- 0:05Welcome back to the Remodel Report, the show
- 0:07from USA Cabinet Store, where we talk real numbers
- 0:10on kitchen and bath projects. I'm Chris. Today
- 0:14we're answering the question that starts almost
- 0:16every remodel. How much does a kitchen remodel
- 0:19cost in 2026? We've just refreshed our Kitchen
- 0:22Remodeling Cost Guide with updated numbers for
- 0:25October 2026. And those numbers have been checked
- 0:28by Emin Hallak, our CEO and the author of the
- 0:32guide. So this is the current picture. And as
- 0:35always, Jessica is here to walk us through it.
- 0:38Jessica, welcome back. Thanks, Chris. Let's give
- 0:41people the headline right away, because that's
- 0:43what they came for. The average cost of a kitchen
- 0:46remodel in 2026 is around $27 ,000 to $35 ,000
- 0:50nationally. Most projects land somewhere between
- 0:54$15 ,000 and $75 ,000, depending on the size
- 0:58of the kitchen, how much you change, and the
- 1:00finishes you pick. A light cosmetic update can
- 1:04start in the mid -teens. And a complete luxury
- 1:06renovation regularly goes past $150 ,000, especially
- 1:10in high -cost markets. And one of those high
- 1:13-cost markets is right in our own backyard. What
- 1:16does the same kitchen cost in Northern Virginia?
- 1:18In Northern Virginia, meaning Fairfax, Arlington,
- 1:22Lowdown, and Prince William counties, the average
- 1:25kitchen remodel is about $75 ,000. That's roughly
- 1:29twice the national average. Three things drive
- 1:31it. Labor rates are higher, permitting is more
- 1:34complex, and homeowners here expect a higher
- 1:37level of materials and finish. So if you've been
- 1:40reading national averages online and then got
- 1:42a quote in Fairfax that made your jaw drop, the
- 1:45quote is probably not the problem. The national
- 1:47number just doesn't describe your market. So
- 1:50why do prices look the way they do this year?
- 1:52The guide points to three big forces. Where do
- 1:54you want to start? Labor, because it touches
- 1:57every line of the estimate. The shortage of skilled
- 2:00tradespeople. especially electricians and plumbers,
- 2:03isn't a temporary pandemic -era spike. An aging
- 2:07workforce, fewer apprenticeships, and strong
- 2:09demand have turned it into a structural shortage
- 2:11that's unlikely to reverse soon. In Northern
- 2:14Virginia, master electricians charge about $90
- 2:17to $130 an hour or more, and master plumbers
- 2:21about $100 to $150. Nationally, a residential
- 2:25electrician might bill $50 to $100. Those rates
- 2:28are built into every quote you get. That's why
- 2:31moving plumbing, rewiring for an induction range,
- 2:34or adding power to an island costs a lot more
- 2:36than it did five years ago. The second force
- 2:39is the one a lot of people listening this month
- 2:40really need to hear about. Tariffs. Right. And
- 2:44the timing matters this month. A 25 % tariff
- 2:47on imported kitchen cabinets remains in effect
- 2:50through 2026. The planned increase to 50 % was
- 2:53delayed, and it's now scheduled for January 1,
- 2:562027. So right now there's a window of relative
- 3:00price stability for imported cabinetry, and that
- 3:03window is getting shorter. Domestic manufacturers
- 3:06haven't really lowered their prices under that
- 3:09tariff umbrella, so the gap between budget imported
- 3:11cabinets and entry -level domestic semi -custom
- 3:14lines has narrowed. And if you're planning a
- 3:16remodel for late 2026, the guide warns there
- 3:19may be a surge in demand as people push projects
- 3:22forward to beat the 2027 increase. So what's
- 3:25the practical advice for someone listening in
- 3:27October? Two things. First, know where your cabinets
- 3:30are made and know your dates. Ask your designer
- 3:33whether the line you like is imported or made
- 3:35in the U .S. and when the order would actually
- 3:37be placed. Cabinet lead times are counted from
- 3:40final design sign -off, so the sooner your design
- 3:43is final, the more control you have over timing.
- 3:47Second, the calendar can work in your favor.
- 3:50The guide notes that late fall and winter, roughly
- 3:53November through February, often bring better
- 3:56contractor availability and sometimes 5 -10 %
- 3:59off -season discounts on interior projects. So,
- 4:02October is a smart month to start planning. And
- 4:05the third force is return on investment. People
- 4:08always ask whether a new kitchen pays for itself.
