- 1:27Greg, thank you for being part of the House Planet Playbook.
- 1:30Let's start with you. What's the name of your company?
- 1:32Where are you located and how many rentals do you manage?
- 1:36We are Stingray Villa on the island of Cozumel in Mexico and
- 1:41we built this location in 2019 and we made four rentals on our
- 1:47property. Fantastic.
- 1:50So tell us, how did you get involved in short term rentals?
- 1:56In 2011, my wife and I kept coming to the island of Cozumel
- 2:03and we never wanted to leave. We did not want to go back to
- 2:06the United States and be cold. And we stumbled on our first
- 2:10property, which had two rentals. And we just said, OK, it was a
- 2:17it was a fire sale. And so let's just get it.
- 2:21And that's what started that was the cat hitting the the computer
- 2:25in their jumps. That was our first venture into
- 2:30short term rentals. And at that time we said, hey,
- 2:35what does it take to get the short term rentals?
- 2:38We were just totally oblivious here on the island.
- 2:43There were only 200 Airbnb listings at that time.
- 2:48Now there's close to 3000, so, but we also increased our size
- 2:55too. But you know, that was part of
- 2:56the journey. So what did you do before, What
- 2:59did you do in the States and what did you do before the world
- 3:02of short term rentals? I was my first career I was the
- 3:07United States Naval Officer and my second career I was in
- 3:12restaurants. And what did you take from those
- 3:16professions into running short term rentals?
- 3:21Don't have employees. It's do every, you know, do as
- 3:25much as you can yourself. I, I know it, it, that all has
- 3:29to deal with size. But luckily, you know, we built
- 3:32our properties on our property. So it, you know, the commute to
- 3:36work is just through a door, you know, into another area.
- 3:41So it was very easy for us to do all the work and, you know, make
- 3:46sure everything goes right and never have employee problems.
- 3:51Sounds like a good plan to me. So tell us, how do your rentals
- 3:56stand out in your location? Well, luckily we got involved
- 4:01with a gentleman named Mark Simpson in the middle of COVID
- 4:06and, you know, he was real big pushing.
- 4:11You need to have a brand and you need to advertise that brand on
- 4:18social media because we were really not doing that before.
- 4:23And another big thing is with every customer you get, make
- 4:27sure you capture their e-mail address and try to keep in touch
- 4:32with them on a regular basis too.
- 4:34So those were two big things we implemented in COVID that made
- 4:39us stronger going into COVID, coming out of COVID then going
- 4:43in. So tell us about building the
- 4:45brand and what you've done in terms of social media and your
- 4:48website, because I was looking through your submission and you
- 4:51mentioned you've created a lot of blog posts and massively
- 4:55increased your web traffic. So just talk to us about that
- 4:58journey and the tactics that you've implemented to grow your
- 5:01following. Part of social media is it takes
- 5:05time to implement and you know, if you're going to, you know, be
- 5:10posting on every single social media platform, well, you'll
- 5:17spend most of your day just doing that.
- 5:20So we had to look for a social media manager and now we're with
- 5:29Zoho Social and that allows us to post to 11 different social
- 5:36media platforms at the same time, which, you know, really,
- 5:40really, you know, allows you to cut, you know, your workload
- 5:46down by doing that. Tell us about your location,
- 5:51what's unique about it, and what are the type of guests that
- 5:54you're catering for every day? Well, we're, we're definitely a
- 5:58tourist location. You know the type of guess what
- 6:04we shoot for our, our main client would be people in their
- 6:1050s and 60s that are scuba divers without children.
- 6:15So we we cater to couples only. And then does that kind of feed
- 6:21into all the content that you put online?
- 6:24Are you constantly trying to go after that target guest and then
- 6:27how do you do that? Is it great photography?
- 6:29What do you do on on social media to get after?
- 6:32Those yeah, it's great. It's great photography.
- 6:35I mean that that's the key in, in showing them, you know, if
- 6:38it, if you're doing this, you're showing them what they're
- 6:41missing, you know, from their last vacation.
- 6:44We definitely do not push the hard sell.
- 6:47I mean, it's you know that, you know, every now and then, like
- 6:52once or twice a month, we, we we put in a guest review that we we
- 6:57just received. But we, we don't hard sell
- 7:00anybody. We, we want people that you
- 7:02know, that the stay looking at our social media as a follower.
