- 0:00There's three types of assets that are available for you to grow your money. The
- 0:03first, the reason why crypto, or what I like to call shitcoins,
- 0:07has done so well is because it's purely speculative. So
- 0:10we're gonna move this crypto shitcoin. We go to F,
- 0:14fail. The whole idea of investing is to outperform inflation.
- 0:18And so a term deposit won't do that. All right, so the next asset is
- 0:21the one that almost everybody hangs their
- 0:25hat on. So here's what I'm gonna do. We're gonna rank the worst to
- 0:28the best assets to grow your wealth. Buckle
- 0:32up. I'm Lloyd James Ross, seven figure investor and entrepreneur and
- 0:35I've helped thousands of business owners and professionals turn financial stress
- 0:39into success. If you're stuck in old money habits, overwhelmed by
- 0:43investing or unsure where to start, this is for you. I'll
- 0:46give you the mindset and strategies to take control, grow
- 0:49your wealth and achieve financial freedom. It's time to make your
- 0:53money work for you. You've been investing wrong and it's costing
- 0:56you more than you think. You sit there, staring
- 1:00at your investment account, wondering why it's not growing the
- 1:03way you thought it would. You followed all the advice, buy, hold,
- 1:07dollar cost average, diversify, but somehow your
- 1:10portfolio just isn't delivering the wealth you
- 1:14imagined. And then frustration kicks in. You see others talking
- 1:17about their wins, doubling their money, retiring early, and living stress-free.
- 1:22Meanwhile, you're stuck watching your investments crawl at a snail's pace,
- 1:26or worse, losing money. But deep down, you
- 1:30start questioning everything. Did I pick the wrong stocks? Should
- 1:33I have gone all in on crypto? Is real estate the answer? You
- 1:37read articles, watch YouTube videos, and even ask for advice.
- 1:41But the more you learn, the more confused you become. So
- 1:45you stay stuck, doing all the same things, expecting different results,
- 1:49while time slips away and your dreams of financial freedom
- 1:52remain just out of reach. The truth? You're not
- 1:55alone. Most people are investing wrong, not because they're lazy
- 1:59or careless, but because they were never taught the
- 2:02right way. And until you fix that, real wealth will always
- 2:05feel just beyond your grasp. Most people have no
- 2:09idea where to put their money for the best returns. They follow trends,
- 2:13chase hype, and end up disappointed. But
- 2:16if you actually look at the numbers over the last 30 years, the
- 2:19rankings might surprise you. Let's break it down worst
- 2:24to best. Before I do that, I want to teach you three things, the
- 2:28three types of assets that are available for you to grow your money. The
- 2:31first is speculative. This means you have
- 2:34no idea what you're buying and the only reason you're buying it is so it goes up. The
- 2:38second type is called non-productive assets and these are things that
- 2:41don't necessarily produce anything. You can make money from them predictably
- 2:45but they don't produce anything. And the third type is the best type. They're
- 2:48called productive assets, and they produce things while you sit there
- 2:51and watch them. And they're the type of assets that can grow your money effectively. But
- 2:55most importantly, they're the ones that are going to provide you with absolute financial
- 2:58independence because they produce cash flow. So speculative, non-productive,
- 3:03and productive. So here's what I'm going to do. We're going to rank the
- 3:06worst to the best assets to
- 3:10grow your wealth. Buckle up. Stay to the
- 3:13end because I'm going to keep the best one to last. You
- 3:16don't want to miss it. So here we are. Best and worst investments based on
- 3:19my own personal results and knowledge. It's not advice. It's
- 3:23just how I think I'd approach these assets. And hopefully, it's going
- 3:26to give you some knowledge so you can understand why I
