.
- 1:34:52Speaker 8: Let me ask you this, because you're you're a member
- 1:34:54Speaker 8: of uy University, how has your experience been so far?
- 1:34:56Speaker 3: You just joined a couple of days ago.
- 1:34:58Speaker 6: Behind you, it was not a couple of days ago.
- 1:35:00Speaker 6: It's been a couple of weeks, thank you very much.
- 1:35:03Speaker 6: Don't trying to play me like I just signed up,
- 1:35:05Speaker 6: Like I just jumped on your bandwagon. Bro Okay, I
- 1:35:10Speaker 6: actually signed up. After I did the first E Y
- 1:35:13Speaker 6: L University with y'all, one of my partners, Greg Mullen,
- 1:35:18Speaker 6: shot out to him, shout to cav this, shout out
- 1:35:23Speaker 6: to keV. He's also Erner. So I was like, oh,
- 1:35:25Speaker 6: I can't have Kevin and Greg getting all this good
- 1:35:29Speaker 6: information without me. So yeah, it's been a great experience.
- 1:35:35Speaker 6: Like I've just been going hard in the real estate section.
- 1:35:37Speaker 6: But it's like so many classes, Like I'm not even
- 1:35:42Speaker 6: like it's too much. I'm like it's a lot. Like
- 1:35:45Speaker 6: it's stuff. I've watched two classes. I literally sat there
- 1:35:50Speaker 6: like taking notes, and I was blown away by the
- 1:35:54Speaker 6: level of information and insight that I was able to get.
- 1:35:58Speaker 6: As somebody who know a little something, you know, I
- 1:36:00Speaker 6: still was able to learn, which is really cool.
- 1:36:05Speaker 5: We always we're always gonna over deliver an under promise.
- 1:36:07Speaker 5: That's that's that's kind of how we live in right now.
- 1:36:10Speaker 3: And it's like the.
- 1:36:10Speaker 8: Most the most successful people always are investing themselves in uh.
- 1:36:14Speaker 8: But actually obviously she's an extremely intelligent person and she's like, yo.
- 1:36:19Speaker 3: I want to be an earner.
- 1:36:20Speaker 8: I'm not I'm not above being a member of Eyo University.
- 1:36:23Speaker 3: And she joined.
- 1:36:24Speaker 8: I didn't even know she was joining. She joined and
- 1:36:26Speaker 8: she became a member, and she she's studying herself. So
- 1:36:29Speaker 8: that's that's dope, and that's that says a lot. So
- 1:36:32Speaker 8: thank you for that. So we're going to get to questions.
- 1:36:35Speaker 8: But before we do, like I said, this, this is
- 1:36:37Speaker 8: the last thing that we're gonna do for ey University.
- 1:36:40Speaker 8: This this uh this year. On Monday, we're changing it
- 1:36:44Speaker 8: and then we're gonna come back January first. If you're
- 1:36:46Speaker 8: interested in joining Eyo University, Like I said, we're revamping
- 1:36:49Speaker 8: this whole thing. We with the revamp, everything is changing,
- 1:36:53Speaker 8: including the price. The price is gonna double because we
- 1:36:57Speaker 8: have we're paying professors now, we got a full time admin.
- 1:37:02Speaker 8: Everything is changing. We're really really taking it to the
- 1:37:05Speaker 8: next level. If you joined today, it's forty percent off,
- 1:37:08Speaker 8: which is four four hundred dollars for the entire year,
- 1:37:11Speaker 8: including seventy classes, all stuff I just named your grandfathered
- 1:37:14Speaker 8: them for that price.
- 1:37:15Speaker 3: Next year.
- 1:37:17Speaker 8: And yeah, so this is the last forty eight hours.
- 1:37:20Speaker 8: You got forty eight hours before that changes. So if
- 1:37:23Speaker 8: you're interested, I pinned it in YouTube. It's Eyo University
- 1:37:26Speaker 8: dot Com into promo code freedom at the end at checkout.
- 1:37:32Speaker 8: And I mean, like, realistically, four hundred dollars, that's that's
- 1:37:36Speaker 8: like a that's a good dinner with two people in
- 1:37:40Speaker 8: New York City. That's a good dinner, two people, a
- 1:37:42Speaker 8: bottle of wine. So to have this level of education,
- 1:37:44Speaker 8: I think that we there's nothing comparable to it, especially
- 1:37:49Speaker 8: for that price point. I mean, people charge ten thousand dollars,
- 1:37:54Speaker 8: nine thousand dollars for that level of education for a
- 1:37:56Speaker 8: lot less. A lot less actually is.
- 1:38:00Speaker 7: I always say, man, there's there's no platform that has
- 1:38:03Speaker 7: this much information in so many different areas.
- 1:38:06Speaker 5: Man. So like you said, this is this is this
- 1:38:09Speaker 5: in college.
- 1:38:09Speaker 7: This is like two textbooks that you're not even gonna
- 1:38:11Speaker 7: use because they're gonna give you a new version of
- 1:38:13Speaker 7: it the next semester.
- 1:38:15Speaker 3: So Ashley.
- 1:38:16Speaker 8: Ashley's presentation was a book that was actly like a book,
- 1:38:20Speaker 8: like if you if you put that in book for him,
- 1:38:22Speaker 8: that's about one hundred and forty pages.
- 1:38:24Speaker 5: And that was a scaled down version.
- 1:38:26Speaker 3: Yeah, that's crazy. That's crazy.
- 1:38:28Speaker 8: So so yeah, we're interested in having all you guys
- 1:38:30Speaker 8: join is pinned.
- 1:38:31Speaker 3: I'll put it back into YouTube.
- 1:38:33Speaker 8: It's Eyo University dot Com into promo code freedom, and
- 1:38:38Speaker 8: the price will be doubling. It's the first time the
- 1:38:40Speaker 8: price is ever double. But we can do that in
- 1:38:43Speaker 8: good conscious because we're giving you your heads up. So
- 1:38:45Speaker 8: we're giving your heads up that the price is doubling
- 1:38:48Speaker 8: in two days. So, Troy, let's get a couple of questions.
- 1:38:52Speaker 7: I'm going I'm going to my man. Let's see John Palmer.
