Nick: today we've got a special episode where we are using the center stage feature of our iMac where the camera's just gonna move around with our faces because we are sick of the autofocus. Yeah. And There's ways to fix this and you just don't record through Riverside anymore. no, we don't record through an iPhone. Yeah. Jeremy: feature of our iMac where the camera's just gonna poop around with our faces because we were sick of the autofocus. Yeah. And There's ways to fix this and you just don't record through Riverside anymore. Like like no, we don't record through an iPhone. Yeah. Nick: That's how you fix it. You just use like, you know, a regular camera. But Jeremy: Yeah. Nick: we are on the cutting edge of technology, everybody. And that and so we we put our money where our mouth is. We put some money where our mouths go, yeah. Yes. Yeah. congratulations on we're we're doing Celsius today. we we are taking a break from the amino energy blue stuff that people ask about. it is on a job site right now. It's on a job site. Jeremy: But some money where our mouths go, yeah. Yes. Yeah. congratulations on Hey. we're we're doing Celsius today. w we are taking a break from the amino energy blue stuff that people ask about. it is on it. Not by choice, not by choice. We just forgot it somewhere. Nick: So we've got Celsius powder that we are using, dragon fruit flavor. It's Definitely not sponsored by, but if you are Celsius, reach out and think about it. Yes, Jeremy: Yeah, that's great. Definitely not sponsored by, but if you are Celsius, reach out, we'll think about it. Yes. Nick: I buy enough to where they should sponsor our show. we got some updates, guys. Yeah. Got updates on fix and flip, on a rental. we've got updates on my development that I'm working on. We've got updates on Jeremy's business that he hasn't told me about. Do we? yeah. yeah. Jeremy: we got some updates, guys. Yeah. Got updates on fix and flip, on a rental, we've got updates on my development that I'm working on. We've got updates on Jeremy's business that he hasn't told me about. Do we? yeah. yeah. Before the episode Nick and I were talking like I'm like, I think Nick's just gonna complain this episode and we're gonna like let it all out on the table. Yeah Nick: Before the episode Nick and I were talking, like I'm like, I think Nick's just gonna complain this episode and we're gonna like let it all out on the table. Yeah, today is g a complaining episode, so for most people, now's the time to tune out. No. I'm gonna be happy to call this all here though. So like I I understand, like you're in your own route right now with a couple of different projects you got going on. Maybe you just need an outsiders perspective. Yeah. Well why don't we start off with the good news? Okay, let's do that. th since we last recorded, I got two deals under contract, almost three million Jeremy: No. I'm gonna be helping him problem solve here though. So like I I understand like you're in your own rut right now with a couple of different projects you got going on. Maybe you just need an outsider's perspective. Yeah. Well, why don't we start off with the good news? Okay, let's do that. since we last recorded, I got two deals under contract, almost three million dollars. Nick: dollars in volume. Wow, okay. In one day. So were these pretty cool projects or for listing projects? They were under contract as so one was a listing of mine, one I'm working with the buyer. Okay on a commercial property. Nice. Yeah. so that that was a first for me to have two multi million or two million dollar deals Jeremy: volume. Wow, okay. In one day. So were these for investor projects or for listing projects? They were under contract as so one was a listing of mine, one I'm working with the buyer. Okay, got it. Commercial property. Nice. Yeah. so that that was a first for me to have two multi million or two million dollar deals. Yeah. Nick: go under contract on the same day. That was a pretty cool feet, you only fifteen years in finally doing stuff like that. I've I've had, you know, days where you get multiple things under contract the second day, but Jeremy: Congratulations. Finally doing stuff like that. I've I've had, you know, days where you get multiple things under contract, but Nick: multiple multi million dollar stuff, that's pretty sweet. Okay. I feel like a big boy. And you can't count your chickens until those happens full. of course they can fall apart. it's unlikely. I think they're they're both pretty solid deals. But it could of course everything can fall apart. Just like my life right now. That's what I'm here for. I don't know. But let's talk about it. So you got your couple of million dollar projects under contract. Jeremy: Sweet. Okay. And you can't count your chickens until those hatch, of course. of course, they can fall apart. Yeah. It's unlikely. I think they're they're both pretty solid deals. But it could of course, everything can fall apart. Yeah. Just like my life right now. That's what I'm here for. I don't think it's all as bad as you think it is, but let's talk about it. So you got your couple million dollar projects under contract for real estate listings and sellings, correct? Yes. Okay, so this is not investment properties, yeah, yeah. Nick: Estate listings and sellings, correct? Yes. Yeah. So my real estate sales side, my agent side of the business. So it's been a good week. Last week. It's not Jeremy: Stop bad. Nick: bad. however the the f the other side of things have taken a dark turn. Really dark. And sometimes you just have to accept it. and you know, just a little preview here, like y yesterday Jeremy: accept it. and you know just a little preview here like yesterday one the appraisal on a bird deal Nick: it's one the appraisal on a burr deal that I'm working on that was a failed flip. Now a burr that turned well because it rented for a good amount, but I have to you know get a new loan on it. The appraisal came in low, which means I gotta probably bring a lot more cash to the table than I wanted to when this thing already ate all my cash. Right. so that was a bummer. Can we talk? Can we like dive into this more specifically? Because I know like I don't want to just scratch the surface on it. You bought it as a Jeremy: To you know get a new loan on it. Right. The appraisal came in low. I gotta probably bring a lot more cash to the table than I wanted to when this thing already ate all my cash. Right. so that was a bummer. Can we talk can we like dive into this deal specifically? Because I know like I don't want to just scratch the surface on it. You bought it as a flip, right? Yeah. A year ago I went under contract. Yeah. And I remember you're like, you bought this one and was this one you were confident on the numbers in, or were you like, this was a sketchy one in my book? Like You know what? That that's Nick: Right. Yeah. A year ago I went under contract with it. And I remember like you bought this one and was this one you were confident on the numbers in, or were you like, this was a sketchy one in my book, like You know what? That that's a good point. It it was th this is not a home run, it's a base hit deal, it's out in Kellogg. Yeah. but it was it didn't need much finan work. I had it pre inspected. Yeah. It's like, okay, the roof needs to be done, maybe. Yeah. And and then it's mostly cosmetic. And that was true. Yeah. but and I but Jeremy: It it was th this is not a home run, it's basic, you know, it's out in Kellogg. Yeah. but it was it didn't need much fine work. I had it pre inspected. Yeah. It's like, okay, the roof needs to be done, maybe. Yeah. And and then it's mostly cosmetics. And and that was true. Yeah. but and I but I went under contract with it a year ago and the seller would not it's that one. This is the one I helped you invest in. Yeah. wow. This was already a year ago. Okay. More than a year ago. Nick: I went under contract with it a year ago and the seller would not show up to closing. This is the one I helped you invest in. Yeah. It was a y this was already a year ago. Okay. more than a year ago. It was the summer of twenty twenty five. Yeah. but what happened was I was ready to close. The it the hard money lenders lent me the money, they sent money to closing to the to the closing company, and the seller just didn't show up to closing. they didn't show up Jeremy: the summer of twenty twenty five. Yeah. but what happened was I was ready to close. Mm mm the it the hard money lenders lent me the money, they sent money to closing, yeah. To the to the closing company and the seller just didn't show up to closing. Wow. they didn't show up multiple times. And then eventually like they just ghosted people and then I thought we were okay, I guess we're backing out, sorry. Yeah. And then they're like, no, no, and we're we're gonna close. We just need more time. and Nick: multiple times and then eventually like they just ghosted people and then I thought we're okay, I guess we're backing out, sorry. And then they're like, no, no, no we're we're gonna close. We just need more time. and so they they're like, we need another month. And we weeks you know, another four weeks or so went by and they didn't show up to closing again. And you already had the money from your lender at this point. Like you were like already So so not really. No, okay. but I ended up paying for it because the lenders wired their money to the title company. Jeremy: So they they're like, we need another month and we weeks you know, another four weeks or so went by and they didn't show up to closing again. And you already had the money from your lender at this point. Like you were like already so so funded. Not really. No, okay, not yet. But I ended up paying for it because the lenders wired their money to the title company. Yeah. And then it was tied up for over a month. Yeah. So when they didn't show up again to the closing table, I said, Okay, I'm