- 1:28SPEAKER_04: I'm your host, Chris Hartsuk, with Big Dog Construction, your local Window Depot.
- 1:33SPEAKER_04: And today we've got Caitlin Borgini, our lovely co-host, with us.
- 1:37SPEAKER_06: Hello.
- 1:38SPEAKER_06: Hello.
- 1:39SPEAKER_04: Hey, and today we're getting back into the Big Dog Game Plan.
- 1:42SPEAKER_04: Now we've spent a lot of time talking about remodeling.
- 1:45SPEAKER_04: We've talked about budgets.
- 1:46SPEAKER_04: We've talked about design.
- 1:47SPEAKER_04: We've talked about choosing the right contractor.
- 1:49SPEAKER_04: We've talked about change orders, what those look like.
- 1:52SPEAKER_04: We've talked about protecting your investment because spending money on your home is an investment.
- 1:57SPEAKER_04: We've talked about designing your home for the future.
- 1:59SPEAKER_04: But today we're going to take a step back and ask completely a different question.
- 2:04SPEAKER_04: Should you remodel at all?
- 2:07SPEAKER_04: Because sometimes the best answer is yes, remodel.
- 2:10SPEAKER_04: And sometimes the best answer might actually be no.
- 2:13SPEAKER_04: It's time to move.
- 2:14SPEAKER_04: And here's where this gets interesting.
- 2:16SPEAKER_04: I've talked to homeowners who were convinced they needed to sell their house, only discover that what they really needed was a better designed home.
- 2:24SPEAKER_04: And I've also seen situations where homeowners wanted to pour a tremendous amount of money into a house that simply wasn't the right house for them anymore.
- 2:33SPEAKER_04: So today we're going to talk about how you figure out the difference.
- 2:36SPEAKER_04: We're going to take a look at the emotional side, the financial side, and the practical side.
- 2:42SPEAKER_04: And we're going to talk about some of the signs that tell you stay and remodel or pack the moving truck.
- 2:48SPEAKER_04: But first, let's pay a few bills.
- 2:51SPEAKER_04: That's right.
- 2:51SPEAKER_04: Hey, we're talking about elite roofing professionals.
- 2:54SPEAKER_04: They are one of our 10x partners, and we are glad that they are a partner on our main podcast here today.
- 3:01SPEAKER_04: And if your roof is needing some repairs or you don't know, reach out to the professionals at Elite Roofing Professionals.
- 3:08SPEAKER_04: 217-851-3836.
- 3:11SPEAKER_04: Blake and his team, he's got a massive sales team that can come out, take care of any of your needs, whether it's your roofing, siding, gutters, hey, you can talk to them because elite roofing professionals, when quality counts, they're on top of it.
- 3:23SPEAKER_04: Again, 217-851-3836.
- 3:26SPEAKER_04: Jenny will answer.
- 3:27SPEAKER_04: Get you scheduled with one of their great sales guys, and they will come out and take care of you.
- 3:31SPEAKER_04: Or find them on that beautiful interweb at eliteroofingprofessionals.com.
- 3:37SPEAKER_04: Hey, now let's get in today's big dog bite.
- 3:39SPEAKER_04: So the big dog bite today is don't remodel a house you should sell.
- 3:44SPEAKER_04: And don't sell a house you could have transformed.
- 3:47SPEAKER_04: That's the entire conversation we're having today in one sentence.
- 3:50SPEAKER_04: Don't remodel a house you should sell, and don't sell a house you could have transformed, right?
- 3:55SPEAKER_04: Because homeowners can make mistakes in both directions.
- 3:58SPEAKER_04: Some people move because they hate their kitchen when what they really hate is how the kitchen functions, right?
- 4:04SPEAKER_04: Somebody else might move because they don't have enough bedrooms when an addition could solve the problem.
- 4:09SPEAKER_04: And then there are homeowners who spend$200,000 trying to make a house work that was never going to work for their family.
- 4:17SPEAKER_04: So today we're going to figure out where that line is.
- 4:20SPEAKER_04: And hopefully we'll help you figure out where your line is.
- 4:22SPEAKER_04: Okay.
- 4:23SPEAKER_06: I would like to open up with a funny story that I know that you're going to appreciate.
- 4:26SPEAKER_06: I love it.
- 4:27SPEAKER_06: Because I never knew about change orders till us.
- 4:30SPEAKER_06: And I know we were going over our summary of the big dog game plan about change orders.
- 4:35SPEAKER_06: So I saw this video the other day, and Chris, this would be so funny to do.
- 4:39SPEAKER_06: Like the workers, I guess, like what do you call them?
- 4:42SPEAKER_06: Construction project managers.
- 4:44SPEAKER_07: Okay.
- 4:44SPEAKER_07: Yep.
- 4:45SPEAKER_06: So they're working on this deck and and they get AI and they're they're sending it next to the boss.
- 4:50SPEAKER_06: And they're like, hey, the customer or the client wanted us to go ahead and add this.
- 4:54SPEAKER_06: So they take a picture of it.
- 4:55SPEAKER_06: Well, it's a whole nother level.
- 4:57SPEAKER_06: Right.
- 4:57SPEAKER_06: Okay.
- 4:57SPEAKER_06: Then the next thing, okay, well, the the client wants this now, lighting.
- 5:02SPEAKER_06: All AI, but looks so real.
- 5:04SPEAKER_06: The boss is freaking out.
- 5:05SPEAKER_06: And the first thing he says is, Did anybody in CapSlock get a change order for this?
- 5:10SPEAKER_06: Because that adds 20,000 and nobody signed off on it.
- 5:14SPEAKER_06: Right.
- 5:14SPEAKER_06: See?
- 5:15SPEAKER_06: And I thought, you know what?
- 5:16SPEAKER_06: He's a good contractor and business owner.
- 5:19SPEAKER_04: Right.
- 5:19SPEAKER_06: I mean, Chris, it looked so real and it was so funny.
- 5:22SPEAKER_06: I want to play this joke on somebody.
- 5:24SPEAKER_06: We, but now I can't play it on you because you already know that it's a joke.
- 5:27SPEAKER_04: That's right.
- 5:28SPEAKER_06: I screwed up, guys.
- 5:29SPEAKER_04: It's okay.
- 5:30SPEAKER_06: Somebody take this and play this joke on somebody.
- 5:32SPEAKER_04: Play the joke on somebody.