- 1:38:56Speaker 7: I'm mute yourself.
- 1:38:57Speaker 5: You've been on mute.
- 1:38:57Speaker 7: He's been putting questions in the chat. He's been really
- 1:39:00Speaker 7: locked in. So John, what's going on?
- 1:39:02Speaker 10: Yeah, sir, are you doing this?
- 1:39:03Speaker 5: Even the fellas?
- 1:39:04Speaker 10: Excellent man, excellent presentation.
- 1:39:09Speaker 5: Actually, I really appreciate.
- 1:39:11Speaker 10: The value you were putting out.
- 1:39:13Speaker 3: So definitely.
- 1:39:15Speaker 10: Uh So, I had a question in regards to which
- 1:39:19Speaker 10: I think actually kind of covered but getting lenders who
- 1:39:24Speaker 10: are to say if it's developed land. I was having
- 1:39:27Speaker 10: a hard time recently trying to find ones who are
- 1:39:29Speaker 10: financing and I had a bad experience with with one
- 1:39:33Speaker 10: in North Carolina. So if you have any type of
- 1:39:38Speaker 10: i say, advice on how to bounce back something like that,
- 1:39:43Speaker 10: I'm I'm all airs to that, but I just want
- 1:39:45Speaker 10: to kind of, you know, share my experience and see
- 1:39:48Speaker 10: if you have drew any alternative ways to finance things
- 1:39:52Speaker 10: as you As she mentioned, it's you know, there's different ways.
- 1:39:56Speaker 5: But it gets you know, it could be an uphill battle.
- 1:39:59Speaker 10: So that was really my question.
- 1:40:03Speaker 6: Yeah, so institution, Thanks John for listening, Thanks for your question.
- 1:40:07Speaker 6: Institutional funding is hard. It's the hardest one to get.
- 1:40:12Speaker 6: You have to be pristine, you have to have a
- 1:40:14Speaker 6: strong business plan, you have to have a track record,
- 1:40:19Speaker 6: and for a lot of folks that ain't us, right,
- 1:40:22Speaker 6: So you have to be strategic by partnering with someone
- 1:40:25Speaker 6: who does have that track record and really putting together
- 1:40:29Speaker 6: a solid proposal for especially affordable housing right options. Because
- 1:40:35Speaker 6: if you're not really talking about what the major need
- 1:40:38Speaker 6: is right now, institutional lenders aren't really interested, especially being
- 1:40:44Speaker 6: as though we're in the midst of a pandemic. These
- 1:40:46Speaker 6: COVID cautions is what people are taking. They don't want
- 1:40:52Speaker 6: to invest in someone who's never done this before. So
- 1:40:56Speaker 6: your best bet is going to go be seller financing
- 1:41:00Speaker 6: going to also be in getting private money, reaching out
- 1:41:05Speaker 6: to your network of people who you know, who like
- 1:41:07Speaker 6: no one trusts you, who know you have a good
- 1:41:11Speaker 6: business mind, and again, having that really solid business plan
- 1:41:15Speaker 6: is how you're going to be able to even attract
- 1:41:17Speaker 6: those people. You can't ask your family and friends for money,
- 1:41:21Speaker 6: and your plans not solid either, Like if you can't
- 1:41:23Speaker 6: get it from the bank, you definitely aint gonna get
- 1:41:25Speaker 6: it from your mama if your plans aren't solid. So
- 1:41:29Speaker 6: you definitely should look to seller financing as an option
- 1:41:33Speaker 6: and just don't give up. Keep plugging at it and
- 1:41:37Speaker 6: refining your plan and talking to more developers, more contractors,
- 1:41:43Speaker 6: get really involved if you're not already with a chamber
- 1:41:47Speaker 6: of commerce or a development authority, so you can start
- 1:41:51Speaker 6: networking and building more solid relationships with some of the
- 1:41:56Speaker 6: institutional funders and people who might be in a position
- 1:42:00Speaker 6: to help you make it happen.
- 1:42:02Speaker 7: Appreciate, appreciate you, John, Thanks ash Oh, we're going to
- 1:42:05Speaker 7: the H town. We're going to I haven't heard from
- 1:42:07Speaker 7: my boys so long, Darius, what's going on?
- 1:42:10Speaker 3: Man?
- 1:42:10Speaker 5: Mute yourself you've been unmuted.
- 1:42:13Speaker 3: Hey, what's going on? What's going on? In my ladder clip. Yeah,
- 1:42:16Speaker 3: b you're good bro.
- 1:42:18Speaker 5: That's what's up.
- 1:42:19Speaker 11: Hey, For everybody that's listening, For everybody that's listening, I
- 1:42:23Speaker 11: just want to piggyback a little bit off of rope
- 1:42:25Speaker 11: for Shad said, man, come and join Wakanda man. Following
- 1:42:30Speaker 11: E y L on social media is just not enough.
- 1:42:34Speaker 11: Following on YouTube is just not enough. Come and join
- 1:42:40Speaker 11: the gang. Like real talk, were waiting on.
- 1:42:45Speaker 5: Y'all facts, facts, my god, real though.
- 1:42:50Speaker 3: We're waiting on y'all.
- 1:42:52Speaker 11: My My question for our teacher is this right here.
- 1:42:57Speaker 11: I'm personally kind of uncomfortable with the concept of pure
- 1:43:02Speaker 11: land investing, right and just just from the perspective of
- 1:43:07Speaker 11: it doesn't produce cash flow immediately. But I know there
- 1:43:11Speaker 11: is a sub market of it, which you kind of
- 1:43:15Speaker 11: spoke to a little bit, and that's the minerals. As
- 1:43:18Speaker 11: far as going into land for the purpose of generating income,
- 1:43:24Speaker 11: and I know that the main way of doing that
- 1:43:26Speaker 11: is through minerals. Is that a difficult thing to accomplish,
- 1:43:30Speaker 11: of focusing specifically on land that has valuable minerals associated
- 1:43:34Speaker 11: with it.