gonna I'm gonna stay under contract Nick: And then it was tied up for over a month. Yeah. So when they didn't show up again to the closing table, I said, okay, I'm just I'm gonna stay under contract just because I think it's still kind of a good deal. I'm gonna write this thing. I'm just gonna but let's refund like give the lenders their money back. I'll let you know if it comes back. And we agreed I'll I'll pay a month of interest. Sure. So I paid I think it was sixteen around two grand. Yeah. Jeremy: Just because I think it's still kind of a good deal. Yeah, I'm gonna write this thing at the finish line. I'm already here. But let's refund like give the lenders their money back. Mm-hmm. I'll let you know if it comes back. And we agreed I'll I'll pay a month of interest. Sure. So I paid I think it was sixteen around two grand. Yeah. I paid like two thousand dollars of interest on a deal I never closed on. Right. So that kinda sucked right out of the get go. Right. Nick: I paid like two thousand dollars of interest on a deal I never closed on. Right. So that kind of sucked right out of the get go. Correct. and then eventually they did close in like February. Yeah, you bought it like September, right? I I got it under contract, I believe, in July or August of twenty twenty five. We funded you in September of twenty twenty five is when like I get when you yeah, yeah, because I was gonna and then I was planning on spending thirteen thousand five hundred dollars for the renovation. Yeah. Jeremy: And then eventually they did close in like February. Yeah, you bought it you bought it in like September, right? I I got it under contract I believe in July or August of twenty twenty five. I think we funded you in September of twenty twenty five is when like I gave you my Yeah, yeah, 'cause I was gonna and then I was planning on spending thirteen thousand five hundred dollars for the renovation. Yeah. Nick: spoil alert, I ended up spending close to fifty grand. So that extra money had to come from somewhere. And it took a while. Jeremy: spoil alert, I ended up spending close to fifty grand. Yeah. So that extra money had to come from somewhere. Yeah. And it took a while. Nick: every month would cost twenty two hundred to twenty three hundred dollars in holding costs. Yeah. so I I bought it at the you know, middle winter, early February. Which isn't a bad time to buy a property. It's it's like a good time to buy opportunities, but yeah, but we couldn't really do any exterior work. Jeremy: every month would cost twenty two hundred to twenty three hundred dollars in holding costs. Yeah. so I I bought it at the you know, middle winter, mm early February. Which isn't a bad time to buy a property. It's it's like a good time to find opportunities, but Yeah, but we couldn't really do any exterior work. Right. There's that a while. So we didn't get the property done until May, even though the interior was done like within three weeks. It was pretty quick like I thought it would, but and then once they get dug into the outside Nick: For a while. So we didn't get the property done until May, even though the interior was done like within three weeks. It was pretty quick like I thought it would, but and then once they get dug into the outside, had to replace a deck. Actually spent twelve thousand five hundred dollars just on the roof alone. Crazy. the deck was huge and we ended up having to replace it 'cause it was all rotted underneath. And and and just, you know, gr with interest and everything, it just turned into a fifty thousand dollar deal. Yeah. Jeremy: a deck. Actually spent twelve thousand five hundred dollars just on the roof alone. Crazy. the deck was huge and we ended up having to replace it 'cause it was all rotted underneath. And and and just, you know, it c with interest and everything it just turned into a fifty thousand dollar deal. Yeah. Nick: And then we put it on the market in May of twenty twenty six. and I finally took it off the market about a month ago. We're in September. So in August, so it went from May to August with forty showings or something, showed a lot. Yeah. It it had a lot of activity, a lot of great feedback. the very f Jeremy: in May of twenty twenty six and it finally took it off the market about a month ago. We're in September. So in August, so it went from May to August with forty showings or something. Showed a lot. Yeah. It it had a lot of activity, a lot of great feedback. the very Nick: first or second day I had it listed, we had an offer for three hundred and forty five thousand dollars. Yeah. Jeremy: First or second day I had it listed, we had an offer for three hundred and forty five thousand dollars. Yeah. I listed it for like three three seventy nine at first. Yeah. So it was just like at three forty five at that time, it's like, dude, I'm only gonna like five grandes. Yeah, yeah. You just you just put it on the market, you know. And and the buyers were like, Yeah, sorry, this is just all we Nick: I listed it for like three three seventy nine at first. So it was just like at three forty five at that time, it's like, dude, I'm only gonna make like five grand if I accept this. I'm like, I can't put it on the market, you And and the buyers were like, Yeah, sorry, this is just all we can afford. this is this is we're maxed out on our mortgage. We love the house, but we can pay this. Yeah. and Jeremy: Yeah. and Nick: yeah, three hundred and forty five, I'm like, no way, sorry, I can't do it. three months after that, I went back to home. I'm like, Hey, are you guys still looking for a property? No response. Right. Jeremy: three months after that I went back home. I'm like, Hey, are you guys still looking for a property? No response. Right. the I guess they moved on. They just never responded. talking to their agent. You know, their agent never responded. So obviously they found something else. True. 'Cause I was at that point where it's like, I'd rather just and then have those you know, those months go on you spend more in interest. So it was more more not Nick: the I guess they moved on. They just never responded. talking to their agent, you know, the agent never responded. So obviously they found something else. Cause I was at that point where it's like, I'd rather just and then have those, you know, those months go on, you spend more in interest. So it was more more of not I'm gonna make five grand. It's like I will maybe break even, maybe I'll pay five grand, but at least I'll just get out of it and I'll get some of my cash back. Yeah. Because I have a lot of cash into it. You're a holding cost user. Jeremy: Maybe break even, maybe I'll pay five grand, but at least I'll just get out of it and I'll get some of my back. Yeah, if the more you hold it, obviously you like your holding costs you said were about like twenty three, twenty four hundred dollars a month just estimated, right? I mean two months of holding costs and you're out your five grand right there, right? Yep. That's crazy. So what was the mistake of this house that I made? 'Cause clearly I made a mistake somewhere. Mm-hmm. I think I underestimated how quirky the floor plan was. It is kinda quirky. Nick: Two months of holding Goss and grab your five grand right there, right? Yep. That's crazy. So, what was the mistake of this house that I made? Because clearly I made a mistake somewhere. I think I underestimated how quirky the floor plan was. It is kind of quirky. and then that that was an issue for people. And then yet again, this like, what why did I make this mistake? Like, what how did I miss this? Yeah. Again, I think I had an emotional tie to that property because I used to live two doors down, and I thought that was the nicest house on the block, and I loved it, and I thought. Jeremy: And then that that was an issue for people. And then yet again this like w why did I make this mis like why how did I miss this? Yeah. Again, I think I had an emotional tie to that property because I used to live two doors down and I thought that was the nicest house on the block and I love and I sure at the time this was twenty years ago. Yeah. It was the nicest hill on the block. Well that was turned into the most decrepit. That was the first house you bought, right? The one in Kellogg? Yeah. Yeah. So when I was twenty years old. Yeah. Nick: At the time, this was twenty years ago. Yeah. It was the nicest home on the block. And then it turned into the most decrepit. That was the first house you bought, right? The one in Kellogg? Yeah. Yeah. So when I was twenty years old. Yeah. Jeremy: I can understand the emotional tie to it. But yeah, like your house in Kellogg wasn't the nicest. Yeah. Well the the house I bought was like the worst at the time when I was, you know, at that at that age. But I remember this house just a couple doors down. It was just beautiful. This beautiful craftsman. I thought it was like the coolest house you know, the Nick: almost twenty years ago now. But yeah, like I I remember on that no yeah. Well the the house I bought was like the worst at the time when I was, you know, at that at that age. But I remember this house just a couple doors down. It was just beautiful. This beautiful craftsman. I thought it was like the coolest house, you the Jeremy: coolest house on the block. Yeah. And it was well taken care of at that time. And then twenty years goes by and like just the wrong people lived in it. And it just went to crap. Nick: Coolest house on the block. Yeah. And it was well taken care of at that time. And then twenty years goes by and like just the wrong people lived in it and it just went to crap. but I had an opportunity to buy it and I probably paid a little more than I needed to, and I didn't really pay attention to the floor plan and thought that would be an issue because my judgment was a little bit clouded with emotions of like, Jeremy: paid a little more than I needed to and I