- 5:34SPEAKER_04: I it I guarantee it's already been played on somebody, and I will I will show you this.
- 5:39SPEAKER_06: It looks so bizarre.
- 5:41SPEAKER_04: This recently remodeled area.
- 5:43SPEAKER_04: If I can find it, I've I'm I apologize, listeners and ballers.
- 5:46SPEAKER_04: I'm scrolling through my phone through thousands and thousands of picks.
- 5:49SPEAKER_06: And I got him off track, but I mean I just thought it was so hilarious about the change orders because it is true.
- 5:56SPEAKER_06: And the and the boss thought it was I mean, that's a serious thing for him and the client if it would have been twenty thousand dollars more.
- 6:02SPEAKER_04: Yeah, out of his pocket, because the employees are going to get what they need from the surplus place and all that.
- 6:08SPEAKER_04: Yeah, there you go.
- 6:09SPEAKER_04: Isn't that beautiful hallway we did?
- 6:11SPEAKER_06: Oh my God.
- 6:12SPEAKER_04: Isn't that nice?
- 6:13SPEAKER_04: Yes.
- 6:14SPEAKER_06: The lighting, yeah, the flooring.
- 6:16SPEAKER_04: It's very inviting, right?
- 6:17SPEAKER_06: It's very bright.
- 6:18SPEAKER_04: But that's what it actually looks like.
- 6:20SPEAKER_04: That's its physical space right now.
- 6:22SPEAKER_04: So what her jaws on the floor.
- 6:24SPEAKER_06: We actually so that was an AI.
- 6:27unknown: Yes.
- 6:27SPEAKER_06: Do you see?
- 6:28SPEAKER_06: This is so real.
- 6:30SPEAKER_06: It does.
- 6:30SPEAKER_06: It looks so real.
- 6:31SPEAKER_04: I was able to do that within a matter of two minutes at a client's location and said, is this what you're looking for?
- 6:36SPEAKER_04: And they're like, Yeah, how much?
- 6:38SPEAKER_06: See, but it helps.
- 6:39SPEAKER_04: On the spot.
- 6:40SPEAKER_04: See how much that helps?
- 6:41SPEAKER_06: Yeah, too much.
- 6:42SPEAKER_04: On the spot.
- 6:42SPEAKER_04: Yeah.
- 6:43SPEAKER_04: Yeah.
- 6:43SPEAKER_04: I'll show you the other one.
- 6:44SPEAKER_04: Right.
- 6:44SPEAKER_04: So, folks, I know we're getting off track, but this is so But this is a reality.
- 6:49SPEAKER_06: All of our listeners are in.
- 6:51SPEAKER_06: Who's AI to help you?
- 6:52SPEAKER_06: Oh my gosh, that's stunning.
- 6:53SPEAKER_04: Isn't that stunning?
- 6:54SPEAKER_06: That's stunning.
- 6:55SPEAKER_04: But you want to see what it actually looks like?
- 6:56SPEAKER_06: Yeah.
- 6:57SPEAKER_06: Oh my God, that's horrible.
- 6:58SPEAKER_06: That is horrible.
- 6:59SPEAKER_06: That is a negative 10 out of 10.
- 7:02SPEAKER_06: I mean, if you showed me that as a client, I'd say, sign it, sign it right here.
- 7:06SPEAKER_04: And out of out of uh privacy for our clients, I'm not going to share them on our video of those pictures.
- 7:11SPEAKER_06: Oh, I wondered.
- 7:12SPEAKER_06: Yeah.
- 7:12SPEAKER_06: It looks like something that might be a little different.
- 7:14SPEAKER_04: Yeah, it's in the works too.
- 7:15SPEAKER_04: So I don't want to, I don't want to throw anything out there.
- 7:17SPEAKER_04: But hey, you know what?
- 7:18SPEAKER_04: It's amazing what AI can do.
- 7:20SPEAKER_04: And maybe we do a special episode on that about AI and how that can help and hurt homeowners in thinking what can be done financially and can't be done.
- 7:28SPEAKER_06: It could hurt them in choosing a remodel over selling their house.
- 7:32SPEAKER_04: It could, yeah, because AI doesn't fully understand the measurements.
- 7:37SPEAKER_04: Spatial parameters.
- 7:38SPEAKER_04: Yeah.
- 7:38SPEAKER_04: Exactly.
- 7:39SPEAKER_04: And thinks, oh, you can shove that in there.
- 7:41SPEAKER_04: No, you actually can't.
- 7:42SPEAKER_06: You know, so it always makes my my house look so much bigger.
- 7:44SPEAKER_06: And I say, gosh dang, I love my house, AI.
- 7:47SPEAKER_04: Well, of course.
- 7:48SPEAKER_04: Well, hey, and that's the thing.
- 7:49SPEAKER_04: You you get caught in this emotional attachment trap.
- 7:52SPEAKER_06: You do.
- 7:53SPEAKER_04: Right.
- 7:54SPEAKER_04: And so let's start with something that doesn't have anything to do with spreadsheets.
- 7:58SPEAKER_04: It's called emotion.
- 8:00SPEAKER_04: Your home isn't just a building.
- 8:01SPEAKER_04: It's where you raised your kids.
- 8:03SPEAKER_04: Maybe it's where you were raised, right?
- 8:05SPEAKER_04: Where you celebrated birthdays, hosted Thanksgivings, brought your babies home and where you built memories.
- 8:11SPEAKER_04: And maybe your family has owned that property for generations.
- 8:14SPEAKER_04: I live in one building, 1887.
- 8:16SPEAKER_06: Right.
- 8:16SPEAKER_06: Love it.
- 8:17SPEAKER_04: Still in it, right?
- 8:18SPEAKER_04: So when somebody says, maybe we should move, that's not always an easy conversation if you have all the things we just talked about above, right?
- 8:25SPEAKER_06: Right.
- 8:26SPEAKER_04: Sometimes people aren't actually unhappy with their home.
- 8:28SPEAKER_04: They're unhappy with a particular part of their home.
- 8:31SPEAKER_04: Maybe the kitchen doesn't work.
- 8:32SPEAKER_04: Maybe there's not enough storage.
- 8:34SPEAKER_04: Maybe the master suite is too small.
- 8:36SPEAKER_04: Maybe the bedroom or excuse me, the bathroom is outdated.
- 8:39SPEAKER_04: Maybe you've got that green toilet in there, which is retro now.