- 1:43:35Speaker 6: It's not that it's hard, it's like anything else that's
- 1:43:38Speaker 6: got a business. You have to know the business. You're
- 1:43:40Speaker 6: going to have to put together a business plan. You're
- 1:43:41Speaker 6: going to have to hire the consultants to people who
- 1:43:44Speaker 6: are going to actually help you to mind for the minerals,
- 1:43:46Speaker 6: and mining is a whole process, and you're still going
- 1:43:49Speaker 6: to need some kind of institutional funding to get the
- 1:43:51Speaker 6: manufacturing or excuse me, the equipment that you're going to
- 1:43:56Speaker 6: need and hire the people and the team to do it. So, yeah,
- 1:44:00Speaker 6: it's not going to be an immediate return on investment.
- 1:44:02Speaker 6: It's going to be more investment. And typically land that
- 1:44:06Speaker 6: does have minerals on it, those minerals have been spoken for,
- 1:44:09Speaker 6: unless you are discovering those minerals for the first time
- 1:44:12Speaker 6: on the land that you're buying, and typically that's going
- 1:44:16Speaker 6: to come out in discovery. And if you come across
- 1:44:20Speaker 6: a precious mineral of some use while you are doing
- 1:44:23Speaker 6: your discovery period checking the soil, drilling and all that jazz,
- 1:44:28Speaker 6: then you'll be able to utilize those mineral rights. But
- 1:44:32Speaker 6: sometimes those industries are all sewn up and people have
- 1:44:36Speaker 6: been working in those industries for so long that they
- 1:44:39Speaker 6: have the ability to potentially box you out. So you
- 1:44:42Speaker 6: just need to do your due diligence when you're looking
- 1:44:45Speaker 6: at that. Everything at the end of the day is
- 1:44:46Speaker 6: going to be do your research, find people you can trust,
- 1:44:50Speaker 6: and be mindful that if you do find minerals, it's
- 1:44:54Speaker 6: going to likely come after the purchase.
- 1:44:57Speaker 5: Gotcha, appreciate you guys. Gotcha, bro I was looking.
- 1:45:01Speaker 7: I was looking on landflip dot com. Man, Texas got
- 1:45:04Speaker 7: a lot of land. We're gonna have to talk.
- 1:45:06Speaker 11: Oh yeah, we got we got hundreds of thousands of
- 1:45:09Speaker 11: acres available in Texas.
- 1:45:12Speaker 6: You might find some oil. So like that's where the
- 1:45:14Speaker 6: mineral rights can't come and play real good. But typically
- 1:45:19Speaker 6: if there was already mineral rights, if they found that
- 1:45:23Speaker 6: mineral right, that oil there, they got that locked up.
- 1:45:26Speaker 6: They're not selling you that land in those mineral rights too.
- 1:45:30Speaker 6: That's just not unless, like it's unheard of. It's possible
- 1:45:34Speaker 6: any days, possible because this is American.
- 1:45:36Speaker 7: Shout to Timmy. In the chat, she said her family
- 1:45:39Speaker 7: has mineral rights on their land. There's an earner with
- 1:45:42Speaker 7: with with the mineral rights. Shout out to you, Timmy,
- 1:45:44Speaker 7: well kind of forever. Right, Let's go to Jennifer Green.
- 1:45:47Speaker 7: I'm mute yourself. You've been on you to what's going on.
- 1:45:51Speaker 6: Hello, Thanks again Ashley for all of the information you shared. So,
- 1:45:56Speaker 6: I have a pretty decent situation going. My father recently,
- 1:46:01Speaker 6: about a year and a half ago, gave me about
- 1:46:04Speaker 6: fifteen acres of land in Georgia. It's cool, thank you.
- 1:46:11Speaker 6: So he he gave.
- 1:46:12Speaker 12: It to me basically and was like, you do what
- 1:46:14Speaker 12: you want to do with it right now. It's in
- 1:46:17Speaker 12: my name and my brother's name, and I'm currently paying
- 1:46:21Speaker 12: just I think my.
- 1:46:22Speaker 6: Taxes every year about five hundred dollars.
- 1:46:26Speaker 12: So basically I'm kind of at a standstill about what
- 1:46:29Speaker 12: i want to do with this land. And being that
- 1:46:34Speaker 12: it's in a a it's in a completely rural area.
- 1:46:37Speaker 12: It's outside of the city limits of Fort Valley, Georgia,
- 1:46:41Speaker 12: which is Little Georgia, and I'm kind of leaning towards
- 1:46:46Speaker 12: the whole situation with like using the land to grow trees.
- 1:46:51Speaker 6: Yes, that was what I was gonna tell you out
- 1:46:54Speaker 6: my mouth. So, yeah, that's what I was going to
- 1:46:58Speaker 6: ask you about.
- 1:46:58Speaker 12: If you had any experience or if you have any resources,
- 1:47:02Speaker 12: I've got some insights.
- 1:47:03Speaker 6: So let me tell you first and foremost, the thing
- 1:47:05Speaker 6: you want to get with is the USDA's Department of Forestry,
- 1:47:10Speaker 6: the Georgia Department of Forestry. You want to also get
- 1:47:15Speaker 6: a farm land number, a Georgia Farmland number with the
- 1:47:19Speaker 6: Georgia Department with the USDA. What you want to do is,
- 1:47:25Speaker 6: if you haven't done so already, you put your land
- 1:47:28Speaker 6: and what's known as a Conservation Use COUVA is what
- 1:47:33Speaker 6: they call it agreement that's going to save you an
- 1:47:36Speaker 6: immense amount of money on your taxes. It's a ten
- 1:47:39Speaker 6: year program. But while you're growing your trees, the Georgia
- 1:47:44Speaker 6: Department of Forestry you will pay you to plant the trees,
- 1:47:48Speaker 6: to grow the trees, and the minute that the trees
- 1:47:51Speaker 6: have matured, you cut those trees down. At the end
- 1:47:56Speaker 6: of your COUVA agreement and you can to do it
- 1:48:00Speaker 6: again or sell the land.
- 1:48:02Speaker 1: Mmmm.
- 1:48:04Speaker 8: That's a whole lot of game, yo, that's a free
- 1:48:06Speaker 8: a whole lot of game. That's a whole lot of
- 1:48:08Speaker 8: game right there.