didn't really pay attention to the floor plan sure and thought that would be an issue because my judgment was a little bit clouded with emotions. Yeah. Nick: I I want this house. Yeah. Instead of like taking a few steps back and be like, This could be an issue with people. Maybe I should bring the ARV down. Not necessarily not buy it, but like Jeremy: I I want this house. Yeah. Instead of like taking a few steps back and be like, this could be an issue with people. Maybe I should bring the ARV down. Not necessarily not buy it, but like I need to pay less right to make this work. You need to pay less to acquire it for sure. Yeah. Does that make sense? Yeah, absolutely. And and speaking of this floor plan, like it's out it's out in the Silver Valley in Idaho. I'm not sure if anybody listening understands that reference, but they're very old houses built in the early nineteen hundreds, right? Nick: I need to pay less to make this work. You need to pay less to acquire it for sure. Yeah. Does that make sense? Yeah, absolutely. And and speaking of this floor plant. And I've done that before. It's out it's out in the Silver Valley in Idaho. I'm not sure if anybody listening understands that record. Kellogg. Yeah. They're very old houses built in the early nineteen hundreds. Yeah, it's not an uncommon thing. But when they're pretty wonky out there, like most of them are pretty wonky floor plans. Totally. Yeah. But when people are spending that much money out there, they expect more perfection. Right. Jeremy: Yeah. It's they're they're pretty wonky out there, like most of them are pretty wonky floor plans. Totally. Yeah. But when people are spending that much money out there, they expect more perfection. Right. and but the comps were showing that it should still sell for that, but it just didn't and but the main feedback that we were getting was like the buyers weren't they thought everything was great except for the floor plan. Yeah. They thought everything was great except for the floor plan. And apparently, and I kind of forget this, buyers Nick: And but the comps were showing that it should still sell for that, but it just didn't and but the main feedback that we were getting was like the buyers weren't they thought everything was great except for the floor plan. Yeah. They thought everything was great except for the floor. And apparently, and I kinda forget this, buyers really think the floor plan is important before they buy a f you know, yeah. They're they're gonna spend all their money forever on this house. Yeah. They really need the floor plan to work for Jeremy: really think the floor plan is important before they buy a you know yeah they're they're gonna spend all their money forever on this house. Yeah. They really need the floor plan to work for Yeah. and it was just, you know, there's some small rooms, there's some quirky rooms. It was just the it was wonky because most homes are wonky, but it just to that be in that price range I just should have had a little bit Nick: And it was just, you know, there were some small rooms, there was some quirky rooms. It was just the it was wonky because most homes are wonky, but it just to th be in that price range, I just should have had a little bit more concession. I remember like your primary bedroom downstairs was like off the living room, it could be primary, and then it went into a bathroom and then it went just like straight into a a common den almost on the Yeah, with a stove with with like doors that we didn't yeah. it was just a weird room and it's like what Jeremy: session. I remember like your your primary bedroom downstairs was like off the living room, it went primary and then it went into a bathroom and then it went just like straight into a a common den almost on the other side of it. With with like doors. Nick: what does anybody do with this room? It's more of a hallway. Yeah. Jeremy: Yeah. with a stove in it. Sure. and we probably should have staged that room to like give people some vision. Sure. What would you have staged there? Like what what would Maybe an office? Yeah. Or Nick: with a stove in it. Sure. and we probably should have staged that room to like give people some vision on what they can do with it. What would you have staged there? Like what what maybe an office or something or a little reading room. Or a little reading room or office like a little desk in the corner, something like that. Just to give people some vision. 'Cause people I mean, buyers really kinda need that when they're walking through a a vacant house. Sure. I mean, the living room was staged. Yeah. Jeremy: something. That's the one the one that had the fireplace in it, right? Yeah. Or a little reading room or office like a little desk in the corner or something like that. Just to give people some vision. Because people I mean, buyers really kinda need that when they're walking through a a vacant house. Sure. I mean, the living room was staged. Yep. Nick: We probably should have staged that room that master with with a bed and stuff. But you know, you get lazy on staging and you pay for it sometimes. I don't think that's the reason why it didn't sell, by the way. Like like the fact that it didn't have staging doesn't mean that people aren't like looking at it, but it does help. So the the good news was though, Jeremy: should have staged that room that master with with a bed and stuff. Sure. You know, you get lazy on staging and you pay for it sometimes. Yeah. I don't think that's the reason why it didn't sell by the way. Like the the fact that it didn't have staging doesn't mean that people aren't like looking at it, but it does help. So the the good news was though Nick: the the s the valley in general, that area of town, mines are opening back up and there's a lot of local people with money now. Jeremy: There's a lot of local people with money now because they're getting these high paying jobs. Yeah. But they don't really have the credit or savings to purchase homes. Right. But the rental market in there i is exploding. things are renting for a lot more than they were, and people can definitely afford it. Mm-hmm. so Nick: Because they're getting these high paying jobs. Yeah. But they don't really have the credit or savings to purchase homes. Right. But the rental market in there i is exploding. things are renting for a lot more than they were, and people can definitely afford it. so my last month of having it listed, I also just had my rent property manager walk through it, see what he can thinks he can get. He thought he can get, you know, twenty two hundred to thirty twenty three hundred bucks or so. I thought it'd be nice if he got that. Jeremy: My last month of having it listed I also just have my re property manager walk through it, see what he can thinks he can get. He thought he can get, you know, twenty two hundred to three twenty three hundred bucks or so. I thought it'd be nice if he got that. Nick: he ended up getting like twenty five fifty. Wow. That's crazy. and it rented pretty quick. so that's the good news. It's it's gonna cash flow. Yeah. However, guess what it ended up appraising for? I'm gonna say like three twenty five? Three forty five. Okay. Jeremy: he ended up getting like twenty five fifty. Wow, it's crazy. and it rented pretty quick. so that's the good news. It's it's gonna cash flow. Yeah. However, guess what it ended up appraising for? I'm gonna say like three twenty five? Three forty five. Okay. Nick: Exactly what that very first buyer the second day it was listed offered. so the appraiser was probably pretty good then because he knew exactly what the market would pay. Yeah. Jeremy: Exactly what that very first buyer the second day it was listed offered. so the appraiser was probably pretty good then. Yeah. Because you knew exactly what the market would pay. Yeah. And that's right. It was three forty five. No, I kn didn't get any other offers. We had forty plus showings. Crazy. could actually you know what? We did actually here's another frustrating thing. Nick: And that's right. It was three forty five. No, I ni didn't get any other offers. We had forty plus showings. Crazy. could actually, you know what? We did actually here's another frustrating thing. a couple months ago, I did get an offer from an investor. but the agent and and we countered it 'cause it was a little low at like three fifty five or something like that. Yeah. Jeremy: months ago, I did get an offer from an investor. but the agent and and we countered it 'cause it was a little low at like three fifty five or something like that. Yeah. I can't remember three sixty, something like that. And then I think they countered at three fifty five, but we never saw the counter. None of us ever followed up with this lady because we sh we just thought she ignored us. And then I followed up like a week or two later, I'm like, hey did you Nick: I can't remember, three sixty, something like that. And then I think they countered at three fifty five, but we never saw the counter. None of us ever followed up with this lady because we sh we just thought she ign ignored us. And then I followed up like a week or two later. I'm like, hey, did you just curious if this guy obviously is not interested? She's like, I sent you a counter. You guys never responded to it. I'm like, I we none of us saw a counter. Yeah. and then I'm like, Can you s can you send it to me? And then she was in the middle of driving. She me like a screenshot of it. I'm like, I w I would accept that. Jeremy: just curious if if this guy obviously is not interested. She's like, I sent you a counter, you guys never responded to it. I'm like, I we none of us saw a counter. Yeah. and then I'm like, Can you s can you send it to me? And then she was in the middle of driving. She sent me like a screenshot of it. I'm like, I would I would accept that. And she never got back to me. And and she's like, I'm having a hard