- 1:05the Academy Presents Real Estate Investing Rock
- 1:07Spring Summit and I am so glad you're here. This
- 1:11has been amazing you know these are my favorite
- 1:13six days of the year there's three in the spring
- 1:15and three in the fall and absolutely my favorite
- 1:18days and I'm super excited to have Miss Julianne
- 1:21Peterson here because we're going to talk about
- 1:24the debt side of things which That is your biggest
- 1:27partner. You can think forming a GP team, oh,
- 1:30it's super duper important, and it is. But your
- 1:33other biggest partner is your lender, because
- 1:36they're going to carry the majority of the ownership
- 1:38of your property anyway. So you're going to have
- 1:41to include them and make sure that you're meeting
- 1:43all of their requirements. You want to have a
- 1:46really awesome loan broker with you that can
- 1:49help you understand the process and help you
- 1:52understand everything and can deal with you when
- 1:55you're crying and breaking down and losing your
- 1:57mind. I may have experience with this and so
- 2:00might Julie Ann Peterson. A little bit just a
- 2:05little bit, but you know I'm going to I'm going
- 2:08to turn it over to you and that you give us a
- 2:09little bit of your background and then we can
- 2:11get going. Sure, thank you so much for inviting
- 2:14me to. spend some time with you and your audience
- 2:17here. I've been with Old Capital for about five
- 2:24years now, and I've got 30 years of real estate
- 2:28transaction experience. I was an owner operator
- 2:34in this single world, single... Boy, I'm not
- 2:40doing this too well. I hope you can cut this,
- 2:44right? Are you going to cut this? Hear something
- 2:47out, you know, in the residential world? Yes,
- 2:49in the residential world. And did that for a
- 2:54very long time, but I could not scale. You know,
- 2:58I got to 20 units, 20 unit building, and I kept
- 3:02trying to wear the cape. I can do this myself.
- 3:05So hard. And I said, well, I can do this myself.
- 3:09And everybody says, you know, the lenders were
- 3:11saying, you know, go away. And so when I got
- 3:15into this space as a mortgage broker, I said,
- 3:19I am not gonna say that to my clients. I am going
- 3:22to say, how can I help you? And so when I got
- 3:28rid of all of my single family, my multis, my
- 3:3120 unit buildings, I said, I'm going to say,
- 3:35what can we do as a partnership to help you,
- 3:39educate you, work alongside you, right? And that's
- 3:44what I really do with all of my clients. So I'm
- 3:48glad that when we found ourselves in a pickle
- 3:51on your first deal, we were able to help you
- 3:56find the right partners, the right product. Because
- 4:01that's really what it is. It's finding out, what
- 4:03is your business plan? Who are the people on
- 4:07the team? And how can we find it? And where it
- 4:10is? Where are you buying? Right? So not every
- 4:17transaction is the same. Not every deal is the
- 4:20same. And what is, how can we work together on
- 4:22that? So. Absolutely. You know, I've, I've never
- 4:25discounted my network. I've always believed very
- 4:28strongly in those relationships and our first
- 4:32deal was hard. So you've always heard the law
- 4:35of the first deal. If you don't learn an absolute
- 4:38crap ton on your first deal. You have done it
- 4:41wrong. You should be learning from the beginning
- 4:45to the end. Right. And it was it was hard. And
- 4:50I was scared and we had to rebuild a couple of
- 4:52different teams. And it was it was insane. It
- 4:56was really, really insane. And I was reaching
- 5:00out to my network and I went through so many
- 5:03phone calls. Jason and I were like five phone
- 5:05calls. We'll have somebody else to help us out.
- 5:08No, it wasn't five. It wasn't 10. It wasn't even
- 5:1115. It was called 16. And it was Agustin de Pentes.
- 5:15And I will love him forever and ever and ever,
- 5:17because he was the one that helped us. And he
- 5:21said, OK. I was like, what's going on? Like,
- 5:24I don't know. I'm losing my mind. He's like,
- 5:26hey, do you want me to call Julianne and figure
- 5:28out what's going on? I'm like, please. And so
- 5:32with our permission, he called, found out what
- 5:34was going on. He's like, look, this is OK. We're
- 5:37going to fix this. that day by the end of the
- 5:40day we had a loan product and we'd been working
- 5:43for gosh what was it four weeks trying to find
- 5:46a loan product and we couldn't find anything
- 5:47that would work because at that point in time
- 5:51agency debt was out of reach and it was the end
- 5:54of the year and we were trying to close before
- 5:56the end of the year and holy night I mean we
- 6:00wound up closing December 17th but it was Man,
- 6:05it was hard. So if you're out there and you're
- 6:07like, I can't find a deal. I can't get this closed.
- 6:09I can't do this. I can't do that. You're in the
- 6:12same boat as everybody else. This is not easy.
- 6:15If this was easy, everybody would be doing it.
- 6:17Well, you know, we had a lot of things going
- 6:19on. We were at the end of the year, right? We
- 6:23were in COVID. So you had two things that were
- 6:26really, really hard that were against you, right?
- 6:29It was your first deal. That was tough. And,
- 6:33you know, the the financials at Christmas are
- 6:37really are hard because people make some decisions
- 6:40that they're not going to want to pay their bills
- 6:43in that last month. And we also we want to see
- 6:46what the financials look like. So it can be challenging.
- 6:50I mean, if I were to say, hey, when is the worst
- 6:53time to close? It is that last month. What is
- 6:56so challenging? Learn. We did it twice. Do we
- 7:01do it? But I would tell you that those two transactions
- 7:06were completely different. And, okay, your first
- 7:10transaction is always the most challenging, but
- 7:13you cannot, you can go to any education program.
