- 0:20Speaker 1: six fifty four hundred, six seven three fifty four hundred.
- 0:23Speaker 1: And Matt, I said, said you're in studio, but I said,
- 0:26Speaker 1: we got the crew from Rockrealty this morning because we've
- 0:29Speaker 1: got a guest along, don't we.
- 0:30Speaker 2: Yeah, I'm gonna introduce everybody today to Max Mulhern, one
- 0:34Speaker 2: of the top producing agents over at Rockrealty. Thought everybody,
- 0:38Speaker 2: I'd like to meet him.
- 0:39Speaker 1: Matt Nice, Max, Nice to see Yeah, that'll that'll be
- 0:42Speaker 1: a fun one. Yes, Max, Matt, Max, Matt, Matt, Matt,
- 0:45Speaker 1: meet Max. Good to see you both. And before we
- 0:47Speaker 1: get rolling, and we're going to talk about got a
- 0:49Speaker 1: great featured listening from Max this morning. We've also got
- 0:53Speaker 1: got some really important stuff to get to on this
- 0:55Speaker 1: week's program. But first and foremost, uh, we're just talking
- 0:58Speaker 1: a little chit chat before we came on the air
- 1:00Speaker 1: this morning, and one of the things Matt you pointed
- 1:03Speaker 1: out was, oh, my goodness, it's a really and I
- 1:06Speaker 1: know this time of year as we kind of get
- 1:08Speaker 1: in and add towards the new year, gets a little colder.
- 1:11Speaker 1: People like bears like the slow down a little bit.
- 1:14Speaker 1: If you are willing to warm up and get moving.
- 1:17Speaker 1: What a great time it is to be buying? Is Oh?
- 1:19Speaker 2: It is? It really is. And you know, I have
- 1:20Speaker 2: to say, and I've probably mentioned this before, but every
- 1:23Speaker 2: single time I've bought a house, it's usually been between
- 1:25Speaker 2: the October and January timeframe, just because there's just not
- 1:29Speaker 2: a lot of buyer competition for you. So the listings
- 1:33Speaker 2: that are out there that are in good condition or
- 1:34Speaker 2: the right house, it's a very good opportunity right now.
- 1:38Speaker 1: What's interesting about to me about that as well, about
- 1:41Speaker 1: as you mentioned your personal experience and for others, is
- 1:45Speaker 1: it's it's when you when you're buying a house, you're
- 1:48Speaker 1: really buying generally long term. You're thinking, you know, maybe
- 1:52Speaker 1: twenty thirty, forty, maybe it's a lifetime purchase. What's a
- 1:56Speaker 1: couple of days stepping out of your car and the cold,
- 1:59Speaker 1: if you can get the the best options available to
- 2:01Speaker 1: you in the best houses available to you. I mean,
- 2:03Speaker 1: it's not something you're you're ever going to regret, which
- 2:06Speaker 1: is buying at the right time. Yeah.
- 2:07Speaker 2: Absolutely, Yeah, brave the cold and enjoy it in the summer.
- 2:11Speaker 1: As mentioned, we've got Max malhern and studio with a
- 2:14Speaker 1: swell real estate agent with Rock Realty and Max. You
- 2:17Speaker 1: and I also had a chance to get caught up
- 2:18Speaker 1: a little bit before before the start of the show.
- 2:21Speaker 1: And you've been with Rock Realty a couple of years now,
- 2:23Speaker 1: haven't you.
- 2:24Speaker 3: Yeah, it's been about two and a half.
- 2:25Speaker 1: Years for somebody that that makes that decision to get
- 2:29Speaker 1: into real estate. What for you was kind of that
- 2:31Speaker 1: that motivator? What made you think, you know what, I'd
- 2:33Speaker 1: love to love to get in the real estate business.
- 2:36Speaker 1: It's a really good question.
- 2:37Speaker 3: I think I have. I have multiple family members that
- 2:39Speaker 3: are in real estate. I think they kind of set
- 2:41Speaker 3: out the guidelines for me and said, hey, you should
- 2:43Speaker 3: maybe give this a shot, and uh, yeah, I guess
- 2:47Speaker 3: once I started, I never looked back.