time getting a hold of this buyer. That and a couple weeks of just like me trying to follow up with it and it just never never came to anything, but it's like, my god, could sold it like three fifty five. Crazy. that would have been nice to be over with Nick: And she never got back to me. And and she's like, I'm having a hard time getting a hold of this buyer. That and a couple of weeks of just like me trying to follow up with it and it just never never came to anything. But it's like, my god, I could have sold it like three fifty five. that would have been nice to be over with it, get all my cash back, still make a little bit of money. Yeah. Like it wasn't a complete waste of time, still make, you know, five, ten grand. Yeah. I mean obviously like making five to ten grand, it's not what like a real estate investor wants to do with their time. No, but if you get all your money back, yeah. Including all you know, all the interest that you spent. Jeremy: Get all cash back, still make a little bit of money. Yeah. Like just on a complete waste of time, still make, you know, five to ten grand. Yeah. I mean obviously like making five to ten grand, it's not what like a real estate investor wants to do with their time. No, but if you get all your money back, yeah, including all you know, all right. But your time that you spent. Yeah, yeah. Like yeah. You were invested in a project for nine months. Yeah, you got your money back, but you lost opportunity time with that money as well. yeah, well it was mostly mostly leveraged. So the way I looked at it, per me personally, with that particular project, I didn't really put a whole lot of money Nick: Yeah. You were invested in a project for nine months. Yeah, you got your money back, but you lost opportunity time with that money as well. yeah, well it was mostly mostly leveraged. So the way I looked at it per me personally with that particular project, I didn't really put a whole lot of my time or money into it. It was other people's time and money. Yeah. Like my contractor did everything there. She did a great job. Yeah. and and I raised the money from other people. Except for, you know, some of my own money, sorry. Sure. Probably forty grand of my own money went into it. Jeremy: money into it. It was other people's time and money. Yeah. Like my contractor did everything there. She did a great job. Yeah. Good. And and I raised the money from other people. Except for, you know, some of my own money. Sorry. Sure. Probably forty grand of my own money went into it. Well here's the hypothetical I'm going to ask you now, obviously, because now you're renting it out, you're cash flowing a couple hundred bucks a month. Is that a better deal than just taking the and making ten thousand dollars in hindsight? Like would you have taken the ten thousand and ran or are you happy you have a rental with it now? you know Nick: Well here's the hypothetical I'm gonna ask you now, obviously, because now you're renting it out, you're cash flowing a couple hundred bucks a month. Is that a better deal than just taking the and making ten thousand dollars in hindsight? Like would you have taken the ten thousand and ran or you have you have a rental with it now? you know, the longer I keep this house, the better it'll be for me financially. Yep. but it's in the short term it's kind of a cr it's it kind of sucks. Yeah. 'Cause it's like I was trying to use that money for other things. Jeremy: The longer I keep this house, the better it'll be for me financially. Yep. but it's in the short term it's kind of a cr it's it kinda sucks. Yeah. 'Cause it's like I was trying to use that money for other things. Yeah. and so it's like I was planning on eventually having about another fifty grand free to do the things that I'm already doing. Right. On top of that, I also was kinda planning on having this QuickBooks loan. Mm-hmm. I had these lines of credit through QuickBooks, but when I created my own Nick: and so it's like I was planning on eventually having about another fifty gram free to do the things that I'm already doing. Right. On top of that, I also was kind of planning on having this QuickBooks loan. I had these lines of credit through QuickBooks, but when I created my own Nickbook software, I canceled my QuickBooks subscription. But QuickBooks as as punishment, they're like, You can't use your HELOC anymore with us. Jeremy: Nickbook software, I canceled my QuickBooks subscription, but QuickBooks as as punishment, they're like, You can't use your HELOC anymore with us. Yeah. And I was planning on having an extra sixty five thousand there too. Yeah. And instead now I'm just making the payments to them and I can't pull from that. So Nick: And I was planning on having an extra sixty five thousand there too. And instead now I'm just making the payments to and I can't pull from that. So I I'm about a hundred and ten grand short of what I thought I had to work with this year. Right. until I get paid off on the big development deal, which that also just got hit with another forty four thousand dollar bill over the weekend. Okay. that we weren't expecting. Yeah. So it's just like it's just one of those weeks in real estate where there's h highs and lows where it's just like, come on. Jeremy: I I'm about a hundred and ten grand short of what I thought I had to work with this year. Right. until I get paid off on the big development deal, which that also just got hit with another forty four thousand dollar bill over the weekend. Okay. that we weren't expecting. Yeah. So it's just like it's just one of those weeks in real estate where there's h highs and lows. Sure. It's just like, come on, what the Nick: What the fuck else? So I'm gonna I'm gonna run back to your Kellogg house real quick, then we can talk to your development. Sure. You and I made a video in your Kellogg house. I thought it was hilarious. The people who your your audience thought it was very tasteless. I remember people in your comments saying like watching this video makes me not wanna like buy the house. Like stuff like I don't care. I know you don't care. I I I the point I'm trying to get at is like do you It wasn't a winner. Do you think that marketing had any sort of negative connotation when people went and saw the property? Jeremy: Fuck y'all. So I'm gonna I'm gonna run back to your Kellogg house real quick, then we can talk to your development. You and I made a video in your Kellogg house. I thought it was hilarious. The people who your your audience thought it was very tasteless. I remember people in your comments saying like watching this video makes me not wanna like buy the house. Like stuff like that. I know you don't care. I I I'm the point I'm trying to get at is like do you think do you think that marketing had any sort of negative connotation when people went and saw the property? Nick: I think very little people will see that video who actually went to go look at the property. But if agents are seeing it and agents are showing their clients it, like maybe the agents like, this guy clearly doesn't like his house. Like Do you think that's a thing that could have happened? Hm if it's not you don't care. Yeah, no, no. If it if if a video of the property persuaded people against going to see the house Jeremy: Very little people will see that video if you actually went to go look at the proper if agents are seeing it and agents are showing their clients it like maybe the agents like this guy clearly doesn't like his house. Like do you think that's a thing that could have happened? You don't care. You don't care. No, no. If it if if a video of the property persuaded people against going to see the house, in my opinion, my Nick: In my opinion, my honest opinion, I just think that's a good thing because they probably wouldn't have wanted to see the ho they wouldn't have wanted to Jeremy: opinion I just think that's a good thing because they probably wouldn't have wanted to see the house they wouldn't have wanted Nick: buy the house anyway. You just weeded out the bad apples before they got there. you just weeded out someone who's not gonna be interested. Yeah. if if what I say about the house mak as a joke gets people just but but clearly but the video also showed what the property is and and and the floor plan and stuff like that. So they they may have just been like, thank we saw the video and we don't want to go see it now because we've now we've seen Jeremy: You just weeded out the bad apples before they got there. Well, you just weeded out someone who's not going to be interested. Yeah. if if what I say about the house make it as a joke. Right. And clearly the video is a joke. But clearly but the video also showed what the property is and and the floor plan and stuff like that. So they they may have just been like, thank we saw the video, we don't want to go see it now. Sure. We've now we've seen what the inside looks like. Yeah. That's fine. Yeah. I I think the video served its purpose. Sure. Honestly. Yeah. I mean it still didn't stop forty other Nick: what the inside looks like. Yeah. That's fine. Yeah. I I think the video served its purpose. Sure. Honestly. Yeah. I mean it still didn't stop forty other Jeremy: People from going to look at it. That's true. so yeah, the video the video was was very tasteless, though it's true. I thought it was funny. Yeah. when they watch a cringy real estate video. Yeah. By just Nick: people from going to look at it. That's true. so yeah the video the video was was very tasteless. That is true. We're just trying to joke we j we joke around. We're w at the same time we're trying to we're trying to not make people throw up. Yeah when they watch a cringy real estate video. Yeah. By just Jeremy: being slightly entertaining and saying some shocking things. Yeah, and we we overdid it just a little bit, which is fine. Nick: being slightly entertaining and saying some shocking things. Yeah, and