- 0:09Hello, welcome back to another episode of Bachelor Orencia, how
- 0:12are you all doing? Hope you're doing great.
- 0:14Now, for today's episode, I want to talk about investment as it
- 0:17first generation immigrants. You're investing in Nigeria or
- 0:21you're investing in the abroad, whichever one you choose.
- 0:26Now I was having a conversation with a couple of friends of
- 0:28mine. One of them wanted to kind of
- 0:31invest and they were thinking of, you know, which is better,
- 0:35investing in Nigeria or investing in Diaspora.
- 0:37And for me, I argue that, you know, I would prefer them to at
- 0:41least that's their first investment.
- 0:43They should invest where they are and then subsequently when
- 0:47they get more money, they can invest in Nigeria.
- 0:49The other person on the other hand said no, it is better to
- 0:52invest in Africa or invest in Nigeria because your investment
- 0:56is safer, it's safer in Nigeria. This person had over £15,000 to
- 1:03invest and they were thinking of where that money is going to go.
- 1:07Because one of the reasons was that they wanted to buy a house
- 1:10in the UK. But the the problem was that the
- 1:13interest rate is high, there's inflation, mortgages are high,
- 1:18cost of living is high and so they they have that, you know,
- 1:22deposit saved. But the problem was that they
- 1:25were thinking, OK, if they buy a house right now, they don't know
- 1:29how the market is going to be. They don't know if houses, the
- 1:32house price is going to crash or even.
- 1:35There's just a whole lot of negativity going on right now in
- 1:38the UK based on house prices and the housing market because of
- 1:42the cost of living, because of the high interest rate and a
- 1:46whole lot of things going on. So they were trying to figure
- 1:50out which routes to take either to send that money back home,
- 1:54invest in something and then later save another money to
- 2:00invest in a property. For me, I was like, listen,
- 2:03you've saved this money. This is what you wanted to use
- 2:05it for. Yes, the housing market is
- 2:07unpredictable right now, but it's never going to, you're
- 2:11never going to wake up one day and be like especially for
- 2:13investment you, you never going to have that 100% assurance that
- 2:17or you're putting your money into is going to like even OK,
- 2:21you're going back to Nigeria to go and invest in Nigeria.
- 2:24I give an example of this, this guy, he came online who shared
- 2:28that in 2020 he bought a land of 5 million naira and in 2025
- 2:32million was equivalent to 14,300, let's say approximately
- 2:37$15,000. And then he bought this land.
- 2:41Today the lamp has appreciated and it's about 50 million naira
- 2:45now. But he was saying that during
- 2:48that conversation. Now you know 2020 he bought,
- 2:51he's actually sent 14,300 but today that money converting that
- 2:56fifty, that same 50 million naira that he has appreciated 10
- 3:00million it is 11,000 something dollars which means that he has
- 3:05lost over $3000. Now is that an investment to
- 3:10somebody in Nigeria? Yes because you know you you've
- 3:13you've you have over 10 million naira on top of the five million
- 3:17invested. But somebody in abroad you have
- 3:21lost money. I also remember in 2020 I bought
- 3:23a house. I started the process before the
- 3:25pandemic, but during that pandemic I had to like halt
- 3:29everything, especially during from March to, I think, June, I
- 3:33had to stop everything until we could go out.
- 3:37So I bought then. I've already made my deposit,
- 3:40you know, for the plots that I wanted.
- 3:44Now I went back after the pandemic.
- 3:46Then things were nobody knew what was going on.
- 3:48Every there was lockdown. There was when I was telling
- 3:53some friends that I was going to buy a house.
- 3:55People are looking at me like, you're crazy.
- 3:56You know, you can wake up tomorrow and lose your job, and
- 4:00then you put all your money in this house.
- 4:02Let's say you lose your job right now.
- 4:03If you cannot pay your mortgage, the the bank is going to collect
- 4:07the house. And then you've lost everything.