- 2:48Speaker 1: And that's awesome. Yeah, you're you're a gym guy, which
- 2:52Speaker 1: I which I'd love to hear as somebody who aspires
- 2:55Speaker 1: one day to be that type of person that takes
- 2:57Speaker 1: a bit of motivation. What drives you to do that?
- 3:00Speaker 1: You go to the gym quite frequently, don't you.
- 3:02Speaker 3: Yeah, they're roughly maybe five six days a week, cooking,
- 3:05Speaker 3: eating as healthy as possible.
- 3:06Speaker 2: It takes up a lot of my time.
- 3:08Speaker 3: And yeah, you know, as far as a drive, I think,
- 3:11Speaker 3: you know, I've been doing it for so long. It
- 3:13Speaker 3: just comes down to discippline at this point. You know,
- 3:17Speaker 3: you do something for so long and it kind of
- 3:18Speaker 3: feels unnatural to not do it after a certain point,
- 3:20Speaker 3: you know what I mean.
- 3:21Speaker 1: You ever, you ever have a house that you're that
- 3:23Speaker 1: you're showing or that's that's listed that you go, Guys
- 3:26Speaker 1: like you go, gosh, it's a perfect place to put
- 3:27Speaker 1: a gym at home.
- 3:29Speaker 3: Yeah, yeah, so there's always thought about that.
- 3:31Speaker 1: There's yeah, do you have a gym at your own house? No?
- 3:33Speaker 2: I don't, I don't.
- 3:34Speaker 1: I know a guy that you might want to talk to, Matt,
- 3:37Speaker 1: can probably find you a place, perfect pace for that
- 3:40Speaker 1: workout room. And and the other cool thing is you
- 3:43Speaker 1: and I were talking a bit Max before the show
- 3:45Speaker 1: is travel you are you love to travel, and there's
- 3:49Speaker 1: one particular place, and I hope people pay attention to
- 3:51Speaker 1: this this place because it is a fantastic gem. Let's
- 3:55Speaker 1: talk about kind of your ideal vacation spot.
- 3:57Speaker 3: Yeah, so I've been to I've been to actually a
- 4:00Speaker 3: lot of different countries roughly like somewhere between fifteen and
- 4:02Speaker 3: twenty wow, but Croatia. Croatia is definitely at the top
- 4:06Speaker 3: of that list. It's got a mixture of pretty much
- 4:08Speaker 3: everything that you could ever possibly want. Good food, great people,
- 4:13Speaker 3: and just an all around good time.
- 4:15Speaker 1: Good economy. And it's also for folks that that it's
- 4:18Speaker 1: it's it's for people that don't know what's just across
- 4:20Speaker 1: the sea from from Italy and you get the great
- 4:23Speaker 1: Mediterranean weather and the beautiful beaches and the beautiful everything.
- 4:27Speaker 1: We'll leave it at that. It's a really it's very
- 4:30Speaker 1: jealous that you've that you've done so much traveling at
- 4:33Speaker 1: a chance to do that. Let's let's talk then about
- 4:35Speaker 1: kind of applying. You know, now we kind of know
- 4:36Speaker 1: a little bit about your lifestyle. What what got you
- 4:38Speaker 1: interested in coming to Rock Realty? What what do you
- 4:41Speaker 1: like about working there?
- 4:43Speaker 3: You know, I think I think Rock strives for a
- 4:45Speaker 3: great deal of professionalism, but I think we also know
- 4:48Speaker 3: how to have a good time, you know, whether that's
- 4:51Speaker 3: getting together for work events, or cultivating small work parties,
- 4:54Speaker 3: or you know, even having holiday parties. It's it calls
- 4:57Speaker 3: for great food and even better people. And I think
- 4:59Speaker 3: it's import and have that balance. Most people, from an
- 5:02Speaker 3: outside perspective assume the agents live a pretty stiff life.
- 5:05Speaker 3: I think we're a good representation of the opposite of that.
- 5:08Speaker 3: It's important to be able to look back on your
- 5:10Speaker 3: day and not only reflect, but also have a good
- 5:12Speaker 3: laugh about it. You know, there's only so much you
- 5:14Speaker 3: can control as an agent, and it's easy to let.
