- 0:11SPEAKER_00: We hope you enjoy the interview.
- 0:14SPEAKER_00: What's up, everyone?
- 0:15SPEAKER_00: It's Juan Weezar with another Own More Doors podcast.
- 0:17SPEAKER_00: I'm here with my good friend Matthew Miller.
- 0:19SPEAKER_00: Matthew Miller from Fair Trade.
- 0:21SPEAKER_00: Matt, glad to have you back.
- 0:23SPEAKER_00: Good to be back, Juan.
- 0:24SPEAKER_00: Good to see you.
- 0:25SPEAKER_00: Hey, um, so let's just hop right into it.
- 0:27SPEAKER_00: Matt, um, we work together.
- 0:30SPEAKER_00: Um, you're you're one of the owners of Fairtrade.
- 0:33SPEAKER_00: And what we're gonna be talking about today is sometimes there are sellers who are in a position to sell.
- 0:42SPEAKER_00: They need to sell, but they don't want to go down the traditional road.
- 0:46SPEAKER_00: And it's more of a um, we we want it sold, we want it sold quickly, we want a cash offer, or we want it financed quickly, we don't want to put it on the market, we don't believe that it's showable, or we're embarrassed by it.
- 0:59SPEAKER_00: We're gonna be talking about this this different avenue that someone could go about selling their property um through through a service that we're offering.
- 1:10SPEAKER_00: Who is this good for, Pam?
- 1:14SPEAKER_01: I think it's good for people in a lot of different situations.
- 1:17SPEAKER_01: I can tell you a short story that probably sums up one very recent transaction that I did for a friend of ours, friend of the family.
- 1:27SPEAKER_01: They had a family emergency.
- 1:30SPEAKER_01: Out of nowhere, the the dad, who's elderly, had to move in with them and their kids.
- 1:38SPEAKER_01: Turns out the house he was living in, which was out in Yukaipa, was almost uninhabitable, in terrible condition.
- 1:47SPEAKER_01: They needed to sell quickly.
- 1:50SPEAKER_01: They wanted to sell it as is, and they wanted to be able to deal with like the immediate, urgent need that they had right in front of them, which was take care of the family member, um, get money back in the pocket to provide for care and do other things.
- 2:05SPEAKER_01: And it was the perfect marriage of situations where an investor offer from Fair Trade from us made the most sense for that group.
- 2:13SPEAKER_01: So a lot of scenarios pop up, and I'd say there's probably a lot of themes.
- 2:19SPEAKER_01: Rentals that have been completely trashed and aren't market ready, aren't you know, won't qualify for financing, need a bunch of work, the landlord is tired, over it, wants to reposition.
- 2:30SPEAKER_01: People that have inherited homes, whether that was a family home that came to them or a family member's home that came to them that hadn't been updated since the 50s or 60s.
- 2:39SPEAKER_01: Um, oftentimes just major deferred maintenance or financial situations happen to the family where they they need to sell, the house needs too much work, they don't have the time or luxury to renovate the property.
- 2:52SPEAKER_01: Those types of scenarios are all reasons why someone should consider hey, why not sell it directly to an investor?
- 2:59SPEAKER_01: A bunch of different value adds for that, but oftentimes you're trading some of the equity you may get from a traditional sale for the time saving, the convenience.
- 3:08SPEAKER_01: And there's also like no fees involved.
- 3:11SPEAKER_01: It's a simplified process for a seller.
- 3:13SPEAKER_00: Got it.
- 3:14SPEAKER_00: So let me tell people where they could uh get more information.
- 3:17SPEAKER_00: So you could log on to our website, uh sageregroup.com forward slash cash offer.
- 3:24SPEAKER_00: And how the process is gonna work, Matt, is um if someone's in a situation where you know they're hearing this podcast, they're watching us on YouTube, and they've inherited a house, or in some cases it's it's a hoarder situation.
- 3:36SPEAKER_00: In some cases, there's been fire damage, or something has happened to the property where people family members are looking at the property thinking this is gonna be hard to sell.
- 3:45SPEAKER_00: Um, that's why we have this landing page again, forward slash cash offer.
- 3:49SPEAKER_00: You could put in the address, and within maybe 24, 48 hours, you'll hear sometimes from Matt directly or from someone from Matt's Matt's team, and they're gonna give give you a cash offer on the property if it's something that they would consider, right?
- 4:04SPEAKER_01: Correct.
- 4:04SPEAKER_01: Yeah.
- 4:04SPEAKER_01: And we very hands-on approach.