- 3:30am doing this the way I am and how my brain works when it comes to investing, okay? So
- 3:33you can see I've ranked them S, A, B, C, D, F, and I'm gonna actually
- 3:37move them to the rank based on what I feel about them. The very first
- 3:41one, in my opinion, is the worst. And a
- 3:44lot of people are gonna disagree with me. That's great. I
- 3:47want you to question yourself. Are you a multimillionaire and do you have financial independence? If
- 3:50the answer's no, maybe listen up. And if
- 3:53the answer's yes, well, maybe do a YouTube clip and I can come and comment on yours. Alright,
- 3:57so, the very first one, coming in dead last,
- 4:02are what I like to call shitcoins. Yes,
- 4:06hyped up speculative assets, if you can call them
- 4:09that, that might skyrocket today, but crash to zero
- 4:12tomorrow. You hear about people making millions overnight, but let's
- 4:15be real, those gains don't last. And if you want to gamble, you're better
- 4:19off going to the casino, probably. But, the reason why crypto, or
- 4:23what I like to call shit coins has done so well is because it's
- 4:26purely speculative. And so it can be bid up very quickly. But
- 4:29the only way to make money in that is to actually sell
- 4:34that asset to a greater fool. And it follows this thing called the greater
- 4:37fool theory. Okay, now the greater fool theory suggests that when
- 4:40you buy an asset, the only way You can make money
- 4:44is if you sell it again to a greater full. The
- 4:47problem with that is it needs more people to buy it for it to go up
- 4:50in value. And that's why they call it a Ponzi because it requires more
- 4:54people to join the network for it to go up. And that's almost identical to
- 4:58a Ponzi scheme. So you think about how you're gonna make money,
- 5:01it's very speculative. It's a guess because you don't know what it's
- 5:04worth. And the reason you don't know what it's worth is because it doesn't produce income. So you
- 5:07can't discount it back using a simple formula to determine if
- 5:11you're getting a bargain or you're getting ripped off, right? It's like a
- 5:14hot potato. It's the Hope Diamond. It's
- 5:17like dancing as Cinderella at the ball, and
- 5:21you know you're gonna turn into a pumpkin at midnight, but there's no clocks
- 5:25in the room. No one knows when it's gonna collapse. Does that make sense?
- 5:28So, when it comes to Bitcoin, many investors fall into this trap. Unlike
- 5:32stocks, which generate earnings, and real cash flow, and real estate, which creates
- 5:36rental income, Bitcoin doesn't produce anything. It's one of those really non-productive, speculative
- 5:40assets. Its price is purely based on supply and
- 5:43demand and speculation. People buy Bitcoin because it has no intrinsic
- 5:47value, but because they believe someone else will pay more for it in the future. Which
- 5:51is why Bitcoin is the absolute
- 5:55worst of the lot. Because the reality is, because it's
- 5:58got no intrinsic value, if you wind the clock forward 20 or 30 years, it
- 6:01probably won't be here. And people say, well Lloyd, it's worth $100,000. I'm like,
- 6:05$100,000 a what? $100,000 in fiat currency, the very currency
- 6:09you think it's going to actually overtake, and you're measuring all your success in fiat currency, the
- 6:12number one currency you think it's going to overtake. What are you, crazy? It's ridiculous. You
- 6:16just want the fiat currency so you can buy a house in a Lambo. Am
- 6:20I wrong? All right, so we're going to move this. Crypto,
- 6:24shit coin. We go to F, fail.
- 6:29Not a good asset, okay? You watch. And how I know that too
- 6:32is nobody, nobody who's wealthy in
- 6:35the world today has got there from purely
- 6:39investing in Bitcoin. Even Michael Saylor, who is the Bitcoin God, he
- 6:43has actually built a business, a SPAC, that's actually developed over time as
- 6:46a listed company to actually create wealth for him in fiat currency, okay?