- 1:48:09Speaker 5: Sell the trees. So it's called a KOVA agreement ce
- 1:48:12Speaker 5: u v A.
- 1:48:13Speaker 6: Yeah, it's the conservation use agreement. That's your tech how
- 1:48:17Speaker 6: you get text and you save on your text. It's
- 1:48:20Speaker 6: almost sixty percent annually.
- 1:48:23Speaker 8: I hope y'all soaking up this game right here. Man,
- 1:48:26Speaker 8: this is this is crazy. This is crazy. That's crazy.
- 1:48:30Speaker 7: Let's see, Uh, Shannon, were coming to you. I'm you yourself.
- 1:48:32Speaker 7: You've been a muted Jennifer, thank you.
- 1:48:34Speaker 5: For that question.
- 1:48:38Speaker 7: Oh so actually when we give them some time. But
- 1:48:41Speaker 7: there's something we call no fridge breaks. So if you
- 1:48:44Speaker 7: if you, if you got up to go to the
- 1:48:47Speaker 7: fridge and we called on you, then we got we
- 1:48:49Speaker 7: gotta go to the next person. So I'm gonna go
- 1:48:50Speaker 7: to the next person. Uh Neia, Mayah, we coming to you. I'
- 1:48:53Speaker 7: mute yourself. You've been unmuted.
- 1:48:56Speaker 5: Piece to the guys, piece of the guys. You know.
- 1:48:59Speaker 13: I want to thank everybody, especially Uyl. I've learned so much.
- 1:49:04Speaker 13: You know, I've been an earner for about two months.
- 1:49:05Speaker 13: But to get straight to Ashley, my family has land
- 1:49:12Speaker 13: in Georgia, over one hundred acres. We've had at lease
- 1:49:15Speaker 13: on that particular land for three years with a cotton company,
- 1:49:20Speaker 13: King Cotton. The lease is up and now the question
- 1:49:25Speaker 13: is the fact that the land has already been cultivated.
- 1:49:30Speaker 13: Is it still I guess ideal or is it what's
- 1:49:34Speaker 13: the will be the process? Or is there some type
- 1:49:36Speaker 13: of way for us to develop it and build a city.
- 1:49:41Speaker 6: I mean, yeah, it's a cost analysis that you have
- 1:49:44Speaker 6: to look at.
- 1:49:45Speaker 5: Ok.
- 1:49:46Speaker 6: So if you wanted to build and are you you're
- 1:49:50Speaker 6: in Georgia. So it takes six hundred and forty acres
- 1:49:52Speaker 6: to build an actual city. So the one hundred acres
- 1:49:55Speaker 6: for us was just to start, and you gotta get
- 1:49:58Speaker 6: at least a mile rate in order to actually build
- 1:50:02Speaker 6: a city. You can absolutely build a community, a subdivision, development,
- 1:50:06Speaker 6: little town, but for you to get city hood status
- 1:50:10Speaker 6: is going to take a few more factors, and having
- 1:50:13Speaker 6: at least six hundred and forty acres is the land requirement, right.
- 1:50:17Speaker 6: But beyond that the lease, you can continue to lease
- 1:50:23Speaker 6: certain areas and work in phases. So instead of taking
- 1:50:28Speaker 6: all hundred acres and trying to do something new, start
- 1:50:33Speaker 6: with like ten acres and build a little subdivision. Then
- 1:50:38Speaker 6: you see how that goes, and then you do that
- 1:50:40Speaker 6: and then you get some experience because the more experience, right, right,
- 1:50:44Speaker 6: the better rates you get, the more opportunities you get,
- 1:50:47Speaker 6: the more leverage. Right. So I wouldn't jet I would
- 1:50:51Speaker 6: the fact that you have the lease, especially if they
- 1:50:53Speaker 6: plan on renewing the lease, that's money in the hand,
- 1:50:56Speaker 6: Like we always know, a bird in the hand is
- 1:50:58Speaker 6: better than two in the bush. Yeah, yeah, yeah, you
- 1:51:03Speaker 6: definitely want to look at Okay, when I renew this
- 1:51:07Speaker 6: land lease, we're gonna, you know, let's go ahead and
- 1:51:10Speaker 6: subdivide ten acres out because we're gonna go ahead and
- 1:51:13Speaker 6: start developing on this first ten acres in time, you
- 1:51:18Speaker 6: know what.
- 1:51:18Speaker 13: And I really appreciate you saying that, because we were
- 1:51:20Speaker 13: leaning towards that, because we were obviously inspired by the
- 1:51:23Speaker 13: nineteen families purchasing a city saying where this is for us?
- 1:51:28Speaker 13: You know. And I've studied case law for about six
- 1:51:30Speaker 13: years now, and there's actually a case law of a
- 1:51:34Speaker 13: senator in Florida back in like nineteen thirty or something
- 1:51:38Speaker 13: like that. Right, he had a land that turned into
- 1:51:41Speaker 13: a park after his death, but he put it under
- 1:51:43Speaker 13: a trust, and a trust in denshed agreement basically stated, hey,
- 1:51:47Speaker 13: this land is strictly for whites, but if we deemed necessary,
- 1:51:52Speaker 13: we allow other races to you know, participate on our
- 1:51:55Speaker 13: national park. And it got to a point to where,
- 1:51:57Speaker 13: you know, he passed on and then the city had
- 1:51:59Speaker 13: to live out his trust, his indenttional agreement, and they
- 1:52:03Speaker 13: was like, listen, hey, no more blacks is allowed, and
- 1:52:06Speaker 13: blacks were, you know, protesting people was hating him, trying
- 1:52:08Speaker 13: to figure out what why we can't come on this
- 1:52:10Speaker 13: land and fighting it, and they lost in court once
- 1:52:12Speaker 13: they read the indentital agreement saying, hey, this man put
- 1:52:15Speaker 13: this land under a trust and it's specifically for white
- 1:52:19Speaker 13: use only.
- 1:52:20Speaker 5: You know.
- 1:52:20Speaker 13: So once I read that case law, I realized the
- 1:52:23Speaker 13: power and trust and owning the land, you know. So,
- 1:52:27Speaker 13: but I appreciate that though. We really, I really just
- 1:52:30Speaker 13: learned a lot.