- 4:06SPEAKER_01: We have eight physical offices in California, seven of them in Southern California, and our agents all the time are helping sellers through these types of challenging situations.
- 4:17SPEAKER_01: So you'll get a direct outreach, whether it's from me or one of my acquisition team members, really understand the needs, understand the property, understand the timeline.
- 4:25SPEAKER_01: And from there, it's typically setting up an appointment and getting you a formal offer to consider for the property.
- 4:30SPEAKER_00: Matt, in some situations, the you know, the properties are obviously in distress.
- 4:34SPEAKER_00: Um, what if they're behind on property taxes and different like liens and like how do you work with that?
- 4:40SPEAKER_00: Is that something that you could work with?
- 4:42SPEAKER_01: We can definitely work with all those situations.
- 4:44SPEAKER_01: So all the financial stressors that may be on the property, even as far as like a foreclosure date is pending, we've been able to stall foreclosure dates, kick those out with a valid contract to purchase, and still be able to close on the property, have some net proceeds for the seller as opposed to them getting foreclosed on, and it's a win for everybody.
- 5:03SPEAKER_01: It's it these transactions tend to be more complicated, but it's the exact type of deal that Fairtrade does.
- 5:09SPEAKER_01: We're used to dealing with these types of scenarios, so is the escrow and title companies that we work with, and we're able to pay off those liens, those encumbrances, as long as there's enough equity in the property during escrow, so the seller can walk away from the situation.
- 5:24SPEAKER_00: Right.
- 5:24SPEAKER_00: I mean, in a situation like that, I mean, some people are in a situation where everything they could lose everything, right?
- 5:30SPEAKER_01: Correct.
- 5:31SPEAKER_01: And unfortunately, what we see is sometimes when it gets overwhelming, people will put their head in the sand and either not want to make a decision or just think, hey, I'm just gonna wait for this foreclosure and figure out what happens.
- 5:45SPEAKER_01: And more often than not, the seller has other options.
- 5:49SPEAKER_01: They maybe just aren't aware, they don't know who to talk to.
- 5:52SPEAKER_01: So a lot of these sales are stressful emotionally, and the agents at our company are used to helping through those situations too.
- 6:00SPEAKER_01: It's not the same as an exciting um adventure of buying your first property or your next or first investment property as a home buyer.
- 6:09SPEAKER_01: This is, you know, usually high stress, emotional stuff has gone on, or the needs are urgent, and there's other things that are much more important than the house that need to be addressed: health, financial issues, family issues that were able to help with that one piece and get that solved.
- 6:27SPEAKER_00: Matt, um, originally when when you guys started off, the main focus was single-family homes.
- 6:32SPEAKER_00: I know now you guys have kind of opened it up, multifamily, and now you're looking at everything.
- 6:37SPEAKER_00: Um, what type of assets do we want, people do you want to consider?
- 6:41SPEAKER_01: Yeah, I'd say we we tend to buy mostly detached single-family homes, but we'll also purchase condos, townhomes.
- 6:49SPEAKER_01: We bought 49 two plus unit properties last year.
- 6:53SPEAKER_01: So we're experienced buying multi-units as well.
- 6:57SPEAKER_01: And the expectation is that these properties are going to need work.
- 7:01SPEAKER_01: They probably won't qualify for digital financing, or there's a real big time pressure where it has to sell quickly.
- 7:07SPEAKER_01: Those are the scenarios where we're gonna be able to provide some real value.
- 7:11SPEAKER_00: Okay, so if someone's listened to this and thinks, well, uh, you know, do if they're kind of stuck in in between, like do I go down the traditional route, or do I maybe, you know, fill out this uh cash offer questionnaire, how can you provide some guidance there on, you know, if they're like, well, we're not that bad a shape, but we don't have the money to renovate.
- 7:31SPEAKER_00: And you know, all these uh all these um concerns are going through their head.
- 7:35SPEAKER_00: Like, how do you guide them through that?
- 7:37SPEAKER_01: Well, I think if if it's something that might be on the bubble, there's no huge time pressure, but there might be a financial pressure and the property does need some work, it's worth having a conversation about.
- 7:47SPEAKER_01: At the very least, you can have a scenario where you have a cash offer from Fair Trade as well as a listing option from Sage Real Estate, and the seller can look at both of those things and say, what makes the most sense for my situation and my family, the house, my current needs, and make a judgment call then on what route they want to go down.
- 8:07SPEAKER_01: Matt, um, if someone asks, like, well, how quick can you close?