we we overdid it just a little bit. Maybe overdid it. Yeah. Like like obviously we were But now we know to tone it down on the next one. We can do slightly we can do whatever you want in your video. I don't know. I can. I'll make whatever video you want. Thanks. yeah I was just wondering if that had any sort of like negative or adverse effects based off what people were seeing online and that image you were putting in their head at the property. Yeah, if it did I then Jeremy: Yeah. Like like obviously we're like Well now we know to tone it down once. We can do whatever we want. You can do whatever you want in your videos. I don't I can't. I'll make whatever video you want. Thanks. but yeah, I was just wondering if that had any sort of like negative or adverse effects based off what people were seeing online and that image you were putting in their head of the property. Yeah, if it did, I then I mean my true my honest belief, and I could be wrong about it, is that that person would would never buy the house anyway. Sure. Nick: I mean my true my honest belief, and I could be wrong about it, is that that person would would never buy the house anyway. If they're so easily persuaded by what somebody says about a house instead of actually taking some action of like it it seems like people that w it wanna buy a house, they they they know if that house is gonna work for them well or not and they're not persuaded by anybody. In general, most buyers. Yeah. They know what they want. Jeremy: if they're so easily persuaded yeah by what somebody says about a house instead of actually taking some action of like it it seems like people that w it wanna buy a house, they they they know if that house is gonna work for them well or not and they're not persuaded by anybody. In general, most buyers. Yeah. They know what they want. Yeah. So th the way you bought this property too, like obviously it's been a year running at this point now. Nick: Yeah. So the way you bought this property too, like obviously it's been a year running at this point now. Jeremy: it's it's almost like you just bought a conventional loan on it. You put the money down and you got a property, but you had to wait to get to that point. Yeah, but I did it in reverse order. Right, and now your money's tied up rather than like getting to no money down and then during the renovation all the money and Nick: it it's almost like you just bought a conventional loan on it. You put the money down and you got a property, but you had to wait to get to that point. Yeah, but I did it in reverse order. Right. And now you're not signed up rather than like. It was no money down and then during the renovation all the money and then now probably some more money just to close on the new loan. Yeah. whatever. That's just part of the game. Yeah. It's just part of the game, Jeremy. Let's talk about your development then. So that one is going over budget now too. You just had a surprise expense on that one? Yeah, another Jeremy: Yeah. It's just part of the game. It's just part of the game. Let's talk about your development then. So that one is going over budget now too. You just had a surprise expense on that one? Yeah, another one. Nick: one. So I think I and we talked about that hundred an extra hundred and ten, hundred and fourteen thousand dollar expense that we had. so we got another unexpected expense of another Jeremy: Extra hundred and ten, hundred and fourteen thousand dollars that we had. so we got another unexpected expense of another Nick: forty four thousand dollars. Got it. So you're about a hundred and fifty K over budget? 150K over budget over the last couple weeks that just kinda you know, it's just more kicks in the nuts that is just part of being a real estate investor that you just have to accept and figure out, okay, on the next one, how do I Jeremy: Got it. So you're about 150K over fifty K over budget over the last couple weeks that just kinda yeah, it's just more kicks in the nuts that is just part of being a a real estate investor that you just have to accept and figure out, okay, on the next one, how do I anticipate this? Yeah. What's this new forty thousand dollar expense for again? a Vista needed some extra money to do some extra work to get their power got it underground. Nick: anticipate this. What's this new forty five dollar expense for again? a Vista needed some extra money to do some extra work to get their power got underground. That's not exactly like an expense that you can like foresee, right? I don't think so. I think you already have to be in the process because they're they don't really know exactly what they're gonna do until they are on site and have concrete plans and then their own plans and then they're like, Okay, now this is what we're gonna charge you, but you're Jeremy: That's not exactly like an expense that you can like foresee, right? I don't think so. I think you already have to be in the process because they're they don't really know exactly what they're gonna do until they are on site and have concrete plans and then their own plans and then they're like, Okay, now this is what we're gonna charge you, but you're there's no way we could have known that. Nick: There's no way we could have known that before we ever purchased the property. Interesting. Or before we ever had it annexed in. Yeah. Or before we had access to it. Before we even had construction plans. So there's you just kinda have to have these big gaping margins to be able to deal with unexpected expenses because you cannot expect everything. there there was absolutely no way we would have known about this until you just get into it. Jeremy: before we ever purchased the property. Interesting. Or before we ever had it annexed in. Yeah. Or before before we had access to it, right. Before we even had construction plans. So there's you just kinda have to have these big gaping margins to be able to deal with unexpected expenses. Yeah because you cannot expect everything. there there was absolutely no way we would have known about this until you just get into it. Yeah. and then it we got a little fust Nick: And then we got a little fust frustrated too with our engineer who were paying extra to manage the project because they never even told A Vista about our project. Okay. Which is totally what they should have done. So that set us back like two and a half weeks on the construction. Every week cost us about forty two hundred dollars in interest. so just by them forgetting to tell A Vista it's like such a dumb move. Jeremy: frustrated too with our engineer who we're paying extra to manage the project because they never even told a vista about our project. Okay. Which is totally what they should have done. So that set us back like two and a half weeks on construction. Every week cost us about forty two hundred dollars in interest. Yikes. so just by them forgetting to tell a vista it's like such a dumb move. Nick: My my contractor was so pissed at this engineer 'cause we're paying extra to do all this stuff and they're like, well, we give plans once they request it, but like you're also supposed to be dealing with all these people. Like be a little proactive, tell a vista that we have a project. Don't wait until we're like they could have told them eight months ago that we're we've we've got our plans. Can you tell us what we need here? Yeah. But we're mid construction on this development. Jeremy: My contractor was so pissed at this engineer because we're paying them extra to do all this stuff, and they're like, well, we give them plans once they request it, but like you're also supposed to be dealing with kind of proactive about a little proactive. Tell the Vista that we have a project. Don't wait until we're like they could have told them eight months ago that we're we've we've got our plans. Can you tell us what we need here? Yeah. But we're mid construction on this development, and the power company doesn't even know. Nick: And the power company doesn't even know about it. Crazy. so it set us back not only, you know, the an extra forty four grand that we were gonna pay no matter what, but could have saved about another nine grand on top of that. Yeah. if they would have known about it ahead of time. So just more more reasons to get upset. Yeah. And nine grand, like in in this scope of this entire realm, like nine grand is probably gonna be the least expense you have on this property. Jeremy: Crazy. so it set us back not only, you know, the an extra forty four grand that we were gonna pay no matter what, but sure could have saved about another nine grand on top of that. Yeah. if they would have known about it ahead of time. So just more more reasons to get upset. Yeah. And nine grand, like in in this scope of this entire realm, like nine grand is probably gonna be the least expense you have on this property. Nick: Well, it's just another thing. It it all adds up. It it adds up a lot. Yeah. I mean, i you can only do so many of those before Jeremy: It's just another thing, yeah, yeah, it is that it adds a lot. Yeah. I mean i you can only do so many of those before Nick: you're really just like wanting to murder someone. Right. We you're still doing okay, like on your projected numbers. Like you just had a pretty good upside on this thing, right? We have a great upside. Okay. Still. Jeremy: Right. we you're still doing okay, like on your projected numbers. Like you guys had a pretty good upside on this thing, right? We have a great upside. Okay. Nick: We can s we can handle a lot more kicks in the nuts still. Yeah. And and and still have our nuts. Right. And still have some nuts left over. So this is your second big development deal like this. Jeremy: kicks the nuts still and and and still have our nuts. Right. And still have some nuts left over. So this is your second big development deal like this. And obviously like learning and going through the processes like the first one kinda you got hit a lot. I remember that was kind of a rough go to get everything figured out. You ended up coming out ahead of course, but it was just rough getting to the finish line. Mm this one seems smoother sailing so far. It is. It it's actually has gone much smoother this time around. But there's still a little Nick: And obviously like learning and going through the processes like the first one kinda you got hit a lot. I remember that was kind of a rough go to get everything figured out. You end up coming out ahead, of course, but it's just rough getting to the finish line. Mm-hmm. This one seems smoother sailing so far. It is. It it's actually has gone much smoother this time around. But there's still little hang ups that piss you off. This is what I wanted to work on, Dick. I wanted you to zoom out and just like look at you're you're doing way no You're doing way better than you have the first time you Jeremy: hang ups that this is what I wanted this is what I wanted to work on Nick. I wanted you to zoom out and just like look at you're you're doing way no you're doing way better than you have the first time you've done this. thanks. And and there's still a learning curve. This is the second time you've done it. I wouldn't expect you to be perfect at anything for ten times doing it, you know? I c I can see you doing this twenty times in the future and still being like, I'm learning something new. Yeah. 