- Ben: Morning and welcome to your short-term rental bulletin on the 28th of May. So eight days ago, the EU's short-term rental data regulation went live, and the industry treated it as a compliance headache and kind of moved on, to be honest. I personally think that's the wrong thing to watch. So here's what they told us at the time. This isn't just a data rail. It doesn't ban anything, it doesn't cap anything, it just makes local rules enforceable. Nothing to see here. Now Look at what's being built on top of it. The Affordable Housing Act coming this year will hand national and local authorities the power to identify areas under housing stress and hit them with caps on overnight stays, seasonal restrictions, and even temporary freezes on new licenses. Read that back. The thing that was just data eight days ago is now the foundation for the thing that can switch your market off. And the same regulation sold as harmonization. Airbnb's own EU affairs lead warned that it's already fragmenting into 27 different systems. One law, 27 different portion ⁓ portals, and you carry the cost of each one. So the operator read, the data layer was never the destination, it was the plumbing. The policy weapon was always coming next, and now we can to see it coming to shape. If you run a compliant portfolio, this isn't all bad news. Stressed area caps thin out your unlicensed competition, but don't let anybody tell you that this is finished. The arguing has stopped, but the building has started. Thank you for watching, and I'll see you tomorrow.