- 6:50So, moving on, what's the next one? Next up, we've
- 6:53got term deposits. If you love watching
- 6:57paint dry and getting returns that barely beat inflation, then this one
- 7:00is for you. Sure, they're safe, but when inflation is eating
- 7:04up 3-4% per year, and you're only getting 3-4% per year back, you're not making a
- 7:09return at all. Without a doubt, they're safe and they do
- 7:13serve a purpose because if you are looking to park your money for a period of time
- 7:16to just leave it there in cash, it is good in
- 7:19the sense that it can provide some return so your funds don't get
- 7:22gobbled up by inflation. But the reality is, because it's in
- 7:26a term deposit, the money itself can't grow beyond inflation, which
- 7:29means your money in the future is not going to be worth any more. The whole idea of
- 7:33investing is to outperform inflation. And
- 7:36so a term deposit won't do that. And I don't have any using term deposits
- 7:39in Australia. If you go to America, the term deposits are like 0.5%. So how are
- 7:44you supposed to make money if inflation is at 3% or 4% and you're getting 0.5%? You're
- 7:49losing money in term deposits. It wasn't always that way. There
- 7:52was a time when term deposits were 15%, 16%, but
- 7:55also inflation was running at 15% or 16%. So
- 7:59the reality is term deposits are just an inflation hedge.
- 8:03They're okay, they're certainly safe, but at the end of the day, they're not going to
- 8:06perform as best as possible for an asset. So what we're going
- 8:10to do with a term deposit, we're going to move a term deposit. I
- 8:14think a term deposit is better than Bitcoin. So I'm going to
- 8:17move this up here because in the future, Bitcoin will go to zero because it's
- 8:21worthless. There's no intrinsic value. Whereas a term deposit, it'll protect your
- 8:24wealth. You'll keep your money. I've got a friend of mine. He's got about $600 million
- 8:28in interest bearing deposit in a bank. Yes, 600 million. So
- 8:32if he can put 600 million and sleep soundly at night, it's going to be sensible to
- 8:35have it there to protect your wealth. but it won't grow
- 8:39it fast. So it's a really good place to store it until you find a
- 8:42better place for it. I'm a poet and didn't know it. Okay,
- 8:46so. Next one on
- 8:49the best and worst investments chart here. We're
- 8:52gonna move on. We've got, which is very similar to term deposits actually,
- 8:57bonds. Bonds, what are bonds? Bonds is simply an IOU. You
- 9:00can have treasury bonds, which is where you're lending money to the government. You
- 9:03can have corporate bonds, which is where you're lending money to companies. And
- 9:07you can have municipal bonds, where you're lending money to the municipality, right? There are
- 9:10different types of bonds. A bonds is basically when you're lending money. You lend the money,
- 9:14they give you a bond, which is a financial instrument. Okay, now bonds, how they work is
- 9:17they actually produce a coupon or income to you. So when you lend money, you're
- 9:21getting paid interest from the person you're lending it to. Okay, it's effectively
- 9:24money lending in a very structured manner. You can buy and
- 9:28sell bonds, 30 year bonds, 10 year bonds, one year bonds. In
- 9:31fact, right now, Warren Buffett, the wealthiest investor who's ever
- 9:34lived. In fact, right now he's ranked number nine richest in the world. And
- 9:38he's been number one before. And he actually owns right now, as I
- 9:41say this and record this, he's actually got $335 billion
- 9:46invested in bonds. So you're thinking to yourself, well, why has he
- 9:49got $330 billion more? He owns more bonds than
- 9:53the US government. Why is that? Because he's not ready yet to deploy the
- 9:56money into more productive assets. And in his letter to shareholders that
- 9:59just came out two days ago, he said he much prefers to put it
- 10:02into stocks than hold it in short-term bonds. But right
- 10:06now, he can't find anything effective to buy. So
- 10:09it tells me straight away that the market's overpriced in stocks. But
- 10:13when he finds something effective that matches his requirements,
- 10:17he'll take it from bonds and he'll put it into stocks. So he knows that
- 10:20stocks are better than bonds. So we can't put bonds up too high in
- 10:23the rankings of best and worst investments. But because bonds are really
- 10:27safe. Treasury bonds, just so you know, are actually called
- 10:30risk-free assets. They're risk-free. Why? Because they're fully backed
- 10:34by the government, meaning you cannot lose because the government will
- 10:37just print money to give you back the interest on your bond. So
- 10:41treasury bonds are risk-free, which is what actually props them
- 10:44up higher on the chart. But the reality is they don't produce much.