- 4:09Like, there were so many negativities, which is
- 4:12understandable because there was, the whole world was on
- 4:16lockdown, basically. But because I started the
- 4:18process already before the pandemic, I just said, you know,
- 4:22I have this deposit already. Like, what am I going to do with
- 4:24you? Send it back to Nigeria?
- 4:26No, it's better for me to just buy, you know, the house.
- 4:30Whatever comes, whatever comes out of it, I will take it.
- 4:35You would not believe how much that house has appreciated
- 4:40because from 10 to 21 when, you know, after lockdown, people
- 4:44were now working from homes, people that were in the cities
- 4:47near where they could commute, you know, renting because they
- 4:50could easily commute to work. And then right now 2021 people
- 4:55were working from home. So most of those people are
- 4:57buying houses, going to different places to buy house or
- 5:01house. House prices went up like crazy.
- 5:06Now I cannot even tell you how, how much equity I have on that
- 5:12house today. I'm sitting down smiling about
- 5:15it. But in 2020, it was a crazy
- 5:19market because it was uncertain, nobody knew what was going on.
- 5:23But I still went ahead to do that.
- 5:26I was giving the example to this friend, you know, giving them
- 5:29example of somebody who actually that same 2020 during that
- 5:34panic, they took that money to Nigeria and they have instead of
- 5:39appreciating, they have lost 3500, let's say.
- 5:43If that person has gone ahead to invest in wherever they are like
- 5:47a deposit only house or like whatever you you wanted to use
- 5:52that money for. I don't know what they wanted to
- 5:54use this for, but let's say that person went ahead and did that.
- 6:00Today they would have been telling a different story
- 6:02because even without money is in the bank and there are no
- 6:06profits, it will still be 14,300 and not $11,000.
- 6:12So that was my own argument. The other person talking about
- 6:15investing in Nigeria, it was all about, you know, benefit.
- 6:19Listen, benefit can be tangible and it can be intangible.
- 6:23And their point is very valid because as a first generation
- 6:27immigrant, they feel that you need to do something back home.
- 6:31You need to kind of invest back home.
- 6:33You need to show, you need to show people that you have
- 6:38arrived. You know you need to, you know
- 6:39how. How can they know when you don't
- 6:42put up a structure in Nigeria? How would they know?
- 6:46So it is when you do that that people will be like, OK, this
- 6:49person, yes, you travelled abroad now because right now
- 6:53people don't even listen to me. They feel like ohh you you
- 7:00because you you've not done anything that I could see.
- 7:03So regardless of your what they you know they look at you like
- 7:07ohh if I had used that money to be the structure and then take a
- 7:12Range Rover on the finance basis you you when you arrive people
- 7:18would as in people who respect you the way you arrive and what
- 7:22they could see. So I understand that aspect of
- 7:27it and it is very valid. But my point is what I will tell
- 7:32everybody is if you are in diaspora and you're investing,
- 7:37you see investment. For me, I think investment is
- 7:40something that you want to get a return from.
- 7:44If I want to build house in the village for my parents just to
- 7:49feel like, OK, yes, in our compound there is this edifice
- 7:54or there's this mansion that is a different kind of benefit
- 7:59because that is intangible. That is something that you want
- 8:01people to see and appreciate your family or appreciate the
- 8:05fact that yes you have made money that is a very good
- 8:08benefit. But what happens most time is
- 8:11that we, I came in, we all came into this country.
- 8:15When we're in our, you know, L 20s today, we're in our parties
- 8:19and we, I know, let me not say, I'll talk about, you know,
- 8:24everybody because I will say for myself that I know how hard I
- 8:27worked in my 20s. Like, there's no way I would do
- 8:32that kind of job for any amount of money in my 30s.
- 8:37Right now, in my 20s, we're walking through jobs we like.
- 8:41You don't even sleep because you're walking, trying to make
- 8:43money, trying to do this, trying to do that.