- 4:10It depends a lot on scope. According to the 2025
- 4:14Cost vs. Value Report from Zonda, a minor kitchen
- 4:18remodel is the strongest interior project for
- 4:20resale. Nationally, it recoups about 113 % of
- 4:25its cost, so it can add more value than it costs.
- 4:28A mid -range major remodel recoups about 50 %
- 4:32and an upscale remodel about 36%. The report
- 4:36doesn't publish a separate figure for Northern
- 4:38Virginia. Its closest market is Washington, D
- 4:41.C., where minor remodels recoup about 101%,
- 4:45mid -range majors about 49%, and upscale remodels
- 4:50about 32%. None of that makes a luxury kitchen
- 4:53a bad decision. Part of it is simply for your
- 4:56own enjoyment, so choose your scope based on
- 4:59how long you'll stay in the home and what you
- 5:01want to improve day -to -day. So, a well -done
- 5:04refresh can pay for itself, and the bigger project
- 5:07is partly for you. Got it. Let's get into the
- 5:11numbers by kitchen size, since size is one of
- 5:14the biggest cost drivers. Start with small kitchens.
- 5:18Small kitchens are under 70 square feet. usually
- 5:21a galley or a compact U -shape. Materials stay
- 5:25manageable, but fixed costs like design, permits,
- 5:28and getting a crew on site are spread over less
- 5:30space, so the cost per square foot often runs
- 5:33higher than in a bigger kitchen. Nationally,
- 5:36a basic small kitchen remodel runs $15 ,000 to
- 5:39$25 ,000. Mid -range runs $25 ,000 to $45 ,000,
- 5:44and high -end runs $45 ,000 to $70 ,000 or more.
- 5:48In Northern Virginia, those same levels run 25
- 5:51to 40 ,000, 40 to 65 ,000, and 65 to 100 ,000
- 5:56or more. If you only want a cosmetic refresh,
- 6:00meaning new counters, backsplash, hardware, paint,
- 6:04and lighting, figure 8 to 15 ,000 nationally,
- 6:08or 15 to 25 ,000 in Northern Virginia, looking
- 6:12at individual upgrades in a small kitchen, Refacing,
- 6:15which keeps your cabinet boxes but replaces the
- 6:18doors, drawer fronts, and hardware, runs about
- 6:21$4 ,000 to $9 ,000. Full replacement with stock
- 6:24or semi -custom cabinets runs $8 ,000 to $15
- 6:27,000. A small kitchen appliance package is roughly
- 6:30$2 ,000 to $4 ,500. And smart storage like pullouts
- 6:35and corner carousels runs $150 to $300 per pullout,
- 6:39or $2 ,000 to $4 ,000 for a full storage upgrade.
- 6:42Now, medium kitchens, which is where most suburban
- 6:44homes land, Medium kitchens run 70 to 150 square
- 6:48feet, usually L -shaped or U -shaped, and a classic
- 6:5110 by 10 kitchen falls here, too. Nationally,
- 6:55a basic remodel runs 18 to 35 ,000, mid -range
- 6:5935 to 70 ,000, and high -end 70 to 120 ,000 or
- 7:03more. In Northern Virginia, it's 30 to 50 ,000
- 7:07for basic, 45 to 95 ,000 for mid -range, and
- 7:11100 to 175 ,000 or more for high -end. For a
- 7:1512 by 12 kitchen in Northern Virginia, that mid
- 7:19-range figure typically means semi -custom cabinets
- 7:21from a line like Fabuwood or Wolf Classic, quartz
- 7:24countertops and new appliances. Luxury versions
- 7:28with Decora custom cabinetry and professional
- 7:30-grade appliances can go past $150 ,000. Medium
- 7:34is also where islands and layout changes start
- 7:36to make sense. Islands are one of the most requested
- 7:39additions. A basic 4 by 3 foot island with stock
- 7:42cabinets and a laminate top runs $2 ,000 to $4
- 7:45,000 installed. Add outlets, pendant lighting
- 7:49and a quartz top and you're at $4 ,000 to $8
- 7:51,000. Larger islands with seating, a prep sink
- 7:55or specialty features can go past $10 ,000 to
- 7:57$15 ,000. Layout changes become practical at
- 8:01this size too. Removing a non -load bearing wall
- 8:05or a peninsula runs about $800 to $2 ,000. Relocating
- 8:10a sink or adding an island with plumbing adds
- 8:121 ,500 to 4 ,000. And moving electrical for island
- 8:16outlets or an upgraded range circuit runs 500
- 8:19to 2 ,000. And then the big open concept kitchens.