- 10:47So it might give you the same returns as a term deposit. So
- 10:51it's very difficult to outperform inflation. And the worst part about it, too, similar
- 10:55to term deposits, is the income you're creating from those assets is
- 10:58fully taxable. meaning you're gonna get 30% of
- 11:01your cashflow taken away from you by the government because interest
- 11:05income from bonds and term deposits is fully taxable.
- 11:09There's no tax relief, right? So that keeps them low on the chart. So
- 11:12we wanna put bonds, they're very safe, they're probably on
- 11:16par with term deposits and
- 11:19we can put them there on the chart, okay? So they're a D because They
- 11:23can serve a purpose for short-term cash needs for sure, but right now
- 11:26we're talking about growing your wealth. We might even put them up. I feel sorry for
- 11:30the bonds. We're gonna put them up here. Hey, you can't knock the bonds too much. We'll
- 11:33put them to C, okay? All right, there you go, bonds. You can go to C. That's
- 11:36much better, all right? Because Warren Buffett owns a lot of you, so they're okay. All
- 11:39right, so the next asset is the 1. that almost everybody
- 11:44hangs their hat on, the one that most people love. If
- 11:47they could take it to bed and sleep with it, they would, especially
- 11:51in this country here in Australia. And it is none other than real
- 11:54estate, especially residential real estate in Sydney. But It's
- 11:57not always the way. It's not always the case, okay? Now, of course, real estate
- 12:01is a productive asset. How is it productive? It produces income from renting it out and
- 12:04land values go up. Why do land values go up? It's because they're not producing any
- 12:07more land. There's only a finite supply. They are producing more housing.
- 12:11So you can oversupply the housing market from construction, but
- 12:15land itself is where the value lies. So land goes
- 12:18up over time if there's population growth and limited supply of
- 12:22land, and also if there's a desirable place to live, right?
- 12:25But, The reality is that it's not always gonna go up.
- 12:29Little do people realize that it doesn't always go up. It's just gone up in the last
- 12:32few years, but it's definitely up there as one of the best assets you
- 12:36can own without a doubt. So I'm gonna move it up on the slide in a second, but
- 12:39I wanna just explain something to you about real estate. In the book, Rate
- 12:42of Return of Everything from 1970, 2015 it was published,
- 12:46it indicates historically residential real estate has offered returns
- 12:50of about 7% a year, which is actually pretty good. Considering
- 12:53inflation is 3 or 4%, it does beat inflation. But
- 12:57unfortunately, people think that it produces 20% a year because that's
- 13:00what it's done over the last couple of years. But that's a recency bias in your head
- 13:04working against you. 7% is about what it takes to
- 13:08actually beat inflation. So long-term returns are about that. And
- 13:12here's the thing, there's a rule called the rule of 72. And how the rule of
- 13:1672 works is you take the number 72, divide it by the annual
- 13:19return of an asset, and it'll tell you the number of years it's gonna take for that asset
- 13:22to double in value, right? So if we take the rule of 72, and
- 13:26we divide it by 7% return, which is what real estate does, you
- 13:30can see it doubles every 10 years. That's where the
- 13:33real estate, your Bible or prayer comes from, real estate doubles every
- 13:3710 years. That's like this paradigm that everyone's got in their head. it's because of the rule of
- 13:4072, because it produces about 7% a year on average. Now,
- 13:44there are different types of real estate, your residential real estate, commercial real estate, industrial real estate,
- 13:47put goal options, construction, you can renovate it, you can develop
- 13:51it. I mean, there's lots of things you can do, you can farm it, you know,
- 13:54there's lots of things you can do real estate. So it's wonderfully flexible, right? So,
- 13:59residential real estate is returned about 7% a year on average, and commercial