'Cause it's it's gonna be different every time. for sure. You're totally right about that. Yeah. It will be Nick: thanks. And and there's still a learning curve. This is the second time you've done it. I wouldn't expect you to be perfect at anything from ten times doing it, you know? Okay. I I can do that twenty times in the future and still being like, I'm learning something new. Yeah. 'Cause it's it's gonna be different every time. for sure. You're totally right about that. Yeah. It will be I could be on my seventh one and there's still gonna be new things I've You knew damn well what we you were getting into with this question mark of a property. What? Jeremy: I'm gonna give you some tough love right here. You knew damn well what we you were getting into with this question mark of a property. What? What? Nick: I can still be pissed about it, can't I? You can still be pissed, but like investing comes with risk. Yeah. This is one of the things you just plan for. And like Yeah. A lot of it could have been avoided. Not all of it. Yeah. again, you're learning. But it's just it's just another thing. Yeah. You know. Yeah. And I understand the frustration, but like you're still doing something really cool and I want to make sure you that you know that you're doing something cool and you're making the right choices by doing them. Thanks. It it's hard to hear that like yourself when you're in the rut. Jeremy: You can s you can still be pissed, but like investing comes with risk. Yeah. This is one of the things you just plan for. And like Yeah. A lot of it could have been avoided. Not all of it. Yeah. again, you're learning. But it's just it's just another thing. Yeah, you know. Yeah. And I understand the frustration, but like you're still doing something really cool and I want to make sure you that you know that you're doing something cool and you're making the right choices by doing them. Thanks. It it's hard to hear that like yourself when you're in the rut. Nick: But like watching you from the outside, like, you're doing really cool things. Yeah, you're getting hit every now and then. I get hit every now and then in real life. It doesn't like it doesn't matter. Like How how have your hits been this last week or so? Like Batman, like why do we fall why do we fall down, Master Wayne? So we can learn to get back up. So we can learn to get back up. That's a good point. I already f feel like I've took such a huge fall though. A couple years ago, it's like I'm like, Can I just stay up? But Jeremy: But like watching you from the outside, like, you're doing really cool things. Yeah, you're getting hit every now and then. I get hit every now and then in real life. It doesn't like it doesn't matter. Like How how have your hits been? Why do we f like Batman, like why do we fall why do we fall down, Master Wayne? So we can learn to get back up. So we can learn to get back up. That's a good point. Yeah. I already feel like I've took such a huge fall though. I'm like, can I just stay up? Yeah. But Nick: but yeah, this isn't this isn't something that's actually got me down. It's just like a it's like a fly I'm swatting. Right. That's how it feels in my business. It's just there's a fly near my face, I'm just get out of my face. And I I want you to think like I didn't actually think there's a lot of real estate investors out there. There's a lot of people going through the same growing pains you're going through. A lot of people learning as they go, like, this didn't work. This does work, you know what I mean? Like nothing is going to be perfect in this business because there's so many moving parts. Mm-hmm. And you just gotta roll with the punches and you you gotta find a way to persevere. Jeremy: But yeah, this isn't this isn't something that's actually got me down. It's just like a it's like a fly I'm swatting. Right. And that's how it feels in my business. It's just there's a fly near my face, I'm just get out. And I I want you to think like the there's a lot of real estate investors out there. Nick: Thank you. Yeah. I have been playing with the idea, not not totally convinced I'm gonna do it. If it easy nick everyone would do it. But yes, go ahead. I've been playing with the idea of w once this development goes through, instead of just jumping into more businesses like the septic business and all that stuff. Jeremy: Not totally convinced I'm gonna If it was easy Nick, everyone would do it. But yes, go ahead. They'll play with the idea but once this development goes through, instead of just jumping into more businesses like the septic business and all that stuff. Nick: W what if I just paid off a bunch of debt? Yeah. That'd be so boring. That would be so boring. You are not known for making voices. But then I I could just have an essay of th this is the money that I use to flip houses. Yeah. Jeremy: W what if I just paid off a bunch of debt? Yeah. That'd be so boring. That would be so boring. You are not known for making boring moves. That sounds like a German move. Yeah. Nick: And I'm not paying interest to anybody on it. And I could s continue to just flip houses and make a pretty good living. Yeah. just an idea. Yeah. I mean you're financially set, right? You've got Jeremy: Yeah. On it. And I could continue to just flip houses and make a pretty good living. Yeah. just an idea. Yeah. I mean you're financially set, right? You've got rentals, you've got your work, you've got a lot of different ways to make money. If everything's stopped right now and yes, but I can still screw it up. Yeah. I I can absolutely screw it up. It would take a lot for me to screw it up, but I've done in the past. Right. I I've been very financially set. I was very financially set in twenty twenty one and I s Nick: rentals, you've got your work, you've got a lot of different ways to make money. If everything's stopped right now yes, but I can still screw it up. Yeah. I I can absolutely screw it up. It would take a lot for me to screw it up, but I've done it in the past. I I've been very financially set. I was very financially set in twenty twenty one. Mm-hmm. And I scr I came very close to being dead financially. But I I was able to get back up. Yeah. Yeah. No, it's just like yeah, like do whatever you feel like you need to do, obviously. Take on whatever new projects, new businesses. I I think that's Jeremy: I came very close to being dead financially. But I I was able to get back up. Yeah. Yeah. No, it's just like yeah, like do whatever you feel like you need to do, obviously. Take on whatever new projects, new businesses. I I think that's that's part of your entrepreneurial mind. Where like you're constantly looking for the next cook cookie to eat, if that makes sense. Yeah. I just gotta finish my cookies. Yeah, you've got like a plate of cookies, man. Like crumbs everywhere. Yeah. Just gotta scoop up them crumbs and make into a nice cookie. Cookie. Cookie platter. Nick: That's part of your entrepreneurial mind, where like you're constantly looking for the next cook cookie to eat, if that makes sense. Yeah. I just gotta finish my cookies then. Yeah, you've got like a plate of cookies, man. Like I've got crumbs everywhere. Yeah. It's gotta scoop up them crumbs and make into a nice cookie. That's true. Cookie platter. You know what? That's a good point, because there there's already a lot of existing projects I have that I can make cleaner. Yeah. And I think Jeremy: You know what, that's a good point, because there there's already a lot of existing projects I have that I can make cleaner. Yeah. And I think I don't I don't know about your financial stress, but maybe not having the the financial burden of whatever bills or whatever outstanding debts or whatever you have, I think that could alleviate some of the stress in your life. 'Cause then you have this nest aid to work with later, right? Yeah, and maybe maybe I'm over playing or Nick: I don't I don't know about your financial stress, but maybe not having the the financial burden of whatever bills or whatever outstanding debts or whatever you have, I think that could alleviate some of the stress in your life. 