- 0:15Speaker 1: how you doing today? Doing good? You've got the Samsung
- 0:19Speaker 1: the foldable phone.
- 0:20Speaker 2: I do do you do?
- 0:21Speaker 1: You love it?
- 0:22Speaker 2: I love a lot about it.
- 0:23Speaker 3: A little heavy, Okay, a little heavy, but for the
- 0:25Speaker 3: most part, especially when you're, you know, showing real estate photos,
- 0:28Speaker 3: opening that bad boy up, you can show a good
- 0:30Speaker 3: look almost like an iPad.
- 0:33Speaker 1: Very very cool. Big announcement by Apple today. We'll see
- 0:35Speaker 1: what they're doing with their phones as well. And speaking
- 0:38Speaker 1: of technology and great things in the palm of your hand, Uh,
- 0:42Speaker 1: you've got to mention the website Rock Wisconsin dot com.
- 0:44Speaker 1: But you've also we have a mentioned for a while,
- 0:46Speaker 1: you've got a convenient app for folks as well. If
- 0:48Speaker 1: you go to MLS dot Rock slash app you can
- 0:52Speaker 1: download that. And that's a nice I know for a
- 0:53Speaker 1: lot of folks. Just having the the ability to just
- 0:57Speaker 1: open a simple app and scroll through things makes lif
- 0:59Speaker 1: a whole lot. EASi doesn't it.
- 1:00Speaker 2: Yeah, Yeah, it's a really good app too.
- 1:02Speaker 3: We've gotten feedback that it's better than those online platforms
- 1:05Speaker 3: like real turn Zilo and then yeah, if you just
- 1:08Speaker 3: mls dot rocks and then some forward slash app you
- 1:11Speaker 3: can download it. You can do map searches, you know,
- 1:15Speaker 3: searching specific areas, look for exact things like condos or
- 1:18Speaker 3: something with a lot of land. And the nice thing
- 1:20Speaker 3: about it is you're not gonna get your phone blown
- 1:23Speaker 3: up by you know, a bunch of agents over at
- 1:25Speaker 3: realtor dot com.
- 1:26Speaker 2: Yeah, thats do happen.
- 1:29Speaker 1: Hey, I was gonna ask you before, and we've got
- 1:31Speaker 1: We've got a great conversation had We're gonna be talking
- 1:33Speaker 1: about investment proper and investments to make in your property,
- 1:37Speaker 1: to return on investment things, you know, the upgrades and
- 1:41Speaker 1: things you can do to improve the overall value of
- 1:43Speaker 1: your home. And of course got a future listing. But
- 1:45Speaker 1: I do want to ask you too about about that
- 1:47Speaker 1: online experience. I mean, for a lot of folks, that's
- 1:50Speaker 1: really where they're kind of getting on the on ramp
- 1:52Speaker 1: now for for looking at homes. Isn't it just going
- 1:54Speaker 1: to the website?
- 1:55Speaker 3: Yeah, Yeah, a lot of people are obviously searching through homes,
- 1:59Speaker 3: being a little more you know, focused on what they're
- 2:03Speaker 3: looking for before going through a house. So there's there's
- 2:07Speaker 3: you know, advantages and disadvantages of that.
- 2:08Speaker 2: The advantages is.
- 2:09Speaker 3: Uh, you know, for realtors and such, when you go
- 2:12Speaker 3: through a showing, you know that they're pretty serious, right, Yeah.
- 2:14Speaker 3: The disadvantages sometimes people buyers are limiting themselves and they
- 2:19Speaker 3: you know, they may not come across something that wasn't
- 2:21Speaker 3: on their radar if they aren't open to going and
- 2:24Speaker 3: seeing a few more homes than that are a little
- 2:26Speaker 3: outside of the criteria I think they want.
- 2:28Speaker 1: I do a show with a with a guy that
- 2:31Speaker 1: owns a remodeling business, and one of the things he
- 2:33Speaker 1: often talks about is there's obviously remodeling websites out there
- 2:37Speaker 1: about making use of those, not necessarily for a specific remodel,
- 2:41Speaker 1: but to kind of get an idea for folks tastes.
