- 0:00SPEAKER_00: Everybody, welcome to the 24th of March.
- 0:02SPEAKER_00: This is your Santa Clarita real estate update.
- 0:05SPEAKER_00: Inventory is continuing to climb.
- 0:07SPEAKER_00: We're over 620 active residential listings as of this morning.
- 0:11SPEAKER_00: Right when spring hit, we started seeing listings start to be added.
- 0:14SPEAKER_00: Most people are starting to consider this is a good time to sell their houses.
- 0:19SPEAKER_00: So those houses on the market, they are going to be posted and you're going to be able to see everything at Santa ClaritaOpenhouses.com.
- 0:27SPEAKER_00: Here's a question that always seems to come up when anybody calls and they're investigating whether somebody wants to sell or can sell their house.
- 0:35SPEAKER_00: That big question comes in how much you're going to charge.
- 0:37SPEAKER_00: And what I would ask you to do is have them get it down to you in writing.
- 0:42SPEAKER_00: Make sure they email you exactly what they're going to be charging, charging you to sell your residence, and also what are they going to be doing for that to earn that commission?
- 0:51SPEAKER_00: Don't just accept it because maybe you've used them in the past or things have changed.
- 0:56SPEAKER_00: The world has dynamically switched from being a complete commission-based real estate model to a lot more service-oriented, where agents that don't embrace the technology and are not putting themselves online because maybe they lack the ability.
- 1:14SPEAKER_00: Maybe they're from a different generation and haven't adapted to the new technology.
- 1:19SPEAKER_00: But it's important to follow up with somebody that really is dug in deeper than an Alabama tick with regard to technology, because that's what's going to end up selling your residents for the most money in the best way possible by all the terms that you've set forth in the listing agreement, that contract that you signed with that agent that you chose.
- 1:38SPEAKER_00: Now, for you buyers out there, that's also something to look at.
- 1:41SPEAKER_00: Find out if that agent's going to be charging you a commission, because in some cases, sellers aren't paying that side any longer.
- 1:48SPEAKER_00: They leave that up to the buyer to pay themselves, which changes the playing field as far as real estate goes, because for many years the seller typically, and again, it was supposed to be a negotiation point, they could choose to or not choose to, but they had been paying that buyer's agent's commission.
- 2:05SPEAKER_00: Now then people ask, well, should I be using the seller's agent?
- 2:08SPEAKER_00: Absolutely not.
- 2:09SPEAKER_00: It'd be like just going to the car dealership and using the agent representing the car dealer, which we all seemingly have to do.
- 2:16SPEAKER_00: But what if you had that cousin or brother, sister, dad, or mom that knew everything about that car dealership, how they made their money, how the vehicles actually get sold, what are all those things on the window?
- 2:29SPEAKER_00: What are all the items that you can accept and don't have to accept?
- 2:32SPEAKER_00: Which items can you fight over?
- 2:33SPEAKER_00: Wouldn't it be pleasurable?
- 2:35SPEAKER_00: It'd be fantastic, right?
- 2:36SPEAKER_00: Because you would walk out of that dealership with the best possible deal.
- 2:40SPEAKER_00: That's what a buyer's agent does in real estate, and there is a mechanism in place so you can hire your own agent to represent you in the purchase of residential real estate.
- 2:49SPEAKER_00: It works and it's fantastic.
- 2:51SPEAKER_00: Try to avoid dual agency, folks.
- 2:53SPEAKER_00: I'm Connor with Honor, Santa Clarita Open Houses.
- 2:56SPEAKER_00: We'll see you at the next one.