- 14:03real estates return a lot more. But commercial real estate is far more risky, because
- 14:06you actually got a business who's the tenant, and you can't always find
- 14:09effective tenants for commercial real estate, right? I remember this
- 14:13property that we once owned that the tenant legged it and left. And
- 14:16all of a sudden, you got to pay the body corporate fees, you got to pay the bank, the mortgage, because
- 14:20the business went broke. So you got to be very careful, you don't own commercial real
- 14:23estate, without understanding it fully. And certainly with residential,
- 14:27it's a lot more simple because everyone needs a place to live because they
- 14:30need shelter, right? It's a very basic human need. So it's a very, very
- 14:34popular asset for people to leverage and use. So it's very good for
- 14:38the community, right? Like we need housing. So that's why it's never going to go
- 14:41out of fashion. Okay, so now we're gonna rank real estate, but before I do that, where
- 14:44are the rankings sitting? Firstly, we've got shitcoin at F, we've
- 14:47got term deposit at D, and we've got our bonds sitting at
- 14:50C. So where does real estate rank on this scale? Let's
- 14:54move it up here. Oh, oh, we're gonna put it up to B. Yeah,
- 14:58I think it's a wonderful asset class. And if it was a little bit more undervalued, I
- 15:02would buy it in spades. In fact, during the GFC, I was offered to buy
- 15:06apartments in service paradise here, which is very popular place to live in Australia. Forget
- 15:10get get this ready. I was offered to buy apartments in
- 15:13service paradise for $50,000. Can
- 15:16you believe that? So I've actually seen real estate go down as
- 15:20well as up and it will do that because if you look at different markets at the moment,
- 15:23you look at China, real estate's dropping and falling. You
- 15:26look at Japan, real estate in Japan
- 15:30hasn't grown since 1991. It's
- 15:3535 years of no growth, or 33 years of no growth.
- 15:38It's gone down. And people are like, it always goes up. No, it doesn't. Japan didn't,
- 15:42it hasn't gone up for 30 years. It's gone down. China's
- 15:46gone down. And guess what happened in the United States after 2008? If
- 15:49you haven't seen the big short, the movie, which is one of the best news ever when it comes to money, go
- 15:52watch it. Real estate fell off 2008 when they realized
- 15:56that strippers were buying five homes at a time with ninja loans, no income,
- 15:59no job, no stability. So it doesn't
- 16:02always go up. And right now there's a massive bubble in Australia. You
- 16:06can buy a French Chateau castle with 35 bedrooms
- 16:10for 1.7 million euros, or you can buy a
- 16:14shitty four bedroom in Penrith for that. So you
- 16:17choose, you tell me if it's not in a bubble, but it is. So it doesn't always go up, whether
- 16:21the bubble bursts, well, that's up for debate when it's going to happen. But
- 16:24real estate just cannot go up continually, because eventually the people
- 16:27in the country will not be able to afford it because wages don't rise at the same rate. So
- 16:31you got to be careful when you buy real estate. So again, getting back to what I'm talking about, I
- 16:35would, I love real estate. but I don't like overpriced real
- 16:39estate. Why? Okay, so that's why it's sitting at B, but
- 16:42at different times, it might sit at A. Just quickly, if you're ready to take control
- 16:45of your finances but feel stuck on where to start, I have a
- 16:48solution. My book, Money Buys Happiness, simplifies investing
- 16:52and wealth building with practical steps to help you achieve financial peace.
- 16:57Get your copy via the link in the show notes and let's get your money working for
- 17:00you. Now back to the episode. Okay, moving on. We've
- 17:04got the next one, gold. One of the oldest
- 17:08currencies in the world, right? For thousands of
- 17:11years, gold has been a currency, but here's the thing with currencies. Currencies are
- 17:15a terrible investment. Why? Because you can only make money
- 17:19by selling it to a greater full. There's no value in currency. There's no value
- 17:22in fiat currency. There's no value in cryptocurrency, right?