- 2:43Speaker 1: Can that help too, Like for people saying Okay, I
- 2:46Speaker 1: like this home or I like this area and kind
- 2:48Speaker 1: of almost putting together like a little portfolio of like
- 2:51Speaker 1: flagged houses that kind of give your agent an idea
- 2:54Speaker 1: of what it is you're you're looking at and what
- 2:56Speaker 1: you're looking for.
- 2:57Speaker 3: Yeah, I mean, if someone is open to the idea
- 3:00Speaker 3: of making improvements, it really opens up the you know,
- 3:05Speaker 3: the table for the different.
- 3:07Speaker 2: Different properties you can look for.
- 3:08Speaker 3: You know, it's definitely a good idea to get an
- 3:10Speaker 3: idea of what each sort of project costs. Right, And
- 3:13Speaker 3: you know when I would when we are shopping for
- 3:15Speaker 3: our own first, first and second house, you know we
- 3:18Speaker 3: bought something that didn't look pretty. Yeah, I mean our
- 3:22Speaker 3: first house head lions heads on the front door. Oh
- 3:24Speaker 3: and our second house had pink carpet and evergreen.
- 3:28Speaker 1: Oh classy, really classic.
- 3:31Speaker 2: When you know it's only a few thousand to replace carpet,
- 3:33Speaker 2: not much to do paint, you can get some value.
- 3:35Speaker 1: And we're going to talk about that very topic with
- 3:38Speaker 1: Matt this morning. Of course, Matt comes to us from
- 3:40Speaker 1: Rock Realty Online Rock Wisconsin dot com. That's Rock R
- 3:43Speaker 1: O c K Wisconsin dot com. Before we talk about
- 3:46Speaker 1: some of the fancy carpet options and of course the
- 3:48Speaker 1: removal of fancy carpet, let's take a look at this
- 3:50Speaker 1: week's featured listing, which is a really great opportunity here
- 3:54Speaker 1: in Madison under three hundred thousand dollars, which is nearly
- 3:58Speaker 1: impossible these days to find, but you have a great one.
- 4:01Speaker 1: As a matter of fact, Lexi has a fantastic opportunity
- 4:04Speaker 1: for folks right on Vernon Avenue. Let's talk about this property.
- 4:07Speaker 3: Yeah, it's nine seventeen Vernon Avenue in Madison, and it's
- 4:12Speaker 3: just located off of Highway fifty one near Cottage Grove Road,
- 4:16Speaker 3: so super convenient to get to the east side, any
- 4:19Speaker 3: of the restaurants over there, get down to the belt line,
- 4:21Speaker 3: over to the Interstate. I can kind of get you
- 4:23Speaker 3: anywhere you need to go in a short period of time.
- 4:26Speaker 1: Quiet community, a well maintained area as well. And I
- 4:30Speaker 1: look at the even the outside pictures, it's it, just
- 4:33Speaker 1: it and what it was the year was got the
- 4:35Speaker 1: AAR for the because it looks almost brand new to me.
- 4:37Speaker 1: I don't have the year in front of me, but
- 4:39Speaker 1: looks very very new.
- 4:40Speaker 2: It's very well updated.
- 4:41Speaker 3: Okay, you've got you know, newer flooring, and you've got
- 4:45Speaker 3: the white cabinets and all that attached to one car garage.
- 4:48Speaker 1: You know.
- 4:49Speaker 3: The big thing is it's an affordable place. Right It's
- 4:51Speaker 3: listed at two hundred and seventy thousand dollars for a
- 4:54Speaker 3: condo and Madison two bedroom, one and a half path
- 4:58Speaker 3: and it has a pretty low condo fee as well,
- 5:01Speaker 3: which is getting.
- 5:02Speaker 2: Harder and harder to find.
- 5:03Speaker 3: Yeah, yeah, so yeah, but yeah, it looks like it
- 5:05Speaker 3: was built in nineteen eighty four, but when you look
- 5:07Speaker 3: at those interior pictures, it looks a lot newer.
- 5:09Speaker 1: Amazing. Yeah, that was as I was saying that, I
- 5:12Speaker 1: caught it and I thought, how the heck am I
- 5:14Speaker 1: looking at the Yeah, it's really very very welming being there.