- 5:16Speaker 1: That get to your head. That's it's it's cool to
- 5:18Speaker 1: see and and here, and it's thinking of cool to see. Matt.
- 5:21Speaker 1: I noticed something when you came in. You guys are butts.
- 5:23Speaker 1: This is something I've noticed quite a bit of is
- 5:26Speaker 1: with the folks at Rock Realty. You really do have
- 5:28Speaker 1: like you guys are all our are our friend I mean,
- 5:31Speaker 1: you're you're all very We.
- 5:33Speaker 2: Enjoy each other's company, which is who knew co workers can.
- 5:37Speaker 1: Imagine what that is? That is I mean, is that intent?
- 5:39Speaker 1: I mean when you're when you obviously as as as
- 5:42Speaker 1: the owner of Rock Realty and putting this team together.
- 5:45Speaker 1: Is that kind of part of it? Is that is
- 5:47Speaker 1: that office chemistry?
- 5:48Speaker 2: Yeah, I think a huge part of culture. I mean,
- 5:51Speaker 2: you can you can choose to work at any number
- 5:54Speaker 2: of places, right, but you have to enjoy it. You
- 5:57Speaker 2: have to enjoy the people. You have to have kind
- 6:00Speaker 2: of the same values everybody. Uh, you know, looking out
- 6:04Speaker 2: for the clients, but also people that are like, treat
- 6:08Speaker 2: everybody right, yeah, you know, treat their coworkers right, treat
- 6:11Speaker 2: other agents in the transaction right. And uh, you know
- 6:15Speaker 2: that culture does tend to weed out the ones that
- 6:18Speaker 2: don't fit right, and and so we're left with just
- 6:21Speaker 2: some amazing agents. And I'm super proud of the group
- 6:24Speaker 2: we have.
- 6:25Speaker 1: It's really it's it's been cool. And for folks that
- 6:27Speaker 1: haven't had a chance to see what I could see
- 6:28Speaker 1: each and every week firsthand, is it is it's really
- 6:31Speaker 1: cool to see the relationships internally and how it it
- 6:34Speaker 1: then extends then to working with clients, whether you're a
- 6:37Speaker 1: home buyer or you're listing or doing a little bit
- 6:40Speaker 1: of both. That that type of camaraderie and that that
- 6:42Speaker 1: type of really strong relationship runs throughout Rock Realty and
- 6:46Speaker 1: you can learn more online the website Rock Wisconsin dot com.
- 6:49Speaker 1: That's Rock R O c K Wisconsin dot com. Telph
- 6:52Speaker 1: number six O eight six seven three fifty four hundred.
- 6:54Speaker 1: That's six O eight six seven three fifty four hundred.
- 6:57Speaker 1: I drive through stoat In each and every day. Now
- 6:59Speaker 1: I could choose to bypass Stoughton, take the interstate, but
- 7:02Speaker 1: instead I take take Highway fifty one and one thirty
- 7:05Speaker 1: eight right through the heart of Stoton. Why, it's a
- 7:07Speaker 1: beautiful community. It is a really I've got a great downtown,
- 7:11Speaker 1: They've got a great lot of really great things going
- 7:13Speaker 1: for them, and it's one of those very desirable communities.
- 7:16Speaker 1: And Max, this week, your You're featured listing is a
- 7:20Speaker 1: house right in Stone, a beautiful house right right in
- 7:24Speaker 1: that kind of the heart area of Stolton. Let's talk
- 7:26Speaker 1: a little bit about this, this house on South Street.
- 7:29Speaker 3: Yeah, so it's it's already tenant occupied, so it'd be
- 7:31Speaker 3: a great opportunity to start your real estate portfolio. Like
- 7:35Speaker 3: you said, it's in the heart of Stoughton, with with
- 7:37Speaker 3: tenants that have actually occupied it for years, so it
- 7:40Speaker 3: could be a great starter for anyone that's looking to
- 7:42Speaker 3: get involved in the industry or you know, explore your
- 7:46Speaker 3: real estate investing opportunities.