- 8:42SPEAKER_06: But I was just gonna say, yeah, probably coming back.
- 8:44SPEAKER_04: Right.
- 8:44SPEAKER_04: But maybe the house doesn't have a home office and everyone, a lot of people are working from home now.
- 8:49SPEAKER_04: Right.
- 8:49SPEAKER_04: Family's grown.
- 8:50SPEAKER_04: Maybe the kids have moved out and now the house is too big.
- 8:53SPEAKER_04: So the first question I want a homeowner to ask is do I dislike my house or I do I dislike the way my house works?
- 9:01SPEAKER_04: Those are two totally different things right there, right?
- 9:05SPEAKER_04: Because if the problem is functionality, that's something we may be able to solve for you, right?
- 9:10SPEAKER_04: So few questions, right?
- 9:11SPEAKER_04: We love questions for people to self-reflect on on where they're at, right?
- 9:15SPEAKER_06: I think it's very helpful.
- 9:16SPEAKER_04: Homeowners ask yourself this Do we love our neighborhood?
- 9:19SPEAKER_04: Do we love our property?
- 9:20SPEAKER_04: Do we love our location?
- 9:22SPEAKER_04: Do we have good neighbors?
- 9:23SPEAKER_04: Do we like the schools?
- 9:24SPEAKER_04: Do we have a yard we love?
- 9:26SPEAKER_04: Do we have character of the house?
- 9:28SPEAKER_04: Do we like the character of the house?
- 9:29SPEAKER_04: I'm sorry.
- 9:30SPEAKER_04: Is the structure fundamentally sound?
- 9:32SPEAKER_04: Could the house work for us with the right changes?
- 9:35SPEAKER_04: If you answered yes to most of those questions, I did.
- 9:39SPEAKER_04: Yeah, you might not need a new house.
- 9:41SPEAKER_04: You might need a new plan for the house you already have, which that's what the big dog game plan is, that you can work you through those those things, right?
- 9:49SPEAKER_04: Where it's functionality, fund, you know, all of that stuff.
- 9:52SPEAKER_06: The functional, I think I I do think a lot of people base this by the kitchen.
- 9:57SPEAKER_06: And I'm not, don't you agree?
- 9:58SPEAKER_04: Yeah, kitchens and bathrooms usually remain homes that can sell a home or keep you in a home or want you to remodel a home.
- 10:06SPEAKER_06: Remodel.
- 10:07SPEAKER_06: That's yeah.
- 10:08SPEAKER_06: And of course, that's the most expensive thing to remodel.
- 10:10SPEAKER_04: It pretty much is, yeah.
- 10:11SPEAKER_04: Unless you're adding a big addition.
- 10:13SPEAKER_04: But sometimes kit I've had kitchen remodels that were more expensive than an addition.
- 10:16SPEAKER_06: And why is that?
- 10:17SPEAKER_06: Is it because of the plumbing and the tiling and the cabinets?
- 10:20SPEAKER_06: It's just everything.
- 10:21SPEAKER_04: There's just so many high potential for high-end products in such a condensed space.
- 10:25SPEAKER_04: It is cabinetary pricing, and most people want a higher-end flooring in their kitchen.
- 10:29SPEAKER_04: It's the now one of the big things that's in is the full height backsplash, not tile backsplash, but literally the countertop goes up the wall.
- 10:38SPEAKER_07: I've been seeing that.
- 10:39SPEAKER_04: Yeah.
- 10:40unknown: Yeah.
- 10:41SPEAKER_07: Do you like that?
- 10:41SPEAKER_04: I do, and I don't.
- 10:42SPEAKER_04: It depends on the color.
- 10:43SPEAKER_04: It depends on the we have a kitchen that we're we were literally just waiting on some crown mold and it'll be buttoned up.
- 10:49SPEAKER_04: It is 10-foot ceilings, and it is we have 10-foot tall backsplash.
- 10:54SPEAKER_04: Well, it's it's from the countertop up.
- 10:56SPEAKER_04: So it's seven-foot-tall backsplash.
- 10:58SPEAKER_04: Because your countertop's at three feet.
- 11:00SPEAKER_04: Yeah, and I'll show you one of those as we get going.
- 11:02SPEAKER_04: But anyway, but yeah, that's why there's so much money and plumbing and the fixtures and and dishwashers and appliances and appliance garages and just so many things to be you know put into there.
- 11:13SPEAKER_04: So, but that's why they're so expensive.
- 11:15SPEAKER_04: But that's where the big dog game plan can help on that.
- 11:17SPEAKER_04: But the numbers remodel versus move.
- 11:21SPEAKER_04: So let's chat about that, right?
- 11:22SPEAKER_04: So let's talk about the part nobody can ignore is the money, right?
- 11:27SPEAKER_04: Unfortunately, it takes money to make this stuff happen.
- 11:34SPEAKER_04: And sometimes I try to schedule our crews in there to do it for me.
- 11:36SPEAKER_06: So I was gonna say if you're a master carpenter, you're probably pretty busy.
- 11:40SPEAKER_04: Yeah, and this is where you need to really be honest because people often compare it will cost$150,000 to remodel with we could buy a different house, but that's not a complete comparison.
- 11:52SPEAKER_06: Not after what we just talked about last week with Lisa.
- 11:55SPEAKER_04: Right.
- 11:55SPEAKER_04: On the realtor segment.
- 11:56SPEAKER_06: Yeah.
- 11:57SPEAKER_04: If you move, you're not simply buying another house, you're potentially dealing with real estate commissions, closing costs, moving expenses, potential repairs to the home you're selling, improvements to the home you're getting ready to buy, right?
- 12:10SPEAKER_04: Down.
- 12:10SPEAKER_06: Property taxes could be more.
- 12:12SPEAKER_04: Yeah.
- 12:12SPEAKER_04: Mortgage cost, interest, taxes, insurance, and then you may buy another house that still needs work, right?
- 12:18SPEAKER_04: So don't compare remodel cost versus purchase price, right?
- 12:23SPEAKER_04: Because that purchase price could be even higher based on those items we just talked about.
- 12:28SPEAKER_04: Right.
- 12:28SPEAKER_04: Right.
- 12:29SPEAKER_04: So make sure you compare total cost of staying versus total cost of moving, all inclusive cost of moving.
- 12:37SPEAKER_06: Yeah, guys.
- 12:38SPEAKER_06: So if you see a house listed for$150,000, it's not gonna be the same as$150,000 remodel.