- 1:52:31Speaker 5: Thank you, and I appreciate you.
- 1:52:33Speaker 6: Man.
- 1:52:34Speaker 5: We just got a whole social studies lesson. Man.
- 1:52:36Speaker 6: Right, Look, you're like, I'm like, okay, case law.
- 1:52:41Speaker 7: You know, you never know what's going to happen on
- 1:52:43Speaker 7: here many.
- 1:52:46Speaker 3: A case law. What he said, whatever he said I
- 1:52:49Speaker 3: believed at that point.
- 1:52:51Speaker 6: Yeah.
- 1:52:51Speaker 7: Actually, I just want to give you credit and your
- 1:52:54Speaker 7: entire team. Man, y'all really changing the narrative. I don't
- 1:52:56Speaker 7: know how many dms or messages we got about people
- 1:52:59Speaker 7: wanting to get involved there's a project like this, So
- 1:53:02Speaker 7: I want to just publicly thank you for that. So
- 1:53:04Speaker 7: anybody that has not listened to episode one, O, wait, shatty.
- 1:53:07Speaker 5: You want to say you.
- 1:53:08Speaker 3: Please doing yourself with tremendous disservice. That's the fact.
- 1:53:13Speaker 7: Let's go to Leslie. Leslie was going on on mute yourself.
- 1:53:15Speaker 7: You've been unmuted.
- 1:53:17Speaker 6: Hello.
- 1:53:18Speaker 9: Hello, my name's Leslie Valencia. I'm a city planner by trade.
- 1:53:23Speaker 9: I am I studied it, but I'm very new doing
- 1:53:27Speaker 9: it as a profession. I don't want to say the name,
- 1:53:30Speaker 9: but I'm a city planner with one of the most
- 1:53:32Speaker 9: popular cities in the Bay Area, and I identify as
- 1:53:36Speaker 9: an artist. I worked in cooperatives, I worked in the
- 1:53:39Speaker 9: cannabis industry, and I have these big dreams of living intentionally.
- 1:53:44Speaker 9: And you kind of answered the question previously, but I
- 1:53:50Speaker 9: wanted to just get your I think you're brilliant, You're amazing.
- 1:53:52Speaker 9: My dream is to create a community now. It is
- 1:53:54Speaker 9: to create my own city, and I just want your
- 1:53:58Speaker 9: advice on like, what would you what type of advice
- 1:54:01Speaker 9: would you give someone like me? Because I know that
- 1:54:03Speaker 9: I have this great opportunity. I have a lot of
- 1:54:05Speaker 9: privilege right now, and I don't see myself being a
- 1:54:08Speaker 9: city planner forever, and I just want to be really
- 1:54:11Speaker 9: strategic about what I need to learn and what I
- 1:54:13Speaker 9: need to absorb so that I can, you know, make
- 1:54:16Speaker 9: my dreams come true. And I just want to thank
- 1:54:17Speaker 9: you for being like an amazing inspiration.
- 1:54:20Speaker 6: Oh thank you, Leslie. Well, I'm super excited for you, because,
- 1:54:23Speaker 6: like people like you, Leslie, is how we get to
- 1:54:27Speaker 6: build dream cities. You know, like we have to network,
- 1:54:30Speaker 6: we have to be strategic. So one of the first things,
- 1:54:33Speaker 6: if you aren't a part of the Federation of International Communities, Leslie,
- 1:54:37Speaker 6: start there. It's a nonprofit organization that does a lot
- 1:54:41Speaker 6: of work with intentional communities. I just did a wonderful
- 1:54:46Speaker 6: bipod panel with them about living intentionally and so what
- 1:54:52Speaker 6: I would suggest is to start building your strategic partnerships
- 1:54:56Speaker 6: as early as possible, because that's really what's going to
- 1:55:00Speaker 6: be how you succeed in your city planning, having all
- 1:55:05Speaker 6: of your stakeholders and the people who have that expertise
- 1:55:10Speaker 6: to help you build a community with those intentional values
- 1:55:13Speaker 6: that you want. It takes those stakeholders' voices to really
- 1:55:18Speaker 6: flesh out the vision of that plan. And so getting
- 1:55:22Speaker 6: with you know, sustainability communities. One of the things that
- 1:55:27Speaker 6: I'm involved in is the Black Sustainability summit again, those
- 1:55:33Speaker 6: chambers of commerce, the development authority. Just building those strategic
- 1:55:43Speaker 6: partnerships is the first place to start. And getting involved
- 1:55:47Speaker 6: in associations as early as you can, such as the
- 1:55:51Speaker 6: Municipal Corporation Association. Uh, there's the National City the National
- 1:55:58Speaker 6: League of Cities. So get involved in those if you're
- 1:56:02Speaker 6: you aren't already, and take the fact that you are
- 1:56:04Speaker 6: already a city planner and use that to your advantage
- 1:56:07Speaker 6: and get as much personal development as you possibly can
- 1:56:10Speaker 6: and partner strategically with those community activists, those real estate agents,
- 1:56:16Speaker 6: those people who are you know, on the ground, who
- 1:56:20Speaker 6: are going to have relationships with the people that you're
- 1:56:23Speaker 6: placemaking for.
- 1:56:25Speaker 9: Thank you so much, josh Ley. I feel like I
- 1:56:27Speaker 9: got all the pieces scattered everywhere, and you've really been
- 1:56:31Speaker 9: hopeful and trying to piece them together. Thank you so much.
- 1:56:34Speaker 6: You're welcome.
- 1:56:35Speaker 3: Thank you, Ashley. I see you have a special guest.
- 1:56:39Speaker 5: Yeah, I mean we got two for one wants.
- 1:56:42Speaker 3: To say what's up? She wants to say what's up.
- 1:56:44Speaker 6: She's like, I'm getting ready for bed.
- 1:56:46Speaker 8: She got it's.
- 1:56:49Speaker 6: Time to wrap this up.
- 1:56:50Speaker 3: World, it's almost over.
- 1:56:54Speaker 5: We got we'll take one morning. We got special guys
- 1:56:56Speaker 5: coming in.