- 7:18And I completely recommend everybody get some
- 7:22education in this, right? Find you a coach, get
- 7:25you a coach now, today. You can't learn some
- 7:30of this unless you're in a deal. This is not
- 7:35in the books. So you have to go through it. So
- 7:38some of that stuff is just stuff you have to
- 7:41go through. And your transactions from the first
- 7:45to the second, it was night and day. We went
- 7:50from a bridge loan and you're rolling in your
- 7:55rehab, you were learning completely different.
- 7:57how that transaction is done to going into a
- 8:04bank loan. Local lending can be very challenging.
- 8:11We were going into a smaller, it's a small market,
- 8:15and boy, you guys were a completely different
- 8:20team. Even though it was the same team, you were
- 8:23a completely different team. and it was a true
- 8:27pleasure. I thought it wasn't a true pleasure
- 8:29at the first, but it was amazing. I can't tell
- 8:33you how you guys grew. Talk to me again on that
- 8:37first team. Well, that's okay. We all, you all
- 8:42learned. Yeah, no, and it was, it was, so on
- 8:45the first deal, we used all of our extensions.
- 8:47I begged for another one. We paid for like a
- 8:50weekend. We paid $10 ,000 for a weekend more.
- 8:54to be able to try and raise what we needed to
- 8:56raise to get the deal done. It was rough. It
- 8:59was we were under contract for five or six months
- 9:01and the second one like we didn't even ask for
- 9:04an extension on. You know the great thing is
- 9:08you know we talk about partners and so clearly
- 9:11you had built a relationship with the broker.
- 9:15So that's number one. You talk about the relationship
- 9:18with the mortgage broker is being your biggest
- 9:21partner. But you didn't, yes, that's great and
- 9:26wonderful, but your number one partner in this
- 9:28that set the tone for you as a team was the broker
- 9:33himself. John opened the door for you. Hey, we
- 9:39have a very good relationships with many, many
- 9:42of the brokers. And he called me up and said,
- 9:45I want to give this team an opportunity. I really
- 9:49like them. I really like them. I want to I want
- 9:52this to work. And so if there's somebody in the
- 9:56audience that is unsure about that relationship,
- 10:00that is a key here. He made this all possible.
- 10:08Well, and it was no, absolutely. And it was really
- 10:12funny because we kind of lucked out. So the first
- 10:15so Jason still had a W to we went to go and walk
- 10:18this property. And I took the Jeep, Jason took
- 10:22his truck, and John McGregor comes out, and he's
- 10:25like, well, whose Jeep is this? I'm like, well,
- 10:29ours? Because there's only so many cars in the
- 10:31visitor spots, right? He's like, oh, do you like
- 10:34to get dirty? And I was like, I like to off -road.
- 10:39But it was really cool, because it turns out
- 10:42he did, too. And you're gonna hear from lots
- 10:46of people that are very experienced in the space
- 10:48are gonna say, take your broker out to dinner,
- 10:50take your broker out to drinks, take your broker
- 10:52out to do this, do this. We went off -roading
- 10:55with a broker and it was a lot of fun. And he
- 10:59might've had to rescue me out of a couple of
- 11:02different places because I got stuck when I was
- 11:04driving. Jason did not get as stuck as I did.
- 11:07Do not tell him that I said that. I might've
- 11:11had to be rescue strapped out of a few different
- 11:13places and it might've been John that helped
- 11:14us do that. But it was, it was really cool because
- 11:17that day we spent an entire day with him and
- 11:21he got to know us. We got to know him. I even
- 11:23met some people there that own dollar generals
- 11:26and are looking to own more of them. And so I
- 11:28connected them with John. John connected them
- 11:30with another guy in his office. That is a triple
- 11:33net guy that in particular does dollar generals.
- 11:36And John was like, how do you meet these people?
- 11:38I'm like, cause I talked to everybody. But it's,
- 11:42it's, it's those relationships and building them.
- 11:44And it's, it's not superficial. Lots of people
- 11:48smile and say, hi, and you've got that superficial
- 11:50kind of relationship. And what I really focused
- 11:54on is what I call a more than a handshake relationship.
- 11:57I 100 % believe that if I was in a room with
- 11:59tons of people and John McGregor was there, he's
- 12:02going to come over and say hi to me. And if not,
- 12:06I'm going to go walk over to him and ask him
- 12:07why the hell he didn't come over to say hi to
- 12:08me. But that's the kind of relationship we have
- 12:12because we spent time, me, him, Jason and his
- 12:16friend. We all spent time together out on some
- 12:18trails for an entire day where we had to help
- 12:22one another. Jason, at one point we had the Jeep
- 12:24and we were pulling his fender off of his wheel
- 12:26because it had dug into his wheel. And there's
- 12:30those kind of relationships that you build because
- 12:33If we hadn't been there to help him, he wouldn't
- 12:35have been able to go home. That's right. So it
- 12:38was it was a really cool place to learn and be
- 12:41around one another because we got to be friends
- 12:43on a different level because we rescued each
- 12:46other out on the trails. Right, right, right.
- 12:49And, you know, the fact is that we also had a
- 12:52relationship. We we actually had this the seller
- 12:56that was our loan on the seller's property. and
- 13:01we had the relationship with John McGregor as
- 13:04the broker. So it would make sense for us to
- 13:09continue the relationship. So that's, again,
- 13:13yes, your lender, your broker is key to the relationship.
- 13:19You wanna make sure that you have those strong
- 13:22connection with us, right? We can help you in
- 13:27so many ways, not just by providing the debt,
- 13:30but also these relationships. So I would encourage
- 13:33you to keep that, make those relationships. Again,
- 13:36you want to have a relationship with someone
- 13:40that you know, like and trust in every part of
- 13:43this.