- 7:48Speaker 1: It's interesting when you when you mentioned the opportunities of
- 7:51Speaker 1: you know, getting into real estate, and I know a
- 7:53Speaker 1: lot of people right now are are saying, you know,
- 7:56Speaker 1: where where do I fit, Like, where's kind of that
- 7:58Speaker 1: on ramp to to to being successful or where's that
- 8:02Speaker 1: on ramp for maybe a type of investment that requires
- 8:06Speaker 1: maybe you don't have to know everything about. There's great
- 8:08Speaker 1: management companies out there as well that you can hire.
- 8:11Speaker 1: Something like this in a community like Stoughton is a
- 8:14Speaker 1: huge has a ton of potential for the right person.
- 8:17Speaker 1: It also is is you know, you say, well, what
- 8:19Speaker 1: if my tenants decide they don't you know, they don't
- 8:22Speaker 1: want to rent anymore, they want to become buyers. That's awesome,
- 8:25Speaker 1: desirable community. You'll obviously have people lined up. But the
- 8:27Speaker 1: other thing you could do potentially with something like this
- 8:29Speaker 1: is multi generational. I know a lot of a lot
- 8:31Speaker 1: of families are moving this way where they're saying, you know,
- 8:34Speaker 1: mom and dad, the grandma and grandpa, rather than having
- 8:36Speaker 1: them go to go to a home elsewhere why don't
- 8:39Speaker 1: we find a way to have a perfect property where
- 8:43Speaker 1: it can accommodate the family and the extended family in
- 8:47Speaker 1: peace and harmony and this and you would know better
- 8:50Speaker 1: than Imax, this looks like the perfect place for doing
- 8:52Speaker 1: something like that as well. Yeah, no, I could not
- 8:55Speaker 1: agree more.
- 8:56Speaker 3: You know, realistically, at the end of the day, there's
- 8:58Speaker 3: always gonna be people that are looking to rent, and
- 9:01Speaker 3: there's always gonna be people that are looking to buy,
- 9:03Speaker 3: you know, and if you can be one of those
- 9:05Speaker 3: people that are willing to buy and potentially create some
- 9:08Speaker 3: generational wealth for not only you but the rest of
- 9:10Speaker 3: your family, I think I think it's equally as important.
- 9:13Speaker 2: It's always This one definitely piqued my interest. I mean,
- 9:15Speaker 2: when we first purchased in two thousand and three, it
- 9:18Speaker 2: was in Stoughton, and it was a duplex and this
- 9:21Speaker 2: is an over under duplex, Is that right, Max? That's right?
- 9:24Speaker 2: So you know what it offers there. It offered our
- 9:27Speaker 2: family a ton of flexibility, So we moved into one side,
- 9:31Speaker 2: so essentially you could move into the lower level or
- 9:33Speaker 2: the upper level, rent out the other side, and it
- 9:35Speaker 2: was some of the cheapest living for you know, for
- 9:38Speaker 2: owning a property because they're paying for at least half
- 9:40Speaker 2: your mortgage usually. And I've been surprised over the year
- 9:43Speaker 2: because I've had a number of rental properties in Stoughton
- 9:45Speaker 2: just you know the rent there's always renters. It's just
- 9:49Speaker 2: you know, it's in Dane County, you know, and you
- 9:51Speaker 2: know the rental market everywhere is really strong right now.
- 9:54Speaker 2: So for people that either want to own or occupy,
- 9:56Speaker 2: or actually get into investments for the first time and
- 9:59Speaker 2: not just quick mentioned the address here at six oh
- 10:01Speaker 2: eight South Street and Stoton and it's listed for three
- 10:04Speaker 2: hundred and forty thousand dollars and it's got both a
- 10:07Speaker 2: two better man and one better unit.
- 10:09Speaker 1: Oh perfect.
- 10:10Speaker 3: The seller is incredibly motivated.
- 10:12Speaker 1: Oh well, then you better. Today's day pickup phone Max,
- 10:15Speaker 1: what's the best number for folks that are looking to
- 10:17Speaker 1: maybe set up a showing and take a look at
- 10:19Speaker 1: the talk get more questions? What's good number to reach
- 10:21Speaker 1: you at?
- 10:21Speaker 3: Best number for me it would be six year eight
- 10:24Speaker 3: five zero nine three eight zero seven. And that's six
- 10:26Speaker 3: year eight five zero nine three eight zero seven.
- 10:29Speaker 1: Thirty eight oh seven five zero nine thirty eight oh seven.