- 1:56:56Speaker 8: But that's the power I want. I want to all
- 1:56:58Speaker 8: graze over that too. I want to high like that.
- 1:57:00Speaker 3: That's extreme. That's the power of women.
- 1:57:03Speaker 8: She's giving a mastermind presentation while still being a mom
- 1:57:07Speaker 8: with her daughter in bed.
- 1:57:08Speaker 3: She's about to put her daughter to bed.
- 1:57:10Speaker 8: That's extremely that's that's if you really think about it,
- 1:57:13Speaker 8: that's an extremely powerful visual right there. I'm sure her daughter,
- 1:57:17Speaker 8: without even knowing, is soaking up so much information from
- 1:57:20Speaker 8: her mom. And like I said, that's the power of
- 1:57:24Speaker 8: a woman to be able to juggle and do so
- 1:57:27Speaker 8: many different things. You know, if it was me, If
- 1:57:30Speaker 8: it was me, I would be extremely stressed out at
- 1:57:33Speaker 8: the moment. I would probably have my son like yo,
- 1:57:36Speaker 8: go play a video game and just chill out for
- 1:57:39Speaker 8: a minute. But uh, was putof to all the women
- 1:57:42Speaker 8: out there that's able to multitask, take care of the family,
- 1:57:45Speaker 8: take care of the home, and still still educate, educate us, educate.
- 1:57:51Speaker 6: Out some of my ben sisters on here, like I
- 1:57:53Speaker 6: see and my girls hot Like, I'm like, I know
- 1:57:55Speaker 6: these people, so thank you, Christine Minor.
- 1:57:58Speaker 14: I'm like, oh, my Ben sisters, my girls high girls
- 1:58:01Speaker 14: are earners out here. So I appreciate that I see
- 1:58:05Speaker 14: names and I remember my folks because and girls High are.
- 1:58:09Speaker 6: Very small places, so you know when you see a
- 1:58:12Speaker 6: name like I was in auto classes were shut out.
- 1:58:18Speaker 5: Girl, Yo, it's crazy.
- 1:58:21Speaker 7: If it was Rose of Verse and like my son
- 1:58:23Speaker 7: was down here, I'd have to turn the video off.
- 1:58:27Speaker 5: I'd have to turn the video off man. And it's
- 1:58:30Speaker 5: just incredible to watch Mark. He's been waiting all night.
- 1:58:33Speaker 5: Man been typing in the chat. Mark, You've been on
- 1:58:36Speaker 5: mute to my guy.
- 1:58:37Speaker 8: You can hear me?
- 1:58:38Speaker 15: Yeah, perfect, I bet listen. I purchased a lot, right.
- 1:58:42Speaker 15: I purchased a vacant lot last year, so I bought
- 1:58:47Speaker 15: it for twenty two thousand.
- 1:58:49Speaker 5: Right.
- 1:58:49Speaker 15: So right now I'm in the process process of going
- 1:58:52Speaker 15: through the zoning because I'm trying to build a triplex.
- 1:58:55Speaker 15: I was wondering if I could get an fa Cha
- 1:58:57Speaker 15: two or three klon to build on it.
- 1:59:01Speaker 6: For new construction. Yes, yeah, it depends on how much
- 1:59:05Speaker 6: is it gonna cost.
- 1:59:07Speaker 15: Well, I looked up the city limit and it was
- 1:59:10Speaker 15: like six hundred the to build it is not gonna
- 1:59:14Speaker 15: cost that much. It's only gonna cost around to something.
- 1:59:17Speaker 3: Hello.
- 1:59:19Speaker 8: Sound might have went on again. But well, I'll pick
- 1:59:24Speaker 8: up for that. Hopefully, hopefully should be able to come
- 1:59:26Speaker 8: back soon.
- 1:59:27Speaker 3: But I was.
- 1:59:28Speaker 15: Wondering if it's possible for the f a K two
- 1:59:30Speaker 15: or three K to just build from the groun.
- 1:59:32Speaker 3: I'm gonna ask. I'm gonna ask Matt.
- 1:59:33Speaker 15: Actually yeah, I was trying to contact Matt, but to
- 1:59:37Speaker 15: get take with him as hard.
- 1:59:39Speaker 8: I'm a personally, I'm a personally asking that question that
- 1:59:42Speaker 8: we're gonna put the answer in the Facebook group tonight.
- 1:59:44Speaker 3: So just try to try to check the Facebook.
- 1:59:46Speaker 5: I think he's back. I think he's back.
- 1:59:48Speaker 3: I'm not even in the Facebook group. You should you
- 1:59:50Speaker 3: do yourself with your service.
- 1:59:51Speaker 8: Got on it.
- 1:59:52Speaker 15: I just got on this because when I signed up
- 1:59:54Speaker 15: for his blueprint, I learned all that information first, and
- 1:59:59Speaker 15: then I went to this because.
- 2:00:00Speaker 8: Okay, okay, joined the Facebook group tonight. We're gonna we're
- 2:00:05Speaker 8: gonna put the answer to that. Hopefully we're able to
- 2:00:07Speaker 8: get Ashley back on. But in the meantime, Troy, can
- 2:00:10Speaker 8: we can we get Janet on before?
- 2:00:12Speaker 5: Come on?
- 2:00:12Speaker 7: Man, you know I'm a wizard when to come to this.
- 2:00:14Speaker 7: She's already here, bro Janet.
- 2:00:16Speaker 3: What's going on?
- 2:00:17Speaker 6: Hey, guys, how are you you guys.
- 2:00:20Speaker 8: Hear me, got the officials, got the officials and all that.
- 2:00:24Speaker 8: So we wanted we want to introduce We want to
- 2:00:28Speaker 8: introduce Janney. We we talked about the young lady that
- 2:00:31Speaker 8: we brought on as our first employee, our first full
- 2:00:34Speaker 8: time employee.
- 2:00:35Speaker 3: This is a big deal for us. First first full
- 2:00:37Speaker 3: time employee was Janet.