- 8:47The first money you make trying to invest that money so that it
- 8:51could increase for you. It could like today, right now
- 8:56if I want to build, if I want to like have that maybe benefit of
- 9:01saying that ohh, I have a structure in Nigeria.
- 9:03I could easily take out equity from my house and do that and
- 9:07still not that will not affect me in any way you understand.
- 9:13But somebody that took that initial capital and invested in
- 9:17Nigeria, I wouldn't say invested, just build something
- 9:22in Nigeria or what a land and today that is even less than
- 9:29what you sense. That would be very frustrating.
- 9:33That is not an investment. That is something that you want
- 9:37to show you want to, which is OK for me is OK.
- 9:41What's happening in that spirit is that once people get that
- 9:45emission, initial capital, let's say you've walked a lot, you've
- 9:48earned that much money. If you don't invest it wisely,
- 9:52it is very difficult for you because as time goes on your
- 9:56ageing, there are certain things you did in your 20s that you
- 9:58know you will not be able to do in your 30s.
- 10:00And most of these people are in their 40s, in their 50s.
- 10:04So there is a very slim chance that you could save that much
- 10:09capital to reinvest wherever you are.
- 10:12Is this man in Canada who said Revolution Plus property.
- 10:17He said he bought lands about how many acres of land, and
- 10:22according to them or according to the man, they are refusing to
- 10:26give him the land. And according to Revolution Plus
- 10:30he made some payments but he still have outstanding payments
- 10:33that he couldn't make. Now the man shared the video
- 10:36where he was homeless. You can imagine how cold Canada
- 10:39is right now. And this man is on the streets.
- 10:42He's sleeping on the streets. He's like just a mattress How
- 10:46like I was just like wow wow. And this man sent According to
- 10:51him he sent 40 million to purchase land.
- 10:55This is Lando. This is not even house you know
- 10:58this is a land that OK you can sell.
- 11:00Let's say he sent 40 million to to to purchase that land.
- 11:04Maybe at that point he sent over 80,000 Canadian dollars.
- 11:10Today 40 million naira to 40 to Canadian dollars is less than
- 11:17even that 40 million is probably 40 probably it's forty $40,000
- 11:25you understand. So you have lost half because he
- 11:29said he sent this thing in 2017 twenty $17.00 to naira was still
- 11:36about 200 and something. So even if he's saying OK sell
- 11:41that land give me back my money you're you're going to be
- 11:45getting half of what you have invested how is that profitable?
- 11:50And he's on the street he's sleeping on the streets.
- 11:53Let's say in that 2017 he bought a house.
- 11:57Even if he has lost his job he will still highest you know I
- 12:01hear people say ohh what if I lose my job and then I can't pay
- 12:05my mortgage. It's just a ridiculous argument
- 12:07because let's say you lose your job and you can't pay your
- 12:11mortgage. You can negotiate with the bank,
- 12:13pay just interest, or even if you you can't even pay your
- 12:17interest. You can get somebody rent out
- 12:19the house then be homeless for that point.
- 12:23Or if it's a two-bedroom, you can stay in one bedroom, rent
- 12:26out one bedroom. There is no you can find a way
- 12:30to get that money and pay whatever.
- 12:33Most times when people, they take people houses, when you
- 12:36hear somebody in diaspora or they took my house, they took my
- 12:40house is because that person did not follow the rights, you know,
- 12:46process. So today this man right now is
- 12:49in Canada, he's homeless, sleeping outside.
- 12:52This is somebody that sent over 80,000 Canadian dollars to
- 12:57Nigeria in 2017 and right now that money is half of what he
- 13:03sent in 20 in 2017. Is that an investment?
- 13:09You know, people should really start looking into things.