- 5:18Speaker 3: It's the first floor, it's got a nice little patio
- 5:21Speaker 3: area in the back and actually kind of looks a
- 5:24Speaker 3: little private too.
- 5:24Speaker 1: It looks great. Yeah, absolutely a fantastic property. Again. That's
- 5:27Speaker 1: right at nine seventeen Vernon Avenue. Lexi Wood, she is
- 5:31Speaker 1: the showing agent on that. Give her a call this
- 5:33Speaker 1: morning looking for a great condo right here in Madison.
- 5:35Speaker 1: I got to just give Lexi a call six so
- 5:37Speaker 1: eight two two zero zero five three to two. That's
- 5:40Speaker 1: two two zero zero five three two for Lexi Wood
- 5:44Speaker 1: at Rock Realty and Matt talking about some of these
- 5:49Speaker 1: home additions and home projects that can give you a
- 5:51Speaker 1: bit of a return on investment. You and I were
- 5:53Speaker 1: talking about this first topic before we came on the air,
- 5:57Speaker 1: which is installing a swimming pool at your home. This
- 6:00Speaker 1: is something that can give you pretty good returns, but
- 6:03Speaker 1: it can also cost a little bit upfront, can't it. Yeah.
- 6:06Speaker 3: I thought today we'd chat on some you know, premium additions.
- 6:11Speaker 2: Next share house.
- 6:12Speaker 3: Right, you can either go searching for the needle in
- 6:15Speaker 3: the haystack, or you can just make the house that
- 6:18Speaker 3: fits you have those amenities, right, And so I thought
- 6:22Speaker 3: we'd just chat on how much those things cost, and
- 6:25Speaker 3: you know, maybe if it's worth it.
- 6:27Speaker 1: Right, Yeah, And even ground pools a pretty that's a
- 6:29Speaker 1: pretty premium edition.
- 6:30Speaker 2: Isn't it. Yeah, that's a big one.
- 6:32Speaker 3: And you know, post twenty or twenty twenty, when we
- 6:36Speaker 3: had COVID, a lot of people were looking at having
- 6:40Speaker 3: a pool so that they always have something to do
- 6:43Speaker 3: if they ever get locked inside their house again.
- 6:46Speaker 2: Right.
- 6:47Speaker 3: And it used to be that pool's kind of a
- 6:50Speaker 3: you know, a fifty to fifty at best, Whether or
- 6:53Speaker 3: not a buyer would want that or not, probably more
- 6:56Speaker 3: like forty sixty right there. There weren't a lot of
- 6:58Speaker 3: buyers that wanted pooled did one of the maintenance And now.
- 7:01Speaker 2: That lifestyle has been you know, elevated a bit.
- 7:04Speaker 3: People are looking you know, for that more often, and
- 7:08Speaker 3: I think that they probably don't know how much.
- 7:10Speaker 2: These pools cost.
- 7:11Speaker 1: Yeah, yeah, that's and as we talk about those things,
- 7:14Speaker 1: is definitely something if you're looking to list your home,
- 7:17Speaker 1: something you want to talk with your agent about before
- 7:19Speaker 1: you start digging holes and trying to go to asthmatics.
- 7:22Speaker 1: I can't just dig a hole and dump some cement
- 7:23Speaker 1: in there, and you say it would work, but it's
- 7:25Speaker 1: probably not going to do much for your for your
- 7:28Speaker 1: property value. What about home gyms or spaces that can
- 7:31Speaker 1: be used for workout. You mentioned what we went through
- 7:35Speaker 1: with COVID and lockdowns and other things. Gosh, hope to
- 7:38Speaker 1: goodness we never have to have to do that again.
- 7:40Speaker 1: But I know for a lot of folks working out
- 7:42Speaker 1: at home just kind of it became part of their
- 7:44Speaker 1: routine then and continues to this day. That can add
- 7:47Speaker 1: quite a bit of value. And that's also a space
- 7:48Speaker 1: that can be used for a number of different things.
- 7:50Speaker 2: Anti.