- 10:32Speaker 1: That's from Max Malhern of course, with Rock Realty. Speak
- 10:34Speaker 1: of Rock Realty. You can learn more of their website
- 10:36Speaker 1: Rock Wisconsin dot com. That's Rock roc k Wisconsin dot com.
- 10:40Speaker 1: Check out this week's featured listing right at six oh
- 10:42Speaker 1: eight South Street in Stoton. Again, if you want to
- 10:45Speaker 1: get a viewing, get a showing what a great opportunity
- 10:47Speaker 1: it is for you. Maybe you're looking to buy that
- 10:50Speaker 1: buy that rental property, or maybe you're looking to live
- 10:53Speaker 1: in the in the property and rent have or you're saying,
- 10:55Speaker 1: you know what, I've have a number of investments and
- 10:57Speaker 1: this sounds like just another great one for the portfolio.
- 11:00Speaker 1: A phone, give Max call six O eight five zero
- 11:02Speaker 1: nine thirty nine oh seven. That's thirty nine five zero
- 11:05Speaker 1: nine thirty nine oh seven. The website of Rock Wisconsin
- 11:07Speaker 1: dot com. That's Rock r Ock Wisconsin dot com. We'll

- 11:13Speaker 1: that next as Ask the Experts with Rockrealty continues right
- 11:16Speaker 1: here on thirteen ten wu I b I thirteen ten
- 11:20Speaker 1: wu I B A and ask the experts hanging out
- 11:22Speaker 1: with Matt Heiman and Max Halhern Malhern excuse me too
- 11:26Speaker 1: many ms h's all that stuff. Of course they come
- 11:28Speaker 1: to this from Rockrealty. Other website Rock Wisconsin dot com.
- 11:32Speaker 1: That's Rock RCK Wisconsin dot com. I mentioned the website
- 11:36Speaker 1: happened mentioned downloading the app. If you've got an iPhone
- 11:39Speaker 1: or you got one of those androids, just head on
- 11:41Speaker 1: over to MLS dot Rocks backslash app and you can
- 11:44Speaker 1: download the app for Rockrealty again, that's MLS dot Rocks
- 11:48Speaker 1: backslash app. And of course the website Rock Wisconsin dot
- 11:52Speaker 1: com that's r O c K Wisconsin dot com. And Max.
- 11:55Speaker 1: One of the things I love getting that opportunity each
- 11:57Speaker 1: week and ever so often to get to chain talk
- 12:00Speaker 1: with agents is get some of the stories and some
- 12:02Speaker 1: of the insights of what it's like to be a
- 12:04Speaker 1: real estate agent. And I know memories are created every day.
- 12:09Speaker 1: The families and the folks that you get a chance
- 12:11Speaker 1: to work with. What a great experience that is to
- 12:14Speaker 1: see them whether it's their first home or whether it's
- 12:17Speaker 1: their fifth home, or whether it's even an investment property.
- 12:20Speaker 1: Being part of that process and hearing about some of
- 12:22Speaker 1: the experience. Let's talk about one of the more memorable
- 12:25Speaker 1: experiences you've had, Max with clients.
- 12:27Speaker 3: Yeah, I mean as far as one specific one. It's
- 12:30Speaker 3: hard to say, but I guess put it into a hole. It's,
- 12:34Speaker 3: you know, any transaction that ends up being a smooth
- 12:36Speaker 3: experience as the one that every agent drives for. As
- 12:39Speaker 3: I said before, you know, you can only control so much,
- 12:41Speaker 3: and it's easy to let that get to your head.
- 12:43Speaker 3: So memorable experience has come with relationships you build with
- 12:45Speaker 3: a client. I've had so many occasions where I connect
- 12:49Speaker 3: so well with a client that we actually end up
- 12:50Speaker 3: befriending each.
- 12:51Speaker 2: Other outside of their work life.
- 12:53Speaker 3: So it's experiences like these that make it worthwhile and
- 12:58Speaker 3: truly fun.
- 12:59Speaker 1: What about some of the channel so we think about it.