- 12:45SPEAKER_04: Right.
- 12:45SPEAKER_04: Right, because you're gonna have closing costs on that.
- 12:47SPEAKER_04: Yeah, like you just said, yeah.
- 12:49SPEAKER_04: Yeah, because you already have have consumed those closing costs on the home you're in, right?
- 12:53SPEAKER_06: By this time.
- 12:54SPEAKER_06: Yeah.
- 12:54SPEAKER_06: Correct.
- 12:54SPEAKER_06: Yeah.
- 12:55SPEAKER_06: Right.
- 12:55SPEAKER_06: Right.
- 12:55SPEAKER_04: Because everyone's got to get paid.
- 12:57SPEAKER_04: Yeah.
- 12:57SPEAKER_04: Right.
- 12:57SPEAKER_04: God love them.
- 12:58SPEAKER_04: They consumed, yeah.
- 12:58SPEAKER_04: They all got to get paid.
- 13:00SPEAKER_04: So, and here's another important question.
- 13:02SPEAKER_04: What would you actually have to spend on the new house to make it what you want?
- 13:06SPEAKER_04: And you won't know unless you're out looking at those houses and going, oh, well, that needs to change, that needs to change, this needs to change.
- 13:12SPEAKER_04: Then you got to apply a price to those things you just said need to change.
- 13:15SPEAKER_03: Yeah.
- 13:16SPEAKER_04: So now your purchase price plus those change prices is what will go up, right?
- 13:20SPEAKER_04: Because you might find the perfect house, only discover the kitchen needs remodeled, right?
- 13:24SPEAKER_04: The fixtures are outdated or whatever, the bathroom needs updated, the basement needs finished, the flooring needs replaced, the windows need replaced, and suddenly you your move, air quote, the your move has become another remodeling project.
- 13:39SPEAKER_06: Right.
- 13:40SPEAKER_04: So, but that's why we asked those questions in the in the earlier segment, right?
- 13:44SPEAKER_04: About is your location good?
- 13:45SPEAKER_04: Do you like your yard?
- 13:46SPEAKER_04: Those were great questions.
- 13:48SPEAKER_06: Because I don't think people talk about those things.
- 13:50SPEAKER_06: They're thinking what's inside the house.
- 13:52SPEAKER_04: Right, right.
- 13:52SPEAKER_04: You need to talk about the community you live in.
- 13:55SPEAKER_04: That community can be as big as your yard or the neighborhood you're in or the country block you're in, or whatever that is, right?
- 14:01SPEAKER_04: So here's when remodeling makes sense.
- 14:04SPEAKER_04: So let's talk about some of the biggest reasons.
- 14:07SPEAKER_04: Location.
- 14:08SPEAKER_04: If you don't like your location, you can't remodel it.
- 14:11SPEAKER_04: You can't remodel your location, right?
- 14:13SPEAKER_04: If you love where you live, that's a huge advantage.
- 14:16SPEAKER_04: You can change the house, you can't move the property.
- 14:18SPEAKER_06: So true.
- 14:19SPEAKER_04: Right?
- 14:20SPEAKER_04: Which is the lot.
- 14:21SPEAKER_04: So maybe you have a beautiful lot, trees, views, a big backyard, privacy.
- 14:25SPEAKER_04: Maybe you spent years developing that property.
- 14:28SPEAKER_04: That has value.
- 14:29SPEAKER_04: The neighborhood.
- 14:30SPEAKER_04: You know your neighbors, your kids know the neighborhood, you like the community.
- 14:34SPEAKER_06: You feel safe.
- 14:35SPEAKER_04: That's difficult to replace.
- 14:36SPEAKER_06: Can't it it is in today's age?
- 14:39SPEAKER_04: Right, it is.
- 14:40SPEAKER_04: And the structure.
- 14:41SPEAKER_04: If the bones of the house are good, that's a huge deal, right?
- 14:46SPEAKER_04: A good structure gives you something to work with.
- 14:48SPEAKER_04: So the house has character.
- 14:50SPEAKER_04: Other homes can have details you simply can't, you know, recreate.
- 14:54SPEAKER_04: Woodwork, architecture, craftsmanship, history, character.
- 14:57SPEAKER_04: Sometimes those things are worth preserving.
- 14:59SPEAKER_04: You can recreate them, but it's going to cost you a lot of money.
- 15:03SPEAKER_06: Right.
- 15:03SPEAKER_06: And it's not the same.
- 15:04SPEAKER_06: And that's why it looks nice, but yeah.
- 15:07SPEAKER_04: Create those checklists, right?
- 15:10SPEAKER_04: You don't need a new house.
- 15:12SPEAKER_04: You need a different floor plan.
- 15:14SPEAKER_04: This one is one of the biggest reasons homeowners remodel.
- 15:16SPEAKER_04: Maybe you need a bigger kitchen, a first floor primary suite, a home office, an additional bathroom, more storage, an entertainment space, a better mud room, an addition.
- 15:26SPEAKER_04: Those are problems that remodeling can solve.
- 15:29SPEAKER_06: Well, for example, after I had my two kids, then I'm pregnant with the third.
- 15:33SPEAKER_06: I'm like, oh my gosh.
- 15:34SPEAKER_04: Dose tray.
- 15:35SPEAKER_06: Yeah, we need another.
- 15:36SPEAKER_06: Like I never would have thought to knock out simply one wall, and instead of two bedrooms, it became a large family room and dining room.
- 15:45SPEAKER_06: And that is a simple remodel, if you know what I mean.
- 15:48SPEAKER_06: You know, in the grand scheme of things.
- 15:50SPEAKER_06: Right.
- 15:50SPEAKER_06: But that helped.
- 15:51SPEAKER_06: So that there's more space for the family.
- 15:54SPEAKER_06: But it's just sometimes it might just be little things, guys, that could just make your life that much better.
- 15:59SPEAKER_04: Exactly.
- 16:00SPEAKER_04: Well, now let's talk the flip side of that when moving might actually be smarter.
- 16:04SPEAKER_04: Okay.
- 16:05SPEAKER_06: What are the questions on these?
- 16:06SPEAKER_04: So let's let's move into this.
- 16:08SPEAKER_04: So now let's be fair.
- 16:09SPEAKER_04: There are times when moving makes more sense.
- 16:11SPEAKER_04: The location is wrong, right?