- 8:23Large kitchens are over 150 square feet and everything
- 8:27scales up. Nationally, basic runs 25 to 45 ,000,
- 8:32mid -range 45 to 90 ,000, and high -end 90 to
- 8:36175 ,000 or more. In Northern Virginia, it's
- 8:40$40 ,000 to $65 ,000, $75 ,000 to $130 ,000,
- 8:45and $150 ,000 to $300 ,000 or more, particularly
- 8:49in premium communities. Cabinets alone can cost
- 8:53more than an entire small kitchen remodel. Custom
- 8:57or high -end semi -custom runs $500 to $1 ,500
- 9:00or more per linear foot, so 50 -plus linear feet
- 9:04can mean $25 ,000 to $75 ,000 in cabinets. Removing
- 9:08a load -bearing wall runs $3 ,000 to $10 ,000
- 9:11including engineering and permits. A butler's
- 9:14pantry or walk -in pantry adds $5 ,000 to $15
- 9:16,000. And a professional appliance suite from
- 9:19brands like Wolf, SubZero, or Thermador can total
- 9:23$20 ,000 to $50 ,000 or more. Let's follow the
- 9:26money. Where does a typical mid -range budget
- 9:28actually go? Cabinetry is the biggest slice.
- 9:3130 % to 40%. Stock cabinets run about $100 to
- 9:35$300 per linear foot. with a lead time of two
- 9:38to five weeks. Semi -Custom, which is where most
- 9:42mid -range remodels land, runs 200 to 650 per
- 9:46linear foot and takes five to nine weeks. Custom
- 9:49runs 500 to 1500 or more per linear foot and
- 9:52takes seven to 11 weeks, or 10 to 14 weeks for
- 9:56European frameless lines like Baufremont. All
- 9:59of those lead times are counted from final design
- 10:01sign -off, and you should add one to three weeks
- 10:04if the door style changes late. If replacement
- 10:07isn't in the budget, refacing runs 4 to 12 ,000
- 10:10and professional painting 3 to 8 ,000. Countertops
- 10:13and appliances next. Countertops are 10 to 15
- 10:16percent of the budget. Installed laminate runs
- 10:19about 20 to 50 dollars a square foot, butcher
- 10:22block 50 to 100, granite 50 to 100 with exotic
- 10:26slabs up to 150, quartz 60 to 150 from entry
- 10:30level to premium, quartzite 100 to 200 plus,
- 10:34and marble 100 to 250 plus. Quartz is the most
- 10:38popular choice in mid -range and upscale kitchens
- 10:40because the pattern is consistent and it needs
- 10:43almost no maintenance. Appliances are 10 to 20
- 10:46percent. A basic four -piece set is 2 to 4 ,000.
- 10:50A mid -range package from brands like GE Profile,
- 10:53Bosch, or KitchenAid is 5 to 10 ,000, and a professional
- 10:56suite is 20 to 50 ,000 or more. And labor, which
- 11:00you said touches everything. In 2026, labor is
- 11:03about 20 to 35 percent of the budget on cosmetic
- 11:06projects, and 35 to 50 percent on full remodels
- 11:10with real plumbing, electrical or structural
- 11:12work. Beyond electricians and plumbers, carpenters
- 11:15run $40 to $80 an hour nationally versus $60
- 11:19to $100 in Northern Virginia, and tile installers
- 11:22$40 to $80 versus $50 to $90. A general contractor
- 11:26usually adds a 15 to 25 percent markup over direct
- 11:30trade costs, which covers project management,
- 11:33scheduling, permits, insurance and warranty.
- 11:37Then there's everything else. Flooring is 5 to
- 11:4010 percent, lighting 3 to 5, backsplash 2 to
- 11:445, design services 5 to 10, and permits 200 to
- 11:491500 dollars depending on where you live. And
- 11:52keep a contingency of 10 to 20 % for surprises
- 11:54like outdated wiring, plumbing problems, or moisture
- 11:57damage. Let's talk about the estimate itself.
- 12:00One of the biggest frustrations people share
- 12:02is getting one big number with no breakdown.
- 12:05A good estimate is itemized. You should see demolition
- 12:08and haul away as its own line, usually $1 ,000
- 12:11to $3 ,000 for a medium kitchen. Flooring should
- 12:15show the material and the price per square foot,
- 12:18not just a lump sum. Cabinets should name the
- 12:21line. the door style and the linear footage.