'Cause then you have this nest date to work with later, right? Yeah, and maybe maybe I'm over playing or making it look like I'm str I'm actually not that stressed. Good. I just wish I was in a better position right now. Jeremy: make it look like I'm str I'm actually not that stressed. I just wish I was in a better position right now. Like the the position that I thought I'd be in months ago. Yeah. I I I thought, you know, by by now I'd be pretty good because I have all these all this extra leeway and I'll I'll have, you know, another fifty grand here, I'll have another sixty grand here, I'll have another Nick: Like the the position that I thought I'd be in months ago. Yeah. I I th I thought, you know, by by now I'd be pretty good because I have all these all this extra leeway and I'll I'll have, you know, another fifty grand here, I'll have another sixty grand here, I'll have another and then it's like, no, that just didn't happen. and then the big, big nest egg that's coming, that I see get just chipping away, just chipping away, just chipping away before we ever get it. It's just like it's mentally draining, but it's not at the point where I'm stressed. Sure. But it could come. Jeremy: And then it's like, no, that just didn't happen. and then the big, big nest egg that's coming, mm-hmm that I see get just chipping away, just chipping away, just chipping away before we ever get it. It's like it's mentally draining, but it's not at the point where I'm stressed. Sure. But it could come. Yeah. And that's and that's what keeps me awake. Nick: Yeah. And that's and that's what keeps me awake and paranoid. I think I think a lot of us, not just you, are at this point in lives where, you know, we we see where we want to be and we think we should be further. Yeah. You know what I mean? Like I I do it every day. I'm like, man, I should be doing more, I should be trying harder. But then I look at how far I've come and I'm like, I'm actually doing pretty okay. Like I'm I'm learning a lot. Uhhuh. I'm like solidifying every single day. Jeremy: And paranoid. I think I think a lot of us, not just you, are at this point in lives where, you know, we we see where we want to be and we think we should be further. Yeah. You know what I mean? Like I I do it every day. I'm like, man, I should be doing more. I should be trying harder. But then I look at how far I've come and I'm like, I'm actually doing pretty okay. Like I'm I'm learning a lot. Uh-huh. I'm like solidifying every single day. And I'm trying to be smarter every single day about it. And it's it's it's good to be proud of where you're at. Nick: And I'm trying to be smarter every single day about it. And it's it's it's good to be proud of where you're at. Yeah where you've come and but still also have aspirations to where you should be. Jeremy: to where you've come and but still also have aspirations to where you should be. Nick: True to that. I also wonder what my life would be like if I never got distracted with AI. And if I just did the one And if I just did like would I have done one more flip, two Jeremy: I also wonder what my life would be like if I never got distracted with AI. And if I just did the workout did like would I have done one more flip? Nick: more? Would I be more stressed out, less? Just g Also curious about that 'cause I did put a lot of a lot of work into AI and now knowing where it is today, that I could just pick it up. Yeah. Well, I guess I I guess I know a lot more that I'm not giving myself credit for that I could jump into. But like Grockbot and stuff is so easy now. Like all that time that I wasted hacking computers together for the first few months of the year. Yeah. just also makes me think like Jeremy: curious about that because I did put a lot of a lot of work into AI and now knowing where it is today that I could just pick it up. Yeah. Well I guess I I guess I know a lot more that I'm not giving myself credit for. Yeah. That I could jump into, but like Grockbot and stuff is so easy now. Yeah. Like all that time that I wasted hacking computers together for the first few months of the year. Yeah. just also makes me think like man, how much more time am I gonna Nick: Man, how much more time am I gonna waste in the future here on pointless stuff? And it wasn't pointless. but it feels like that sometimes because I've I'm in a different emotional state every, you know, three hours. Jeremy: in the future here on pointless stuff. Yeah probably a lot. It wasn't pointless. Yeah. but it feels like that sometimes because I've I'm in a different emotional state every you know, three hours. Nick: but why are you so volatile? I don't know. I you would think I would get more stable throughout the years, but I feel like I've gotten more and more unstable and more and more you don't know what's causing you to feel more unstable? Is it like do you feel divided where your mind's energy should be going? Jeremy: Why are you so volatile? I don't know. I you would think I would get more stable throughout the years, but I feel like I've gotten more and more unstable. You don't know what's causing you to feel more unstable? Is it like do you feel divided where your mind's energy should be going? A little bit. Okay. I maybe some of that is like I've achieved a lot of my goals, but I'm trying to invent new goals. Nick: Little bit. Okay. I maybe some of that is like I've achieved a lot of my goals and I'm trying to invent new goals that don't really matter to me. I need you to hear that, not anybody else. Yeah. So that's that's something like maybe I struggle with internally and that's why I'm all over the place 'cause it's like fuck. I hit all my big goals that I had, you know, in my twenties. Yeah. Like this is kind of where I wanted to be at where I'm at Jeremy: I need you to hear that, not anybody else. Yeah. So that's that's something like maybe I struggle with internally and that's why I'm all over the place 'cause it's like fuck. I hit all my big goals that I had, you know, in my twenties. Yeah. Like this is kinda where I wanted to be at where I'm at. Nick: now. Now that I'm here, it's like what what else? And now I just invent all these new things that I think I are important to me. Yeah. And that's what I kind of struggle with sometimes. Do you think sometimes you invent fires that need to be put out? Sure. Yeah. Absolutely. Yeah. You just you But they're real fires. I create real ones. Like it's not fake fire. It's not an electric fireplace. Right. I've I've poured gasoline in places that don't need it and lit matches. Just because it's like, I gotta stay busy. Jeremy: And now I just invent all these new things that I think I've are important to me. Yeah. And that's what I kind of struggle with. Do you think sometimes you invent fires that need to be put out? Like Yeah. Absolutely. Yeah. You just you need a real fires. You need a problem. You need a problem to solve so you create a problem. It's not an electric fireplace. Right. I've I've poured gasoline in places that don't need it. Just because it's like, I gotta stay busy. At least the work in you know what I mean? Yeah. No, I hear ya. I don't think you're alone in that problem though. That's what I'm trying to get at. Like Nick: Leaves the work You know what I mean? Yeah. No, I hear you. I don't think you're alone in that problem though, that's what I'm trying to get at. Jeremy: I think a lot of people, entrepreneurial minds specifically, they have this problem where they they start like once stagnancy starts coming, they start looking for a problem. Yeah. And looking to like find and solve problems rather than and just enjoy the the peace. Yeah. You're not alone there. What problems do you have that I can help solve? Nick: Specifically, they have this problem where they they start like once stagnancy starts coming, they start looking for a problem. Yeah. And looking to like find and solve problems rather than just enjoy the the peace. Yeah. You're not alone there. What problems do you have that I can help solve with gasoline? Not just kidding. I I said at the beginning before we even started like I don't really have a lot to complain about right now. You don't. I don't. But y but you're a busy guy. Jeremy: I I said at the beginning before we even started a little like I don't really have a lot to complain about right now. I don't. you're a busy guy. I'm a busy guy. Screaming little boy at home. Is he still screaming? Yeah, less so. He's like less so. It doesn't sound like you're like breaking his arm every time you set him down anymore. Like sometimes I have to check him, I'm like, did like Sam put him in the garbage disposal or what? Nope, he's just crying. Nope, he's he's good. He's starting to smile a little bit more. good. Yeah. Nick: I'm a busy guy. You got a screaming little boy at home. Is he still screaming? Yeah, less so. He's less so. Less so. It doesn't sound like you're like breaking his arm every time it's down anymore. Sometimes I have to check him. I'm like, did like Sam put him in the garbage as a book? Nope, he's just crying. Okay. Nope, he's he's good. He's starting to smile a little bit more. good. Yeah. Yeah. How many months is he now? He's do you go by months or weeks? I go by months. Okay, so it's like two months and a little bit of change. Okay. Yeah. Nice. Yeah. Jeremy: He's do you go by months or weeks? I go by months. Okay, so it's like two months and a little bit of change. Okay. Yeah. Yeah. But time flies. Yeah. And then I got like a two and a half year old at home who's a total blessing. She's like the coolest person ever. Is she? She's she's so fun. She's upgraded. Nick: Bam, time flies. Yeah. I feel like you just had him. And then I got like a two and a half year old at home who's a total blessing. She's like the coolest person ever. Is she? No. She's she's so fun. She's upgraded, huh? Yeah. She she's funny and she knows it. Like when she's like when I laugh, she's like, dad likes this. And like that becomes like ingrained in her personality. Like, I need to make dad laugh more. She's like, I need that attention. Yeah. You need to make people that's a great thing to have at two and a half. Yeah. She's she's so funny. Like the other morning I woke her up and she's like Jeremy: Yeah, she she's funny