- 13:12I knew somebody who took a loan in the bank to send to Nigeria
- 13:15about £5000 because According to him the dollar was going to come
- 13:19back to 2:50 so he would have made another 5000 lbs on top of
- 13:24the whole thing. He today pounds is over one one
- 13:311500 so he has lost 1000 lbs like you are like you know and
- 13:41this person said, listen I can't say well because he's a very
- 13:44good friend of mine so I'm not even going to go into details
- 13:47with that one. The reality is, if you want to
- 13:51depending on the kind of benefit you want to get, you should do
- 13:56what you want to do. But if you're thinking about
- 13:59investment, if you're thinking about getting a return on your
- 14:03investment, I would suggest your first investment should be where
- 14:08you are. Not even, you know, investment
- 14:13property, residential property gets like, I know a friend who
- 14:17had money and they wanted to get into residential, you know, gets
- 14:23buy a house and then rent it out.
- 14:25And they're living in rented apartments.
- 14:27I was like, why would you want to do that?
- 14:29Let's say you're living in a rented apartment and you don't
- 14:32rent that one out. What is going to happen?
- 14:35You're paying rent here and you're there.
- 14:37Then you pay mortgage share. Why don't you sort out where
- 14:39you're living first? Because as far as I'm concerned,
- 14:42if you can save, you are walking, you're paying your
- 14:45rent, you can save that amount of money.
- 14:48There is nothing stopping you from when you're now paying your
- 14:51mortgage to save the same amount of money.
- 14:53There is nothing stopping you. You just need to.
- 14:56Whatever you were doing then, you can still do the same thing,
- 14:59just that your comfort level is now different and that you now
- 15:03have an investment. You now have an appreciating
- 15:06asset. You now have regardless of how
- 15:09the market, how crazy the market is, is still better to have
- 15:13something that at least increases in value and then you
- 15:16can now do whatever you want to do based on OK, the benefits,
- 15:20intangible benefits or not monetary benefits or benefit
- 15:24that people will see and know that you are now do or you are.
- 15:28You have now arrived anyway. I don't know what this friend is
- 15:32going to do. We kind of bombarded him with
- 15:36information. What I would say is anybody that
- 15:38is trying to make an investment, especially first generation
- 15:41immigrants in your 20s, in your 30s, I would say, listen, invest
- 15:49where you are like your home where I didn't know that you're
- 15:53still paying more, you're still paying rents.
- 15:56Why not shift that to mortgage as most times you're even paying
- 16:00lesser than what you would pay when you're renting.
- 16:03Sort that one out and then wherever whatever extra you're
- 16:07getting, you can now build whatever you want to build
- 16:11where. But that's investment is there.
- 16:15That is the cushion for you. People say, oh that is where I'm
- 16:18going to retire or more. Let me tell you the truth is if
- 16:22let's say you buy a house here and then you're retiring in the
- 16:25next 20 years, the next 20 years you have, you have the equity,
- 16:29you pay down your mortgage. You say that you've paid it off
- 16:32or you at least you've paid most of it.
- 16:35You can take that money and then go and invest, you know, and
- 16:39then buy a retirement home wherever.
- 16:41But if you say you're building a retirement home today and then
- 16:44you're investing your you're retiring in the next 30-40
- 16:48years, that house, Can you imagine a house in the next 40
- 16:53which we know that Nigeria maintenance is an issue so that
- 16:57households have fallen apart because you're not there, maybe
- 17:01people you've rented it out who did not take care of it and then
- 17:04you can't even stay there. In the next 30-40 years, you
- 17:09will not be able to retire in that home.
- 17:11But let's say you bought a house here.
- 17:12Then when it's time for retirement, you sell that house,
- 17:16use the money and then go and get a retirement home.
- 17:20It is way better, way cheaper, way safer, and you get exactly
- 17:26what you need at that point in your life.
- 17:30Anyway, with these three points of mine, I hope I convinced that
- 17:34my friend, and I hope I'm convincing you that first
- 17:38investment should be your primary residence.
- 17:43Sort that out with their mortgage with you regardless of
- 17:48what, because I think the really you still paying rent.
- 17:51You're still paying in rent. Thank you very much for watching
- 17:54today's episode. Please like, like, like and
- 17:55share. Thank you very much.
- 17:57Bye, bye.