- 2:00:39Speaker 8: And Jannet was just a wonderful person that was a
- 2:00:41Speaker 8: member of Eyle University, a strong supporter, and she was
- 2:00:45Speaker 8: just like going over and above, like she was putting
- 2:00:48Speaker 8: together accountability group. She was just doing everything and we're like, yo,
- 2:00:52Speaker 8: she's adding so much value, Like we gotta like bring
- 2:00:55Speaker 8: her on full time. And like I said, at the time,
- 2:00:59Speaker 8: she was working for the corporate world. She was working
- 2:01:01Speaker 8: for Fidelity, which you know, obviously it's a you know,
- 2:01:05Speaker 8: it's a it's a good company. It's not early a
- 2:01:07Speaker 8: leisure but it's it's okay. So we had to call,
- 2:01:11Speaker 8: we had to come correct. She wasn't just working at
- 2:01:13Speaker 8: you know, just anywhere. She was working at a fortune
- 2:01:17Speaker 8: five hundred company and.
- 2:01:21Speaker 16: Is the best job I've ever had.
- 2:01:22Speaker 5: There. We go love, that's love.
- 2:01:26Speaker 8: So this is how serious man. Nobody does it like
- 2:01:28Speaker 8: early Allegian man. We took one of the top talents
- 2:01:31Speaker 8: from one of the top financial firms in the world,
- 2:01:35Speaker 8: and we were able to bring her to e y
- 2:01:38Speaker 8: L University and she's gonna help scale EYL University to
- 2:01:42Speaker 8: be the biggest educational platform in the world. And so yes,
- 2:01:48Speaker 8: can you just talk a couple of minutes. I just
- 2:01:50Speaker 8: want to introduce the people to you formerly once again,
- 2:01:53Speaker 8: we appreciate you. You're you're You're an amazing person, extremely
- 2:01:57Speaker 8: talented and hard working person.
- 2:02:00Speaker 3: So what what.
- 2:02:03Speaker 5: You got to keep?
- 2:02:04Speaker 7: Hey, we learned a valuable lesson if you want to
- 2:02:07Speaker 7: do something right a woman that's.
- 2:02:14Speaker 16: Out there, I want to say a special shout out
- 2:02:18Speaker 16: to Ashley. You absolutely killed it. That was incredible and
- 2:02:22Speaker 16: I have like a dream of having my own little
- 2:02:24Speaker 16: farm one day.
- 2:02:24Speaker 6: So I'm like taking notes. We so thank you. I
- 2:02:29Speaker 6: know you girl, we've bet some same groups together something.
- 2:02:32Speaker 6: I'm like, you look just.
- 2:02:35Speaker 16: I think you're my long lost cousins from somewhere.
- 2:02:38Speaker 6: You know, you have an sup So.
- 2:02:40Speaker 16: Yeah, thank you guys so much for this introduction. It's
- 2:02:44Speaker 16: been an absolute honor being an earner and being able
- 2:02:47Speaker 16: to help and be on this side is just amazing.
- 2:02:50Speaker 16: I really mean it when I said I love doing
- 2:02:52Speaker 16: this and as you guys know, like we've built this well,
- 2:02:56Speaker 16: you guys have built this beautiful community and really it's
- 2:02:59Speaker 16: so open and it's a safe place. And for me,
- 2:03:02Speaker 16: it's like with ey L, it's tapping into my how
- 2:03:07Speaker 16: do I say it, Like.
- 2:03:11Speaker 6: It's like a hard thing for me. I don't know
- 2:03:13Speaker 6: how to explain it.
- 2:03:14Speaker 16: But like when I do this work and we're talking,
- 2:03:16Speaker 16: we have book club and everything, it's like I lose
- 2:03:19Speaker 16: time in it and I have to stop myself from
- 2:03:21Speaker 16: working at EYLU sometimes because I just see it being
- 2:03:24Speaker 16: there's so much that we need and like we you know,
- 2:03:26Speaker 16: we always encourage earners to use their skills. It's a
- 2:03:29Speaker 16: great place for you to practice what you're learning. You know,
- 2:03:33Speaker 16: I wasn't always like I was. I'm still a little
- 2:03:36Speaker 16: nervous right now, but you know, I've come a long
- 2:03:38Speaker 16: way from being on these zoom calls with EYL and stuff.
- 2:03:41Speaker 16: So feel free to use your skills practice with us.
- 2:03:44Speaker 16: It's a very safe place and it's about lifting up
- 2:03:46Speaker 16: our communities and working together and that's my biggest thing.
- 2:03:49Speaker 6: And I love it.
- 2:03:50Speaker 16: Like we are going to change our communities. We're not
- 2:03:52Speaker 16: waiting for anybody else. You know, my block belongs to me.
- 2:03:55Speaker 16: I'm a buy this block, right. So it's about us
- 2:03:57Speaker 16: taking care of each other and sharing what we know.
- 2:04:01Speaker 16: And Ashley is a great example of that when she's
- 2:04:03Speaker 16: talking about nineteen families coming together, you know, having a
- 2:04:06Speaker 16: safe place for our people, you know. And and so
- 2:04:10Speaker 16: I'm just so honored to be here. I hope to
- 2:04:12Speaker 16: see some of you guys tomorrow orientation where we talk
- 2:04:15Speaker 16: about the Facebook page and the website and all these
- 2:04:19Speaker 16: great things are rolling out in January. So yeah, I
- 2:04:21Speaker 16: hope to see some of you guys on YouTube.
- 2:04:23Speaker 6: On the other side.
- 2:04:25Speaker 8: Yeah, the biggest, the biggest, the big the biggest in
- 2:04:28Speaker 8: the game. Man, like you gotta you gotta appreciate what's
- 2:04:31Speaker 8: going on. Man, this is a whole This is a whole,
- 2:04:33Speaker 8: entire movement.
- 2:04:34Speaker 3: Like I said, we started.
- 2:04:35Speaker 8: You gotta understand how Ernie Leases started. It started in
- 2:04:39Speaker 8: choice dining room with with just some iPhones.
- 2:04:43Speaker 3: And now you know, we have we have a media company.