- 7:51Speaker 3: Yeah, that's that's definitely something that came up post COVID
- 7:54Speaker 3: as well. You know, whereas you know, an install of
- 7:57Speaker 3: a pool, you're looking on the extreme, very low end,
- 7:59Speaker 3: you're I look at forty thousand to fifty thousand to.
- 8:03Speaker 2: A high end of one hundred.
- 8:04Speaker 3: I mean I've seen people spend one hundred and fifty
- 8:06Speaker 3: to two hundred thousand on a pool, right, Yeah, A
- 8:09Speaker 3: home gym, it's a different, different sort of value add right,
- 8:13Speaker 3: A home gym usually is going to involve maybe finishing
- 8:17Speaker 3: off a space in the basement, you know. And if
- 8:19Speaker 3: you're doing that and you're remodeling your basement and maybe
- 8:22Speaker 3: just one section of the basement, it could be anywhere
- 8:24Speaker 3: from as cheap as like seven thousand dollars to twenty
- 8:27Speaker 3: five thousand. I mean, depends on what all is done.
- 8:29Speaker 3: If you just have to add some carpet, then you know,
- 8:30Speaker 3: maybe you're on the lower end of that. If you
- 8:32Speaker 3: have to put electrical and you have to put try
- 8:34Speaker 3: wall and insulation and all that, then something else. You know,
- 8:38Speaker 3: I would recommend that you do some some internet right
- 8:42Speaker 3: to the wall for a TV so you can stream
- 8:44Speaker 3: some workout withinows. Right, So it's just you know, if
- 8:46Speaker 3: you're going to be adding a space, it's just the
- 8:48Speaker 3: little things that you need to add plus the.
- 8:50Speaker 2: Equipment, right.
- 8:51Speaker 1: Yeah, And that seems to be like one of those
- 8:53Speaker 1: those spaces in a home that doesn't any generally probably
- 8:56Speaker 1: don't want it to take up a ton of space,
- 8:58Speaker 1: but really makes a nice impression. If you have an
- 9:01Speaker 1: area right now, maybe that in that basement or that
- 9:03Speaker 1: lower level that's maybe unfinished or maybe kind of minimally
- 9:06Speaker 1: finished for not a lot of money to finish that
- 9:09Speaker 1: off and kind of put a couple of you know,
- 9:10Speaker 1: you mentioned mounting the TV on the wall, maybe putting
- 9:12Speaker 1: some exercise equipment in there. It really makes a great
- 9:15Speaker 1: impression as well, just like the overall space making use
- 9:19Speaker 1: of it. Also, what about I think about different different
- 9:23Speaker 1: areas of your home to remodel, and I mentioned the
- 9:26Speaker 1: kind of basement space. I know that here in Wisconsin,
- 9:29Speaker 1: especially since we are lucky enough to almost universally have basements,
- 9:33Speaker 1: it's a good area that you can take advantage of
- 9:35Speaker 1: for really increasing square footage and a rather affordable comparatively,
- 9:40Speaker 1: a rather affordable project.
- 9:42Speaker 2: Correct.
- 9:43Speaker 3: Yeah, No, it's it's almost always worth it to you know,
- 9:47Speaker 3: finish space in your basement, you know, especially if it's
- 9:50Speaker 3: going to put you over one of those big round numbers, right, yeah,
- 9:52Speaker 3: two thousand square foot right Yeah, let's say you have
- 9:54Speaker 3: like sixteen hundred square foot ranch above and you finish
- 9:57Speaker 3: about five hundred below it. Really it really helps, especially
- 10:00Speaker 3: when you sell the house, because buyers sometimes will put
- 10:04Speaker 3: in that kind of minimum square footage in their search,
- 10:06Speaker 3: and if you're not meeting those those minimum searches, you.
- 10:09Speaker 2: Won't get as many buyers at the house.
- 10:11Speaker 3: So typically finishing off a basement is probably forty percent
- 10:17Speaker 3: of the costs of what it would have cost to
- 10:19Speaker 3: kind of.
- 10:20Speaker 2: Put that square footage above grade because.