- 17:25And the same thing, there's no real intrinsic value in gold, although,
- 17:30It is better than crypto because it does actually have some
- 17:34utility. You can use gold to do different things, okay? Now
- 17:37back in the, before the 1970s, they actually had the currency
- 17:41attached to gold. It was called the gold standard. But when Nixon came in,
- 17:44he took the fiat currency, the US dollar, off the gold standard and
- 17:47inflated the currency, okay? Now I believe Elon and
- 17:50Trump are actually trying to, they're actually going to inspect Fort Knox right now, and
- 17:54they're gonna try and tie the fiat currency, I think, back to the gold standard and
- 17:58delete the Fed. pretty certain that's the objective they're going for, although I
- 18:01don't know them personally so we'd have to ask them, but it looks to me like they're going to go
- 18:04back to the gold stand. So gold, for a long time, has been a
- 18:07reserve currency, so that's why it ranks higher than
- 18:11shitcoin on the actual chart, alright? So for
- 18:14the last 30 years, it's returned about 7.5% annually, which is
- 18:17actually really good return. So you can see that it's been a
- 18:21very effective hedge against inflation, but it doesn't
- 18:24really create wealth because it doesn't produce anything. It's
- 18:27actually a non-productive asset. What do I
- 18:30mean by that? Well, let's talk to Warren Buffett, the greatest investor who's ever lived
- 18:34and the richest man in the world. So Warren Buffett explains it best. He says,
- 18:38Buffett said that he had no opinion on where gold might
- 18:41go. He said, the one thing I can tell you is it won't do
- 18:45anything between now and in the future except look
- 18:48at you. What does that mean? Well, here's an example. In
- 18:51contrast, stocks or businesses like Coca-Cola, Walmart,
- 18:56Wells Fargo, right? Which are productive, they'll generate
- 18:59money and the value of the business will go up. So they're a lot better, it's a lot
- 19:03better to have a goose that lays a golden egg than just have a goose that
- 19:06sits there and maybe goes up or down in value, okay? Because
- 19:10gold doesn't lay golden eggs. It just sits there exactly the
- 19:13same, right? As Warren Buffett explains it, all the gold in the world at
- 19:17this time is worth about $7 trillion. And by his
- 19:20calculations, that's equivalent in value to
- 19:23a billion acres of farmland in the United States, seven
- 19:27ExxonMobil businesses, plus a trillion bucks in
- 19:31just walking around money, right? So if you offer me the choice of
- 19:35a 67-foot cube of gold that will not change ever,
- 19:40or a billion acres of farmland that produces cotton, soybeans,
- 19:44crop, oil, and seven exo-mobile businesses on top
- 19:47of that that produces oil, and a trillion dollars of walking around
- 19:51money, which one would you take? You wouldn't take the flippin' block
- 19:54of gold. It doesn't produce anything. And this is why
- 19:58gold does not rank highly on the chart, okay? So
- 20:02let's move gold to where it really belongs, which is probably no
- 20:05higher than bonds.
- 20:10We're sitting it right there with bondy bonds. In fact, it's probably a little bit less. I'm going
- 20:13to stick it in between. It's going to get a D and a half right there on
- 20:17the chart. Okay. Sorry, gold. You don't produce anything. Okay. So
- 20:21we can't have financial independence if they have no cash flow. The only way
- 20:24to make money is to sell it to a greater full. It also
- 20:28follows the greater full theory. Okay. All right. It
- 20:31only leaves a few left. So what's going to be the best? Stay tuned to
- 20:34the end because I'm going to show you the very best investment you can make. All
- 20:38right. Now, let's move on. One of my favorite, favorite
- 20:42investments of all time is this one. And of course, it is stocks.
- 20:46Historically, stocks for the last 30 years have
- 20:50returned around 10.97%. Absolutely destroying
- 20:55inflation, which is wonderful. It returns more than gold, more than bonds,
- 20:58more than real estate, more than shitcoin, and more than term deposits, okay?
- 21:03So, 10.97, if inflation 3 or 4%, it's absolutely smashing
- 21:07inflation. Now, that doesn't mean it's going to continue, but since the year 1957, the
- 21:10S&P 500, the top 500 companies in the world, which is the stocks,
- 21:15have actually returned around 10.26% on average every
- 21:18single year, on average. So history doesn't repeat, but
- 21:21it certainly rhymed. The reason why they're effective is because the
- 21:25businesses produce dividends to you so that you're actually getting some
- 21:29cashflow back for your investment. But also as the businesses develop
- 21:32and grow in value, The price goes up of the stocks.