- 8:13SPEAKER_01: I'd I'd say a typical closing is probably 21 days.
- 8:17SPEAKER_01: We've done it shorter, we've done it in six days before, but it's all contingent on all of the title being clear and all of the documents and payoffs being in from whoever has interest in the property.
- 8:30SPEAKER_01: Not just the mortgage holder, but any lien holder.
- 8:33SPEAKER_01: Um, sometimes there's even liens from HOAs.
- 8:36SPEAKER_01: Some of these groups are very slow to get you back payoff demands.
- 8:40SPEAKER_01: So I'd say the typical closing is between 14 and 30 days.
- 8:44SPEAKER_00: And most of that time it's because you're you are trying to make sure that that you're gathering all the right information.
- 8:52SPEAKER_00: And so sometimes it's not necessarily you slowing it down.
- 8:54SPEAKER_00: It's it's you're waiting you're waiting on other people.
- 8:57SPEAKER_01: It it's really the process.
- 8:59SPEAKER_01: Selling a house isn't like selling a car.
- 9:01SPEAKER_01: There's not a single piece of paper title you can transfer over to the new owner.
- 9:06SPEAKER_01: Title insurance companies go back in time, look at who has any interest in the property, look at property taxes, solar liens, personal judgments against people that might be on title, child support liens.
- 9:19SPEAKER_01: There's all kinds of things that they have to do in order to issue a title insurance policy.
- 9:24SPEAKER_01: Now, I don't know any investors who buy property without title insurance, right?
- 9:27SPEAKER_01: Including Fairtrade.
- 9:28SPEAKER_01: We've bought over 2,000 homes in the last four and a half years, and we've had title insurance on every single one.
- 9:34SPEAKER_01: So it's it's working through that process is what probably takes the longest in actually getting to the closing table.
- 9:44SPEAKER_01: It's not so much that you can't close quick quicker, it's the process of making sure that the person that's selling you the home actually has the right to sell it, and everybody who has any interest in the property or against that individual owner can be paid.
- 9:57SPEAKER_00: Matt, so we've we've been working on this um, I guess on this offer for some time.
- 10:04SPEAKER_00: We just haven't really pitched it.
- 10:05SPEAKER_00: But I've noticed that you know, people will log on to our website, sage regroup.com forward slash cash offer, and you and I get notified that someone's filled it out, but then the property's listed.
- 10:17SPEAKER_00: Like what advice if your property is listed, do we really want them filling this out?
- 10:23SPEAKER_00: Or tell us on what your thoughts are.
- 10:26SPEAKER_01: I would say if you're working with a real estate professional or if the property's in good shape, I would stay with that strategy.
- 10:34SPEAKER_01: Um, if a seller's just trying to be proactive because they're not getting a lot of action and they're on the MLS, likely we're not the best fit.
- 10:42SPEAKER_01: We're really looking for the situations where it's a physically distressed property, they have an immediate need to sell, they need someone to come in who's a professional investor, and they want um they want sort of a semi-immediate result, which is a review, a conversation, understanding, and then an offer for them to look at and say, hey, does this make sense?
- 11:02SPEAKER_01: They're already working with the broker most of the time.
- 11:04SPEAKER_01: That doesn't make a lot of sense.
- 11:05SPEAKER_00: Right.
- 11:05SPEAKER_00: Yeah, we've had people fill it out.
- 11:07SPEAKER_00: The properties are in good condition, they're probably not getting the, you know, they're not getting the activity, but they're not, they're not the type of um seller that's looking for this type of offer.
- 11:18SPEAKER_01: Yeah, I'd say those those people be patient, right?
- 11:21SPEAKER_01: Let your broker agent do their job or fire them and get a different broker agent to market your property for you.
- 11:27SPEAKER_01: But thinking that you can go on and thinking investors don't have the sophistication, they're just going to pay retail and there's not going to be any commissioner fees and it's going to be super easy.
- 11:37SPEAKER_01: That's just not the reality.
- 11:39SPEAKER_01: We're here to make a profit on the properties that we purchase.
- 11:43SPEAKER_01: The seller has to get value out of it too, meaning they get a price that's acceptable.
- 11:47SPEAKER_01: But if the property finances and there's no time urgency, the open market, we'll call it the MLS, is probably the best place for that to be.
- 11:56SPEAKER_00: Right.
- 11:56SPEAKER_00: So again, if if your property is something that's financeable, meaning, but you know what, Matt, people don't know if their property's financiable.
- 12:07SPEAKER_01: That's a good point.