- 16:13SPEAKER_04: So it's the mirror of what we just talked about.
- 16:15SPEAKER_04: The location is wrong.
- 16:16SPEAKER_04: You can't fix the location.
- 16:17SPEAKER_04: We talked about that before, right?
- 16:18SPEAKER_04: If you're unhappy with the neighborhood, the commute, the schools, the lot, or the surrounding area, a remodel isn't going to solve any of those items.
- 16:26SPEAKER_06: No.
- 16:27SPEAKER_04: A move will.
- 16:28SPEAKER_06: Yeah.
- 16:28SPEAKER_04: Potentially.
- 16:29SPEAKER_04: Okay.
- 16:29SPEAKER_04: The house has major structural problems.
- 16:31SPEAKER_04: Might make more sense.
- 16:32SPEAKER_04: Careful.
- 16:34SPEAKER_04: Sometimes the amount of work required becomes disproportionate to the value of the property because if you are in a neighborhood, so again, there's those questions that we ask, is this your forever home?
- 16:44SPEAKER_04: Then no dollar amount would it doesn't matter.
- 16:47SPEAKER_04: Put it into it because it's your forever home.
- 16:49SPEAKER_06: That's probably like your home, like because it has the meaning, the emotion behind it.
- 16:52SPEAKER_06: So you can go, you're going to put it in the room.
- 16:55SPEAKER_06: Yes.
- 16:55SPEAKER_04: It doesn't matter the dollar amount put in because I'm not looking to sell it and not worry about the resale value.
- 16:59SPEAKER_04: Right.
- 16:59SPEAKER_04: Right.
- 17:00SPEAKER_04: But if you're in that five to ten year plan, then sometimes proportionally it's it's out of whack with with what you need to do.
- 17:06SPEAKER_06: And that's just something you really got to sit down and you got to write down every single thing.
- 17:10SPEAKER_04: Yep.
- 17:10SPEAKER_06: Not just the one number here, one number there.
- 17:12SPEAKER_04: So time to move when the floor plan is fundamentally just wrong, right?
- 17:16SPEAKER_04: Some houses simply weren't designed for what you're trying to make them do.
- 17:20SPEAKER_04: You can move walls, you can add some square footage, but eventually you have to ask, are we trying to turn this house into something it was never meant to be?
- 17:28SPEAKER_04: Right.
- 17:28SPEAKER_04: So also something that we bring up on Lisa's realtor segment is you're overimproving the property.
- 17:35SPEAKER_04: So this is another big one.
- 17:37SPEAKER_04: If you're putting an enormous amount of money into a home that will dramatically be more expensive than the surrounding homes, you need to understand the implications.
- 17:46SPEAKER_04: It may still make sense if you're doing it for the lifestyle, right?
- 17:50SPEAKER_04: But you need to understand that you're making that as a choice.
- 17:53SPEAKER_04: That if you're out of there in one, two, five, ten years, you may not get your value out of that because you've overpriced it.
- 18:00SPEAKER_06: You've overdone it, yeah.
- 18:02SPEAKER_04: Right.
- 18:02SPEAKER_04: You've helped the surrounding homes come up a little bit in value, but if you put such a big gap in there, you're gonna be the redheaded stepchild sitting there going, no one's gonna want to buy you because you're overpriced for the area that you're in.
- 18:13SPEAKER_06: Well, yeah, then the neighbors are gonna be mad if they get reassessed.
- 18:16SPEAKER_04: Yeah, exactly.
- 18:19SPEAKER_06: This will be the red-headed stepchild times two.
- 18:21SPEAKER_04: Right.
- 18:22SPEAKER_04: Dose.
- 18:22SPEAKER_04: Yeah.
- 18:22SPEAKER_04: Yeah.
- 18:23SPEAKER_04: So you're dropping a deuce next this week.
- 18:25SPEAKER_04: Anyway, the cost to remodel, the cost to remodel approaches the cost of the right house.
- 18:31SPEAKER_04: So again, we talked a little bit earlier about the cost of the right house, if it needs any improvements or not, or you may find a house that doesn't, it's it's walk-in, move in ready.
- 18:39SPEAKER_04: You never know.
- 18:40SPEAKER_04: So if you found a home that already has most of what you need and and the cost to transform your current house is getting close to the cost of moving, it's time to compare those options very carefully, right?
- 18:51SPEAKER_04: So very carefully.
- 18:53SPEAKER_04: I've got a big dog stay or go test.
- 18:55SPEAKER_04: Okay.
- 18:55SPEAKER_04: Right?
- 18:56SPEAKER_04: Big dog stay or go test.
- 18:57SPEAKER_04: You this might actually apply to you.
- 18:59SPEAKER_04: So, all right.
- 19:00SPEAKER_04: So let's make this simple.
- 19:01SPEAKER_04: If you're sitting there right now thinking, Chris, should I remodel or move?
- 19:06SPEAKER_04: Here's the big dog stay or go test for you.
- 19:08SPEAKER_04: Okay.
- 19:08SPEAKER_04: Ask yourself these 10 questions.
- 19:10SPEAKER_04: Do I love my location?
- 19:11SPEAKER_04: Do you?
- 19:12SPEAKER_06: Yes, I love my location.
- 19:13SPEAKER_04: Do you love your neighborhood?
- 19:14SPEAKER_06: Yes, I love my neighborhood.
- 19:15SPEAKER_06: Okay.
- 19:16SPEAKER_04: Do you love your lot?
- 19:17SPEAKER_06: Yes, I love my lot.
- 19:18SPEAKER_04: Okay.
- 19:18SPEAKER_04: Is the structure of your house fundamentally sound?
- 19:21SPEAKER_06: Yes, it is.
- 19:22SPEAKER_04: Okay.
- 19:22SPEAKER_04: Can remodeling solve the problems you have?
- 19:24SPEAKER_06: 100%.
- 19:25SPEAKER_06: I need money.
- 19:26SPEAKER_04: What would I have to spend to make another house work for me?
- 19:29SPEAKER_04: Another house, a new house.
- 19:30SPEAKER_04: You don't know that answer, right?
- 19:32SPEAKER_04: What would it actually cost to remodel this house?
- 19:34SPEAKER_04: You don't know.
- 19:35SPEAKER_04: You haven't had anybody to find that out, right?
- 19:37SPEAKER_04: Am I emotionally attached to this home for the right reasons?