- 13:02Speaker 1: I think we all have these visions of that perfect
- 13:04Speaker 1: closing day and everything went fantastic. There are and part
- 13:08Speaker 1: of why folks should be working with a good agent
- 13:11Speaker 1: is challenges will come your way. It's part of it's
- 13:15Speaker 1: just part of the part of the deal is they
- 13:17Speaker 1: are going to happen. You work with a great agent.
- 13:19Speaker 1: That's what they're there for, to help you overcome challenges.
- 13:21Speaker 1: Let's see some of those. Let's talk about some of those,
- 13:23Speaker 1: Max and a challenge or two that you've experienced and
- 13:26Speaker 1: kind of how that all worked out.
- 13:28Speaker 3: Yeah, you know, when you're first starting out, things are
- 13:30Speaker 3: things are a bit slow. But I think the biggest
- 13:32Speaker 3: challenge for me now being two and a half years
- 13:34Speaker 3: into it is probably learning how to oversee multiple deals
- 13:37Speaker 3: at once. So throughout any given transaction, you can find
- 13:40Speaker 3: yourself speaking to maybe four or five people throughout, you know,
- 13:43Speaker 3: throughout the transaction, make sure it goes smooth, and then
- 13:46Speaker 3: you multiply that by six or seven and then the
- 13:48Speaker 3: next thing, you know, your day gets completely filled up
- 13:50Speaker 3: with drafting emails, making phone calls, as sorting documents essentially
- 13:54Speaker 3: just really put in your memory to the test. But
- 13:58Speaker 3: finding ways to automate these processes have been super important
- 14:01Speaker 3: to me and my success as an agent.
- 14:04Speaker 1: I want to ask Matt two about that. I know
- 14:06Speaker 1: one of the things with Rock Realty is providing tools.
- 14:08Speaker 1: As we talk about, you know, a good agent is
- 14:11Speaker 1: going to be busy. I mean, that's that's that's that's
- 14:14Speaker 1: a sign of a great agent is somebody that's got
- 14:16Speaker 1: that's got a lot going on. And I think one
- 14:18Speaker 1: of the great things about Rock Realty is you guys
- 14:21Speaker 1: work and part of part of at your core is
- 14:24Speaker 1: finding ways to work more efficiently, not just for the agents,
- 14:28Speaker 1: but for home buyers, think about things like the website,
- 14:30Speaker 1: the app and other things to really make that process
- 14:32Speaker 1: go as smooth as possible and really make it user friendly.
- 14:36Speaker 2: Yeah yeah, I mean we've obviously spoken often about the
- 14:40Speaker 2: public facing tech that we offer, right, but you know,
- 14:44Speaker 2: on the backside, the agents have their own set of
- 14:46Speaker 2: different softwares and tech that they use. And you know,
- 14:49Speaker 2: it's a to Max's point, if you've got one closing,
- 14:53Speaker 2: you've probably got five or six other clients in the
- 14:56Speaker 2: hopper in your pipeline that you're you're also working with, right,
- 14:59Speaker 2: So so to be a successful agent, you've got to
- 15:02Speaker 2: be working with you know, twenty thirty forty people you
- 15:04Speaker 2: know clients wise, right, and every transaction is title company,
- 15:09Speaker 2: you know, a lender, you know the other agent in
- 15:12Speaker 2: the transaction. So we put together things like, you know,
- 15:16Speaker 2: a CRM that you can take all your notes to
- 15:20Speaker 2: make sure that you know you're putting down everything it's
- 15:22Speaker 2: important for that client, and then you know it's available
- 15:24Speaker 2: on your phone in an app, and then you know,
- 15:27Speaker 2: we've got the ability to be on the go and
- 15:30Speaker 2: drafting offers from their phone, having them electronically signed. You know,
- 15:33Speaker 2: while they're while they're on lunch somewhere, So it definitely helps.
- 15:36Speaker 1: It's amazing with what you're able to do. I remember,
- 15:39Speaker 1: and it was we didn't buy all that long ago,
- 15:40Speaker 1: but I remember Fax machines.
- 15:42Speaker 2: Were still probably had. I've got a yellow printed sheets
- 15:47Speaker 2: where you could pull it apart in.