- 12:08SPEAKER_01: So I'd say if your property's in not in great shape, if it needs work, if you walk in and you know that it doesn't look anywhere near what the open houses around the street that you see on Zillow or Redfin look like, you know it hasn't been updated, you know it has deferred maintenance, the tenants messed it up, hasn't been updated for a long time, hoarder situation, you had 10 cats, those type of situations are when the investor is going to come in and probably be a good option for you to consider.
- 12:40SPEAKER_00: Okay.
- 12:41SPEAKER_00: Matt, you said that as a company, you've purchased uh over 2,000 homes in the last four years.
- 12:46SPEAKER_00: Um, for for folks who are listening, are are is this Southern California?
- 12:51SPEAKER_00: Where is it that we're that we're conducting business?
- 12:54SPEAKER_01: Our core market is greater Southern California, LA County, Orange County, Riverside, San Bernardino.
- 13:00SPEAKER_01: We do business in San Diego, we boot do business in Ventura, and then we have an operation up in the Bay Area out of Walnut Creek that serves sort of the Bay Area Sac Metro.
- 13:08SPEAKER_01: But our core business is all Southern California.
- 13:11SPEAKER_00: If someone's in the Central Valley, you know, Bakersfield, uh Fresno, are all are we gonna look at those assets?
- 13:19SPEAKER_01: Great markets and a great question.
- 13:22SPEAKER_01: I don't want to say no, but we haven't done we've we haven't even done any business in Kern County, and that's the one closest to LA.
- 13:29SPEAKER_01: So we're we're pretty narrowly focused on the core markets that we have market expertise, physical offices, and experience in.
- 13:37SPEAKER_01: And those those are in the big high density metro markets of SoCal and the Bay Area Sacramento regions.
- 13:43SPEAKER_01: Yeah.
- 13:44SPEAKER_00: And here's what I would say if you're in Kern County, Kings County, right?
- 13:47SPEAKER_00: Um Teleri County, you have nothing to lose.
- 13:54SPEAKER_00: If you're if you're hearing this and and you follow us there, um and if you if you have the situation, I would say go ahead and fill it out.
- 14:03SPEAKER_00: And the worst that could happen is, hey, we can't help you, but but we're gonna guide you in a certain direction.
- 14:08SPEAKER_01: Yeah, I'd say generally, if you're in California and you're not located in a very rural community that doesn't have, you know, the services and single family inventory that you think about when you think about tier one and tier two metros in the California market, we'll look at those type of deals, but definitely in the higher density SoCal, Bay Area, Sacramento Metro.
- 14:32SPEAKER_00: Matt, we were fortunate here uh as a podcast, as a YouTube channel, that we, you know, we've gotten nationwide reach now, and and we're getting nationwide leads.
- 14:44SPEAKER_00: People out of Idaho and and Ohio, and and sometimes they have motels, and sometimes they have strips of land.
- 14:51SPEAKER_00: Um are you guys getting to a point where you're gonna be looking at out-of-state deals?
- 14:58SPEAKER_01: Not currently.
- 15:00SPEAKER_01: Currently, we're still pretty focused on the massive market in California.
- 15:05SPEAKER_01: It doesn't mean we don't have affiliations and sort of partnerships with operators in other states.
- 15:11SPEAKER_01: Um, we do, but those are predominantly gonna be the detached single-family multi-condo town home properties.
- 15:21SPEAKER_01: Not so much in the commercial space, not so much in the you know, warehouse land, strip mall.
- 15:27SPEAKER_01: That's not our expertise, and we don't really have experience there.
- 15:30SPEAKER_00: Matt, for someone who's listening and and you know, maybe mom's still alive, but mom's a hoarder, and that they're concerned that um, you know, how are they going to be able to sell mom's house?
- 15:43SPEAKER_00: Like, how can they, you know, if they're not the owners of the property, but they know that that house is a candidate for these types of offers, what what's how should they handle that situation?
- 15:55SPEAKER_01: So this is a situation we deal with really frequently.
- 15:58SPEAKER_01: I think it's really important when it's uh, especially when it's a parent or a relative and there's gonna be multiple people involved in the home selling decision, feel free to reach out, send an inquiry, we can have a conversation about the situation.
- 16:13SPEAKER_01: I'll tell you right now that the agents that work for Fai Trade, if we're meeting with a seller and they are over 65, um, we're gonna ask them if they have any siblings, children, attorney, anyone who they want to be involved in the sale of the property.