- 10:23Speaker 3: The walls are there, or at least the concrete, I mean,
- 10:26Speaker 3: you don't have to put a roof on. So yeah,
- 10:28Speaker 3: there's a you know, you're probably looking at let's say
- 10:32Speaker 3: seventy to eighty dollars a square foot in the basement
- 10:34Speaker 3: versus two fifty to three hundred above.
- 10:37Speaker 1: So with that too, is you get full credit for
- 10:40Speaker 1: that right square footage wise, if it's if it's a
- 10:42Speaker 1: finished basement, that counts. If it's finished that's livable space,
- 10:45Speaker 1: that you get credit for it.
- 10:46Speaker 3: And it all depends what you mean by credit. Like
- 10:48Speaker 3: for instance, in the MLS, which is how most people search,
- 10:52Speaker 3: you know, the square footage counts in the basement, but
- 10:55Speaker 3: it's just going to be listed as below a grade.
- 10:58Speaker 3: You know, if you have a bedroom down there that
- 11:01Speaker 3: doesn't have an egress window, then that doesn't count as
- 11:04Speaker 3: a bedroom, but it would still count as finish square footage.
- 11:06Speaker 1: So oh interesting. As we talked this morning with Matt
- 11:08Speaker 1: Heyman of Rock Realty, great day to start that conversation.
- 11:11Speaker 1: Gets to know the team at Rock Realty. They make
- 11:13Speaker 1: it really to do. Head on over to the website
- 11:15Speaker 1: rock Wisconsin dot com. That's our ock Wisconsin dot com.
- 11:18Speaker 1: That's the main website. Of course, if you've got one
- 11:20Speaker 1: of those smartphones, and who doesn't, there's a great app
- 11:23Speaker 1: mls dot rocks slash app that's MLS dot rocks forward
- 11:28Speaker 1: slash app. You can download the app right there as well.
- 11:30Speaker 1: So speaking of a finished basement, and then that's kind
- 11:33Speaker 1: of kind of the baseline. Stepping it up things like
- 11:36Speaker 1: home theaters and other things. I know some folks are
- 11:38Speaker 1: like way into movies, which I'm kind of jealous. I
- 11:41Speaker 1: wish I were a little bit more into movies like that.
- 11:44Speaker 1: I'm fine with a little TV, but for folks that
- 11:48Speaker 1: are into that home theaters. You know, we're talking earlier
- 11:50Speaker 1: about gyms, things that can really make a space look
- 11:53Speaker 1: look very attractive. A home theater looks really nice.
- 11:56Speaker 2: Doesn't it.
- 11:56Speaker 3: Yeah, Yeah, I think that it's one of those things
- 11:59Speaker 3: that you can kind of imagine themselves using pretty often. Right,
- 12:03Speaker 3: it's not going to be dependent on weather. And just
- 12:07Speaker 3: like a home gym and a pool and everything else,
- 12:11Speaker 3: you know, there's a there's a big range of what
- 12:14Speaker 3: you can invest there.
- 12:15Speaker 2: It could be as simple.
- 12:17Speaker 3: As a room that you throw a couch in and
- 12:19Speaker 3: throw a big TV on the wall, right, and it
- 12:22Speaker 3: could be much more involved, you know, adding the candle
- 12:27Speaker 3: leaver stairstep to you know, couches and then adding surround
- 12:32Speaker 3: sound speakers and maybe some soundproofing and a drop down
- 12:37Speaker 3: projection screen and a popcorn maker.
- 12:40Speaker 1: Right, so you got it all.
- 12:41Speaker 3: Yeah, you know, in general, they say, you know, you're
- 12:44Speaker 3: probably looking between two thousand and forty thousands on the
- 12:47Speaker 3: upper end, but that's obviously really high end. So I
- 12:49Speaker 3: would say, you know, in general, you can make a
- 12:51Speaker 3: pretty good home theater down there between five and ten
- 12:53Speaker 3: thousand dollars and that definitely adds value and I think
- 12:58Speaker 3: you get a much bigger reach and on your investment
- 13:00Speaker 3: and something like that.
