- Ben: Morning and welcome to your short-term rental bulletin. There's a quieter but important positive shift happening in Europe right now. Cities are starting to professionalise and not just restrict short-term rentals. Several European markets are refining not expanding rules with clearer frameworks emerging around registration, taxation and permit use. In places like Italy and France, recent updates are focused on how to operate legally not just limiting supply. We're seeing more digital registration systems, clearer category definitions, primary versus secondary homes, and in some cases, faster processing times for permits. At EU level, the push for standardizing data sharing is also expected to reduce fragmented local requirements over time. This is a shift from uncertainty to structure. For years, operators have struggled with unclear or inconsistent rules. Now, in some markets, the path to compliance is becoming more predictable. Clarity is emerging and clarity favours professional operators. Less grey area, more structure. That's a win if you're building long-term in Europe. Thank you for watching and I'll see you tomorrow.