- 21:36Okay, so as a business produces more profits, it becomes more valuable. And
- 21:39you can actually make a ton of money in stocks. All right, stocks
- 21:42compound money like crazy. And this is how the wealthy grow
- 21:46their fortunes. Approximately 15% of global billionaires
- 21:50have amassed their wealth through finance and investments, which
- 21:54includes stock market activities. And if you look
- 21:57at Jeff Bezos, Mark Zuckerberg, Warren Buffett, Bill
- 22:00Gates, and so forth, they became wealthy because their businesses got so valuable,
- 22:04they listed them on the stock exchange, and they held their stocks for a long time, all
- 22:07right? And that's how they've produced billions and billions
- 22:11and billions of dollars. I don't see anyone who owns crypto in
- 22:14the top 10, 20, 30, 40, 400 wealthiest people in the world. Okay,
- 22:21so that's a sign. It tells me that we can't
- 22:24put crypto above stocks. We've got to put stocks way up here. Stocks and
- 22:27think these public businesses, all right? And I love
- 22:31stocks because I put them higher than real estate
- 22:34because you don't have to look after it. You don't have to fix
- 22:37it up. You don't have to manage tenants. You don't have to worry about floods,
- 22:41fire, et cetera. Now, not all stocks are effective because not all businesses
- 22:45are effective. But if you hold a basket of stocks, say, in an index fund, you
- 22:49really minimize the risk of businesses going broke, which they can do, by
- 22:53having diversification, right? So it's a diversified group of stocks. And
- 22:56the facts are it has outperformed the other assets
- 23:00handsomely. It's not even up for debate, okay? Not up
- 23:03for debate. And I know what some of you are thinking, Lloyd, but real estate's got leverage.
- 23:07Yes, it does. But leverage also comes at risk because everyone
- 23:11in the last 10, 20 years, they've only ever seen real estate go up
- 23:14with leverage. But what if it goes down with leverage? Stay
- 23:18tuned for that. So leverage can amplify returns or
- 23:21amplify losses. So having a lot of leverage is not always good. It's only when the
- 23:24asset's going up. But what I love about stocks is that you don't need leverage.
- 23:28The businesses will grow over time and your money with it. Now, let's
- 23:32look at the charts. So far, what we've got is we've got Shit coin at
- 23:35number F. We've got term deposits at D. We've got gold
- 23:39at like D and a half, right? Then we've got bonds at about C.
- 23:42We've got real estate at B. Great asset class at the right time for the right
- 23:45reasons. And then of course, we've got our illustrious stocks at A.
- 23:49A class type assets. Wonderful. So we've still got a couple left. What
- 23:53could possibly be better than stocks? Check it
- 23:56out. We move into the next one. It's
- 23:59going to give away the first one, but that doesn't matter. All right. You're still going to guess
- 24:02like, what is the first one? So we've got here private
- 24:07business, right? And if you look at private businesses, a
- 24:10lot of private businesses can return anywhere up to 40% per annum.
- 24:14Why is that? Because statistically, they're more risky because
- 24:18most people don't build their businesses beyond five years. In fact, 80% of businesses fell
- 24:22within five years or less. However, those people who select
- 24:25good businesses have good business acumen show up and get after it. This
- 24:29is where wealth actually comes from unless it's inherited, which
- 24:32my friend calls it making money the old fashioned way. But if you don't have an inheritance, how
- 24:36do you build wealth, you've got to get into your own business. All of
- 24:39the successful wealthy people I know who are self made, they
- 24:43got there through businesses. How we've made our money is through private
- 24:46businesses. We have four businesses. We've built two, actually we've built three,
- 24:51currently still building three, but we've also just bought one. The one
- 24:54we just bought, before we bought it, we could see it was
- 24:57producing 40% returns a year. So
- 25:00it was very simple to see, this is a good business. And that's how
- 25:03you can make a ton of money way beyond inflation. Like look at that, 40%. I
- 25:07know some businesses that make 95% margins. It's insane,
- 25:11right? But if you look at all the successful people in the world, again, Mark
- 25:15Zuckerberg, Jeff Bezos, even Warren Buffett in the early days, they
- 25:19all made their money from getting into business for themselves. Very
- 25:22few people build real wealth. in some sort of like nine to
- 25:25five scenario working for a big company is possible for sure because they can invest
- 25:29and they can look after their money. But the reality is getting
- 25:32in your own business is the way we can really amplify your wealth.