- 16:29SPEAKER_01: Uh, and it becomes more complex if the house is in the trust, if the person's going into some sort of assisted living facility.
- 16:37SPEAKER_01: So it's very common that the first conversation around how we can be of assistance comes from a family member who uh knows that this is a scenario where it's likely not going to be a retail sale for the property.
- 16:50SPEAKER_00: Matt, when someone thinks about selling a property, you know, they typically think 6% commission, and you know, there's these excessive fees.
- 16:57SPEAKER_00: Um, when someone um goes down this route, and this is the cash offer route.
- 17:02SPEAKER_00: So let's be very clear on that.
- 17:03SPEAKER_00: Um, what type of fees are associated?
- 17:06SPEAKER_01: So I think that's one of the beauty of the cash offers, it's a it's a lot simpler than a normal real estate transaction.
- 17:12SPEAKER_01: There really are no fees associated.
- 17:15SPEAKER_01: The investor, myself, fair trade, we come in, no agent commissions.
- 17:20SPEAKER_01: We cover escrow, we cover title.
- 17:23SPEAKER_01: Oftentimes the seller would pay for city-county transfer taxes and you know, potentially any back due taxes that are due on the property.
- 17:30SPEAKER_01: But a lot of that stuff, even that, is negotiable with the investor.
- 17:34SPEAKER_01: Okay.
- 17:35SPEAKER_00: So and this is no like no listing fee, no buyer agent fee.
- 17:42SPEAKER_00: This is no hidden fee.
- 17:43SPEAKER_00: Like when you when you provide a cash offer, that's that's what the client's gonna get.
- 17:47SPEAKER_00: Correct.
- 17:47SPEAKER_01: And it's a principle-to-principle transaction.
- 17:49SPEAKER_01: It's our holding company contracting with the owner of the home directly.
- 17:55SPEAKER_00: Yeah, so this is the route where you cut out, you cut out agents.
- 17:59SPEAKER_00: Now, again, if your property is in good condition and and probably would uh do better in the multiple listing service, you're probably not gonna cut out an agent in that situation.
- 18:09SPEAKER_00: Uh, you're probably more a for sale by owner.
- 18:11SPEAKER_00: This is this is again, um distress, divorce, death.
- 18:17SPEAKER_00: I mean, you know, you know, they call them the six D's or whatever, but um these are that's the situation that we're trying to describe in this in this case.
- 18:25SPEAKER_00: But in that case, there's no agent fees because there's really no agents involved.
- 18:30SPEAKER_01: Correct.
- 18:31SPEAKER_01: Yeah, and a lot of it is hey, if speed and convenience is important and the house meets those criteria you talked about, and it's we'll just call it a fixer.
- 18:39SPEAKER_01: People can interpret that how they want.
- 18:41SPEAKER_01: It's it's important to consider because oftentimes at the end of the day, that the net walkaway number is very similar than if you were to renovate the home, list it on the market, hold on to it versus just selling it as is to someone like Fair Trade.
- 18:55SPEAKER_00: We we rarely list single family homes.
- 18:59SPEAKER_00: You know, we do a lot of multifamily mat.
- 19:02SPEAKER_00: And one of our clients, and we you know, they had this house that they inherited from their grandma, and they just decided to do a remodel and all this stuff, and it its location was just very undesirable.
- 19:15SPEAKER_00: And so they put all this money into it, and it's been on the market, lots of price reductions, and now they're looking at it and they said we should have sold it before we did all this work all along.
- 19:26SPEAKER_00: And and this would have been a perfect cash offer situation.
- 19:30SPEAKER_00: They thought that if they added the value, if they if they improve the property, that they could get more, but that's that's not always the case if the property is limited.
- 19:39SPEAKER_00: And in this case, it had its limitations with the location.
- 19:43SPEAKER_01: Yeah, I think that that is a more common story than you would think.
- 19:46SPEAKER_01: And oftentimes the challenge that the homeowner faces is maybe not being completely current on design trends and demand from the owner-occupant buyer, not having the experience or leverage for material pricing or labor costs that are competitive, and the additional holding costs they don't think about, whether that's property taxes and insurance or even debt service on a mortgage, while the renovation and potential resale is going on for the property.
- 20:15SPEAKER_01: And I think when people really sit down, part of this consultation that we tend to do with sellers is talk about their needs and then recognize when you're talking about the number and an immediate sale that might close in a couple weeks versus a let's call it 90 to 180 day, we renovate it, we find the money, we do this, that, and the other?