- 2:04:47Speaker 8: We're gonna start producing podcasts, uh Eyo Networks. We have
- 2:04:51Speaker 8: an educational company where we have a variety of different
- 2:04:55Speaker 8: education and we're gonna blow that up. We have full
- 2:04:58Speaker 8: time workers. Everybody that we employ is from our community,
- 2:05:04Speaker 8: relates to us, know us. We're stimulating the economy and
- 2:05:08Speaker 8: that helps stimulate our economy. If you can't respect that,
- 2:05:11Speaker 8: your whole perspective is what That's a fact man. So Janet,
- 2:05:19Speaker 8: once again, it's been a pleasure.
- 2:05:22Speaker 3: Everybody. If you are a member of Eyo University, you
- 2:05:24Speaker 3: check out her.
- 2:05:25Speaker 8: She will be hosting orientation tomorrow at seven o'clock.
- 2:05:29Speaker 5: Zoom link and shoddy, real quick, real quick. I just
- 2:05:32Speaker 5: want to say this.
- 2:05:33Speaker 7: Janet is our first, our first person that we fired,
- 2:05:35Speaker 7: but she's not gonna be our last. So we see
- 2:05:38Speaker 7: the level of value that everybody is adding. And trust me,
- 2:05:41Speaker 7: we're gonna need more help as we grow, So we
- 2:05:43Speaker 7: trust me. All our top earners were watching, were watching
- 2:05:47Speaker 7: very carefully appreciate.
- 2:05:48Speaker 3: It's like just like to we're watching, We're watching it.
- 2:05:51Speaker 3: We're watching the greats.
- 2:05:52Speaker 8: Just like Tyler Perry built built his compound in Atlanta
- 2:05:56Speaker 8: and he's hiring all these people. We're gonna have the
- 2:05:59Speaker 8: same thing we're gonna have. We're gonna have people directing
- 2:06:02Speaker 8: things for us. We're gonna have kids out of college
- 2:06:04Speaker 8: We're gonna give young brothers an opportunity to get off
- 2:06:07Speaker 8: the street corner. We're gonna give black women an opportunity
- 2:06:10Speaker 8: not to have to work in corporate America, and they
- 2:06:13Speaker 8: can they can really show these their brilliancy.
- 2:06:16Speaker 3: So you know what I'm saying, We're gonna, We're gonna,
- 2:06:18Speaker 3: were gonna do it.
- 2:06:18Speaker 8: And then hopefully, you know, people can tell, like how
- 2:06:21Speaker 8: we get inspiration from people like Tyler Perry, hopefully people
- 2:06:24Speaker 8: can get inspiration from us, and then it's like a
- 2:06:27Speaker 8: million different splinter cells all over America and we're gonna
- 2:06:31Speaker 8: end up changing the whole entire world.
- 2:06:33Speaker 3: So I'm encouraged.
- 2:06:35Speaker 8: I'm encouraged, So I hope everybody else is encouraged, And yeah,
- 2:06:39Speaker 8: join eyl University.
- 2:06:40Speaker 3: Man, why not? That's what you got to ask yourself?
- 2:06:43Speaker 3: Not why why not? On Eyo University? Forty percent off?
- 2:06:47Speaker 8: The code is pinned is code freedom at checkout and
- 2:06:51Speaker 8: uh in two days the price will be going up.
- 2:06:54Speaker 8: It will be doubling. But we let you know, we
- 2:06:57Speaker 8: give you a forty eight hour head start. But before
- 2:06:59Speaker 8: we in this, we have to give the last word
- 2:07:02Speaker 8: to our esteem. Professor Ashley Scott, what would you like
- 2:07:07Speaker 8: to leave the people with Actually I love to drop.
- 2:07:09Speaker 6: Jules because I don't want to die with information and
- 2:07:13Speaker 6: my knowledge in my head. I want to give it

- 2:07:19Speaker 6: showing up, showing out, being beautiful. I appreciate you. I
- 2:07:23Speaker 6: thank you all for your time, and y'all can also

- 2:07:34Speaker 7: twenty twenty, I just want to give a huge shout
- 2:07:36Speaker 7: out to everybody who's lent their time and expertise to
- 2:07:39Speaker 7: our platform, from Andre Hatchett, our first professor, to hit
- 2:07:44Speaker 7: now Ashley Scott, and there's a long list in between. Man,
- 2:07:48Speaker 7: I don't want to listen too long for me to
- 2:07:49Speaker 7: try to name them are. But we greatly appreciate you
- 2:07:53Speaker 7: lending your time again and your expertise to our community
- 2:07:56Speaker 7: and to the advancement of our people. Man, we are

- 2:08:07Speaker 3: So this is dope.
- 2:08:08Speaker 8: I think this might be the first time that we
- 2:08:10Speaker 8: actually had a class taught by a member, right.
- 2:08:16Speaker 5: Maybe yeah, maybe, yeah, I think.
- 2:08:18Speaker 3: I think I think that might be the first time
- 2:08:20Speaker 3: that we have a class to a by member. So
- 2:08:22Speaker 3: I just make history.
- 2:08:24Speaker 7: Yeah, hey, yeah, they just I just got hit on
- 2:08:27Speaker 7: the line.

- 2:08:44Speaker 8: dollars and sold him for twenty three million. He's this
- 2:08:46Speaker 8: is this is this is this is so crazy. He
- 2:08:48Speaker 8: sold his company for twenty three million. He texted me
- 2:08:51Speaker 8: and Troy like, can you send me the link? I
- 2:08:54Speaker 8: want to I want to sign up to EYL University.
- 2:08:55Speaker 8: I need to learn more about business.
- 2:08:57Speaker 3: I promise you, I promise you. He said that, so I.
- 2:09:00Speaker 5: Might be able to put it on camera. I'm not
- 2:09:02Speaker 5: sure we'll see.
- 2:09:02Speaker 8: I'm thinking I'm thinking in my brain, like you you
- 2:09:05Speaker 8: sold your company for twenty three million dollars. But that
- 2:09:08Speaker 8: just goes to show you the mindset of somebody that's
- 2:09:11Speaker 8: never satisfied, that's always looking to learn. He literally he didn't,
- 2:09:14Speaker 8: He didn't ask for free anything. He was like, look,

- 2:09:48Speaker 8: a very very powerful lesson. So maybe we can get
- 2:09:51Speaker 8: him teaching class.
- 2:09:52Speaker 5: Well, i'd be crazy.