and she knows it. Like when she's like when I laugh, she's like, dad likes this. And like that becomes like ingrained in her personality. Like, I need to make dad laugh more. She's like, I need that attention. Yeah. That's a great thing to have at two and a half. Yeah. She's she's so funny. Like the other morning I woke her up and she's like, I didn't poop my pants. I'm like, that's great. She's like, but someone put sausage in my diaper. Nick: I didn't poop my pants. I'm like, that's great. She's like, but someone put sausage in my diaper. Jeremy: And like I just started laughing because I'm like, what a ridiculous thing to say for a two year old. So did she actually put No, there was no poop, but she's like, but somebody put do sausage in my diaper. I'm like, what? Nice. Yeah. That's funny. She's very funny. I've been very proud of my daughter too. Yeah. I've been getting my dad's apartment ready for him to come home. Nice. Nick: No. I just started laughing because I'm like, what a ridiculous thing to say for a diaper. Was it so did she actually poop? No. okay. so she was just messing with you. What? Nice. Yeah. That's funny. She's very funny. I've been very proud of my daughter too. Yeah. I've been getting my dad's apartment ready for him to come home. Nice. And she helped me the o over the weekend just go Jeremy: And she helped me the over the weekend just go Nick: there and do just a bunch of laundry and put stuff together and she like made his bed from scratch and made it look like a a stage bed with like the throw blanket in a certain spot and stuff. That's fun. Like it's just cool that like I have this capable ten year old that can help do laundry, fold laundry, put things away. She's yeah, she's ten. I forgot. I I know she likes She's a decade old. Crazy. She's already a decade. Crazy. Mm-hmm. No, Aubrey's cool, man. You got cool kids. Jeremy: stuff together and she like made his bed from scratch and made it look like a a stage bed with like a throw blanket in a certain spot and stuff. That's fun. Like it's just cool that like I had this capable ten year old that can help do laundry, fold laundry she's ten. She's yeah she's ten. I forgot I know she's like it's a decade old crazy. She's already a decade. Crazy. No Aubrey's cool man. You got cool kids. Yeah thanks. I like I like your I like Holden too. Holden's alright. He's he's pretty cool. He was up all night Nick: Yeah, thanks. I like I like your I like Holden too. Holden's alright. He's he's pretty cool. He was up all night throwing up. Well that's not very cool of him. Yeah, very not cool, bro. Don't be don't be waking us up throwing up all over the place at night. Yeah. In the morning. He's staying home today. Jeremy: Well that's not very cool of him. Yeah, very not cool, bro. Buddy, I hate to tell ya not cool all the place at night. Yeah. In the morning. He's staying home today. Yeah. Nick: I think he got food poisoning or something. Gross. 'Cause we're all fine and he's just like No not a typical thing. Jeremy: yeah, no, I don't I don't have a lot of complaints about no. I'm I'm s I'm happy to be busy, to be honest with you. Like I think being busy stops me from having the same problem you're having where like I need to start finding and manifesting my own problems. Yeah 'cause work is just like happening. You know what I mean? Yeah. I don't have to like go chase anything else because it's just I'm in it. Yeah, yeah. And I and I have plenty I could be working on too. I just have this maybe I need Adderall. Nick: Like I think being busy stops me from having the same problem you're having where like I need to start finding and manifesting my own problems. Yeah. 'Cause work is just like happening. You know what I mean? Yeah. I don't have to like go chase anything else because it's just I'm in it. Yeah. Yeah. And I and I have plenty I could be working on too. I just have this maybe I need Adderall. Jeremy: Focus on one thing at a time. Nick: Focus on one thing at a time. But I just can't. I feel like I crack at him. Like, I want to do this and that and this and that and not finish any of it. I I I also am guilty of that too. Like also projects and I'm like, I want to do this, this, this, then I just like leave them. Mm-hmm. Yeah. Yeah. Like all my GPT project windows are just like, hello. We're waiting on you. So how's this episode gonna help anybody today? I think it's gonna help just knowing that like, one, you're not alone with problems, right? Like Jeremy: I feel like I crack at him. Like I wanna do this and that and this and that and not finish any of it. Yeah. I I I also am guilty of that too. Like I'll start projects and I'm like, I wanna do this, this, this, then I just like leave them. Yeah. Like all my GBT project windows are just like, hello, we're waiting on you. So how's this episode gonna help anybody today? I think it's gonna help just knowing that like, one, you're not alone with problems, right? Like Nick: Yeah. A lot of us not as perfect as we see on like, you know, social media or anything like that. We all have our our kind of demons and our things we're wrestling in our lives. Yeah. I think this is a great indication of how awesome our country is when we can invent problems and we don't have any real ones. Yeah. now I'm not discounting the fact that there are some people in this country that do have serious problems. But how many people are starving in this country? Jeremy: A lot of us w nothing as perfect as we see on like, you know, social media or anything like that. We all have our our kind of demons and our things we're wrestling in our lives. Yeah. I think this is a great indication of how awesome our country is when we can invent problems because we don't have any real ones. Yeah. now I'm not discounting the fact that there are some people in this country that do have serious problems. Sure. But how many people are starving in this country? Nick: Actually dying of starvation? Jeremy: Actually dying of starvation. I think you're getting into a different territory here on this episode. I think a lot more than you think. You don't think so? Sure. Or like kept somewhere handcuffed. I I think like saying like starvation isn't a problem is like saying like homeless isn't a problem because like people need food and those numbers aren't accounted Nick: I think you're getting into a different territory here on this episode. In in this country. I don't think I don't think a single one really person has died of starvation unless like they're locked in a basement. Sure. Like kept somewhere handcuffed. I I think like saying like starvation isn't a problem is like this isn't a problem because like people need food and those numbers aren't accounted for Jeremy: for, like who's dying, who's perishing, who's not. You know what I mean? Like it's it's a big question mark on that that's Nick: It's there's a big question mark on that that's it's not even our issue. For the most part, yeah. Things I think in general are so easy these days in comparison to I would decades in the past, centuries in the past, where we make up things to be upset about. Sure. yeah, Jeremy: not even our issue. For the most part, yeah. Things I think in general are so easy these days in comparison to I would agree with you in the past. Yeah. Centuries in the past where we make up things to be upset about. Sure. yeah. Nick: or to be four. And I'm not gonna get into the newest topic that you all want me to. Yeah. Especially you. I'm just gonna I always said I don't have an opinion 'cause I don't know, right? Like yeah. It's it's hard to like form opinions on things that are a and I talk about this all the time, my sphere of control. You know what I mean? Like what happens out there. Jeremy: And I'm not gonna get into the newest topic that you all want me to. Yeah. Especially you. I already said I don't have an opinion 'cause I don't know about it, right? Like it's it's hard to like form opinions on things that are a and and I talk about this all the time, my sphere of control. You know what I mean? Like what happens out there like has no bearing on my life. so I'm just trying to keep on keeping on. Nick: so I'm just trying to keep on keeping on. Keep on keeping on. All right, everybody. Keep on keeping on. next week, we are gonna be live at the flip. Are we? Yeah, well that's the episode they're gonna see in order. gotcha. we've already recorded it. but we started next week you'll you'll see an episode where we're gonna be on site at my newest fix and flip and tips on what to do on day one of a fix and flip. And I hope it helps you guys. Jeremy: Keep on keeping on. next week, we are gonna be live at the flip. Are we? Yeah, well that's the episode they're gonna in order. gotcha, okay. we've already recorded it. yeah. We started. next week you'll you'll see an episode where we're gonna be on site at my newest fix and flip and tips on what to do on day one of a fix and flip. I love it. Hope it helps you guys. Out there who are gonna be fixing and flipping homes, it's probably not Nick: Out there who are gonna be fixing and flipping homes, it's probably not you know, buy the book stuff, but it's what I do and it's what I've learned over time that I think is the most efficient way to start a flip. It's nixed processes and there are some good nuggets in there of what you should bring, what you should expect, and how to kind of persevere throughout it. All right. So enjoy it and we'll see you guys later. We love you, bye bye, listen Jeremy: you know, buy the book stuff, but it's what I do and it's what I've learned over time that I think is the most efficient way to start with. It's Nick's processes and there are some good nuggets in there on what you should bring, what you should expect and how to kinda persevere throughout it. Alright, so enjoy it and we'll see you guys later. We love you. Bye bye listening Nick: to that Antro music or you are in trouble.