- 25:36And it also makes you a better person because it's a personal development program with
- 25:40a compensation plan attached, okay? Now statistically, 69% of
- 25:45the Forbes 400 members, that's the top 400 wealthiest people
- 25:48in the world, 69%. In 2011, they
- 25:51said was self-made, having started their own business. And
- 25:55if you look at the other side of the list, 31% of the list in
- 25:592011, they came from wealthy families. So a lot of them inherited it, okay? But
- 26:03more of them built it themselves. And so that's why I
- 26:06rank private businesses personally way up. at
- 26:10A and a half. It's like way up here. It's actually better than stocks, right?
- 26:13Because if you don't have any money, how are you supposed to buy stocks? If you don't have any money,
- 26:16how are you supposed to buy real estate? If you want more money, you gotta start a business either
- 26:20on the side or get out of your job eventually and go all in to start a
- 26:23business. So A and a half, it's right in the middle there, is private
- 26:26business. It's way up on the scale. So what does that leave last?
- 26:30What could possibly be better than having your own private business producing
- 26:34tons of return every single year? What could be better? What
- 26:38could be better? There is one thing left, the final asset, the most
- 26:41productive asset, the best hedge against inflation
- 26:46ever. Because without this, none of it can happen.
- 26:49This is the most important one. And of course, it is you.
- 26:54I know, how cliche does that sound? Sounds terrible, but it's you, right? You
- 26:57are the best asset. The skills you develop, the knowledge you gain,
- 27:01and the opportunities you create, and the connections you
- 27:05have, can yield returns far beyond any asset class. When
- 27:08you invest in yourself, whether it's learning high income skills, whether it's learning high
- 27:12income, Business acumen, starting a business, mastering
- 27:15your money, learning about this stuff even, right? Connecting
- 27:18with new people, building relationships. It is limitless. The
- 27:22earning potential is limitless. How do I know that? Because look at
- 27:25Elon Musk. He's worth over $400 billion. And that
- 27:28came from him investing in himself. The knowledge, the teams he's
- 27:31built, the skills he's built. Without any of that, that wouldn't be
- 27:35possible. And he may very well be the
- 27:38first trillionaire. It looks like he's going to become a trillionaire. So think about that,
- 27:41right? It's not because he invested in real estate, bonds, gold, stocks, private business, whatever.
- 27:45Yes, he did build private businesses, so that's why they're A and a half. But without
- 27:48investing in himself, reading the books he has, or investing in
- 27:51his skills, his time, his relationships, without that,
- 27:55he wouldn't have any of this, okay? But it does depend on your goals,
- 27:59but one thing is very clear. Ignoring yourself, your skills, and
- 28:02your ability to generate income means you're leaving the best investment
- 28:06untapped. That's where you gotta start. Start there and
- 28:10everything else will follow. So we're gonna take you and
- 28:14move you to S, meaning superb, the
- 28:17perfect asset, the asset with unlimited. returns.
- 28:22Will it hedge against inflation? Yes. It's the best hedge you can possibly have
- 28:25when it comes to bidding inflation. How do you start? It means actually acquiring
- 28:29knowledge, deploying the knowledge into the field, developing your network and
- 28:33exploiting opportunities and building skills. All right. And eventually the
- 28:37money will catch up. All right, that's it for the best and worst investments. Hit