- 12:24A good line reads something like Fabuwood Allure
- 12:27Galaxy Frost, 28 linear feet, soft close, with
- 12:31the quartz color and square footage spelled out.
- 12:34Islands and built -ins should be listed separately,
- 12:37and appliances should be listed one by one with
- 12:39brand, model and price. That's the only fair
- 12:42way to compare quotes, because two $45 ,000 quotes
- 12:46can be completely different projects. One might
- 12:49have semi -custom cabinets, Quartz and mid -range
- 12:52appliances, and the other stock cabinets, laminate
- 12:55and a bigger labor allowance. The red flags are
- 12:58an estimate with just two lines, labor and materials,
- 13:02a quote that doesn't name the cabinet brand or
- 13:04countertop material, and a contractor who pushes
- 13:07back when you ask for a breakdown. At USA Cabinet
- 13:11Store, our quotes spell out the cabinet line,
- 13:13door style, countertop material, and hardware,
- 13:16so you know exactly what you're paying for. Let's
- 13:19get into what real homeowners say. The guide
- 13:22pulled a lot from Reddit, Quora, and remodeling
- 13:24forums. The first pattern is an expectation gap.
- 13:27Across hundreds of forum discussions, homeowners
- 13:30tend to underestimate kitchen remodel costs by
- 13:3320 to 40 percent. They lean on national averages,
- 13:37underestimate labor, and add features once they
- 13:40see the options. One Chicago homeowner budgeted
- 13:43$30 ,000 for cabinets and ended up spending $70
- 13:46,000 after the design process. So treat your
- 13:50first budget as a floor, not a ceiling, and leave
- 13:53a 20 to 30 % buffer for upgrades you'll probably
- 13:57want once you see them. And the single biggest
- 13:59way to save? Keep your layout. If the sink, range,
- 14:03and refrigerator stay where they are, you avoid
- 14:05plumbing relocation at $3 ,000 to $8 ,000, moving
- 14:08a gas line at $1 ,500 to $4 ,000, and the electrical
- 14:12panel upgrades that often come with new circuits
- 14:14at $2 ,000 to $5 ,000. One Minnesota homeowner
- 14:18did a complete remodel for $35 ,000 by keeping
- 14:21the layout, a project that would have reached
- 14:23$50 ,000 to $60 ,000 with layout changes. If
- 14:26your kitchen already works reasonably well, better
- 14:29materials in the same footprint usually deliver
- 14:31more value than moving everything around. What
- 14:33do people regret cutting? Four things come up
- 14:36again and again. First, undermount sinks. The
- 14:39upgrade is only $200 to $400 more than a drop
- 14:42-in, but you have to decide before the counters
- 14:44are fabricated. and fixing it later can mean
- 14:47$3 ,000 or more for new countertops. Second,
- 14:51outlets. The advice is, think you have enough,
- 14:55then double it. Extra outlets and dedicated circuits
- 14:59run about $800 to $1 ,500 during the remodel.
- 15:03Third, a range hood that actually vents outside.
- 15:07Doing it right up front costs $1 ,500 to $3 ,000,
- 15:11while adding duct work later runs $2 ,000 to
- 15:13$4 ,000. And fourth, Cabinet construction. Plywood
- 15:18boxes instead of particle board add about three
- 15:20to five thousand dollars to a kitchen. But homeowners
- 15:23who chose bargain particle board often report
- 15:25sagging boxes and misaligned doors within two
- 15:28to three years. And timelines. Be honest with
- 15:31people. Once work starts on site, a minor remodel
- 15:34takes two to four weeks, a mid -range project
- 15:36six to ten weeks, and a high -end renovation
- 15:3912 to 20 weeks or more. Cabinet lead time comes
- 15:43on top of that. Countertops are measured after
- 15:45the cabinets go in, then take one to three weeks
- 15:48to fabricate, and a day or two to install. Permits
- 15:51take one to two weeks for simple projects, and
- 15:54three to six weeks when there's structural, electrical,
- 15:57or plumbing work. And in Fairfax County, permit
- 16:00processing typically adds two to four weeks.