- 20:37SPEAKER_01: Uh when you start crunching the numbers on the math, uh it ends up being a pretty attractive thing for a lot of different sellers when they really think about what that might look like, especially if the economic climate is uncertain.
- 20:50SPEAKER_01: Yeah.
- 20:51SPEAKER_01: Right?
- 20:51SPEAKER_01: I don't, I don't know about you, but six months from now, it's kind of uncertain exactly how things will be.
- 20:57SPEAKER_01: And do sellers want to make a huge investment in essentially flipping a property that they might own versus selling it and having it off their books in the next 30 days.
- 21:07SPEAKER_00: Especially when they're not in the business of flipping properties.
- 21:10SPEAKER_00: Correct.
- 21:11SPEAKER_00: And they watch a show and they and they make it look fun and there's always a happy ending, but that's not necessarily the truth.
- 21:17SPEAKER_01: Uh, I think if you have that itch to scratch, you're probably going to scratch it.
- 21:21SPEAKER_01: But normally there's a lot of other family circumstances going on with these sales too, especially if it's in a trust or if it's been inherited.
- 21:28SPEAKER_01: There's multiple siblings, multiple interests.
- 21:30SPEAKER_01: And oftentimes the speed of getting it done and not having to pass the hat to get renovations from, you know, renovation funds 20 grand from every child and 10 from every grandchild in order to maximize, it just doesn't make sense for the circumstance, you know.
- 21:47SPEAKER_01: It it probably makes sense to sell it as is, disperse the estate, and move on.
- 21:52SPEAKER_01: I was cracking up because you said pass the hat.
- 21:55SPEAKER_01: I mean, if you know, if some people do have the financial ability to contribute, but when there's multiple family members, not every family member might.
- 22:05SPEAKER_00: Well, that which is that Matt, and someone has to oversee the work.
- 22:09SPEAKER_00: And so, oh hey, well, you live closer, so why don't you oversee it?
- 22:12SPEAKER_00: When I live out of state, you you go do all the hard work.
- 22:15SPEAKER_01: Yeah, and I think it it's stressful enough when uh oftentimes that's a family member's died, and that's why the the house is being passed on.
- 22:22SPEAKER_01: That creates its own stressor levels, and then these these added things, anything you can do to keep peace with your siblings and family members and move on um from the trauma of something like that, I think is it's hard to put a monetary value on that.
- 22:36SPEAKER_00: Matt, you just brought up a good point.
- 22:38SPEAKER_00: Death in a property, but I would imagine sometimes uh properties maybe are a little more high profile because something something happened at the property.
- 22:46SPEAKER_00: Is that something you've dealt with in the past?
- 22:48SPEAKER_01: We have, and we're very comfortable buying properties that have um had suicides or other types of deaths in them.
- 22:57SPEAKER_01: There is a bigger discount associated with stuff like that because it has to be disclosed.
- 23:03SPEAKER_01: Yeah.
- 23:03SPEAKER_01: To the new buyer.
- 23:05SPEAKER_01: Correct.
- 23:05SPEAKER_01: So at the end of the day, and there's different stigmas based on different areas on how much that may or may not matter.
- 23:13SPEAKER_01: But, you know, even if something is as traumatic as a suicide or someone died at home, um it's very common in the investment space.
- 23:24SPEAKER_01: We're used to buying those type of homes.
- 23:25SPEAKER_01: Right, right.
- 23:27SPEAKER_00: Matt, um, I'm gonna give you the final word here before we wrap up.
- 23:32SPEAKER_01: Well, I appreciate that one.
- 23:33SPEAKER_01: I'd say if anyone's considering what an investor offer might look like, it's worth reaching out, especially if you're in California, especially if you're in the high density markets in SoCal, Northern California, Bay Area, Sacramento region, and figuring out what someone who's uh investment specialist professional can do and what that might look like, because oftentimes it's solving a pretty big need and filling a segment of the market where it's a have-to-sell situation versus a want to or might need to sell.
- 24:03SPEAKER_00: So there you have it.
- 24:04SPEAKER_00: When it's a have to, not want to, and when it's a fixer situation, I think I think that that was the best way to wrap that up.
- 24:11SPEAKER_00: So if you're in the situation, if a family member, a friend, someone you care about, again, uh sage regroup.com forward slash cash offer, fill out that form and you'll you will hear from uh our friends at Fair Trade.
- 24:25SPEAKER_00: Thank you so much, Matt.
- 24:26SPEAKER_00: Thanks, Juan.
- 24:27SPEAKER_00: Appreciate it.