- 7:07What are your? Top tips for delivering an
- 7:10outstanding guest experience. Well, you, you know, most guests
- 7:15will leave their friends a better review than a perfect
- 7:18stranger. So you want to have the
- 7:20connection. We greet all our guests
- 7:22personally. We don't have lock boxes or a
- 7:25key code a matter of fact that, you know, an automatic door on
- 7:29our gate opener, which failed here in this salt climate.
- 7:35So, so we provide keys to get in.
- 7:37So we meet all our guests personally and we show them the
- 7:41property and we, you know, try to joke around with them so they
- 7:45feel like, you know, they met somebody and, and we're their
- 7:47friend. Talk to me about your your blog
- 7:50post that you create, because I saw that you've you've gone from
- 7:54hardly, you know, a few 100 visitors per month on your
- 7:57website to thousands and thousands of visitors a month on
- 7:59your website. That was a.
- 8:00Big thing we were. We were with another program
- 8:06before they shut down called Vacation Soup.
- 8:09And the Joan, the gentleman who was running that, you know, was
- 8:13really, you know, he says blog posts are your advertising.
- 8:17There's something that will stay up forever, doesn't cost you
- 8:20anything. You have time to write them.
- 8:22And you want Google to see your website as you're the expert of
- 8:29Cozumel. So we have 194 blogs right now.
- 8:35And of course, the top 25 are the ones people review.
- 8:41I mean, it'll go back to over and over again.
- 8:45But, you know, when you search anything about Cozumel, whether
- 8:50it's restaurants or scooter rentals or seaweed or jellyfish,
- 9:01we come up #1 But you know that that's changing, too, with AI.
- 9:07But at least in a lot of AI responses, you know, it says
- 9:12Stingray, Villa says, you know, I mean, we are.
- 9:17We are. Our blogs are still feeding the
- 9:20AIS. Yeah, but not as much as they
- 9:23used to. So basically when whenever
- 9:26somebody is searching about your location, they're probably going
- 9:30to find one of your blog posts because you've written about
- 9:33just about every kind of search, whether it's whether it's the
- 9:37food, whether it's restaurants, whether it's, you know,
- 9:39Stingrays or the fish or whatever.
- 9:41Yeah, it's. Exactly.
- 9:43And and I always scan the the in Facebook.
- 9:48What is the newest question people are asking?
- 9:51Like I found out about four years ago, they were asking
- 9:54where's the best Jeep rental? Even though they can't go off
- 9:58road, they want to, you know, rent a Jeep.
- 10:00So I wrote a blog and the top five Jeep rentals in Cozumel and
- 10:05then I I saw where people were asking where should I rent a
- 10:07bicycle? So we wrote a blog on that too.
- 10:12And our blogs are coming up #1 when they search for that
- 10:15question on Google. It's great for the traffic, but
- 10:18also you're helping people and if they're then looking at where
- 10:21to book, they're maybe going to come back to you guys because
- 10:24you've helped them, you've provided them with with useful
- 10:27advice. Exactly, you're, you're exactly
- 10:29right. And you know, it, it of the
- 10:33people that are looking for a place to stay, you know, yeah,
- 10:36we're getting 10,000 views per month.
- 10:40And instead of 100 views per month, I, I say it's a
- 10:44percentage of people also looking for a place to stay.
- 10:48And you know, let's say it's 10%.
- 10:51So 10% of 10,000 uses 1000 chances of getting those folks
- 10:57booked. So what makes your?
- 10:58Brand stand out in your location well.
- 11:02You know, Stingray Villa, I mean that that's the name Stingray
- 11:05Villa. And you know, we push that we're
- 11:10the number one mini resort in Cozumel.
- 11:16And you know, when you search for things like Villa vacation
- 11:25rental resorts, you know, we're coming up in the listings.
- 11:30And because we're using a name, you know, that brand you know is
- 11:36in, you know the the top five whenever you search for these
- 11:39things. What are the main challenges and
- 11:43opportunities in your location? Well, the main challenges is the
- 11:47amount of folks thinking, you know, they can make a lot of
- 11:51money hopping into this at this stage of the game.
- 11:56I told you earlier that just the Airbnb platform alone went from
- 12:01200 to almost 3000. Now that's a lot of competition
- 12:06on an island, you know? And you know, unfortunately, you
- 12:13know, I think that's it. We're totally saturated.