- 13:01Speaker 1: They talk to more with Matt Heyman. You know, one
- 13:03Speaker 1: of the things I've loved seeing with the start of
- 13:05Speaker 1: the NFL and college football season is people that I
- 13:09Speaker 1: know that may not admit to knowing me, will post
- 13:12Speaker 1: pictures of like their their kind of their man cave,
- 13:15Speaker 1: and a lot of them have like these great theaters
- 13:16Speaker 1: with these great you know, nice bars, nice comfortable seating
- 13:19Speaker 1: and that stuff, and I just thank goodness if you
- 13:21Speaker 1: ever list that home, you better be highlighting that because
- 13:24Speaker 1: I think every person just can see themselves on a
- 13:26Speaker 1: Saturday or Sunday just relaxing with friends, watching watching a
- 13:30Speaker 1: game or two. And yeah, really really good, really good
- 13:32Speaker 1: option there if if that's something looking to add, and
- 13:35Speaker 1: of course if you are looking to have a home
- 13:36Speaker 1: with one, nothing better than give the folks at Rock
- 13:38Speaker 1: Realty a call say I want a home with a
- 13:40Speaker 1: great theater that I can entertain it or they can
- 13:42Speaker 1: definitely help you out at Rock Realty Dolphin number six
- 13:44Speaker 1: so eight six seven three fifty four hundred, that's six

- 14:34Speaker 1: that available to you at Wisconsin Buyeragent dot com. And
- 14:38Speaker 1: we're talking this week with Matt about some higher end
- 14:42Speaker 1: improvements you can make in to your home and get
- 14:43Speaker 1: a little bit of a return on investment in general,
- 14:47Speaker 1: and correct me if I'm wrong. A lot of this
- 14:50Speaker 1: stuff and we talk about return on investment, the reality
- 14:53Speaker 1: is some of these bigger projects are more I don't
- 14:56Speaker 1: know how to describe add more flash than return. Does
- 14:59Speaker 1: that make sense? I think of like I know we've
- 15:00Speaker 1: talked in the past. I think you've mentioned things like
- 15:03Speaker 1: entry ways and those type of things where you're really
- 15:05Speaker 1: seeing like a tangible like if you've got if your door,
- 15:09Speaker 1: your front door to your house is ugly, a couple
- 15:11Speaker 1: hundred bucks, putting a new front door on the house
- 15:13Speaker 1: can actually show improvement not just in action or interest
- 15:17Speaker 1: in your home, but ultimately kind of translate to more money.
- 15:20Speaker 1: Where some of these things are awesome to have and
- 15:23Speaker 1: they definitely make your house more attractive, but they may
- 15:25Speaker 1: not be like a certainly not a dollar for dollar
- 15:27Speaker 1: return on investment on some of the stuff. Or am
- 15:29Speaker 1: I am I off on that?
- 15:30Speaker 3: Man?
- 15:30Speaker 2: Oh, you're totally right.
- 15:31Speaker 3: I think that you know, in general, some of the
- 15:34Speaker 3: higher ROI things are similar to what you said. Door paint, carpet, landscaping,
- 15:39Speaker 3: all those things can get pretty pretty darn close for
- 15:42Speaker 3: a one for one or even higher return. You know,
- 15:45Speaker 3: when you're when you start throwing in these these specialty items,
- 15:49Speaker 3: it you know, depending on the item, it could make
- 15:52Speaker 3: some buyers just go nuts and want it right but
- 15:54Speaker 3: you have to remember that you want to appeal to
- 15:56Speaker 3: a broad base of buyers usually to get the most competition.
- 16:00Speaker 2: So you know, put it in if you enjoy it
- 16:03Speaker 2: in your lifestyle, right.
- 16:05Speaker 3: You know, if you're dealing with a workout room, Jim,
- 16:09Speaker 3: or you're dealing with a home theater room, those are
- 16:11Speaker 3: easy to convert back the other way. Sure, throwing a
- 16:14Speaker 3: big in ground pool in your backyard or you know
- 16:17Speaker 3: a spa.
- 16:18Speaker 2: Like we might be talking about.
- 16:19Speaker 3: Yes, you know that's a little harder to reverse, and
- 16:22Speaker 3: you're and you're limiting yourself. So you know, if you
- 16:24Speaker 3: want to do that for your own lifestyle and enjoyment,
- 16:28Speaker 3: then then go ahead. But you know, don't don't think
- 16:31Speaker 3: that if you if you list your house, you're going
- 16:33Speaker 3: to get an extra one hundred and fifty thousand dollars
- 16:35Speaker 3: extra because you have a pool and your neighbor doesn't.