- 16:03Each inspection needs three to seven days of
- 16:05advance scheduling. So if your project is planned
- 16:07for six weeks, mentally prepare for eight to
- 16:10ten. Let's widen the lens for listeners outside
- 16:12Virginia. How do other markets compare? Around
- 16:15our region, typical projects run $35 ,000 to
- 16:18$75 ,000 in Washington D .C., $45 ,000 to $150
- 16:22,000 in Northern Virginia, $35 ,000 to $70 ,000
- 16:25in Columbia, Maryland, and $28 ,000 to $60 ,000
- 16:28in Chesapeake, Virginia. Premium communities
- 16:32like McLean, Great Falls, and North Arlington
- 16:34typically run 15 % to 25 % above the Northern
- 16:37Virginia baseline. In other major markets, Houston
- 16:41runs about $25 ,000 to $55 ,000, Atlanta $28
- 16:45,000 to $65 ,000, and St. Louis $25 ,000 to $50
- 16:49,000. The most expensive metros, like the San
- 16:52Francisco Bay Area, New York City, Los Angeles,
- 16:56Boston, and Seattle, run 15 to 60 % above national
- 17:00averages, and California routinely sits 40 to
- 17:0360 % above. Lower -cost markets like St. Louis,
- 17:08Cincinnati, Kansas City and Indianapolis run
- 17:1110 to 20 percent below. How much of their home's
- 17:14value should people spend on the kitchen? The
- 17:16traditional guideline is 5 to 15 percent of your
- 17:18home's value. So 20 to 60 ,000 on a $400 ,000
- 17:22home. But with today's costs, many homeowners
- 17:26are spending 15 to 25 percent of home value on
- 17:29a comprehensive mid -range remodel. And they
- 17:32feel it's worth it for daily life. The thing
- 17:35to watch is your neighborhood. $150 ,000 kitchen
- 17:39in a neighborhood of $350 ,000 homes may not
- 17:42pay back at resale. And if you're deciding between
- 17:45remodeling and moving, selling and buying usually
- 17:48costs 8 % to 12 % of your home's value and commissions,
- 17:52closing costs and moving. That's $32 ,000 to
- 17:55$48 ,000 on a $400 ,000 home, money that could
- 17:59go into the kitchen instead. Lightning Round
- 18:01from the FAQ. Can you remodel a kitchen for $15
- 18:05,000? Yes. with a realistic scope. 15 ,000 covers
- 18:10cabinet painting or basic refacing, laminate
- 18:13or entry -level quartz counters, a simple backsplash,
- 18:17one or two appliance swaps, and cosmetic updates
- 18:20like hardware and lighting. It won't stretch
- 18:22to new cabinets or a full appliance package in
- 18:25most markets. Two quick ones. What if I keep
- 18:28my appliances and how much profit should a contractor
- 18:31make? Keeping your appliances usually trims 10
- 18:34to 20 % off a full remodel estimate. A $50 ,000
- 18:38mid -range remodel might come in around $40 ,000
- 18:41to $45 ,000 if your refrigerator, range, and
- 18:44dishwasher are newer and still working well.
- 18:47Just confirm they fit the new cabinet dimensions,
- 18:50especially built -in microwaves and dishwashers.
- 18:52As for profit, A reputable contractor typically
- 18:55builds in a 15 to 25 % markup over direct costs,
- 18:59which lands around 10 to 20 % net. On a $50 ,000
- 19:03kitchen, that's roughly $7 ,500 to $12 ,500 in
- 19:07gross margin. A markup well below that can signal
- 19:10corners being cut, and one well above it should
- 19:13come with premium service to match. Last one,
- 19:16should I hire a designer and can I just get an
- 19:18estimate at Home Depot or Lowe's? For projects
- 19:21over about $30 ,000 to $40 ,000, professional
- 19:23design usually pays for itself through smarter
- 19:26layouts and fewer costly mistakes. Budget 5 %
- 19:29to 10%, roughly $2 ,000 to $8 ,000 for mid -range
- 19:33to high -end work. And at USA Cabinet Store,
- 19:37design services can be credited toward your purchase.
- 19:40And yes, Home Depot and Lowe's both offer free
- 19:42design and estimates. Their stock lines, Hampton
- 19:46Bay, and Kitchen Classics start around $100 to
- 19:49$300 per linear foot installed. A 10 by 10 kitchen
- 19:53with their stock cabinets runs $4 ,000 to $8
- 19:56,000 for cabinets alone, or $18 ,000 to $35 ,000
- 19:59as a complete basic remodel. BigBox works well
- 20:03for standard layouts. Unusual angles, non -standard
- 20:06ceiling heights, or specific storage needs usually
- 20:09do better with semi -custom. Okay, Jessica, three
- 20:12takeaways for someone planning a kitchen right
- 20:13now. One, plan with your local number, not the
- 20:16national average. In Northern Virginia, that's