- 12:18So you have to stay, you know, with with pictures that are that
- 12:24are professional, you know, updating your listings, you
- 12:29know, on a regular basis or you're just going to be lost in
- 12:32the dust. You know, I mean, there's a lot
- 12:34of people, you know, putting their stuff on Airbnb, but
- 12:36there's also a lot of people now selling their places realizing,
- 12:41you know, they're not making a profit.
- 12:44What do you love most about hosting?
- 12:48But meeting folks from the British Isles, I would say is,
- 12:52is, is a blast. You guys seem to be the happiest
- 12:57folks in the world because you're coming from an area
- 13:00that's very cloudy and, and when you get the Cozumel, it's like
- 13:06your whole world has opened up with sunshine.
- 13:08It's, it's just amazing. And you guys are the birth
- 13:11place, you know, of vacation rentals.
- 13:16I mean, there's more bed and breakfast and guest house in the
- 13:20British Isles than anywhere else in the world.
- 13:22What's? Been your biggest lesson learned
- 13:25since you started Short term rentals?
- 13:28You know, don't let the bad guest you know be in your mind
- 13:33forever. Unfortunately, you know, .01% of
- 13:37guests will be bad, but and and you remember the bad experiences
- 13:42vividly and you don't remember the good experiences, you know
- 13:46they they kind of get blocked out.
- 13:48So try to, you know, emphasize the good guess whenever
- 13:52possible. OK.
- 13:53Then, Greg, we've got a few quick fire questions to get
- 13:56through now. So which PMS do you use?
- 13:59Bench 24. Which dynamic pricing tool do
- 14:03you use? I use wheelhouse free and then
- 14:08in beds 24 I can set up where a last minute booking, you know,
- 14:1510 days out, it's cheaper that that's, that's so I use these so
- 14:20I don't have to pay for a dynamic pricing tool to do that.
- 14:24It's I can do it free through Beds 24.
- 14:27Which piece of tech couldn't you live without?
- 14:32Zoho social, the social media, but also, you know, beds 24 if
- 14:37you don't have that connection when a booking comes in on
- 14:41Airbnb and closing it out on BRBO and your direct site, it
- 14:46would be a nightmare trying trying to keep up with that
- 14:48manually. And you'd have multiple double
- 14:51bookings. And it's it's nice to have Apms
- 14:56where you can send out as many or as few messages to guess on
- 15:02all platforms. Excellent.
- 15:06Ideally allowing pets. Yes or no?
- 15:10We do not because there's so many folks that have allergies.
- 15:15Ideally hot tubs, yes or no? Oh, it's hot enough here in
- 15:19Cosmo. You don't want to be any hotter.
- 15:24You mentioned this one before. Self check in or personal
- 15:27welcome. Personal welcomes or if you want
- 15:31good reviews are the most important.
- 15:34Telephone call or AI response? I don't use it AI response nor
- 15:42do we use telephone. We we text so folks can text us
- 15:46or what's up us. And that's how we because you
- 15:50see, we're struggling right now with this, you know, video chat,
- 15:54telephone calls are just as troublesome, but texting seems
- 15:58to be better. What's your most?
- 16:00Memorable hosting moment. We had a party for our top 4
- 16:05guests that were here at the same time and we brought in a
- 16:10singer and we made margaritas and we brought in our friends.
- 16:14It was really, really a good experience for everybody
- 16:17involved. OK then so.
- 16:19We've now got to the stage where we've.
- 16:21Got a few shout outs. So is there an individual in the
- 16:24short term rental industry who's helped you that you'd perhaps
- 16:28like to give a shout out to? Yeah, but Mark Simpson was
- 16:31instrumental with Boost Lee and pushing us to start social
- 16:37media, to start emailing our previous guests and to really,
- 16:43you know, help me redo my website myself to make it more
- 16:50bookable. Final question then, Greg,
- 16:53ultimate goal for your STR business.
- 16:56Just to stay, stay competitive in this market, you know, with
- 17:00more and more competition always coming up, you know, it's, it's,
- 17:05it's a battle. Greg, thank you for joining us
- 17:08and thank you for being part of the Host Planet Playbook.
- 17:11No problem. You have a great day.