- 16:36Speaker 2: It doesn't always work that way. O.
- 16:38Speaker 1: Good. It's important too. We talk about working with your
- 16:40Speaker 1: agent and building that that relationship and that trust word
- 16:43Speaker 1: is important too. With that you were mentioning earlier about
- 16:46Speaker 1: maybe a new code of paint, new entryway, new carpet.
- 16:49Speaker 1: I know, if you talk if you've got, you know,
- 16:51Speaker 1: I think about like houses with like shake carpet or
- 16:54Speaker 1: like cabinets that could use like a fresh quota paint.
- 16:57Speaker 1: Your agent isn't just telling you to freshen that stuff
- 16:59Speaker 1: up for fun. I mean that really you see day
- 17:02Speaker 1: in and day out that those type of things really
- 17:04Speaker 1: do attract more potential buyers and ultimately attract more money.
- 17:08Speaker 1: And developing that trust in that relationship with your agent
- 17:11Speaker 1: is a pretty important thing to do, isn't it.
- 17:12Speaker 3: Yeah, definitely, if you know, give our give us a
- 17:14Speaker 3: call here and have one of our agents out there,
- 17:16Speaker 3: we can kind of walk through the house and and
- 17:18Speaker 3: you know, give you an honest opinion of Hey, if
- 17:20Speaker 3: I was a buyer, these are the things that are
- 17:22Speaker 3: jumping out to me right and these are these are
- 17:24Speaker 3: things that if you were able to change that, you know,
- 17:27Speaker 3: if you were able to take these things off your wall,
- 17:30Speaker 3: you know, and maybe remove all the cuckoo clocks around
- 17:34Speaker 3: the house.
- 17:35Speaker 2: You know, there's little.
- 17:36Speaker 1: Little things like that, the room full of yeah exactly.
- 17:39Speaker 3: You know, you know that it would show better for
- 17:42Speaker 3: a buyer, and yeah know it's it's an important thing.
- 17:44Speaker 3: So if you can, you know, make a great first impression.
- 17:47Speaker 2: The first showing.
- 17:47Speaker 3: Then you know not every buyer has the same vision
- 17:50Speaker 3: and ability to look past things.
- 17:52Speaker 1: That's a great great to hear, and as meant Matt mentioned,
- 17:54Speaker 1: give them a call. Six O eight six seven three

- 18:08Speaker 1: would love a sauna. Oh my goodness, I would love
- 18:10Speaker 1: a sauna. I'll say it one more time. I would
- 18:13Speaker 1: love a sauna. But I know that they're a little
- 18:15Speaker 1: they can be a little cost, a little spendy, but
- 18:18Speaker 1: it is a nice upgrade to a home. Let's talk
- 18:20Speaker 1: a little bit about about what we're seeing there as
- 18:22Speaker 1: far as some of the costs and some of the
- 18:24Speaker 1: potential return to those type of things.
- 18:27Speaker 3: Yeah, I mean your average sauna it's around forty five
- 18:30Speaker 3: hundred dollars. Obviously, you can get kind of one of
- 18:32Speaker 3: those just kits that they cheaper, and you can also
- 18:36Speaker 3: spend a lot more if you're if you're you know,
- 18:38Speaker 3: putting an entire room enveloped in sauna inside your house
- 18:44Speaker 3: because there's other factors there obviously, something that is a
- 18:48Speaker 3: lifestyle choice.
- 18:50Speaker 2: Not everybody likes them, right where are those people?
- 18:52Speaker 3: Yeah, I don't know, but you know it's something that
- 18:58Speaker 3: you know, with wellness becoming more important, it's something that is,
- 19:03Speaker 3: you know, being looked at a little more in a
- 19:05Speaker 3: positive light.
- 19:06Speaker 2: You know, people people.
- 19:08Speaker 3: Hearing all about you know, having sauna and different between
- 19:12Speaker 3: cold baths and hot soft Yeah, that it's good for your.