- 19:42SPEAKER_06: I'm gonna be honest, I don't technically think I'm emotionally attached.
- 19:47SPEAKER_06: Like at the beginning, Chris, you know, I was emotionally unattached.
- 19:50SPEAKER_06: Okay.
- 19:51SPEAKER_06: I wanted to leave.
- 19:52SPEAKER_06: Yeah, but I don't really feel that.
- 19:54SPEAKER_06: With but maybe I would if I left.
- 19:56SPEAKER_06: I don't know.
- 19:57SPEAKER_04: What I've found about you is that since we started the podcast almost a year ago to now, is that you went from hating your house to I think you're loving your house now.
- 20:04SPEAKER_06: Because I've learned so much on this.
- 20:06SPEAKER_06: Now I'm gonna cry.
- 20:07SPEAKER_06: Don't cry for a year because that it's a good thing.
- 20:09SPEAKER_06: I have two more questions yet.
- 20:10SPEAKER_06: Okay, that's a good thing.
- 20:11SPEAKER_04: But it's true though, I've seen you go from draft's coming up this way and this doing this, it sucks this and that, blah, blah, blah.
- 20:16SPEAKER_06: Well, I will say, my Chris does fix a lot too.
- 20:20SPEAKER_06: He knows how to do a lot, so I got that going for me.
- 20:22SPEAKER_04: So the last two questions in the should I stay or should I go?
- 20:25SPEAKER_04: Should I stay?
- 20:26SPEAKER_04: Should I go now?
- 20:28SPEAKER_04: Am I trying to make this house something it simply can't become?
- 20:31SPEAKER_04: And then the last question is which option gives my family the better life?
- 20:35SPEAKER_04: Again, it's about the family, the family unit, right?
- 20:38SPEAKER_04: Don't be selfish, Caitlin.
- 20:39SPEAKER_04: It's about the family.
- 20:40SPEAKER_04: And that's the last question.
- 20:41SPEAKER_04: It might be the most important, right?
- 20:43SPEAKER_04: Because this isn't about dollars.
- 20:44SPEAKER_04: It's about lifestyle, it's about how you live, it's about your family, and it's about where you're going.
- 20:50SPEAKER_04: And it's about whether your home supports the life you want to live, right?
- 20:54SPEAKER_04: So keep that in mind.
- 20:56SPEAKER_04: So it is that time.
- 20:58SPEAKER_04: Yes, we just gave you 10 questions, right?
- 21:00SPEAKER_06: I'm pondering a lot because I'm thinking I'm gonna have a lot of grandchildren.
- 21:03SPEAKER_06: I'm gonna need a huge house.
- 21:05SPEAKER_04: Think of that.
- 21:06SPEAKER_04: So that was the big big dog stay or go test, but now it's time for the big dog rapid fire.
- 21:11SPEAKER_06: Okay, I love all these.
- 21:13SPEAKER_06: This is so fun.
- 21:14SPEAKER_04: Because it's that's what we want you to do, is stop this episode.
- 21:16SPEAKER_04: We want you to stop and think about your current situation, where you're at.
- 21:20SPEAKER_06: You're meeting and interviewing with the client through our podcast right now by having them ask these questions.
- 21:27SPEAKER_06: I think it's just so brilliant.
- 21:29SPEAKER_04: Exactly.
- 21:30SPEAKER_04: So, big dog rapid fire.
- 21:31SPEAKER_04: All right, so let's have a little fun.
- 21:33SPEAKER_04: You gotta answer me, right?
- 21:34SPEAKER_04: Can you remodel a bad location?
- 21:35SPEAKER_04: No, can you change the floor plan?
- 21:38SPEAKER_04: Yes, absolutely, right?
- 21:40SPEAKER_04: Can you add square footage?
- 21:41SPEAKER_06: Yes.
- 21:42SPEAKER_04: Can you recreate a beautiful mature lot?
- 21:45SPEAKER_04: No, not overnight, not overnight.
- 21:47SPEAKER_06: Yeah, it's gonna take years.
- 21:48SPEAKER_04: Correct.
- 21:49SPEAKER_04: Should you move just because your kitchen is outdated?
- 21:52SPEAKER_06: No, probably not a good idea, right?
- 21:54SPEAKER_04: No, maybe get some quotes on what it would take to remodel it, right?
- 21:56SPEAKER_06: And you might be surprised.
- 21:58SPEAKER_04: Should you remodel no matter what?
- 22:00SPEAKER_04: Because you love your house.
- 22:01SPEAKER_06: No.
- 22:02SPEAKER_04: Exactly.
- 22:02SPEAKER_06: Yeah.
- 22:03SPEAKER_04: Should you compare remodel cost to purchase price?
- 22:06SPEAKER_06: One thousand, one million, infinity percent?
- 22:10SPEAKER_04: No.
- 22:11SPEAKER_04: Well, I thought we were comparing.
- 22:14SPEAKER_04: I didn't listen to it.
- 22:15SPEAKER_04: Not the purchase price, right?
- 22:16SPEAKER_06: Yeah.
- 22:16SPEAKER_06: Okay.
- 22:17SPEAKER_04: It'd be the total move cost.
- 22:19SPEAKER_06: Yes.
- 22:19SPEAKER_06: See, I'm glad you clarified that.
- 22:21SPEAKER_04: Yes, the total move cost, right?
- 22:23SPEAKER_06: Yeah.
- 22:23SPEAKER_04: Can a remodel increase the value of your home?
- 22:26SPEAKER_06: Yes.
- 22:27SPEAKER_04: It can, depending on the project and market.
- 22:29SPEAKER_06: Yes.
- 22:29SPEAKER_06: Don't overdo it, guys.
- 22:31SPEAKER_06: Don't overdo.
- 22:32SPEAKER_04: Because because painting of a bedroom, new flooring in the bedroom, it's not gonna it's not gonna increase the value of your home, right?
- 22:38SPEAKER_06: Maybe a kitchen remodel probably would.
- 22:41SPEAKER_04: Kitchen remodel, yeah.
- 22:42SPEAKER_04: That's why it says depending on the project.
- 22:43SPEAKER_06: Yeah, okay, okay.
- 22:44SPEAKER_04: Depending on the project, right?
- 22:45SPEAKER_04: And should every remodeling dollar be viewed as an investment?
- 22:49SPEAKER_06: No.
- 22:50SPEAKER_06: We just said it.
- 22:50SPEAKER_04: Yeah, exactly.