- 15:48Speaker 1: The little carbon copy literal car. People like what is
- 15:51Speaker 1: carbon copy? The kids these days ago? There was a
- 15:53Speaker 1: time where we separate those pages. Max. I want to
- 15:57Speaker 1: ask too about about your experience. You were talking about
- 16:00Speaker 1: the relationships that develop in the closeness when it comes
- 16:03Speaker 1: to working with your clients. And I've got a guess too,
- 16:06Speaker 1: for for you or any agent, word of mouth as
- 16:08Speaker 1: we as as as we get these experiences, reminding people
- 16:12Speaker 1: that if you've had a great experience, tell your friends,
- 16:14Speaker 1: and I know you probably get a lot of clients
- 16:17Speaker 1: from previous clients, a lot of folks that have said,
- 16:20Speaker 1: I worked with with Max at Rock Realty. Uh, this
- 16:23Speaker 1: is the guy you should you should contact. That's that's
- 16:25Speaker 1: a huge benefit too, isn't it.
- 16:27Speaker 3: Yeah, that's one of the greatest things you can ever
- 16:29Speaker 3: receive as an agent, you know, is when you have
- 16:32Speaker 3: such a good transaction it's it's so smooth that they
- 16:34Speaker 3: end up preferring you to their friends and family and
- 16:38Speaker 3: ultimately creating a you know, a great environment for for
- 16:41Speaker 3: you and your clients.
- 16:42Speaker 1: And yeah, and kind of bringing it back back around
- 16:46Speaker 1: to this week's featured listing and Matt, one of the
- 16:48Speaker 1: things you had mentioned was, uh, first purchase you ever
- 16:51Speaker 1: made was was a duplex. And I know right now
- 16:54Speaker 1: there's a as as you know, you talked with younger
- 16:56Speaker 1: folks and people that are looking to get into home ownership.
- 17:00Speaker 1: They say there's a lot of and there's always been,
- 17:02Speaker 1: but there's right now there are some challenges for folks.
- 17:04Speaker 1: There's you know, how values are there. One of the
- 17:07Speaker 1: things that I think more people need to explore, especially
- 17:10Speaker 1: people with first time hob buyers. Are places just like
- 17:14Speaker 1: this that are that are offer not only are you
- 17:18Speaker 1: owning a home, but you've got an investment opportunity for
- 17:21Speaker 1: a few years. You could move on from that house
- 17:23Speaker 1: or keep it double. Yeah.
- 17:25Speaker 2: I would say like this offers so many benefits and
- 17:27Speaker 2: people just don't know to look at the multi family
- 17:30Speaker 2: option number one. If it's anything usually four units are below.
- 17:34Speaker 2: You can just get a normal residential loan if you're
- 17:36Speaker 2: going to occupy it, you don't need some sort of
- 17:38Speaker 2: commercial financing, right, so you can go in and you're
- 17:42Speaker 2: essentially getting an investment property for an extremely low down payment.
- 17:46Speaker 2: Number two is any existing income that you're receiving from rent.
- 17:50Speaker 2: And obviously I'm not a lender, but last I checked,
- 17:53Speaker 2: you could actually claim seventy five percent of the incoming
- 17:56Speaker 2: rent as your income, which helps your dead to income ratio,
- 18:00Speaker 2: which helps you get approved for a higher amount. I
- 18:02Speaker 2: know that we got approve for thirty or forty percent
- 18:04Speaker 2: more when we bought that duplex than we would have
- 18:06Speaker 2: if we had bought a single family home.
- 18:08Speaker 1: That is amazing. And we look at this one here
- 18:10Speaker 1: at six o' eight South Street. The prices is outstanding.
- 18:15Speaker 1: We talk about and the fact that there are there
- 18:17Speaker 1: are renters, there are current tenants right there, so you've
- 18:20Speaker 1: got income right, good to go in again. As bad
- 18:23Speaker 1: as you pointed out earlier, especially you look at the
- 18:25Speaker 1: stodent area, there is no shortage of people lining up
- 18:29Speaker 1: for an opportunity to say.
- 18:30Speaker 2: I get messages all the time, do you have any
- 18:32Speaker 2: apartments available now?
- 18:33Speaker 1: Yeah? So check that out. It's that's six o' eight
- 18:35Speaker 1: South Street again. The list price is amazing. They're in
- 18:39Speaker 1: forty thousand again. You can get more details online Rock