- 22:51SPEAKER_04: But some improvements are about lifestyle, not something.
- 22:55SPEAKER_06: Put that on the investment.
- 22:56SPEAKER_03: Got me a new shitter sheet.
- 22:57SPEAKER_03: Look at that on Caitlin.
- 22:58SPEAKER_03: I can drop my douche on my new shitter sheet.
- 23:00SPEAKER_03: Look at this.
- 23:00SPEAKER_03: Here we go.
- 23:01SPEAKER_03: Right?
- 23:02SPEAKER_03: Drop me a douche right there on that turlet sheet.
- 23:04SPEAKER_03: Right in that turret.
- 23:06SPEAKER_03: I'm gonna drop a turn in the turtlet.
- 23:07SPEAKER_04: That's right.
- 23:08SPEAKER_04: And so what's the most important question?
- 23:11SPEAKER_04: Which option creates the life you actually want to live?
- 23:15SPEAKER_04: Right for you and your family.
- 23:15SPEAKER_04: Your family.
- 23:16SPEAKER_04: So that's the last one in the big dog rapid rapid fire, there, right?
- 23:19SPEAKER_04: So but here's the big dog challenge.
- 23:21SPEAKER_04: I love all these challenges, rapid fire, the big dog bite.
- 23:24SPEAKER_06: It's just so fun.
- 23:24SPEAKER_06: It's it's life, it's life thrilling.
- 23:27SPEAKER_04: Right.
- 23:27SPEAKER_04: So the big dog challenge is I want you to take the sheet of paper.
- 23:30SPEAKER_04: You guys should have a freaking tablet full of stuff from if you're an You better have your legal pad.
- 23:35SPEAKER_04: Legal legal pad to follow us along, right?
- 23:38SPEAKER_04: So here's the big dog challenge.
- 23:40SPEAKER_04: So on one side, draw a line down the middle.
- 23:43SPEAKER_04: Right down the middle.
- 23:44SPEAKER_04: On one side, write remodel, on the other side, write move.
- 23:48SPEAKER_04: All right.
- 23:48SPEAKER_04: Now write down everything you would gain and everything you would give up with each option.
- 23:53SPEAKER_06: Ooh, I like the challenge.
- 23:57SPEAKER_04: Right.
- 23:57SPEAKER_04: So then put actual numbers next to the major financial items.
- 24:01SPEAKER_04: Don't guess, get real numbers.
- 24:03SPEAKER_04: Call in the professionals.
- 24:04SPEAKER_04: Call in the the pros of first choice reality pros, right?
- 24:07SPEAKER_04: Talk to them about what the move would be, costs would be associated with that, what size of home you're looking for would be available, and what that purchase price would be, and then what the move price would be.
- 24:17SPEAKER_04: Okay.
- 24:17SPEAKER_06: And all those all those answers are out there for you.
- 24:20SPEAKER_06: Just gotta ask.
- 24:22SPEAKER_04: And then ask your spouse or partner to do the same thing without seeing your answer first.
- 24:27SPEAKER_04: That's again.
- 24:28SPEAKER_04: I I I was just on a on a coaching session this morning with someone talking to them about hey, you gotta get aligned with your partner.
- 24:34SPEAKER_04: You gotta make sure you understand what their goals are or what their needs and wants are.
- 24:38SPEAKER_06: And I think doing it separately is important, Chris.
- 24:41SPEAKER_04: Yeah, this this individual I was talking to, um, he's had his goals for five years, but he's only been with his partner for a year.
- 24:48SPEAKER_04: So that means he had his goals before he met his wife, right?
- 24:52SPEAKER_04: And she came to him with goals.
- 24:54SPEAKER_04: And I said, Does she understand your goals?
- 24:56SPEAKER_04: Well, no.
- 24:57SPEAKER_04: Do you understand her goals?
- 24:58SPEAKER_04: Well, no.
- 24:58SPEAKER_04: I said, You guys got to get on the same page so you don't have that guilty feeling when you're working towards your goals and she understands that you're working toward your goals that would be combined goals.
- 25:08SPEAKER_04: So make sure that you do that, then compare them.
- 25:12SPEAKER_04: You might discover that you both want the same thing, or you might discover you're solving two completely different problems.
- 25:18SPEAKER_04: You want to move, Chris wants to stay, he wants to remodel, or vice versa.
- 25:23SPEAKER_04: So that's exactly why this conversation needs to happen before you put your house on the market or sign a remodeling contract.
- 25:29SPEAKER_00: Yeah.
- 25:29SPEAKER_04: Right.
- 25:30SPEAKER_04: So one of the things I want to talk about is I do want to give a shout out though, before I get into the big dog final thought of this, is if you're in business or not in business, you're a W-2 employee or a 1099 subcontractor or anything, and you don't know what your goals are, and you don't know what you want or where you're heading, we've got a great opportunity coming up downtown Springfield.
- 25:50SPEAKER_04: It's the 10x Midwest Business Summit.
- 25:52SPEAKER_04: Yes, Grant Cardone 10X Midwest Business Summit.
- 25:55SPEAKER_04: It's brought to you by Big Dog Business Coaching and Big Dog Media.
- 25:59SPEAKER_04: And so make sure you check us out.

- 26:10SPEAKER_06: And where's it at?
- 26:10SPEAKER_06: It's in Springfield at the BOS.
- 26:12SPEAKER_04: No, it's not the BOS.
- 26:13SPEAKER_04: It'll be at the Horseman building.
- 26:15SPEAKER_06: Okay.
- 26:15SPEAKER_06: Horus Man.
- 26:17SPEAKER_04: Horus Man, top floor.
- 26:18SPEAKER_04: Yeah.
- 26:19SPEAKER_04: Pretty excited about that.
- 26:20SPEAKER_04: So anyway, check that out.
- 26:22SPEAKER_04: We'll drop the link in our podcast notes so you can check that out.
- 26:25SPEAKER_06: Yeah, it's coming right up.
- 26:26SPEAKER_04: It is.
- 26:26SPEAKER_04: All right.
- 26:26SPEAKER_04: Hey, so big dog final thought on should I remodel or should I move?
- 26:31SPEAKER_04: Should I stay or should I move?
- 26:32SPEAKER_04: Should I stay or should I move now?
- 26:35SPEAKER_04: All right.
- 26:35SPEAKER_04: Here's what I want you to take away from today's episode, please.
- 26:38SPEAKER_04: Your house doesn't have to be perfect to be the right house.
- 26:41SPEAKER_04: Sometimes the right answer is moving.
- 26:43SPEAKER_04: Sometimes the right answer is remodeling.
- 26:45SPEAKER_04: But don't make that decision based solely on emotion.
- 26:49SPEAKER_04: Keep the shit bottled up.
- 26:50SPEAKER_04: Put the emotions away.
- 26:52SPEAKER_04: Keep the tissue box away.
- 26:54SPEAKER_04: And then don't make it based solely on price tag.
- 26:58SPEAKER_04: Okay.
- 26:58SPEAKER_04: Look at the whole picture.
- 27:00SPEAKER_04: Location, property, family, lifestyle, and budget.
- 27:02SPEAKER_04: And what does all of that look for your future?
- 27:05SPEAKER_04: And what you actually want your home to do for you.
- 27:08SPEAKER_04: Because at the end of the day, your home should support your life, not the other way around.
- 27:13SPEAKER_04: Okay.
- 27:13SPEAKER_04: The home should be your castle.
- 27:15SPEAKER_04: It should support what your vision is for your future.
- 27:18SPEAKER_04: Okay.
- 27:18SPEAKER_04: I like that.
- 27:19SPEAKER_04: And that's what good remodeling is really about.
- 27:21SPEAKER_04: It's not about making your house look like somebody else's house.
- 27:24SPEAKER_04: It's about making your home work better for you.
- 27:28SPEAKER_04: Okay?
- 27:29SPEAKER_04: So perfect.
- 27:30SPEAKER_04: Per Perfection.
- 27:32SPEAKER_04: So hey, if today's episode has you looking around your house and thinking, maybe we don't need to move.
- 27:37SPEAKER_04: Maybe we just need to change some things.
- 27:39SPEAKER_04: That's exactly what the Big Dog Game Plan is designed to help you figure out.
- 27:43SPEAKER_04: Download the Big Dog Remodel Game Plan checklist and start putting your thoughts on paper.
- 27:47SPEAKER_04: Or computer, or your tablet, or your phone, or whatever you're doing, right?
- 27:52SPEAKER_04: However, you capture your thoughts.
- 27:53SPEAKER_04: And if you have a project that you're considering, reach out to us at Big Dog Construction Company.
- 27:58SPEAKER_04: We are your local window depot.
- 28:00SPEAKER_04: Bring us the problem.
- 28:01SPEAKER_04: Bring us the wish list.
- 28:02SPEAKER_04: Bring us the ideas.
- 28:04SPEAKER_04: You don't know exactly what the answer is.
- 28:06SPEAKER_04: That's what the design process is for.
- 28:08SPEAKER_04: We'll help you figure out whether the answer is a remodel, an addition, a redesign, or maybe even it's time to move on.
- 28:15SPEAKER_04: Hey, I've had clients say it's gonna be this.
- 28:18SPEAKER_04: If you're willing to invest that into it, great.
- 28:20SPEAKER_04: But if you take that towards, if you have that in liquid cash and you want to apply it to a new home, you may find what you need.
- 28:26SPEAKER_04: Then it's time to do that too, right?
- 28:28SPEAKER_04: Because your goal isn't to sell, you know, a remodel.
- 28:31SPEAKER_04: That's not my goal.
- 28:31SPEAKER_04: My goal is to make sure that your home is there to fit your lifestyle.
- 28:35SPEAKER_04: Right.
- 28:36SPEAKER_04: Your family's lifestyle.
- 28:37SPEAKER_04: Right.
- 28:37SPEAKER_04: Okay.
- 28:38SPEAKER_04: So, hey, that's going to wrap up today's episode of Designing and Building the Midwest one community at a time.
- 28:44SPEAKER_04: Today we ask one of the biggest questions a homeowner can ask.
- 28:47SPEAKER_04: Should I remodel or should I just freaking move?
- 28:50SPEAKER_04: And hopefully we've given you a better way to think about that decision.
- 28:53SPEAKER_04: Take that paper, draw the line down the middle, and write them on there.
- 28:57SPEAKER_04: Don't automatically assume you need a new house, and don't automatically assume you need a remodel.
- 29:01SPEAKER_04: Figure out what the problem you're actually trying to solve, then determine the smartest way to solve it.
- 29:07SPEAKER_04: At Big Dog Construction, we just don't build houses.
- 29:10SPEAKER_04: We help families build better lives inside of them.
- 29:13SPEAKER_04: We build relationships that last and we build stronger communities, one project, one family, and one community at a time.
- 29:19SPEAKER_04: I'm Chris Hartsook with Big Dog Construction, your local window depot with our Caitlin Borgini, co-host as well.
- 29:26SPEAKER_04: Until next time, plan smarter, build better, keep designing, keep building, and keep going 10X in everything you do.
- 29:33SPEAKER_04: Yeah.

- 30:17SPEAKER_04: It is upon us already.
- 30:19SPEAKER_04: We're almost done with the third quarter rolling into the fourth.
- 30:22SPEAKER_04: But we are rolling out the big dog home guardian program.
- 30:26SPEAKER_04: It's a residential service and maintenance agreement.
- 30:29SPEAKER_04: You ever have those the annoying beeping smoke alarm that's like, oh crap, I forgot to replace the battery in that, or it's too high, I don't have a ladder, I can't get up there safely, or that furnace filter that you're like, oh, I forgot to change the furnace filter.
- 30:42SPEAKER_04: Gutters need cleaning, it's just a mess, whatever that is.
- 30:46SPEAKER_04: We are gonna have that in our home dog, big dog.
- 30:50SPEAKER_04: Home dog.
- 30:51SPEAKER_04: Home dog, the big dog home guardian program to where we can take care of those things, or the little handyman stuff that you need taken care of, right?
- 30:59SPEAKER_04: The squeaking storm door, the squeaking bedroom door, squeaky loose floorboard, whatever that is, we can take care of you.
- 31:05SPEAKER_04: We're gonna have three tiers of service low, middle, and high.
- 31:10SPEAKER_04: Each one of those will have their own things that we offer.
- 31:12SPEAKER_04: Obviously, the higher the tier, the quicker response time you'll get put on the schedule.
- 31:17SPEAKER_04: Okay?
- 31:17SPEAKER_04: So stay tuned and be looking for more information on the Big Dog Home Guardian program.
